resh & New i ke Spring!

Living in the paradise that is Florida, it is easy for a shift in seasons to go unnoticed. However, when the calendar indicates spring has officially arrived, no matter where you live, there’s seemingly an innate desire to cleanse and cultivate, freshen-up and fix, plant and purge.

As your spring “Honey-Do” list grows longer, remember your fine local businesses, convenient and available to happily assist you with a variety of projects:

• Update the fabrics, colors and styles of any or all of your living spaces! Indoor & outdoor furniture, seat cushions, headboards, and cornices, even your car, truck or boat interiors can take on a fresh, new look with the help of Sunshine Upholstery! • Remove the last layer of winter with a “softwash” for your roof, siding, pavement, and pool deck. Hammerheads Softwash has the technology and expertise! • Call in some assistance from Donna’s Cleaning Angels, and spring cleaning will be a breeze!

• Get rid of the clutter! Donate gently used items to a local charitable organization, like the new Goodwill Industries in Trinity, or rent a storage unit at Seven Springs Self Storage to free up even more space. • Stay cool, Florida peeps! Properly maintain your air conditioning system as the professionals at Best Services recommend, and you won’t sweat it! • Replacing tile in the kitchen or bath for a fresh, clean finish is just one of the projects familiar to the team at Home & Tile Renovations.

• Prepare the pool for a busy spring and summer ahead! Contact the experts at Posh Pools for everything from pool resurfacing to deck refinishing. • For large undertakings like room additions, garage expansions, or shed construction, obviously, a reputable company like Gladiator Construction knows how to do it, and they do it right! • As everything is becoming clean and fresh, be sure to remember the furry ones! Make an appointment to have your special four-legged friend pampered with a spa-grooming experience at Paw Wash Plus!

You Have the Advantage When You Trust Re/Max Advantage Realty Meet Trinity’s Hometown Realtor, Debbie Dawson and Broker, Barbara Quist By: Debra Taylor Tee

In existence for more than 40 years, Re/Max has become a world leader in the real estate industry. Beginning as a single office in Denver, CO, Re/Max is represented on a global-scale with thousands of franchises and more than 90,000 associates worldwide. Thanks to the efforts of this mass of associates, Re/Max proudly maintains that “nobody in the world sells more real estate than Re/Max.” However, it’s not simply the number of realtors this company boasts, it is the drive, the passion, the knowledge and the experience of those realtors that have cultivated phenomenal success for Re/Max agencies all over the world! The amazing reputation Re/Max has earned over the years, along with their valuable resources, proved to be paramount in sustaining thousands of associates and franchises when the market collapsed several years ago.

Barbara Quist Barbara Quist became a licensed realtor in Michigan in 1979. After her 28-yr marriage ended, she chose her children and family over multi-million dollar assets. “Things are things,” Barbara said, “but family is everything.” Her parents had chosen to retire to Florida in the 1960s. Barbara made the decision and moved to Florida. Once here, she joined the team at Re/Max Advantage Realty on US Hwy 19 in Spring Hill. With little money, she moved in with her aging parents. This achieved two things: more time spent with them, and the opportunity to save money toward attaining her dream. She diligently worked long days and endless nights. With a bit of financial support from her parents and Re/Max corporate financial arrangements, Barbara was able to capture her dream and purchase the franchise!

their suite on the main corridor, SR 54, in Trinity. She forecasts, “The future is exciting. We made it through the difficult times, and we are here for the long run! Sales are up, prices are increasing at a healthy rate, interest rates are low, and buyers are coming out of the woodwork, as they say. Trinity is an up and coming community with nothing but positive things happening in the future.”

Barbara’s business model exemplifies that which has led to the Re/Max brand’s success: Professionalism, Integrity, Honesty and Experience. “We do not close any transaction without each component. It has to work for everyone involved, or it doesn’t work at all,” she explains. In an effort to find an additional location for her business, her decades of experience and a great deal of research brought realization of the tremendous growth potential in the Trinity area. Barbara welcomed the opportunity to expand operations in this vibrant community. In January 2013, Re/Max Advantage Realty opened the doors to

Hometown STORY Debbie Dawson With her roots planted firmly in Trinity ground, Debbie Dawson, Re/Max realtor and publisher of IT’S YOUR HOME Magazine, has a love for her family and community like no other! Debbie moved to West Tampa Bay from New England, when she was 20 years-old. She fell in love with the Trinity area and chose to make it her home, where she would subsequently raise her family. A single mom with the positive attitude of a go-getter, Debbie’s ambition and indefatigable drive led her to become a licensed realtor in 1997, followed by a lengthy career as an advertising, marketing and sales executive. As technology evolved, and economies shifted, so did Debbie. She left her job as an advertising sales executive to join forces with friends and colleagues in her community, in an effort to lend encouragement and support to local businesses, as well as further her career in a promising real estate market.

Re/Max name, allows Debbie to provide the highest quality of service to her clients, whether they are searching for their dream home, seeking an investment property, or selling their existing residence. Debbie promises, “Earning the trust of my clients is my principal purpose and greatest reward. I would love the honor of being your real estate agent for life and building a lasting relationship celebrating each and every one of your home purchases or home sales. As a realtor of RE/MAX, my buyers and sellers can be assured of outstanding professional service that is performed with diligence and care. I am your hometown realtor!” To contact Debbie Dawson, call 727-709-9541, or send email to Debbie@YourHomeTampaBay.com. You’re invited to visit her website: www. “I have always been in the business of connecting real estate and business, home and community. I felt a calling to help the small businesses as the economy started to change. In 2009, I decided to merge my two careers, and I started Trinity’s Local Magazine, IT’S YOUR HOME. The magazine was created with community in mind. Not only does everyone need a realtor, they also need a dentist, a jeweler, an attorney, and more. It all fits together as I pursue my career in real estate,” Debbie explains. She discovered an exciting opportunity to join forces with Barbara Quist and her talented team of realtors at Re/Max Advantage Realty in Trinity. WHITEN TEETH NATURALLY

If your teeth need a little brightening, but you’d prefer to skip whitening treatments, you’re in luck. Here are a few natural remedies for whiter teeth that you may already have in your kitchen. Jacqueline Lanigan, D.M.D.| EatingWell.com • Edited by Katie Archambeault

Just chewing on apples helps scrub your teeth. Apples also have a high concentration of malic acid, which is used in some toothpastes. Malic acid increases saliva, which cleans your teeth and helps remove stains, according to a 2013 study conducted at the University of Grenada (Spain).

Pineapple is the only food that naturally contains bromelain—a compound with antiinflammatory and cleansing properties. A recent study in the International Journal of Dental Hygiene found that bromelain is an effective ingredient in a stain-removing toothpaste.

Eating crisp raw broccoli can help clean and polish your teeth and, according to research in the European Journal of Dentistry, the iron in broccoli has the added benefit of providing a wall of protection for your teeth against the enamel-degrading acid that’s produced by bacteria. This helps prevent stains and cavities.

Drinking water throughout the day promotes saliva production, which in turn helps keep your pearly whites, well—white. Sipping water during and after a meal also helps rinse your mouth of any debris and loose plaque.

What Chemicals Lurk in Our Home’s Building Materials? By: Lisa Kaplan Gordon |www.houselogic.com

One company wants all building materials to have ingredient labels. Would you use them? Have you ever looked at your maple cabinets and wondered what death-defying ingredients they contain? Wonder no more. Perkins + Will architecture firm has created a database that links common construction materials to government warnings about the health-harming ingredients, including VOCs, building materials contain. The company also is spearheading a movement to plaster ingredient labels on common building products, like flooring and lumber. Thinking of painting the family room? Paint contains chromium compounds that can trigger asthma. Want to replace carpet with vinyl tile? Vinyl contains diisoheptyl phthalate, which has produced cancer in lab animals.

If Perkins + Wills has its way, all building materials someday will contain ingredient labels, like those on backs of cereal boxes. Peter Syrett, an architect and a leader of this labeling movement, thinks consumers should know what health hazards lurk in the remodeling materials they buy. “People make sophisticated choices every time they go grocery shopping. Or buy baby bottles or toys,” Syrett told the New York Times. “There’s no reason it can’t be the same with building products.” Do you want to know what your carpet is made of? Would you read ingredient labels?

Home LIVING

The Swing, by Jean-Honore Fragonard, was commissioned by Baron de St. Julien as a portrait of his mistress. This risqué scene embodies the fun, carefree and indulgent style of the Rococo. Life is celebrated without any inhibitions . Bring that joy and life into your home just as easily as the madam swings towards her lover, with just a few steps. - Bring your garden inside – A bouquet of roses or tulips on the table.

- Indulge in fabrics – Get a variety of throw pillows and blankets in warm, bright colors. - Update the classics – It’s as easy as getting new, embellished doorknobs or an antique mirror.

Katie Archambeault

- Get the right lighting - Open up the curtains during the day and buy some LED lights for evening.

Art & Your Home |

Spring is a time of life, growth, and joy for many. It is that time when we enjoy the beauty in nature and take the time to beautify our homes. Rococo was an 18th century style of art which developed in Paris, France. The heart of Rococo was about the joys and flourishes of life. Signatures in Rococo are pastel colors, gold embellishments, and playful content. The Rococo movement was a reaction against the dark and dramatic Baroque style.

Carrara Marble for Countertops Carrara marble is a timeless classic that’s been used in homes for thousands of years. (Michelangelo’s “David” was carved from Carrara.) It’ll look as good in the next millennium as it does now.

Here’s why: • Carrara’s lacy graining and subtle white colors look terrific in a white kitchen (or any kitchen, for that matter). • It has a whiteness you won’t find in other natural stones. • It’s readily available, making it less expensive than other highend choices, such as quartz. • It’ll last for generations. If you Google it, you’ll find a lot of debate about it (and marble in general) because it stains easily. But if you want something truly timeless, Carrara is the answer. And with today’s sealants, the problem of staining is almost moot if you reseal once or twice a year. For more information, www.houselogic.com.

Business FINANCE Flexible Investment Tools for Almost Every Type 0f Real Estate Investment 1031 Exchange Basics Todd Unbehagen, MAFM, EA, ATA, ATP President/CEO, Unbehagen Advisors

We find that as real estate appreciates, more of our business owner and real estate investor clients take advantage of section 1031 exchanges (aka “1031 like-kind exchanges”) that can provide significant tax benefits to commercial and investment property owners. Through a 1031 exchange, an investor can defer recognition of taxable gain, by reinvesting in like-kind or similar property within certain time limitations and other restrictions. A 1031 exchange is an extremely flexible investment tool for almost every type of real estate investment. Below are a just some of the basic rules when navigating a 1031 exchange. However, it is important to contact tax professionals, like our tax team, that have many years of experience in guiding clients through the tax-related complications of 1031 exchanges.

Business FINANCE 1. Investment or productive use. The properties exchanged must be held for investment purposes or used in your trade or business. An “investment property” is the passive longterm holding of property, with the expectation of its appreciating in value. Property that does not qualify for a 1031 exchange includes a personal residence, second home or vacation home, inventory property, partnership interests, bonds, notes or stock, stockin-trade or other securities or evidences of indebtedness or interest.

2. Like-kind exchange. To be “like-kind,” the replacement property must be of a similar nature or character to the relinquished property and must be held for productive

use in a trade or business or for investment purposes. Examples of like-kind exchanges include a commercial office project for a farm or ranch, a shopping center for an office building, and raw land for a hotel.

Likewise, the seller/commercial investor must acquire the replacement property within 180 days of the sale of the relinquished property. These time limitations are not extendable by the IRS and must be followed.

3. Exchange does not have 4. Title taken in same to be “simultaneous.” name. An exchange can be simultaneous (i.e., simultaneous swap) or non-simultaneous (i.e. deferred or “Starker Tax Deferred Exchange”). For a non-simultaneous exchange, the taxpayer generally uses a qualified intermediary or exchange facilitator who holds the proceeds of the sale, prepares all legal documents and facilitates the transaction. It is crucial to identify the replacement property at exactly 45 days from the date of the relinquished property’s sale.

Homes are selling quickly in Trinity!

The title on the replacement property should be the same as was on the relinquished property. For example, if an LLC was on the title of the relinquished property, it must be on the title of the replacement property.

By Debra Taylor Tee The traditional purpose of a Chamber of Commerce is to create a bridge between businesses operating within a community. When Dan Sullivan & Joe Alpine collaborated to establish the new Trinity Odessa Chamber of Commerce, they chose to adopt a non-traditional approach that links local businesses, not only to each other, but to the residents within the community. Recent up-turns in the real estate market, both commercially and residentially, along with forecasts of tremendous growth in the Trinity Odessa area, resulted in the founding of the TOCC. Dan & Joe gained support from other community leaders and businessmen, and they officially launched the new Chamber February 1. Michael Cox, Associate Vice President and Assistant Branch Manager at Wells Fargo Advisors, Trinity, and the first Chairman of the Board for TOCC, said, “Dan & Joe started TOCC with nothing but a concept, and when they approached me about it , they signed me up! This is an amazing undertaking, but we’re brand new like a blank canvas. We can paint our picture any way we choose.” The Board of Directors is comprised of members from an array of business backgrounds and specialties, to provide a platform of diversity for decision-making that will best benefit the TOCC and the community as a whole. The chamber has chosen “Where Commerce and Community Connect,” as its grand slogan and attainable ambition for the rapidly-expanding areas of Trinity & Odessa. Dan, the Executive Director, explains, “Our goal is to connect the community with our members and our members with the community. With so much growth about to happen in Trinity Odessa, we want to be the resource of information for the community.”

to the TOCC members, they can expect to receive discounts and incentives from these local businesses. This type of connection with community is a priceless benefit to these local businesses which rely on the patronage and support of its residents to succeed. Increased awareness coupled with improved visibility creates a win-win scenario for everyone! “Pasco County does a great job bringing new businesses to the area,” Michael admits. “However, there is no emphasis on helping the businesses once they are here. The Trinity Odessa Chamber will add another level, which will build on the foundation that connects businesses to the end users.” Dan’s vision for the TOCC is simple: “To develop a Chamber of Commerce that works for the community and creates an environment to help grow local businesses and organizations.” Apparently, this vision and non-traditional chamber approach has businesses in the area quite enthused! After just one month, membership has already reached nearly 80, and continues to gain momentum. Charter memberships are only available until June 30th. According to Dan, “As a charter member, your company or organization will be recognized for the life of their membership as a charter member. “The TOCC administration encourages businesses to take advantage of this one-time opportunity. “Invest in the Trinity Odessa community today!” The temporary office for the TOCC is located at 4018 Little Road, in New Port Richey. For more information about charter membership, monthly meetings, networking breakfasts, and upcoming mixers, visit: www.TrinityOdessa.com, or call administrative assistant, Kelly Steen at 727-992-1491.

A Taste of Pasco Fun for Two Great Causes By Jane Freeman The 2014 Leadership Pasco Class, with support from local restaurants and a host of business sponsors, will hold its fourth annual Taste of Pasco from 4 p.m. to 7 p.m. on Saturday, April 12 at the Rotary Pavilion at the Concourse, 15325 Alric Pottberg Road in Shady Hills. This year’s class has set an event goal of $40,000, according to Event Co-Chairperson Amanda Hart, Owner/CEO of Blackjack Media Group in Hudson. “With 100 percent of the funds raised going to the two charities, this is a win-win situation for all involved. Our motto is Class of 14: Focused to Do More, and that’s exactly what we intend to do,” she said. The 2014 Taste of Pasco Presenting Sponsor is McWilliams and Son Air Conditioning, New Port Richey, and the owner is Gil McWilliams, a member of this year’s Leadership Pasco class. Local Stars

The Incredible Unforgettable Adventures of Jaxby Jaxby the Nubian Goat isn’t too sure what a Dr. Sara is or what a Dr. Sara does. He’s even less sure about the sharp, pointy thing she’s holding in her hand. Find out what life lessons Jaxby will learn today! Rose DeNaro, a Business & Life Coach here is Trinity, is living her dream on a local farm. While pursuing her career and raising her two wonderful daughters, she was inspired to write a Children’s Series that teaches life lessons. Rose has a Master’s Degree in Education, a Business Degree, and

is a practicing Certified Business & Life Coach. Her books are cute, funny, entertaining and teach a lesson. They were inspired by her funny and adorable farm animals. All of the characters in the book live with her on her farm and really exist, Bella Rosa, Grand Pappy Leo, a beloved bull Rose had for many years, Bleu Girl, her faithful German Shepherd, and yes, Dr. Sara, the farm veterinarian. The stories are told through her little goat Jaxby’s eyes, however, they are life

lessons for our children. The first book published in the series is about your children’s first visit to the doctor. This light-hearted and amusing tale is a must read for children who are preparing for their next doctors visit. The book comes with a free Audio/ Digital Download. Look for the next book in the series that include lessons on Bullies, Adoption, Moving to a New Place, and Becoming a Big Brother. Visit the author’s website www. rdbusinesslifecoach.com to order your copy today.

Kids ON THE BLOCK You clean your house, your car, and your clothes – But when was the last time you cleaned your computer? We often neglect one of our most used machines, so take some time this spring to show your computer some TLC with these Do’s & Don’ts.

DON’T do anything with the power on. DO take time to turn everything off & to properly take anything

apart.

Katie Archambeault

DON’T adjust any controls or unplug any sort of internal plugs. DON’T eat, drink, or smoke around the computer.

Tech Talk |

Spring Cleaning Your Computer (The Easy Way)

DON’T spray or squirt any liquid onto ANY computer part. DO spray liquid onto a cloth and use that to give the part a rub

down.

DON’T vacuum the inside of your computer. It generates static

electricity that can damage the internal components.

DO use compressed air to free up extra dust & use a portable vacuum for suction if needed. DO keep track of all the tiny screws & parts. DO clean your computer at least once a year. More, if it gets

heavy usage.

Household Tools for Computer Cleaning: Cloth For rubbing down the outer parts of the computer, do not use to clean inner circuitry. Try to find a lint-free cloth if you can. Water or Rubbing Alcohol Remember – NEVER spray anything into the computer. Portable Vacuum These generate less static electricity, which can damage your computer. Foam Swabs Moisten with rubbing alcohol or water & then clean crevices. Cotton swabs also work, if foam swabs are not available. Spring Issue 2014 37

Shorty

Have you seen the ASPCA commercial narrated by Sara McLaughlin, who makes a heart-wrenching plea for donations to save the poor, helpless canines, essentially on death row? I can’t watch it without getting teary-eyed. I usually turn down the volume, flip to another channel or remove myself completely from the room. I have a huge heart for animals, most specifically, dogs.

because the shelter and the humane society had no room. My sister, Dana, and her family own three dogs, and regularly foster others. She explained that when the rescue shelters are full, pets who are surrendered do not receive time to be adopted. They are put down. Strays that are found have 5-7 days, giving the owner a fair chance to locate their lost pet.

I was quick to share a post on my Facebook wall in early March, regarding the possible closure of an incredibly important facility in Pasco County, SPCA Suncoast. This is a travesty, because the need for this compassionate organization, and those like it, is profound.

Appalled, Mike & I agreed to foster “Kelly,” an adorable, little dachshund with nowhere to go. In less than 24 hours, we decided to adopt her, and we couldn’t be happier to have saved the life of this sweet, nine year-old puppy!

The SPCA Suncoast in New Port Richey held a fundraiser a few weeks ago as a last ditch effort to save their animal shelter. Shelters all over the country are doing the same thing to keep their rescue facilities operable for the sake of the helpless. According to Brandon McMillan, animal/dog trainer and star of “Lucky Dog,” seen on CBS Saturday mornings, as many as 1.5 million dogs are euthanized every year in this country. His personal mission is to take one dog out of the local shelter each week, train and socialize the dog at his “Lucky Dog Ranch,” then place the disciplined canine with his/her forever home. A week ago, my husband and I were presented with the opportunity to “foster” a dog that was facing euthanasia,

Please consider donating money, food or supplies to the SPCA Suncoast, or open your heart and home to foster or adopt a furry friend today. It’s a great feeling to save a life! Accepted items include pet food, cat litter, cleaning supplies and of course desperately needed monetary donations, every dollar counts. It is only with the community’s help that the shelter can remain open and continue their mission. All contributions are tax deductible. You may drop off or mail donations to The SPCA Suncoast, 7734 Congress St, New Port Richey, FL 34653 For those wishing to donate items and supplies, please contact the shelter at 727-849-1048 to discuss their needs and drop-off times. Phoning after noon is best.

Visit spcasuncoast.org and click on “Pets” to check availability. These listings were obtained 3/24/14.
