I ABSOLUTELY LOVE THIS TIME OF YEAR AND IT’S NOT BECAUSE OF PUMPKIN SPICE ANYTHING! I am not sure if it is still the farm boy in me that knows this is harvest time or a celebration of a year’s hard work just around the corner that gets me going the most. Or is it the fact that I just absolutely love sweatshirts! Ralph Lauren might disagree with me, but is there really a better clothing combination then shorts and a sweatshirt? I find myself driving around this time of year with the windows down, just taking in that cool crisp Tri-Cities fall air. If you have not taken the time to drive around Richland, along the bypass highway, or across the delta this time of year and notice the trees – please do. It is absolutely a stunning time of year in those locations as the trees make their changes. At the same time our external weather patterns start to change we brace for the changes in the real estate industry as well. We have finally seen some relief in the inventory crisis that we have been facing the first 2 quarters in real estate. It is still extremely tight, but not as bad as it was in quarter 1 and quarter 2. We are finally seeing some relief for buyers who were sidelined in the first half of the year. This quarter provided some opportunities for buyers to get homes that maybe only had 1 or 2 offers on them vs the insanity of 7 or 8. The economy seems to have found it’s bottom of the interest rate cycle and buyers should start preparing for rates to climb again in the next year. Congrats to everyone that took advantage of refinancing and buying at the bottom with rates in the 2’s! We continue to constantly evolve and make adjustments in our business to meet the demanding needs of economic and health initiatives as they are thrown at us. As a team we faced a ton of adversity and family member challenges along the way in the third quarter. As we approach this Holiday season and the season of Thanksgiving, we are thankful to be healthy and surrounded by the one’s we love and care for in our “home” family and our “work” family. Please enjoy this edition of The Kenmore Quarterly.

When our Property Management Queen Julie suggested a baked potato bar, we knew this was the perfect fall food feature! THE KENMORE TEAM APPROACH HISTORY IN THE MAKING

I can remember the day like it was yesterday. About 12 years ago my wife and I were sitting in a conference in Palm Desert listening to an absolute rockstar on stage talk about how he had sold over 300 homes in the last 10 months. My brain was spinning. No one in Tri-Cities was doing volume like that – how was this even possible? What would it take to get to that level? The presentation was worthless to me because it just left me yearning to know more. Right place, right time. After the presentation I saw a friend of mine talking to the presenter. Next thing you know, we are being introduced and invited to dinner. It’s funny how a dinner like that can change the course of your business. It’s not just that dinner, there are years of hard work that follow, but having access to someone who is an expert at systems can change the course of how you do business. This person had a system for everything. There was a system for answering the phone, for taking pictures, for the order the pictures were presented, to the language of the listing, to the sign in the front yard. There was record keeping system for how many phone calls were coming in and how many were going out. I am extremely fortunate (I know this) to have such a supportive and adventurous spouse. We could barely sleep. We both had so many questions about how this would work, but intuitively we knew that sales and service on that level could not happen without

an amazing team and systems. It would take a small army! From that point on we started dedicating ourselves to building the largest most efficient team that had ever sold real estate in the Tri-Cities. We knew that I was good at certain things, and Karen was great at the things I lacked (all right I can say it – I suck at paperwork and minute details!) I had spent hours studying Henry Ford and the assembly line approach to production – we wanted that type of specialization within our team. We wanted a photographer on staff that was the best person at taking listing pictures and presenting properties in the entire Columbia Basin. We wanted an agent that worked just with buyers that knew all the inventory at the drop of a hat. It started small with one hire a year, and took countless hours of training, but eventually we grew to the team of specialists that we present today. Along the way we have helped thousands of families meet their real estate goals. If we had not gone down this journey that number might have been less than 200. Weekly now we receive testimonials from clients about our wonderful staff and agents. We are proud of the people we help and the community we serve. Our next evolution is only beginning, and we look forward to helping even more families in the coming years.

LISTING GUIDE // T I P S F O R P R E PA R I N G Y O U R H O M E As you prepare, look at your home objectively. Pretend you are seeing it for the first time, through a buyer’s eyes. We will be happy to walk through your home with you and help you “set the stage.” As part of our expertise, we will provide information on preparing your home for photos/showings, as well as recommendations on proper staging if needed. Remember, our goal is to help you sell your home for the most amount of money, in the shortest period of time, with the least amount of inconvenience to you. We only have one chance to make that good first impression!

• Tidy up the grounds, porches and garage. Keep the lawn trimmed and edged. Make sure that your yard is clean. First impressions count! • Your front door adds to that first impression. Be sure it is scrubbed or repainted if necessary. • Wash windows and clean and/or dust window coverings. • If any decorating or painting is needed (especially in the kitchen), do it now! Twenty dollars worth of paint will make a much larger difference in the sales price. • Bathrooms help sell homes. Make this room sparkle. • Illumination is like a welcome sign. Replace bulbs and turn on the lights before each showing. • Wash dishes, make beds, put away clothes and straighten up. • Keep pets out of the way during showings, many people are allergic. • Always leave the house during showings, and leave the showing to the salesperson. The salesperson knows the buyer’s requirements and can best emphasize the features of your home. • Don’t discuss anything about the sale with a potential customer. Let your agent discuss price, terms, possession and other items concerning the sale. Your agent is qualified to bring negotiations to a favorable conclusion. • Pack away valuables, store extra furniture, knick-knacks, guns, and medications. • Never apologize for appearance, it either distracts or accentuates the problem.

PROPERTY MANAGER // RJ LANGE Kicking off a new section of the quarterly, we’ll be chatting with one of our awesome agents and taking a little time to share more about them! It’s the ‘let me tell you about my team’ issue of the quarterly so it’s only fitting to dive a little deeper into the ins and outs of how the team aspect works in favor of the agent, and let’s be honest we’ll be taking a little time to brag about them too! First up is our very own Iron Man, RJ Lange! We asked RJ some questions and summarized his answers below. SO RJ, HOW DID YOU GET INTO REAL ESTATE? Following his time at the University of Washington, where he received an Econ degree, RJ moved to the Tri-Cities to stay with family. On his way into town, he noticed all the real estate signage and decided that could be a good route for his degree. They asked him what he wanted to do and he mentioned all of the real estate signs and that it looked like a good market and that he could do something great in real estate. They said that’s great, but we just meant what do you want to do tonight. That’s key for RJ, to him when you are going after it, go all in. RJ got started in 2006 in mortgage, then spent seven years with another property management company doing commercial/ residential leasing and sales, and the past six years with the Kenmore Team Property Management Division.

HOW DID YOU GET CONNECTED WITH THE KENMORE TEAM? It was meant to be! RJ showed up to a hair cut appointment a day or two early (he really is a go getter!) and who happened to be in the chair, Lance Kenmore! Their barber, Ron Swanby, told RJ he really needed to meet Lance. Around the same time local lender, Keith Hobart, had heard from Kenmore Team agent Sarah Machiela, that the Kenmore Team was looking to start a Property Management Division. Long story short Lance and RJ met for a 15 minute turned two hour meeting with RJ’s sleeping baby, Lydia, and hammered out Kenmore Team Property Management! A few days getting systems setup and they shot from the hip from there. The Kenmore Team foray into Property Management with RJ worked out seamlessly, and is still going strong today! RJ knew what to do and how to do it, and most importantly, he was able to build on his experience and setup processes in a new way for best results. Along with being a tried and true go getter, the experience RJ brings to the table and his enthusiasm for the best is truly is a bonus to the team and the property management clients he serves. IT’S BEEN QUITE A YEAR IN THE PROPERTY MANAGEMENT SECTOR, WHAT CHALLENGES HAVE YOU FACED AS YOU SERVE LANDLORDS AND TENANTS? Legislation changes to learn and adapt to! Changes in legislation since March 2020 have created STRESS for everyone. For landlords, the number one fear is damage to the

property or that it gets ruined, and their assets are destroyed. The number two fear is that rent won’t come in. We are seeing more and more of their second fear realized with the current eviction and rent moratoriums. For tenants, the pandemic has created job loss and difficulty in meeting the basic human need of paying for shelter. For RJ and the property management team, in some cases they are unable to promise that rent gets paid, they are fielding more and more calls between all parties involved, and methods that they used in the past to guarantee payment (late fees, evictions) are not allowed under the current legislation. The only solution here, and one of the team’s core values, is communication. The team uses constant communication to investigate situations, see how things are going, when they can expect rents, and then relaying that information back to the owner. The goal here is to keep everyone as informed as possible. RJ said that this communication is less about building relationships as it has been in the past. They are working harder to be conscientious of emotions and how best to provide information in a way the client can handle it. RJ sees himself and his team as a knowledgeable resource responsible for keeping up to date on the ins and outs of legislation and what they can do for their clients. IS THERE ANY NEW LEGISLATION COMING FORWARD TO ADDRESS THESE ISSUES? There is work beginning on the DRC (Dispute Resolution Center) putting into place a lengthy 45 day, four step eviction process. RJ said they are still waiting for this on a local level. But he is hopeful for processes that will allow for planning and enforceable action to resume. WHAT ADVICE DO YOU HAVE FOR PEOPLE WHO ARE INTERESTED IN INVESTING IN PROPERTY RENTALS? RJ says that for a first-time investor, a great segway into investing is to rent out the property you already have. Purchasing a new property for yourself as a primary residence and renting out the old property saves money. For his seasoned investors, RJ keeps

Starting with just RJ to now having a fourperson team serving the Kenmore Team Property Management Division, teamwork leads to better service and higher productivity. RJ said that he and the other team members are able to focus and specialize on an area and divide and conquer rather than handling the whole load themselves. As the number of doors the team manages grows, the team aspect works to keep up with expectations in order to serve the client best. AS THE TEAM GROWS, WE LEARN MORE ABOUT DIFFERENT HOBBIES AND THINGS WITHIN THE COMMUNITY. RJ, WHAT IS YOUR FAVORITE SOMETHING OR OTHER IN THE TRI-CITIES? The Tri-athlete community! A regular in local races, RJ said he and the other regulars enjoy getting to the races early so they can socialize, talk about upcoming races, and support one another. He enjoys the camaraderie and that he can be himself with other active minded people. He also shared that these race days are like a celebration day to the community, they put in the hard work on their own, and then they come together on race day and celebrate each other’s accomplishments. Iron Man RJ has completed a full 140.6 Ironman in Tempe, Arizona in 2018. Two half 70.3 Ironmans in 2019 (Tempe, Arizona and St George, Utah) and is signed up for a twice post-poned Ironman that is slated for April 2022 in Texas! On a local level, the longest race is the Plutonium man, a quarter marathon. We are proud of the work that RJ has accomplished on behalf of the Kenmore Team and all the clients he has worked with! RJ is definitely a person to have on your team with his go getter attitude and communication focus.
