Want to know what one of our biggest struggles is as real estate agents? This may surprise you, and you're welcome to disagree (although I'll probably fight you on it). There's five million things we have to be good at, but lately there's one thing that seems to develop at a crazy pace and keeping up on it all can be....interesting!
Real estate agents have to possess at least some decent people skills; contrary to popular belief, this is NOT the most important skill. Attention to detail is crucial, writing and understanding strong contracts, negotiating, follow up, a flair for decor and the understanding of every aspect of a house is extremely helpful. Paperwork.. always paperwork... leadership skills, writing ability, conflict resolution, and an attitude that won't be phased by climbing though snowbanks to put up signs while still looking 'interview' ready at all times... but that's not all. Our biggest challenge in these times is understanding and keeping up to technology. We are hit constantly with new systems. Most of these are amazing: programs have been developed to streamline our process, database management tools ensure we never drop a ball, E-signing programs and documents management programs that save our HOURS a day, and then there's social media and advertising. We understand that being online and embracing the newest trends are crucial! From our standard online advertising, to Facebook, Instagram, Tik-Tok and so on. Millennials now represent the largest cohort of home buyers! This generation is much bigger than the baby boomers. In 2018, millennials represented the largest cohort of home buying at 37%. Millennials spend on average 4.5 hours a day on their phones, with almost 2.5 hours of this time on social media! I'm sure the GenZ stats will take this to a whole new level! It's imperative that we know how to get in front of Millennials and to appeal to what is important to them. They (I should be saying we... as Jaime and I barely squeak into this category ;) like things quick. Messages on phones will go to a dark hole.. never being listened to or responded to. Texts will get an immediate response, and they sincerely appreciate a quick response in return. EVEN if the response is "I'll call you in 20 mins." There are a few specific things that millennials tend to look for in a home. For example, they prefer to move in ready homes, they are more attracted to an open layout, and gravitate towards eco-friendly features. Catering to these specifics when listing your home, and knowing how to get in front of them to grab their attention will drastically increase the number of buyers that your home appeals to and the level of interest in your home! Being on top of the trends, knowing what buyers are looking for and how to reach them and keep their interest is an ever evolving challenge!
