As I sit here tonight wrapping up my day and pondering the opportunities for 2020 I can’t help but be super excited! The New Year always brings a chance to refocus on what is important, to look at the goals that you have set for the New Year and set out to tackle them with gusto. We finished 2019 with a strong finish, in fact this December was our largest ever in company history. Our team continues to grow and this will be the year we move into our very own New Home! We spend so much time helping others find their new homes and business locations, it is extra special to see it happening for our own team. No matter if it is in health, business, or relationships we wish you all the best as we embark on 2020. We hope you find some great examples and info in this Quarterly to help along the way.

Prior to joining the Kenmore Team, Daisy spent five years in the restaurant industry which helped her gain experience in customer service, communication, and teamwork. Having grown up in the TriCities, Daisy is excited for the opportunity to show her appreciation for the area, and make a positive impact for the people in our community.

Purchasing homes that are well maintained and efficient and then maintaining preventative maintenance and repair throughout ownership is key. But even knowing this, making these decisions can be a fight between what you can afford, and what you know to be healthy. This holds true for both current homeowners and buyers shopping for a home. For existing homeowners, ongoing maintenance and repair can be time consuming and expensive. Purchasing a home with all the features and location you desire, that has also been well maintained, can stretch the price out of your budget. The cost of a healthy home can deter you from making wise decisions regarding your house – but don’t let it!
Keeping up on general maintenance of the home is one of the most fundamental ways to keep homeowners from being forced to spend SIGNIFICANTLY more time and money when something goes wrong. Fortunately, your household cleaning or home maintenance checklist does not have to be overwhelming in order to be effective. The US Department of Housing and Urban Development suggests some simple ways to help make your home a healthier place for you and your family.
1. KEEP IT DRY
Prevent water from entering your home through leaks in roofing systems, rainwater from entering the home due to poor drainage, and check your interior plumbing for any leaking.
2. KEEP IT CLEAN
Control the source of dust and contaminants, creating smooth and cleanable surfaces, reducing clutter, and using effective wet-cleaning methods.

KEEP IT SAFE
Store poisons out of the reach of children and properly label. Secure loose rugs and keep children’s play areas free from hard or sharp surfaces. Install smoke and carbon monoxide detectors and keep fire extinguishers on hand.
4. KEEP IT WELL-VENTILATED
Ventilate bathrooms and kitchens and use whole house ventilation for supplying fresh air to reduce the concentration of contaminants in the home.
5. KEEP IT PEST-FREE
All pests look for food, water and shelter. Seal cracks and openings throughout the home; store food in pestresistant containers. If needed, use sticky-traps and baits in closed containers, along with least toxic pesticides such as boric acid powder.
6. KEEP IT CONTAMINANT-FREE
Reduce lead-related hazards in pre-1978 homes by fixing deteriorated paint and keeping floors and window areas
clean using wet-cleaning approach. Test your home for radon, a naturally occurring dangerous gas that enters homes through soil, crawlspaces, and foundation crack. Install a radon removal system if levels above the EPA action-level are detected. If you have a well, test your water periodically.
7. KEEP YOUR HOME MAINTAINED
Inspect, clean and repair your home routinely. Take care of minor repairs and problems before they become large repairs and problems. This includes things like servicing your HVAC system, cleaning your ducts, having your septic pumped, and servicing your hot water heater.
If you are looking to buy a house, you almost certainly have a definitive list of desires for the location, size, layout and style of your home. But don’t overlook the quality of the features and systems within. A home that is properly maintained can save you a lot of headaches in the long run. Newer or well maintained and more efficient windows, flooring, HVAC, fixtures, appliances, and insulation will help the overall health of your home. But as a buyer you may not be able to afford all the things you desire in a home. But don’t worry……if you get a house with less than you hoped for you can make updates over time and be diligent in maintaining all the existing structures and systems.
With maintenance you’ll stretch the life of your systems and mechanicals, increasing the value of your home AND keeping more money available for the kinds of things you’d rather spend your money on. Performing home maintenance has other valuable results. As you track and monitor the systems in your home, you will gain an understanding of its inter-workings, most likely gain useful skills, and hopefully feel a sense of pride in knowing that your efforts help keep your family healthy and happy, and build value in your investment!

And if you haven’t noticed the structure when you are in the area, it is time to stop in for an eye exam! The modern office is tucked in the corner on the ground floor and is the third location for the growing practice.

Dr. Royce Barney and Dr. Brandon Furness own and operate Columbia Point Eye Care. The gorgeous new space that opened in mid-October is their third location in the Tri-Cities, adding to their existing Richland and Kennewick offices. The doctors had their eye on the Duportail-Keene-Queensgate area for a couple years. South Richland and West Richland are also a bit underserved for optometrists and the area is developing rapidly. The new building is owned by Tri-City Orthodontics - their neighbor at Columbia Point. The two practices had great synergy and shared some of their patients, so it was another solid reason to venture into leasing the new space.
The leasing and buildout had its challenges since this was the pair’s first cold start of an office. Dr. Barney says the experience was great with the Kenmore Team helping throughout the process, and fun to start from scratch to pick the layout and design. The space is bright and open to allow for expansion and their extensive walls of frames for customers to browse. Their capacity for patients also grew by 50% with the expansion.
Prior to completing optometry school, Dr. Barney was fortunate to establish a strong relationship with local optometrist Dr. David Cantley. He bought into Dr. Cantley’s practice in 2012. When Dr. Cantley retired a year later, Dr. Furness joined the team operating at Columbia Point. Dr. Furness had
practiced at the Kennewick Fred Meyer for five years prior. The team expanded again to its Kennewick location in 2015 when they added Dr. Kurtis Hill’s practice. Dr. Hill, a former Air Force and Group Health optometrist, operated his own business for eight years before the pair bought him out and he joined Columbia Point Eye Care.
At the new clinic they offer all the usual optometry services but with some fabulous top technology and advanced new equipment. Their overall focus at all locations is providing excellent personal care while respecting each patients time. The walls are visual confirmation of their intention to provide each person with a wide variety of frame options. Every clinic carries several different brands with over 2,300 frames available to try in person. The doctors also specialize in cutting edge dry eye treatments.
Improving your eyesight is important but it’s just one of the reasons to get your eyes examined. Regular eye exams are an important part of finding eye diseases. High blood pressure, high cholesterol, diabetes, neurological issues and other issues can often be detected by examining the eye. Contact lenses are making advances all the time. People who have been told in the past that they aren’t a candidate for contacts can be helped with the newest versions.




Parents and kids often aren’t aware that one their child’s eyes are not working well if they are doing well in school and not complaining. But it is common to have one eye not seeing well and the other compensating for it. The eye can remain behind in development for a lifetime if not corrected. There are other conditions that also can only be treated and corrected if they are caught young. Dr. Barney and Dr. Furness recommend children receive an initial exam about age three and then right before they head to kindergarten. But it is never too early from six months old. The simple exam can just make sure the infant’s eyes are developing property.
Columbia Point Eye Care was always open to expansion, but originally thought it might be in the form of one larger location. As they have grown in the past decade, they love their decision to operate multiple smaller locations. The customer has opportunity to come to a location closer to their work or home to see their usual provider.
Dr. Barney and Dr. Furness want every patient to feel comfortable. The optometrists and their staff never want their patients to feel left behind as they expand so they focus on individualized care. One key point is to value the patients time and operate efficiently without rushing them through and not being thorough. Every patient gets a survey when they
leave. The success of the practice is in self-evaluating the customer experience and their processes to provide the best service. Dr. Furness loves hearing, “This has been the best eye clinic experience I’ve had.” Dr. Barney loves to read the online reviews because people often say things there that they don’t say in person. This is what they strive for!
For now, the doctors will focus on filling up the space and time they have and continuing the relationships they love with their patients. In the future, they would like to continue growing and better serve the community and their employees. Maintaining a clean, safe, and livable rental property is a shared commitment. Homeowners bear most of the responsibility as they are required to keep the property habitable by maintaining the plumbing, heating, appliances, and keeping it structurally sound. Tenants should treat their space or home with care and keep it reasonably clean and sanitary. Going above and beyond these minimum requirements are beneficial to both the tenant and the landlord.
Here are some of the most common maintenance issues a tenant can not only handle on their own, and may be required to do so per the signed lease agreement, to avoid costly repairs in the future.
• Discard trash and old food
• Prevent mold growth
• Prevent excessive dirt buildup on walls and floors
• Prevent rust, grime or soap scum buildup
• Replace smoke detector batteries regularly
• Replace HVAC filters every 3 months
• Disconnect hoses and cover spickets in winter

However, it is important a good idea to try some simple
fixes and tests for things like a malfunctioning garbage disposal or unresponsive garage door opener. A reset of a tripped outlet or breaker, new batteries, or unblocking sensors often remedy these smaller issues without requiring a maintenance call.
Proper landlord maintenance minimizes the risk of huge issues and maximizes your rental investment. Common rental property maintenance and repair issues that may arise involve the following:
