LETTERS FROM LANCE Getting to the finish line! What a theme for this edition of The Kenmore Quarterly. When the team brought the concept to me, it was an easy YES! I am ecstatic to be writing this letter as we put 2020 in the rearview mirror. I am not naive enough to think that just a turn of the calendar will fix our world’s problems, but for some reason, I find comfort and hope in the fact that we are turning over to a new year. For the most part, our real estate market was unphased when looking solely at the number of transactions and values; but as you dig below the surface, you see a lot of stress the pandemic has caused. Building delays, continued lack of inventory, and challenging new lending restrictions are just a few that come to mind. Despite the challenges, we had one of our best years ever at The Kenmore Team. We moved into a new office, set record numbers in Property Management, became more efficient across all departments, and saw massive team member growth. It has truly been our pleasure to help so many families, tenants, landlords, and businesses with their real estate needs during this challenging time. We all know that it is not a sprint out of the COVID-19 pandemic, hell it is not even a marathon – at this point, I would equate it to a grueling Iron Man! At the end of it all, we have made it to a major finish line. Being into adventure challenges, I know that as one finish line is crossed, a new adventure begins. We are all refreshed by the turning of the calendar, the start of a new race and the next set of challenges. PIE DAY! In true 2020 style, it wasn’t the same pie day we’ve had in the past, but it was still a great day! You might be wondering why we line up at Costco to pile our trailer with 400 pies, and the answer is simple, we want our thankfulness to overflow into the wonderful people who allow us to be succesful in business. The brand new parking lot was the perfect loop for clients, neighbors, and our trusted service providers to drive through for a completely contactless pie pickup, and an easy way to avoid the long lines at Costco.

FINISH LINE: MOVING Top things you can do to be prepared for your move to meet the obligations of the contract. 1. Don’t underestimate the the time it takes to pack AND move your posessions out, or how many hands you’ll need! 2. Ensure that you have enough boxes/tubs (Check the recycling center for free boxes!) 3. Organize where the stuff goes at the new house while you pack - Try different color post it notes for different rooms on your boxes. You can also take photos of what is being packed, number the box, and take a photo and you’ll easily be able to find your stuff. 4. Have a cleaning crew come in to help you clean! 5. A fun tip from one of our clients - For clients who are moving from out of state that are using a moving truck service, these clients fully charged an ipad and packed it amongst their possessions so they could utilize the ‘track my device’ and know the progress of the moving truck. 6. GETTING TO THE FINISH LINE RENTING A COMMERCIAL SPACE After driving around town, scouring statistics and traffic patterns and with careful consideration, you’ve found the perfect rental space for your business. It checks all the boxes and all you want to know is, “Who do I give my money to and when can I move in?” Well, it is not quite that simple. As much as you love the space, the Landlord needs the opportunity to evaluate you and your business as a good risk to rent to. Your next step is to submit an LOI, or Letter of Intent. Commercial leases are very complicated agreements, generally over 20 pages of terms, so there is a lot of decisions and information to consider and negotiate. The LOI works as the in-between document; Something simpler to discuss the basic terms at first. It’s important to carefully ask for everything, but be prepared to negotiate. “I intend to rent your vacant space” is the very minimal you would put in an LOI to a Landlord. There are roughly 20 things an LOI would cover, such as the basics of how long the lease term will be, how much the rent will be, will the rent escalate over the years and renewal clauses. Requests for improvements to space and who will pay for those improvements: Landlord or Tenant. But a potential Tenant
should also be prepared to provide the Landlord information about their business and its viability and stability. Really consider that a Landlord is looking to sign a contract with you for the next 2 – 5 years, they need to have a good understanding of how likely it is your business will make profit and rent will be collected during that time. For an existing business, it’s possible to submit your LOI without any supporting documents, but you should be prepared with your business tax returns or profit and loss statements should the Landlord ask to see them. For new, start-up businesses or those who have never rented professional space before, a good LOI would include the following in addition to your offered terms: • A copy of your Business Plan • Include a “love letter” in your Business Plan that has your background story: who you are, why you’re starting this business and why this space would be perfect for it. • Your work history as it relates to your ability to run a successful business in this industry

• Copy of your bank financing or investor funds for the start-up • Information on any support or financial safety nets you have access to, should the need arise. It’s in every potential Tenant’s best interest, existing business or start-up, to use a licensed Commercial Real Estate Broker to represent them in the LOI and Lease negotiations. The complexity of this long-term commitment is what they specialize in, guiding you to present the best LOI for a higher likelihood of acceptance and positive term negotiations. THE PROSSER HOUSE, PROSSER World Class Chef Comes to Prosser! Jeremy’s 1896 Public House launches rebranding to become The Prosser House. I remember the first time our commercial agent, Scott Howell, told me that he was pretty sure he had the Jeremy’s 1896 Public House restaurant in Prosser sold and leased. He had a twinkle in his eye and told me, “Man this is going to be good, you have got to meet John Gray.” Before arriving at the interview, I had done my research on John Gray – a very impressive resumé filled with exotic locations. Walking into the restaurant, my wife and I were greeted by none other than John Gray himself. Smiling, at ease, and confident all at the same time; we just immediately felt at home. This guy looked like he fit right in here at Prosser. I launched into my first question, why Prosser? When John answered that he was “running from the law!” I knew this was going to be fun. We talked for the next 10 minutes about his background and the “why.” It was so refreshing and honest. John grew up in California around San Juan Capistrano. He learned to cook with his dad, and as soon as it was legal to work, he snagged a job at the Dana Pointe Ritz Carlton. This is where he really learned the craft of becoming a chef. He spent many years at The Ritz Carlton and traveled extensively, opening award winning restaurants in the exotic locations mentioned above. Like many people during this last year, John was hit hard by the emotions and feelings of the pandemic. It created within him a desire to have an experience. He wanted to navigate and create something that was better than before this all started. I read a lot in magazines and real estate publications about trends and theoretical ideas, but here I was sitting across from a guy who was embodying these trends and taking action. John knew there would be a focus on rural lifestyle with many people wanting to exit large metropolitan areas. He wanted to get ahead of the curve and take advantage of that trend early.
for a chef, access to fresh and local ingredients makes all the difference in the world. Throw on top of that the access to wineries, and you have a winner! I think what makes John special is he constantly puts a focus on his team. He could not have been more complimentary about Dick and Sue (the previous owners of Jeremy’s) and their support of his vision. John constantly referred to his staff and employees and how excited he was to pour himself into their well-being. I had to ask at the end of the interview about the food. I pushed John to tell me what his favorite dish is when he is cooking for himself. “Anything that is slow and time consuming, I love the old-world details. Slow cooking a grazed beef, with a glass of wine – that is meditation for me.” said John. Myself, my wife, and my son stayed and sampled the food for lunch out on the patio, and it was scrumptious! As we sat out on the patio, we saw an old friend who happened to see us talking to John and said, “Do you guys know John? We just love him!” I have a feeling that a lot of Prosser and the surrounding areas will love him as well!
When John started to look around the world, he identified four key areas that would work for him. Prosser had already done a great job with promoting tourism and wineries, and its proximity to the metro areas he was targeting worked well. I’VE RENTED THE PROPERTY, NOW WHAT? As you can imagine, this exact question is asked by both the Landlord and the Tenant, but for different reasons. Here’s our professional advice:
• All aspects promised in the lease are delivered (such as windows all lock, appliances all work, property is professionally cleaned).
Dear Landlord, you have a signed lease and the tenant moves in next week; seems about time to sit back and relax, right? WRONG!
• Landlord is on-time for the appointment to deliver keys to the Tenant.
You need to go into PEP mode: Prepare Everything to Perfection. At Kenmore Team Property Management, we put a lot of emphasis on the importance of the move-in. It’s the first time a Landlord can create trust with their new Tenant, which is very important to having happy, longterm Tenants. This initial move-in helps develop that trust when:
• Landlord conducts a thorough and thoughtful move-in inspection, detailing everything, so the Tenant feels confident they won’t be overcharged at move out time. Take a good amount of time to walk your property. Look at it with an outsider’s eye & make sure everything is working, presentable and secure before the tenant moves in.

Have the property professionally cleaned and the carpets professionally shampooed. It shows you value the property and new Tenant and sets expectations for them returning it in good condition. Make sure the yard is cut and weeded or scheduled to be done in the very near future. A new tenant shouldn’t have to plan to cut their grass on moving day. Taking these steps tells your new Tenant that you are a responsible Landlord and hopefully encourages them to have a responsible and lasting tenancy with you. Hello Tenant, you signed a lease on a fantastic rental, you’re moving in today and then it’s smooth sailing. But there are some things you need to do in the very beginning to protect yourself and ensure you have a high-quality renting experience. 1. Get the Digits! You need to have the phone number and email of your Landlord to make sure you can always reach out appropriately when you have a question or problem. Save it in your phone, put it on a sticky note on fridge, sew it on a pillow…whatever it takes, make sure you know how to communicate with your Landlord.
2. Move-In Inspection: Hopefully your Landlord has done an amazingly detailed inspection for you, but even if they did you should always do your own thorough investigation of the property within the 1st week. Document anything the Landlord may have missed and send this list of extra items and photos to your Landlord. Make sure to keep it in your records also. 3. Review your Lease: It’s understandable for Tenant’s to sign the lease and in all the excitement of moving, forget the terms. Once you’ve settled into your new home, read your lease again. Get reacquainted with what you’re responsible for doing while you live there, what the steps are for getting repairs done and what happens when your lease ends. Saying that you didn’t know is not going to protect you in a dispute when you were given a copy of the lease and signed it. And understanding what is needed of you lends itself nicely to having a quality relationship with your Landlord.
