CHEDDAR CHICKEN CHOWDER INGREDIENTS 2 bacon slices Cooking spray 1 pound skinned, boneless chicken breast 1 cup chopped onion 1 cup diced red bell pepper 2 garlic cloves minced 4 1/2 cups fat free chicken broth 1 3/4 cups diced peeled red potatoes 2 1/4 cups frozen whole kernel corn 1/2 cup flour 2 cups 2% milk 3/4 cup shredded cheddar cheese 1/2 tsp salt 1/4 pepper

INSTRUCTIONS • Cook bacon in a Dutch oven pan coated with cooking spray over medium heat until crunchy • Remove bacon from pan; crumble and set aside • Add chicken, onion, bell peppers, and garlic cloves to bacon fat – sauté 5 minutes • Add broth and potatoes, bring to a boil • Cover, reduce heat, and let simmer 20 minutes or until potatoes are tender • Add corn, stir well • Place flour in a separate bowl – gradually add milk, stirring with a whisk until blended, add to soup • Cook over medium heat 15 minutes or until thick, stirring frequently • Stir cheese, salt, and pepper • Garnish with crumbled bacon kenmore quarterly

CHICKEN VEGGIE DETOX SOUP INGREDIENTS • 2 Tbsp olive oil • 1 large shallot, peeled and thinly sliced • 2 cloves garlic, minced • 1 pound skinned, boneless chicken breast • 1 thumb sized piece of fresh ginger, peeled and grated • 32 ounce carton of unsalted chicken broth • 1 large carrot, peeled and thinly sliced • 1 medium golden beet, or several baby beets, peeled and sliced • a handful of small broccoli florets • a handful of small cauliflower florets • 1 hot chili pepper, I used a Serrano pepper, sliced (optional) • a handful of pea pods, any type • several mushrooms, sliced • a handful of shredded red cabbage • 1 bell pepper, any color, cut in strips • salt and black pepper to taste • handful of baby kale and/or spinach leaves • handful of small grape tomatoes, cut in half • garnish with a sprinkling of grated Parmesan or other hard Italian cheese

INSTRUCTIONS • Heat the olive oil in a large heavy bottomed pan. Gently saute the chicken, shallot, garlic, and ginger for a few minutes until softened. • Add the broth to the pan and bring up to a simmer. • Add the carrots and beets and simmer for several minutes. • Add in the broccoli and cauliflower florets and the hot pepper, if using, and simmer for another couple of minutes. The veggies should be just barely tender. If not, cook a little longer. • Next add the pea pods, mushrooms, red cabbage, and bell pepper. Bring back to a boil and then turn down the heat again, these veggies don’t require much cooking at all. Season to taste with salt and black pepper. • When you are ready to serve, throw in the leafy greens and the tomatoes and give everything a stir. Garnish each bowl with a sprinkle of cheese.

AT HOME WITH the Meadors family The Meadors family worked with Buyer Specialist Chris Cowgill to find their home in the Tri-Cities. The family relocated from Seattle, and found themselves in their ninth home purchase. They joked that in the past their homes looked best when they were getting ready to sell and they had them staged. This time around they wanted the home to be beautiful from the start. They worked with home decorator Traci Bedard

to pull together beautiful pieces to go along with some family favorites. It was very cool to see some of the pieces that have traveled across the country with the family, mixed with fresh new styles. What really sold them on the home was the beautiful backyard oasis! Complete with pool and immaculate landscaping, we are guessing that they will spend a lot of time out there this summer!

2017 brought an interesting residential market to the Tri-Cities, to say the least! A snowy start to the year and limited supplies due to numerous forest fires slowed the construction industry and limited the number of available new construction. By the numbers: On average, around 1200 homes are typically available as active listings in the Tri-Cities. Starting off the first quarter with an average of 410 listings created intense buyer competition and drove listing prices up. The number of active listings climbed as the year went on and then dipped again in the fourth quarter. The number of sold properties also

started low, grew in the second and third quarters, and lowered in the fourth quarter. The average number of days that homes were listed on the market dropped drastically throughout the year. We witnessed many properties in multiple offer situations and some sales before the property even hit the market. Rather than letting the numbers get us down, the Kenmore Team Listing Specialists worked harder to get new listings on the market. Thank you to all of the amazing clients who allowed us to represent you in the sale of your property. Our listing team couldn’t have done it without you! On the

BUYER TRENDS The Millennials Are Coming! The Millennials Are Coming! For years, many of us have seen the jokes and the videos about the Millennial generation, but when we look at their buying power in the housing market – they are no joke. It might have taken them a few years longer to decide to buy, but now they are here in force. Many recent reports, including a comprehensive study by the Zillow group called Consumer Housing Trends Report 2017, show the buying power of this generation. Here are a few key points from the report. •

4 in 10 buyers of the housing market are first time home buyers. And who makes up the biggest share of that? You guessed it. MILLENNIALS! (Defined as age 18-37) They accounted for 71 percent of first time home buyers.

Looking back at 2017 data, the Zillow report states that Millennials made up 42% of all buyers who purchased in the last 12 months.

Todays buyers are spending roughly 4.3 months searching for a new home, but Millennials average only 3.9 months. Using all that new technology is paying off!

“Millennials have been fairly slow to get into the market, but we are seeing an uptick in millennial buyers this year — which is a good sign, because as home values rise, we want a wider number of people to participate in this housing recovery,” said Lawrence Yun, chief economist at the National Association of Realtors (NAR). “There’s a pent-up demand and as the economy continues to improve, we expect to see more people in their early thirties, adults who are still living with their parents — clearly not their idea of the American dream — begin to look for their own housing units.” As our next generation steps into the home buying process, we are here to help. We laugh and joke about the perceived Millennials lifestyle, but at the end of the day, they are the group that is gaining in buying power!

HERE’S LOOKING AT YOU 2018! Lance Kenmore’s 2018 Predictions Its that time of year where we reflect on the past year and look forward to the year to come! As I look ahead into the year, I wanted to take a moment and let you know what we we anticipating for the Real Estate Market in 2018. As most of you know, 2017 was an amazing year for the TriCities real estate market. Another year of approximately 8% price appreciation created a lot of equity for our clients. The Kenmore Team had the opportunity to serve a record number of clients across our three divisions: Residential, Commercial, and Property Management. As we look forward to 2018, I predict the following: 1. PRICES WILL LEVEL OFF I predict we will go back to a 5% increase in housing prices. The 8% average the last two years is an unsustainable long-term appreciation model for Tri-Cities. The National Association of Realtors is predicting the appreciation rate slowing to 3.2% nationwide, which is down from a national 5.5%. I predict that we will remain stronger here due to our low inventory, but that it will be less than it has been the last two years. What does this mean for sellers? The luxury of being able to re-sell quickly in

this market will be gone over the next three years. You will have to diligently determine how long you want to be in a house before making the decision to buy. 2. WE WILL SELL MORE HOMES While prices appreciated heavily in 2017, statistically the market did not do many more transactions than in 2016. I am basing this prediction on a greater availability of lots to build on and an increase in new construction activity for 2018. The opening of the Bob Olsen Parkway in Kennewick, as well as new developments in South Kennewick and West Pasco, should give us the home inventory we need to increase sales. I also believe you will see entry level home builders return to the market. You are going to see some developments a little further out thrive in the face of this price pressure. Let’s face it - the $200K buyer does not currently have a lot of choices out there. 3. INTEREST RATES WILL BE FORCED UP DUE TO THE HEALTH OF THE ECONOMY. Most economists are predicting a rise of 50 basis points. After averaging 3.9% last year, I think it would be highly likely to see rates end 2018 at 4.5 to 4.7%. I always break this down into two factors: affordability and purchasing power. In 2017

if you were financing $250K, then your principal and interest payments would be roughly $1,179. Affordability says that at the end of 2018, the payment on the same loan could be almost $1,300! When you look at the purchasing power side of things if you want to keep your payment the same, then instead of looking at a house for $250K, you would be looking at houses that were $230K or less. Interest rates can make a big difference in they type of home you purchase. Buyers – take advantage of the lower rates in the first half of 2018! 4. THE RATE OF COMMERCIAL CONSTRUCTION WILL INCREASE. I believe many larger companies have been laying the groundwork for some new larger scale commercial construction to fill the population growth in our area, with many of those projects potentially breaking ground mid-year. 5. Okay this last one is not really a prediction but……..Kenmore Team will continue to find new and innovative ways to assist our clients at the highest level.

De-icing Driveways and Walkways Without the Damage Hopefully we are through the worst, but just in case we get one last winter storm, we have compiled a few tips to make de-icers work best for you and to help you make an informed decision about what to buy. The frigid weather leaves many looking for the best way to keep driveways and walkways clear around their home. Rock salt and other ice melts work well because they lower the freezing point of water. Try these tips to making de-icers work the best for you! 1. Get rid of accumulated snow. The more snow and ice you remove in the beginning, the less ice melt you will need to use. 2. Use a thin layer of deicer. You can also use less by combining it with sand, gravel, or cat litter to help balance traction and ice melting. 3. Avoid plants and lawn. 4. Remove granules from shoes (and pet paws!) before entering your home. Tracking deicer into your home can cause damage to your floors inside your home. 5. Dance images west Celebrating their first anniversary and a brand new studio! If you or your child love to dance, Dance Images West has a class for you. The local dance studio has been around for over a year and recently moved in to their new home on Clearwater Avenue in Kennewick. They offer everything from traditional ballet and point, to hip hop and musical theater, for preschool through adult – and recreational through competitive levels. Each evening you will find the studio bustling with young ones in their leotards excited to step onto one of the floors and get started with their energetic teachers. Owner Ericka Almquist offers dance classes, but her space is loaded with evidence of how important responsibility and character are in her curriculum. The studio is fairly new, but Ericka is no rookie. She grew up in her mom’s dance studio on the east coast soaking in the beauty of dance, the passion for shaping lives, and the ins and outs of operating a business. With dance as a significant part of her daily life, she grew into a passionate dancer, teacher and choreographer. Ericka was also part of the New York City Dance Alliance and continued to travel home to teach at her family studio while attending University of Massachusetts. The experience has shaped her life and Ericka hopes to provide that opportunity for other young people in the TriCities. After moving in to the area in 2011, Ericka met sisters and fellow dancers, Savannah and Olivia. The three of them clicked and soon realized that their core values and teaching styles were in sync. Ericka hadn’t really planned on opening her own business. But the connection made it feel like they were all family. The three spent time discussing what was important to them in guiding young dancers, and agreed that solid technique and structure were very important. kenmore quarterly

But more important was helping to raise good humans, and to do that the trio agreed that they needed to be able to create the proper environment and atmosphere. The discussions pushed them to take the risk and in early 2017 they opened Dance Images West in a small space at the Yoga Community. The new venture started with a small group of people that believed in the three enthusiastic dance instructors. The business continued to draw in dancers and soon outgrew their home. Ericka spent months searching for the right space to expand her studio. When she first found the new studio, it was hard to envision the finished product. But it had the right amount of square footage, high ceilings and a good location. After choosing the space, Ericka secured the help of her family (and one contractor) to do the necessary remodel to create her studio. In just one month, walls were moved, drop ceilings were removed, flooring was removed and replaced, the walls were repainted, and new lighting mirrors and reception area were installed. Dance Images West continues to grow and has over 60 dancers enjoying their new home. The growth isn’t welcome and their new space provides them plenty of room for more youth and adults to participate in their classes. The instructors’ passion is infectious and they are truly excited about developing talented dancers and well rounded people. Classes are offered many times per week, depending on the level, but are shorter than many. The idea behind this structure is that if they follow a strict curriculum and structure, the students will get more out of their instruction and have more time to be with their family or pursue other interests. Ericka knows that she is the exception and that most young dancers will not dance professionally or have a career in the field of dance. That is why she focuses as much on the dancers being good people as she does accomplished dancers. Every month, the studio has a different them they follow to help building character. This theme is tied to their dances, as well as a local community service project that often includes parents, families, teachers and friends. Students are also taught about goals and the instructors help the different age groups implement them appropriately.
