United Methodist Retirement Communities HFA Expansion
Safety Spotlight We have said it before, and we will say it again…a clean site is a safe site. Over the last two weeks, Elzinga & Volkers and our trade contractor teams have focused time and energy on cleaning and organizing the site. A lot of debris can be generated from wood framing and roofing and since this work was completed in the winter, much of the debris was covered by snow. The “spring cleaning” that we completed onsite will further protect our workers and UMRC staff from potential risks onsite.

Executive Summary Quad 1 is Catching Up!
The site was filled with the sound of pneumatic nail guns once again as crews from Chelsea Lumber returned to the site. The Chelsea Lumber team wasted no time completing the wood wall framing in quadrant 1 and installing most of the roof trusses. If you have been following, “Building Together” you know that Quadrant 1 was delayed due to the early onset of winter. For the past few months, we have been carefully planning for work to restart in this area of the building and when the weather broke; we jumped right in to the work and are on track to meet all our deadlines. Elsewhere in the new building, gypsum wall board continues to be hung and finished right behind the mechanical, electrical and plumbing crews. After completing the rough in work in Quadrants
3 and 4, the crews are making quick work of the project. The repetitive nature of the project plan has allowed the crews to become more efficient as they move from one part of the building to another. Inside of the existing Towsley Village building, finishes has started in the new multipurpose room and dining room extension. We are looking forward to opening these rooms in June. The energy and moral of the construction crews remain high. We can’t thank the residents and staff enough for their support and cooperation. Quality Control Last week, the design and construction team held meetings to discuss the design of the new courtyard in the HFA expansion project. The courtyard will be a beautiful retreat for residents and families at the new facility. In the last meeting the design team focused its attention on the storm water drainage from the courtyard. The team is taking great care to design the courtyard drainage system so that even the heaviest rains and snows will be quickly swept away.

Two Week Look Ahead There are many different stages of construction that will be taking place in the next few weeks. On the renovation side, the existing dining room will be tied into its extension once the flooring and ceilings are installed. This will provide a larger dining space prior to beginning the renovations in the south corridor of Spring Neighborhood. Once the dining room has opened, the construction team will shift into the south corridor to kickoff this renovation area with demolition of the existing dining area and resident rooms. This space will be transformed into a new community space that will include exciting new spaces such as a sitting room, juice bar, spa area, family area and fitness center! The addition continues to move forward with great progress. In the next few weeks the exterior will begin to transform as BMC Masonry mobilizes to the site to begin laying brick. It will be exciting to see exterior finishes begin after staring at the white building wrap most of the winter!

In Quadrant #1 the mechanical, electrical and plumbing (MEP) contractors will continue to install rough-ins within the walls while Kril Enterprises returns to install the final section of roofing. Wall board hanging and taping will continue throughout Quadrants #2 and #3. The MEPs and Falcon Fire Protection will also continue installation of their systems in the corridor of Quadrants 2 & 3. BC Contractors will be mobilizing to the site to begin painting in Quadrant #4. SPOTLIGHT In this issue, we would like to recognize Chelsea Lumber and their framing crews. Chelsea Lumber has been a great partner on the project so far, not only as a supplier of building materials but as the lead contractor on the building framing, trusses, windows and insulation. We are very happy to have such a strong partner just down the road from our site…and we really appreciate the donuts every week at our progress meetings. Soon, Chelsea Lumber will complete their scope of work on the project. We will be sad to see them go, but look forward to the next opportunity to work together!
