LETTERS FROM LANCE
As I sit here tonight on the verge of launching this Quarters Magazine my brain is swirling with so many emotions and thoughts. I don’t think I have ever written an introduction in a more turbulent time for our community and industry. In the last 2 weeks, our business has been shut down by the state, partially re-opened, and the rules are changing daily. To say it was not mentally and physically exhausting would be a lie. I know of so many in our community that are experiencing the same thoughts and situation. My thoughts and prayers are with you and your family during this turbulent time. I wish health and happiness upon your family from mine. Long before the arrival of Covid-19, we set the theme for this edition of the Kenmore Quarterly as Light & Bright. As a team we wondered if this was appropriate for the timing, but I think it is perfect! I think we all need little pieces of “Light and Bright” more than ever. As turbulent as things are I have seen some amazing things happen over the last 2 weeks.
From a real estate perspective, I have never seen a time when people have been enjoying their personal homes more. It warms my heart to know that we put many of those families in those homes. The stories of families spending countless hours together having game nights, home improvement, and helping neighbors are inspiring. I am proud to live in a community that has so many parks, walking paths, and outdoor spaces that people can use (with proper social distancing) during this time. Personally, even for this issue of the magazine we had to cancel and re-arrange photo shoots to the point where my own son Mason contributed to the photography – it was a special and proud moment for me that would not have likely happened without this situation. I have never spent more time talking on the phone to so many people in need during this crisis. I have also become more connected to many in our community through this time.
In times like this communication and experience are key. If you have any questions about what is happening please feel free to reach out, I am here for you. I hope this issue of the Kenmore Quarterly provides you some “Light & Bright” in your life.

MINIMALISM
You may have noticed the influx of clean-lined and bare-walled minimalist interiors trending on social media and Pinterest recently. The trend reveals people’s increasing desire for a simple lifestyle. Our homes can end up overwhelming us over time as we build-up clutter and “stuff” we just can’t seem to part with - those clothes that we might wear someday or those kitchen gadgets we haven’t used for a few years. Saying goodbye to this clutter and embracing clean living is at the core of minimalism. An easy definition of a minimalist mindset is “The art of letting go”. But you don’t have to become an extreme minimalist or give up all your possessions to create a minimal home. Creating a minimally styled home and keeping it that way is actually much easier than that. A direct quote from the office minimalist Terra, “I don’t think anyone would walk into my home and think ‘wow, she is really a minimalist’.... they would probably just think I am extremely neat and tidy. I have décor items, but only a few and items I truly love and value. I also refrain from filling rooms with unnecessary furniture... wide open walkways and nooks make a home feel even more spacious.”
While every home is different, there are a few general concepts that every minimalist interior embrace.
• Less is more, so be willing to remove things
• Let it go, it’s just stuff
• Personalize with your own style
• Maximize storage space
• Embrace clean lines and surfaces
• Invest in quality and utility pieces
• Utilize neutral color base
• Add texture for warmth
STARTING OUT WITH MINIMALISM
So, where do you begin? It is very important to first observe how you live and figure out what things you use day to day, and how you interact and move around your space. That will help you choose what to eliminate. Start with one space at a time and begin with the easiest. For every item you have, there are three options: remove it, relocate it, or leave it. Just remember that your goal is to minimize , but don’t add to your stress by thinking you have to get rid of everything you own!
Another key step in getting started is to understand your style. Visit the web or pick up a home decorating magazine to see what inspires you. Take note of the colors and textures, the style of furniture and overall feel of the homes you are drawn to. As you choose what to eliminate and realize what you need, you can add key elements to your spaces. Remember when you do find the right pieces, always choose quality and utility over quantity, and don’t forget to make sure that you absolutely love whatever that item might be!
As you move through your home, remember that there is a difference between minimizing and tidying up. A minimized home is a home that is purposeful. A clean room doesn’t necessarily mean a minimalist room. Well-organized clutter is still clutter. Once you have decided something has purpose, make sure that it also has a home and can be put away after use. If you can’t find a place for an item, it’s
worth asking if you need it. If an item has slight sentimental value, or you are afraid you might feel guilty about purging it, simply take a picture of the item and keep in a digital folder—you’ll still get the memory rush from seeing it without the hassle of storing it!
MAINTAINING WITH MINIMALISM
Once you have created your beautiful minimalist home, you must work to maintain it. Clutter is an inevitable part of life. It tends to accumulate rather quickly. Implementing a few mindful habits at home is essential for preserving the minimalist look and functionality.
• Be discerning about what you buy and bring into your home. Ask these questions. 1. Do you need it/ will it add value to your life? 2. Will it help you with the life you want to live? 3. Do you already have something similar?
• Learn to use the word no. “I’m not going to buy another shirt today!”
• Have a “one in, one out” mindset. When something new comes into your house, something else must go out.
• Keep your surfaces clean daily
• Sort through mail immediately (or even better, go paperless!)
• Get comfortable with decluttering regularly
• Keep in mind that a minimalist mindset frees up time from unnecessary tidying and money from purchases that aren’t valued or necessities
• Keep the clutter down in your giving by considering experiences (planned outing, concert, movie, sporting event…) instead of physical gifts

THE DECLUTTER GAME
Start off on a new month with the goal to declutter! On the first day purge one item. The second day two, the third three, and so forth. Every item being purged must be out of the house and out of your life by the end of each day. Anything goes—tools, kitchen items, clothing, shoes, furniture, etc. Get friends/family in on the game—whoever can keep it going the longest wins!

SHIPLAP & FARMHOUSE STYLE
You can probably recall the first time you heard the term shiplap and wondered what the heck it was. Before the HGTV hit show Fixer Upper launched in 2014, it was a term for rustic style exterior wood used by builders erecting barns and other similar structures. The more common meaning of the term used today refers to a style of interior wooden wall siding characterized by long planks, normally painted white, that are mounted horizontally with a slight gap between them – mimicking exterior shiplap walls.
The stars of the series, Chip and Joanna Gaines, often showcased shiplap on interior walls as a key element of their farmhouse style interiors.
Modern farmhouse style is inspired by original period architecture of traditional farmhouse building. This is a simple style of home design that came about to serve the needs of farmers and their families. The traditional farmhouse style combines practical elements like a simple floor plan and white walls with rustic materials like wood floors, hand-hewn beams, and wrought-iron hardware. This original style referred to not just interior design, but the overall structural design of the home.
The modern farmhouse design can be found on the interior of many different architectural styles. You don’t have to live in a classic farmhouse or out in the country to include it. It takes the comfortable, relaxed rustic farmhouse style and adds modern touches such as clean lines, glossy accents and neutral color schemes – and often shiplap! It’s less rustic, more sophisticated and uses contemporary
design elements like stainless steel appliances, granite countertops and sleek lighting.
Some say the trend was fueled by people looking to embrace tradition and surround themselves with things that make them feel good after the minimalist trend popular in the 1990s and early 2000s. There was also “shabby chic,” a style founded in 1989 by Rachel Ashwell. The shabby chic look was more feminine than modern farmhouse, but the two share several traits, including distressed woods, a whitewashed palette, and vintage everything.
Although modern farmhouse interiors have been trending for over five years now, Google’s Top Charts listed it as the number-one trending home style of 2019. Many designers also believe style won’t be disappearing anytime soon despite the rising popularity of dark colors, wallpapered ceilings and other very contrasting elements. While the basic elements and design inspiration of the original style made famous by Fixer Upper might be morphing, it doesn’t mean the style is dead. There are numerous ways to interpret and utilize farmhouse style to suit many tastes and people continue to be drawn to its approachability and classic materials. If you are thinking of giving your home a makeover or purchasing a new home with shiplap or other key elements, don’t shy away! There are still plenty of books, magazines, websites, retailers and furniture manufacturers featuring modern farmhouse style!

Sheila Erickson always knew she was going to a be a veterinarian. “There were no other options. I was going to be a vet.” From childhood through college and into her young career, she was focused. It was a pretty wise decision considering we live in a pet-loving society. With 57% of all US households owning at least one pet, and most owning more than one. That’s a combined estimate of 80 million dogs and cats living as part of our families in our homes. Our pets can help reduce stress, offer support, boost your mood, reduce loneliness and potentially help lower blood pressure. One of the drawbacks is that like us, pets do get sick and injured, requiring owners to seek medical care.
Dr. Erickson followed her dream and launched into her early career as a large animal vet caring mainly for horses. But as she began her own family, she realized that equine veterinary medicine required more irregular hours and time than she had to give. She longed for a more regular daytime schedule to take care of her own kids

and made the leap into the realm of small animal veterinary medicine. That decision turned out to be a huge win for pet owners in the Tri-Cities.
After working in Yakima, Dr. Erickson came to the Tri-Cities area for a job at an emergency veterinary clinic where she worked for seven years. She fell in love with emergency medicine but said, “It’s not at all what I wanted to do.” She recalls that while in vet school, she and a fellow classmate were so against it that they counted down the time spent in the small animal ICU rotation for emergency medicine because neither liked it and just knew they would never have to do it again. That wasn’t the case.
During her tenure at the emergency clinic, Dr. Erickson learned a tremendous amount about the emergency practice and over the years came up with her own vision for emergency pet care. A few of her coworkers had similar dreams. They saw a huge need in our community for daytime emergency care. Most pet owners have their own regular vet and there are a few emergency clinics for “after hours” emergencies. But there were little to no options during daytime hours for the animals suffering with immediate needs such as being hit by a car, difficulty breathing, seizures, toxin ingestion and more. One day over coffee, she said to her current office manager said, “Let’s do something no one else is doing. Let’s roll the dice.”
That final decision was solidified in October 2017 and Horse Heaven Hills Put Urgent Care was opened by Dr. Erickson in south Kennewick in May 2018. It is the only veterinary facility in the area that offers walkin care for every small pet, including birds, reptiles,
ferrets, and pocket pets. Many situations require immediate care and can’t wait for several hours or days for a regular appointment. Dr. Erickson explained, “When you wake up in the morning and your dog has vomited all over the floor, what are you going to do? You can’t get in to see your regular vet.” That is the situation they are available to help. Dr. Erickson and her entire staff understand your fears when a beloved pet is in critical condition.
They not only are able to assess and treat your pet on short notice, but they do things a little different than most veterinary offices. Dr. Erickson set out to challenge the traditional idea of what veterinary medicine would look like. Their office is warm and inviting, featuring cozy well-appointed rooms that make you and your pet feel more at home than the typical sterile clinic environment. There are couches, televisions, beverages and more all in a tastefully decorated private space. “We have people who fall asleep on our couches watching Netflix with their dog.” Its urgent care and they see about 30 patients a day. So sometimes patients are going to have to wait for blood work, x-rays, etc. The Horse Heaven Hills compassionate staff is trained specifically for those moments, when every second is critical. Their goal is to offer the highest level of care, help ease your mind and make you both comfortable.
Another amazing ability available at Horse Heaven Hills is their new CT Scan machine called Vimago. It is the most advanced Robotic High Definition Computer Tomography, Fluoroscopy, and Digital Radiography platform, which allows them to perform seamless, whole body Digital Radiographic studies at


resolutions up to thirty times better than conventional systems. A traditional CT Scan takes spiral images as it goes around the subject laying on a table. This new machine makes one revolution and takes 720 x-rays in one pass. Dr. Erickson was meeting last year with a couple architects who specialize in veterinary clinics when one mentioned that she should take a look at a new machine. She called and scheduled the rep to come talk to them and was immediately sold. Dr. Erickson stated, “This area needs this. We need to be able to do better diagnostics and not send people 3 to 4 hours away.”
The equipment was installed at the end of 2019 and has been very successful. They are trying to only schedule appointments to operate it on Tuesdays and Wednesdays because it does require additional highly trained staff. But when there is an emergency where the scanner is the perfect tool to make the right decision, they will use it no matter the day. The imaging allows them to provide more accurate diagnoses that leads to more efficient and effective treatment. To improve the treatments, Dr. Erickson is acquiring a 3D printer. She states, “We are going to be able to print out a model of the fracture from the images to give to the surgeon so they know what they will be fixing in advance.” It will also give them the ability to produce prosthetics, splints and other surgical needs.
The Vimago machine is the only one currently being used in Washington state, so the clinic expects to be busier as people learn about its capabilities. Originally Dr. Erickson knew there was a need for pet urgent care, but didn’t expect to be as busy as they are. The
Tri-Cities is growing, and veterinarian care options are not keeping up. There is a massive shortage of veterinarians in general. She employs herself and four other vets that are all part time or relief, 10 licensed veterinary technicians and assistants, along with her office staff. Her goal is to continue to grow in terms of the size of her practice and by offering additional services, locations, specialists, and even a teaching facility. “There are so many different directions and that is the hard part. What is the right call?” asked Dr. Erickson.
Until additional expansion happens, Horse Heaven Hills Pet Urgent Care is available for local pets and their owners. Dr. Erickson’s staff is highly skilled for all veterinary procedures including routine checkups. They do encourage pet owners to establish a relationship with a primary care provider, but they definitely won’t turn down anyone wanting to bring their pets in for basic care. If owners are unsure if their pets should be seen right away, they can give them a call, or just drop in. Dr. Erickson and her experienced and understanding staff can answer your questions and ease your mind to help you and your pet get the care you need. First impressions matter. A lot. You need your rental property’s first impression to be stellar. Rents are based on one thing: what renters perceive the value to be. Which is not to say you should do anything like hiding structural problems or ignore physical issues within the home. If there are true dangers or problems with a property, the priority is to fix them for your renters. But “curb appeal” updates, both inside and out, will make a better first impression with your potential tenants, leading to faster leasing, higher quality tenants, and a better rental price.
