Let's talk Market.. and Buying. We know it's been crazy, and if you really want to know HOW crazy , ask any realtor how the market is doing . Guaranteed reaction : Eyes will widen, and they're going to start gulping air as they try to figure out where the heck to start with an answer!

Things seem to be slowing down a little , or 'levelling out'. There are many more listings coming up every week on the market than what we were seeing a month ago, but a lot of the inventory is still selling for over asking with multiple offers , so buying a home or an investment property still involves a whole lot of research and strategy!

1. PRE-APPROVAL. Get pre-approved. Having a pre-approval letter gives sellers confidence in your offer knowing that you’ll follow through. 2. DEPOSIT . Make a good -sized earnest money deposit . The amount of deposit you are willing to put down will speak volumes to the seller and could push your offer over someone else's. 3. ALWAYS USE AND AGENT . Hire a good agent . Having a good real estate agent can help you stand out, negotiate better deals , and help you find good properties.

I've recently jumped into the buyer market myself, and I can now fully relate to the pressure and stress that comes from being smack dab in the middle of a multiple offer scenario as a buyer. We go through it almost every day as realtors with with our clients, and now that I've been on all sides, I've developed a FAIL PROOF BUYING FORMULA! for multiple offer scenarios ...and yes, I'm totally going to share it with you! You are going to need a real estate agent for this, so if you've been stubbornly trying to navigate this market on your own, snap out of if, and get yourself an agent. You've found a property you like,.. or love. Step one Now ask your agent to do some research. Have them run a comparative market analysis on the property and get their opinion on current market value. This is the value that the property is worth in this current market, or what they think it should sell for. Step two done. You may not like step three, but if you want a winning offer, then it's necessary. I've done the research on this and there is a whole explanation behind this reasoning that I won't get into today, but if you want to WIN in a multiple offer scenario, take that number and add 4%. If you like the home, and you want a chance at winning, this is what your offer price should be. Now we have to take it further because there are emotions, motivation, budget, and a whole pot of other factors that come into play... it gets complicated, I know! -but I have one easy calculation that will help. (You may have never been asked to calculate feelings before, so brace yourself): If you love this property, if it's perfect in every way, and you know that you can afford more, or you absolutely do NOT want to lose it... push yourself (with price, or with what you can afford, or even just to the tipping point of it being a bad investment) to the point where you are starting to feel very uncomfortable. At this point, you know that if the property sold for even $1K over what you were willing to offer, you would not care. You should be almost to the point where you feel RELIEVED if you are not successful with your offer. THIS is the magic point, and this is what makes in completely fail proof.
