From the General Manager’s Desk Don’t Put Yourself or Your Neighbors at Risk: Although I have written about this subject many times in the past, I wanted to again mention something of importance; one that I have great Mike Arrington, General Manager
concern over. Corte Bella has many miles of cement paths throughout the community specifically designed and planned for walking and jogging. During my regular travels throughout the community, I notice more and more people running and walking in the street; especially now that the cooler weather has returned.

I’ve heard the argument that the asphalt is easier on the legs than the cement paths, but Corte Bella streets are designed for cars and carts only with no consideration or specified lanes for walkers or runners. Nowadays there are sport shoes available that absorb shock. Many Corte Bella residents are frustrated (and rightfully so) by this practice of running/walking in the streets. This is a serious concern of mine along with many others. It is an accident waiting to happen, by my estimation. The reasoning behind the decision for walking and running in the street is not a reasonable risk for the potential deadly accident that could happen because of this.
Also, it is not responsible or considerate to put drivers at risk – they are simply using the streets for what they were originally designed for. Please take this into consideration if you are a runner or walker; and especially after dark when it becomes even more dangerous. I know some of you won’t even consider changing this practice but I thought this needed to be said in the name of safety and consideration of your neighbors. Hopefully, this message will prevent at least one bad accident or death.
Vote for the Governing Documents: If you have not yet participated in the vote to update and revise the Community Governing Documents, please take the time to do so. This is always a very difficult efffort to pull off in every community and it literally “takes a village”.

The Corte Bella Fall Festival kicked off the season with an outstanding event, attended by more than 300 residents. The brilliant decision to prepare for a complete indoor event by the Anacapa Food and Beverage team along with our First Service management team was the right one. The remnants of Hurricane Rosa were not going to ruin our annual event. Big thanks to Pam Lawrence for an outstanding evening and Linda Wright for the many photos she took and posted on our web, as well as our outstanding restaurant staff led by Executive Chef Dan Haywood. Great choice on the band and the food selection. As we near Thanksgiving, I would like to express our thanks to the Finance Committee team for several months of work on our 2019 Budget. This process started back in May and many volunteers worked throughout the summer with our General Manager to present a manageable budget that was approved by the Board at the September Open meeting. It was presented to
the entire community in October. Complete details will be mailed to all homeowners shortly. Additional thanks to our entire board for their commitment to our community and for working with the committees to get things done. Thanks to all the volunteers and FSR staff for all you do. The year 2018 was a challenging one for all of us and we’ll start off in 2019 with a positive outlook for the next few years. One of our favorite annual events is the Thanksgiving Day Brunch Buffet; this year it’s on November 22nd. Please plan to attend. This event is followed by the Corte Bella Christmas Tree Lighting buffet on November 28th. It’s not too soon to be thinking about next year’s Board of Director elections. We’ll have four openings next year and anyone interested in seeking a Board position should start thinking about it now. I’m available to discuss the responsibilities with anyone that may be interested. We had a Town Hall meeting in October and the turnout was fantastic. Many residents are clearly interested in our community and in hearing about the proposals to update our governing documents and to consider other possible changes to add future value to Corte Bella. Please start thinking about contributing your time and talent by serving the Corte Bella community as a board member in 2019. The next Board of Directors’ workshop will be held Friday, November 9th at 9:00 AM and the next board meeting is on Wednesday November 14th at 10:00 AM. The November meetings are being held earlier than usual due to the Thanksgiving holiday. Your thoughts, opinions and concerns are very important to me as your Board President. CULINARY Grilled BBQ Wings A recipe from Chef Dan

Chicken Wing Marinade
My Favorite BBQ Sauce for My Wings
Maple Chipotle Butter •
½ cup Maple Syrup
•
1/2 cup finely chopped onion
•
4 Tbsp Chipotle puree
•
1/4 cup canola oil
•
1 cup Melted Butter
•
3 teaspoons minced garlic
•
4 Tbsp Mayonnaise
•
1-1/2 cups ketchup
•
2 lbs. grilled or Baked Wings
30 chicken wings, thawed, using those with 1st and 2nd Bone
•
1/2 cup cider vinegar
•
1/3 cup packed brown sugar
Wings Preparation
•
1/3 cup Worcestershire sauce
In a large resealable plastic bag, combine the vinegar, olive oil, salt and pepper; add chicken wings in batches and shake to coat. Let marinate for thirty minutes

2 teaspoons chili powder
•
1/2 teaspoon cayenne pepper
Whisk together until smooth. Reserve ¾ in Bowl. Use the other part to brush on the wings. Brush onto Wings while grilling and then toss with remaining sauce and serve.

1/8 teaspoon hot pepper sauce

Directions:
Moisten a towel with cooking oil; using long-handled tongs, lightly coat the grill rack with a little oil. Grill wings, covered, over medium heat or broil four inches from the heat for twelve to sixteen minutes, turning occasionally. Brush with some of your sauce of choice or the remaining marinade Grill, uncovered for eight to ten minutes longer or until juices run clear, basting and turning several times. Toss with your favorite sauce before serving.

Stir in the ketchup, vinegar, brown sugar, Worcestershire sauce, chili powder, cayenne and cumin.

2 Tbsp Sweet Chili Garlic Sauce

2 lbs. Grilled or Baked Wings
Simmer, uncovered, for eight to ten minutes, stirring often. Remove from the heat; stir in pepper sauce. Set aside 2/3 cup for serving.
Combine and toss with your Favorite Grilled or Baked wings.
In large saucepan, saute onion in oil until tender. Add garlic and cook for one minute longer.

3/4 cup all-purpose flour 1/2 cup firmly packed light brown sugar 1/4 cup granulated sugar 1/2 teaspoon ground cinnamon 1/2 teaspoon ground nutmeg 1/4 teaspoon kosher salt 1 stick (8 tablespoons) unsalted butter
Apple Filling: • • • • • • • •
2 tablespoons unsalted butter, melted 5 Granny Smith apples, peeled and sliced Pinch of kosher salt 2 tablespoons brown sugar 2 tablespoons cornstarch 1 tablespoon vanilla Juice of 1/2 lemon Vanilla ice cream, for serving
Equipment: 8-inch cast-iron skillet Hot Grill or oven Medium sized bowl Preheat the Grill (or Oven) to 350 degrees F.
Method: For the crumb topping: In a medium bowl, mix the flour, brown sugar, granulated sugar, cinnamon, nutmeg and salt using a fork or pastry cutter. Melt butter and gradually add it to the flour mixture until evenly mixed. Set aside. For the apple filling: In a large bowl, add the apple slices, salt, brown sugar, cornstarch, vanilla and lemon juice and combine. In the skillet, butter the bottom and sides of the 8-inch cast-iron skillet. Pour any extra butter into apples and put the filling in the skillet and smooth out the top. Cover the apple filling in the skillet evenly with the crumb topping. Cover with foil and bake under grill for twenty minutes. Remove the foil and bake until crisp and brown on top; an additional thirty to forty five minutes or until hot and bubbly. Scoop into bowls and serve with vanilla ice cream.

Wine & Food: Uncorked Deborah Damery Lazear, CSW This is the time for a frenzy of holiday entertaining. Most folks are back from their summer vacations and anxious to reconnect. The biggest holiday events arrive this season. That usually means food and wine and lots of it. This issue of Wine and Food Pairing will suggest some holiday pairings to please everyone. Folks, I’m talking turkey time! It is a given that red meat such as a beautiful prime rib roast begs a tannic Cabernet but what about the confused turkey? It has both dark meat rich in fats and white meat, clean and lean. Who says we can only have one wine? I suggest offering two at the feast: a Pinot Noir that has enough acid balanced with juicy fruits to complement the dark turkey meat AND a gentle white such as Viognier (Chenin Blanc grape from Loire Valley, France) or a floral dry Riesling from the Mosel, Germany.
Note: I said dry not sweet. Look at the alcohol level on the bottle. If the Riesling says 6-8% that is considered sweet or semi-sweet; 10% and above is what you are looking for. Why? Alcohol in wine is created by the consumption of the sugars in the grape juice as the wine ferments. The more sugar eaten, the higher the alcohol, ergo the drier the wine. Frequently Asked Questions Why do tannic wines and rich foods pair well? Tannin can be felt in the mouth as a rough and drying feeling along the sides of the tongue and the roof of the mouth. Knowing that tannin is used to cure leather for shoes and purses, we get the idea that it is a necessary protector, just a little puckery in the mouth! Tannin
is present in wine due to contact of the grape juice with its seeds and skin during fermentation. Red wine has more tannin as it is fermented with skins to extract not only color but also the preservative nature that tannin offers. White wine is usually fermented without skins and seeds, so no tannin there! Rich food coats the mouth with luscious fats and flavor that can sometimes be overpowering of all the other tastes in the sauce or on the plate. Tannin removes some of the fat, leaving the palate clean to taste everything else. What to do with a cabinet of fortified wines? Cook with them. They add a special touch to the holiday meals. Ruby port is fruity, so sit with duck and cherries. Vermouth is herbal and will be great to deglaze a pork roast. Dry sherry can be used in Asian dishes if you don’t have rice wine on hand. Madeira is good with mushrooms and is wonderful in Thanksgiving Turkey gravy. Update from the Anacapa Advisory Group The Anacapa Advisory Group (AAG) was created in May of 2017 with the express purpose of assisting in the protection, promotion and preservation of Corte Bella’s key amenity, The Anacapa restaurant and its Food and Beverage Operation. The AAG is tasked with assisting HOA management to make sure the Anacapa and the ancillary Food and Beverage Operation is setup to be able to meet any specific challenge that might be presented due to market factors, legislation (minimum wage increases), and internal (specific to Corte Bella) forces. The primary goal is to assist in providing a sustainable and top quality benefit to the Corte Bella community. Since its inception, the AAG has worked to develop an effective team of volunteers; all of whom are committed to the specific tasks assigned by the HOA Board through the resolution that created this advisory group. Currently serving as AAG Group Chairperson is Dan Kronlund. Other members are Laney Patrick, Barb Morin, Arnold Solars and Linda Wright. There are currently two vacancies on the AAG. The committee is looking to find several volunteers with food and beverage operations management experience to include menu pricing and selection, inventory control and purchasing, management reporting expertise and the overall
understanding of a HOA amenity versus for-profit businesses. If this interests you, please complete a volunteer interest form in the HOA Office. The AAG developed an Anacapa Amenity Food and Beverage Operating Plan which was presented to and approved by the HOA Board of Directors. This detailed document was developed to identify and prioritize a business operating plan for the entire food and beverage operation, which includes the restaurant, the banquet and catering operation and the HOA events support functions. The AAG has made recommendations to HOA Management that directly impacted the development of the 2019 Budget for this division. Other AAG actions assisted HOA management with instituting season specific incentives to increase summer patronage in the restaurant, helped to identify food and beverage costs not directly associated with the restaurant, determined effective advertisement strategies and helped with institution of effective data collection methods. AAG meetings are held monthly on the first Thursday at 9:00 AM in the Laguna Room. All meetings are open to the community and you are encouraged to attend.

The under budgeted payroll was recognized early in the budget year. The General Manager and his team continue to work diligently to offset the issue by increasing Food & Beverage gross sales revenues - $186,000=/and managing other expenses to offset the remaining amounts. Some expense reductions were related to less than budgeted utility expenses, paint maintenance, and prudent management of maintenance to existing assets. As to the 2019 budget, gross revenues are budgeted to increase $133,725 primarily in Food & Beverage - $113,545. The increase is related to product and service pricing increases and projected sales volume increases. General expense items should remain flat to the 2018 budget year with the exception being payroll related to state mandated minimum wage increase and budgeted merit increases for the staff. 2019 has a projected net operating decrease - $17,325 or $10.50 per household. Reserves are increased - $198,500 primarily due to adding APS purchased assets, moving common area paint maintenance to reserves, decreasing life expectancy terms on specific assets to meet observed wear and tear life, and to stay within the CBCCA Reserve policy criteria.

Regarding: School district taxes -Peoria Unified School District: We are awaiting the election in November when two new Peoria Unified School District Governing Board members will be elected. The district is searching for a new Superintendent of Schools and Chief Financial Officer. The GAC COMMITTEE will keep you updated. We plan to earnestly pursue this issue.
Regarding: APS-- lights and poles update: In January 2018, the GAC-APS sub-committee concluded a four-year project to reduce the annual Corte Bella HOA Street Light Expense. An agreement between Corte Bella and APS was authorized on October 10, 2017 with (2) two main provisions: 1. APS would replace 285 HPS (High Pressure Sodium) street lamps with new LED (Light Emitting Diodes) luminaries to be paid in (three) installments totaling $368,107.22 with the final payment

2. Corte Bella agreed to purchase from APS all 285 existing street light poles and bases for $469,284.54. The full purchase price to be paid in (two)installments (one) one year apart at 0% interest. The initial payment of $234,642.27 (50%) was made on January 3, 2018. The balance is due on January 3, 2019, completing the final sale and full ownership of the street light poles, bases and luminaries to Corte Bella. Prior to completion of this project the HOA paid approximately $271,607.52 per year to lease street lights and poles. Currently we pay approximately $11,516.64 per year. This purchase represents a community savings of $260,090.88 per year. In summation, the Government Affairs Committee is hopeful that the savings generated by this endeavor will help to minimize future increases to our HOA fees.
Regarding: Water case at the Arizona Corporation Commission: No decision has been reached as of this writing. There have been delays and exceptions from several concerned parties. There was agreement on most areas of contention, however that has been questioned and interrupted due to those concerns. The cost impact on us as Corte Bella water users will be minimal one way or the other. Full consolidation of all EPCOR water districts however, would provide a modest rate decrease for Corte Bella. Negotiations are ongoing and to date the Commission has not voted.

Our September 11th Patriot Day ceremony and Walk Around the Circle was a huge success. Eighty residents joined us on the walk and many had breakfast afterwards. Thank you to all who came out to remember those who perished in the attacks on September 11, 2001. We also appreciate those that could not make the walk but either observed from the circle or expressed their recognition in other ways. A special thanks goes out to the North County Fire & Medical District who presented the Colors, provided by the Honor Guard, and displayed one of their Fire Trucks from the 135th & Deer Valley Fire Station. As Veterans’ Day approaches, we’d like you to know that the Sunland Memorial Park and Cemetery in Sun City will hold a ceremony to honor all veterans on Sunday, November 11th at 8:30 AM. This ceremony is open to the public. In addition, the HOA is sponsoring their annual Corte Bella Veterans’ Day Dinner and Dance on Monday, November 12th. This event is open to everyone within our Community NOT just veterans. Please come and express your appreciation for the active duty military, veterans, their families, and those still missing in action (MIA). You will enjoy a delicious dinner and a wonderful evening of dancing and camaraderie with your neighbors.
Led by Jim Starkman, CB Vets Charity Director, the Corte Bella Vets will be working jointly with the Sundome Plaza Merchants Association in support of their Angel Tree for Veterans Program. Two Christmas trees will be placed on the sidewalks in front of the plaza businesses located at 13519 W. Camino Del Sol in Sun City West beginning November 1st. Please pick up a Red, Green or Pink Tag and drop your gift with the tag attached prior to December 15th at the Sundome Plaza. The New Year will bring wonderful events for our Corte Bella Community. Our 5th Annual CB Vets Golf Tournament will be held on Sunday, February 24, 2019. Early registration is available at https://birdasepro.com/cortebellavetscharitygolf/. Exciting changes are being made for this event and proceeds will go to charities which are helping homeless veterans within the Phoenix Area. Remember that the Corte Bella Vets hold their monthly meeting on the first Tuesday of the month at 9:00 AM in the Corte Bella social hall. However, on January 9th at 6:00 PM, we will have evening meeting and members from Rosie the Riveters will be joining us. All residents are welcome to attend! We would like to thank those who attended our October 10th evening meeting. We were honored to have Retired USAF Colonel Tom Kirk, a highly decorated military pilot and Vietnam veteran POW as our guest speaker.

SOuL Supports Thompson Ranch Elementary School’s Fall Festival Linda Wright, SOuL member On October 11th, Smiling Out Loud (SOuL) delivered a pallet full of candy treats to Thompson Ranch Elementary School Principal Dr. Rachel Saunders and Vice Principal Donald “Casey” Kuhn. The candy was collected from the generous members of SOuL to help with the school’s Fall Festival on October 27th. SOul President Carla Smith and Board member Carol Courter presented the donation. The school, located on El Mirage Road, has a student population of almost 900 children.

Corte Bella Adventure Group Steve Downing Most Tuesday mornings, as we are heading out for a hike or bike ride, we see many Corte Bella Residents out riding their bikes or walking the circle. I would like to think the two miles we walk on a desert trail or a trail through the Pines, is much more enjoyable than two miles around the circle. Most hikes we do are less than six miles so the equivalent of three times around the circle. Well okay, maybe a little more of those ups and downs. Rich Ingram will normally post a Thursday bike ride around Sun City West following their bike trail. At most, this is only twentytwo miles round trip from your Corte Bella home. No speed records are broken on this ride and he does include a half way stop for donuts. On Saturdays, Rich will host events at the Apache Wash Trailhead off Sonoran Desert Parkway. You have the option of cycling, mountain biking, or hiking the numerous trails. On Sunday, November 11th, we are cycling from the Loop 101 and West Bell Rd to the Arizona Biltmore for lunch. This is a 36-mile roundtrip ride and is done on the canal trails, never having to ride in traffic. Who would have thought you could do that! I would like to extend an invitation to all you cyclists who are not part of the Corte Bella Adventure Group to come join us that Sunday morning. We will be meeting in front of the Anacapa restaurant and leaving at 8:30 am, bikes racked, to the starting point of the ride. Don’t forget your credit card for that Arizona Biltmore lunch. Hikes coming in November include Turkey Creek in the Village of Oak Creek, Vulture Peak in Wickenburg, and a stroll on the Discovery Trail in Vistancia. The photo is a six mile hike we did in the Sonoran Desert Preserve - only 600 feet of climb over three miles with 360 degrees of views from North Phoenix to the Bradshaw Mountains.

Jason Love Comedy Show September 14 Another sold out comedy show provided all the possible kinds of laughter for Corte Bella once again. This popular event never fails to give the maximum value for the price of the ticket. The three comedians from Los Angeles had everyone truly laughing out loud.
Paint on Plates September 19 It was a full room of creative ladies for this event and the end results were phenomenal! The art class offered each person the opportunity to paint a personalized ceramic plate decorated in their choice of patterns, colors and styles. The diverse range of finished plates at the class end was something to behold.

The amazing talent of Terry Davis and his band, plus some fabulous backup singers, provided the sold out crowd of more than 200 Corte Bella residents an enjoyable night’s entertainment. The tribute to one of America’s most prolific song writer/performer was excellent in every way. Another fabulous TAD Management production brought to Corte Bella was very well received by all in attendance.
The bus rolled out of Corte Bella and into Chase Field with residents dressed to support their favorite teams meeting on the ball field. With great seats and D’bucks to spend on food, drink or souvenirs, Corte Bella folks had a lovely time at the ball game.

The rainy weather did not matter and some 340 residents gathered together to enjoy some great food, amazing music from the Faded Jeans band and the delightful company of their neighbors plus great ambiance and decorations at the annual Corte Bella Fall Festival. The beginning of the official “season” here in Corte Bella was opened with style and lots of fun for all. The food was delicious and the quality of the service from the Anacapa staff was superb in every way.
Executive Chef Dan Haywood offered a cooking class featuring German cooking for the Oktoberfest season. The demonstration included Konigsberger Klopse, Weiner Schnitzel with cucumber salad and Shokokuss for desert. Nobody walked out of this class hungry!
Anacapa Annual Oktoberfest Buffet October 6 It’s a Corte Bella tradition! The Santa Barbara room was filled with folks enjoying traditional German Oktoberfest cuisine prepared by the Anacapa kitchen under Executive Chef Dan Haywood’s direction. Delicious food was enjoyed while listening to German music from a talented professional accordion player.

Corte Bella Tennis Club Fall Highlights Joel Piaskowski With the cooler weather now in place, the tennis courts are full of activity. Of particular mention is a member of the CBTC who competed in the USTA (United State Tennis Association) Southwest Sectional Tournament. Dave Beams is part of a men’s 3.5 doubles team (known as “The Ballers”) that traveled to El Paso, TX in September. Dave competed in the men’s age 55 plus tournament held September 14th, 15th & 16th. Only four teams qualified for this tournament; one team from northern New Mexico, one from southern New Mexico, one from west Texas and one from Arizona. This alone is a great accomplishment. The Ballers have been a team for the last four years. Their hard work paid off by reaching this tournament. With many hard fought matches against some stiff competition, they finished in fourth place. In spite of that, the guys all had an awesome time together playing the game they love, solidifying their friendships and making new friends. The CBTC ladies 3.0, 3.5 and 4.0 teams have been practicing hard and look forward to another competitive season of West Valley League play. On October 14th, CBTC members enjoyed a fun filled afternoon with a club bowling outing at Johnson Lanes. What do these two sports have in common? Believe it or not, you can lob your ball playing both tennis and bowling.
On Saturday, October 20th, all the courts were filled as CBTC welcomed back many members from their summer hiatus, with a social “Homecoming Tournament”. Players wore their favorite college or high school team colors or shirts. That evening the club held its first night time dinner and social on the Lanai. The CBTC Board entertained all members with a special “welcome back” cheer, complete with pom poms. What a sight, to say the least. The evening concluded with a delicious pot luck dinner, raffle prizes, and members staying to dance the night away. Yes, we had our very own “Homecoming Dance”. On November 17th, CBTC will hold one of the most exciting events we have. The third annual “Davis Cup Tournament”. The real Davis Cup is the premier international team event in men’s tennis. It is run by the International Tennis Federation (ITF) and is contested annually between teams from competing countries in a knock-out format. It is described by the organizers as the “World Cup of Tennis”, and the winners are referred to as the World Champion team. The competition began in 1900 as a challenge between Great Britain and the United States. This is the one annual team competition the club holds. CBTC team captains will select their players via a player draft, which will be held November 7th on the patio of the Anacapa Restaurant. The CBTC year will conclude with the always anticipated annual Holiday Social on December 15th. CBTC is where the fun never stops!
