LETTERS FROM LANCE Oh how 3 months can change one’s perspective! What a quarter we have had. I don’t want to say that we have completely changed how our business operates…but we have completely changed how our business operates. Part of that was planned, but it was all implemented with lightening speed. One of the takeaways that I have had this quarter is that we can implement much faster than I ever thought possible. We have always been a mobile business from an agent’s perspective but now we needed to make sure our support staff was just as mobile. On top of everything else that was happening this quarter we moved our entire operation into our new state of the art office! This has been a vision for Karen and I for the last three years and it was bittersweet to have the completion done during the middle of the pandemic. No big party to celebrate with our employee’s families, no open house, in fact the first few weeks after the move we were not even able to operate with everyone at the new office. That was a hard pill to swallow for me and I must tell you it hurt me. I was very lucky to be surrounded by an awesome team and a wonderful support system throughout this journey. Everything changed for me when I was on a call with a mentor of mine and he said the following to me, “We are never going back to work (it won’t be the same) we are going FORWARD to work.” I sat with that and it resonated so deeply with me. It’s me that needs to be the driver for change, I have to push the envelope to what the NEW workplace looks like…and I have to tell you that we are making it awesome! We re-tooled our entire operation to the Microsoft Teams system. Amongst a pandemic we invested deeply in our team, everyone moved to New Microsoft Surfaces and Docks, which gives us the ability to come and go at a moments notice. We can shut the office down due to a COVID protocol and be just as effective within an hour remotely as we are in the office. This allows us to keep everyone safer and at the same time productive. Our new office space allows for in person work with proper social distancing measures in place. I had no idea how important some of the things we had been working on pre-COVID would become so crucial during this time. Amongst all the chaos, our team increased sales. We rallied, we laughed, we cried, we worried, we were angry, we were embarrassed by some of our fellow humans and immensely proud of others in the world. This quarter was a battle that made us stronger. We grew. Now we take all that experience and we “MOVE FORWARD” to our new life. WE’RE HOME! THE VISION REALIZED. Karen and I always knew we wanted to design a Real Estate “Team” office from the ground up. We spent the last 12 years building what we believe to be the premier real estate team in the TriCities! Now that we have such an amazing group of people, we wanted to give them an amazing workspace to flourish in even more. We had a ton of requirements: 1. Centrally located for Agents and Clients to access the entire community

2. Open floor plan for fluid communication between agents and departments 3. Updated technology to represent the New Era of Real Estate 4. Collaboration space for team culture (okay that is a fancy way of saying ping pong room and awesome kitchen with espresso machine!) 5. A feeling of home. Three years ago, we realized that the perfect space was staring at us every day as we passed by it right next door to our current office. One problem: we

could not afford such a large piece of dirt! Good thing we are in real estate and had the ability to think outside of the box. Karen gets most of the credit for this one, a good partner knows when to push for what she wants! We were able to form a partnership with our builder to purchase the entire piece and then develop it into 2 parcels. After development we were both left with a better lot that matched up with our budget and our needs. It was a dream come true.

The Teamwork was incredible as this was a large undertaking. From our architect to our banker to our builder and all the subs in-between – it took an We had built custom houses before and even army. S’MORES PUPPY CHOW

S’MORES WITH A TWIST

Ingredients 5 cups honey graham cereal 3 cups toasted rice cereal 1 cup powdered sugar ½ cup creamy peanut butter 1½ cup milk chocolate chips 2 milk chocolate bars, broken 1¾ cup mini marshmallows

Regular S’mores, but with bigger and better flavor! We tried a few different chocolate options including the regular Hershey’s bars, Fudge Stripe Cookies, Reese’s, Twix, and Hersheys Cookies and Cream.

Instructions On the stove or microwave, melt chocolate chips, then add peanut butter and stir for a smooth runny mixture. Put toasted rice cereal in a gallon size zip lock and pour chocolate over cereal. Close bag and use your hands to massage the mixture so cereal is fully coated. Once cereal is coated, add in powdered sugar and again massage for even coating. In a large bowl add covered cereal mixture, and the remaining ingredients (honey graham cereal, broken milk chocolate bars, and mini marshmallows. Stir ingredients and serve.

Not close to a bonfire? We tried a few from the oven too! Just layer your graham cracker and chocolate and put them in the oven to get the melting going. Then add the marshmallows to melt over the top.

S’MORES CAKE & CUPCAKES Ingredients Box cake (or from scratch if you are more motivated!) Frosting Toppings for the cakes Marshmallows Twix bars Chocolate chips Pretzel sticks Graham cracker, finely crushed Gummy bears/candy for flames

Toppings for the cup cakes Mini marshmallows Graham cracker, finely crushed Milk chocolate bar, broken For your cake Make your cake and frost with chocolate frosting. Once it has set add your toppings! For the cake, we created the perfect place to roast your marshmallows! A border of marshmallows and twix logs surrounded the fire. A little imitation dirt with the crushed graham crackers, bordered by chocolate chips, with pretzel rod sticks. Our favorite part was using a heat gun to combine a few gummy bears for the flames, but you can also arrange them on a tooth pick. For your cup cakes Make your cake and frost with chocolate frosting. Once it has set add your toppings! We kept all of the elements of a gooey delicious s’more, but we broke it down to make it easier to eat. A sprinkling of graham cracker crums, a few mini marshmallows, and a few chocolate chunks!

BUYING IN A PANDEMIC CHALLENGE: Under current guidelines, agents can only take one client through at a time. The challenge here is that clients lose the in the moment communication about what they are seeing. Agents can have a more difficult time reading a clients body language while faces are covered with masks. HOW WE CAN HELP: Agents can continue to ask questions and make mental note of comments and responses so that they can share that information with the second person in the party during the walk through. CHALLENGE: Scheduling showings! Logistics with scheduling showings have become more challenging with the need to allow time for multiple people within the buyer group to walk through the house at separate times as well

as ensure that showings do not overlap with the next time slot. HOW WE CAN HELP: The Kenmore Team Listing Department provides 3D tours so clients can walk through listings from the comfort of their own home. This easily allows clients to decide if the home is one that they want to take the next steps to view or not. Our team works to be as flexible as possible and even offer a showing partner with additional times to help clients view properties. CHALLENGE: Smells! REMEMBERING A LEGEND DON PRATT Generous isn’t a common term used in daily conversations in the construction or commercial real estate world. Business is business. But that word is one of the best words to describe a highly respected client of the Kenmore Team that operated in the Tri-City circles for 40 years. Scott Howell met that man, Don Pratt, about five years ago, not long after Scott first arrived in town. At the time both men were members of Sunrise Rotary where Don approached Scott one morning and asked, “You got time for a drive? You and I need to chat.” Don was always wanting to go for a ride. His home building business and other real estate business meant he had lots of projects to check on. That morning they met was much the same. Nothing too pressing. Don just wanted to get to know the new guy in town and share his enthusiasm and information with him, and make a genuine connection. Scott was excited to get to know him and earn his business. Over time the connection the two men made that day turned into a professional affiliation that helped each other and many other local busines individuals. The first project was a commercial lease listing in Pasco. It was a small project, but Don was a loyal guy so despite the trust built with Scott, he wasn’t ready to pull all his

business from others. The lease transaction was a fairly easy one and went well, leading Don to offer additional opportunities for the Kenmore Team to work with him. Construction and real estate were important to Don, but not the most important. His willingness to help others was evident by his membership in numerous civic organizations like Sunrise Rotary, Meals on Wheels, and the volunteering he did with youth and religious organizations like Boy Scouts and Church of Jesus Christ Latter Day Saints. With his construction experience, his generosity helped with many community projects including personal homes, senior centers, parks, Water Follies, Boys & Girls Club, Habitat for Humanity, Safe Harbor Crisis Nursery and many more. When Don saw a need, he wanted to help take care of it. The only issue with that was finding the time to get together with him! Scott didn’t mind though. “Two days a week were always out for meeting with Don because of all of his volunteer work. I admired that he was helping in the community and he still found the time to talk to me almost every day. He was always willing to communicate.” said Howell .His willingness to help others spilled over into his professional life.

The duo worked together on many projects during their relationship. With each one, Scott learned more and more about Don. One day, Don invited Scott to swing by his office so they could talk and grab lunch. Don Pratt Construction’s office was in a building that Don owned. One of the other office suites was being converted to a different use for Scott’s client. When Scott arrived, Don wasn’t in his office. “I headed over to the job site and found Don shoveling dirt and concrete to put in a new water line for the client,” explained Howell. Classic Don! The last major project that the pair worked on was taking a single large empty medical office building and converting it to smaller condos for sale. The project had a lot of moving parts and required constant communication. Once again, Don wanted to make sure that each client was getting exactly what they wanted. Now that’s a legend.

In the early days of Covid it was emergency only repairs following strict safety precautions for tenants and contractors, but as guidelines loosened on maintenance, we were able to clear the backlog of repairs while still maintaining all safety procedures. The real obstacle was filling a vacant property without in-person contact. Just how do you get someone to rent a property they haven’t actually seen? Our team jumped on this. We started recording full video tours of every vacancy to add to our listings. Not just a recorded sweep of a room, but a complete walk through from the front door to the back yard and everything in between. Open our video as a prospective renter and you’ll see inside appliances, closets, back yards and even what the front street of the house looks like. These videos were key in allowing prospective renters to get a feel of the property & so effective we plan to continue video marketing even after we’re allowed to hug again (I promise we don’t hug at showings!). Following the videos are live virtual tours, which are actually quite fun. Our broker joins the prospect via Skype, Zoom or FaceTime to “show” them around while answering their questions live from the rental house. It’s as close to being there as, well, being there! All of this combined with online applications and

digital leasing kept vacancies renting without any hitches or handshakes! So, if you’re wondering if rentals are still strong in Tri-Cities during a pandemic, our experience is yes!
