The Anacapa remodel continues to move along. You may have noticed the framing for the new coolers has started and the framing for the dining room addition has begun. It’s now beginning to look like there is great progress on the project.

With the holidays upon us, there are some guidelines which need to be followed regarding holiday lights and decorations. On page 18, section #8.3, the ARC guidelines state the following:
• Fall decorations may be displayed from October 1st to November 30th.
• Winter decorations may be displayed from November 15th to January 31st.
• All holiday decorations may be displayed no more than 15 days prior to the holiday and must be removed within 15 days after the holiday.

For everything there is a season, a time for every purpose under heaven (Ecclesiastes 3:1). The CB Times has been a labor of love and a passion which I will dearly miss being a part of. But all good things come to an end. After five years as editor and contributor to the CB Times,
professionalism, expertise, and support throughout.
I would also like to acknowledge the many residents who have contributed to cover photo shots, articles and accompanying photos month after month, making the CB Times truly a publication by, for, and about all things Corte Bella. And a very big “Thank you” to the excellent proof-readers who with each issue helped create a magazine we could all be proud of – one we gladly display on our coffee tables. Your contributions were wonderfully informative and entertaining. Please accept my sincere appreciation.
I am stepping aside from this volunteer position effective upon the publication of the December 2022 issue.
The CB Times magazine has been published continuously since March of 2008, and our current publisher, Lion Tree Publications, has produced it since 2011 (eleven years). This issue is also their final edition. As editor, I’m deeply grateful for Lion Tree’s
Merry Christmas and many wishes for a Happy New Year in 2023. May your holidays be filled with family, joy, and cherished memories. To all in Corte Bella, thank you for reading our magazine and supporting this timely and valuable community asset over the years.

On behalf of the Homeowners Association Board, I would like to extend warm greetings to all residents of Corte Bella as we approach the holiday season. This has been a year full of transitions and we are planning on a new normal as we approach 2023 All of the new Board members have been engaged in numerous conversations with homeowners regarding Corte Bella’s lifestyle. We look forward to receiving additional constructive feedback from owners to help guide us in our efforts. We serve at the pleasure of the community, and this is your community.
We will be very busy the next few months as there is much to do. I am pleased with the positive feedback the new Board has already received from the community, but there are many tasks ahead.
The 2023 budget must be approved, decisions must be made on the management of our HOA and restaurant, numerous repairs and replacements are on the docket and last, but not least is the completion of the Anacapa. These are all major items for our small community that will impact us all in one way or another.
Along with the hard-working committee members that serve the community, we will be looking for the best paths forward on these and surely many other issues. Please keep your suggestions and feedback coming! Your communication and involvement will help direct our efforts. Thank you again for your continued support and involvement. We will work together with the community to ensure Corte Bella’s place as the ‘gem’ of the Northwest Valley!

The Salvation Army Christmas Angel Tree will be ready on November 4th for you to select your Angel, a disadvantaged child who is waiting for you to make their Christmas a magical one. Each Angel hanging on the tree provides a child’s name and age along with a list of their Christmas gift dreams.
Bring the unwrapped gifts back to the tree with the original Angel tag attached before December 16th and the Salvation Army will take care of delivery. Here’s your chance to make a child’s Christmas a very special one. Every year, Corte Bella is amazingly generous – please help continue the trend.

Residential Design Guidelines:
Section 3 -
No exterior alteration, addition, renovation, or modification of any Dwelling Unit, Common Area, porches, patios, courtyards, landscaping, walls, or fences will be allowed on any lot without application to and written approval by the ARC. Each Owner is responsible for removing, or otherwise curing, at its own expense, any non-complying and/or unapproved improvements.
Section 15.2 -
This section explains the procedure for you to follow when submitting an application for changes and additions. Please review the guidelines and submit a complete package to the HOA office. Your ARC will either review within a couple of days via email if it is not a complicated plan or during their next monthly meeting. Not having a complete package slows this process down for you.

Post-Completion Inspection. Use the form provided with your approval and please complete it in its entirety. Remember, your ARC members are all volunteers and any incomplete form and package requires additional work for them and/or the HOA office. In summary: Submit your plan to make changes to the exterior of your home. Once approval is received you can complete your project. Then submit for a post-project completion inspection. Once it’s confirmed you did what you said you were going to do and what was approved, the package goes into your HOA file and all is well!

IS IT AN EMERGENCY?
In an emergency call 911, if there is a threat to life, immediate safety, or medical situation. Did you witness a crime in progress? Is there an injured person? Did you see a fire? These are true emergencies and you should call 911. Call 911 if you observe something in your neighborhood that seems suspicious to you but you are not sure what to do. Let the 911 dispatcher determine their response to the situation.
As the statement above “See something- Say something”. In a non-emergency situation, if you see something that is not a threat and doesn’t need immediate attention, call the Maricopa Sheriff’s Department at their non-emergency number 602-876-1011. Explain the situation and they will help.
In Corte Bella, we are often unsure whom to call. Do we call the Guard house at the main gate? The HOA office? The Guard house should only be called if you need to let them know of a delivery or visitor coming to your house. The best practice is to use the visitor management system (TEK wave) on the Corte Bella website to advise the guards of people coming to your home
(such as deliveries, friends, or relatives). This is an easy way to let the security staff know. It’s also great to let the guard house know if you are going to be away from your home for an extended period. Check the Corte Bella website (cortebella.net) to register for VMS. Guards are at the gate from 5:00 AM to 8:00 PM and their phone number is 623-544-3906. The Roving Patrol Monday to Friday operates from 5:00 AM to 6:00 AM and from 8:00 PM to Midnight. Homeowners can call their mobile phone between 8:00 PM and 11:30 PM on Monday through Friday, and until Midnight on Saturday and Sunday. Guards will return immediately to the gate house to assist with admittance. Patrol Cell number is 623-256-2907. (Note: This information is on page 6 of each CB Times issue)
Call the HOA to report common area emergencies (for example: water leaks, bee swarms) during regular business hours Monday through Friday from 9:00 AM to 4:00 PM at 623-328-5068, ext. 226. After 4:00 PM and on weekends or holidays, call the HOA answering service at 602-336-2700.

Corte Bella Vets Happenings
The Corte Bella Vets want to thank everyone who attended this year’s Veteran’s Day Charity Gala. The Gala was very well attended, and everyone enjoyed a fabulous dinner, the tribute to our Veterans, and the wonderful music provided by Keith Fowler, Sound Designs. Thank you to our Fundraising Director, Bev Brown, her team, and all those who made this event possible. Congratulations to the winners of the raffle. A total of $5,353 was raised to help veterans in need.
Our Veteran Angel Tree program is underway with the Corte Bella tree in the Golf Clubhouse lobby. Other Trees are located in front of many Sundome Plaza businesses. The trees are up through December 15th, and deliveries will be made on December 20th and 21st to VA Hospitals and Living Centers in Phoenix and Prescott, Mary Ellen’s Place, M.A.N.A. House, and the U.S. Vets. Stop by one of the trees, pick up a tag (or two), and bring a smile to one of our nation’s veterans. Our next CB Vets social will be December 1st at 4:00 PM at the CB Golf Club. The 1st quarterly meeting for 2023 will be held in the HOA Social Hall on January 5th at 3:30PM followed by a social.
San Ramon Stringers Christmas Display
Please join us again this month for the annual Corte Bella Christmas display. Each weekend in December, the Salvation Army Red Kettle will be waiting for your donation. Your contributions make our efforts all worthwhile. Last year our donations totaled $25,000 and we hope to beat that figure this year. Please bring your family and friends to share this celebration of the Christmas season. The lights begin to turn on at dusk and continue thru 10 pm from December 1st thru December 31st. The bells at the Red Kettle will be staffed by different residents each night during each weekend in December. Please stop by and say “hi” to a couple of your neighbors.
If you put a check into the Red Kettle, the Salvation Army will send you a tax receipt in early January. If you are out of town during this time or forget to make a donation, make a check out
to “Salvation Army,” and drop it off or mail it to “Stringers” 23026 N. San Ramon Drive, SCW, AZ 85375. We will see that it gets into the Corte Bella Red Kettle.
Everyone is encouraged to walk our streets to see more of the details that each resident has added to his property, but vehicles are permitted. Please do not park in front of a decorated house and please watch your kids and pets. Please keep on the sidewalk or street as guywires are difficult to see at night and the decorations do not need watering by pets.

Corte Bella Cellar Dwellers Wine Club News
The Corte Bella Cellar Dwellers wine club had a fantastic kickoff party for our 17th anniversary on October 30th. This is a fun social group that enjoys meeting Corte Bella neighbors and learning about wines from around the world. Hosts select the date, time, number of guests and theme of the event as well as provide the venue and light appetizers. Guests bring wine that matches the theme (e.g., Italian, SoCal, French reds, etc.)
Our season is from October to May. Our season’s first event was co-hosted by La Rayne Power and Dee Perry at La Rayne’s beautiful home with a terrific spread of appetizers. The theme was Sonoma County wines. The guests brought about 30 wines that everyone enjoyed tasting.
Our next event will be on December 3rd (from 11:00 AM - 2:00 PM) with a holiday brunch wine theme and will include “build your own brunch sandwich” fixings as well as brunch-style mixers for sparkling wine.
Corte Bella Shalom Club Update
Shortly after the community of Corte Bella opened, a group of residents with common interests gathered for an organizational meeting which resulted in the formation of The Shalom Club. This club, a vital part of the community, has a membership approaching 50 residents.
Since 2007, the club’s meetings have featured diverse programs and activities. Social events, ranging from ice cream socials to potluck dinners, have brought our members and their guests together just to enjoy each other’s company. Trips outside of Corte Bella have broadened members’ understanding of the things Arizona has to offer.
While primarily a social organization, The Shalom Club is active in community life. The club donated books and stuffed animals to Children’s Hospital of Phoenix to be given to children undergoing chemotherapy. We’ve also spent time at the Ronald McDonald house there to cook dinner for parents of the children being treated at the hospital.
The members of The Shalom Club look forward to continued growth and participation in our wonderful Corte Bella lifestyle. All residents are welcome. Events are held several times during the year.

SOuL Gives to the Community
The members of SOuL (Smiling Out Loud), Corte Bella’s ladies charity (a registered 510C3) organization, expressed their continued support for a number of worthy institutions and organizations through the month of November.
Recognizing the need to “be a good neighbor”, SOuL’s donation (all items donated by the membership) to the Thompson Ranch Elementary School (TRES) of 51 pairs of sports shoes for their helping-hand closet allowed the school to refill their inventory. These shoes are carefully given out to needy students at this Title One school as identified by teachers and staff.
Additionally, SOuL provided a complete Thanksgiving Day dinner (turkey and all the fixings) for TRES five families which were selected by the school administration as being those who would not otherwise have a festive meal. All the meal components were direct donations from the SOuL membership.
SOuL also provided in-kind donations of a turkey and pies for the school’s annual Turkey Trot event.
SOuL is supporting the HART Pantry (Helping At Risk Teens) with 200 donated “hoodie” jackets for the organization to give out to local teenagers (identified by high school guidance counselors as being at risk). These teens will stay warmer during the Arizona winter thanks to the generosity and kindness of the 95 members of SOuL.
During the season of gratitude and sharing, SOuL once again provides the greatest examples of those principals through these projects. SOuL will continue to make Corte Bella proud, and that’s a promise.

Holiday Wine- Try Pinot Noir
Deborah Damery Lazear, CSWThe holidays are a perfect time for hosting your friends with great food and wine. How about a Pinot Noir influenced dinner?
Pinot Noir can be a rosé, a light fruity red wine, or a deep brooding experience for the gustatory senses. Frequently referred to as the “feminine” grape to Bordeaux’s “masculine” Cabernet Sauvignon, Pinot Noir is all about sensuality.
• Germany calls its Pinot Noir Spätburgunder. Baden is a good area. Its wines are low in alcohol 12% and reasonably priced around $20. Some have a little oak from small barrels.
• Chile’s San Antonio Valley is close to the Pacific Ocean and its breezes keep the grapes cool. Look for the sub-valley region of Leyda or Rosario.
• Oregon is my dream State when searching out a USA Pinot. Willamette Valley AVA’s wines from Dijon clones on hillside vineyards are superb. Dundee Hills AVA has ironrich volcanic soil producing Pinots with plum, blueberry, and sweet spice notes. Yamhill-Carlton AVA’s sedimentary soil offers supple, graceful wines with cherry, cinnamon, and bittersweet chocolate. McMinnville AVA, located in the foothills of the Coastal Range is closer to the ocean with cooler temperature leading to crisp and lively wines. Also cooler is Eola Hills with sturdy, mouth-filling wines.
• Australia’s Adelaide Hills is high in humidity and frost is a challenge but some good Pinot Noir can be found.
Pinot Noir grape is native to France with the earliest vineyards planted in Meursault 1st Century AD. This area, “Burgundia”, was absorbed into the German tribe called Franks who settled in northern Gaul; hense the name France. In 1363, King Philippe the Bold ousted Gamay (the grape of the common folk) declaring only Pinot Noir would be grown and served to nobility. During the French Revolution, vineyards under the control of the priests, were confiscated with the land redistributed to farmers that had worked those lands. Napoleon Bonaparte issued the 1804 Napoleonic Code, which mandated that inheritable property be divided equally among siblings, thus beginning a long history of fractionalization of the vineyard holdings in Burgundy.
Pinot Noir is aromatic and ripens with good acidity and moderate tannins. It boasts aromas of strawberry, cherry, earth, leather, autumn leaves, smoke, truffles, clove, violets and mushrooms. Some tasters can pick up a bit of “barnyard” on the nose.
The most desired sites for vineyards are east-facing so as to catch the morning sun. This dries the morning dew quickly and avoids Pinot Noir’s propensity to mildew and rot. The skin is thin and sunburns easily so canopy management is a must. Too many green leaves can be translated into an undesirable “vegetal” note in grape must. Too few green leaves and the grapes sunburn. No wonder it is called the “heartbreak” grape.
Pinot prefers limestone for its most elegant wines. Marl soil wines have more structure and fruit but are less elegant. Clay soil Pinots are less aromatic and less complex.
Besides the “home” of Pinot Noir in Burgundy France, many other countries are producing amazing wines. Here are a few amongst many to search for:
• A New Zealand area of Central Otago on the south island is increasingly winning medals for its Pinot Noir. The world’s most southerly wine region, it has a true continental climate. More Burgundian in style due to the colder weather these wines lean toward vibrant red and black cherry with a dash of wild thyme.

CB Wine Tasting Group
Jeanie and Jesse YoungThe art of wine making has expanded over the years. One of the more recent experiments is to use bourbon whiskey barrels for wine storage. Our November hosts, Kathleen and Nihat Hanioglu, explored this form with several wonderful bourbon barrel reds. We were asked to judge the wines – which wine had the most whiskey character, which wine was the smoothest, and which wine did we simply enjoy the most. Our hosts treated us to dinner, and each attendee brought a dessert.
Besides an enjoyable social event, our group strives to pick up a little wine knowledge at each outing. The group meets on the 2nd Saturday of each month – 5:30 until 9:00 pm. The group meets in a host’s home, rotating across all members. The host creates the theme, purchases the wine, and shares information on their theme, for example, the region, the varietals, etc. Wine glasses and nametags are provided. Attending members simply notify the organizer of their attendance and bring an appetizer and $15 per person to the event. The group leaders maintain the registry, send out invitations, and assist the host where needed.

Verde Canyon Train Ride Saturday, November 19
A sold-out group of Corte Bellans rode the bus to Clarksdale and then took the 4-hour journey train journey to Perkinsville (and back), enjoying the magnificent scenery of the Verde Canyon. The 1st class cabins were appreciated by all who took this wonderful trip.
Corte Bella Purple Heart Recipients Honored by Arizona Cardinals
On Sunday, November 4th, the Arizona Cardinals football team hosted a “Salute to Service” during their home game against the Seattle Seahawks. During the game, 16 United States Military Purple Heart recipients from the Sun Cities and Phoenix area were recognized for their military service and sacrifice.

Besides playing tennis and being the Vice President of the Tennis Club, Donna is also involved in the Corte Bella Welcoming Committee, CB Book Lovers Club, and Corte Bella Veterans group. When Donna has free time, she enjoys working with
