We had the pleasure of touring their home a few months after they moved in and the space had been completely transformed. Paint, decorations, and more personal touches than we could take in during our tour. Alfredo and Shelah have settled in and are enjoying what they call their retirement home and their famiy’s vacation home.
Every evening they spend time on their front porch, coffee mug in hand. And how could you not want to with the beautiful landscaping surrounding you? We asked what their favorite part of the house was and after thinking for a bit they said the whole thing!

CLASSIC RECIPES
You can’t go wrong with a classic pie as the holiday seasons approach, but we want to challenge you to take your baking above and beyond! We took a day to whip up these sweet treats to give you a few ideas to charm your holiday guests.
Step 1: Make it mini! With an event or dinner party we recommend mini sizes so that guests can sample and keep coming back for more. Plus, everything is just that much cuter and more festive. Add in a few cupcakes (we did carrot cake cupcakes with brown sugar cream cheese frosting) with your mini pies to round out your dessert platter!
Step 2: Don’t just cover your pies, decorate them! You can use cookie cutters, stencils, or freehand whatever shape you like out of the pie crust to artfully cover your pies. We opted for a leaf and vine pattern to adorn our apple pie, and added a few leaves to our mini pumpkin pies.

The question has been popped. She says yes! And then the work begins.
A wedding is one of the biggest events in a person’s life. Making sure this important day reflects a couple’s style and goes off without a hitch is not an easy undertaking. No matter the venue or number of guests, there are many details. Planning can be an overwhelming process once the initial elation of engagement fades. Fortunately, there are talented people out there to help happy couples navigate this road. Simplified Celebrations’ owner Chandra Christenson has been helping plan these special days for the better part of a decade.
Simplified Celebrations. The name says it well. Chandra’s expertise is wedding planning and floral arrangement, but she can help put together any event and teach the average novice a little about her craft. She has been able to turn her childhood love of flowers and talent for executing the perfect event for friends and family into a thriving business that makes celebrating much simpler for others. Back in 2009, Chandra took the plunge into owning her own business. She had experience working in a local flower shop and graduated from The Floral Design Institute in Seattle. Combining her skills with her creativity and desire to plan events gave her a great start. A few renovations to her home to accommodate her new business and she was off and running!


Chandra loves what she does and it is reflected in her quaint little shop nestled in a neighborhood of Richland homes on Casey Street. This where most of the magic happens these days. About two years ago the move was made out of her home. After working from home for many years, she thought it was going to be horrible being away from the kids and house. “I am surprised at how well it worked out and how more productive I am” stated Chandra. These days it’s usually just Chandra in the shop either creating a beautiful centerpiece or meeting with the newest
bride-to-be to iron out the details. Simplified Celebrations offers basic packages for weddings and events, but will customize as needed for each unique venue and situation.
The shop isn’t open directly to the public but Chandra does make appointments and occasionally creates a floral arrangement for a special friend or client. Without walk-in traffic she still manages to stay busy – even adding an intern this summer. Each weekend is filled with three to four floral projects in addition

to planning three to four full weddings per season. The pictures and design books lining the walls reflect Chandra’s creativity and style. Over the years, she has built a large portfolio to help customers decide what style they are after. Her reputation and networking also allow her to offer helpful referrals for other services like photography, music, food, etc.
Sharing her passion for flowers and love of people led Chandra to offer floral arranging classes to the public. These fun evenings are usually held at a local




winery or brewery and require no special knowledge – just the desire to socialize and enjoy a glass or wine or beer. The class schedule varies but anyone can sign up on her website (www.simplifiedcelebrations. com). Chandra states, “There is nothing better than going to work each day and loving what I do. It truly is life changing.”

Even if you have been through the home buying process before, there are so many ins and outs of the process! Our buyer’s corner feature this quarter breaks down the process and defines many common terms used in the real estate world!
APPRAISAL: Property and/or land valuation completed by an appraiser who determines the market value. This process can take up to 4 weeks.
BUILDING CODES: Rules established by a local or state jurisdiction that cover how a house can be built or modified.
BUYER SPECIALIST: Kenmore Team REALTOR© who works with clients who are looking to purchase a home. Buyer Specialist monitors the market to find great homes for their clients and provides showing opportunities.
CLOSING COORDINATOR: Kenmore Team REALTOR© who assists in the closing of residential purchases and sales. The Closing Coordinator takes care of final steps, keeps all parties up to date, and ensures a smooth transition.
CLOSING COST: Fees paid at the end of the transaction either by the seller or buyer or both. They include the taxes, insurance, and other lender expenses.

K q SELLING DURING THE HOLIDAYS
It’s crazy that it’s already time to start thinking about the holiday season, but Halloween, Thanksgiving, Christmas, and New Years are just around the corner! We have clients asking, “Can I sell my home during the holiday season?” Conventional wisdom tells people to list in the spring when the house shows better, but the differences are slight, and there are many advantages to putting a house on the market during the holiday season, but you should be prepared for the differences. Here are a few points to consider:
1. Last year in Tri-Cities sales in 4th quarter were only 6% less than third quarter – A LOT OF HOMES SELL DURING THE HOLIDAYS!
2. Buyers that are looking during the holidays are always more serious. Let’s face it, the weather is not as nice and there are a lot of obligations with parties, and other holiday gatherings that people are dealing with. If someone is looking at your home this time of year – they are likely a very serious buyer.
3. Listing inventory traditionally falls during the 4th quarter. To a seller this means there is less competition. If a buyer is looking in a particular price range you might only be competing against two or three other houses, as opposed to five or six in the spring months. Last November there were only 536 homes active versus almost 700 in July.
4. Many homes show better with tasteful holiday decorations. Buyers walk in and get that “this is home” feeling as they picture themselves enjoying the home over the holidays. However, don’t overdo it! Too many decorations can be distracting. Consult your listing agent on holiday decoration best practices.
5. We can restrict showing to specific days. Don’t worry we won’t crash your Christmas celebrations with a showing (although, refer to point 2 above in case this request does come in)! Many of our clients travel during the Holidays making it a great time for buyers to be looking while you are away and your home is vacant. More flexible holiday work schedules allow buyers more time to look at houses.

Fall yard cleanup

Set your yard up for success in the spring by taking care of these fall yard cleanup tasks.
1. CLEAN OUT DEBRIS: Fallen leaves and weeds are the perfect place for pests to settle in for the winter. Clear out flower beds to keep the critters at bay. Pay special attention to rose beds, as the foliage can foster disease over the winter.
2. TILL THE VEGETABLE GARDEN: After the final harvest, pull out old vegetable plants, remove debris, and completely till the whole plot. If you compost, add a layer of compost to help nurture your soil for spring.
3 TRIM ROGUE BRANCHES: Trim up any large out-of place tree branches that may cause trouble during the winter. You don’t want any branches breaking and falling under the weight of snow.
4. CLEAN OUT THE GUTTERS: Not all fall cleanup is in the yard. This is the perfect time to clear leaves and other debris from rain gutters. Check for proper drainage, clear out any blockages with a small garden trowel, and rinse with a hose.
5. DRY EVERYTHING OUT: Drain all water from hoses, fountains, and drip irrigation systems, and store them in a dry place. Water left standing over the winter may damage your equipment.
6. AERATE: Break up soil to keep water from pooling and guarantee that nutrients will reach the roots over the winter. A garden fork will do the job for a small yard, but larger yards may require a walk-behind aerator, which you can easily rent.
7. FEED THE LAWN: Add a fall lawn fertilizer with high phosphorous content to encourage root growth.
8. RAKE AND MULCH: If left unattended fallen trees can suffocate the grass. Rake them up, shred them, and use them as much for young trees, shrubs, and flower beds.
9. PRUNE TREES AND SHRUBS: Trim any dead branches and cut back overgrown trees and bushes. If you have blooming perennials like clematis or roses, now is the time to prune them and train the branches.
10. GIVE IT ONE LAST MOW: Set your mower to a low setting and give the lawn a close buzz before winter sets in. This helps the soil dry out more quickly in the spring, which leads to a lusher lawn.
11. DIVIDE AND CUT BACK PERENNIALS: If your perennials really took off this year, go ahead and spread the love. Divide plants and add them to other beds where they will also do well. This saves money and time in the spring. Fall-blooming perennials like chrysanthemums shouldn’t be divided nowwait and divide them in the spring.
12. PROJECT COLD-SENSITIVE PLANTS: Keep sensitive perennials, shrubs, and roses in top shape through the cold days of winter. Add mulch to the base and wrap plants in cloth barriers to prevent damage from freezing. Depending on the hardiness of the plant and your climate, you can use a single sheet or blanket or wrap them in a combination of cloth and plastic.

13. PLANT BULBS, SHRUBS, AND FALL ANNUALS: Some plants do best when planted in the fall. If you want to add new shrubs or spring bulbs like hyacinth, now is the time to get them in the ground. Fall annuals like pansies are also a great addition to keep some color in your yard as the other plants go to sleep.
14. PROTECT THE DECK: Prevent the growth of mold and mildew by giving the deck a good power wash. If you don’t have a pressure washer, you can rent one from a garden store. Once the deck is clean and dry, add a weatherproofing stain to protect the wood from moisture damage over the winter.
15. CLEAN TOOLS AND STORE: Don’t throw your gardening tools in the shed and forget about them until spring. Take time to give them a good cleaning and add a light coat of oil to prevent rust during the cold season.

As you drive around Tri-Cities you may have noticed a CrossFit gym, or ‘box’ as they are commonly referred to, and wondered what this recent trend is all about. Or maybe you already belong and understand what it means to be a CrossFit athlete. Either way, CrossFit Unrestrained has something for you! Their box is located in a brand-new building on Road 90 of Sandifur Parkway in Pasco. But they aren’t new to the industry as owners Ken and Audrey Idler have been helping people get fit locally since 2014.
Audrey loves to work out. Ten years ago, she was looking for something new to change it up, challenge herself, and stay fit. She had joined different gyms and had personal trainers. Then she heard about CrossFit. It was 2010 when she tried her very first workout. She could barely walk for a week. But she was hooked! Shortly after, her husband Ken and then the kids all gave it a try and fell in love with the workout. They all had busy lives but CrossFit was a constant over the next few years.
CrossFit is a strength and conditioning program that delivers a fitness that is, by design, broad, general, and inclusive. CrossFit contends that a person is as fit as they are proficient in each of ten general physical skills: endurance, stamina, strength, flexibility, power, speed, agility, balance, coordination, and accuracy. Yet it is truly for everyone at every level. Rather than having one workout for a beginner older women - and another for hardcore young male athlete – there’s ONE workout each day that is completely scalable based on your skill. Its referred to as the WOD (workout of the day). Crossfit Unrestrained’s members are a testament to the fact that this fitness is for anyone. One member made an unexpected jump into CrossFit with the Idler’s, and just one year later was 80 pounds lighter, strong, and feeling better than ever. She said that it truly changed her life!
Ken Idler has a full time job outside of owning his own CrossFit business. But that doesn’t stop him and Audrey from being dedicated to the sport and fitness.











The family dove into CrossFit when they opened their first 1,100 square foot gym three and a half years ago. They learned right away that it was worth all the long hours and hard work. Not only was CrossFit for them, but the relationships they built with the members made it all worth it. It didn’t take them long to know they wanted to expand. They found the right space in early 2017 and made the leap to a beautiful new 6,000 square foot space this summer.
CrossFit Unrestrained has five trainers - including Ken, Audrey and her daughter Lindsey - there to assist members during their workouts. All the trainers are Certified Level 1 or higher, and three have their Level 2 certification. You can find Ken working out and encouraging his members before and after each day at the office. And they should listen! Ken has participated in the CrossFit Games three times. That may not sound like much until you know that the Games is actually a worldwide competition that is three stages long. Anyone can participate in the first five week workout and submit their scores. The top scores qualify athletes from each of the 17 regions for the second stage of the competition—regionals. The regionals are live, three-day competitions that are held in May. The top athletes from two or three regions combine, and compete for the five qualifying spots for the CrossFit Games. The season
culminates in the 2017 Reebok CrossFit Games. At this point in the season, the field has been whittled down from hundreds of thousands of athletes in the Open to the world’s fittest 40 men, 40 women, 40 teams, 80 teenagers, and 240 masters. In 2016, Ken finished the Games 1st in Washington, 2nd in the Northwest, and 20th in the world for Master’s Men 50-54.
Despite all the physical success of the members and trainers, the community atmosphere of Crossfit is one of the Idler’s favorite things that keeps them dedicated to the sport and business day in and day out. Their main goal in operating their business is to build relationships and then results. The Idler’s pride themselves on keeping a positive atmosphere in their gym allowing athletes to feel at home and find success. Their classes and membership are offered to work for almost anyone. Their newest class is Couch to CrossFit to get people introduced to the workout. It’s a 4-week class that meets three times a week. The class focuses on learning the lingo, movements and workouts. But beginners can also just jump straight into monthly membership and the trainers will get them started. Membership is based on the how many days per week athletes want to train – from two or three days a week to unlimited. The Idler’s encourage everyone to give it a try!

What started in December 2016 with James Wade has grown into a full commercial division for the Kenmore Team.
