LETTERS FROM LANCE Last quarter we talked about Moving “Forward” to our new way of life. It’s funny how the themes of our magazine parallel what the world is going through and experiencing. This quarter we are focusing on interiors – what is changing with them and how important they become to your everyday life. As those of us with kids have all started school in some variation of a hybrid program and experienced the changes I look around me and I see the dynamic of the home and it’s interior changing with the current times. The view of our home and our surroundings have become more important than ever as our movements and patterns are changed and restricted. I can tell you from personal experience that it sure is nice to start to feel settled in our new place and have some consistency in the Real Estate World as well. Moving yourself is always a great reminder for us what our clients are going through on a daily basis! The real estate market continues to be very strong and extremely busy. Our increased knowledge and use of new technology tools are streamlining our process to meet the challenging needs of the market. We are proud to have been able to maintain safety and operate at a high level. Our team continues to impress me as they produce this quarterly to give you some valuable information, a break in your day, and a smile! WELCOME TO THE TEAM JOHN THOMPSON is joining in our
construction services department as a project manager. Following 24 years with law enforcement in the Tri-Cities, John is excited to continue helping others just in a different capacity (and he isn’t complaining about the better hours!) We asked John what his favorite part of the Tri-Cities area is and he said the local fishing and outdoor activities.
SIERRA JONES has joined our property
management division. With seven years in customer service, Sierra is excited to use her recent degree in Business Administration to assist those in property management, and explore a new aspect of customer service. She says that her favorite thing about the TriCities is the central location that allows for easy drives to scenic places, hikes, concerts, the outdoor activities in the area, and the local food joints!
MASON KENMORE joined the Kenmore
Team as intern to the marketing department. Mason will be a senior at Richland High School this year and has been involved with the family business from farming, car washes, and construction. He’s excited to intern and expand his knowledge of how the Real Estate process works and how all the parts of the team play a role. He is also very excited that his position allows him to pursue his interest of photography and videography and how it plays a role in the marketing process. We have another outdoor activity fan with Mason, his favorite part of the Tri-Cities area is definitely the Columbia River, spending time on the River as well as fishing. CAN YOU SMELL IT?! Rich Apple and Cinnamon scents and all the goodness of fall APPLES! We tried out a few Pinterest recipes for this food feature all with the hope that you will try them out with some great Washington apples too!
SLOW COOKER APPLE CIDER INGREDIENTS 8 cups apple juice 1/4 cup brown sugar 4 cinnamon sticks 1/2 tsp allspice berries 1 tsp whole cloves 1 orange sliced Garnishes: cinnamon sticks, sliced apples, oranges and cranberries INSTRUCTIONS Add apple juice, brown sugar, cinnamon sticks, allspice berries, cloves, and orange into slow cooker and cook on HIGH for 1 1/2 hours or LOW for 3 hours. Remove whole spices and orange slices. Serve, garnished with cinnamon sticks, apples, oranges, and cranberries if desired. Recipe from www.dinneratthezoo.com
APPLE CINNAMON PANCAKES INGREDIENTS Pancake mix Apples Cinnamon Brown Sugar Syrup INSTRUCTIONS Add cinnamon (to taste) into your favorite pancakes recipe and whip up a batch. Peel and dice apples. In a sauce pan add syrup, brown sugar, cinnamon and apple and cook on medium till apples are soft. We didn’t measure, we just added it all to taste. Serve a stack of pancakes with your syrupy apple topping and maybe a bit of whipped cream.
APPLE CINNAMON BREAD INGREDIENTS 2 cups sugar
4 cups flour 2 tbsp baking powder 1 tsp salt 1 tbsp cinnamon 2 eggs 2 cups milk 2/3 cup vegetable oil 1 large apple peeled and diced TOPPING: 2/3 cup sugar 1 tsp cinnamon INSTRUCTIONS Preheat oven to 350 degrees. Combine sugar, flour, baking powder and salt. Set aside. Beat eggs, milk and oil until just combined. Gradually add dry mixture to wet until just moist. Add apple and cinnamon. Grease baking dishes and pour mixture an inch below to the top to compensate for rise. Combine cinnamon and sugar. Spoon topping onto each loaf and swirl in with a knife. Bake 40 minutes or until a toothpick comes clean. Recipe from www.julieblanner.com
APPLE PIE BARS INGREDIENTS For the crust: 4 sticks unsalted butter, at room temperature 3/4 cup granulated sugar 1/2 cup light brown sugar, lightly packed 2 tsp pure vanilla extract 4 cups all-purpose flour 1 1/2 tsp kosher salt 1/2 cup chopped walnuts 1 tsp ground cinnamon For the apple filling: 3 large Granny Smith apples and 2 large Golden Delicious apples, peeled, cored, and sliced 1/8 inch thick
2 tbsp freshly squeezed lemon juice 1/4 cup granulated sugar 1 tsp ground cinnamon 1/8 tsp ground nutmeg 4 tbsp (1/2 stick) unsalted butter INSTRUCTIONS Preheat the oven to 375 degrees. For the crust, place the butter, granulated sugar, brown sugar, and vanilla in the bowl of an electric mixer fitted with the paddle attachment and beat on medium speed for 2 minutes, until light and creamy. Sift the flour and salt together and, with the mixer on low, slowly add to the butter-sugar mixture, beating until combined. Scatter twothirds of the dough in clumps in a 9 x 13-inch baking pan and press it lightly with floured hands on the bottom and 1/2 inch up the sides. Refrigerate for 20 minutes. Bake for 18 to 20 minutes, until the crust is golden brown, and set aside to cool. Meanwhile, put the mixing bowl with the remaining dough back on the mixer, add the walnuts and cinnamon, and mix on low speed to combine. Set aside. Reduce the oven to 350 degrees. For the filling, combine the Granny Smith and Golden Delicious apples and lemon juice in a very large bowl. Add the granulated sugar, cinnamon, and nutmeg and mix well. Melt the butter in a large (10-inch-diameter) pot, add the apples, and simmer over medium to medium-low heat, stirring often, for 12 to 15 minutes, until the apples are tender and the liquid has mostly evaporated. Spread the apples evenly over the crust, leaving a 1/2-inch border. Pinch medium pieces of the remaining dough with your fingers and drop them evenly on top of the apples (they will not be covered). Bake for 25 to 30 minutes, until the topping is browned. Cool completely and cut into bars. DON’T LET THE INSIDE SCARE YOU AWAY FROM A GREAT LOCATION! What’s best for your new business’ spot? Location, location, location! We’ve all heard it time and time again, find the best location you can afford in an area that will attract the most customers. But what happens when you walk into that space with all the hopes and anticipation of a child on Christmas morning and what you see makes you deflate instantly? Don’t let the inside scare you away like the creepy corner house on the trickor-treat block! If you’ve never looked for commercial space before, here are some terms we guarantee you haven’t heard of: • Cold Gray Shell • Warm Vanilla Shell • Turnkey While these certainly make us think of oysters, ice cream and a century-old chateau’s house keys, that’s not really what they mean. There are many variances of each of these terms, but in the most basic form: • Warm and Cold refer whether HVAC and plumbing systems are already installed
• Gray and Vanilla refer to whether the inside is all studs and possibly gravel flooring or if it has a finished floor, drywall & drop ceiling • Turnkey represents a space that is completely or mostly ready for occupancy There really are benefits to each type of space and what’s best for you comes down to how much work you want to do, how much you want to invest into the space and how quickly you want to be operating. A turnkey space may meet all your needs for your business with a fast-approaching opening date as everything is already there minus a few gallons of paint and jawdropping chandelier in the entry (if you haven’t seen the awesome Kenmore Team chandelier’s we encourage you to stop by and gawk!). Whereas a Vanilla Shell is “finished” but may not have any divided spaces inside for offices, lacks attractive lighting options or only has a concrete floor. This can feel more attainable and exciting for a new business since you can
design the layout inside as you like instead of how someone else had it. With the basics (you know… walls) already in place, you’ll see a realistic timetable for the completion of your design and costs. And of course, Gray is the most basic of spaces only having exterior walls usually with exposed studs and possibly a gravel floor. While this one may seem the scariest, if you’ve got the time and vision, you hold all the power to fully design the space of your dreams from the ground (or rather gravel) up. Something else you may not know is that you can ask the landlord to provide upgrades and/or finishings to your Turnkey shell or cover some of the remodel/construction costs on your “Oysters” and “Ice Cream”, I mean Gray and Vanilla shells. We highly encourage you to utilize an experienced Commercial Real Estate Broker to assist you with these type of lease negotiations.
