As House Beautiful celebrates its 125th year, Editorial Director Joanna Saltz chats with leaders of other heritage design brands about building a legacy—and pushing to the future.

Joanna Saltz: I’ve felt that running a brand as old as House Beautiful required shifting your point of view—we had to broaden our scope in order to reach people on new platforms. Has that been the case for your brands? Alex Bernhardt, Jr.: At Bernhardt, we started off making basic wood tables and chairs. Then for the last 50 years we became generalists, offering traditional and contemporary and neoclassical. In the past 10 years we started to refocus and ask ourselves, What products won’t we make? Chad Stark @starkcarpet

Chad Stark: To achieve excellence in service, we must underperform in strategic ways to deliver on what’s imporant. I hear designers say, “Oh, but my grandmother loved it!” I’m like, “OK, well, what do we need to do for you?” Our goal is to be considered for one area of every high-end design project. Emily Videtto: When I stepped into Pella five years ago, we needed to reevaluate our pillars and find what the voice and vibe of our brand is. What’s most important is listening to our customer. nology has really changed significantly, not only in the way consumers shop the product, but in what they expect it to do. Consumers expect embedded technology to make their lives easier and more convenient. Jo: What was the turning point for these changes? Chad: We keep using the 10-year benchmark because 10 years ago if you had the best product, you won. But today that’s not enough: You need to be able to showcase that product, but also be able to

connect with customers on an emotional, intangible level. Emily: Consumer engagement has never been higher. As a heritage brand we also have to balance staying true to our roots while taking positions on things happening in our current environment. Now people care about the soul of a brand. Stacy: You have to know what your brand personality is. Jo: That’s so true. So, after close to—or more than!—100

years, what excites you most about the future? David: We’re 147 years old, but you have to have this Day One thinking all the time. That’s the challenge—to make sure your business is relevant, entrepreneurial, innovative, and aggressive. Stacy: We just replatformed after Covid because everyone is so focused on the home. It’s a wonderful, exciting time.

Emily: The home is the hub— and our products play a bigger part in people’s lives than ever. Chad: As heritage brands we all have a great base, but the question is, how do we push ourselves so someone doesn’t disrupt us? Alex: What gets me excited every day is new product creation—that’s what will take us into the next century.

the late Albert Hadley, one of the most celebrated designers of the 20th century. A beloved teacher and true master of his craft, Mr. Hadley heavily influenced American design for more than three decades—notably as the cofounder and president of the legendary Parish-Hadley design firm, where he worked from 1962 to 1999, and later with his namesake firm. Mr. Hadley beautifully combined traditional and contemporary styles in his work, and was never afraid

to dial back the drama and show some restraint—even in the homes of high-level clients like former vice president Albert Gore, Jacqueline Kennedy Onassis, and the Astor and Getty families. It’s called dark tourism—and it’s turning our cultural obsession with spooky homes and ghost stories into a major moneymaker. By Hadley Mendelsohn

The Lizzie Borden House in Fall River, Massachusetts, site of a gruesome crime turned nursery rhyme, was purchased earlier this year (for nearly $2 million) by an entrepreneur who plans to turn it into a museum-oriented bed and breakfast.

ver one knew w ppened in e i e w i e rm ouse on nd ree . Linn bought the three-bedroom house in Villisca, Iowa, in 1994, they planned to turn it into a historic museum. Almost a century prior, the original owners, their four kids, and two young guests had been brutally murdered in the house in their sleep—in a case that rattled the small town, and then went cold. The Linns figured that, with some good marketing, folks would pay to hear all about it.

Soon after the sale, though, they got an influx of requests from some unexpected inquirers: paranormal investigators who wished to visit the house to commune with the ghosts of the victims. The couple hadn’t even heard of this profession, but they seized upon the demand. Because now they knew that the little white Villisca farmhouse—possibly the most familiar-looking house in the most 40

familiar-looking town in the country—didn’t just have a creepy history. It was haunted.

SLEEPING WITH GHOSTS Martha got to work, restoring the house to look exactly as it did in 1912, at the time of the murders. The Villisca Axe Murder House has been open for business ever since. For $428, groups of six or fewer can book an “overnight” to sleep where the original owners were killed (in rooms so spartan guests are asked to bring sleeping bags), while the less courageous can book daytime tours for $10 a person. It might seem odd to turn a crime scene into a tourist attraction. But there’s a whole industry built around it called dark tourism. “I’ve seen people who buy these places and just leave them the way they are, because they know people will come through to do a tour,” says paranormal investigator and reality TV host Marcus Harvey. “I mean, we’re the ones living right

now. It’s not like we’re having to split the profits with the ghosts.” Hotels do this all the time. Countless—and otherwise stately—accommodations have taken their sordid reputations (earned or otherwise) and repurposed them into marketing schemes. Take the Stanley Hotel in Estes Park, Colorado, which became infamous as the inspiration for Stephen King’s 1977 horror novel The Shining after King and his wife stayed in it and got spooked. Author George Beahm describes King roaming the halls, going to the hotel bar, and pulling back the curtain on the tub, thinking What if somebody died here? Stanley Kubrick’s 1980 film adaptation really put the hotel on the map (even though it wasn’t actually filmed there), so after years of declining bookings, management decided to leverage the newfound fame. Now, guests can stay in one of the Stanley’s “Spirited” rooms, including the famous Stephen King suite, 217, the Ghost Hunters’ favorite room, 401, and rooms 407 and 428, all of which the hotel’s website

characterizes as having “high paranormal activity.” (No information is provided as to why the latter two have haunted reputations.)

FRIGHT AT THE MUSEUM The Mount, a sprawling home on 50 private acres that Edith Wharton, famed author of ghost stories, designed and built for herself in Lenox, Massachusetts, in 1902, is now a sophisticated museum and wedding venue. Seasonal ghost tours are hosted on the grounds, for $28 per adult and $12 per youth, to drive up Halloween foot traffic.

It’s a relatively cheap thrill, visiting a haunted house. You arrive, you commune (or attempt to) with the departed, and then you get the hell out of there afterward. As a bonus, you’ll also soak up some local history and experience a bygone architectural style firsthand. Still, some dark tourism participants do so unwillingly. The site of a 1981 shooting, the Mercer-Williams House in Savannah, Georgia, is a crucial stop on the city’s many ghost tours, and the residence that inspired John Berendt’s best-selling 1994 novel, Midnight in the Garden of Good and Evil. But the current

owner focuses museum tours on the fabulous antiques and architectural details rather than any hauntings.

ouse i s o pro ec i s e meric n dre m in o ni The bible of them all is The Haunting of Hill House, Shirley Jackson’s 1959 gothic novel that follows a peculiar group of characters who convene at a haunted mansion to assist a parapsychologist investigating it. Besides earning Jackson a finalist nod for the National Book Award, the story has inspired countless film adaptations. The Haunting made more than $177 million at the box office in 1999, and was parodied in Scary Movie 2 in 2001, which earned $141.2 million. Jackson’s story also inspired provided source material for the first season of Netflix’s series of the same name, resulting in praise from Stephen King and Quentin Tarantino alike—and renewal for a second season. In America, owning a house is a golden ticket to community, belonging, and power. The house that fails to protect its inhabitants inverts that American dream into a nightmare. Production companies know that certain viewers will forever have a morbid fascination with this narrative. So what, exactly, has us so hung up on haunted houses? 44

Ghost stories about homes get personal. They ask us to confront our deepest fears—about history, family issues, death, etc.—and start working through them. That’s why we keep streaming, keep booking rooms at spooky mansions, keep looking under the bed before we get in it. “What are we haunted by? We’re haunted by our moral lapses,” says Thompson. “If we listen to ghost stories, we can be better informed about how to be better people.”

Something that started as a simple renovation quickly morphed into a down-to-the-studs overhaul, but Austin-based builder Chris Carson and his team at Lake Hills Custom Homes, LLC were up to the task. Here, he shares a few of his tips and tricks for maximizing square footage and budget. 1 MAKE EVERY SQUARE FOOT COUNT With the market as it is today and how expensive it is to build a home, every square foot matters. If you’ve got a 15-square-foot space you should use it for something—wine storage, a dog kennel, a designated shoe closet, you name it. There’s no reason to waste space that’s under the roof. 2 ALWAYS BE READY TO PIVOT Every time you open up a wall, there’s a chance you’ll find something you didn’t expect. Unless you’re going to tear the house down, there are some things you can’t change. You have to adapt. 3 SET THE LIGHTING SCHEDULE EARLY Lighting represents a big part of any renovation budget, so it’s important to make those choices early so that you know where you stand from the beginning. house very grand. It was lush and luxe, but also airy and bright—which is not what you would assume when you think of lavish. You don’t think crisp. The idea of a tiled dining room feels sterile in theory, right? But this one has a warmth and a brightness, and you felt that going into that space. What jumps out to me is the exuberance, the ambition. It’s not laid-back. It is unapologetic and unabashedly decorative. I saw things in that house that I’d never seen before, and maybe haven’t since. And in the design, there is a lovely tipping of the hat. You can see Charles de Beistegui in the tiled room, like the tiled room at Château de Groussay. For a young designer, it was tremendously freeing and instructive to see a master like my father doing something clearly referential. He’s kind of saying, “There were greats before I was the greatest.” Some iconic, beautiful effects cannot be triumphed over. has a way of pushing the perception of what an outdoor room can actually be. This screened dining porch was functional as an outdoor room, but it certainly has a more elegant and relaxed aesthetic than just a bunch of outdoor furniture thrown together. And that stone floor in combination with the rustic antique wood table, it really speaks to when I first really came to know Bobby’s work. He combined those materials in any given project. In the mid-’80s, Bobby was a professor of mine at Auburn University’s School of Architecture, and I began interning with his firm the next summer. I always marveled at the extraordinary collection of talent that existed then in Montgomery, Alabama. They weren’t in New York, they weren’t in California, they weren’t even in, like, Atlanta. But Bobby’s work

was so great that it really required people to look a second time. It was in 1999, when this home was published, that it all started to jump for Bobby’s firm. He invited me to come on as a partner to form the interiors practice. Until then, we like to say, Bobby had been practicing architecture fully, but interiors he was kind of doing out of his back pocket. This room is not necessarily that large, but if you look at the detailing and the materials, there’s something that reaches out of the ordinary. He’s attenuated the screen doors and kind of reached the room higher. It looks out on tall wooded trees and a view in the distance. That Time Manuel Canovas Made ex i es Luminous The textile designer’s Parisian apartment was a showcase for his creations. By Marie-Noëlle Lanoote

decorated this flat when he was at the peak of his creativity. It was a beautiful two-story apartment in Paris, opening up to the Champ de Mars gardens between the École Militaire and the Eiffel Tower. The rooms had great exposure to sunlight, which made the colors vibrate. He was always inviting professionals and artists to visit. Pali, a signature pattern of Maison Manuel Canovas that’s still offered in the collection, can be seen in the bedroom. It’s upholstered on the walls, coordinating with the moiré stripes of the canopy bed. Monsieur Canovas believed that big motifs were best used in small spaces to magnify a room. This juxtaposition of various fabrics, like silks and velvets, was at once luxurious and opulent but also intrinsically linked with a refined sense of comfort thought through the smallest detail. It was “the world of Monsieur Canovas,” and the epitome of French elegance.

That Time Sheila Bridges Brought Coo to the Country An upstate retreat that defies all expectations. By Young Huh

“There’s no reason to have ‘important’ period furniture,” Bridges told HB editors. “I’m not a formal person and this is not a stage set.” Appeared in March 2001.

“upstate” from New York City sounded absolutely maverick. People went to the Hamptons, or to Westport, Connecticut, but I didn’t know of anyone who bought 13 acres in the Hudson Valley and filled it with… animals. Then again, Sheila Bridges never was about trends. By the time I met her, Sheila had sold this house, which overlooked the Hudson River, and was planning her next adventure. But as we grew closer, I heard many stories about the home and read avidly about it in her book The Bald Mermaid. Even looking back on it today, the space exudes élan and elegance. In the living room, I see Sheila’s signature stripes: the blues, grays, and soft greens. There is a perfect mix of antiques and new pieces, showing her deft hand at curating that never feels forced. This is still true of her work today: When you visit a Sheila Bridges room, you are embraced. In comfort, respite, and delight. You are also likely to be inspired: The stories about Sheila’s Hudson Valley home grew in my imagination until my husband and I eventually looked for and found one of our own.

That Time David Hicks Built an Actual

father, found excitement in design concepts the way I do bungee jumping—but Villa Verde was the leap of all time, a freefall assignment that never stopped. Amin and Nahid Ghani, the clients, allowed his imagination full flight in what was certainly the most comprehensive project of his career. He became the architect, interior designer, and landscaper. He commissioned the paintings and drawings, and designed the furniture for specific positions. The villa, created in the mid-1980s, took three whole years to complete. Madame Ghani’s suite, comprising a bathroom, bedroom, and boudoir that ran the length of Villa Verde, was a fairy tale of apricot cotton. The tester bed is lined with that fabric; the walls of the suite are entirely hung with it, pleated; and recesses to con-

ceal hanging storage are curtained in the same material. Almost 40 years later, the property still stands as a proud tribute to the Ghanis for allowing my father to free fall to such a spectacular landing. My mother recalls that just after the completion of Villa Verde, while sitting on the front portico with the Ghanis one warm evening, she spotted a crowd of people at the gates below. One man approached the home. As he neared, the family recognized the foreman. He explained that the people gathered below were the families of all the carpenters, plasterers, painters, and plumbers who had worked on the building. That Time Bunny Williams ers Made Look Effortless A preppy Maine escape is all about mixing textiles. By Elizabeth Lawrence

“People are always happy here,” the owner of this Maine house told HB, “but they never think a decorator has been within a hundred miles.” Appeared in June 1988.

Bunny’s first projects. She found the first five botanicals and Pamela Kay, the owner, went and found the rest. That’s something that, to this day, Bunny loves to do with clients. She’ll say, “This would be wonderful here.” And they say, “Oh my gosh, yes, I love that.” And then on their travels, they start collecting. Earlier ’80s, a lot of people used white tablecloths. But Bunny started using printed tablecloths, embroidered tablecloths, even taking a vintage piece of fabric and putting it on the table. Just creating something special and unexpected. She’s very good at that layered look, and she’s not afraid to experiment. That sideboard table at the end of the room, and the lamp and all the books and the boxes below it—we incorporate those to this day. Pieces that serve a function and are still beautiful. The wingback chair in the corner has what looks like an old needlepoint throw on it. It’s like, Put that there, the dog can lie on it. You’re not going to worry about the chair getting ruined. At the behest of a client in Los Angeles, designer Linda Hayslett carved out a nook under the stairs for the family corgi, Bo (previous page). “It’s next to the living room and dining room, so he can hang there—or not—if he wants to be in his own space,” she explains. You don’t have to go overboard to give your pets their own zones, though: A designated bed, food bowl, or cat tree in a clean, tidy corner of an existing room works. The key is to set aside what you want in favor of their needs. “Think of luxury from a pet’s perspective,” says Emilie Munroe of San Francisco–based Studio Munroe. “Imagine living life at their scale!”

“A friend of ours mentioned that velvet is less appealing to cats,” says Tammer Hijazi, the cofounder and design director of Bower Studio. MOST OF US have carefully accumulated our furnishings over the years, refining and

replacing as our tastes (or budgets) change, which makes the experience of outfitting a room from scratch a one-way ticket to sticker shock. The Internet has begun to alter that, with some designer rates now posted online. Yet ambiguity remains. The cost of design hinges on so many variables—the size of your space, where you live, even your designer’s level of expertise and their business model. With that complexity in mind, we surveyed hundreds of working design professionals nationwide to get real about money.

LAGUNA BEACH, CA Established 35+ years ago, one firm charges rates of $395/hour for the principal, $260/hour for senior designers, and $200/ hour for associates. Budget minimum: $100,000.

CHICAGO For a firm founded 20+ years ago, the principal’s rate is $425/hour, while other designers’ rates vary from $95–$195/hour. Budgets usually begin at $300,000.

NASHVILLE A firm that’s only been open a few years charges $225/hour for the principal, $150/hour for other interior designers, and $100/hour for CAD specialists. Budget minimum: $250,000.

We suggest clients narrow their spend and focus to achieve the highest quality, rather than spreading their resources too thinly across their home. They will be happier in the long run!

An overwhelming majority of designers reported that earmarking 11% to 25% of the cost of your home (for an average of 18%) is a realistic place to start , budget-wise. Take the cost of your home and multiply it by 0.18, and you’ll have your number.

It may tell you a lot about how they want to work: Designers who bill hourly are likely more inclined to extensively collaborate, because they know they’ll be compensated for any extra meetings. A designer who charges a flat fee, on the other hand, is losing money on the indecisive client and may prefer a more streamlined approach (or not; they may just hate tracking their hours). It’s worth asking why a designer charges the way they do and how they like to work.

The answer can be illuminating! Additionally, most designers charge a markup, or a percentage added on top of the cost of the goods they’ve ordered on your behalf, which provides compensation for the time they’ll invest in sourcing and installing those goods. Another wild card: what kind of check you’ll be asked to write at the outset of the project. Some designers ask for a retainer, some take the entire design fee up front, and some bill you monthly or in blocks of hours. Your designer is billing based on what works best for their firm (and bookkeeper), and it’s not negotiable. But do ask about their process so you know if it’s a fit for how you want to spend.

A designer who typically delivers six-figure kitchens will probably pass if you call to inquire what they can do for $30,000.

The only way to have a healthy relationship with your designer is to be able to have those hard conversations about time and money.

That doesn’t necessarily mean your budget isn’t big enough to hire a designer; it just isn’t big enough to hire that designer. But if

you find that several pros have told you that your budget and your vision are not aligned, it may be time to adjust your expectations.“We do not ascribe to a budget minimum,” says one New York–based designer. “During the initial meeting, I let the client know if their expected budget is aligned with the scope of work. If it is not, if they have unrealistic financial expectations, I will politely tell them that their numbers are not in line with what they are trying to achieve— and decline the work.” 88

Of the designers surveyed, 44% reported that they often execute projects in phases—meaning you pay

them up front for their ideas, but order the furniture room by room, which makes the costs easier to parcel out over a year or two. (It’s worth noting that some designers don’t want to work this way, in which case you have two options: Save up a bit more before signing on with that designer, or keep looking for the right fit for right now.)

The 35% of projects that go over budget often fall into one of two camps: an unexpected construction issue, or the client fell in love with an unplanned item. Some

Be honest about your timeline from the start. A true

professional will tell you if it’s realistic for their workload, the realities of the industry’s snarled supply chain, and what you want to achieve. Then, brace yourself for a few hiccups and delays along the way, which are an inevitable.

Hills of Berkshire, England, this 121-year-old building was born out of a rivalry between two neighboring landowners, each bent on constructing the superior cowshed. Over the years, it was used for stabling horses and general storage, and later as the site for Young Farmers’ Clubs dances. But it’s perhaps most famous for a 2007 stint on the silver screen, where it served as a school dormitory in the comic reboot of the British film St. Trinian’s. When it came to turning the 4,500-square-foot Victorian barn into an inhabitable dwelling, Luke McLaren and Robert Excell—cofounders of Central London studio McLaren.Excell—sought to preserve as much of the original as they could. (And not just because English Heritage, the organization that manages the landmarked edifice, levied a laundry list of requirements that included maintaining the property’s agrarian look.) “Our approach was determined by the desire to tread lightly around the existing fabric,” McLaren explains. “We wanted to keep the full structure visible, exactly as found.”

So the exposed wood-beam ceiling on the ground floor was left untouched, while the surviving doors were restored

and repurposed. “Barely anything had to be removed—only repaired, insulated, and strengthened,” says Alexander Streatfeild, one of the architects who worked on the project. One of the most labor-intensive parts of the remodel? Restoring the cast-iron louvered windows that had “long seized up,” McLaren says. That required extracting, wire-brushing, and filing down every single panel back to bare metal, then painting, greasing, and refitting each piece. To maximize the amount of sunlight drawn in by the petite mullioned panes, the designers refrained from integrating any obstructive full-length walls. Instead, they installed two unique “pods” on the home’s lower level— stand-alone semi-partitions coated in waxed black steel, created to conceal “back-of-house operations” (read: wires and pipes and a space for laundry, plus a boot room, a cloakroom, and a pantry). sun tracks around the building, it hits the water and you get all these sparkles of light in the different rooms,” explains Stefan, who works as a principal at Studio DIAA, an architecture and interiors firm in Seattle. The home she shares with her husband, Raanan Schnitzer, and their three-year-old daughter, Ava, is enveloped in this glittering light show—because it’s a floating house, built on a foundation of 100-year-old logs in Seattle’s Portage Bay. Constructed in the 1920s as inexpensive lodging, the city’s remaining float homes number around 500. Schnitzer owned this one for years before he and Stefan, newly pregnant, decided to renovate and move in full-time. “Most families, especially with a little one, wouldn’t opt for a home surrounded by water,” Stefan admits, “but within two weeks of Ava’s arrival we already had her on a sailboat.” By working within the home’s original footprint, the couple bypassed years-long permitting requirements, but that meant finding space for two bedrooms, living areas, and a kitchen in 650 square feet. 98

“We ended up maximizing interior space by really claiming the outside space,” says

Stefan. In addition to a wraparound cedar deck, “the floor-to-ceiling windows in each of the rooms end up working pretty hard, just from a spatial experience point of view.” An 11-foot, 6-inch gable extends over the open kitchen and dining room, as well as the main bedroom, making the proportions feel surprisingly generous. Every piece of furnishing is custom: “You have to be very dialed in when working in such a small space,” Stefan explains. There’s

a narrow walnut dining table, an L-shaped sectional, slim concrete light fixtures, and beds with soft bases and hidden storage for winter clothes. A minimal palette, comprising whitewashed oak flooring and cabinetry, tongue-and-groove pine walls, and a stainless steel kitchen, is as buoyant as the property. “I spent time on other float homes and found that heavy materials such as concrete and stone felt wrong,” says Stefan. “So then when I was designing ours, I said, ‘This really has to feel like it’s light.’ ”

to me and said they’d bought an idiosyncratic, charming weekend house in the heart of Sonoma County, California, I was intrigued. The house is close to the center of town. It comprises two former working barns, one large and one small, with a courtyard garden between them. The barns had already been built out a bit. Their cedar siding was intact, and it helped them blend unobtrusively into the neighboring vernacular. Inside, you really get that rustic feeling from the house’s eccentric layout and its abundance of charm. There’s no formal dining room, but the smaller barn can be opened up and used for outdoor dinners large and small. A good chunk of the main barn’s vault was made into a second floor, which created bedrooms and living spaces for the couple’s children—who were toddlers when we first started working together and are now remarkable young adults. The second-story massing also helped break up the main space into discrete areas. But best of all is how the main living space, the kitchen, and the dining barn all open up completely onto the enclosed garden to create an exuberant indoor/outdoor experience that feels more rustic Tuscan than Northern Californian. It was supposed to be just a weekend home. But when Covid hit, it got more use than we ever imagined. I will confess, I was a little skeptical. This was designed as an eccentric weekend escape; could it serve as a base for two hardworking people living there full-time and their kids coming to visit frequently? It turns out that it func-

tioned perfectly. The doors can stay open all year, and the courtyard is an ideal place for meals and gatherings. Versatile spaces mean people can work or talk or nap wherever they please, and the volume of space means that no one feels cramped.

After all, the designer is known for masterminding everything from elite private clubs to over-the-top weddings. “Every project we do starts like a movie, with a written narrative,” he explains. In the case of a private jet he conceived for some on-the-go clients, that story line was “ ’60s Gucci era meets James Bond dapper.” The result is an opulent but handsome 400 square feet. “So many private planes feel pretty anonymous,” says Fulk, who has had the privilege of traveling on a few. “Why don’t planes have personalities and opinions and style like other spaces?”

In Fulk’s hands, they do: Working within the Gucci/007 aesthetic, the designer selected the kinds of hardware, materials, and finishes he would for a luxury home, then adjusted them to fit a small footprint and meet aircraft standards for weight and durability. Many details, from polished wood veneer to hand-stitched leather seats, were inspired by automotive design from the mid-20th century. Nearly everything was customized: tableware, Dopp kits, even a matching Peloton that can be used in flight. No one realizes more than Fulk that a private plane is, to put it mildly, a lavish expenditure. All the more reason, he says, that it should be decadent: “It’s like a Christmas gift. If you’re not going to get joy out of it, why bother?” 112

Ultimately, Brown was able to make the condo’s funky proportions feel intentional and intimate. “I had to trick the eye to expand the space,” he explains. “Antiqued mirrored panels in the living room reflect the beautiful tall windows, while mirrored walls and painted floors in the tight foyer make it hard to realize how narrow the space actually is.” The result is a smorgasbord of carefully curated colors and textures that is tailored to reflect Dawson’s appreciation for fine antiques, modern decor, and classical art. (The punchy geometric floor, hand-painted by local artist Jan RobertsBaker, really pulls it all together.) Arguably one of the coolest features is a series of cleverly concealed doors that open to hidden rooms—perfect for the lair of Dionysus. The entrance to the primary bathroom, for instance, “appears to be part of the art wall [in the primary bedroom] when closed,” Brown says. “It adds an element of surprise.”

Designer Andrew Brown selected the 1860 plaster cast, originally owned by the British Museum, because it “seemed like a very appropriate fit for a pied-à-terre made for throwing parties.” Nestled in a 1920s Beaux Arts building on the edge of downtown Birmingham, Alabama, the two-bedroom, two-and-a-half-bath duplex won over local developer Jud Dawson with its prime location and soaring 16-foot-tall windows. “He wanted a place where he could entertain when he was in town,” explains Brown. “I was hired to bring new life to the space.” Having not been updated since the ’80s, it was well overdue for a face-lift. That called for gutting the entire home—from ripping out the faux marble tiling and linoleum flooring to scrapping the cheap chrome fixtures and recessed lights. Easier said than done, though, given the confines of a condo. “Not being able to move walls or change ceiling heights due to adjacent units or building rules was…challenging,” Brown admits. Then several unforeseeable structural hiccups and pandemic-related shipping snafus caused delays.

When Karlee and Weston Marsh renovated an RV for their family in 2018, they posted the process on Instagram just for fun. “But people started coming to us, saying, ‘Could you do this for us? Could we be your clients?’ ” Karlee recalls. “It just took off.” Eighteen custom RV renovations and three years later, it’s their full-time job as cofounders, partners, and vloggers at Marsh & Sea. So when homeowners Kate and Tadd Wagner decided to sell their place in Ohio for a simplified life on the road, they of course reached out to the cool couple they’d seen renovating RVs on YouTube: the Marshes. It was important to the client that their new camper feel like a real home, not a temporary crash pad. After helping them find the right rig (an approximately 400-square-foot Open Range 427 BHS fifth wheel that can be hitched to the bed of a truck), Karlee and Weston came up with a scheme that included all the classic comforts: a working electric fireplace, a dishwasher built into the island, bunk beds for the kids, and space to entertain. “One of the more difficult things is taking a client’s residential design dream and converting that to work in an RV,” says Weston, a former home builder who handles construction for Marsh & Sea. “The way things are designed in homes are not designed to do 75 miles an hour down the interstate.”

To strike a balance, the Marshes “still use all residential stuff for these renovations—it’s not RV-specific,” says Karlee. But they get creative: For the Wagners, Weston wrapped two ceiling seams with cedar planks to mimic the look of solid wood beams, minus the weight; they chose a faux brick backsplash for the same reason. When the RV is stationary, the family opens five slide-outs so they can move around inside. Two hold the kids’ bunk beds, one holds the parents’

bed, one holds the kitchen and fridge wall, and one holds the sofa. “When the slide-outs come in, it essentially collapses the inside of your house,” Karlee explains. “They come in tight to the island, and one just clears the fireplace.” And the family has to put away all loose tchotchkes before hitting the highway, says Karlee, because “you’re essentially going to go through somewhat of an earthquake driving down the road.”

AFTER A FEW YEARS

spent clearing vines, non-native plants, and debris from the forested half of her multi-acre Hudson Valley, New York, property, Beverley Kerzner saw an unexpected underbrush emerging. “It was like a fairy-tale land of beautiful ferns and meadows,” she says. “It became so magical that you needed to be there and sit comfortably.” No matter that this glorious part of her parcel was located a roughly 30-minute walk from the main house.


Kerzner set her mind to creating a space where guests could soak up, with minimal impact, the mesmerizing natural environment. “We erected a platform with a view of the island and rapids below where two streams converge,” she explains. Onto that went a 280-square-foot, bell-shaped cotton tent “that would add to the romanticism of the forest, and the right amenities that would not disrupt it.” Everything is positioned to emphasize the view: a bed from her previous home in India, placed dead center, and on the

terrace, a pair of handcrafted chairs from Africa, where she grew up. Conjuring a fire or pot of coffee is easy using the enclosed stove, chosen to help prevent accidental forest fires. A raised walkway leads to a bathroom outfitted with a solar-powered outdoor shower and composting toilet. The woodland retreat is mainly for guests, but Kerzner occasionally enjoys a night in it with her four dogs. “It’s so extremely powerful to be that immersed in the forest,” she says, “to have it left natural but made accessible.”

Ask any designer, contractor, or homeowner who’s done a renovation in the past two years. Product and transit delays, material costs shifting weekly. It’s enough to drive a design crew mad. But we had our mission—build the fourth annual Whole Home in just four months. Like so many families filing construction permits and navigating skyrocketing material prices this year, we kept reality in mind: It’s never been more important to have a peaceful, productive, and restorative refuge to call home. To pull this all off, we went to Fredericksburg, Texas, a German settlement with 175-year-old historic roots smack dab in the heart of Hill Country, and found a 750-acre “agrihood” community called Hidden Springs. There we teamed up with Tyler O’Brien of Agave Custom Homes, who was just insane enough to help us on our journey, and set about proving that building a dream home in a pandemic is possible. O’Brien’s plan was to build a single-story, Craftsman-inspired farmhouse with two separate wings and an expansive outdoor area. The design is meant to be connected to the landscape, where livestock roam 132

freely on a 30-acre nature preserve. But in true House Beautiful style, we wanted to give the house more of a purpose—after all, for the past 125 years, this brand has understood that design is as much about humanity as it is about vanity. We enlisted eight Next Wave alumni from across the country to help us define and refine what today’s ideal home should be. Each designer brought a distinct point of view to their assigned space.

From a sunrise-inspired living room that sets an uplifting tone for the whole house, to a cozy kitchen for long, lingering conversations, to a massive party patio fully equipped to go from candlelight to cornhole, every inch has a purpose. Everything really is bigger in Texas. Clocking in at a cavernous 700 square feet, the living room (originally conceived of as a combined living and dining room) features a 20-foot-high vaulted ceiling and a whole wall of glass doors leading to the patio. Undeterred, Emilie Munroe of the San Francisco firm Studio Munroe set about making the massive space and adjoining vestibule more warm and inviting. “I thought, Let’s be bold, let’s be colorful, let’s be vibrant and forward-thinking and create a magical environment for welcoming people into this home,” she recalls. Grounding colors set the tone: a deep sea blue on the walls, with inky black for the brick fireplace.

And on either side of the hearth is a multicolored wallcovering depicting clouds during a dramatic sunrise, a color scheme that’s replicated in the ombré print in the entryway—and the rest of the room’s furnishings. Back-to-back tuxedo sofas feature stripes in two directions, while pops of sunny yellow, lavender, and fuchsia are peppered throughout in pillows, side tables, and accessories. Two subtle color-blocked rugs define and anchor the two conversation areas. “When I design with lots of colors, I like to think of it like a dinner party. THE GATHERING ROOM — by SABBE INTERIOR DESIGN

No kitchen is just for cooking. There’s no better place to vent, celebrate, or simply catch up about the events of the day than near snacks. “My grandmother had a dining table in the middle of her kitchen, and we sat there for hours and experienced life together,” recalls designer Stephanie Sabbe of Sabbe Interior Design in Nashville. So instead of dropping an extra-large island in the middle of this space, she introduced a proper dining room table that could comfortably seat six. Then Sabbe decorated the kitchen like any other room in the house, adding a charming leaf-motif wallpaper, traditional wingback chairs (bought upholstered from an online consignor), and blue-green paint on the cabinetry and ceilings. When Sabbe first reviewed the floor plans for what was basically the home’s utility room, she knew it had so much more potential. “I saw it as being a laundry room, dog-washing room, gift-wrapping room, potting station, flower-cutting area, extra storage…basically a catchall for anything functional you do in the house,” says Sabbe. Infusing

the space with a warm, saffron-yellow paint on the cabinets and wainscoting, and topping that with a simple botanical wallcovering, elevated it from a glorified closet to a place you’d actually like to be. Hard-wearing brick floors and a convenient doggie shower station (which is also good for washing off muddy cowboy—or cowgirl—boots) make it truly multipurpose. Countertop: Caesarstone. One too many doorways can turn a room into a de facto hallway that’s passed through rather than used. But for this space that opens onto the home’s media room and office, Dallas-based designer Jean Liu of Jean Liu Design knew the perfect solution: “So many of my clients have been asking for entertaining spaces where they can display their wine—or collections of mezcal and tequila—separate from their dining or living rooms,” she says. Inspired by heart-

shaped origami (something she and her daughter make together often), she designed an inviting banquette with room for friends, perfect for perching under a window with a glass of something delicious. In order to ensure this tiny, busy room always looks neat, they added closed-door, trellis-inspired cabinets to hide everything from board games to bedding.

In creating a productivity-inspiring home office, Baltimore-based designer Laura Hodges of Laura Hodges Studio decided to make it double as a no-pressure workout room. “Having the two-in-one room is not only dual-purpose, but it also makes sure that you’re using the space,” she explains. “It’s not just a home office that you sometimes use and otherwise goes unused.” This one is meant to actually be good for your mental as well as physical health: Hodges designed it as a biophilic space, adding plants in every little corner and materials like wood-veneered wallpaper and a natural hemp rug. Velvet cushions can be tossed on the floor for a blissful midafternoon meditation, while the custom desk easily comes apart to function as a set of aerobic steps. The room is intentionally Zen—and noticeably free of any guilt-inducing treadmills or bikes. “We brought in pieces that you want to look at, even if they do remind you to work out,” says Hodges. THE OWNERS’ RETREAT — by TOLEDO GELLER

“It’s like you’re on safari. This is not what we expected in Texas,” says Virginia Toledo of the view of rolling hills and wandering wildlife outside. She and her partner, Jessica Geller, at Toledo Geller in Franklin Lakes, New Jersey, designed the intimate main bedroom and connected bath as a total celebration of that landscape. “We quickly decided to take the idea of a modern farmhouse that honors the location and show that this style can be more than black and white,” Geller explains. The pair used a mustard wallcovering

made of linen and paper, then added in touches of tobacco browns, milky creams, and pale pinks. The whitewashed vaulted ceiling and contrasting beams give the room an expansive feel, so they balanced that with an upholstered canopy bed and plaster chandelier. A custom wool woven rug, designed to fit around the fireplace, was topped with a plush merino rug perfect for stepping onto right out of bed. Lighting: Circa Lighting. Bed fabric: Fabricut. “This was the perfect opportunity for the owners to have a space of their own that’s not a bedroom and not an office,” says Mikel Welch, owner of his eponymous New York firm. The cozy sitting room is right down the hall from the main bedroom and bath, tucked away in a private wing of the house. For the intimate space, Welch created a “cave-like” energy by bathing every surface in palate-cleansing neutrals. A plush, handwoven wool rug

feels great barefoot, while a deep oversize sofa and two nubby bouclé swivel chairs are ideal for a late afternoon read—that turns into a late afternoon nap. THE PARTY PLAZA — by LH.DESIGNS

The trick to making the most of a sprawling outdoor space? “I think about outdoor space the same way I do indoors,” says Los Angeles designer Linda Hayslett of LH.Designs. “Every area needs to have a purpose.” The pool—a necessity in scorching hot Texas—became the central feature of the home’s patio, so she built her plan around it. A conversation area near the fireplace features a sectional and some youthful (but adult-friendly) swings, and a grilling area was equipped with an outdoor beverage-and-wine fridge, sink, and its own dining table to make it the secondary “heart of the home.” An outdoor-rated quartz countertop caps a massive island that’s got an ice bucket and beer tap built right into the surface. With a little extra room to spare, Hayslett created a few more zones: a spot for billiards, a massive wood-burning firepit, and even an outdoor shower for quick clean-offs just out of sight.
