From HOA Management Corte Bella has implemented “TEKControl Visitor Management System”. You can access this system on the Corte Bella website under the HOA tab. When used effectively, this system will help enhance security within Corte Bella. You control

who accesses Corte Bella through your use of the system. The new system will allow residents to offer advance notice to the front gate guards of incoming visitors. There are options for temporary, permanent, and denied visitors. Passes can be printed at the gate for visitors to display. Below are a few of the improvements with this new system: The visitor can be notified of access via email or unique “QR” codes for the guards to scan for expedited entry. Now, property owners can be notified when visitors arrive, even if they are away

from home, via text messages or email. Vehicle information can be entered into the system. The license plate camera will “sync” with the software and allow entry. Another perk for the pet enthusiast is the pet information tab. The mobile app will allow you to upload photos to better match a furry friend to the description. This can be helpful if a wandering pet is found, in hopes that it will reunite with its owner. The new system has various reports for analysis too. Daily reports with allowances by officer, type, or hour of the day can be viewed. An onsite list of visitors can be monitored at any time of the day. This can be sorted by date range, destination, officer on duty, or visitors by resident. This software also allows the HOA to expand for future improvements to our campus. If you have any questions or concerns reach out to the HOA management or directly to me, Jayke, for assistance. In closing, I’d like to leave the community with a tip for visitors. Use the front gate address for directions (21914 N Mission Dr, Sun City West, AZ, 85375) rather than a home address. This will direct your visitors to the correct entrance and help avoid any confusion.

Board Talk With the summer heat, some Corte Bella residents go to summer homes and activity typically slows down. Not this year! By the time you read this, we hope to have the construction started on the largest project we have ever taken on. Four years in the making, the renovation of the Kathy Carmickle, HOA Board President Anacapa will begin with the issuance of the Maricopa County building permit. The Board of Directors (BOD) selected a general contractor, Caruso Construction, to oversee the project construction and residents were able to attend a June 15th kick-off town hall meeting. A Project Manager (PM) assigned to the work effort will meet with our HOA team weekly for progress updates, work scheduling information, and resolution of any issues. Updates will be provided on the Corte Bella website in the newly-created Archicon Files (under the Resource Center tab). A weekly construction status eblast will keep you informed on the project. Caruso Construction has extensive experience with projects like the Anacapa project. Samples of their work can be seen at www. Carusoconstruction.com. Their completed projects are stunning! The Design Sub-committee from the Building and Grounds Committee is actively involved in reviewing the architect’s furniture and finish recommendations to ensure the color palette

is in synch with our view of the restaurant. While the BOD approved and ordered the kitchen equipment, the table bases, and booth tops, we will not approve purchases of the chairs, bar stools or table tops until we have seen a sample of the products. Where possible, those samples will be available to view. But it’s not all about the restaurant. The Bocce Courts have been resurfaced, new LED lights for the Pickleball Courts have been ordered along with a new bike rack. Sport court cleaning has been increased to twice monthly and we are trimming bushes and trees by the courts to increase airflow (which may also limit bird nesting in the area). We’re updating our bylaws and policies to ensure we are legally compliant. The new Visitor Management System (where residents can register their visitors and ask for notification of their arrival, list your vehicles, your pets, and your emergency contact information) is operational. Please register by going to our website and clicking on the “HOA” tab. In June, our community lost a valuable Board of Directors Officer. Michael McVeigh resigned due to a move outside of our gates. Mike has been a tremendous resource on the board. He served as a volunteer in the community from 2013 through 2022. It was Mike’s forethought that drove the change to our CC & R’s leading to the change in our Capital Improvement Funding. That funding has allowed the restaurant project to move forward. His contribution to the community is immeasurable. He will be missed. We wish him the best and thank him for his service as a past BOD President and Vice President.

Summer in Arizona – what is known as the Hell Months or “what we suffer for three months so we can enjoy nine great months”. It happens every year and we find ourselves watching the horizon daily looking for the possibilities of a monsoon storm to cool things off.

Are You Prepared? Ruth Mooney, Neighborhood Awareness and Safety Committee (NASC) Member Ever thought what you would do if a disaster struck (man made or natural). Preplanning and personal readiness is the key. You are encouraged to be prepared in the event of a disaster. This means having a go bag, an emergency kit, and a family emergency plan. Be informed: Do you know what hazards affect your area the most? Where do you go for information. The more you know the better you can prepare for all possibilities. In Maricopa County the top three risks are: Wildfires, Flooding, and the Palo Verde Generating Station.

What you need to do: 1.

Account for everyone’s needs. Don’t forget your pets.

2.

Decide where to reunite, identify two places to meet. Outside your home, outside your neighborhood, such as a library, community center, or place of worship.

3.

Decide who to call if separated: Choose an out of state friend or relative.

4.

Always keep a copy of the disaster plan with you. In a backpack, wallet, or purse.

5.

Know and practice all exit routes from your home and your neighborhood.

BE READY TO STAY: If you were told to stay in your home, or “shelter in place” for a prolonged period? What if there was no electricity: What if there was no running water. Do you have enough supplies in your home to survive on your own for at least three days? Build a Stay-at-home Emergency Supply Kit. Keep these materials easily accessible. You should indicate to your family members that these supplies are for emergencies only. Check expiration dates of food and update your kits EVERY THREE MONTHS.

What does the Corte Bella Finance Committee do during the summer? Good question! We make every attempt to conduct our monthly meetings and keep up with the work associated with overseeing the finances of a 1,650-home HOA. While some residents may be seasonal, the business is year-round.

Major tasks of the CB Finance Committee: • Support the operations of the CBCCA. • Advise the Board on all financial matters. • Review monthly financials. • Prepare a quarterly investment report. • Review and provide input into preparation of the annual budget.

Our emphasis at this time is to be responsive to financial questions related to the Anacapa restaurant renovation, review the audit, begin the 2023 budgeting process, and deal with any special projects that come along.

ARC has updated the wording in the ARC Guidelines to clarify the placement of the required 36” box tree in the front yard. Every property must have one of these trees in their front yard.

Landscape General Requirements:

5.1.1 - One 36” box tree (one of the approved varieties from the Front Yard Tree List) must be placed in the front yard, 10 feet back (including any sidewalk) from the back side of the curb. Recently, Governor Ducey signed into law HB2131 which adds a new section to the Planned Communities Act (A.R.S. Section 33-1819). Basically, communities must allow homeowners to install artificial turf in the same manner, location, and percentage of the property to the same extent as natural grass. We updated our Guidelines to comply. 5.1.4 - Synthetic turf is allowed in 50% of the front yard (including the courtyard) and in the backyard. Many of us are covering concrete to make it beautiful. Corte Bella Vets Happenings Karen R. Starkman, Secretary Please join the Corte Bella Vets for our Annual Patriot Day Memorial Ceremony on Sunday, September 11, at 7:00 AM. We will meet at the grassy area near our community flagpole. Following the ceremony, we will walk around the circle. All are welcome to join at any point. Golf carts, bicycles, and cars are also welcome, and water stations will be provided around the circle. The Corte Bella Golf Club will be open at 8:00 AM for breakfast for those who wish to partake. Save The Date – Corte Bella Vets Veterans Day Gala Fundraiser The Corte Bella Vets are hosting a Charity Dinner/ Dance Gala to be held in the Social Hall on Friday, November 11, at 5:00 PM. This year’s event (our second charity gala) will be held on Veterans Day. This event is hosted by the Corte Bella Vets and is not an HOA event. Tickets may only be purchased from a Corte Bella Vets member/volunteer. We will begin selling tickets in early October for this gala event. Tickets will be $75 per person and ($32.00 per ticket will be tax deductible as a charitable donation). Your ticket will include a three-course plated dinner (rolls & butter, chef salad, Braised Short Rib and Chicken Picante, potatoes, vegetables, desert) and a champagne toast. There will also be a no-host bar and dancing with music provided by our very own DJ, Keith Fowler. In addition, we will be selling 50/50 tickets. Watch for further information. The Corte Bella Vets have become a terrific source of “hand up” help to Northwest Valley veterans that find themselves in need of assistance. We are truly fortunate to have both members and neighbors who continue to assist the CB Vets in making a difference.

Celebrating World Tai Chi Day 2022 Cathy Boorman After a two-year absence, the Corte Belle Tai Chi Group once again got together to celebrate World Tai Chi and Qigong Day. This event is celebrated once a year, on the last Saturday in April. Tai Chi practitioners from around the world start to practice the form at exactly 10:00 AM in their particular time zone. So, we in Corte Bella were practicing (in spirit) with everyone from Alaska; Vancouver, B.C.; Portland; parts of Mexico; and everywhere in between! Want a Smarter Brain? Dance! Stephanie Lynn Funk Did you know that once a person hits 70, they lose one percent of the volume of the memory center in their brain each year? Have you wondered if there was a way to slow down or stop agerelated memory loss? The good news is the memory center of the brain (hippocampus) is actually able to regenerate, but needs a kick-start. Our brain constantly rewires its neural pathways as needed, meaning “use-it-or-lose-it.” Latest research suggests that line dancing and other forms of dancing could be just the boost needed to help prevent memory decline. Scientists at the German Centre for Neurodegenerative Diseases tested various forms of exercise on a group of seniors and found that line dancing, jazz, and square dancing were best in fighting loss of brainpower. A study by the New England Journal of Medicine looked at whether physical or cognitive recreational senior activities had any impact on dementia, aging, and mental health. The physical activities studied all provided cardiovascular benefits but did not provide significant protection against dementia except for one surprising activity — frequent dancing. A summary of those findings: reading provided a 35% reduced risk of dementia;

bicycling and swimming - 0%; crossword puzzles four days/week - 47% reduced risk; playing golf - 0%; and dancing frequently 76% reduced risk. Why dancing, and in particular, line dancing? Line dancing challenges our brains to focus as we learns steps and sequences of steps to various rhythms of music. This seems to stimulate rewiring in the brain’s hippocampus region. In addition to the brain benefits of dancing are the physical and social benefits. Line dance is group dance, so it is very social in nature. Dancing, in general, also helps improve muscle and bone strength, flexibility, balance, gait, and is good for the cardiovascular system. Did you know Corte Bella offers line dance classes? There is an “Absolute Beginner” class designed for learning basic line steps and a “High Beginner” class for those who know basic steps so dances are more complex. If Recycling is Important to You Linda Wright, Editor Have you struggled with how to dispose of all that Styrofoam that comes with large items you purchase? You’re fully aware that this is not to be mixed into the recycling picked up twice-monthly here in Corte Bella. There is a way to recycle that stuff and to make sure it doesn’t end up in a landfill forever. Eco Building Systems in Peoria will allow you to deposit your Styrofoam “trash” at their facility located at 8960 W. Larkspur Drive, Suite 105 in Peoria. Drop off hours are Monday through Friday from 8:00 AM to 4:00 PM. Individual (non-commercial) drop-off is in a dumpster at the backside of the facility offices. You can call 623-271-1173 for additional recycling information. Collected Styrofoam is repurposed into fireproof material blocks that will be used in building construction. The company’s website calls this “most energy efficient building material on the planet.” When you unpack that new TV, you know now where to take all that interior packing material. Do your part to reduce non-biodegradable waste in our local landfills. Mother Earth will thank you.

Shopping Motto Ask Agnes I actually carry a laminated card in my wallet listing my ‘buying’ rules. Why? Because I choose to eliminate clutter from my home. Less is more! I tried to imagine my survivors dealing with a lifetime of accumulations and realized what a chore that would be. It’s a great theory, but how does one adopt practical advice? Here’s what I think about before I buy: •

Do I really need this? Or, is it just an improved version of something I already have? Is this just a single-purpose item (think bun-warmer)?

Is there something I have that can do the same thing?

Watch out for ‘freebies’. They have to go somewhere, and you have to dust them later!

Zero Growth! •

When something new comes into your house, remove something old. Have new clothing? Give two older pieces to a charity. Have new dishes? Take the old ones to a charity thrift store. For large items, consider a consignment store for those older furniture pieces. Like something you see online? Put it in your “cart” and wait. Generally, the buying impulse will go away. This method means you can delete it later. Warehouse shopping can be a real challenge. Have you gone to Costco or Sam’s Club and casually spent $100 on items in that big package? Bulk buying is not a good deal if you get tired of the product before it’s all gone. I still can’t think of buying any more marinated artichoke hearts!

Enjoy looking. Shopping is funit’s the buying that can kill you.

Members of SOuL The Ladies of Smiling Out Loud (SOuL), the Corte Bella Women’s Charity Support Organization, is pleased to announce the results of their April 23rd fundraising event. CB Wine Tasting Group Jeanie and Jesse Young The main objective of the CB Winetasting group is social, with the idea that you can enjoy the company of others while learning about wine along the way. The group meets on the 2nd Saturday of each month – 5:30 PM until 9:00 PM in a host’s home, rotating across all members. The host creates the theme, purchases the wine, and shares information on their theme; for example, the region, the varietals, etc. Wine glasses and nametags are provided. Attending members simply notify the organizer of their attendance, bring an appetizer, and $15 per person to the event. The group”s leaders maintain the registry, send out invitations and assist the host where needed. This year alone we have held 10 events showcasing France, Italy, Spain, and California. We compared old world wines with new

Corte Bella Canine Club Chris Hanson Are you a dog owner or dog lover? Maybe you recently saw our cute puppies on the “Yappy Hour” poster in the Interest Group bulletin board on the outside Fitness Center wall and were wondering what it’s all about. The Corte Bella Canine Club (whose most visible event is affectionately known as “Yappy Hour”) provides a social organization for dog-owner residents in our community that prides itself as a pet-friendly one. The Corte Bella Canine Club encourages safe socialization of dogs with other dogs and humans, as well as reinforcing good pet and owner behavior. In addition to our daily “Yappy Hour” (described below), we offer quarterly events such as potlucks and Yappy Pool Parties at member homes. We also offer Corte Bella Canine Club “Yappy Hour” t-shirt purchases to spread the puppy love. Is your pet missing? Whether you are a member of not, we do encourage anyone who has a pet “go missing” in Corte Bella to contact Chris Hanson or Jack Serino, or any other member. We can provide numerous CB Canine Club volunteers to assist in finding your pet. We encourage you to reach out to us in your time of need. We are here to help and support our community.

The final dinner for this 2021-2022 Wine and Dine Around the World series featured wines of Southern France. The evening’s pairing of food and wines was perfection. The hard work organizing these dinners done by the volunteer committee of Alison McGonagle, Deborah Lazear, and Gene Benton, received a sincere toast of appreciation from everyone at the event.

Dorothy Silver, from Sun City West, likes to celebrate her birthday at the Anacapa. She did it for her 99th but missed her 100th birthday due to COVID. She returned on April 28th with her daughter and family to celebrate her 101st birthday in true Anacapa style.

Corte Bella commemorated this American holiday with music, traditional Memorial Day “picnic” food, friendship, and respect for our shared heritage. The buffet was delicious and the décor was so special. The start of Summer in Corte Bella begins with this annual event.

Summer super-high temperatures did not keep Corte Bella residents from enjoying our June Sunday Cabaret. The Thaddeus Rose Duo had everyone on the dance floor after enjoying a delicious dinner buffet prepared by the Anacapa. It was the “cool” place to be on an Arizona Sunday night!

Heaven Gains a Corte Bella Angel Donna Folan, and her husband Patrick, moved to Corte Bella in 2011 where she immediately became a volunteer extraordinaire. Arriving before we had a professional Lifestyle Manager, she was instrumental in establishing a calendar of events that remains in place today. She advocated for a full-time employee, realizing the importance of having someone who would have the full support of the HOA organization behind each event.

Donna was a vital participant in the ”Welcome to Corte Bella” team and was always involved in the logistics of creating welcome packages, greeting new neighbors, and creating a document that provided a snapshot of the different interest groups, along with their purpose and contact information. She helped with the annual Corte Bella Veterans Golf Tournament, provided on-the-spot pet sitting for acquaintances, and was a true friend to all that knew her. She celebrated “being community” and was delighted to support Corte Bella events as both a paying participant and volunteer with a smile. Donna joined the celestial roll-call two weeks after her 77th birthday. She is survived by her husband Patrick and three adult children (Regina, Jeff, and Doug). She will be sorely missed in our community.

Corte Bella Pickleball Club News Mary Blome Come join the Corte Bella Pickleball Club, and our 261 members, as we play one of the fastest growing sports in America. Pickleball: Fun, social, and friendly. The rules are simple and the game is easy for beginners to learn, but can develop into a quick, fast-paced, competitive game for experienced players. Club Play: • Member Play for the summer is Monday through Saturday from 7:00 AM to 10:00 AM. •

Men’s Novice Group plays Monday, Wednesday, and Friday from 7:30 AM to 9:30 AM.

PB Happy Hour: Many pickleball players recently gathered for a fun Happy Hour of food, drinks, and pickleball trivia. (See photo). What makes pickleball unique? Pickleball is different from other sports because of its unique rules. One of the biggest rules that sets it apart is how to keep score. A team can only get a point when they are serving and after every point, teammates switch spots. To win the game you must score 11 points and be ahead by at least 2.

Corte Bella Tennis Club News Donna Norton, Corte Bella Tennis Club Tennis Anyone? As summer temperatures rise, we’ve seen a great deal of our “regulars” head to cooler temperatures elsewhere, but we welcome anyone willing to join us on the courts each morning. Our start times have moved to 7:00 AM for drop-in play on Monday, Wednesday and Friday mornings. The Organized women’s league play on Tuesday and Saturday mornings, and the men play on Thursday and Saturday mornings (all in the earlier time slot).

Additionally, we’ve evening play on Monday nights for anyone interested. Our free clinics will begin again in September with planned tournaments to welcome back the regulars, continue a season of exercise, and to provide good fellowship in a game for life. CB Tennis Club points of contact include: Reno Peterson/ Mari Fulcher(Drop-In), Linda Sivakoff/Robin Culley (Women’s League), Colleen Miller (Women’s Team), and Dale Hoffman (Monday night tennis).

White Tank Mountains off of Willow Trail The Adventure Group membership is always evolving and the 2021-2022 season brought changes with losing some long-time members whose time in Corte Bella ended. We wish them well and will miss seeing them on a weekly basis. On the flip side, we had some wonderful new members join us who share our appreciation of nature’s beauty, enjoy staying active, and continue trying to live up to that “active adult community” lifestyle. As Beth & I make our way around the circle for our morning and evening walks, I’ve noticed younger faces. I say to myself, “They must be visiting family.” Or I’m just reaching the age where everyone else looks younger, even new Corte Bella residents. These younger residents are the lifeblood for clubs and interest groups. I certainly hope we will continue to attract new members, thus new friends.

I have established a YouTube Channel for the Corte Bella Adventure Group. Being a novice at video editing, don’t expect professional results. The videos do provide an idea of what our hikes are like. Cycling has been a challenge getting video as it’s not a good idea to ride one-handed with the camera in the other. Hopefully, I’ll be able to find a way to publish some cycling video. An advantage of the videos is that our families across the country (or in other countries) can see what mom & dad have been up to. Check us out and think about becoming an active member. Each season, I try to add some new hikes, but still schedule the favorites. Some long hikes, some shorter, some on flat land, and many having to climb some sort of hill. The annual bike ride to the Biltmore is not as fun as it used to be (with the growing homeless population in Phoenix). We were very surprised this past spring at the number of encampments along the canal trails. While we’ve always had to be careful in the tunnels, this was the first time encountering tents and some small children. We still plan to ride the Greenbelt from Scottsdale to Tempe Town Lake and, hopefully, will come up with another ride down the New River trail. I’ll be putting together a Corte Bella Cycling Jersey order in the fall.
