November 6: Have the building in the dry

Project Update Over the past two weeks, work on the exterior of the building has turned a corner literally & figuratively. TL Masonry moved to setting the brick façade on the north and south elevations. The bulk of their crew is working on the north elevation, which will complete by the end of this week. The other part of their crew is finishing the southeast corner of the east elevation. This will put the brick at 75% completed by the end of the week. While TL Masonry continues to push forward, Vos Glass has joined us on-site to install aluminum frames in the punched openings at the northeast corner, working their way south along the east elevation. Mikalan Roofing also started on-site this week; they are installing the roof insulation and TPO membrane and have covered about 40% of the roof in one week. At this pace, we will have a majority of the roof complete by our next update. The interior of the building continues to push along as well. Allied Electric and Van Dyken Mechanical are laying rough-ins above the ceiling and below the access floor on floors two and three. Total Fire Protection has completed the third floor main and branch lines fire suppression system and moved down to the second floor. While the other MEP trades are working on floors two and three, Godwin Plumbing has been busy with the roof drain and venting lines. These two vertical elements need to be run before the rest of Godwin’s work can begin. Finally, Elzinga & Volkers is installing the temporary wall partitions, in place of the front-building west windows, to get the building in the dry.

Project Forecast Construction on the building façade will continue for the next couple months. Over the next couple weeks, the primary focus will shift from masonry to glass work with two crews from Vos Glass installing aluminum frames and glass in the punched openings. TL Masonry should be topping off their last layer of brick façade and will have completed most of their work by our next update. Although the building will be in the dry, Mikalan Roofing will continue to work on the roofing details. Work on the building interior will look similar to what is already happening. Allied Electric and Van Dyken Mechanical will work on the rough-ins for the ceilings and below-access floor. Godwin Plumbing will finish installing the vents and drains and will start installing water lines on floors two and three. They will also run temporary gas lines so Elzinga & Volkers can set up temporary heaters, allowing work to continue into the cold winter weather. Even though we have a lot of work running two floors, we have complete confidence in our team’s ability to keep the project moving forward smoothly!
