1:The Efficient Office Building 2: Energy Management
We all complain, but do little about our energy consumption (wasted energy) • Every night you can drive around the Island and see how electricity is wasted

Old appliances and AC’s
• 18 Year old HVAC central air system with EER rating of 2.3 • Ducting system was 18 years old, very dirty and full of holes thus leaking everywhere

As you can see, there is a lot of variation in energy usage
What do we consider to be an efficient office? • Every region is different • There are varying standards, and no legal requirements yet • Currently our Carensol standard is 7 kW/m2 consumption for an office building
This does not include installing alternative energy generation!

Where do you start when you want to lower your energy bills?
The energy pyramid
Start by hiring an energy consultant • Schedule a complete energy audit and think of it as an investment instead of a cost • It’s easier to make decisions when you know what the ROI is going to be • For new construction have your energy expert work with your architect all through the design process. Hire an architect who is committed to energy efficiency , and not just the design
What does an energy consultant do? • • • • • • • •
Building structure The AC system and appliances Lighting Air quality The roof Usage patterns Energy management system Education of workers
Building structure • Insulation • R-value vs centimeters • Windows exposed to sunlight should get reflective film • In new buildings, don’t put large windows in sun exposed walls • Double pane windows? • Don’t forget Air Quality
The AC system and appliances • Even though your AC or appliances might still be relatively new, it can still be cheaper to replace them • EER<10 • Individual AC controls • Old PC’s, fridges, TV’s
Lighting. Watts vs Quality of light! • LED’s. Long life, 35-50.000hrs. 50-70 Lumens/watt. Expensive • Modern fluorescent bulbs. Long life, 40.000hrs. Up to 100 lumens/watt. Cheap • The SUN is the ultimate light source. “Daylighting” using tubular skylights. High quality. Minimal heat radiation. Longest life.

Poor light quality is bad for productivity
Outside Lights
Roof integrity • No sense installing solar panels on a bad roof. • The roof should be able to carry the extra weight of the panels • Long-life roof surface guarantee
Usage patterns • Up to 45% of all energy consumption in office buildings occurs when the office is closed! • Bad habits. Leaving equipment and lights on. AC thermostat too low.
Energy management system • Not enough buildings have one • A lot of times not functioning properly • Most are limited to turning lights on/off
Educating employees • An often overlooked aspect of energy saving in offices. • Poor knowledge stimulates waste • An energy efficient and environmentally friendly office stimulates productivity
Additional value of an energy consultant • Knowledge of market, products and pricing After receiving the reports, he can guide you to the best products at the best prices.
Why invest in energy savings first and then consider solar? • Solar energy systems have an ROI of 4-5 yrs (depending on who does the calculation) after tax write-offs etc. • Reducing energy consumption up to standard has an ROI of around 1-3 yrs after tax write-offs depending on the extend of measures necessary.
It is still cheaper to save energy than to produce new energy! Potential% saving vs Potential% generation
Energy usage profiles 2 • What is the effect on real energy usage after installation of an alternative energy source like a solar panel system? • Off-grid vs grid-tie: is there a difference?
Off-grid • Proven that energy use is reduced because of consciousness and production limits. Once the batteries are dry, no more juice! • Better planning of energy usage • More efficient appliances are a necessity, not an option. • A little less comfort, a lot more satisfaction!
Grid-tie • Danger of presumption that electricity is free • Energy never runs out • Risk of shocking energy bills remain • Insight into real usage is necessary
In order to reduce our dependency on fossil fuels . . . we should not only focus on green production, but also on reduction of energy usage.
