equipment as workers move around the site. Over the next few weeks, Elzinga & Volkers will employ laborers and enlist our excavating contractor to help clean up the site. A spotless site is a productive site, and we plan to have a very productive spring and summer!

Executive Summary Drywall Begins

The weather continues to chill, but work inside the HFA expansion project is heating up. Crews from Elzinga & Volkers Firestop Solutions installed fire resistance materials in all penetrations through the building’s many fire walls and ceiling assemblies. The drywall crews from APC, Inc. started work two days early in Quadrant #4 after the local building inspectors reviewed all the completed in-wall electrical, mechanical and plumbing rough-ins. Elsewhere in the new building, crews continue to install all the building’s utilities. Large ductwork and piping are beginning to fill the ceiling space above the corridor. Fire protection piping progresses in the attic spaces and will soon be installed below the one hour fire-rated ceiling.

We are also well underway with interior renovations to Towsley Village, including the new multipurpose room and extended dining room in one of the existing neighborhoods. A lot of activity is happening all around the building, which we hope is more exciting than disruptive to the current Towsley Residents. Quality Control Before we started installing the wall board in Quadrant # 4, we invited teams from the UMRC maintenance department to tour the site. Maintenance workers got a last look inside the walls to understand how the building is built and utilities are installed. This information will be invaluable after the walls are covered and these workers maintain the building over many decades.

Two Week Look Ahead

With the weather finally starting to break what feels like subzero temperatures, the concrete slab for Quadrant #1 will be poured which allows the initial phases of “catch up” to begin in Quadrant #1. Chelsea Lumber’s framing crews will also remobilize to the site to set the wall panels once the concrete is ready. It will be great to see the remaining quadrant start coming together after such a long, hard winter of waiting! On the interior of the addition, mechanical, electrical, plumbing crews continue to install rough-ins throughout Quadrants #2, #3 and #4. As we continue drive forward on the resident rooms, Chelsea Lumber will follow with insulation installation. With sound insulation installed between each resident room, future residents are sure to be pleased with their own space of peace and quiet. SPOTLIGHT In this issue, we would like to again recognize the efforts of ACP, Inc., our acoustical and metal framing contractor. Not only did ACP complete metal furring installation ahead of schedule, but they start hanging drywall and installing fire tape almost one week ahead of schedule. To top it off, ACP’s crews have completed all this work safely while keeping their work area extremely clean. Thank you, ACP, for all your extra effort!
