WOULD YOU LIKE TO JOIN THE SELF-BUILD REVOLUTION?
A survey commissioned by the Building Societies Association (BSA), published in 2011, suggested that 53% of people in the UK would consider building their own home. It’s not difficult to see why; self-builders can often save up to 30% of the cost of buying an existing home, according to the National Custom & Self Build Association. In theory, this means the average self-build 3-bedroom home would cost £300,000 to build, instead of £430,000 to buy. Self-builders can be those who already own a plot of land, attached to their current home, or those who purchase a plot of land to build on. Furthermore, self-building does not always mean you have to move into the property once it is completed, it is quite common for self-builders to build a home for investment purposes and rent it out. If you are one of the 53% who has considered building a home, here are four main points to consider: 1. Finding a plot of land - If you already own the plot as part of your current property you will need to appoint a solicitor to separate it from the remaining property. If you intend to do this, and you have an existing mortgage on your current home, you will need to gain the agreement from your current lender to remove an element of the land from their security. 2. Design & planning - If building on a plot you own or you wish to make any changes to pre-existing permissions you will need to apply to your local authority for planning permission. It is important at this point to have the design of the property you wish to build. Appointing a qualified architect will help ensure the design of the property will satisfy planning requirements.
3. Finding the right builder - You may know a builder to instruct, but a vital part of a self-build project is to use a qualified and experienced builder or building firm. It is advisable to obtain several quotes and acquire references before deciding on the builder you engage. 4. Financing the project - Securing finance for a self-build home may not be as daunting as it sounds. “Self-build” mortgages are not so different to ‘regular’ mortgages. The amount you can borrow is determined by your income or, if you are building to let, the post completion rent. The mortgage amount required will depend on the costs of the project and the value of the completed home. Depending on the lender and mortgage, funding can be made in set ‘stages’ throughout the project or flexibly as you need them. Finally, some self-build mortgages are ‘interest only’ until completion of the build, which helps keep initial costs down. Newbury Building Society is experienced in lending SelfBuild mortgages. have come together to celebrate the life of a Rainbow Guider, Anne Eldred or Dodo as she was better known. Anne had been a Rainbow leader at 1st Kennet Vale, in Thatcham, for more than 20 years. During that time she fought cancer on several occasions, however finally losing her battle in October 2016. Kennet Vale District have created a challenge badge to honour Anne and the things she loved about life, The Dodo Challenge, which is available to all sections, nationwide. The girls across Kennet Vale are raising money for The Rosemary Appeal, a new centre at West Berkshire Community Hospital, which will provide Cancer care (chemotherapy, IV therapies and day care), Renal Dialysis and a CT Scanner. Police Advice Top tips to avoid online scams Online scams are schemes to con you out of your money using your computer and the internet, either through fake websites or emails. Here are ways you can protect yourself. To protect your identity and cash from online scammers : l
Only allow someone to remotely access your computer if they are from a trusted source, such as your internet service provider.
l
Create passwords which are long, unique and use a mix of random numbers and lower and upper case letters.
l Use antivirus software and keep it up to date. This will check for malicious computer programmes and monitor files before they are opened. Up-to-date software is important to protect against the most recent viruses.
l
Understand what software you are installing on your computer or phone and make sure you are using a secure site when you buy software. A secure site will have a web address beginning with https not http.
l Make
sure you leave your firewall switched on. A firewall is a security shield that stops scammers getting into your computer. Operating systems such as Windows come with built in firewall settings. Invictus Games Prince Harry unveils the UK team for the Invictus Games Toronto 2017 Prince Harry, Patron of the Invictus Games Foundation, recently unveiled the team of 90 competitors selected to represent the UK at the Invictus Games Toronto 2017. The 90-strong team of wounded, injured and sick (WIS) serving military personnel and veterans came together for the first time since selection at the Tower of London. Prince Harry met the team ahead of the forthcoming Invictus Games this month and posed for the first official team photograph.

More hopefuls than ever before, 306 WIS military personnel and veterans, trialled 11 sports for one of the 90 places available on the UK team. The rigorous selection process was based on the benefit the Invictus Games will give an individual as part of their recovery, combined with performance and commitment to training. The 2017 UK Team Captain was also named as former Army Major Bernie Broad, who takes over the mantel from 2016 Captain David Wiseman. Bernie lost both his legs below the knee due to injuries sustained in an explosion in Helmand Province in 2009. He
underwent four years of extensive surgery and rehabilitation followed by two years of assistance from the Personnel Recovery Unit at Chetwynd Barracks in Chilwell. He said: “Since being medically retired from the Armed Forces in 2014, I feel that I have taken my foot off the gas and become quite complacent. I have always been a keen and competitive sportsman, so I kick started my fitness regime and now regularly swim, cycle and walk. I am looking forward to taking part in the Invictus Games as I see this involvement as a way to re-focus me physically and mentally and to

Swiss Chard Chard is a leafy green vegetable often used in Mediterranean cooking. Fresh young chard can be used raw in salads. Mature chard leaves and stalks are cooked or sauteed; the bitterness fades with cooking, leaving a refined flavor which is more delicate than that of cooked spinach.
Leeks Like garlic and onion, leeks are a member of the allium family, but have their own distinct flavour. Leeks are very versatile and work well cooked in various recipes or as a side dish. Two of the world's most famous soups, Scotland's Cock-a-leekie and France's creamy Vichyssoise, are based around them.
Plums The juiciest fruit in the stone fruit family, plums come in many different varieties, some sweet, some slightly more tart. As there are so many different varieties, colour isn't a useful guide to ripeness. Instead, look for smooth, unbruised skin with a chalky bloom and firm flesh that gives a little when it's gently squeezed.

Crab A crustacean that has its skeleton on the outside protecting a soft, flavoursome flesh. There are many varieties of crabs and the most commonly eaten in the UK is the common edible or brown crab which contains plenty of sweet, succulent flesh. Female crabs have sweeter flesh than males.

He was also the author of Charlie and the Chocolate Factory, Matilda, The BFG, and a treasury of original, evergreen, and beloved children’s books. He remains for many the world’s No. 1 storyteller.

orn in Llandaff, Wales, on 13th September 1916 to Norwegian parents, Harald Dahl and Sofie Magdalene Hesselberg. Sadly his early years were blighted by the tragic deaths of his older sister, Astri, and his father. Wanting the best for her only son, his mother sent him to boarding school where pupils at Repton were invited to trial chocolate bars, a memory that stayed with Dahl inspiring Charlie and the Chocolate Factory. Dahl enlisted in the Royal Air Force at 23 years old and in September 1940 received severe injuries to his head, nose and back when his Gladiator crash-landed in the Western Desert. After six months recovering from his injuries in Alexandria he returned to action.
In 1960 Roald helped invent the WadeDahl-Till valve, prompted by the need to alleviate the head injuries endured by his son after an accident in New York. feature
In the early 1980s he published The Twits, Revolting Rhymes, The BFG and The Witches. There followed two autobiographical books: Boy, in 1984 and Going Solo, in 1986. Matilda was published in 1988, Esio Trot in 1990, and finally, in 1991, came the posthumous delight of The Minpins. Roald Dahl died on 23 November 1990, aged 74. He was buried in the parish church of St Peter and St Paul in Great Missenden - the Buckinghamshire village where today The Roald Dahl Museum and Story Centre continues his extraordinary mission to amaze, thrill and inspire generations of children and their parents.

In 1953 Roald Dahl married the American actress, Patricia Neal, with whom he had five children. They divorced after 30 years, and he later married Felicity “Liccy” Crosland, who has furthered Roald’s legacy through the foundation of Roald Dahl's Marvellous Children's Charity and The Roald Dahl Museum and Story Centre.
There followed a burst of literary energy: in 1961 James and the Giant Peach was published in the US, followed by Charlie and the Chocolate Factory. Fantastic Mr. Fox was published in 1970, the year before the film Willy Wonka and the Chocolate Factory was released. The rest of the decade saw the publication of many other classics, including Danny the Champion of the World, The Enormous Crocodile, and My Uncle Oswald.

The social stigma is the consequence of a lack of knowledge about dementia

There are currently estimated to be over 46 million people worldwide living with dementia. The number of people affected is set to rise to over 131 million by 2050. There is one new case of dementia worldwide every three seconds.
The stigmatisation of dementia is a global problem and it is clear that the less we talk about dementia, the more the stigma will grow. Does you knee hurt and grind for no reason at all? If there hasn't previously been a fall, knock or giving way of the knee, then it could well be linked to your back. Overtime, if we don't use any muscle in our body correctly, they switch off and become lazy. This can have long term effects to our whole body, especially if the most important stabilising muscles are effected, as everything in the body is connected!

Patients are always surprised when I tell them a muscle is weak, because the muscle to them feels "firm." If the muscle feels "firm," but still feels quite sore when touched, then it is more likely to be weak. In the case of unexplained knee pain, the muscles in our back and gluteals are often weak (especially those with sedentary jobs). Those muscles then pull tight and shorten, pulling on all our muscles in the upper thigh (particularly the quadriceps at the front). The quadricep muscles all attach onto the knee cap, so if the muscle shortens, our knee cap is pulled, which effects how our kneecap tracks across the joint. Christopher Ganley A two wheeled inspiration “I joined the army in 2006 as a soldier in 1st battalion the Rifles. I served in the Falkland Islands just after my 18th birthday and was deployed to Afghanistan in 2008. After returning in April 2009, I served in Cyprus before heading back on tour.
I
trained and served in various locations including Kenya. During the process of training, my company SGT Major, who raced for the army invited me to a few race events to work on his bike. In 2013, I went to the Isle of Man Manx GP to help two riders from the army race team. Having always had a love affair with motorcycles, I realised that I wanted to race at a competitive level. During my time serving in the Army, I was involved in a serious incident on my road bike. I was put into a medically induced coma for one week. Once I awoke, I struggled to work out where I was and what had happened. The whole of my right arm was in a cast and placed on a stand. As I tried to remove my arm from the stand with my left hand, I realised that I had lost my arm. I also suffered a broken back in three places, bleed to my frontal lobe, broken ribs, popped lung and severe nerve damage down the left side of my body. During my rehabilitation at Headley Court, a centre for injured soldiers, I was spending my time working out simple things like tying my shoe laces and buttering bread. Determined to ride again, even whilst sitting in my hospital bed, I designed a way I could adapt my bike to ride with only one arm. Once I was released from hospital, I immediately started stripping and rebuilding my racing bike.

Five months later, I had my bike back. I took the bike to a track to see what I could do with one arm. After a day of testing, I wanted a bigger and faster bike to carry on my dream of racing. I bought a new Yamaha YZF R1, now named the aRm1 and started racing in 2017. I currently race in the Thundersports GB Championship. During my first race at Snetterton, I claimed a 3rd place finish. In the future, I hope to develop a fully disabled racing team, where not only the riders are disabled but mechanics and pit crew too. Just getting back on the bike changed my outlook on life nothing is impossible if you think it is then you just haven’t figured it out yet. I’ve set myself a goal of racing at the Isle of Man TT by 2023.”

The government has clarified its position on a number of outstanding issues for pension savers – but not everyone will be pleased.
It’s all in the detail The Money Purchase Annual Allowance (MPAA) is the most you can save into a defined contribution pension tax-free once you have accessed cash or taken a flexible income from it under pension freedoms rules. The government has now confirmed its intention to reduce the MPAA from £10,000 to £4,000 – but perhaps more controversially, it is intended that the cut will be backdated to April 2017. The reduction, announced during Autumn Statement 2016 and detailed in the first version of the Finance Bill, was due to come into effect this tax year, but it didn’t receive Royal Assent due to the timing of the general election. The Treasury has now confirmed that the withdrawn provision will be among several included in a new Finance Bill to be introduced after the summer recess, and that the 60% MPAA cut will be applied retrospectively.
Working to 68 In a further measure, the government has confirmed its intention to raise the State Pension age to 68 earlier than the legislated date – and in line with the recommendations of a review by former CBI boss John Cridland. The State Pension age for men and women will rise through a series of gradual increases to 66 between 2018 and 2020 and to 67 between 2026 and 2028. It was due to start rising to 68 in 2044, but under new proposals this will be phased in seven years earlier from 20371. Around seven million people are affected by this latest proposal, which includes many of those currently in their 40s.

Is your advertising working? Advertising a small business is too expensive to do haphazardly. If you’re going to invest money into either print, radio, TV, or online advertising you need see a return on your investment. Unfortunately, many business owners don't know how to evaluate the success or failure of their ads. Ask them how well their advertising is working, and the best some owners can say is that they "think" their advertisements are working well, they don't know which ads are working well, or they don't know if any are working. Don't fall into this trap. To make the money you spend on ads pay off, you need to measure and evaluate your ad spend based on data.
The Problem Although there’s a lot of science involved in advertising, there’s also a lot of art. Many factors are hard to measure. For example, if somebody sees your ad, comes to your store and doesn’t buy anything, that builds brand awareness. They may come back later when they need what you sell. In that case, your advertising worked—just not immediately. There are plenty of situations where advertising is hard to measure but that doesn’t mean you should give up trying. The fact is, most advertising is measurable if you design your campaign correctly.
Before You Advertise. . . To measure the effectiveness of your advert, you need baseline data. What was your store or website traffic before you ran the ad? How were your sales? Did sales increase for the products or services you advertised? You will only know if you have past data. LOCAL

It was a privilege to be asked to sit on the judging panel for the Cultivate Competition organized by the EBP and held at Bayer, supported too by way of mentoring by Westcoast.
The Chamber welcomes the news that we are in the final phase of implementing Superfast Broadband for West Berkshire. We hope that it fulfills all our expectations and the promise of higher speeds for all. As this is not just vital infrastructure for local businesses but also residents.
The young entrepreneurs were truly inspirational and a credit to their schools. I hope all three finalists use their winnings to further their business ventures, and we’d be delighted to welcome them as members of the Chamber of Commerce, to offer all the business support they need, as they near launching their companies. Global opportunity awaits these students for certain.
The one fly in the ointment is that our pavements are being scarred by being torn up in some cases poorly filled & left scratched with ingrained dirt. Not good for the image of our local area.
