ASSOCIATION

From the General Manager Here we are in February of 2022, and we have been busier than ever. Management is still working on and scheduling new projects and upgrades to Corte Bella facilities. • Fitness center new cardio equipment will be installed in February. Leann Blue, General Manager • New carpet in the fitness center will be installed in February.

We are trying to coordinate all the fitness center and spa projects to minimize disruption and closure of the spa and fitness center. We ask that you have patience during the remodel. We are also getting ideals for the remodel of the locker and bathrooms located in the fitness center. These will be presented once I receive them. We are finding out that vendors are backed up, and it may take a little longer to get a project completed than I had anticipated. I would like to thank the Design Sub-committee for providing their feedback, and helping with selecting colors for the fitness center upgrade. I would also like to thank all volunteers for your hard work and dedication to the community this last year. It’s you who make a difference and keep Corte Bella as the most desirable community in the West Valley.

New paint in the spa rooms, management offices and fitness center will be completed in February.

Fitness center movement studio wood floor resurface will be completed in February.

Tennis courts and pickleball resurfacing has been completed.

New Visitors Management System (VMS) is being installed in February.

I would like to remind all residents, please do not ride your bicycle on the sidewalk as this is so dangerous, and I would hate to see someone get hurt. Please remember dogs must always be on a leash while out on HOA property. I understand that it is better for the dog to run and get exercise, however, for the safety of all our residents (as well as our fur-babies), it is safer to keep them on a leash.

New gates will be installed once the VMS system install is completed.

Board Talk February We hope everyone had a wonderful holiday season and a joyous New Year’s Eve celebration. We also wish everyone a happy and prosperous 2022. I’m hoping that the 2022 Michael McVeigh, CBCCA Vice President elections will bring us three Directors that will continue to move our beautiful community forward in a positive and meaningful way. We have so much to offer for 2022 and beyond. By the time you read this, our “Call for Candidates” will be completed and the last date “Nominations for Directors” will be accepted was Monday, January 17, 2022. “Meet and Greet the Candidate Nights” took place in January and we hope everyone had a chance to hear them and ask any questions you may have had. Three Director positions will be filled. Our “Annual Meeting of the Membership and Board Election” will be on March 3. More information regarding this meeting will be

forthcoming. Presentations will be made on all committee activities with highlights and goals for the next year. As in the past, we’ll be asking each committee to highlight their accomplishments, 2022 Goals, Challenges, and Objectives in short presentations so all residents can see what lies ahead. Please plan to attend this important meeting so you can see who the “Movers and Shakers” are that do the heavy lifting in Corte Bella on our behalf. April is National Volunteer Recognition Month.When you see the tremendous efforts that our Committee and other volunteers are doing, we are hoping you will want to be part of this process. Our volunteers place the good of others above self and this dedication puts them in a very special family. These are the folks that don’t just wait for things to happen, they make things happen. Please consider adding your name to the Corte Bella volunteer ranks and learn how we can “help you help us”. The next Board Open Meeting will be on Wednesday, February 23 at 10:00 am. Important Date to Remember The Corte Bella Country Club Association’s Annual Membership Meeting & Election This meeting will be held on Monday, March 3rd at 6:00 PM in the community Social Hall. A ZOOM link will be available. Don’t forget to vote (one vote per household) for 3 directors to the HOA Board of Directors.

From the Editor’s Desk It’s the month with that special occasion, Valentine’s Day. Apart from those heart-shaped candies with the silly saying imprinted on them, there’s truly much to say in a positive way about this month. Here in Corte Bella, our Lifestyle Manager has so many activities scheduled for our enjoyment to include several concerts, both onsite and off. Our Anacapa has a wonderful

Valentine’s Day dinner offered with an amazing fixed-price three course dinner. Get your sensitive documents securely destroyed once again through the HOA event scheduled at the end of this month. Things happen fast during this short month. Be sure to return your HOA Board Election ballot either by paper ballot or electronic ballot. And, make plans to attend the HOA Annual Membership meeting on Thursday, March 3rd. I wish you all much love and peace in your lives here in Corte Bella, the best place in the West Valley to live.

Corte Bella Architectural Control Committee (ARC)

Our temps are warm during the day, but our nights are chilly and many are installing or firing up their fireplaces and firepits! Here is a reminder for your project: Guideline 6.2 Fireplaces and Firepits (and attached seat walls) 1. Round firepits shall not exceed 72” in diameter and 24” in height. The flame/firebox ring shall not exceed 48” in diameter. 2. Linear firepits (fire troughs) shall not exceed 72” in length, 24” in width, 24” in height. The flame/firebox shall not exceed 48” in length. 3. Fireplaces, including the flue, shall not exceed 60” in height, 72” in length. Attached seat walls shall not exceed 30” in height, 24” in width, 16” in length (on each side). We are experiencing fantastic BBQ weather! Guideline 6.3 Barbecues and Outdoor Kitchens 1. Barbecue structures (including back splash) shall not exceed 48” in height, with the exception of the backsplash behind the

barbecue unit, which can be up to 60” in height. Barbecue structures shall be no greater than 36” in depth. 2. Barbecue structures must be built of CMU block, stucco finished and painted the body color of the house. Faux finishes such as stacked stone or brick may be approved on a case-bycase basis. 3. On all properties barbecues must be placed a minimum of 2 feet from house and cannot be located within 5 feet of the side and rear property lines. 4. Any outside sink drain lines must be connected to the building sewer line in accordance with Maricopa County regulations and a mid-project inspection by an ARC member will be required before drain line is buried. No French drains/dry wells will be permitted. 5. All hardscape structures described herein cannot be connected in a manner that would form a fence/wall or a fence/ wall like appearance.

Our Safety Tip for this month’s topic is Vehicle First Aid Kits! It is obvious that safe driving habits, including adhering to speed limits, wearing seatbelts, and ensuring that your vehicle is in good working order, is particularly important prior to starting any trip. But what about having an adequate first aid kit in your vehicle? Having such a kit, and knowing how to use the items inside the kit, can save one’s own life, the life of a family member, or even a stranger. At a minimum, your kit should contain compression bandages, disposable surgical gloves, 3-4 light sticks, antibiotic ointment, alcohol prep pads, 3 instant cold compresses, 1 emergency blanket per passenger vehicle capacity, sterile gauze pads, various bandages and band aids, scissors, q-tips, waterproof tape, and a quick-saver resuscitator mask. All these items can be found in most standard first aid kits. More advanced kits may include these lifesaving items: 2-tourniquetes, a product called quick clot gauze, (recommended by the U.S. Department of Defense) for excessive bleeding, bottle

of dye-free antiseptic skin cleanser, aspirin (for potential heart attack), ibuprofen (for pain), a nasopharyngeal airway tube, chest seal, CPR shield, a pair of splints and burn gel packets. Always be prepared and know how to use these medical lifesaving supplies. If you are not familiar with any of these medical supplies, pick up a copy of a first aid medical guidebook. Such a guide often comes with an advanced medical kit. Read it, and know how to use all these first aid medical supplies!

Corte Bella Reserve Funds 101 Joel Block, former Finance Committee Chair

Note: This article is reprinted from the January 2021 CB Times. It was authored by a former Corte Bella resident and Chairperson of the HOA Finance Committee. Corte Bella has 3 Reserve Funds. They are: 1) “Repair and Replacement Fund (R&R Reserve Fund)” 2) “Street Reserve Fund” 3) “Capital Acquisition and Improvement Fund (Capital Reserve Fund)” Let’s look at each of these funds. •

“R&R Reserve Fund” - covers the repair, replacement, restoration or maintenance of existing or acquired assets. Some examples are pool pump, air conditioner, computers, carpeting, fitness equipment, or a chair in the Anacapa. The underground irrigation system for our common areas are also covered by this fund.

Every asset is given a “useful life in years”, and monies are collected annually to repair or replace each asset at the end of its useful life, if needed. For example, if an asset has a 10 - year life, then 1/10th of the estimated replacement cost would be collected each year, so it would be fully funded in the 10th year. Assets are not always replaced at the end of their useful life. Some assets could last many years past their “useful Life”. The projected quarterly assessment for the “R&R Reserve Fund” in 2021 was $65, but because the “R&R Reserve Fund” was overfunded due to better than expected returns in previous years, we reduced the “R&R Reserve Fund” assessment in 2021 to $36 per quarter. •

“Capital Reserve Fund” – is only used to purchase, construct or acquire additions to the common property, or other assets of the association that exceed $5,000 in total cost, and have a useful life of three years or more. For example, when we purchased the street lights from APS we used money from this fund.

Over the last number of years, the Board and committees have put a lot of effort into looking at future projects in Corte Bella, whether that be expansion of current facilities or totally new ideas. Whatever it is, the “Capital Reserve Fund“ will furnish the funds. All new funds added to the “Capital Reserve Fund” come from fees assessed from sales of homes. Every time a home sells in Corte Bella a fee equal to 110% of the annual assessment is collected. Starting in 2021 that fee is $2,297 per home sale.* If Corte Bella would average 7 home sales per month, the fund would grow by $192,931 in 2021. Note that $0.00 dollars come from your homeowner’s assessment in 2021 for “Capital Reserve Funds”. So, the answer to the question “Will my homeowners assessment fees go up if we remodel or do an addition to the Corte Bella facilities?” is: No, they will not. *Note: The current fee for home sales is 150% of the annual assessment or $3,252 effective January 1, 2022.

“Street Reserve Fund” – covers the repair, replacement, restoration and maintenance of our streets.

In 2019 it was determined we were underfunding what was needed to fund the “Street Reserve Fund” per the street study that was ordered by the CBCCA Board. Like the 2020 “Street Reserve Fund” assessment, the 2021 assessment will also be larger than normal. The 2021 “Street Reserve Fund” quarterly assessment will be $83 per quarter.

Corte Bella Vets Happenings Karen R. Starkman, Secretary Dan Kurtenbach and Michael McVeigh, our Golf Tournament co-chairs, and their team want to remind you of our 8th Annual Charity Golf Tournament on March 19th at the Corte Bell Golf Club. This year’s swag bags will be provided by one of our sponsors, Devoted Health, and will contain golf balls provided by America’s Mighty Warriors. The tournament format will be 18 holes 4-person best ball competitive flight and non-competitive flight. Handicaps will be required for the competitive flight and a scramble format for the non-competitive flight. This year’s fee ($95 dollars for members and $150.00 for non-members) will include a box lunch and a buffet dinner. Beverage carts will also be available on the course for those who wish to purchase a beer or two. Specific information, registration, sponsorship, and donation information is all available on the Corte Bella Vets website at www.corteblellavets.org. Golfer registration deadline is

March 10th. Also, continue to watch for Corte Bella Community e-mail blasts for additional information. Remember, if you are not a golfer, there will be many volunteer opportunities the day of the event. Also, you may want to consider donating or becoming a T-box sponsor. The CB Vets will begin selling 50/50 tickets in the Anacapa breezeway on February 15th, and will continue thru the day of the golf tournament. As always, all proceeds from this event will go to support against and prevention of veteran suicide, homelessness, help for those with traumatic brain injury, and provide additional assistance to those veteran’s in need of a “helping hand”. As a reminder, all our CB Vets meetings and socials are held at the Anacapa on the first Thursday of every month at 4:00PM. Our next social will be on February 3rd. Remember, you do not need to be a veteran to join the Corte Bell Vets. Everyone is welcome as long as you are a Corte Bella resident and a patriot!

Lantana comes in bush and ground varieties. Check which it is before you buy.

Change your watering schedule for warmer weather. Remember to water same amount of time but change the “Skip” days. You should be watering long enough so the water can reach well down into the soil. The frequency of watering is the only thing you should be changing each season. Check depth of watering with a metal rod.

Trim lantana to 12” rounds third week of February.

Fertilize shrubs with 20-20-20 mix. Water soil well before fertilizing, or your fertilizer will sit on the top of the soil and not make it to the roots where the plant can access it. Green shrubs like Little John need added iron if they are yellow. Make sure your fertilizer has lots of sulfur; if not, buy a bag and add in a tablespoon per plant. Water very well.

In Depth: How to Grow Citrus in Pots

• • •

Place your pot in a sunny, wind-free, and southern location if possible. Use proper soil for citrus. Ask the folks at Summer Winds Nursery for their recommendation. Make sure your pot has several good drainage holes. Fertilize in February, March, April, May, and June using a mix designed for citrus. Keep the ground around the trunk clear of dead leaves. These can harbor pests and rot the trunk.

Give your citrus in pots extra nitrogen now.

For healthy trees, add water emitters at the drip line as they grow (3 feet to 4 feet apart).

Young citrus in pots need protection from frost, so use a frost blanket or even Christmas tree outdoor lights to keep them safe. Fruit dropped on the ground can attract rodents, so keep the area picked up and clean.

Do not cut off the top of the tree if it is getting too large. Instead, reach into the trunk and select branches to be cut out completely. Pinching new growth can also help to control the shape of the tree.

Prune suckers in February (branches that will not produce fruit) and any branches that cross over others.

Corte Bella Adventure Group Steve Downing South Mountain has many trails worth hiking, but the Hidden Valley Trail via Morman Trail offers a natural tunnel, dry waterfalls, and a squeeze through Fat Man’s Pass. This hike is relatively short at approximately 3.6 miles, however, the elevation gain of 925 ft comes within the first mile. As we ascend the trail, we have great views looking out over the valley, downtown Phoenix, Sky Harbor, Camelback and Piestewa Peak. Once we reached the highest elevation of the trail, we were at the turn off for Hidden Valley. This is where we encountered Fat

Man’s Pass, which was the gateway into the valley. This is a very small crack between what was once one rock. Hiking backpacks had to come off as we inch through the crack sideways. Some of us (myself) might have had more difficulty than others. At one point, I had to lift myself up a bit to get my chest through. For those thinking this could be a bit claustrophobic, there was a way around, or over this huge rock, to bypass the crack. Beyond Fat Man’s Pass was a much wider and beautiful valley, easy to hike until walking into what looked to be a closed canyon.

First time hiking this, one might have trouble trail finding the route through and down the cliff. Once you find that small tunnel through the rocks, where a little bit of crouching might be needed, the trail continues. After a bit of easy hiking, you come to what I call the “butt slide”. Best described I guess as an eight foot drop where the rock is so smooth, even our good hiking boots have no traction. Easiest way down is to sit on your butt and slide down like you’re on a slide. Last neat feature through Hidden Valley is the natural tunnel. Nicely shaded and approximately 90 feet long is a tunnel created by nature. My guess is the tunnel was created by erosion and the undercutting of the rocks in that area. With the little rainfall we have in Phoenix, I can only imagine the millennia it would take to do this. Not being a geologist however, this is just my guess. For those of you that may want to try this hike, you can find the trailhead at 8610 S 24th St., Phoenix.

About Chablis… Deborah Damery Lazear, CSW Chablis, California Chablis, Chardonnay, Pouilly-Fuissé: What is the difference? Or, what do these wines have in common with Real Estate? Location, location, location! Except for California Chablis, all the others are made from the Chardonnay grape using different wine making styles, grown on different soils, and at different attitudes. Chablis comes from the north of Burgundy, and south of Champagne, France. It is purely Chardonnay, not blended with anything else. It is aged in stainless steel. The soil is Kimmeridgian Jurassic limestone containing tiny fossilized oyster shells. On the nose, one can smell wet rock, flint, lime or lemon, lychee, orange blossom, and green apple. On the palate, it’s round, long length, with a mineral sharp finish; even salty. There’s lots of stone fruit, occasionally almonds, pear, or even

bubble gum! Acidity level is medium to high, making it a great pairing with foods. Snappy and steely are descriptors often applied to Chablis. Serve this wine at 50 degrees Fahrenheit. Chablis pairs exquisitely with oysters and poultry. It’s one of the best wines for pairing with asparagus and artichokes. French ripe Brie or Camembert are your go-to cheeses. Pouilly-Fuissé is also from Chardonnay grapes grown further south of Chablis in the Maçon region of Burgundy. California Chablis is a misnomer. There are no regulations defining what grapes may be used. Pinot Grigio and the high-yielding French Colombard are the most common blends. The wine is slightly sweet, low on acid, and generally nondescript. It has no

relation to Chablis except perhaps the color. Read: Avoid! Recall that the California Chardonnay house of Chateau Montelena was the white wine that took first at the 1976 Judgement of Paris beating out a slew of white Burgundies and putting California Chardonnay clearly on the map of great wines. Conclusion: Not all Chardonnay or Chablis is created equally.

SOuL Thanks Corte Bella Linda Wright, SOuL Member Smiling Out Loud (SOuL) is pleased to report the success of its annual Christmas Holiday Bake Sale and Boutique. On December 18th, our community came out to shop and support our efforts to raise funds for our charity support efforts here in the West Valley. Thanks to your patronage, SOuL has gained $5,797 from the bake sale, SOuL sisters’ café, boutique, and our raffle basket. Congratulations to Cindy Buda, who was the lucky winner of the amazing raffle basket. Please be assured that SOuL appreciates each person who bought bake goods, ate a baked goodie on the patio, purchased a raffle ticket, and shopped with our many vendors. Thank you for helping SOuL to help others in need.

Corte Bella Wine Tasting Group Jesse and Jeanie Young The Corte Bella Wine Tasting Group had two wonderful wine tastings in December. At the first wine tasting, Kathleen Solorio and Nihat Hanioglu introduced our group to American Red Blends in the form of a blind tasting. We tested our ability to judge wine by appearance, aroma, body, taste, and finish. We also guessed at the price of each wine. The second half of our group met at Susan Galura’s home and delighted in Spanish wines. Susan began by educating us on the 6-tier classification system, and then introduced us to wines from several regions of Spain, to include a Cava sparkling wine, two whites, and several reds to include Tempranillo and Garnacha. The crowning event was a Paella on the grill. The Corte Bella Wine Tasting Group held two wine tasting events in January. Our first group met at the home of Jane Shyne and Jon Dillingham. Our hosts offered a “Super Tuscan” theme from Genoa Cellars in the state of Washington. In addition to the wonderful blends of Sangiovese, Cabernet Sauvignon, Merlot, and Syrah, we learned about the AVAs and climate of Washington’s wine industry. The second group met at Linda and Ernie Ward’s home. Their theme was comparing the Old World vs. the New

World, a comparison of grapes from different world regions. Linda is passionate about wine and expanded our knowledge of the history and development of both worlds. The main objective of the CB Winetasting group is social, with the idea that you can enjoy the company of others while learning about wine along the way The group meets the second Saturday of each month in a host’s home, rotating across all members.

As is a Corte Bella tradition, the golf cart parade was a sight to behold. The 26 decorated carts traversed the community circle as many residents lined the streets to view and applaud the wonderful display.

To ring in the New Year in style, Corte Bella residents dressed up and enjoyed a delicious four-course meal in a beautifully decorated Anacapa. After their elegant meal, dancing was enjoyed in the Santa Barbara Room to kick 2021 to the curb and welcome in 2022 with fun and comradery. It was a gala event for all in attendance.

Sunday Cabaret with Soul Impressions Sunday, January 9

The first cabaret of the year featured Soul Impressions, a new group to Corte Bella. Their sound and music was much appreciated by the Corte Bella residents who spent their time on the dance floor.

Anacapa Christmas Eve Dinner Friday, December 24

The Anacapa and the Santa Barbara Room were filled with residents and family members who enjoyed a wonderful traditional holiday meal complete with all the traditional dishes.

Fitness Center Movement Room/ Classes & Day Spa News

During the refinishing of the hardwood floor in the Movement Studio from February 7 to February 11, all classes are cancelled during that period. Classes resume on Monday, February 14. Additionally, the Day Spa will be closed during this time and will reopen on Saturday, February 12.

Corte Bella Pickleball Club News Mary Blome Corte Bella Pickleball Club has 246 members and has many choices for play times. If you wish to learn how to play the game, and are not a current member of the Corte Bella Pickleball Club, you are welcome to attend a clinic. Pickleball Courts Resurfaced We are fortunate to have had the pickleball courts resurfaced in January. We were able to choose the colors and they came out looking wonderful.

Interesting Facts The sport has continued to grow in popularity among adults with 68% of pickleball players being above the age of 60. Pickleball is almost equally as popular among men and women, with 53% of players being male and 47% being female. Reflecting On Losing One of Our Own Donna Norton, Corte Bella Tennis Club The Corte Bella Tennis Club lost one of our most avid tennis players when Arthur Bartlett passed away in November 2021. He had been the recipient of a liver transplant 12 years earlier, so every day was a “gift” that he honored with a full life. He took it upon himself to help players that were new to the game or still developing their strokes by making suggestions on how they might improve. Always encouraging, he wanted to highlight the positive, even when the individual didn’t feel as though progress was being made. As his liver started to fail, his steps grew slower, he needed longer breaks between change overs, but he persisted long into his illness. During our recent end-of-year celebration, the tennis club collected

over $1000 to be donated to Donor Network of Arizona, which is a federally designated, nonprofit organ procurement organization that saves lives through organ, eye, and tissue donation. We were blessed to know Arthur and witness his “fight to live” each day to the fullest. As the 2022 year begins, the Corte Bella Tennis Club will be publishing a new listing of events to include tournaments (both here and beyond), racket demos, and social activities.

Corte Bella Golf Club News & Notes Keith Kalny, PGA General Manager As you know, KemperSports assumed ownership of the Corte Bella Golf Club in September. Founded in 1978, KemperSports has a rich history as a family-owned business nationally recognized as a leader in golf management with over 130 courses owned or managed in their portfolio. Interim General Manager, Jeff Wilson, oversaw the transition and departed on December 23rd after my arrival on the 20th. I’m delighted to return to the Valley and join the Corte Bella team. I got my start in the golf business in 1986 at The Wigwam Resort, and served as Director of Golf there from 1991 to 2001. My wife and I relocated to the Twin Cities where I worked at StoneRidge Golf Club as General Manager & Head Professional. Most recently, I spent the last five years working for KemperSports managing The Jewel Golf Club in Lake City, Minnesota.

My reception from Corte Bella members, staff, and Corte Bella HOA board members has been exceptional. The golf club staff provides genuine friendly service and does a fantastic job of taking care of members and guests. Kemper hired a new golf course superintendent, Scott Nelson, in November. Scott has been busy hiring crew and is finally up to speed on staffing and going about improving course conditions. Word from the membership is that the course is already showing signs of dramatic improvement. But, we also know there is work to do throughout the course to elevate the reputation of the club. Those improvements will take time, but ownership and our team are up to making it happen. Feedback from members and homeowners within the community is important. Moreover, keeping effective communication flowing between the golf club and the Corte Bella HOA is a top priority. I have a weekly meeting with HOA board member John Mestemacher and have also been communicating with Leeann Blue, your General Manager. KemperSports also gathered important insights via a member survey completed in October. I look forward to sharing club news and plans for the future through CB Times.
