September 14, 2012 Project Update There have been some major developments and progress made over the past couple of weeks. One development is that Spectrum Health has closed on the purchasing of the 23 acres at the corner of 3 mile and the Beltline. Thanks to the hard work of a number of individuals on the Due Diligence Team, this milestone was completed a month ahead of the scheduled date. Since we officially have a location for our new Integrated Care Campus and we also took the next step into having a design for the facility, we have now moved from programing phase to the schematic design phase. This has been a long time coming but everything that has been done were all items that needed to be completed and Alan Kranzo & his team should be thanked for the effort they put forth to get us to this point of the project. These efforts included having day long work sessions with moving practices to complete their business plan, which in turn was able to justify the program. Once all was said and done, we are programing a 120,000SF facility. Attached is a copy of the stack diagram showing the anticipated location of each practice. Now that we are finished with the program, the preliminary budget can be assembled. We have issued the Basis of Design to a select number of the subcontractors for pricing and now that we have a building program to accompany the Basis of Design we can develop a preliminary budget. Elzinga & Volkers will be working with The Concord Group and Spectrum to validate the original program budget. Doing price checks like this throughout the design process will help ensure that we are not only designing a building that is functional but we are also giving an accurate monetary value to the project.

Fun Fact Summer is coming to an end and fall is steadily approaching. The fall equinox is the first day of fall! It’s also one of the two days of year when the north and south halves of the world face the Sun in equal amounts! The fall equinox usually happens around mid-September, typically on Sept. 22, the official start of the fall season, and surrounding days. Equinoxes usually occur six hours later each year, but jump back a day during a leap year. Six months of darkness begin at the North Pole while six months of light begin at the South Pole. .

Every month Elzinga & Volkers has a safety meeting with all of our field and office employees to go over a safety topic that is applicable to everyone. This month was excavation, lifting and proper communication with an equipment operator. Project Forecast With the program being completed our focus will now shift to the schematic design process. The schematic design process is when the building starts to take shape. Schematic design establishes the general scope, conceptual ideas, the scale and relationship of the various program elements. The primary objective of the schematic design phase is to arrive at a clearly defined floor plan and building concept based on the programming effort. A series of rough plans (schematics) which illustrate the general arrangement of rooms and how the building is positioned on the site. The exterior image will also begin to be developed in this phase, as well as basic ideas on materials, massing and window placement. As mentioned in the Project Summary we will be working on the project budget over the next few weeks to help keep the project on budget. The subcontractors that were selected are the ones that worked on the 588 E Lakewood project or similar ones in the past. With their knowledge and past experiences they will help keep the project on track.
