The Contractors Association of Truckee Tahoe (CATT) publication you are holding in your hands right now contains the contact information for some of the area's best builders, subcontractors, and community-focused businesses. Every contractor and associated business contained within this guide has been vetted and is a valuable member of our trades community and the community at large. Hold on to this guide as you can't get this kind of valuable information from an internet search.

We are in one of the most beautiful regions of the world and because of the trees, lakes, rivers, streams, and mountains that make up our scenery our builders are constantly challenged not just by the topography, geography, geology, and meteorology (all the "gees" really) but by new laws, codes,

and other regulations...so therefore...you will find some of the most skilled tradespeople in the world right here, in our region, that can build anytime, anywhere and build it beautifully!

Our members, many family-owned and operated, pride themselves in delivering a superb product and adhere not just to industry standards, but to our CATT Code of Ethics which you can find published in this guide that we are proud to share with you.

HISTORY OF CATT

CATT, the Contractors Association of Truckee Tahoe, was formed in 1998 by several contractors and suppliers who had two priorities: address the impacts of local agencies on the building trade and improve the overall professionalism within the industry. This small group realized that many others in the industry were feeling the same frustrations. CATT’s Articles of Incorporation were signed on June 24, 1998 by Mitch Clarin, Embree Cross, Patrick Flora, Robert Gelso, Richard Loverde, Brian Marsh, Ted Owens, Eric Reamer, Dennis Schlumpf, and Matt Williams. The corporation was chartered as a regional, non-profit trade association and received recognition as a tax-exempt organization. Governing bylaws established a 15-member Board of Directors who quickly began soliciting membership support. In July of 1998, the first staff person was hired and in October 1998, the first golf tournament fundraiser was held. Additionally, in 1998 CATT absorbed the Tahoe Independent Contractors Association of North Tahoe.

In 2001, CATT announced an affiliation with the Nevada County Contractors Association, and other affiliations have followed, including reciprocal memberships with the North State Building Industry Association, Placer County Contractors Association, Tahoe Sierra Board of Realtors, and Nevada Builders Alliance.

Over the years, CATT has become a multi-faceted organization with a variety of networking events and activities, exclusive job referrals for members and continued advocacy for the building industry. CATT created a charitable entity, CATT Community Project, to give back to the community by building and restoring community structures. CATT also sponsors CATTPAC, a registered Political Action Committee, to further the interests of the industry in the political arena.

HOW DO I FIND THE RIGHT CONTRACTOR?

All contractor advertisements—whether it be an ad online, on the radio, TV, in the newspaper, or phone book, a flyer that shows up at your front door, or the company's name on the side of a truck—must have the California contractor's state license number issued by the Contractor’s State License Board. You can check the license status online at www.cslb.ca.gov or call (800) 321-CSLB (2752). You can also build a personalized list of licensed contractors in your area with the “Find My Licensed Contractor” on the CSLB’s website.

Most licensed contractors are competent, honest, hardworking and financially responsible. However, many of the problems CSLB sees could be prevented if homeowners knew their home improvement rights. A responsible and informed consumer can work more effectively with reputable licensed contractors and avoid being victimized by unscrupulous or unlicensed operators.

Shop Around Before Hiring a Contractor

Get at least three written bids on your project, and make sure you're comparing bids based on identical plans, specifications, and scope of work. Do not automatically accept the lowest bid. In fact, you should beware of any bid that is substantially lower than the others. It probably indicates that the contractor made a mistake or is not including all the work quoted by his or her competitors. You may be headed for a dispute with your contractor if you accept an abnormally low bid. It also is possible that a low-bidding contractor may cut corners or do substandard work to make a profit. Consumers can always find a list of CSLB-licensed contractors in their area by using the “Find My Licensed Contractor” feature on cslb. ca.gov.

When the contractor comes to your house to give you a bid, ask to see his/her pocket license, along with a picture I.D. Make sure the person you're dealing with is the same person on the license.

Contractors also can hire salespeople to work for them. Those people must be registered with CSLB as a Home Improvement Salesperson. Ask to see the registration card, along with a picture I.D.

Contractors are required to have their state license number on their business card and on all bids and contracts. Seeing a license number doesn't necessarily mean the license is valid. Check the license status. Although an unlicensed operator may give you a low bid, the risks of possible financial and legal consequences outweigh any benefits a lower bid may seem to offer.

Out of State Contractors

Contractors who work in California must be licensed by CSLB. A contractor licensed in Nevada cannot take a job in California unless they are licensed by CSLB.

Ask for Personal Recommendations

Friends and family recently may have had similar projects completed. If they are satisfied with the results, chances are you will be too. Local customers, material suppliers, subcontractors, and financial institutions are good reference sources to check whether the contractor is financially responsible. If you are still unsure, you also may wish to check the contractor out with your local building department, trade association or union, consumer protection agency, consumer fraud unit, and the Better Business Bureau. Check your references using CSLB’s Instant License Check to make sure the contractor has an active license on cslb.ca.gov.

Verify Contact Information

Make sure your contractor has a current business address and telephone number. A contractor who operates a business from the back of a pickup truck with a cellphone may be difficult to find if a job needs to be fixed after the last bill is paid. You can find a licensed contractor's "address of record" when you look up his/her license status.

Verify Insurance Coverage

Ask to see a copy of the Certificate of Insurance or ask for the name of the contractor's insurance carrier and agency to verify that the contractor has insurance.

In California, if a contractor has employees, he/she is required to carry workers' compensation insurance. The importance of this cannot be overstated. If a worker is injured working on your property and the contractor doesn't have insurance, you could be financially liable to pay for injuries and rehabilitation. Your homeowner's insurance may or may not cover those costs.

When you look up a contractor’s license status on CSLB’s website you will see the insurance information, or a statement that the contractor is exempt from carrying insurance because they have no employees. It’s a red flag if the contractor says he/she has workers but has a workers’ compensation insurance exemption on-file with CSLB. Also, you should check with your insurance carrier to make sure the workers' compensation insurance coverage being provided by the contractor will cover all the workers on your job.

Commercial general liability insurance is not required; however, it covers damage to your property. If the contractor does not carry general liability insurance, he/she should be able to explain how damage or losses will be; otherwise you or your insurance company could end up paying for damages.

A licensed contractor must provide you with information regarding both types of insurance in your written contract.

All C-39 roofing contractors (whether or not they have employees) must carry workers' compensation insurance or have a valid Certification of Self-Insurance on file with CSLB. This information is indicated when you review the status of a contractor's license.

Learn About Contractor Bonds

California licensed contractors are required to have a $15,000 license bond. Other bonds are not required, but might be good for the contractor to get for your job. Some bonds are designed to protect you against substandard work that does not meet with local building codes. Bonds do not assure the financial or professional integrity or competency of a contractor. Institutional lenders such as savings and loans, insurance companies or commercial banks generally require licensed contractors to secure bonds for large jobs. CONTRACTOR LAW UPDATES

Mechanic’s Liens for Contactors.

This article addresses Nevada Law. Nevada Law allows contractors to file mechanic’s liens to ensure payment, however filing and perfecting a valid lien requires following the statutory requirements to the tee. One misstep and there is a high probability that the lien will be invalid and unenforceable.

If a contractor is not contracting directly with the owner, they must deliver a “Notice of Right to Lien” to the owner and general contractor by certified mail. Doing so preserves their lien rights with respect to work and materials supplied within 31 days of the notice date, as well as after the notice date.

If the improvement involves a residential dwelling, a “Notice of Intent to Lien” must be served on the owner at least 15 days before filing a “Notice of Lien”. If payment remains due, the contractor can record a “Notice of Lien” with the county recorder’s office within 90 days after: the work has been completed, the last delivery of materials by the lien claimant, or the last performance of work by the lien claimant. The contractor must then serve the owner and the general contractor with the lien within 30 days of recording.

Now, the lien has been perfected, is valid for a period of six months and must be foreclosed upon within that time. If the owner decides to dispute the foreclosure, the contractor is now in full-blown litigation, which will require significant time and resources. Therefore, contractors should be vigilant of the mechanic’s lien process, its requirements, and approach it as they would in any other litigation.

Entity Choice for Contractors.

Contracting as a properly organized and maintained LLC or Corporation can result in significant liability protection and tax benefits in comparison to operating as a partnership or sole proprietorship.

LLCs and Corporations can protect their owners from liability in two ways.  The first is that the owners of LLCs and Corporations can contract on behalf of the LLC

or Corporation rather than on behalf of themselves individually. As a result, only the company’s assets are liable for the contract’s obligations, and importantly, the business owners’ individual assets are not.  The second is that LLCs and Corporations also protect their owners from liability generated by people, such as employees, subcontractors, and third parties that are alleged to be acting on behalf of the business. For example, if an employee creates liability while driving on behalf of an LLC or Corporation, then the LLC or Corporation is liable for the damages in addition to the driver, but the owner of the business is not personally liable.  On the other hand, if an employee creates liability while driving on behalf of a sole proprietorship or partnership, then the owners of the business are personally liable, in addition to the business and driver.

LLCs and Corporations can also provide tax benefits. For example, LLCs and Corporations can elect to be treated as an S Corporation, which allows some owners’ distributions to avoid some employer-paid payroll tax.

Note, Corporations are the most logical choice for contractors that operate in California due to increased bond requirements imposed on LLCs by the CSLB.

As a result, so long as the applicable formalities are observed, contracting as an LLC or corporation can help protect owners from liabilities generated by the business while providing appreciable tax benefits.

THE RESTORATIVE POWER OF INTERIOR PAINT

The physical and psychological benefits to updating your interior paint are significant, but are often overlooked.

Most homeowners and real estate professionals will agree that painting is a quick and easy way to update or refresh a home, increase home value, enhance curb appeal and hide stains or marks. Positive Effects on Mood and Energy

Even with all the buzz about color therapy, we still underestimate how much the colors in our home affect our moods. Changing the colors that surround you can affect your entire outlook on your home and living conditions. Colors create an ambience and environment that affects mood, energy and disposition. The effects of color on human beings is well known to scientists and researchers.

For perception, white or light paint causes small spaces and rooms to appear larger. Bright, vibrant and fun colors can add an element of cheerfulness to any room, including a playroom, game room or family room.

Cheerful colors such as red, yellow or orange in kitchens have even been shown to enhance enjoyment of food and cooking.

Specifically, for a relaxing bedroom or sitting room, try painting them in soft pastels of blue or green, colors associated with a calming influence. If you tend to feel anxious or have a challenge relaxing, avoid bright colors such as red or orange. On the other hand, if you tend to feel sluggish, vibrant colors can have an energizing effect.

Colors such as yellow or violet can add to feelings of joy and happiness. Even an accent wall in yellow can add to the positive energy in your home. To improve concentration, green, teal, mint or turquoise are excellent color choices.

THREE TRENDS IN MOUNTAIN MODERN BUILDING

Dual Kitchens

There recently has been an increasing demand for dual kitchens in new build mountain homes. This trend enables the homeowner to have a public “show kitchen” for entertaining that stays neat, clean and beautiful while messy food prep, clean up, and day to day use is in a second, back kitchen. Occasionally this trend means two full kitchens for those who entertain large parties regularly, but more often the front kitchen is for cooking with and entertaining guests, while a smaller hidden prep kitchen is for food storage, and for storing dirty cooking equipment and dishes until the end of the evening. Freedom from fear of damaging stone or other materials means the show kitchen can include the most stunning of materials, meant to impress. While the back kitchen can feature more durable surfaces to endure the wear of everyday use.

Natural, Tactile Materials

Indoor-Outdoor Flow

A connection to nature and the great outdoors is what draws so many to the beautiful Lake Tahoe area. With modern mountain homes built in spectacular places, engaging with the views is of key importance to many homeowners. New construction modern homes often now include extra large operable sliding doors or windows to let in the light and panoramic views, and to connect indoor and outdoor living spaces. Double or even triple paned glass sliders allow expansive openings while maintaining energy efficiency. Many homeowners desire to have their great room open out to an equally large outfitted outdoor entertaining space for flow. Outdoor seating areas are now a natural extension of the indoor seating areas, with a visual and stylistic connection. Advances in outdoor upholstery materials allow seating that is as comfortable outdoors as it is indoors, yet durable enough to withstand the elements. Custom metal outdoor kitchens are built to last and to extend cooking and entertaining space to the outdoors in warmer seasons.

Wood, metal and natural stone have long been the staple materials of mountain homes. Current trends in interior wood cladding include bleached woods such as cypress and oak, and more clean, modern-looking woods without knots such as clear vertical grain cedar. Blackened steel and other black or deep bronze metal finishes on doors, windows, fascias, roofs and fireplaces contrast with and off-set bleached wood finishes. These dark finishes often carry into the home in the form of black or deep bronze finish plumbing, lighting, door and cabinet hardware. Natural quartzite stone is a beautiful and practical choice for both kitchen and bath as it is more durable than marble, while offering much of the same beauty in vein movement and color variation. Many homeowners are embracing statement stones and large, dramatic full slab installations for kitchen splashes and bathroom walls for modern yet timeless appeal.

FOUR CONSTRUCTION TRENDS IN 2023 AND WHAT YOU CAN DO ABOUT THEM

Running your own construction business is no joke and the instability of the last couple of years has been exhausting, right?!  What else can come down the pipeline? And, more importantly, how can you prepare for them?

Here are four construction trends for 2023 and what you can do about them.

1.      Rising cost of materials

Although some prices for materials have begun to stabilize, inflation and ongoing supply chain issues cause unpredictable pricing for most of what you need. For example, with cedar siding, STK prices are stabilizing, but less available VG is increasing.   How can you budget when there’s so much instability?  Here are a couple of suggestions:

• Reevaluate your contingency. You may have a 5 to 10% contingency built into your budget.  Does that need to change?

• Find alternative materials. Many of our customers order Western Red Cedar as siding for their homes. However, Incense Cedar, which is very similar, is currently 10% less than Western Red Cedar. Can your vendors recommend cost-effective alternatives?

• Negotiate for a better rate. Some of our customers take advantage of quick pay discounts.  Other vendors may offer discounts. It doesn’t hurt to ask.

• Lock in current prices by ordering early.

2.      Labor shortage

You need skilled labor on the construction site. However, during the Great Reshuffle, many construction professionals near retirement age left the workforce and younger workers haven’t considered the construction industry. We’re now experiencing a labor shortage. How can you find the skilled labor you need to get the job done?

Have you considered:

• Referrals. Ask your team, other contractors and

subcontractors and use CA-TT’s directory for referrals. Who do they know that has the skill set you need?

• Apprenticeship. Some employers apprentice inexperienced team members and teach them the skills they need to succeed. You may remember someone who did that for you. It’s an investment that produces high-quality laborers who are loyal. Apprentice an unskilled laborer into a trade.

3.

Rising labor costs

This trend continues and it’s one of your biggest line items. Here are a couple of things that might help:

• Choose the right employee or subcontractor for the job. You need people who understand what you’re asking of them and get it done right the first time. Fixing mistakes is costly.

• Pay good workers more than the going rate. It sounds counterintuitive, but it saves you time, frustration and, ultimately, money in the long run. Firing, hiring and putting up with mediocre laborers is very expensive. While a well-paid, good laborer brings a return on your investment.

4.      Technology use

PREPARE YOUR HOME FOR WILDFIRE AND INCREASE INSURABILITY

Leading Cause of home ignition

There are three ways your home can be exposed to wildfire: direct flames from a wildfire or burning neighboring home; radiant heat from nearby burning plants or structures; and flying embers. Flying embers from a wildfire can destroy homes up to a mile away and are responsible for the destruction of most homes during a wildfire. “It’s all about the embers and making sure they have nothing combustible to land on,” said Daniel Gorham, P.E., wildfire researcher at IBHS.

What is Defensible space?

Defensible space is the buffer you create between a building on your property and the grass, trees, shrubs, combustibles, and wildland area that surrounds it. This helps to reduce ember ignition and slow or stop the spread of a wildfire by protecting your home from direct flame contact or radiant heat and is divided into 3 zones:

(Zone 0) Ember-Resistant Zone: extends 5 feet from buildings, structures, decks, etc. Science and post-fire studies have proven this zone to be the most important and is designed to keep fire or embers from igniting materials that can spread fire to your home.

(Zone 1) Lean, Clean, and Green Zone: extends 30 feet from buildings or to your property line, whichever is closer.

(Zone 2) Reduce Fuel Zone: extends 30 feet to 100 feet out from buildings or to your property line, whichever is closer.

Simple Defensible Actions:

• Create Zone 0 Defensible Space around your home by removing leaves, pine needles, and combustible items or materials that could catch embers on roofs, gutters, decks, stairs and the first 5 feet around your home

• Remove any dead or dying vegetation, especially in Zones 0 and 1

• Remove shrubs, trees, and branches that are adjacent to or overhanging your home

• Create separation between live shrubs and trees by removing dense vegetation and tree limbs within 6 feet of the ground

• Keep lawns and grasses mowed to a height of four inches or less, especially once they dry out.

What is Home Hardening?

Hardening your home means taking steps to reduce the vulnerability of homes to embers and heat that accompany wildfires. Construction methods and choice of building materials greatly increase the resistance of homes to embers.

Easy Home Hardening opportunities:

• Replace all vents with 1/8” metal mesh to prevent embers from entering

• Clear and clean out exposed spaces under decks/porches/ stairs and enclose them.

• Do not use combustible bark or mulches within 5 feet of your home, use hardscaping like gravel instead

• Remove, relocate, or replace combustible items like woodpiles and patio furniture

• Consider replacing combustible wooden attachments with non-combustible products: fences that attach to structure, stairs, decks,..etc.

Coupled Approach – Defensible space & Home Hardening

Multiple factors determine a property’s wildfire risk. As a property owner, you can make changes to your landscape, and you can “harden” your home to resist ignition during wildfires. ROOFING IN THE SIERRAS… A YEAR OF EXTREMES

The 2022-23 weather conditions have been jaw dropping to say the least. Drought conditions prevailed through the fall with massive fires spurned by intense heat and high winds. Century storms this winter have produced monster weather events more severe than those in 2018. The style of these storms – more unique in nature – snow, rain, snow, rain patterns have created layers of ice followed by feet of snow on every structure in the Lake Tahoe Basin. Structural integrity has been challenged and preexisting roofing conditions (ventilation, deteriorated roofing and even slope) have contributed to damages. Homeowners en masse are searching and re-evaluating their choices for roofing materials to best help protect them in these revolving, severe conditions.

Given all of the weather extremes this past year, the one commonality is that the roof of a home bears the brunt of them. Experts from the Metal Roofing Alliance (MRA) remind homeowners that it is their roof — above all else — that must be relied upon to protect a home from even more costly and serious damage during extreme weather.

It stands to reason that many industry experts believe metal roofing is the gold standard to guard against severe weather events. Benefits such as fire protection, durability, strength and energy efficiency seriously outperform more traditional offerings and are a much better investment for new construction and re-roofing. And when it comes to styles, architects, builders and homeowners alike are finding that no matter what the style of the home, there is a metal roof that will look amazing and perform better.

There are no greater teachers than hindsight and experience. Preparation is the key to success. Talking to

ICE DAMS

We all enjoy a wonderful light-hearted snow day, but serious storms with heavy snowfall are potentially dangerous to your dwelling especially when it accumulates. We are here to share some of the issues and how they may be resolved and if home insurance will be helpful.

Ice dams on roofs are a common problem in areas with cold winters and heavy snowfall. An ice dam is a ridge of ice that forms at the edge of a roof, preventing water from draining off the roof and causing it to leak into the house. We will explain what ice dams are, what causes them and how to prevent them.

What are Ice Dams?

An ice dam is a ridge of ice that forms at the roof’s edge, typically in the gutters or at the eaves. It occurs when snow on the roof melts due to heat escaping from the house, or from the sun and then refreezes at the colder edges of the roof, creating a barrier that prevents the water from draining off the roof. As a result, water can back up under the shingles, causing leaks, water damage and even mold growth.

What Causes Ice Dams?

Several factors contribute to the formation of ice dams on roofs. The most common causes include:

1. Poor Insulation: When a house is poorly insulated, heat from inside the house can.  escape through the roof, causing the snow to melt and form ice dams.

2. Inadequate Ventilation: Proper ventilation in the attic can help regulate the temperature of the roof, preventing the snow from melting and refreezing at the edges.

3. Cold Weather: When the temperature is frigid, the snow and ice on the roof can freeze solid, making it difficult for water to drain off.

4. Flat or Low-Pitched Roofs: Roofs with a flat or low pitch are more prone to ice  dam formation as they do not allow for proper drainage of water.

TAHOE TRUCKEE SNOWLOADS

It has been quite a year for snow in the Tahoe Truckee region. As of this writing, by most metrics, we are having the second biggest year since accurate records have been kept. Although it’s always fun to set a new record, second place is feeling more than adequate at this point.

As local structural engineers, the staff at Linchpin Structural Engineering love to look at the way snow piles up and affects buildings. This season’s accumulation was eye-opening because drift depths surpassed what the authors have seen over their years of regional practice. Drift is when snow moves from one area to another via wind transport. Early in the season we had a lot of cold windy storms, with few breaks between, resulting in more snow transport than is typical. This drifting, along with few warm sunny days to solidify the rooftop snowpack, led to far greater snow accumulation on leeward facing roofs than we see in normal years.

There was also a notable absence of our typical “Junuary,” so accumulation continued unabated. When the snow turned to rain for a week later in the winter, the snow depths settled somewhat, and the snow became denser. Around this time, many building owners became concerned with the loads on their roofs and the potential for collapse. There was a widespread fear that the snow on the roofs would soak up the rain like a sponge, further exacerbating the situation. However, whether it falls as rain or snow, all precipitation weighs the same, only the density varies. Eventually rain can percolate through snow and drip off the roof, so it can be preferable to snow depending on the circumstances. Regardless, the sheer quantity of precipitation led to many portions of roofs becoming loaded beyond what the building code prescribes.

This winter we were often asked to define and explain code prescribed loading. In 1973, a professional engineer from Reno named John Webster Brown published a report that serves as the basis for snow load codes in Placer County, Nevada County and Truckee. That snow study was based on records that extended back some 60 years at the time. According to that report, recommended design values are anticipated to be exceeded with some regularity, usually around every ten years or so. The report suggests that such an exceedance is acceptable due to the underlying factors of safety incorporated into structural design. It should also be noted, that the intent of the building code is to protect life safety and prevent complete collapse, not to guarantee that all

structures will weather a design snow load with zero damage. This year, recommended snow load design values exceedance was far greater and more widespread than in the past.

Our firm fielded dozens of calls this winter from building owners asking us if snow should be shoveled from their roofs. Although we could not give a definitive answer without a rigorous study, we provided them with a way to estimate their design snow depth. For most parcels in the region, the ground snow load can be queried from their local building department’s GIS. That load is given as pounds per square foot. If it is multiplied by 0.7 and divided by 25 pounds per cubic foot (the average density of our local snow) you can obtain a ballpark design snow depth. Our recommendation to callers was to shovel if their snow was close to that depth or deeper.

We also received and continue to receive numerous calls regarding snow-related damage. Many people observed interior damage to their gypsum board wall finishes. Often, we advised them that while concerning, in most situations a little finish damage on it’s own does not mean that a building is unsafe. That’s because, although the building code limits deflection of structural elements that can cause damage to finishes, there is no factor of safety associated with deflection. As the snow study report described, a factor of safety is built into the design of structural elements to prevent failure of the building, so while a building could be exhibiting concerning deflections, they aren’t necessarily a sign of imminent collapse.

Of course, the factors of safety incorporated into the building code are anticipated to accommodate a variety of issues. Those issues could include poor construction, poor designs, inconsistencies of building materials, and neglected building maintenance. Of the actual failures that we have observed so far, at least one of these underlying issues, in combination with the massive snow loads, was associated with each failure. As winter begins to wane, we expect more and more damage to present itself as each foot of snow melts off. In the meantime, second place in the record books is sounding just fine.

CATT CP was founded with the intent to promote a positive image for the local construction industry by having local contractors contribute generously to community improvement projects. Established in 1999, CATT CP celebrates 23 years of giving back to our community by providing construction assistance to local nonprofits and deserving groups. If you live and work in the Truckee Tahoe area, you are likely to have seen at least one of the 26 projects that CATT CP has contributed to. The Mission of CATT CP is: To be a conduit for funds, materials, volunteerism and project coordination towards the restoration or construction of selected structures that are deemed beneficial to the community.

Be part of the Downtown Truckee Park Legacy. Purchase your own personalized engraved paver and/logo. The pavers are installed in our stream-live paver pathway to be enjoyed by many for years to come. We are still adding names to this list. We are keeping the paver sales going as a way to continue fundraising. If changes are needed on already issued pavers, no worries, corrections can be made and they can be swapped out as we will be putting new requests in for engraving and delivered regularly.

Truckee Community Art Center: Truckee Downtown Park Completion October 2022

On July 14, 2021, a ceremonial groundbreaking took place for the Truckee Downtown Park Project located at the Community Art Center Building at 10046 Church Street. The paver pathway, artist mural, and final landscaping were completed and the public was invited to the ribbon cutting held on October 26, 2022. The park is built on the TDRPD’s Community Arts enter property. It includes an outdoor amphitheater, sensory

garden, picnic area, benches, and natural boulders that will creatively function as play structures. The ADAaccessible park will serve as a welcome respite spot for people of all ages for many years to come.

HISTORY OF CATT POLITICAL ACTION COMMITTEE

One of the original goals, when CATT was formed in 1998, was to provide a cohesive “voice” for the building industry with all of the various governmental agencies. This was something that did not exist prior to the formation of CATT.

From 1998 to 2002, CATT worked with a number of these agencies to provide reasonable and constructive responses to a variety of proposed regulations and fees. But the time had come for CATT and its members to take a more active role in the policy-making process that affected not only the industry but the community.

Patrick Flora was CATT President at the time. Patrick said, “I see this as not only the right thing to do but an absolute necessity. The Construction industry is one of the largest economic forces in our area, yet with few exceptions, there are no representatives from our industry on most of the elected boards. Growth and the costs associated with it are a fact of life in our area as

Mountain Forge has been a CATT member for the last 14 years. CATT Community Projects has always supported Mountain Forge’s public art installations, even acting as one of the nonprofit partners in an installation entitled Bridging Communities that repurposed 8 tons of original 1936 San Francisco Bay Bridge steel.

When Hans Standteiner began Mountain Forge on the banks of the Truckee River in 1968, he was doing architectural projects for his contractor friends. His son Anton and daughter-in-law Jennifer built the forge up to a full-scale modern blacksmith shop producing all sorts

of metalwork including large public art sculptures.

“We literally do it all,” says Jennifer, who was selected to the Public Art Commission of Truckee two years ago. She is also the Truckee High School Boosters Treasurer and Advisory Committee Member for Truckee Arts Alliance and Truckee Cultural District. She is a constant in the volunteer world.

“Mountain Forge has served the Tahoe Basin for more than 50 years. It’s our duty and responsibility to give back to this community that raised us,” she says.

When Jennifer Weissenberg found out that she won CATT’s Professional of the Year, she was “surprised and honored.” Jennifer has been managing building projects in the Truckee Tahoe area for about 5 years and has been in the construction and building field for more than 15 years. Her building philosophy is all about functionality and sustainability. As she plans the next evolution of her career, she will be exploring how to apply those values, combined with building innovations, to help tackle the local housing crisis.

Jennifer is an East Coaster who found her home in the mountains of the West. In her career, she

has always set out to build and create homes. This is what drives her passion in the building and construction industry. She worked closely over the past several years with CATT and CATT Community Project on the Truckee Downtown Park project, which was completed in the fall of 2022.

DESIGN PROFESSIONAL OF THE YEAR JULIE JOHNSON-HOLLAND

Julie Johnson-Holland has been in business since 2008, working mainly on second homes. Her business career took flight in Mammoth, Calif., as she eventually made her way to Truckee. Julie does work all over the United States, from Florida to San Diego. Julie understood early on that a strong working knowledge of construction practices is at the root of creative, yet effective interior design. It is this forward-thinking professional philosophy that makes Julie a welcome partner in any home project.

Julie works closely with her clients to understand their distinctive visual style. Armed with this valuable

information, she then implements an interior design plan that closely mirrors the client’s unique approach to life. Julie has been an active CATT member, participating in CATT events, and making donations and sponsorships.

“I was elated that the CATT community nominated and supported me to receive Designer of the Year,” she says.

Ryan Smith is a current CATT Board Member and Awards Committee chairperson. His grandparents opened the first plumbing supply house in this area; Tahoe Truckee Supply in 1976, and it was run by his father, uncles, and aunt for many years. After parting ways from the family business, his father opened up Sierra Mountain Pipe & Supply in 2007. They distribute Plumbing, HVAC, Waterworks and Irrigation supplies in the greater Tahoe area (Reno, Carson City to Sacramento) and sometimes out of the area. They believe that their customers come first. His family name is on the line every day, so it’s important to him that they show up every day with

that mentality to truly go above and beyond in every interaction.

Ryan enjoys being surrounded by experienced business owners and like-minded professionals. This helps him to imagine what his business can grow into. Ryan’s passion stems from growing up in the community and wanting to help other local business owners grow their businesses. Winning the CATT Supplier of the Year award was a shock. He feels honored to be recognized for his hard work.

Grady Jones has been part of Bobby Jones Concrete Construction since its inception in 1972 when it was created by his father. Bobby Jones Concrete Construction serves Nevada County and Placer County, including the Truckee-Tahoe region. The company has grown over the last several years and is now licensed to work in Nevada, as well. Grady has served on the CATT Board of Directors for six years and contributes by sponsoring events and other donations. The company joined CATT because they believe in the purpose of advocating for our community of local contractors when they come across hurdles in the building process with local government agencies.

Grady and his partner Richard Frazer are out in the trenches each day, working directly with owners, contractors and engineers. They are very hands-on and enjoy the work and working with their people! Winning the award for CATT’s Subcontractor of the Year was a surprise to Grady. Rich Loverde, a longtime supporter of CATT, is a founding board member and served as Board President in 2009. Rich believes that CATT has built a community that supports contractors and all aspects of construction while giving back to the community through events and special projects. Rich conveyed that “there will always be competition in the industry, but CATT has created a cohesiveness that has been to the benefit of the industry.”

Rich Loverde will celebrate 32 years as a general contractor in Lake Tahoe/Truckee. Loverde Builders has built homes from Glenbrook, Nev., to Emerald Bay, Calif., and in many

areas in Truckee. They enjoy creating the dream homes that clients have conceptualized with their architects so that they have their special place to enjoy with their families in our beautiful mountains.

NEW RESIDENTIAL PROJECT OF THE YEAR: LAKESIDE GLENBOOK FAMILY RETREAT

The inspiration for this home is a generational story turned mountain marvel.

This family-oriented home was built as a mountain retreat for a family to gather directly on the shores they have been on for generations. With memories already imprinted into the shore this family needed a larger space for their ever-growing group of friends and family. The home is fluttered with special gathering nooks both inside and out – or they can relax in their custom lakeside spa. It boasts a large great room that flows off the kitchen and looks out to the north, east and west shores of Lake Tahoe. The stone veneer, siding and wood paneling give the home a feeling that it grew out of the shores into a mountain estate. The exquisite metal roof boasts sharp lines that are awaiting a heavy winter to give the home a true winter cabin feeling. Steps from the private pier, this home provides a dream lakefront getaway with all the amenities at the family’s fingertips.

This home is truly inspired by the site; the home seeks to blend the features of traditional mountain living with more contemporary artistic mediums such as concrete, steel, and glass. This custom-home building is on a steeply sloping lot overlooking the Lahanton Golf Club course, Martis Valley, and the Carson range. Including two stories, the primary living and master suites are located on the main level along with the garage, mud, laundry, office, and great room. Guest suites and additional entertainment areas are located on a lower, walk-out level, with access to a large terrace, firepit, and spa. The garage is connected to the main structure with a bridge element that allows site drainage to flow naturally, working to truly integrate the structure into the site.

NEW RESIDENTIAL PROJECT OF THE YEAR: MOST CREATIVE SUMMIT SKI HOUSE

The owners expressed to the team that they wanted their house to feel like a 100-year-old building that had been recently remodeled to introduce a modern touch. It was of the highest importance that every detail of the fireplace was perfected, as the four-sided stone structure feels like the anchor of the home. The mix of reclaimed timber and quarter-sawn white oak exemplifies the feeling of new meets old.

The home is located in the Sugar Bowl Village, which is the only remaining snowbound community in North America. It is a ski-in ski-out location and design that embraces a true mountain cabin feel.

Bringing the outdoors in!

Our clients purchased this home with a full remodel in mind. The main objectives were to open up the great room for easy flow between spaces and to maximize views of Lake Tahoe.

With architectural and engineering input, a plan was created to remove closed-in walls and disruptive support posts.

In addition to the structural changes, Altitude Design made updates to every surface and fixture, and the “cherry on top” was Tahoe Modern’s furnishings throughout. At Timberline Construction, we’re proud to be the builder making these ideas a reality. The result feels like a brand-new home!

COMMERCIAL REMODEL PROJECT OF THE YEAR COLDWELL BANKER REAL ESTATE BUILDING

This was primarily an exterior facelift; the project transformed a plain exterior commercial building used by multiple tenants with exterior access on the outside to a real estate building used by one company with one point of controlled access to the various individual and team offices. To facilitate this transformation an eyecatching architecturally timeless entry was created. The lobby was expanded and given warm and inviting details that exude comfort and luxury, and the meeting rooms were enlarged to accommodate the large staff of the new single tenant.
