Ranching For Profit Blog - Dave Pratt Healthy Land, Happy Families and Profitable Businesses www.ranchingforprofit.com
Scraping By
I received the following email from a young rancher last week:
Dave, I am a young rancher and have grown my herd to over 100 cows over the last four years. In addition to my own operation I earn additional income working for my Dad on his place. I owe $15,000 of my cattle loan, have land debt of about $250,000 over a 13-year term and a mortgage on our home of $85,000 with a term of 22 years. I have read and heard great things from the Ranching for Profit school but I am just scraping by and don’t know where I could get the money to attend. Can your school help make an outfit my size self-supporting? Do you have any suggestions? Thanks, Scraping By Here’s my response: Dear Scraping By, Whether the school can help you or not really boils down to you. If you want to do everything on your existing land base it could be tough. If you are willing to look at opportunities beyond your fences there are undoubtedly opportunities. We tend to have a paradigm that we need to own land to expand. Anyone who takes in custom cattle knows better. If your margins are good enough, putting cattle out on a custom basis or leasing cattle to folks are just two of many options for expansion without adding to your land base. Your financial situation may preclude you from pursuing those possibilities right now, but I’m sure there are other possibilities. The way you described the things for which you have borrowed money makes me think that you are worried about your debt. Here are some thoughts about that: With interest rates as low as they are, if there was ever a good time to have debt, or a less bad time, this may be it. Make sure you are getting the lowest rate possible on your long term notes and if you aren’t, refinance. Depending on your interest rates and cash flow you may want to roll your short term notes into a longer term loan, provided the interest rate doesn’t jump very much. There are no one-size -fits-all financial ratios for ranches. Generally, we’d like to see a debt to asset ratio of 30% or less (there is no more than 30¢ of debt per $1.00 of total assets). The current ratio is a measure of how easy it is for a business to pay off this year’s liabilities with this year’s expected income. Many lenders like to see a ratio of 2:1 (for every $1 in income they would like to see less than 50¢ of liabilities due this year). But safe ratios for your business depend on how dependent your profitability and cash flow are on prices, weather and other factors beyond your control. It also depends on whether your is on fixed assets or working capital. All of your debt is on fixed assets. That’s typical but it isn’t particularly healthy. Fixed assets are things you intend to keep (e.g. land, machinery, cows). When all your money is invested in things you intend to keep, you have nothing left to sell. That ‘a huge problem. It’s why most ranchers are wealthy on the balance sheet and broke at the bank. They own an expensive collection of assets that produce very little income. Land may be a good investment, but its appreciating value won’t pay the bills. It gets worse. The problem of having a disproportionate share of your money invested in fixed assets is compounded because most of the income these ranches generate is often spent maintaining the fixed assets. It is ironic that we tend to measure someone’s success by the fixed assets they surround themselves with, yet those fixed assets are huge constraints to achieving financial success. Robert Kiyosaki drives this point home in his best-selling book, Rich Dad Poor Dad, when he calls fixed assets “liabilities.”If you want to be a ranching rockstar, building a highly profitable livestock business rapidly, it will be much more effective to have most of your money in working capital (things you intend to sell and the inputs that go into those things). That’s why it may make more sense for someone starting out to lease, rather than own, cows. It is something you may want to consider if you don’t feel you have the capital you think you need to expand the operation. Most people figure that they ought to pay off debt out of their profit. Depending on your situation, it might be smarter to put your profit in incomeproducing investments (e.g. rental real estate, ATM machines, Laundromats, self-storage units). You could use the cash flow created from these things to pay off your debt. That way, when you are out of debt, you still have these other things creating cash flow. That could come in pretty handy when you have to destock because of drought, after all, just because you destock doesn’t mean you won’t still have bills to pay. A lot of ranchers fear debt. When they use it to buy non-income generating fixed assets, they have good reason to be worried. But when I see a ranch that has no debt at all it leads me to wonder if there are opportunities they are missing. Having millions of dollars invested in expensive ranch land may not be the most productive use of someone’s money. As long as debt is on things that make money debt can be an extremely useful tool, especially when interest rates are low.

Wheat markets traded mixed with Chicago pushing higher while the higher quality wheats declined. Feed wheat demand increased over the past few weeks as flooding across much of the eastern central plains and western Midwest restricted transportation of corn into major cattle feeding areas. World prices have been under pressure on aggressive selling by the EU and the Black Sea region. Corn was higher on Chinese purchases and on likely planting delays due to the flooding. Soybeans weakened on the likelihood that lost corn acres would shift to soybeans, and on disappointment that China hadn’t purchased more US beans. The cattle complex was mixed following very active trading. A surge higher for both live cattle and feeders quickly ran out of steam, with prices falling back to where the surge started. Cash fed cattle led the way higher into mid-March on extreme weather, but prices have since backed down. Feeders saw strong producer demand for grazing, although prices were tempered following the cattle-on-feed report that showed February placements much bigger than expected, reducing the expected demand for March placements. Crude oil was stronger as US economic activity continues to be robust. The Dow moved steadily higher despite concerns over a global slowdown, which has supported foreign investment, and in turn, supported the US dollar.

DAVE SAYS:
Who Is Dave Ramsey? Dave Ramsey is a personal money management expert, popular national radio personality and the author of three New York Times bestsellers – The Total Money Makeover, Financial Peace Revisited and More Than Enough. In them, Ramsey exemplifies his life’s work of teaching others how to be financially responsible, so they can acquire enough wealth to take care of loved ones, live prosperously into old age, and give generously to others.
DEAR DAVE, I’m getting married this summer, and I’m on Baby Step 4 of your plan. My fiancé is getting onboard with your advice, too, and she’s currently in the process of paying down her student loan debt. Would it be a good idea to go ahead, and put most of my emergency fund savings toward helping pay off her debt now? -Aaron DEAR AARON, You’ve got a generous heart, and I know you love this lady, but I wouldn’t recommend being involved in paying any of her debt until after the wedding. At that point, you two are joined together as one, and the concepts of “mine” and “hers” and “his” disappear. It all becomes “ours,” and you can adjust your money situation to reflect your marriage and your financial makeover as a couple. Make sure that “we” have an emergency fund of at least $1,000 in the bank at that point. Then, if you’re both in agreement on the issue, you can throw the rest of what you previously had in your emergency fund at the debt. Both of you can also pile up cash between now and the big day, so that when you’re “official” you’ll have even more cash on hand. Congratulations, and may God bless your lives together! -Dave * Dave Ramsey is CEO of Ramsey Solutions. He has authored seven best-selling books, including The Total Money Makeover. The Dave Ramsey Show is heard by more than 13 million listeners each week on 585 radio stations and multiple digital platforms. Follow Dave on the web at daveramsey.com and on Twitter at @DaveRamsey.

I go to a lot of meetings. I often hear people complain about how tough we have it. The three favorite topics are bad weather, low prices and government regulations (three things you can’t do anything about). Those are followed up by gossip about the neighbor … and if the neighbor is there … it turns to gossip about the other neighbor. One of the things I enjoy most about the people who come to the Ranching For Profit School and who join Executive Link is their attitude. They aren’t there to complain about government policy, commodity prices or weather. They are there to figure out what they are going to do about government policy, how they plan to position themselves relative to markets and how they plan to prepare for and manage through severe weather. They work in a different circle. In Stephen Covey’s all-time best-selling book on personal development, The 7 Habits of Highly Effective People, Covey describe two circles: a circle of concern and a circle of influence. The circle of concern includes things that we care about but can’t impact. The circle of influence lies within the circle of concern and includes all of the things that we care about AND can do something about. Covey points out that the more time we worry or complain about the things in the circle of concern, the less effective we are. Highly effective people focus on their circle of influence. The more we focus on the things we can actually do something about, the more our circle of influence grows and the more effective we become. That’s where most RFP students and EL members spend most of their time and energy. This is more than a theory. A young couple asked for my advice regarding a problem “with their parents.” They were excited about the things they’d learned at the Ranching For Profit School but were concerned that when they returned home their Continued on page 10...

The truth is He cares about every single thing that concerns you, and He wants every bit of you to be whole and healthy. 1 Thessalonians 5:23 (AMPC) says, “May the God of peace Himself sanctify you through and through [separate you from profane things, make you pure and wholly consecrated to God]; and may your spirit and soul and body be preserved sound and complete [and found] blameless at the coming of our Lord Jesus Christ (the Messiah).” This verse shows us that we can be “wholly consecrated to God,” and He wants our spirit, soul and body to “be preserved sound and complete.” Jesus came to heal you and make you whole. He died so your sins could be forgiven and you could be made whole in your spirit, soul and body (Isaiah 61:1-3; Luke 19:10; John 10:10). Understanding the Way God Made You God created us as tri-part beings: we are a spirit, we have a soul and we live in a body. One function of our spirit is the conscience; it’s the part of us that receives revelation from God. The soul is made up of our mind, will and emotions, and our body is the “house” we live in. It’s easy to think that God is only interested in spiritual things, but all three parts of our being are important to Him. We can be sound spiritually—born again and on our way to Heaven— but God wants more for us than that. Jesus didn’t come so we could just make it through this life and get to Heaven. He wants us to enjoy the journey, too! I remember years ago when I was going to church regularly and had received Christ as my Savior, but so much of my life was a mess! I really loved God, but I didn’t love my life. I looked like I had it all together on the outside, but there was a lot of pain and dysfunction on the inside of me that people didn’t know about. It was an amazing revelation when I saw in God’s Word that He cares about how we think, talk, our finances, our relationships, and that He has a plan and purpose for every single one of us. God wants our lives to be good! It took time and a determined decision on my part to study the Word and believe God’s promises were for me, but I’m no longer a miserable Christian and can honestly say today that I am much healthier and enjoy the life God has given me. The Foundation of Better Health Spirit, Soul & Body The best way to begin pursuing better health is by pursuing a deeper relationship with Jesus, because if your spirit is not healthy and right with God, then the other areas of your life can’t become completely whole either. Psalm 63:5 (AMPC) says, “My whole being shall be satisfied as with marrow and fatness; and my mouth shall praise You with joyful lips.” I love that this says “my whole being shall be satisfied.” And Psalm 63:8 gives us the key to complete satisfaction: “My whole being follows hard after You and clings closely to You; Your right hand upholds me.” So if we want to be fully satisfied, we have to follow hard after Jesus! In any area of life, you’ll get out of it what you put into it. It’s foolish to think you can have a close walk with God if you don’t spend time with Him on a regular basis, or the only time you talk to Him is when you’re in trouble. Being a victorious Christian is not just a Sunday morning event. And God wants to have a personal, intimate, ongoing relationship with you. It’s a Daily Choice Romans 12:1 says to “make a decisive dedication of your bodies [presenting all your members and faculties] as a living sacrifice, holy (devoted, consecrated) and well pleasing to God, which is your reasonable (rational, intelligent) service and spiritual worship.” In other words, we need to dedicate our entire being to God…to be passionate for Him and seek Him with ALL of our heart. As you pursue greater health, I want to encourage you to start by dedicating (or rededicating) your entire life to Jesus. Spend time in prayer each day, study the Bible and discover for yourself what it means to have an intimate relationship with Jesus and be full of the life of God. Remember that life in Christ is a lifelong journey, and learning to be completely dedicated to Him is a process. But as you make progress little by little each day, your life will get more and more exciting because following the plan God has for you is the only way you will be satisfied in your whole being. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ For more on this topic, order Joyce’s four-CD series Sit, Stand, Walk, Run. Continued from page 8... family would be resistant to change and would reject their ideas. “They won’t let us do anything!” they complained. “They won’t let you do anything?” I asked. “They won’t even let you write a proposal?” “They won’t show us the numbers,” they said. We had just talked about how reconstructing last year isn’t very useful since you can’t change the past. It is much more valuable to make projections. I reminded them, “You don’t need last year’s numbers to make projections for next year. Can you project the impact of the changes you want to make on overhead costs, gross margin and turnover?” They reluctantly agreed that they could. I continued, “Can you project the cash flow, determine how much capital would be required or liberated, and show how labor would be impacted by your ideas? Could you project the implications in drought or low markets or other contingencies?” They’d been focusing on their circle of concern and something that they couldn’t do anything about (their folks reaction). I was trying to steer them into their circle of influence and the things they could control (creating a proposal). This isn’t just about effectiveness. It is also about happiness. It is easy to blame things beyond your control, but pity parties aren’t much fun. In fact, framing yourself as a victim leads to anger, frustration and depression. In contrast, there is nothing more motivating than producing results. ALL of the results you produce come when you work in your circle of influence. There’s no point complaining about things you can’t do anything about. It’s not prices, government or drought that will determine your success or failure. It is how you position yourself relative to these issues and how you manage your business through this environment. To find proof, all you have to do is look around. Some people managing through drought, depressed prices and working with agencies, are more successful than others. It’s not just luck. It’s what they do that makes the difference. It’s not the situation but our response that counts. It is easy to be distracted by all of the things we care about that we can’t change. The challenge is to find the part of these things that we can actually do something about. There’s plenty in our circle of influence to keep us engaged and productive. It’s time we rolled up our sleeves and got to work on those things. - Dave Pratt

Ramblings of a Conservative Cow Doctor by Krayton Kerns, DVM, former State Rep. HD 58
Dead After 243 Years
Few under-forty folks faithfully follow the obituary column because youngsters are blind to their mortality. Afterall, death only afflicts the worn and wrinkled, does it not? The decades pass with little notice until the morning a 50-year old spots stray gray hairs sprouting from the crest of their ears. Suddenly, the pale and pasty man in the mirror has crossed life’s hump to enter his sunset years. After this hairy-ear reckoning, mid-lifers begin religiously reading the obituary column to console themselves. If the deceased are decades their senior, logic dictates their deadline must be decades away. When their contemporaries die, over-the-hillers search the cause of death to safely separate themselves from the deceased. If the dead guy was a heavy drinking, Type II diabetic, readers can find solace knowing they are a skinny teetotaler. Such is the function of the obituary column and this brings me to my point. A great American institution has died yet you will not read it in the obituary column because the deceased refuses to accept its demise. The credible, fair and independent mainstream media has passed. After 243 years, it wasn’t old age which placed them in the grave, it was suicide—they sacrificed their credibility on the altar of socialism. Here is how: Marx and Engels published their Communist Manifesto in London in 1848 and European immigrants brought this philosophy of covetousness to America. Marxism was not immediately embraced so concealed itself in college faculty cloakrooms where it incubated for generations. Over the last century, collectivists re-billed this ideology of envy as liberalism and progressivism before latching onto democratic-socialism. Today, leftists openly champion government as the great equalizer for the lazy, the ignorant, the timid and the talentless by promising them the bounty produced by the ambitious, the smart, the bold and the talented. Because journalism is a product of these institutes of higher indoctrination, the mainstream news has become socialist propaganda and here is proof. This past weekend, two completely fabricated news stories were billed as truth. The first lie was President Trump advising counsel Cohen to perjure himself before Congress. In the second, the media launched an all-out character assassination on a polite, smiling, Covington Catholic High School teenager from Kentucky. The once honorable profession of journalism is dead and beside a handful of outliers, you can believe nothing they say, write or broadcast. I may pen a weekly op-ed column, but I am not a journalist, I am a veterinarian. Trust me, I’m a doctor.
