In the Pipeline at Corte Bella I hope you all are enjoying your Summer, wherever you are at the moment. Knowing that many of you are away, I thought I’d share a little bit about what is happening at Corte Bella. The roads and parking lot rehabilitation project is going very well and should be completed right around the end of

July. This includes some reconstruction of a couple older streets from phase one of the development. Those of you who are away will return to fresh, black streets and parking lots with stripping that “pops” again. Both iron entry gates and wrought iron fencing are scheduled to be painted a glossy black this month. All 740 plus palm trees will be trimmed at the end of July after the road project is completed. Other trees are being prepped for the coming monsoon winds. We have added a TV monitor in the Anacapa breezeway that displays a continual loop of valuable information that is useful to our residents and guests. A second TV will be in place for the same purpose in the Fitness Center by the time you read this article. This has been a very nice addition to the community’s communication plan as originally recommended by the Long Term Planning Committee.

The summer turf should be coming in nicely by now due to the proactive work done this spring by our landscape partners, even though mother nature did not cooperate and triple digit temps did not settle in until about the second week of June. The turf was both aerated and thatched this spring to promote turf health and condition. All plants and vegetation are rebounding nicely from the two freezes experienced in April, and replacement of the ones that did not survive is complete. The Anacapa project is doing well as a newly established Adhoc committee under the Buildings and Grounds Committee was assigned to begin planning potential expansion and improvements to the restaurant and kitchen facilities. Annual decorative granite replenishment was completed in June over in the Las Positas area just north of Deer Valley Road. The association purchased thirty new chairs for the Lanai facility. A complete rehab of the swimming complex deck is scheduled for some time in October, with an exact date to be determined. That effort will require the pool complex to be closed for an estimated ten days. Management is working on the annual budget draft and reserve study to present to the Finance Committee and Board of Directors in mid-Summer. Our annual financial audit is complete and on its way to the board for review along with the association’s tax filing. All in all, it’s business as usual here in Corte Bella as many volunteers including your Board of Directors work very diligently on your behalf to continue to make Corte Bella the Jewel of the West Valley. Board Talk Summer 2019 It’s the time of the year when seasonal residents are away at their summer homes and many of Corte Bella are traveling. But, there are also many

David Saulnier, CBCC Board President of us who are prepared to face the blistering heat that is Arizona in the summer.

I’m settling into my new role as President of the HOA Board of Directors. The challenges abound but with the help of Michael McVeigh, Board Vice President, and the other Board Directors as well as our General Manager, Michael Arrington, and his staff, my transition has been seamless.

There are many projects going on in Corte Bella at this time. The road project is in full operation and the street seal coating is scheduled to take place thru the end of July. I ask all our residents to be as courteous as possible as we move through this process. Another major undertaking is the preparations for the expansion of our restaurant facility and our social hall along with other parts of our common areas. The Buildings and Grounds Committee is working to vet architectural firms to recommend to the Board for approval to have a master campus plan developed that would maximize the space available. I’m requesting that all of us be patient as with any project of this size and scope, it will take perseverance to see this through to the final stages. From the Editor’s Desk Linda Wright Here we are in what is known as the “dead of summer.” If you’ve ever wondered what that idiom actually means, this is referring to a period of time that has very little activity taking place in it. I would guess this is a pretty accurate expression for these two months around Corte Bella. But, I hope you’ll be participating in the annual Independence Day Dinner/Dance, the annual Ice Cream Social (its free!), the Jason Love Comedy Show, the Sunday Cabaret, the Sedona Pink Jeep Tour, the trip to the Scottsdale Musical Theater to see the Pajama Game, Chef Dan’s Cooking Demonstration, and the Diamondbacks baseball game with the San Francisco Giants. All those things are happening in July and August thanks to our HOA Lifestyle Manager, Pam Lawrence.

There’s always something to do here in Corte Bella no matter what the time of year may be. The Anacapa has Happy Hour every Tuesday and Thursday beginning at 2:30 PM. The Fitness Center and the pool are open early and stay open late during the summer months. The classes at the Fitness Center are happening all summer. Most interest groups and clubs function year around. Corte Bella life is one that doesn’t stop just because the outside temperature is up there in the triple digits. And, there is indoor corn hole play in the social hall on Thursday evenings. The year around residents are a hardy bunch and our community has some very real signs of life during the “dead” months. Stay cool, neighbors.

Can You Help? Corte Bella is looking for a volunteer with some special skills. If you are a resident with architectural expertise, please consider becoming a volunteer consultant with the HOA Buildings and Grounds Committee. This committee is working on the Corte Bella amenity capital improvement initiatives as identified and directed by the HOA Board of Directors. If you have experience as an architect and have time to spend as a community volunteer, please complete the Interest Form (found online at the Corte Bella website or available in the HOA Office.) Return the completed form with your supporting resume to the HOA Office or the HOA General Manager, Michael Arrington. Thank you in advance for your interest.

Pan Seared Scallops with Balsamic Tomatoes and Spinach Salad

Executive Chef Dan Haywood, Anacapa Restaurant

3 Tbsp. extra-virgin olive oil 1 medium bulb fennel, sliced Kosher salt and freshly ground black pepper 5 oz. fresh baby spinach (about 5 cups) 1-1/4 lb. “dry” sea scallops, trimmed of their abductor muscles and dried well 1 lemon – cut in half

Method: Set a large, heavy skillet over mediumhigh heat for 1 minute. Add half the oil, swirl it in the skillet, and add the fennel. Season with 1/2 tsp. salt and a few grinds of pepper. Cook, stirring occasionally, until the fennel wilts and starts to brown, about 4 minutes. Remove From heat. Add spinach, toss together, and let stand. The fennel will lightly wilt the spinach. Add a sprinkle of Corn Salsa (recipe below.) Set a large cast-iron pan or a heavy 12-inch skillet over high heat for 1-1/2 minutes. Season the scallops with 1/2 tsp. salt and pepper. Add the remaining 1-1/2 Tbs. oil to the skillet, swirl it in the pan, and add the scallops. Cook without moving for 3 minutes. Gently flip the scallops and cook until they’re well browned and almost completely firm to the touch, 1 to 2 minutes. Arrange 3-4 slices of tomatoes on four dinner plates. Portion the spinachfennel mixture onto the middle of each of the plates; top with the scallops and more corn salsa. Serve immediately.

Oven Roasted Balsamic Tomatoes •

6 plum tomatoes, cut in halves lengthwise with core removed

4 tablespoons good olive oil

3 tablespoons balsamic vinegar

2 large garlic cloves, minced

2 teaspoons sugar

1 1/2 teaspoons kosher salt

1/2 teaspoon freshly ground black pepper

Preheat the oven to 450 degrees F. Arrange the tomatoes on a sheet pan brushed with olive oil in a single layer. Drizzle with olive oil and balsamic vinegar. Sprinkle the garlic, sugar, salt, and pepper over the tomatoes. Roast for 25 to 30 minutes, until the tomatoes are concentrated and beginning to caramelize. Serve warm or at room temperature.

Corn Salsa •

3 ears of corn, roasted in husk, cooled, cut off cob

1 roasted red bell pepper, diced

2 Tbsp. cilantro leaves, chopped

1 small red onion, minced

1 clove garlic, crushed, minced

1 Tbsp. lemon Juice

1 Tbsp. olive oil

Salt and pepper to taste

Combine all ingredients. Season with salt and pepper. Let stand for one hour before serving

Corte Bella’s Long-Term Plan David Wright, LTPC Chair In January 2019, the Long-Term Planning Committee (LTPC) presented Corte Bella’s first long-term plan (LTP) to the Board of Directors which approved it as a template for the future. The plan is divided into three sections, 1) a list of five major capital improvement projects, 2) a dashboard plotting these projects against funding sources and time in a single document, and 3) a report summarizing five Mission Statements. The LTPC strongly encourages everyone to read these documents.

Here is a brief look at the five Mission Statements developed by the Board. Mission Statement 1 • Apply fair and impartial governance.

Mission Statement 2 • Ensure sound and sustainable fiscal and operational practices.

Mission Statement 3 • Develop and enhance effective communication within and outside the community. Mission Statement 4 • Preserve, maintain, enhance and protect community assets. Mission Statement 5 • Promote a sense of community. The LTPC spent the better part of two years (2017/2018) discussing and developing best practices to satisfy the Goals and Objectives mandated by the Board for each Mission Statement. These recommendations describe specific actions to be taken to ensure that Corte Bella remains a well-managed, fiscally sound, actively vibrant community whose assets and amenities are properly developed and maintained for the enjoyment of all residents. The report serves as a roadmap, developed to help guide HOA Management, the Board and the Board’s various committees as they deal with the challenges involved in managing a complex, high-end Home Owners Association in the 21st century.

The Mission Statements, Goals and Objectives should not change over time. The recommendations on how to satisfy them, however, will most likely require periodic revision and updating. This is the first in a series of five articles being published in the CB Times to help familiarize residents with the Mission Statements and their impact on the community.

Mission Statement 1 – Apply fair and impartial governance. This first Mission Statement sets the tone for the manner in which the HOA should be managed and operated. The Board decided on four specific goals to ensure compliance with this Mission Statement. •

Summary: April Net Deficit to budget was unfavorable ($2,212) or 1.1%. Dept’s unfavorable to budget: Administration Net ($5,595), due to add’l expense related to CC&R legal, mailing & postage; HOA Events Net ($3,773), related to event timing; Restaurant Net ($12,346), primarily due to payroll burden and add’l HOA payroll. Favorable departments included Facilities Net ($12,591), due to less water & sewer and payroll; and Fitness Center ($1,170) due to revenues. YTD is a favorable Net Surplus to budget by $74,122. Unfavorable departments include Administration ($6,135) due to CC&R change expenses, and Landscaping ($5,896) due to timing

of pest control expense in Janaury. Primary favorable departments include Facilities Net ($61,116) less payroll ($21,894), and less water/sewer ($36,984); and Restaurant Net Revenue positive $21,426. The HOA Events, Restaurant, and Spa have provided surplus cash to operations of $47,660 YTD April 30. Restaurant Food revenue to budget results continue unfavorable due to over estimated budgeting of $55,000 as compared to YE 2018 Actual results. The Restaurant Net is favorable to budget $10,715 and has provided a cash surplus of $21,426 YTD, in spite of carrying the payroll expense for HOA Events of approximately $40,407.

Corte Bella Vets News Karen Starkman Charles F. Gorden, US Army Retired, was our featured speaker on June 11th. General Gorden served in World War II, the Korean War, and in Vietnam. He began his military career in 1944 as a seaman recruit with the US Navy. He served on a destroyer escort doing convoy duty in the North Atlantic until the end of WWII. He remained in the Navy until joining the Army in 1950 as a Sergeant First Class. He was accepted in Officer Candidate School in early 1951 and received his commission as a Second Lieutenant. General Gorden served at Fort Bragg, North Carolina; Korea (3rd Infantry Division); Europe; and in Vietnam (as commander of the 2nd Battalion, 4th Artillery) until returning to the States in 1968. Gen. Gorden worked at the Pentagon and the War College. He commanded the 8th Infantry Division Artillery until promoted to Brigadier General in 1974. After staff service with the NATO Central Army Group, he commanded the III Corps Artillery at Ft. Still, Oklahoma and retired in 1981. Another transitional home which the CB Vets support is Veteran’s First St. Bernadette’s (formerly Mary Ellen’s Place.) St. Bernadette’s serves as a transitional home for woman veterans with a primary mission to prevent homelessness and stabilize lives among women veterans. St. Bernadette’s provides spiritual support and assistance with rent, utilities, food, and bus passes. They provide emergency housing through motel stays or at on-site apartments. Like the James Walton Home, they work to build trust with the veteran while providing support, job training, programs and services which enhance lives of the woman veterans. Photo: Flynn Fuller

SOuL (Smiling Out Loud) News Linda Wright, SOuL member SOuL President, Carla Smith, attended the Thompson Ranch Elementary School Teacher and Volunteer Appreciation Luncheon on April 9th to receive a big thank you card to all SOuL members for the support given to the school during the school year. SOuL donated new forks (288) for the Sun Cities West Valley Salvation Army Corps dining room and presented this gift to Captain Kathy Merritt and Captain Mark Merritt at the group’s recent Pasta Night event. The Salvation Army feeds many needy west valley residents in their dining room. The

new forks will replace those that are completely worn out from daily use. SOuL meets the third Thursday of each month (yes, during the summer too) at 10:30 AM in the social hall. All Corte Bella ladies are most welcome to join us.

For the second year, members of the Corte Bella Tai Chi Group celebrated World Tai Chi and QiQong Day on a beautiful Saturday in April. The CB Tai Chi Group is dedicated to learning and practicing Yang Style Tai Chi, the most popular form of Tai Chi throughout the world. Tai Chi can help improve balance, increase leg strength and enhance memory, among other benefits attributed to this ancient art. At mid to late August, do major shrub and tree pruning (do not put black paint on the fresh cuts.) Harvest your herbs. Fertilize citrus in pots for the last time this year. Fertilize roses at half strength. Fertilize succulents at half strength. Fertilize palms for the last time this year. Sow seeds for lettuce (look for Sea of Red), carrots, Brussels sprouts, chard, kale, spinach, cabbage, cauliflower, and radish. Cut back tomatoes to one foot in height; fertilize and water deeply. Refresh mulch with a new layer. Amend soil with humic acid in liquid form.

Drop Toppers Trip to Saguaro Lake Nancy Wendler Tax day saw eighteen convertibles head out the back gate of Corte Bella for a mid-morning drive to Saguaro Lake. Tops were down and the weather was perfect for the ninety minute trip past Fountain Hills. We lunched at the Lakeshore Restaurant overlooking the 1.98 square mile lake located in Tonto National Forest. At 2:30, we boarded the Desert Belle, which was launched fifty years ago to give narrated tours of the man-made lake. Saguaro Lake is one of four reservoir lakes formed by the Salt River and is 110 feet deep. The boat tour goes through the lake and side canyons to see the rock formations and local wildlife. A Time to Look Back – An Anacapa Employee Achievement Barbara Morin I’ve always believed that treating an employee’s anniversary as an achievement helps create a positive work environment and fosters employee commitment. I also believe it has a domino effect, as other employees get excited at the prospect of celebrating their anniversaries. Employees always remember the first day they walked through the door of their work place. Steve Haytasingh certainly remembers his first day at the Anacapa. Now, ten years later, he still reflects on all his fond memories of meeting the wonderful people of Corte Bella, and the enjoyment he gets in providing excellent service and ensuring their experience at the restaurant is a pleasant one. Steve was presented, his Ten Year Service Award in April, and we wanted the residents to share their happiness in wishing him nothing but continued success. I’ve talked to your co-workers, Steve, and they all enjoy working with you and the inspiration and encouragement you’ve shared with them. Give the world the best you have and the best will come to you. Don’t stop when you’re tired. Stop only when you’re done! Happy 10th Anniversary, Steve, and may you have many more to come.

Corte Bella Sunday Cabaret Sunday, April 14 There’s no better place to be than the Anacapa on a Sunday night for a cabaret evening. Good food, great dancing music and the company of neighbors and friends.

Merkin and Verde Valley Wine Trail Wednesday, April 17 A bus full of residents for this day trip traveled to the Verde Valley and Cottonwood for an adventure filled with locally produced wine, a delicious lunch and beautiful scenery. The group learned interesting facts about the Arizona wine industry and were able to purchase wines at three different wineries. The stop on the return trip at the Rock Springs pie restaurant was the icing on the cake, so to speak.

Anacapa Easter Sunday Brunch Sunday, April 21 The Anacapa and the Santa Barbara Room were filled with happy residents, family and friends of the Anacapa on Easter and they all enjoyed a fabulous brunch buffet. The food was perfectly prepared and served by the Anacapa staff both back and front of the house.

Paint Your Own Vase Art Class Wednesday, April 24 This fun art class had the participants creating varied and interesting vases with their own designs. After firing, the vases became even more beautiful. What a fun activity!

Corte Bella’s Annual Spring Fashion Show Friday, April 26

Volunteer Easter Egg Stuffing Saturday, April 20 It was a lot of work to prepare for the annual children’s Easter Egg Hunt and a hard working bunch of residents came out to get it done. More than 1500 plastic eggs were stuffed, taped, counted and sorted. Thank you, Easter Bunny helpers!

Another Corte Bella tradition is the Spring Fashion Show where our own residents model the latest in Spring fashions. This year’s theme was “Tropical Paradise” with a special Tiki Punch cocktail, amazing table decorations and a delicious fresh salad luncheon. Modeling for the show were Liz Blake, Janet Chapman, Marie Civis, Carol Courter, Sue Dziegielewski, Rose Edwards, Cheryl Kennedy, Deborah Lazear, Bonnie Pladson, and Edyana Votens.

Diamondbacks vs. New York Yankees Baseball Wednesday, May 1 It was another great day at the ballpark for a bus full of Corte Bella fans of the two teams doing battle on the ball field. While one team prevailed, all the trip attendees had a great time together.

Corte Bella’s Annual Children’s Easter Egg Hunt Sunday, April 21 It’s a Corte Bella tradition! The lucky children and accompanying adults enjoyed a beautiful Easter morning for a fun, old fashioned Easter Egg hunt.

For this cooking demonstration, Chef Dan put on his “let’s eat healthy” chef hat and created the most delicious light, healthy options for the class with Mango Avocado Summer Rolls, Coriander Crusted Mahi-Mahi with Papaya Salsa, and Spa Style Chocolate Flourless Cake. It was amazing.

Memorial Day - the beginning of summer and a time to reflect on the sacrifices of those in our nation’s military that paid the ultimate price with their lives. A wonderful group of Corte Bella residents gathered together and enjoyed delicious food off the grill and other tasty treats. The dance floor was filled with happy friends and neighbors. The decorations were perfect and enjoyed by all.

Anacapa’s Cinco de Mayo Celebration Sunday, May 5 Viva la Fiesta! The delicious buffet offering for this special event was delicious and satisfying to all who love Mexican food. The live music of the classical guitarist help to set the festive mood for all. Que Bueno!

Diamondbacks vs Los Angeles Dodgers Tuesday, June 4 A small group of Corte Bella baseball fans traveled into Phoenix to enjoy a ball game at Chase Field. While the game was a bit painful to watch as a Diamondbacks fan, it was a beautiful night and the roof was open for the game. It was a pleasant time regardless of the score.

Day Trip to Prescott Territorial Arts Festival

There is nothing like a good laugh and the clean comedy of Jason Love and his two accompanying comedians to keep Corte Bella residents happy.

Anacapa’s Mother’s Day Buffet Sunday, May 12

Corte Bella was well represented at the Prescott arts festival when ninety five residents traveled in two buses to the higher elevations for a day of shopping, exploring, dining and enjoying the company of neighbors and friends. A good number of Corte Bella residents also drove up on their own. The weather was perfect and the day was enjoyed by all.

There were 376 guests who enjoyed the Mother’s Day Buffet at the Anacapa. The exquisite buffet offerings were plentiful and delicious. What a wonderful job was done by all the Anacapa staff in preparing for and serving all who attended.

Grand Canyon Day Trip Wednesday, May 15 It was an early departure for a bus full of Corte Bella residents who traveled to the South Rim of the Grand Canyon for a day of fun at this national treasure. The day was filled with a lot of information about the Canyon and for viewing its beauty at different locations. There was lots of time to walk and photograph the canyon’s vistas. A dinner at Cameron Trading Post and a peaceful ride home rounded out the day’s activities.

Corte Bella Sunday Cabaret Sunday, June 9 Sundays in Corte Bella are always something special but the Cabaret Sundays are extra special. Music, dancing, and good bistro food prepared by the Anacapa and lots of friends are the prefect recipe for good times.

Corte Bella Tennis Club News Donna Norton Karen Watkins picked up the “wooden” racket with a bit of trepidation, as her shoulder had been bothering her off and on for months. Fortunately, the format for the Wimbledon Warm Up Tournament at Corte Bella allowed for quick matches, score reporting, snacking, and awaiting another opponent. Karen reported having a good time and was willing to Cathy Sola enjoys a snack.

The results were significantly different as the last place finishers in the “wooden” portion were the first place finishers for the second phase. Strawberries and cream and short bread cookies were definitely the highlight of the snack foods. Congratulation to all who participated in our first all “wooden” tournament. Stay tuned for a summer that includes socials and bowling.

Corte Bella Pickleball News Janet Walker Summer is here and our snowbird friends have departed, but we have more full-time residents than ever before filling our courts. Our members will continue to play throughout the summer to work on improving the skills they learned from the club’s monthly clinics and the twice a week drill sessions conducted throughout the past eight months. This past season, we had a record number of members take the opportunity to compete competitively. We are confident that with the club’s continued efforts to train/assist members in improving their playing skills, many more of them will take the next step towards competing in the upcoming season’s tournaments. Tournaments in our area start up again in October, and it will be here before we know it. Our club members also enjoy the social aspect of our club. We gathered at the Golf Club recently to watch the Pickleball US Open from Naples, Florida on the big screen. We had one member, Diane Baumgartner, travel to Florida to participate in the tournament, coming away with a Silver medal in Women’s Skill Age Doubles and a Bronze in Women’s Singles. We plan to have more socials over the summer months for those members

that remain here year-round, as we value the camaraderie that our club members have experienced both on and off the courts. If you are interested in learning what pickleball is all about, join us at the courts any morning Monday thru Saturday. To all our great neighbors here in Corte Bella, have a great summer, enjoy your travels and stay safe.

Corte Bella Golf Club News Debbie Parks-Dube In the Arizona summer, dehydration can sneak up faster than you might think. Some signs of dehydration are dizziness, tiredness, dry mouth lips and eyes, rapid heartbeat and rapid breathing. Drink plenty of water before going out and continuously while out in the heat. Look out for your friends, loved ones and pets. We have some great summer rates for Corte Bella Residents. During July and August, a single can play for $25.00 plus tax; a twosome can play for $45.00 plus tax, and a foursome can play

for $85.00 plus tax. These rates include carts and range balls. Summertime is a great time to join the club with discounted initiation fees. Become a member and play in our ladies or men’s golf leagues. We will be trimming the palm trees on the back nine of the golf course the end of July and will be trimming in the red rock areas through the summer. Remember, the golf course Grille is open for Breakfast on the weekends and for lunch seven days a week!
