From the Editor’s Desk This “Summer I” issue (whereby we’ve combined the months of June and July, 2013) is jam-packed with community news and provides important updates from your Board of Directors, General Manager, restaurant chef, and golf course personnel.
If you’ve got plans to travel this summer, travel safe. And, if you have plans to “stick” around Corte Bella during these warmer months, please enjoy the heat responsibly.
The next issue will, too, be shared—this time by August and September—and can be expected at the beginning of September, 2013.

In the Loop The summer season in Corte Bella brings two temperatures, namely hot and beyond hot. We know what to do but sometimes things go wrong because we are not paying attention. Dehydration requires constantly being vigilant when you are out and about. It can sneak up on you quickly in the intense heat. Make sure you have water and stay hydrated at all times. If your car battery is two years or older you should have it checked before summer starts. The life of a battery out here can be shortened dramatically by the heat. Bob Rosenberg, Vice President, Board of Directors Batteries have a way of failing at the most inconvenient time and place, so prevention can save you the grief of being stranded without air conditioning, waiting for help. Tires, belts, and hoses should be checked by a competent mechanic since heat can cause them to crack prematurely. Our irrigation systems are getting older and starting to fail a little more often. Rabbits can chew the drip heads off or lines can crack. A stream of water running down the street is like a river of gold when you look at your water bill the next month. You or your landscaper should turn the system on and check for leaks periodically. If you see a leak in the common area, please let the

office know when and where you saw the leak. The time the leak occurred may help Gothic track down the leak since they know when that zone was scheduled to run. Check your plants when the heat starts to climb and make sure they are getting enough water. Trees should get watered longer and deeper than the rest of your plantings. Have your home air conditioning checked before the season starts to make sure it is running properly. A failed air conditioner during the summer doesn’t rate as a pleasant experience. You may want to check your car’s air conditioning to make sure it is running properly. If in doubt, you can hold a thermometer in front of a vent to see the temperature of the cooled air. When units are low on Freon for either the house or the car they have to work longer and harder to bring the temperature down. There are just two other brief topics to discuss this month. Plans for creating a bridge at Bell and Grand are being considered; the construction would be a major inconvenience but the present setup leads to long backups during snowbird season. The demolition of the Sundome should also be taking place during the summer, and the new Fry’s and other stores should be coming in the near future. I guess you can never have too many supermarkets. Board Talk: Strategic Community Plan (SCP) Your Board of Directors hosted an informational kickoff meeting regarding our Strategic Community Plan (SCP) in early May. We are adopting Rossmar and Graham’s (R&G) SCP process for Corte Bella. R&G provides a Facilitator (Kirk Kowieski, VP of the Lifestyle Division) who guides the Board and Community through the process. This article has been written to help you understand more about SCP and its processes. For those who were able to attend the kickoff meeting, or have received the emailed meeting summary, this will serve as a refresher and update.

To start off: What is SCP? What is it for? What does it do? And Why? Basically, SCP is a “big picture” view that will identify strategic goals for Corte Bella and define a blueprint for meeting those goals. Ultimately, our purpose is to produce a strategic plan with short, medium, and long-term objectives and the supporting detailed tasks needed to complete the plan. As for the Why—as pointed out at the May meeting—this process gives residents visibility into what is expected, provides unity of purpose for the Staff, Board and community, and is a durable way of meeting corporate and fiduciary obligations. Why is this Board tackling such an enormous project? Why now? Why not wait? After all, don’t we have enough to do? There are two answers. First, during the election campaign, we told residents that this is important, and promised to make it happen. Second, we believe that now is the right time to provide Corte Bella a means to define and guide its future. Residents should be thankful for the Board’s actions and diligence during the previous five years—a hectic time of Corte Bella’s birth; the transition of a young community finding its way. Back then, with the sudden onslaught of a myriad details and activities involved, it seemed, almost, an alien culture. The focus was this/ next year and budget driven, with no benefit of hindsight, HOA experience and an SCP process. We now find ourselves in an equally important maturation transition period, one that requires a look further out to ten years, and create the integration and synergy needed to insure your values are maintained and the community’s vision is met.
valuable feedback and opinions to the rest of the SCP team. Finally, be sure to provide your questions and feedback to the Board or SCP team anytime. During the next few months the Board, with help from our Facilitator, HOA Staff and homeowners will continue what has started. A dose of reality here: the Board’s primary responsibility is to meet our existing responsibilities to the community. So SCP, while a priority, takes second place to more pressing needs like developing the 2014 budget. Tasks in the near term include: get volunteers, define an SCP survey, select volunteers (probably five to seven), send the survey to all residents, collect surveys, tabulate and evaluate results. After those tasks are completed we will have the actual kickoff and workshop meeting to develop Corte Bella’s Vision and Mission Statements and a schedule for the SCP process. After that will be another workshop meeting to define the goals aligned with the Mission and Vision. This second workshop will use initial feedback from the first workshop and interim inputs. Again, our Facilitator is always available to coordinate and guide. Our hope is to present the final SCP at the annual membership meeting in early March 2014. The Board encourages residents to volunteer to be a Memberat-Large. Send your email volunteer request to communication@ cortebellacca.com. We will accept part or full time residents. Include your name, phone number, some background on yourself and your experience, and why you are volunteering. You can also fill out a Member-at-Large volunteer form available on the website (or at the HOA Office). Email the form or drop off at the HOA. What can YOU do to support the SCP process? First and foremost, read and listen to the information being provided. Participate by attending SCP workshops and Town Hall meetings, or volunteering to be a Member-at-Large. Members-at-Large attend all meetings, interface with other residents, and provide

Association Sponsored Events Group At last month’s meeting, the Board of Directors approved a charter for the Association Sponsored Events Group which is better known as the Corte Bella Events Group Volunteers. This Charter formally documents the General Lynda Erickson, General Manager Managers’ role, responsibilities, and reporting requirements for planning and administering the Association Sponsored Social Events. The Group’s goal is to encourage the interaction and socialization between residents and to foster a sense of community through events and activities.
Although the Charter clearly states the General Manager has overall responsibility for these Events, it also implies the General Manager will not be able to perform the assigned roles and responsibilities without the help of resident volunteers. The Board intends to assist the General Manager and the volunteers as necessary to ensure that we continue having highly successful events. The Board has no intention of hiring a Lifestyle Director. The approved Charter has been posted on CorteBella.net. Now that we have a new Charter and guidelines, the Group needs additional members to help put on the events. Please see the “Heed the Call” article (below) asking for residents to serve as volunteers.
Heed the Call to Fun and Creativity Lynda Erickson, General Manager The Corte Bella Events Group Volunteers is looking for additional members and you are welcome and encouraged to apply. This group puts on the events that make Corte Bella the fun place that it is and encourages and enhances the resident experience. You can be a full-time or a part-time resident. Are you computer capable for such tasks as creating fliers, writing copy for the magazine, and creating files for entry to the web site? Do you have experience in party and event planning? Do you have the leadership ability and desire to be an events coordinator or assistant coordinator? Are you a willing worker
helping to collect tickets for events, post fliers and help decorate and do other small tasks? Additional volunteers are being soughtn to help put on the events. If you are interested please fill out an application form and submit it to the HOA office. You can specify what your area of interest might be in helping the volunteers. This is your community and that is why you are encouraged to participate, meet your fellow residents, and have a good time while contributing to make Corte Bella a great place to live. Almost in unison, they publically celebrate the warmer temperatures by peeling off their convertible tops and driving throughout the community. And, helping to get their message out, they often roll in packs.

The Ladies of Soul
Not Quite Sisters, but Better than Friends Regina Shanney-Saborsky Remember when we were all kids—secret passwords, handshakes, and codes? Bonding together as friends meant finding something unique in the relationship to set it apart. Almost like sisters or brothers, but without the sibling issues. Fast forward a few decades (did I really say that?), and let me tell about a group of female residents in Corte Bella who over the past few years have bonded together with smiles through their work with the charitable group appropriately named Smiling Out Loud, or SOuL. The group’s members are “not quite sisters but much better than friends”—an often-repeated expression that drove the group to help those individuals less fortunate than themselves. As with all good things, SOuL started small with a few friends and neighbors who at first wanted to do more than relax, play games, or golf. And, with time, the group has grown to over 50 strong at last count, and still growing. While the group has increased, its focus has remained constant: to help in ways big or small. For the sisters of SOuL and others in Corte Bella, helping involves fun. One such episode is the annual food and wine event with live entertainment where all proceeds go to charity. The event is spread over three homes, each with entertainment, homemade hors d’oeuvres, and of course wine to taste and enjoy. Other SOuL events include book sales and food drives, concerts, and product sales (hand-crafted necklaces, earring, wine sleeves, and cookbooks). As with the wine tasting, all proceeds, from any
and all activities go to local charities elected on an annual basis by the members of the group. And that’s not all. Fall 2013 brings two very special new events. On October 11, join the group in the Social Hall for Maui Magic, a very senior prom for very young seniors. The theme is Hawaiian, so Hawaiian attire is encouraged (simple and casual are the key words). There will be a live DJ, dancing, homemade hors d’oeuvres, the “prom” photographer to memorialize your evening, and a cash bar compliments of the Anacapa. All this, just $20… and the proceeds go to charity. Have a good time and do a good deed at the same time. Space is limited. Later in the fall, on December 7, the Social Hall will be the venue for the Charitable Boutique & Bake Sale where various CB residents will be attending with their wares—ranging from photographs to cork wreaths to aprons and little bags, plus much much more. Sweet tooth? Think fudge, biscotti, and trays of cookies where you make the selection and keep the holiday ceramic tray. Again, all proceeds go to local charities. Maintenance Committee is in need of volunteers. The committee is made up of residents, under the direction of the HOA Board of Directors, who develop preventive maintenance plans for our community common areas (e.g. fitness center, restaurant, fountains, streets). In addition, the committee also reviews proposals and bids for capital replacements/ enhancements. The committee is particularly in need of a resident with a civil engineering background. If you have such a background, or other technical/engineering skills such as construction, concrete, pumping systems, water heaters, carpet, paint, etc., please contact Tom Mauger at tmauger1@cox.net for more details.

Some Thoughts from ARC Regina Shanney-Saborsky, Board Liaison to ARC First of all, a farewell to Don Unsworth who has moved to be closer to family, and a welcome back to Linda Leonard. Also, congratulations to Gary Brungardt, the new vice-chairperson for the Architectural Review Committee (ARC), and Al Schroeder, the newest member of the Appeals Committee. Now on to some business: ARC is still looking for some volunteers to assist the committee in reviewing completed projects based on the approved plans and landscape designs. Training will be provided and current committee members will work with applicants. Application forms are available from Heather in the HOA office and all volunteers are invited to participate at our meetings. We hope you will consider joining the team. Do you have some suggestions for heat/ freeze resistant plants or those which are more tolerable under our weather
conditions? Tell an ARC member or drop me a line at rsaborsky@cox.net. We are in the process of revising the plant list and all suggestions are welcome. In fact, the committee welcomes input from all residents on any issue covered by ARC and the design guidelines. ARC is a proactive committee and the more imput we receive, the more proactive the committee can be. Since summer is upon us, some general thoughts: Please try and have complete submission packages; ARC tries to expedite matters but it needs all of the information to facilitate that task. For example, if you are considering a casita, don’t be shy, ask Heather to speak with our casita expert so the process can move as quickly as you want. And, please don’t make external changes without consulting ARC, while the committee does not issue violations, it does work closely with the

HOA to try and insure that community standards are met. In that vein, a few reminders – please curb and pick up after your pets, check your property for those pesky weeds and make sure that your drainage does not impact your neighbors whether individual residents or the golf club properties. If in doubt as to an issue, ask Heather or any of the ARC members who are listed on the website. So, think about joining our volunteers, think about that plant list, but most of all, have a safe and cool summer whether you’re traveling or staying at Corte Bella.

ARC is looking for resident volunteers to assist with post-completion inspections. Training will be provided and interest forms are available from Heather in the HOA office. Also, there will be no formal ARC meeting in the month of August. Please submit in time for the July or September meetings. If you have something that needs review in August, the committee will informally review and respond.

Taking Proper Care Of Your Body Aide’ Smedes, Tennis Pro Corte Bella Residents, many of you have returned to your second home, wherever that is! Be safe, enjoy, and remember to make time to play tennis with your family and friends. I would like to share a thought about taking care of your body while traveling and discovering new places, sports, or hobbies. (I will mainly focus on playing tennis.) As you know, tennis practice or competition causes muscle damage. But exercise-induced muscle damage actually increases after exercise as a result of free radical formation and inflammation. There is also a hormone responsible for breaking down muscle proteins for fuel. Finally, muscle energy stores are depleted and the athlete is at least somewhat dehydrated. These physiological consequences of hard exercise can and must be addressed with nutrition, particularly by consuming a beverage containing carbohydrate and electrolytes, such as a sports drink, following a practice or a match. Researchers from the University of Texas and Montana State University have published studies showing that a carbohydrateprotein sports drink (80 percent carbohydrate, 20 percent protein),
in contrast to a carbohydrate-only sports drink, improved every measurement of muscle recovery resulting in less muscle damage, better replenishment of muscle energy stores, faster rebuilding of muscle protein, and even superior rehydration. It is therefore not surprising that the carbohydrate-protein drink has also been shown to improve endurance performance in a subsequent workout up to 16 hours later. Pickleball News Update John Friesner, CB Pickleball President The Corte Bella Pickleball Club has some great news to pass on to the community. In the very near term, the tennis court (Court 5) next to our wonderful pickleball courts will be striped with four additional pickleball courts. The court will then be shared between the Pickleball Club and the Tennis Club. The Pickleball Club will have use of (new) pickleball courts 5, 6, 7 and 8 on Mondays, Wednesdays, and Fridays in January/February, May/ June and September/October. We will also have use of the additional courts on Tuesdays, Thursdays and Fridays in March/ April, June/July and November/December. Something else new… In order to manage the use of all courts, a new online reservation system will be put in place during the summer for all court reservations. Members of each club, as well as residents/non-members, will be able to go online to see when courts might be available to be reserved. More details will be communicated when the system is up and running. Now that the hot (and how!) temperatures are here, and our seasonal residents have left, our courts have not been quite as busy as during the high season, but there’s still a lot of pickleball being played. We held our last clinic—until September, that is— on June 17, and fun was had by all newer players as well as
the veterans that were there to help out. Member play continues on our courts on Tuesdays, Thursdays, Fridays and Saturdays in the early mornings. And, there are also many that are playing Tuesday and Thursday evenings, as well as Sunday mornings. If you are a beginner and want to learn how to play the game, stop by any time to learn more about it from any of our members. Played before? You can jump right in. If you’d like to become a full member of the club, the following is included in your membership fee: • Access to all member play times • Ability to join in ladder play • All pickleballs provided for all member play times • Name tag with the Corte Bella Pickleball Club logo • Invitations to all social events • Nonstop fun! So stop by the courts and say, “Hi.” We think you’ll enjoy the game and the nice group of people as much as we do! Golf Course Update Brandon Williams, Golf Course Superintendent Greetings and welcome back to summer in Arizona. Corte Bella has had a fantastic winter and the golf course was in terrific condition. The golf course maintenance team did a great job in coming off last summer’s bunker renovation to prepare the golf course for winter overseeding. Of course, now that winter is over and we are nearing 110 degree temperatures, the golf course is going through summer transition. Stating this simply, it means we are switching gears from growing the lush dark green winter ryegrass to re-establishing our Bermuda grass summer base. It is important that I have excellent coverage of Bermuda grass so that it is healthy going into the fall and more importantly, creates a strong seed bed for the winter ryegrass when it is planted in October. To do this, we must perform certain maintenance practices that promote strong recovery. We begin our process
early in the spring, by thinning the ryegrass canopy, but the bulk of the program happens in the month of June, when ryegrass is removed. We perform practices like vertical mowing, aerification, fertilization, and careful watering to quickly fill in the Bermuda grass. Typically by July, most recovery has occurred and we are growing strong Bermuda grass. And it is hard to believe, but winter overseed planning begins as soon as late July. It is an interesting cycle in the desert portions of Arizona as we are doing just that, growing grass in a desert. Fortunately we have the knowledge and resources to get it done at a high level. Remember, whether you’re on the course golfing or just taking a leisurely walk throughout the community, remember to consume plenty of water as it is easy to become dehydrated. New! July is Resident Appreciation Month at The Anacapa Restaurant The Program I would like to announce a new and exciting program that we are proud to introduce to Corte Bella homeowners. During the summer beginning July 1st through August 31st, the Anacapa Restaurant will be introducing a 10% discount for residents on ala carte dining food purchases—good for lunch, dinner, Sunday Breakfast Buffets, and bar/Happy Hour food items.
How It Works To receive the money-saving discount, Corte Bella residents will only need to identify themselves using the name currently on file with the HOA; HOA account numbers are helpful, but not necessary. (Note: Golf Club Account numbers are different than resident HOA account numbers.)

We will try our best to always ascertain resident status, but the declaration of resident status is ultimately the responsibility of the resident in order to benefit from the 10% incentive program.
What’s Included
Multiple residents at a table need to identify themselves at the table separately if paying separately. This will help with any confusion for billing purposes with your server.
Beverages such as sodas, iced tea, lemonade, coffee and teas — not used in conjunction with alcohol — are permitted to be used with the 10% resident incentive program.
Who Qualifies
The incentive program is good only for Lunch and Dinner ala Carte Dining in the Restaurant, Sunday Breakfast Buffets, and Bar/Happy Hour Food items.
The Resident Incentive is available only to Corte Bella resident(s), not guests or non-residents — unless the resident is paying for the guests’ meals themselves. The resident(s) must be the person paying the check for themselves and their guests in order to receive the 10% incentive discount for multiple persons in their party. Hosting a party/dinner or gathering with non-resident guests does not entitle a Corte Bella resident(s) guests to the incentive program unless that resident host or other resident pays the check for the guests. A resident splitting checks with a guest will not entitle the guest to the 10% incentive program discount. The Resident Incentive is only extended to the individual resident(s) at time of service. If a resident does not identify themselves as such, and residency is unknown, we cannot credit the 10% incentive after check has been rendered as paid.
The incentive does not apply to any Alcoholic Beverages, Tax or possible Gratuity Charges. The incentive program does not include Social Hall Events, Banquets and Catering Events, and/or any Special Events including but not limited to: Cooking Demonstrations, Interest Group Events, Buffet and Plated Functions, Wine Makers Dinners, Holiday Brunches, Holiday Dining not from applicable everyday printed menus and any special events designated by Restaurant Management.
