When the team brought me the topic of “Attitude of Gratitude” for this quarter’s topic – it was an easy yes for me. As we approach the Holidays and especially Thanksgiving, we all have a lot to be thankful for. Although there is a ton of negative press in the marketplace currently regarding interest rates and the economy, and where we might be headed, there are many other things to be positive about. Such as, the record price growth and equity growth that we have had, the historic low interest rates only 9 months ago, and our many clients that were able to take advantage of those market conditions. I am thankful for all those opportunities.
At the same time, I am thankful for the opportunities that this new market presents for us. One of our agents has a poster in his office that says, “A calm sea never made a skilled sailor.” It’s so true, I think back through all the markets I have seen in the Tri-Cities: Massive layoffs in the 90’s, slow steady growth in the early 2000’s, short sales in 2009-2011 with adjustable-rate mortgages, and then the recent insane appreciation – each one of those markets has made me a better real estate agent. Now I get to apply those lessons to help our agents, our clients, our friends and family navigate this landscape. Many of the agents in the market, if they have been in for eight years or less, have never even seen a market like this.
I have been spending a lot of time talking people through what to do in a shifting market. It makes me thankful to be able to provide good advice and insight into what this looks like. We are still helping people buy and sell real estate every single day, and in many ways, they need us more than ever. KEGAN BALLARD Kegan is joining the team as a Closing Coordinator! Kegan has a background in sales, sales management, system integration, and recruiting. He sees the real estate transaction of buying and selling as a major event for people and is excited to help them through the process and make it as easy and stress free as possible. We asked him what he loves about the Tri and he said the great wineries, golf courses, and restaurants that are great venues to spend time with friends and family. He also loves that having lived here most of his life, he runs into people he knows wherever he goes and enjoys the small town feel for raising his family.
STEPHANIE MYERS Stephanie brings a wealth of experience to her new role as Closing Coordinator including apartment management, investment properties, and ownership of a coffee shop! She is excited to come full circle in her real estate endeavors and dive into helping clients make their dreams come true! We asked her what she loves most about the Tri and she said she feels lucky to live here with so many things to do like fishing, boating, and taking her dogs out to swim.
FORREST BOTKIN Forrest is joining the Buyer Specialist team! Forrest brings a lot to the table in terms of past experience ranging from DJ, to construction, to retail sales and training, to property management, to barista and bartender and various restaurant positions. He is excited for the challenge of real estate and what he can bring to the job along with the fact that each transaction provides a new and unique experience with every client. Forrest has moved a lot (like a lot a lot) and he enjoys the hometown feel of the Tri-Cities with easy access to other major cities via the airport.
In seasons of gratefulness, we were thinking about the ways we share that with others. It might be because it was lunchtime, but our first thought was food. So we asked our team, how do you say thank you with food? Answers came back home made, store bought, some bottled, and some in gift card variety.
The number one response: Baked goods. Donuts, cookies (specifically gooey chocolate chip!), pie, banana bread, regular bread, and gingerbread cake. Some responses said store bought, others said home made and as fresh from the oven as possible.
Bottled, bagged, and beautifully plated, we also had suggestions of wine and scotch. Bags of fresh apples directly from neighboring farms, and the perfect charcuterie presentation.
A few of our team members went even further in suggesting an entire meal. Homemade soup, a gift card for a favorite local restaurant, and even a delicious meal platter, “Bandeja Pais.”
An outpouring of gratitude can come in words, action, and in our opinion, with the addition of comfort food.

Your specialty at Kenmore Team is working with Buyers; What do you think is the most important thing for a Buyer to know before they start looking for a home to buy?
Oh, well there is so much that goes into buying your home, where to start?
I would say that the first step is finding a local lender that you can communicate with, trust, and has the programs that work best for you and your family’s needs. There are many benefits to having a quality lender that you trust, but it’s most important in the very beginning of home buying to meet with a lender who can give you a starting point on total purchase price and what type of home we will be looking for.
Quick – you’re being sent to a deserted island for a month by yourself, but all your human needs will be covered, what 3 personal items do you need to take?
Books to keep me occupied. Music. And my dogs. Yes, definitely my dogs!
If I’m new in town, what do you recommend I need to go experience?
All the wineries in and around the Tri-Cities. Many don’t realize what a vast wine culture we have here and each of the wineries has something different to offer in the experience and atmosphere.
Buyers could represent themselves in a purchase and sale transaction, why do you think it’s important for them to have a Realtor?
Advocacy. Real Estate contracts are so much more than just “I’ll give you this much money and you give me keys.” They can be massive with terminology you may not be familiar with. A Realtor will help you to fully understand what you’re agreeing to, and they know the best ways to advocate for the things you
want so you feel positive and supported during your purchase.
What do you enjoy the most about living in the TriCities?
It has to be the weather! It’s so amazing to live in a place where we actually have all four seasons, and they are amazing.
Finding the home that fits every wish and need isn’t always possible. How can a Buyer prioritize to find a house that makes them happy even if it doesn’t check every box?
The easiest way is to literally make a list and separate your “Must Have/Needs” first with your “Wants/Wishes” after. And give your agent a copy as it helps them to navigate a property search. I’ve even had buyers put what they absolutely DO NOT want on their list. Once I know these items and we have talked about them, the process of house hunting becomes easier. I’d also recommend for Buyer’s to be open about their list. Sometimes you’ll want to make modifications after seeing what the market has to offer.
What would the name of Jessica Hollandsworth’s debut album be?
Oh, that’s a good one! Hmm…probably “If My Mouth Doesn’t Say It, My Face Will”
(Truth! Her follow up album is probably titled “Wait, I have questions”)
What do you think the future holds for Jessica?
Wow, what doesn’t it hold? I think I’m most excited about the next couple years because my kids are in really energizing parts of their lives that I get to be a part of and I can’t wait to see what they accomplish. Also, my husband is getting close to retirement and I’m looking forward to spending more time with him and taking fun adventures together.
This quarter we are thinking about gratitude. As a division, KTPM is grateful for all the people we get to work with daily, co-workers, clients and tenants. Property Management isn’t always easy, in fact it’s actually pretty darn difficult and trying most days, but ultimately, we enjoy our jobs and are grateful for the opportunity to come together as a team to do those jobs.
We thought it would be nice to get a peek into our team by asking each member what they were most grateful for.
I am always very grateful for Investors, whether accidental or experienced. Both types are the lifeblood of our property management business because if it wasn’t for investors and owners trusting us with their real estate investments, we would have a business framework with no opportunities. I appreciate being able to work with investors on their growth goals, maximizing profitability and always want them to feel comfort that their property is in good hands. So this gratitude is for you investors! I am grateful to YOU.
I just couldn’t be more grateful for the Operations Team at KTPM. These women are all amazing, resilient, intuitive, and with the ingenuity to solve problems that could only be described as “property management tingz”. They keep me on my toes, keep our department ticking along, and keep me in the know of the latest trends (they’re all millennial/gen-z). I feel lucky every day to get to work with Sierra, Jordan & Gabi.
I’m grateful for my family. They are always so supportive and there anytime I need something. They also encouraged (sometimes pushed) me to take this opportunity with KTPM and I am extremely grateful to them for it. Changing careers has given me the opportunity to grow in my property management roll with the new-found family time to be able to be a better mom and wife.
I am very grateful for my dog Chandler. She is just a magnificent ball of energy that can always make me smile at the end of a difficult day. I am also extremely grateful that she will allow me to dress her up in sweaters come the holiday season!
I am grateful for our clients and the relationships I have built over the past few years. Getting to know people’s stories and journeys is my favorite part of my job. Every single property owner has a unique story to tell and something to learn from. They have provided me such an opportunity and journey.
The thing in my life that I am most grateful for is Julie. Everything I know about property management, problem solving (and life in general) is from Julie. She is the most amazing boss I’ve ever had, the funniest person I know, and my only regret is we don’t work 7 days a week together. (If you can’t tell, someone failed to return their answer so I had to write it for her, but I think it’s pretty accurate – Julie)
