A Busy Summer in Corte Bella This summer has been busy at Corte Bella. Several committees are working on a large, long term plan to improve some existing facilities, including the possible expansion of others. Learn more about this by attending meetings of the Buildings and Grounds and Long Term Planning Committees if interested. Monthly Board Meetings are also a good venue to be updated on what is happening in Corte Bella.

The Las Positas turf retention basin, adjacent to Deer Valley Road, received new curbing and decorative granite replacement early in the summer. Corte Bella’s 17.5 miles of asphalt streets and parking lots received a full crack sealing and seal coating effort. Additionally, some older streets, built back in the initial phases of Corte Bella, were reconstructed. All crosswalks were redone in “ladder� style to stand out to traffic. The street project cost nearly half a million dollars and was last done about five years ago.

All iron fencing along Deer Valley Road and both vehicle gates were painted a nice glossy black. All 700 plus Palm Trees were trimmed in August. Thirty brand new chairs were added to the Lanai seating area. A rehab of the pool complex including deck replacement is scheduled for the month of October and the pool will be closed for construction most of the month. This major operation will exceed $100,000 in cost. The Corte Bella 2020 Budget will be completed, approved by the board and presented to the community in an evening meeting on October 3rd in the social hall. By now, the Community Reserve Study has been completed and incorporated into the budget as well. The Annual Audit has been completed. All HD cameras were replaced at both entry gates. This equipment was donated by one of our fine residents, who wished to remain anonymous.

Board Talk We know you are out there! A few months ago at our 2019 annual meeting, I announced that I would not be serving the final year (6th) of my term on the board as your president. David Saulnier stepped up and was voted in as President

Michael McVeigh, Vice President CBCCA unanimously by the board. This transition works best when we all work as a team.

As your Vice-president, I agreed to take on an additional responsibility to help build a better volunteer bench for all of our committees going forward. The success of our community for the past fifteen years has been largely due to these committees, but more importantly – the committees’ leadership. Each year, April is recognized as National Volunteer Recognition Month. We need your help now. We have at least four committees that have been led by volunteers that have been in chair or cochair positions for two or three years. If you attended our 2019 Annual Membership Meeting, you saw first-hand what our talented volunteers can do to make a difference for all of Corte Bella. We saw presentations by Board Liaisons, Committee Chairs/Co-chairs and members on the outstanding work they did in 2018 and what ambitious plans they have for 2019. Most attendees saw presentations while I saw team work, creative thinking and leadership in motion. Our volunteers place the good of others above self and this dedication puts them in a very special family. These are the folks that don’t just wait for things to happen; they make things

happen. Please consider adding your name to the Corte Bella volunteer leadership ranks and learn how we can “help you help us.” Read this article again and think about contacting us to offer your talents. From the Editor’s Desk Linda Wright September returns with the promise of cooler days and beautiful nights. Those of us who live in Corte Bella year round are especially glad that summer is winding down and the daily temperatures will give us a break from the heat. This month is considered the first month of autumn and it is traditionally the start of the “season” for our community. Our part time residents will soon begin to filter back in and Corte Bella life will be busier. Take a look at the events and activities that are happening in this month and are in the immediate pipeline through the rest of this year. Enjoy participating in Corte Bella life. Visit the Mission San Xavier del Bac, the White Dove of the Desert – a national historic landmark, founded in 1692 by Father Eusebio Kino. This is the oldest European structure in Arizona and remains an active church for the local Tohono O’odham reservation. Each Angel hanging on the tree provides a child’s name and age along with a list of their Christmas gift dreams. Maria’s Chicken and Pork Adobo with Jasmine Rice

Executive Chef Dan Haywood, Anacapa Restaurant

Ingredients: 2 pounds chicken wings (raw), or about 12 to 16 wings 2 pounds pork ribs, cut short and in single ribs ½ cup white vinegar (can use any type except balsamic) ¼ cup soy sauce 4 cloves of garlic 2 tablespoons of pickling spices in a sachet tied with string 2 bay leaves 2 tablespoons chopped green onions

Method:

Jasmine Rice Ingredients: 2 cups jasmine rice 4 cups of water

Method: •

In a large bowl, rinse the rice until water runs clear.

In a medium to large pot with a cover, add all ingredients and bring to a simmer. If necessary, can add ¼ to ½ cup of water.)

Place rice and water in a pot or rice cooker. Bring to simmer. If using stove top, cook for 20 to 25 minutes.

Rice should NOT be stirred. Remove from heat when all water has been absorbed.

Let cook at low heat for 35 to 45 minutes. Chicken and pork should be fork tender.

Let stand for 10 to 15 minutes. Serve warm.

Spoon meat into 4 bowls evenly and serve with jasmine rice and plenty of the broth.

Garnish with green onion and enjoy.

Corte Bella Long-Term Plan: Mission Statement 2 Chuck Hokans, Long Term Planning Committee/Finance Committee Member Mission Statement 2: Ensure sound and sustainable fiscal and operational practices. Before readers hit the “snooze button”, Mission Statement 2 goes to the heart of how Corte Bella chooses to manage its financial assets. As of May 31, 2019, Corte Bella Country Club Association (CBCCA) has total assets of $5,968,196. The 2019 projected gross operating income (HOA dues/other income) is $4,293,963 and the 2019 budgeted operating expenditures are $4,359,028, including a non-cash expense for depreciation of $65,347. Reserve Fund investments are $4,133,329. CBCCA is a multi-million dollar, notfor-profit small business/municipality generating significant annual cash flow with substantial assets and significant annual operating expenses. It is vital that our HOA’s funds are managed in the best interests of all homeowners.

Goal 1: Maintain and enhance the financial safety/soundness of the Corte Bella Country Club Association.

CBCCA has a chartered Finance Committee chaired by Dan Kronlund. This committee has the following additional members: Roy Ikenberry, Vice Chair; Joel Block, Investment Subcommittee Chair; Chuck Hokans, Steve Hurst, Tom Cerney and Tom Stenzel. Mike Arrington, First Service Residential General Manager, CBCCA’s Treasurer Kathy Carmickle and Board Liaison, Steve Michaud are also attendees. Finance Committee members come from a variety of backgrounds with expertise in banking, financial consulting, investments, accounting and business management. The committee’s primary responsibility is to assist the CBCCA Board in the prudent management of CBCCA funds under governance provided by the CBCCA Board of Directors, Arizona Statutes and Corte Bella’s CC&R’s.

The Finance Committee established nine objectives to provide direction, guidance and measurement to meet the challenges posed by Goal 1. •

Prepare an annual operating budget for revenue, expenses, reserves and capital.

Ensure compliance with financial policies and procedures.

Incorporate HOA Board-approved capital improvement projects into the annual budget process.

Perform a monthly review of performance versus the budget.

Ensure that an annual audit is performed by a certified firm.

Initiate an annual Reserve Study.

Periodically review the HOA fee assessment and make appropriate recommendations concerning the fee to the HOA Board.

Establish an Investment Subcommittee within the Finance Committee.

Develop a community operating plan focused on revenue growth and service.

June through mid September is always slow after seasonal residents head out and summer travel begins for year round residents. The departments with the largest negative variances (although by small amounts) included the HOA Events, due to less events than budgeted; Restauarant, fully related to less outside banquets and related food and beverage sales; and the Spa, having a negative ($252) vs. budget for surplus $1,828, primarily due to massage revenue under budget and related expense over budget. Year to date (YTD, the total Net Surplus is $106,856 vs.

surplus budget of $26,668. The most significant surplus is in the Facilities Expense - $68,844 under budget, related to payroll and water/sewer $35,778 and $47,561, respectively. The other more significant bright spot continues to be the Restauarant, which remains at a $20,612 net income despite carrying the payroll burden for the HOA Social Events of approximately $54,000. With summer heat and humidity returning, revenues in the Restaurant and HOA decline and expenses related to cooling, landscaping, and maintenace increase. But as of today, the state of the HOA is very good!

Observe Patriot Day with Corte Bella Vets Larry Leighton September 11th is Patriot Day, observed as the National Day of Service and Remembrance in memory of the people killed in the September 11, 2001 attacks on the Twin Towers, the Pentagon and the airplane crash in Stoneycreek Township, PA.

Corte Bella Vets will host our annual remembrance at the HOA flag pole at 7:00 AM. (Patriotic music will start at 6:30 AM.) Immediately following the ceremony, residents and guests are invited to participate in the “walk-around the circle” and cool down with a light breakfast at the Anacapa. Tickets ($5.00) on

sale in the Fitness center are required for the breakfast snack. The ceremony and walk are free of charge. Units of the North County Fire and Medical Authority will conduct the Fire Fighters’ “Bell Ceremony” or “The Ringing of the Bell”. Members of the Surprise Police Department and the Maricopa County Sherriff’s Posse will be in attendance. The American Legion Post 94 Honor Guard will provide Taps and the riffle volley. The “inside lanes” (closest to the flag pole) of the North Carrera and North Mission Drives will be closed from 6:00 AM to 8:00 AM. All traffic will be re-routed through the Golf Club/HOA parking lot. Attacks killed 2,996 people, injured over 6,000 others, and caused at least ten billion dollars in infrastructure and property damage. September 11th was the single deadliest incident for firefighters and law enforcement officers in the history of the United States, with 343 injured and 72 killed. The United States of America flag should be flown at half-staff as a mark of respect for those who died on September 11, 2001. Many people observe a moment of silence at 8:46 AM (Eastern Daylight Time), as this marks the time the first plane flew into the World Trade Center.

News from SOuL (Smiling Out Loud) Linda Wright, SOuL member SOuL President Carla Smith and board member Marci D’Olivo presented Captains Mark and Kathy Merritt of the Salvation Army Sun Cities Corps with a check for $2,000 to be used with their program “Bikes for Kids.” The program has given out more than sixty seven (67) refurbished bikes to all ages from three years old upward and to several homeless adults. Each bike is given out with a helmet. SOuL’s donation will go a long way towards providing those required helmets, according to Captain Kathy. Several SOul members have donated gently used bikes to this program. SOuL members feel very good about participating in this program that is truly changing lives of the needy in the West Valley. SOul provided a donation of $1,000 to the Valley View Food Bank. President Carla Smith presented the check to the food bank office. Once again, SOul is working hard to help those less fortunate here in the Northwest Valley. Save the Date!

A Special Kind of Person – Sara Morris Barbara Morin This month’s featured Anacapa employee is Sara Morris. This coming October marks her second year working in the restaurant. Her primary responsibility is being a server, but she’s always eager to assist in other areas if the need arises. Sara is a native of Arizona and attends Arizona State University. She’s a junior and studies nutrition and kinesiology, the scientific study of human or non-human body movement. (I’ll admit I had to look it up to get the correct definition.) Her goal is to get a doctorate in physical therapy and work with athletes, in pediatric therapy and with special needs kids. This comes from an inspiration she acquired in high school when the athletic trainer allowed her to assist with rehabilitation of football players. Sara has been an active participant for athletes and their special needs. Groups such as “Best Buddies” and “Friendship Walks” help the mentally and physically challenged. As it turns out, her training and expertise will soon be of value within her own family. When her father had his knee replaced a few years ago she saw first-hand the physical therapy needed for him to return to functional ability. Soon he’ll be having his other knee done and will have the good fortune of an in-house physical therapist! Like so many others, Sara enjoys the friendly atmosphere the Anacapa has to offer. Important to the success of any dining facility, it’s more than a dining room away from home. It’s been said that a restaurant’s atmosphere sets the stage. Food takes the spotlight and the guests are the audience. The next time you visit the Anacapa please take time to say “Hi” and wish Sara all the best in each and every one of her future endeavors.

Corte Bella Music Group (Acoustic) Donna Norton It is Wednesday night and Mila Bigelow is loading up her ukulele and guitar for another get together at Greg Peck’s house. The songs to be practiced during the evening will include several that will be performed at a Heritage Tradition concert on an up-coming Tuesday afternoon. Having met different musicians in the group she now calls “friends,” the experience has been enriching. The acoustic instrument group here in Corte Bella has been playing together for a few years now, with members selecting songs for the group to consider and then determining the appropriate “key” for playing based on what sounds best. They welcome any new members willing to spend a couple of hours on Wednesday evenings at either Greg’s home or in the Corte Bella social hall. RISE – Lifelong Education for All Leslie Steffes, Corte Bella resident Learn something new! RISE – Rio Institute of Lifelong Education, is a community-based educational organization created for and by adults in Maricopa County for the purpose of stimulation, enlightenment, and interaction with peers in an environment which encourages life-long learning. Located close to Corte Bella at Rio Salado College, 12535 W. Smokey Drive, RISE offers over 100 courses in the fall and spring semesters plus over 500 online courses. Starting their 23rd year, the Fall Term registration begins in September, 2019. However, registration is always on-going throughout the year. You can become a student at RISE for a yearly membership of only sixty-five dollars. Courses require no pre-requisite and they are not for credit. Take as many classes as you wish. RISE provides high-interest, non-credit courses taught by experts in their field. There are classes for everyone in areas of health/ wellness, art/music, science/technology, computers, religion/ spiritually, travel, history and finance. Spring term 2019 offered over 130 courses. Classes held included Avoid Scams, Fraud & Abuse, Post-Impressionism, Foot Reflexology, The Golden Rule in All Religions, African American History, Food for Medicine, Exploration of the Planets, American Sign Language, Healing for the Aging Body and Brain, Tai Chi, and Arizona Law, to name a few. July 4 It was a wonderful 243st birthday party for the USA right here in Corte Bella. Everyone at the event enjoyed delicious food prepared by the Anacapa. The Faded Jeans band had everyone on the dance floor, song after song. Corte Bella did the country proud with this one.

Jason Love’s Comedy Show July 19 It was a packed house again for a night of chuckles and belly laughs. This show never disappoints. A group of very funny comedians from the LA comedy scene traveled here to entertain us with good, clean comedy. It was great fun.

Cool Off with Friends Ice Cream Social July 28

Scottsdale Musical Theater Show – The Pajama Game July 13 The All Aboard America bus carried thirty some Corte Bella residents to the other side of the valley to enjoy a delicious lunch at Rigatoni’s followed by a very enjoyable Scottsdale Musical Theater production of “The Pajama Game” at the beautiful Tempe Arts Center.

It’s a Corte Bella tradition and once again, this was a very popular and well attended event. Thank you to the HOA Board and Management for providing this every summer to bring our community together during the hot weather for socializing and some tasty treats.

While preparing some delicious “favorite” dishes, he told many personal stories that enhanced the experience and the taste of each dish. Chef delighted everyone with green curry noodles with shrimp, chicken and pork adobo with jasmine rice and baked apple cobbler with ice cream. Delicious food, great techniques demonstrated and perfect personal touches.

Corte Bella Tennis Club News Donna Norton Corte Bella resident Fang Ge, wife of Henry Bleile, came to the United States from China five years ago. Interested in learning more about both her neighbors and a game she thought she might like, she joined the Corte Bella Tennis Club. She started attending the FREE tennis clinics on Wednesday mornings. Although Fang Ge in action not always certain what she was hearing, she watched the other participants and quickly followed their lead. When the clinics ended for the summer months, she decided to keep up her practice utilizing Corte Bella ball machine and ball carrier/hopper to work on her stroke.

Corte Bella Tennis Club will continue offering FREE tennis clinics every Wednesday morning at 7:00 AM beginning mid-September. Corte Bella Golf Club News Debbie Parks-Dube The summer will be coming to an end so we will begin our annual over seeding of the golf course. This year, we will be closed for over seeding from September 30th to October 17th. Those of you that are new to Arizona may not be familiar with the over seeding process. This process takes place on the golf courses and in most common area grass in residential communities. Most people enjoy seeing beautiful green grass all year long. If we do not over seed, the grass would be dormant and brown all winter long. The base grass here at Corte Bella is Bermuda grass. However, Bermuda will not stay green all year long and this is why we over seed the golf course with Rye grass. The Bermuda grass will be cut down very short and then Rye grass will be dropped over the top of it. Once the Rye is dropped and receives plenty of water for a few weeks, beautiful grass appears. The new Rye grass will remain all winter long until the temperatures start creeping up near 100 degrees in the late Spring. At that time, the Bermuda grass, which has been dormant but alive under the

Rye grass, will start to thrive with the heat and will take over the golf course again. This process makes for a green golf course all year long! Remember to come by for a meal at the golf course or to shop in the golf shop.
