Jon Hegwer Field Manager

Over the past month Elzinga & Volkers has mobilized onsite and presented a site logistics plan in order to coordinate a smooth transition from an active retirement community campus to a construction zone. Jon Hegwer and Dan Faulkner have been present onsite orchestrating daily activities, which include asbestos abatement, construction of temporary walls, salvaging existing doors/hardware and trade contractor scheduling. Temporary construction fencing has been installed, limiting access for the active campus to the surrounding construction site and the Benson Office Building. Moving forward, the Benson Office Building balconies and the connector bridge will be demolished in preparation for the demolition of the South Wing. Finally, we would like to thank all UMRC staff and residents for your patience during our fiber optics relocation shutdown that took place on October 28th! KRESGE | UP NEXT Bailey, the excavating contractor, installed the temporary loop road on the West side of campus. He has also removed the miniature golf course and started to remove curbing. Now that the construction fence and signage have been installed, we will be preparing for new curbing and sidewalks along with selective demolition of existing underground utilities and installation of the new underground utilities.

BENSON OFFICE BUILDING | UP NEXT

4th Floor After Abatement

Asbestos abatement will continue for the next week moving from the second floor to the first floor. As the abatement team is moving through Benson, our mechanical, electrical and plumbing trades are working both ahead and behind the abatement contractor for safety and to prepare for the complete demolition of the South half (four stories) of the Benson building. All of the temporary construction fence and temporary walls have been installed and the construction site is restricted to authorized personnel only. Access has been restricted from Dancey and Kresge in addition to the South main entrance of Kresge. Homrich, our demolition trade partner, is continuing to work on removing the exterior patio and cover which has begun on the Southeast side and will be moving to the Northwest side. Staff and residents can expect to see the North Entrance to Kresge temporarily closed during this time.

WELLNESS & AQUATIC CENTER | UP NEXT We received the latest updated set of drawings for this project on October 19th. According to the latest schedule the Wellness & Aquatic Center project is not scheduled to start until demolition is completed on the Benson Office Building, which will then give us access to the area for site clearing and utility installation.

SAFETY Matters Safety for Residents During Demolition When we work next to occupied resident space, it is critical that dust, noise and fumes are all controlled so that the rest of the building is not disrupted. Elzinga & Volkers employs many techniques to control these “necessary evils” of construction including dust walls, negative air machines, air filtering and special noise controls. Although we cannot take out all the noise and dust associated with construction, we can make sure that residents are not disrupted or put in danger during our project.

Wellness & Aquatic Center

Our asbestos abatement contractor, Environmental Maintenance, has been working hard at making it safe for the other trades and UMRC team members to work in the building. Their team has had to get into some tight spaces to ensure all asbestos is removed!
