LETTERS FROM

LANCE As we set the theme for this edition of the Quarterly, “Come in from the cold” I couldn’t help but keep thinking that even though it’s a great theme for this time of year – the real estate market has been anything but cold! 2021 was an absolutely historic year for real estate here in the Tri-Cities. Looking back, our community set records for appreciation. Our average days on the market hit record lows. And we saw more multiple offers than we have ever seen. As the market set those records, we continued to grow and increase our transaction and dollar volume here at the team. Amongst all of those amazing records, however, was a lot of hard work! So many on our team, in our community, and our local market had to adapt to new health challenges, variants, remote work, supply chain, and staffing issues as they struggled to meet the demand. From that perspective, we say, “come in from the cold!” Congratulations to everyone that persevered and met those challenges to help our community meet their housing needs. As we roll into 2022 with a new set of goals and a fresh perspective, we celebrate our family, friends, and clients that made 2021 so amazing. We look forward to connecting with everyone and helping more people than ever in the New Year. WELCOME TO THE TEAM McKenzie Koon has started with the Kenmore Team as a Closing Coordinator. A University of Montana grad, Kenzie moved to the Tri-Cities to be with her husband and brings four years of licensed real estate experience to her new position. She is excited for the people she gets to work with, both team members and clients, and is ready to learn and grow! Her favorite part of the Tri-Cities is that you can get anywhere in 20 minutes, but it still has a 'bigger' feel to it! Welcome Kenzie! Kelsey Beam has joined the residential department as a Showing Partner. A Hood River native, Kelsey graduated from Eastern Oregon University in September 2021 with a Bachelors Degree in Business Administration along with a concentration in marketing, and a minor in communications. She has great experience working with people from past work in restaurants, coffee shops, and as a nanny! Kelsey is excited to begin her career in Real Estate and we know she’ll do great serving Kenmore Team clients! COOKIE CHALLENGE! TEAM BONDING AT ITS FINEST

Work hard, play hard. There are a lot of cliches and sayings you could use, but it all boils down to the fact that the Kenmore Team is competitive. We take our work in the industry very seriously and even when it’s team bonding and meant simply for fun, the competitive streak within these office walls is real! As the time for this super secret challenge drew near, the planning team received phone calls, texts, and attempted sneak-ins as the team attempted to gain the upper hand. Our goal here was simple, throw in a challenge that brings into play a creative and healthy team rivalry. We drew teams, those teams made plans, and we watched some rather delightful results emerge. We also ate a lot of Carol Kenmore’s delicious gingerbread men. In the end David and Jeremy’s log cabin immitation of a Kenmore Team listing won and they took home the title of The Great Kenmore Team Cookie Challenge 2021 Winners (bragging rights are important people!) We’ll be taking that competitive spirit into 2022 as we assist our buyers and sellers, property management owners and tenants.

While in college studying Business Administration, Alex was dreaming about all the money he would make as a grown-up and was considering an investment in real estate as a strong platform. After graduating, he talked with his Dad about it who recommended speaking with a real estate brokerage owner he knew through his Rotary Club. Alex made the call and was able to set a meeting with Jeff Presby a t P r u d e n t i a l N o w R e a l t y. D u r i n g that meeting, Jeff said a few words t h a t f o r e v e r c h a n g e d A l e x ’s f u t u r e . Jeff told Alex, the best way to learn about real estate is to become a l i c e n s e d R e a l t o r. Young Alex was all in! What do you like most about working in Real Estate? I like meeting new people and making the process of selling their property as easy and stress-free as possible. What is your favorite color – if it’s not Kenmore Blue we need to talk. Blue actually is my favorite color! How long have you lived in Tri-Cities and what’s the best part about living here? I have lived in the Tri-Cities since the 3rd grade. I think some of the best parts are the weather, the people, lack of traffic…and the weather! Do you think your extraordinary height has helped you gain the edge in your career? If it has, then I think I need to invest in some platform shoes! As an expert in all things house-selling, what do you think is the most important thing a seller can do to make their house more marketable?

Besides the “unofficial” designated parking spot next to Lance & Karen, what’s the thing that most excites you about working as a Managing Broker at Kenmore Team? Being able to help the rest of the amazing members of our team! On a scale of 1 to 10, how likely are you to sell a house this week? 11 You always seem so comfortable in helping and guiding other agents and they seem so comfortable coming to you with questions. Why do you think that is? After almost 17 years in real estate, I’ve seen quite a bit. How has life changed for you since earning these new credentials of Managing Broker? Have you gotten keys to the secret membersonly bathroom yet? The 1st rule of being a Managing Broker is you don’t talk about being a Managing Broker.

Make sure it is clean, tidy and clutter-free both inside and out.

What do you think is the future for Alex Burden?

It seems pretty easy to get information from the internet these days about doing a forsale-by-owner. Why do you believe it’s critical for a homeowner to be represented by a Real Estate Agent when selling?

There are many reasons, but I think the one that sticks out the most is that For-SaleBy-Owner (FSBO) sellers get sued more than any other group in real estate. FSBO’s sales represent about 7-9% of all real estate transactions but account for over 70% of all real estate litigation.

MUD ROOM?

BUYER SPECIALIST ARTICLE // T H I S I S N ’ T Y O U R G R A N D M A’ S C O AT C L O S E T ! When it comes to mud rooms, Winter is their time to shine! Kids are out playing in the snow, and constantly bringing mud/dirt into the house. The mud room is the perfect location for all their snow gear to call home. Without an area to store everything, chaos can ensue quickly. Homes are constantly becoming more functional and efficient. However, efficiency does not always need to be about energy usage. Storage efficiency is extremely important as the seasons change, and we deal with snow, rain, and dirt. One of the best ways to increase your storage efficiency is by having a designated mud room in your home. This can be an area that doubles as a laundry room or be a room of its own. We often

see a mud room design with a bench and shelf in the entry way and some hooks above the bench. This is a great design, that promotes organization and efficiency, but the fun doesn’t have to stop there! You can custom build and paint a bench that fits your style. Have that bench open to store shoes or sports gear. Include cabinets, lockers, or cubby holes that are individualized for each member of the family. The mud room can be functional year-round and be a huge asset when it comes to being more organized. It may not be the most exciting room in the home but can still be fun to come up with the perfect design for you and your family.

HVAC IN WINTER PROPERTY MANAGEMENT KEEPING IT WARM IN WINTER We all know the #1 Rule in the Dad Handbook: Don’t Touch the Thermostat!

working, it’s time to call a repair technician.

What’s the big deal anyways? It’s chilly in here and just a couple degrees won’t hurt anything… Right? Wrong!

It’s true that Michael Kelso from “That 70’s Show” can’t control the weather, but here are a few things Michael (and you) can do to keep Jackie (and your household) warm & safe from the cold weather.

As tempting as it is to bump the numbers up on the thermostat, Property Management (and Dads everywhere) are over here hollering “Don’t!” and for good reason. When temperatures drop below freezing outside, the HVAC system of the property is already working exceedingly hard to keep the house toasty. But setting the thermostat to anything above 70? Well, that can be a recipe for disaster. Your system needs a break to prevent it from burning out and locking in the thermostat at 70 keeps your house warm while allowing the HVAC to rest from time to time. If the HVAC stops working and that precious, precious heat is no longer making its way through the ducting in your home, turn off your system – do not increase the thermostat setting. It’s possible that it has frozen over from being overloaded and increasing the numbers on the thermostat will only cause more damage. Instead, allow the system to take a break and defrost. If after a few hours the HVAC still isn’t

It’s like zipping up the jacket of your home – it prevents cold air from flowing through the space below your floors and will make it easier to heat and retain warmth in your home. • Clear a path around the system. None of us enjoy a stuffy nose… now imagine how your HVAC system feels with a dirty, clogged up filter. It can’t “breathe” and must work even harder to get the warmth you desire into your home. for mini-split systems as well; clean those filters so we can all avoid frozen/burnt out systems and a potentially spendy visit from an HVAC company. • Sign-up for a semiannual HVAC service. Regular checkups with your doctor are recommended to ensure systems are running smooth, so why not give some routine TLC to one of the most vital systems in your home? Preventative maintenance is key and if you need a recommendation, we’ve got you covered! Landlords, don’t assume your Tenant knows this - It’s best to send reminder letters with this information every year.
