What is the Architectural Control Committee (ACC)? By: Linda Callahan, Architectural Control Department Manager

The Architectural Control Committee (ACC) consists of a group of appointed volunteer homeowners who are responsible for reviewing ACC applications. This is a freestanding committee. The ACC meet once a month through winter and every two weeks, spring through fall for a total of eighteen meetings annually. The general purpose of the ACC is to ensure compliance with aesthetic standards established by the association. In the townhome subdivisions, ACC is primarily focused on improvements that impact the communal areas such as window replacement, balconies, and patio areas. Townhome landscape projects are also reviewed by the ACC. Within the single-family home subdivisions, the committee is primarily concerned with exterior aesthetics. Those matters would include but not be limited to landscapes, fences, driveways, boat docks and roofing. The ACC department staff is responsible for maintaining the standards set forth by the Architectural Control Committee, Governing Documents and the Association Covenants, Controls and Restrictions (CC&Rs). Staff routinely patrols the association, recognizes, records, and generates violations to non-compliant properties. The staff also reviews application submittals to confirm the provided information is correct and all criteria are met for consideration. Staff follows up on projects to assure they have been built according to the submitted and approved plans. Staff is responsible for preparing agendas and recording minutes for the Committee meetings. Staff also maintains and updates ACC documents in homeowner lot files.
