PROJECT PHASING PLAN
INTRODUCTION Hello Everyone! Welcome to our construction update newsletter, On Location, where we will bring you an inside look of construction activity throughout the project. During the next several months, we will share pictures, project updates, trade contractor spotlights, fun facts and more! This is an exciting, fast paced project, aimed at getting operations up and running quickly! Enjoy!
CONSTRUCTION UPDATE Overall the building renovation will consist of three phases, with major renovations occurring in Phases 1 and 2, and minor upgrades within the newer phase 3 area. Once complete, the renovation will have touched 110,000-SF of floor space! Demolition in Phase 1 is complete and many walls are starting to take shape. Demolition was a crucial part of keeping the schedule on track due to the fast paced nature of the project. As this space will be home to nearly 800 employees working primarily on phones and computers, a particularly challenging aspect of the project has been lining up the layout for furniture and underground electrical boxes. Technology played a key role in this process. Once the furniture plan was complete, a team of remote people screen-shared via a web-based meeting platform to design efficient routes for power and data, which would feed the many workstations. The design was then plotted into an AutoCad file, where final floor box locations were established. In order to ensure accuracy, crews imported the layout data into electronic surveying equipment and then pinpointed the location of each floor box within the construction area. Trench locations to each floor box were then marked on the concrete. Finally, ground penetrating radar was used to scan the trench locations in order to make sure the concrete saws would not cut through anything harmful to the operator or critical to existing neighboring office functions. With a portion of the phase one scheduled to be occupied in early March, this is just one of the many tasks that make this project both challenging and exciting! PHASE 1A DRYWALL

LOOKING AHEAD Ryan Guerink, Field Manager RyanG@elzinga-volkers.com We are moving along very quickly on both phases of the project that are currently under construction. Phase 1A (the old storage room on the east side of the building) is moving into the finishing stages. In the next few weeks we will see this space really take shape. We’re already starting to paint and put grid in for the ceiling. In Phase 1B (the old bowling alley on the west side of the building), demolition is now complete. The electrical, plumbing and mechanical contractors are working on finishing their tasks, that often become hidden within walls or ceilings. Last week we saw cut floors and this week we will be running power and communications to all of the floor boxes that will be in the open areas. Once complete we can fill these trenches back in and hang drywall on the office walls.

SAFETY MATTERS Elzinga & Volkers is very proud of the safety culture we have instilled in our people and partners, but we are not perfect. In an effort to continually improve our safety program and introduce new perspective into our organization, Elzinga & Volkers utilizes a team of outside consultants to perform random, unannounced safety audits of our project sites. Our safety consultant Seth Wehner with SW MGT, has over 15 years of experience in construction safety and works with contractors all over the country creating world class safety programs. Seth is an Authorized OSHA 10 and 30-hour instructor, level one MIOSHA certified, and is a member of the American Society of Safety Engineers (ASSE). Seth is an integral part of our safety team!

FUN FACT In 1978 the building at 1800 44th Street was owned and operated by Kroger Companies. In the 1986 and 1990 directories the building was listed as the Kentwood Bowling Center and Poppi’s Prime Corner Restaurant. Throughout 1982-1999 another portion of what will be the new office space, listed at 1900 44th Street, was the Kentwood Village Mall.
TEAM SPOTLIGHT Who’s Who On Site
Walsh has been on site for about six weeks now and has done a great job of cleaning the space out so that we can start to rebuild. They have been great to work with and have been very flexible with the noisy work. Walsh saved this work for (multiple) weekends to lessen the nuisance on the staff. They will soon be off site until we start the second phase. We are looking forward to seeing them back on site!
