Corte Bella Country Club Association Did you know that your HOA, better known as the Corte Bella Country Club Association, is simply the smallest and most basic version of a democratic society? The hierarchy looks like this; HOA, town, city, county, state, and federal government in that Mike Arrington, Corte Bella Country Club Association, Inc. General Manager
order. Just like any of the aforementioned organizations, the HOA must have governance (Board of Directors), laws (Covenants, Conditions and Restrictions) and taxes (assessments) in place in order to operate effectively. The HOA is simply the smallest version of democracy. By virtue of owning property within the legal boundaries of the HOA, you are an automatic member and cannot opt out as long as you own that property. There is an annual election involving candidates with voting and term restrictions for candidates. Anyone can run for office, a seat on the Board. If you are not a Board member, you are a constituent of the directors. Although volunteers, the directors serve at your pleasure, just like any other elected official would. All voting is done by majority rule. HOA boards typically hire a professional management company to manage the day to day affairs of the HOA. The management company serves at the pleasure of the Board of Directors. As the Board makes decisions, the management company or manager is responsible for executing the decisions made by the Board.

Committees are made up of resident homeowners like yourself and are appointed by the Board to serve at the pleasure of the Board. Committees are sometimes permanent and perform an ongoing needed function such as the Architectural Committee. Others are temporary and contribute by taking on a one-time function such as event planning or a project. These committees are formed and then disbanded when there is no longer a need. Your HOA assessments are similar to the taxes you pay to the city, state or federal government. These funds are used by the HOA to maintain common property like streets and parks, compensate service providers like management, landscaping, insurance providers, security, etc. and to address any other needs of the community. The Covenants, Conditions and Restrictions, better known as the CCR’s, are not much different than existing city ordinances or state laws and federal laws. Typically they are more area specific and in fact, CCR’s are based on existing laws. HOA’s have been around long enough now that it has been determined which rules protect your property value as a homeowner/association member. When CCR’s and design guidelines are written and recorded for a community, they are all pretty much the same based on years of study and trial. They are already known to protect property value before put in place. This is not a test… HOA’s are not for everyone and obviously it is not mandatory for anyone to live in an HOA. It is a personal choice that should be given great consideration ahead of time. Those who put in the time to research and embrace the lifestyle tend to be much happier residents. Those who resist the rules and do not agree with the communal lifestyle will probably not be happy and content residing in an HOA.

We thrived the past year because of the hard work, creativity and dedication of our volunteers and First Service Michael McVeigh, President, Board of Directors
Residential staff. I’m really grateful for your tremendous efforts and wish you all a joyous holiday season. We look forward to celebrating many more milestones with our community in the future. The upcoming holiday events such as the Holiday Christmas Tree Lighting and Dinner Buffet, Holiday Golf Cart Parade and Buffet, Annual Holiday Breakfast Buffet, Christmas Eve Holiday Buffet, Chanukah – Lighting of the Menorah, and the New Year’s Eve Extravaganza Dinner Dance will provide all residents with many options to celebrate the good life we enjoy living here in Corte Bella. Don’t forget the 5th annual Christmas Lights celebration on San Ramon Drive on Friday night, December 2nd. Date: Ends Friday, December 16 Tree at Fitness Center lobby area The Salvation Army Christmas Angel Tree is waiting for you to select your Angel, a disadvantaged child waiting for you to make their Christmas a magical one. Each Angel hanging on the tree provides a child’s name and age along with a list of their Christmas gift dreams. Chanukah – Lighting of the Menorah

2 pounds beef tenderloin, trimmed, left whole or cut into 8 oz filets. 2 tablespoons butter, softened 2 tablespoons butter 1 onion, chopped 2 cup sliced fresh mushrooms 4 ounces liver pate 2 tablespoons butter, softened salt and pepper to taste 1 (17.5 ounce) package frozen puff pastry, thawed 1 egg yolk, beaten 1 shallot, chopped 2 ½ cups beef broth ¼ cup red wine ¼ cup butter, cubed
Beef Wellington is a fabulous entrée during the holidays. We will be featuring it as a special item at the Anacapa and it will also be one of the items demonstrated at a cooking class. Enjoy the holidays and the time spent with friends and loved ones.
Directions
1. Preheat oven to 425 degrees F (220 degrees C). Place beef in a small baking dish and spread with 2 tablespoons softened butter. Bake for 10 to 15 minutes, or until browned. Remove from pan and allow to cool completely. Reserve pan juices. If using filets, pan sear 1 - 2 minutes each side. 2. Melt 2 tablespoons butter in a skillet over medium heat. Sauté onion and mushrooms in butter for 5 minutes. Remove from heat and let cool. 3. Mix together pate and 2 tablespoons softened butter, and season with salt and pepper. Spread pate over beef or top each filet with ¼ of mixture. Top then with onion and mushroom mixture. 4. Roll out the puff pastry dough in one large sheet and then cut into 4 equal squares. Place beef in the center filling side down. Fold up, and seal all the edges into the center, Use a little egg wash to help the edges stick. making sure the seams are not too thick. Place beef right side up in a 9x13 inch lightly greased baking dish, cut a few slits in the top of the dough, and brush with egg yolk. 5. Bake at 425 degrees F (220 degrees C) for about 30-40 minutes for the large single wellington, about 15-20 minutes for the small wellingtons, or until pastry is a rich, golden brown. Set aside, and keep warm. The internal temperature should be about 130 degrees. 6. Let rest for 10-15 minutes before serving for the large wellington, 5-7 minutes for the small ones. 7. If there are any juices that leak out, scoop them up and place in the beef stock. 8. In a small saute pan on medium high heat, sauté shallot with a touch of oil. When translucent, stir in beef stock and red wine; simmer for 10 to 15 minutes, or until reduced by half. Remove from heat, whisk in butter, and serve with beef and your favorite accompaniments.

Holiday Shopping on the Internet Steve DeBoer, Neighborhood Awareness and Safety Committee This holiday season many of us will be shopping on the internet and unfortunately be putting our personal information at risk of being stolen. Recent news reports indicate it is not only lone hackers sitting in their basements who are stealing our information, now it is state sponsored professionals who are using highly sophisticated means to breach online security. It is more likely a question of when your personal information will be stolen rather that if it will be stolen. So what to do? 1. Make sure your online security software is up to date. 2. When shopping online, make sure your access is secure; public computers and wireless internet hotspots are probably not a good idea. 3. Before you provide any information online make sure you are using a secure website. Check the URL address of the website you are visiting, if it does not start with https (the “s” stands for secure) it is not a secure site and there is a higher risk. 4. You may be asked if you want to save your user information in their “secure” system or stay signed in. Although saying yes makes access easier; prudence says your answer should be no. 5. With certain websites, you have the option of making a onetime guest purchase instead of establishing an account. If it is a website you visit infrequently or maybe it is a one-time purchase, use the guest purchase instead of creating an account. 6. Consider online shopping without a credit card or debit card. How? Use gift cards instead of credit cards. Using gift cards limits your risk and has the bonus of providing a discount on gasoline, depending on where you buy the cards.
7. Stolen personal information is often used to establish fraudulent accounts in your name. To establish these accounts a credit check is usually required. If you are not planning any activity requiring a credit check you can freeze your credit ratings which will most likely block any fraudulent accounts from being established. There can be a fee for freezing and unfreezing your credit rating depending on your state of residency. 8. Check your bank and credit card accounts frequently. Watch for unusual charges; if in doubt, call your bank or credit card company immediately. I am sure there are other additional suggestions which I have not covered. The intent of this article is just to get you started. Remember YOU are the first line of defense in keeping your personal information safe. Happy Holidays!
Corte Bella Financial (continued) Reserve Funds Repair/Replacement and Streets - $183,400 surplus, $83,400 favorable: Major expenditures include: fountain refurbishment, pool furniture, fitness equipment, audio/visual equipment, and street asphalt seal. Interest income was higher due to the maturity of a linked CD which earned an average compounded yield of 4.5%. Additional interest income was also earned on the purchase of preferred stock ETF’s. Capital Projects - $96,300 surplus, $110,800 favorable – Favorable: Reserve fund fees associated with the re-sale of homes by residents. The restaurant shade addition project was deferred until the 3rd quarter due to delays in obtaining the required permits.
Summary
Nine month’s financial operating results were very positive, with a favorable net operating variance of $97,600. Our cash position is sufficient to meet our operating needs. From an investment standpoint, we continue to maintain our conservative investment strategy to minimize risk and ensure liquidity, while seeking yield improvement opportunities. Corte Bella Open Jam Group Greg Peck Without music, life would be flat. Not sure who came up with that old musical pun, but I think that most of us would agree with the statement. On the same note, if you are someone who loves to interact musically with others as an instrument player or singer, and are looking for a place nearby where you can play and/or sing along in a group, you owe it to yourself to check out the CB Open Jam Group! The group welcomes all levels of experience and offers a place right here in Corte Bella where you can interact with some very nice people, sharpen your musical skills, and most importantly, have fun! For those not familiar, the term “Open Jam” means that each participant has an opportunity to name a song that they want to play and/or sing. The group plays and sings that song and then we move to the next person. Usually, everybody at the meeting gets at least two turns, usually more, before the meeting ends. The genres of music we play vary from meeting to meeting and even within a given meeting. It really depends on who shows up to the From left to right: Carl Open Jam. We have done songs Meyerholtz and Jerry Topp from the ‘50’s all the way through to more contemporary music. Genres have included rock, pop, blues, country, bluegrass, and folk, but don’t have to be limited to just those. We also use the technology in the CB social rooms to amplify singers’ voices and instruments, to play backing tracks to complement our instruments and voices, and to display lyrics

We continually strive to identify other ways to use the available technology to enhance the experience. The CB Jam Group started about a year ago and meets, for the most part, on a weekly basis, usually Wednesdays, from 7-9 PM during the non-summer months. We have had guitar players, harmonica players, singers, and at least one banjo player show up, but in no way do we intend to limit ourselves to just these options! Drums, keyboards, ukeleles, flutes, kazoos, whatever your specialty, it is welcomed! Our overall goal is to have fun! The group is currently in its second year, and we offer weekly jam sessions that happen mostly on Wednesday evenings from 7-9 PM in the CB Social Room(s). Trick or Treat Lynne McVeigh Hmmm…it appears Lynne McVeigh and Mary Luparello failed to receive the notice that Corte Bella’s Halloween “Trick or Treat” Dinner Dance had been cancelled. So… dressed for the event, they visited the staff, volunteers and residents at the Fitness Center, went to the movies, and devoured a triple hot fudge sundae!
Halloween is a time for pumpkins and fun, The girls’ awesome costumes were second to none. Event cancelled? They weren’t a bit daunted, Decided, instead, to do just what they wanted. Saw witches, ghosts, pirates and skeletons aplenty, But they were unique, the ONLY ones over TWENTY.

Book Lovers Never Go to Bed Alone Sharon Orlopp Are you the type of person who feels a magnetic pull every time you are near a bookstore or a library? Are bookstores your candy store? Do you read until your eyes can’t focus? If so, join your soulmates at the first meeting of the new Corte Bella Book Lovers Club. The Book Lovers Club is for men and women and for all literature genres: fiction, non-fiction, mystery, drama, biography, romance, science fiction, comedy, poetry, horror, historical, etc. Our kick off meeting is on Tuesday, January 10th from 3:00 – 5:00, at Sharon Orlopp’s home. We will meet every second Tuesday of the month from 3:00 – 5:00 at a club member’s home. The host for the month determines which book is read for that month.

Corte Bella Vets Host Guest Speaker David Beams The November 8th, meeting of the Corte Bella Vets featured an outstanding presentation by one of our own, John Mestemacher. John spoke about his service in the U. S. Air Force Office of Special Investigation, an agency which reports to the Inspector General of the Secretary of the Air Force. He trained in criminal investigation, counter intelligence, interrogation, dead drops, understanding body language, weapons training, hand-to-hand combat, clearing a room, and other skills. He was given an allowance to buy civilian clothing, and was encouraged to disassociate himself from military life, including giving up his military ID and base privileges. One of his early assignments was as an undercover agent at a B-52 Air Force Base. His three man team was to investigate
criminal activity, such as drug smuggling from the Far East into the U.S. He also served in Europe, monitoring the Russian and East German Intelligence Agencies/Secret Police, the KGB and Stasi. When he was away from home on assignment, his wife was unaware of his location, and could not contact him directly. After threats on his life and the death of a fellow agent’s son by assassination, he decided to leave the Air Force and pursue a civilian career. The mission of the Corte Bella Vets is “To foster camaraderie among veterans of the United States and her Allies, to undertake charitable and other projects on a state and local level, to promote patriotism, and most importantly, to provide service to all veterans and their families”.

SOuL’s Community Chili Cook Off & Texas Hoe Down Linda Wright, SOuL Member It was a boot stomping, chili eating, game playing wonderful night for more than 200 residents, contestants and volunteers on Saturday, October 29th. The décor indoor and out on the patio carried the Texas western theme and featured a chuck wagon food station next to a barnyard scene in the Santa Barbara room. Corte Bella residents joined in the fun, dressing in their finest western apparel. Besides sampling and eating delicious varieties of chili (with sides of coleslaw and cornbread) and eating “cow pies” fresh from the “pasture,” everyone had a great time playing games on the lawn and learning new line dancing routines. Carmel and Ernie Hutchinson, plus members of the Corte Bella Steppers, provided the guidance and encouragement to get folks out on the dance floor. Corte Bella’s charity support organization, SOuL hosted 18 community contestants and their amazing chili First prize winners Bert and recipes were tasted by three qualified culinary judges. Roberta Hoffman. Anacapa Executive Chef Dan Haywood; Corte Bella Golf Club Food and Beverage Manager, Lisa Sánchez; and Corte Bella’s Lifestyle Manager, Pam Lawrence, tasted all the different entries and awarded prizes. Here’s the 1st place winning recipe (reprinted with permission):
Roberta Hoffman’s South of the Border Chicken Chili 1 red onion, chopped 1 16 oz. can black beans 1 16 oz. can kidney beans 2 15 oz. cans tomato sauce 10 oz. package frozen corn 2 cans (14 oz.). Rotel tomatoes, original 1 package taco seasoning mix 1 1/2 teaspoon salt 3-4 boneless chicken breasts
Combine beans, onions, Rotel tomatoes, corn, tomato sauce and taco seasoning mix. Mix in a crockpot. Place chicken on top and cover with thin layer of sauce. Cook 6-7 hours on low. About 1 hour prior to serving, remove chicken and shred. Place shredded chicken back in crockpot and stir to combine with sauce and beans. This thickens the chili considerably. Cover and place on low for an hour to allow chicken to soak in the chili flavor.

Dalmatian Coast Adventure Robin Mandell Where is the Dalmatian Coast and does it have anything to do dalmatian dogs? 37 of us from Corte Bella just returned from a trip in the Adriatic Sea and we learned so much about the countries that we visited: Croatia, Montenegro, Albania, and Greece (17 also did an extra trip to Slovenia; 11 stayed on for a more indepth visit in Greece). Our fabulous guides, Ivan and Goran, both native Croatians, escorted us on a Grand Circle Travel trip of two weeks. These wonderful young men taught us a lot about the history, culture, and idiosyncrasies of their homeland and the neighboring countries. We also had a lot of fun! We planned to be out of the community during the golf course overseeding period of the first two weeks of October. All of us met up in Zagreb and stayed in the Westin there for three nights. A good chance to get grounded, recuperate from the flights over, etc. The city was very walkable, with both “lower” and “upper” towns. Lots going on, including interesting museums, the annual marathon, and locals enjoying their cafe society - they love to sit in the myriad cafes and enjoy their coffee: morning, noon, and night! On the Coast - the Dalmatian Coast, that is - we boarded our small, 50-passenger ship M.V. Athena in Split. We enjoyed wandering around Emperor Diocletian’s ancient palace right on the water, and then started our 11-night sail with visits to two small Croatian islands: Hvar and Korcula. Beautiful scenery, crystal clear waters, delicious local products - including wine without the big crowds of the summer months. Our two guides live in the old walled city of Dubrovnik, so they were especially proud to show us around, even stopping by to
visit Ivan’s mother and grandfather for a local sweet treat. A special event was strolling through the streets at night, with the city all illuminated and the day-trippers gone. Next up: two unusual stops that most cruise ships don’t visit. Kotor, Montenegro, was deep within a long sheltered bay, surrounded with high mountains. From Sarande, Albania, we visited the UNESCO world heritage sight of Butrint - very well preserved Greek and Roman ruins. In fact, this itinerary had a total of 10 UNESCO sights! On to Greece, with stops on the lush island of Corfu, then Itea on the mainland to see the famous Delphi site. Hard to imagine how the massive monuments were envisioned and built so high up a mountain two thousand years ago. A trip highlight was going through the Corinth Canal - so narrow many ships cannot make the passage. It is a nice shortcut to Athens, where we ended our trip. Because Slovenia, Croatia, and Montenegro were all part of socialist Yugoslavia for 45 years, not many travelers have visited there. They gained their respective independence in the early 1990’s. They suffered through not only World War I and World War II, but also the very recent war after independence. There was deep economic despair. It was very emotional to hear about these experiences first-hand. This trip opened all our eyes to the tumultuous history, beautiful landscape, and warm people of the region. They want us to spread the word: go visit these charming, safe, reasonably priced destinations and see for yourself what you have been missing! P.S. Yes, Dalmatian dogs are named after this region - but we didn’t see any.

Corte Bella Adventure Group By Steve Downing Corte Bella Adventure Group is off to a great start for the 2016/2017 season. In 2016 alone we have added as of this writing, 39 new members. We welcome you and hope you will enjoy the outdoor activities living in Arizona allows. In October, we hiked the Woodchute Trail in the Prescott National Forest. This trail travels along a ridgeline where just beyond the trailhead there are panoramic views of the Verde Valley on the north side and Prescott Valley on the south Bell Trail Along Wet Beaver Creek side. The end of the trail is the top of a mesa which overlooks the town of Jerome with views of the San Francisco Peaks on the horizon. The Ponderosa pines along the trail are all second growth. The original forest was cut down when the copper mines in Jerome were in operation and loggers harvested shoring timbers for the mines. We also hiked along Bell Trail into the Wet Beaver Creek Canyon and Wilderness area. This trail follows a clear cool stream flowing through this scenic desert canyon. The reward at the end of the hike is a split in the rocks called “The Crack” where the stream slows and deepens. While on this day we had the trail to
ourselves, the summer brings many hikers in to enjoy the pool created by the crack. Clear deep water rewards those daring enough to make the thrilling jump from the rocks above. Boynton Canyon in Sedona is another yearly favorite of the group. It is one of the most scenic box canyons that make the Arizona Red Rock Country so famous. This trail offers views of towering buttes and crimson cliffs. On this particular day in October, we ran into Johnny, a local hiker, who hiked along with our group. Johnny was able to point out many old ruins in the canyon along the way. As many times as I’ve hiked this trail, I was amazed that I had never seen them prior to this day. Johnny was an interesting character who believes in the spiritual energy of the vortex and feels called to certain areas to find old ruins. We have completed a few group bike rides but the longest was a 30 mile roundtrip ride from Scottsdale to Tempe Town Lake. Scottsdale’s Greenbelt is aptly named with miles of trail riding along lakes, golf courses and parks. The end of the ride took us across Tempe Town Lake into Tempe for a nice lunch and rest before the return ride. November events include Turkey Creek, the Village of Oak Creek, GO John Trail in Cave Creek, Vulture Peak in Wickenburg, and the sporting clays shotgun shoot at Ben Avery. Surprise Sundancers Jeff Ablin Spring training for the Cactus league actually dates back to 1947. Currently there are 10 ballparks and 14 teams in the Valley. The closest venue to Corte Bella is the Surprise Stadium on Bullard Avenue that opened in 2002. It is the home of the 2015 MLB World Champion Kansas City Royals and the Texas Rangers. It is referred to now as the “Champions Campus” since the two teams have won 4 of the last 7 American League Championships. This was my 6th season as a Surprise Sundancer, a nonprofit volunteer organization providing services at the Surprise Recreation Campus and other City Special Events. The group raises charitable donations and receives contributions to the Surprise Sundancer Charities, supporting greater Surprise / Northwest Valley youth-related programs and projects. Quite a few Corte Bella residents serve as fellow ticket takers and in other areas such as traffic control, wheelchair service, 50/50 raffle, programs, ushers and other activities. I got involved 7 years ago when a representative from the Sundancers came to the Corte Bella Vendor Fair to solicit volunteers.
After listening to the options, I settled on ticket takers as the obvious best job. I said “Let me get this straight … I arrive at the ballpark a few hours prior to the game, greet fans or take tickets in the beautiful weather, talk with visitors who are absolutely ecstatic about being there, finish work after the 1st or 2nd inning, watch the ballgame, eat discounted food and go home early if I want …” You don’t get too many opportunities in life to do something really enjoyable and your efforts go to a really good cause. I did that for 13 years as a Little League and Babe Ruth Manager, and now I have had the chance to do it again. Inside Corte Bella Davis Cup Jerry Tinsley The second annual Corte Bella Davis Cup held on November 5th, a beautiful Saturday morning, featured twenty of Corte Bella’s most accomplished tennis stars. Red and Blue teams selected by team captains Ann Paulson and Jerry Tinsley were announced at a special Davis Cup banquet on October 18th at the Anacapa restaurant. The spirited, but friendly, competition saw many closely fought matches. Two matches were decided by third set tie-breakers with the experienced team of Rick Ryer/Ed Miller eking out

victory over hard-hitting Reno Peterson/Mark Nilsson; and well-conditioned Cathy Solla/Frank Olsson narrowly defeating speedsters Linda Sivakoff/Otto Furuta by a mere two points. The event was also a Corte Bella Tennis Club fundraiser for the Susan G. Komen Foundation to support breast cancer research, treatment and education. A total of $255 was forwarded to the Foundation by Dr. Mark Sivakoff, tennis club social chairman. The day concluded with a potluck luncheon at the beautiful Corte Bella lanai. The pictures portray the camaraderie good tennis matches convey.

The Season is Heating Up! Robin Mandell Current membership: 166 - a record! It’s only December, but there is a marked increase in activity in the surrounding Pickleball community in general, and within the Corte Bella Pickleball Club in particular. The courts are busy! CLINICS: We have already had two sold-out, successful clinics for new folks, introducing them to the game. One great thing with Pickleball - after an hour or so you can learn the basics and actually play a game. If you have ever played Ping Pong, Racquetball, Squash, or Tennis - your hand/eye coordination and paddle skills are already there. Come down and try Pickleball. Watch your e-mail for invitations to clinics being held over the next few months. Sign up, as space fills quickly. TOURNAMENTS: Club members who have played the game and are entering local tournaments are having incredible success! There was a lot of play on the courts, pizza was served on the lanai, and we all enjoyed meeting/reconnecting with club members. We have a lot of other fun events scheduled for the busy winter season.

Golf Season is in Full Swing Debbie Parks-Dube Happy Holidays Corte Bella residents! We are in full swing for our busy season at the golf club. It has been nice to see the folks that go away for the summer coming back to Corte Bella for our beautiful weather! The tee sheets are filling up and the clubhouse is busy during our prime season. We started a new hole-in-one program recently. It has been viewed as a positive change. Whenever there is a hole-in-one, you pick up your drink ticket the next time you are at the club and then you have a month to get your drink or you can use it at the party where we celebrate the holes-in-one for the month. At the party,
we will have appetizers and Happy Hour prices. Congratulations to Bill Benz, Sharon Soltvedt, and Denise Kowalski for their recent hole-in-ones to get our new program started! The golf shop is fully stocked so If you are looking for some holiday gift ideas, please stop by. A gift certificate to our golf shop or restaurant also makes a great gift. As always, Corte Bella residents are welcome to come in for coffee at the club or come join us for popcorn, drinks and lunch.
