Building a Better Somersett... Part of building a better Somersett means improving our finances, stabilizing our assets and amenities, bringing the community together, and creating a welcoming environment for our residents. Those endeavors saw huge success over the past year and efforts are ongoing for continuous improvement. Yet when it comes to building a better Somersett, this is the easy part. What really makes Somersett the premier master-planned community in Northern Nevada are our residents. Regardless of diverse demographics, I am pleasantly surprised at the intellect and kindness of our residents which create a friendly and welcoming environment. That feeling is present now more than ever. Good intentions require forethought. Everyone wants to be a good person but practicing that requires a constant reminder of the things you do that affect your neighbors whose needs and interests may be different than yours. So too does the notion of what is acceptable and what is not. Eventually, some homeowners will dislike their HOA, even though they purchased and benefit from a community where their HOA ensures uniformity and higher standards for aesthetics and behavior. That benefits us all but only if it’s executed and administered with care and respect, which is a high priority for the SOA. A quick success story: A while back, some actions of a not-too-distant neighbor were disruptive late at night. My first reaction was anger: how inconsiderate of them! Yet I jettisoned the anger and resorted to reason. After locating the owners, I sent them a polite message requesting they consider some changes to that activity. To my surprise they apologized and promised to alter that activity and gave me their phone number so that if I was ever bothered again, I could call them right away. They turned out to be kind and reasonable people for whom I now have great respect. They never realized their activity would ever be a problem to anyone and were quick to offer a solution once they became aware. Yet the key to this success was polite, direct, and civil communication. 4

To the good people living in Somersett, thank you for contributing to this amazing culture we have grown and nurtured in this community. Truly you are our greatest resource. Please consider how your neighbors might be affected when you embark on a project or adventure that might impact them. That might be lighting, noise, viewsheds, unattended landscaping, unapproved structures, or pushing the parking rules. Got an event coming up? Construction traffic? Changes that affect them? Give your neighbors a heads-up in advance and you will probably find this defuses many issues since most people want to be accommodating. Sooner or later, you will receive reciprocal kindness from them because the fruits of polite neighbors benefit all. Also, work with the SOA when you need architectural approval, we’re here to help you design and build something that will protect everyone’s interest, including yours! A quick word about rules and enforcement (yes, it is what people dislike the most about HOAs.) In Nevada, HOAs are heavily regulated and homeowner rights and privacy provisions are strictly upheld by the law. The SOA investigates every complaint received and conducts required compliance checks. If a problem emerges, it might seem like nothing is done when in fact we are pursuing all legally available enforcement activities. Sometimes it takes multiple efforts to achieve results, a process that isn’t always quick. The challenge is that privacy laws mean that the Association can’t discuss any actions taken, or fines levied. Nevertheless, you can be assured that we investigate all violations and follow up until the violation is remedied. Thank you for your consideration. This gentle reminder is submitted on behalf of the SOA, Staff, Management, and your Board. Onward together!

Play the Tom Kite-designed Championship Country Club Course
All Somersett residents are welcome to play the Championship Country Club Course four times per year. Each resident may book a foursome of players at a rate of $80 per player (in season, April-Oct.) and $50 per player (off season, Nov.-March). This includes green fee, driving range usage, and a golf cart. We take tee times for residents four days in advance at 787-1800, ext. 103. Men, please remember our dress code of no denim, collared golf shirts, and caps worn forward at all times. For the ladies, no denim, spaghetti-strap tops, bare midriffs, or short shorts. Proper footwear, such as golf or tennis shoes, is required.
Driving Range
All Somersett residents are welcome to use the country club’s driving range.
In the off-season (November-April), use the cushioned mats on the south side of the driving range at no charge. In-season (May-October), free access is available on mats on the north side of
As we get excited about the new golf season the best thing we can do as players is to refresh our memory of pre-swing fundamentals, which include hold of the club, stance, posture, hand position, and ball position. You will increase your chances of improving this season if these fundamentals are up to speed. Improving leads to enjoying. Simply said, the hold of the club for a right-hander is as follows: 1) Hold the club in the last three fingers of your left hand. 2) Next, place the heel pad of your left hand on the top of the club. 3) Lightly apply your thumb and forefinger with the “V” that they form pointing to your right cheek to your right shoulder. 4) Place right middle two fingers underneath your left index finger. 5) House your left thumb in between the two pads of your right hand.

If you would prefer to hit off the turf at the south end of the range, you MUST pay the usage fee of $10/person in the golf shop before arriving at the range. In either case, please check in with the range attendant upon arrival and tell him or her that you’re a resident looking to utilize the driving range. Juniors under the age of 18 should meet with golf staff to secure privileges without parent supervision. If you want to use the putting green and chipping areas, the cost is $10 all year round. Men, please remember our dress code of no denim, collared golf shirts, and caps worn forward at all times. For the ladies, no denim, spaghetti-strap tops, bare midriffs, or short shorts. Proper footwear, such as golf or tennis shoes, is required.
6) Lightly apply your thumb and forefinger with the “V” that they form pointing to your right cheek and right shoulder. 7) The clubface should be aimed at your target. It is common that when getting into a golf posture we simply droop our shoulders and bow down to the ball. It is important to understand that good posture starts from bending at the hips while keeping the chest fairly tall (a small arch is OK). The simplest of golf swings is performed around a relatively flat back/straight spine. Make sure you keep ball position for your higher lofted clubs in the center while progressively moving the ball forward as the clubs get longer. A good rule of thumb is that your 5 iron will be approximately at the ¼ mark while the driver will be just inside your left heel. Need help? Polar Bear Golf Tournament
Two Person Team | $100 per player Sat., March 12 with 11 am Shotgun Start Find a partner for the Polar Bear, our annual two-person scramble golf event. This event is open to all members, guests, community members, professionals, and members of the Northern Nevada Golf Association—in other words, everyone! The fee of $100 per player includes golf, cart, range, St. Patrick’s Day-themed dinner, and golf shop credit for prizes. There will be both gross and net divisions, with a valid USGA handicap required for net eligibility. Sign-ups will begin 30 days in advance. Check with the golf shop for event details and entry procedure at 787-1800, ext. 2.
Master’s Par Three Tournament Saturday, April 9, 9 am Shotgun Start $50/adult; $25/junior (under 18) Our traditional commemorative Masters Golf Tournament is back! The Masters Golf Tournament is traditionally the start of the golf season, including here in Reno, and our event mimics the one played at Augusta’s Par Three Course on the Wednesday prior to the actual tournament. Everyone in the Somersett community is welcome to participate—
country club members AND residents who are not members. The tournament has divisions for men, women and juniors and is played at the country club course.

The Somersett Golf and Country Club is offering one boy and one girl aged 8-12 complimentary 2022 Junior Golf Program entry. Both the men’s and women’s golf associations are sponsoring the enrollment fee for the season, May through October. If you have a child in this age group who is not a member of the country club and would be excited to participate in this amazing program, please pick up an application at the country club. The application requires a copy of your child’s most recent report card and a short, handwritten paragraph by the junior telling why he or she would like to participate in the Somersett Junior Golf Program. You will also be required to furnish your contact information. Thank you to both the men’s and women’s golf associations and the country club golf staff for their generosity. Spot an Irrigation Leak?

Here’s Where to Report It
Before we know it, it will be time for the Association’s landscaping contractor, Reliance, to turn the irrigation system back on in Association common areas. Turning on the system will trigger the inevitable leaks and spouts that always pop up after the winter shutdown. Reliance promises to have four techs onsite devoted solely to irrigation, but even so, we could always use some extra eyes from the community to spot issues. To make this process easy and direct, Reliance created an online form for residents to report landscaping and irrigation issues in Association common areas. Once submitted, this form goes directly to a Reliance manager in Somersett. To access the form, look for the “Report Irrigation Issues” link under the “Contact Us” tab on somersett.org. There is no need to sign into the site to access this tab. On the form under “Description of Service,’’ please include a description of the issue and its location. If in the parkway, between what roundabouts and on which side of the street? If on a street, provide the nearest home address. If on a corner, what are the two cross streets? If on a walking trail, what are the name of the trail and the closest street? When you finish filling out the form, be sure to click the blue “Submit” button at the bottom right. Thank you for being our extra eyes and ears as the Association works with Reliance to make our common areas look spectacular this season!

Kids’ Corner Policy Reminders
• Kids’ Corner will only accept children 18 months to 6 years of age. All children must be registered by a parent for Kids’ Corner prior to their first use of the room. Registration forms are available at the concierge desk or online at somersett.org. • Parents with children who are not bathroom independent must remain on Club premises at all times when their child is in Kids’ Corner. This includes such activities as playing tennis, aerobics, using the fitness room, swimming or attending a special Club function. • For the morning time slots, parents may sign their child up for either 8:30-10:30 am or 10:30 am12:30 pm Monday through Friday and either 8-10 am or 10 am-12 pm on Saturday. Evening slot is from 5:30-7:30 pm, Monday through Thursday. • The room operates on a six-to-one ratio, with a maximum of 12 children allowed at any given time. To accommodate this ratio, the Club requires reservations to be made at least 24 hours in advance to ensure staffing. Reservations may be made online at somersett.org seven days in advance. • All children must be dropped off in Kids’ Corner within 15 minutes of their reservation time. If the parent has not checked in their child within the 15-minute window, the reservation becomes void, and the spot will be opened to a child on the waiting list.

From the minute they step in our door in the morning or off the bus in the afternoon, your children will enter a safe, structured environment filled with activities and games, help with homework, tutoring, snacks prepared daily, and fun times with their Somersett friends.

Don Vilelle
aka “The Tie-Dye Guy’’
Don Vilelle of Sierra Canyon proves every day that you don’t need a lot of money or time to make the world a better place. Sometimes all it takes is a friendly wave to a stranger in a passing car to brighten someone’s world. Multiply that one greeting by dozens of waves. Every morning. Since 2017. That’s a lot of world-brightening right there. “There is so much negativity in the world,’’ Don says. “I am trying to spread some positivity.’’ If you’ve ever driven down Somersett Ridge Parkway in the early morning, you know who Don is. Dubbed the “Tie-Dye Guy’’ because of his “groovy’’ sartorial style, Don waves to EVERY car he sees. Don has noticed that some days people are more friendly than others. The best waves come on Tuesdays and Wednesdays. “Monday is the worst!” he says. And Don doesn’t stop with the waves. He also picks up trash along his route, brightening the community in a different way. “It is fun and important to try to bring a smile to people’s faces as they drive by, wave, and sometimes even honk!” he adds. “What a great way to start a day!”

Questions for Don: Where are you from?
I was born in Pasadena, Calif., and grew up in South Pasadena. I got my college degree in Arkansas and started my 35-year teaching and coaching career in 1968, retiring in 2003. I taught American History (Colonial times up to and including Reconstruction), Economics, and Government to grades 7, 8, 9, and 12. I coached soccer, basketball, softball, and golf. The school that I taught at in Missouri only had team sports. So, in 1995, I started a golf team. The town (Cole Camp) had no golf course and most of the students that came out for the team were farm kids with no golf background. The team survived and in 2002 we had two golfers qualify for State. The program is still going strong and today the town has a great 9-hole golf course!
Why did you choose Somersett?
My wife Martha was the main reason we left our oceanfront home in Brookings, Oregon. We had been looking at 55-plus communities and she wanted a place with a little more sun, plus she had some friends living in Reno. We made four trips to look at Somersett and finally purchased our current home in September of 2017.
Favorite activities
My hobbies are golfing, doing jigsaw puzzles, playing poker, playing board/card games, keeping my car clean, doing yard work, and observing people (this is probably due to my psychology minor).
How did the waving start?
When we lived in Brookings, I also picked up trash and waved at people while walking along Highway 101. I have always been a person who takes pride in what I have and the area that I live in. That was instilled in me by my parents and, being an only child, it was hard for me to get away with anything. Therefore, I kept my room clean and wanted the area around me to look nice in order to please my parents.
Something people might be surprised to know about you
My “15 minutes” of fame came by being on The Dating Game with Jim Lange in 1970. I was Bachelor Number 3 and was not chosen by the upcoming actress Julie McWhirter. I did win a Green Egg barbecue grill though!
Do you know who made these cards? In 2017 when Don first moved to Sierra Canyon and started walking and waving, two young passersby were so appreciative of his effort that they made hand-drawn cards for him, calling him the “Tie Dye Guy.” Don would love to connect with them and tell them how much those cards mean to him. The Club at Town Center Reminders General Club Rules
Members must check in to the facility upon entering. Members may be turned away if they cannot provide valid ID. RESERVE YOUR SPOT: Members need to secure a time slot to use fitness classes, the lap pool and the tennis courts. Space is limited. Reservations may be made through Zen Planner (recommended) or over the phone (787-4500) up to 72 hours in advance. Please be considerate of other residents and only reserve time slots you will actually use!
Additional guest passes are available at the cost of $10 adult; $8 junior. Households may bring up to four guests at one time for a maximum of 10 visits per guest. Members must accompany guests at all times.
ZEN PLANNER: Zen Planner is the amenity reservation system used by the Club at Town Center. To gain access, send an email to accesszenplanner@somersett.org and include the following information: » Your first and last name » Your Somersett address » Phone number » The email you’d like to use for Zen Planner access Once we approve your status as a Club Member, we will send you an email invitation with a temporary password (this may take up to 72 hours). COMPARATIVE MARKET ANALYSIS SUMMARY REPORT: Residential Summary Statistics Since January 1 of 2021 through December 31, 2021, there have been 110 homes that have sold compared to 112 in 2020. Keep in mind this does not include Del Webb or the Village and the Vue. The average dollar per foot since then that homes sold for was $315.00 and in 2020 it was $255.00 per foot for an increase of 20% year over year. Since January of 2021, there were 65 Del Webb homes that have sold compared to 97 in all of 2020 at an average of $342.00 per foot. In all of 2020 the average dollar per foot that homes were selling for was $274.00 per foot for an increase of 20%. In the Village and the Vue there were 34 homes that sold in 2021 compared to 24 in 2020. Registration opens on March 1st for Camp Somersett 2022! Campers will enjoy various activities, crafts, sports, swim lessons three days a week and lots of summer laughter. Every Tuesday and Thursday, we’ll embark on exciting off-site adventures. Campers will need packed lunches and snacks every day. We will provide lunch on field trip days, but you will still need to provide snacks. Registration forms are available at the front desk. Age Limits in the Gym
Children under 14 years of age are not permitted to use the fitness facilities, including the fitness room and group fitness classes. Children ages 14-17 MUST complete a fitness waiver and meet with a member of Club staff regarding fitness etiquette prior to using the fitness center or aerobics classes.

Indoors in the Sports Court: Wednesdays and Fridays from 1-4 pm and Saturdays and Sundays from 11 am–2 pm Pickleball is a racquet sport that combines elements of tennis, badminton, and ping pong. Even if you've never played this beginner-friendly game before, come on out and join the fun! No equipment is needed—everything is provided. After indoor play equipment must be stowed away neatly for the next player, please move the nets on the tennis court to the fence to prevent damage. Reservations are necessary and are available through Zen Planner.

Livin’ the Village Lifestyle The dictionary defines a village as a clustered human settlement or community, larger than a hamlet but smaller than a town. Wikipedia describes the dwellings of a village as being fairly close to one another, not scattered broadly over the landscape like that of a dispersed settlement. Nestled within the dispersed settlement known as Somersett lies the Village at Somersett Town Center; a gated community of 218 closely situated dwellings. Basketball: Residents are welcome to come and shoot hoops during reserved gym time. Please bring your own basketball if possible. Reservations are for one hour, six residents per time slot. Masks are mandatory. Body Sculpt: Define, sculpt and build lean muscle for all levels of fitness. Classes focus on intense isolation exercises with free weights and resistance, ending with abs. Boot Camp: Each boot camp class will push you out of your comfort zone with different exercises to keep you on your toes and work up a sweat through total body, high intensity interval and circuit training. Please be courteous to other lap swimmers when there is only one lane in use. Circle swimming is a good rule of thumb when there are multiple swimmers in one lane. Please stay to the right of the blue lane guide when this is appropriate.
Ice: Management reserves the right to close the pools at any time due to cold temperatures causing ice on the pool deck.

To report a non-compliance, please email soa@somersett. org or call 787-4500. While we do investigate and document each complaint received, we cannot disclose the status of anyone’s account. Should a homeowner not respond to or correct a violation, he or she will be summoned to a hearing and could be suspended from the Club and assessed fines. The Association has a policy not to enter a property unless it is bank owned, and then only to repair front-yard landscaping.
