DAY TRIP by Vicki Wood

the A great stop while at w! St. Charles Boat Sho

A love affair with cars

Fast Lane Classic Cars on Facebook Ah, St. Louis. It’s a never-ending destination for multiple road trips with its proximity to the Lake so accommodating and with so much to do. Many of us day trip to the Busch Stadium and back in the same day. Washington Avenue is a good day trip, too, with Lemp Mansion close by as is the world-famous Crown’s Candy Kitchen. But on this day trip it’s a focus on St. Louis’s love of cars. Let’s start at Fast Lane Classic Cars. It’s an easy trip to St. Charles, which has a lot of other places to see: Old Town St. Charles on the Missouri River is not to be missed. Fast Lane Classic Cars is just off of Exit 7 from I-70 and boasts a showroom of more than 200 classic cars in their dealership. Admission is free to look, and if you can’t resist Fast Lane will gladly sell you the car of your dreams. Regularly on display are vintage Cobras, Corvettes, Bellairs, and Mustangs, among the most popular of cars they offer for sale. Pontiac lovers don’t worry. There are plenty of GTOs there. But if you are looking for even more nostalgia, Fast Lane houses cars all the way back to 1924, with a Model T for just under $25,000. The Chevy Bellairs cost between $65,000 and $100,000. Fast Lane Classic Cars is not an automobile mu8 VACATION NEWS

seum. It’s a full-fledged car dealership offering financing with monthly payments. But it’s a dream dealership. These are the cars that have excited those of us who have a love affair with American steel. Fast Lane Classic Cars have lovingly restored or acquired the best of the past 90 years of automobiles. David and Laura Williams opened the business in 1994. Fast Lane now has a full restoration and auto detail shop. Fast Lane Classic Cars is located at: 427 Little Hills Boulevard, St. Charles. St. Louis Car Museum and Sales

Also started in 1994 a little further down I-70 is a museum of autos for the car collector. They also sell their inventory for those who fall in love with what’s on display. The St. Louis Car Museum and Sales offers browsers a collection of over 150 vintage vehicles in an 85,000-square foot showroom. The museum showcases American muscle cars, unusual modern or exotic wheels, and many items for the car enthusiast such as restored gas pumps. They specialize in Hummer service and parts at St. Louis Car Museum and Sales for hard-to-find parts. The only Cobras in house are Cobra replicas, but who can afford an original? February 25 - March 10, 2022

DAY TRIP For $60,000 one can roll in style without worrying about someone touching your $1 million Shelby original. The 1932 Packard 903 Deluxe is a work of art, and for a mere $170,000 it can be yours. Full restorations of muscle cars, exotics, and other hard to find or unusual automobiles are housed at the museum, but they also offer storage services and help customers shop the world for the exact collector’s vehicle that they would like to acquire. Lots of tour groups visit the St. Louis Car Museum on Route 66 tours each year. St. Louis Car Museum and Sales is located at 1575 Woodson Road, St. Louis.

Victory Raceway

To finish out this automobile enthusiast’s day trip, zoom on over to Victory Raceway on the way back to the Lake area. It is St. Louis’s indoor racetrack go karting center. For the whole family, Victory Raceway has a quarter-mile European style road experience. There are three speeds of tracks accommodating children to adults. Families of four can rack up a deal on Sundays with a family four pack of rides for $45. Booking online is suggested to skip the lines for added convenience. Three classes of electric go-karts offer plenty of heart thumping acceleration with top speeds at 45 mph! One does have to sign a safety waiver before riding and helmets are required. But after viewing the best of roadsters in St. Louis at the museums, Victory Raceway is a good place to go fast safely before your trip home. Since it’s an indoor track, racing on the ¼ track with hairpin turns can be enjoyed any time of year. Victory Raceway is located at 8800 Watson Road, St. Louis.

Mannino’s Market

On this trip, a lunch break was in order in the early afternoon. On the south side of St. Louis, the top choice is always Italian. Nobody does it as fresh and authentic as the Italian deli; it’s an obsession when visiting St. Louis. The perfect Italian sandwich is a score, but fresh out of the fryer dessert Cannoli is the #1 must try when visiting, and Mannino’s Market offers just that. Formerly known as Day and Night Market established in Ferguson in 1929, Phillip and Josephine Mannino turned over the business to their kids who gave it to their kids. Currently, 4th generation Mannino family members Carmen and Clione have the store, moving it to Cottleville. Their son Tony is the operating manager. The bake shop serves fresh, hard crusted Italian bread, pies, gooey butter cake, and of course cannoli made to order. The classic Italian sandwich is served up with pesto, parmesan, ham, pepperoni, and mozzarella cheese on their house made crusty bread. But the Grand Salami is the find we are looking for with salami, capicola, and pepperoni. It’s loaded with fresh, locally grown produce and cheese that Mannino’s is insistent on sourcing from as close to home as possible. Mannino’s Market is located at: 5205 Hwy N, Cottleville. BOATING by Doug Beck

Getting ready for spring Expert tips on what you should do to get your boat back on the water

S

pring is right around the corner! Time for one of our favorite rituals — bringing the boat out of hibernation. Can’t wait to get back on the water, right? Our Spring Start-Up Checklist will make getting set for peak boating season so much easier. And even if you have year-round access to water (we’re looking at you lucky folks who boat down south), spring is the ideal time to give your boat a bow-to-stern go-over and set yourself up for carefree boating all summer long. For those of us who do winterize, spring commissioning requires a number of additional actions to reverse the process. De-Winterizing Your Boat for Spring

The major systems that need de-winterizing include: • Engines • Plumbing Systems • Batteries and Electrical Systems In addition to de-winterizing systems, other spring commissioning tasks may include: • Removing a Winter Cover • Cleaning and Waxing • Painting the Bottom • Taking Care of Teak De-Winterizing Your Boat’s Engine

The exact process you follow to de-winterize any marine engine will be different depending on the type of engine, the manufacturer, and the model. The biggest differences are between outboard engines, and inboards or stern drives. In the case of outboards, the main task is generally giving

them a water supply, starting them up, and burning away the fogging oil you (hopefully!) used to ease its winter slumber. That fogging oil usually makes some smoke and the engine may not run as smoothly as usual, but don’t let this worry you. And as soon as the smoke’s cleared out, you’re ready to do the annual maintenance and inspection chores listed out in that Spring Start-up Checklist. Inboard engines, including sterndrives, have a different winterization process, and will probably take a bit more work to prep for the season. There may be drain plugs you removed which need to be put back in, cooling systems may need to be flushed, and seacocks may need to be opened back up. This can vary quite a bit from engine model to engine model, so either make sure you have the owner’s manual handy or consider taking the boat to a pro for its spring commissioning. Plumbing Systems

Boats that have freshwater systems, heads with holding tanks, sinks, and showers, should have been treated with RV antifreeze in the fall. This means that now you’ll need to flush these hoses and lines with freshwater, until you’re absolutely sure all the antifreeze has been washed away. 1. Fill all the tanks up. 2. Open all the faucets and showers. 3. Let them run until you stop seeing any discoloration from the pink, non-toxic, propylene glycol antifreeze. 4. Then let them run for a minute or two more, just to be sure the lines are completely flushed out. Batteries & Electrical Systems

In most cases, the only thing you’ll need to do to get your

10 VACATION NEWS

February 25 - March 10, 2022

BOATING boat’s marine battery ready for the new season is make sure it’s in place, hooked up properly, and fully charged. Many people remove the batteries from the boat and put them on a maintenance-charger over the winter, so in this case they’ll need to be put back into the boat with the leads properly connected. Even if your batteries stayed aboard, don’t neglect to hook up a charger before you try launching the boat — the number-one problem boaters report encountering on a spring shake-down cruise is a low or dead battery. Additional Steps You’ve gone through the Spring Start-Up Checklist and de-winterized your boat? Excellent, but there are a few other spring commissioning chores that may be in order. Winter Cover

• First off, you’ll want to remove that winter cover. Just a note, look out for uninvited guest that may have taken up house keeping in your boat over the winter. I have seen the damage that racoons, birds, mice and other critters can do to the boat’s interior. That is not a pleasant surprise. • If you used a tarp or canvass cover, wash it and then allow it to sun-dry, before folding it up and stowing it away for the season. • If you used shrink-wrap, remember that it’s recyclable. Many marinas collect it and there are also some state and/or regional services, so do a little searching to find the best way to recycle shrink wrap near you. • Then, give your boat a good cleaning and waxing. This isn’t just a matter of making the boat look good. Wax helps seal the pores in the hull’s gel coat, which protects it from oxidation and makes it easier to clean later on. • Cleaning vinyl and canvass is also very important, since it helps keep mold and mildew at bay. Painting

• If you keep your boat in a wet slip, you may need to paint the bottom before launching it for the spring. This depends to some degree on where you February 25 - March 10, 2022

do your boating and what type of bottom paint is on the boat. • Some paints need to be refreshed annually, while some others are good for multiple seasons. .

A LOCAL FAVORITE AT THE LAKE!

Teak

Teak is another item that requires some spring care. • Even if the teak is untreated, it should be cleaned with a gentle cleaner (made specifically for teak) and a soft brush. • Special Note: Never use a pressure-washer or a strong stiff-bristle brush on teak, as it can chew soft parts out of the wood and leave divots and ridges behind. • After cleaning the teak some people like to oil or varnish it, which can give the wood a beautiful look. Be forewarned that once teak is treated it will require additional maintenance through the years. Most oils and varnishes only last for a matter of months and require regular re-application to continue looking good. Ready to Hit the Water?

Okay, so you’ve now completed the de-winterization and spring commissioning process. Next comes the fun part—it’s time for a shake-down cruise. This is an important “chore,” if you want to call it that, because this initial cruise will give you the chance to discover any issues that may have arisen over the winter. Now’s the chance to find out about them so there aren’t any unexpected surprises that put a damper on the fun days of boating to come, which makes the shake-down cruise a critical part of the process of getting your boat ready for the season. Yes, let’s call it a chore, even though for the first time in months you’re about to feel the wind whipping through your hair, the sunshine and spray on your skin, and your very own boat underfoot. Somehow, we think you’ll manage to suffer through this one. Doug Beck is the co-chair of Lake of the Ozarks Water Safety Council and the president of the Captains Association of Missouri.

GOLF

by Paul Leahy, director of golf at The Oaks at Margaritaville Lake Resort

Things you might not know about golf at the Lake

M

ost of our readers know there are multiple great golf courses that dot the landscape of Lake of the Ozarks, but did you know there are facts and obscure tidbits about our favorite courses? Golf has been part of the Lake of the Ozarks since 1934 with the opening of nine holes in Eldon. Seventy years later the final golf course was opened in 2004, the Golf Club at Deer Chase. Three courses have closed over the years, Bay View Golf Club, Dogwood Hills Golf Course, and Sycamore Creek Golf Club. The Lake is still home to 243 golf holes, encompassing 13 different facilities. Just shy of 300,000 rounds are played annually with approximately 70 percent of those rounds coming from visitors spending time at the Lake. The economic impact golf has had on the region is unquestioned and the Lake area would be a totally different place without its golf facilities. There are 15 PGA of America member professionals and many more PGA apprentices working at the Lake’s courses. Combined experience of these members is in excess of 225

years. We are blessed to have so many experienced professionals providing us with excellent instruction and unique golfing experiences. Did you know that two airplanes have used fairways at golf courses to land their planes? A plane had to make an emergency landing on the finishing hole at Dogwood Hills when it was on approach to the Grand Glaize Airport. Another plane had engine trouble and made an emergency landing on the Sycamore Creek Golf Course. In both instances the pilots, passengers and golfers were uninjured and the pilot even managed to miss all the hatchery ponds scattered throughout Sycamore Creek. A cement truck however was not as fortunate as it turned over onto the Sycamore Creek Golf Course and ended up in one of the hatchery ponds, causing quite the traffic jam as well as another obstacle for golfers to traverse. Did you know that two courses offered snow skiing? The Oaks Golf Course at Margaritaville was once a very popular ski destination for winter visitors. Manmade snow was produced, the clubhouse was home to the Maverick Night Club and >>>

skiers could keep warm by the double fireplace overlooking the slopes. Its last days of skiing were in 1982, two years after the opening of the course. Remnants can still be found at the Oaks, as the building still resembles a ski chalet, the fireplaces are still in place today and parts of the ski lift can be seen when you cross the dam from the tee box on hole No. 8 as you proceed to the green. The Cove Course at the Lodge of Four Seasons also offered snow skiing. Instead of downhill skiing it was home to cross country skiing. It also went the way of the Dodo Bird around 1980. Farmland played a huge part of the golf landscape at the Lake of the Ozarks, as no less than six of the courses can date their beginnings back to farming. Rolling Hills Country Club was going to be built on some hilly, rocky land south of Versailles when JC Garrison was making milk deliveries and found the new location, where the course is today. It was a working dairy farm when the land was purchased for the course. The Arrowhead Development on State Hwy. KK was once the site of the Dogwood Hills Golf Resort and before that it was the Turkey Bend Poultry Farm, which housed White Faced cattle, Broiler Hens and a minnow hatchery. Bear Creek Valley was also farmland. The farm that is now holes 8-15 was owned by a gentlemen that was in the color guard at the Tomb of the Unknown Soldier in Arlington National Cemetery when President Truman spoke. The additional land was 250 acres of Oak and Hickory trees that were harvested and grown there. Lake Valley Country Club and The Club at Old Kinderhook were both farmland before transforming into their current forms. The Empire Ranch is now the Club at Old Kinderhook but was hours away from becoming the site of Lake Valley Country Club. During negotiations with the owner of the Empire Ranch, he suddenly passed away, and another piece of farmland was selected by Lake Valley members across the street which has housed the club since 1969. More than 30 years later the Empire Ranch became the Club at Old Kinderhook. In 1994 Lake of the Ozarks was host to the largest professional golf tournament in the country, the National PGA Professional Championship. More than 300 PGA of America club professionals came from all across the country in October to compete over four days at the Oaks Golf Course at Margaritaville, The Cove Golf Course at the Lodge of Four Seasons and the newly-opened North Port National Golf Club now the Osage National Golf Resort. A course record was recorded at the Oaks by eventual runner-up Ron McDougal who shot 65 in the second round which still stands today. Another course record was recorded at North Port National (Osage National) by Eddie Teresa and Phil Bland who both recorded rounds of five under par 67. The final round was scheduled for Sunday but was delayed and the tournament concluded on Monday, for the first time in the tournaments history, at the Oaks Course once the field was reduced to the low 72 players. A three-person sudden death play-off decided the champion which was Sammy Rachels. He took home the $32,000 firstplace check. From farms, to skiing, to hatcheries, golf at the Lake has evolved over a span of 85 years and is now one of the most popular Midwest golfing destinations. We should be proud that all these fine courses are right in our backyard! February 25 - March 10, 2022

Hunter education

T

he calendar may still say “winter,” but many people are starting to prepare for upcoming hunting seasons. If taking hunter education is one of the things you need to do to enjoy firearms hunting opportunities this year, the Missouri Department of Conservation (MDC) has several options available. Individuals born after Jan. 1, 1967 hunting in Missouri during a firearms season or acting as an adult mentor to another hunter must have hunter education certification unless exempt (see exemptions listed below). MDC offers two hunter education options; an all-online format and a blended format. The all-online format may be completed by Missouri residents age 16 and older. It consists of an online course and requires a fee paid to the online course provider (not MDC). The all-online option requires the passing of a final exam; but has no skills portion. The blended format has two parts - a knowledge portion and a skills session portion - and may be completed by Missouri residents age 11 and older. The knowledge portion provides information to participants on all aspects of hunter education and can be taken online, through a free selfstudy guide which is available at a number of MDC offices (including the Rolla MDC Office), or in a classroom setting. Participants choosing the free self-study guide must answer all chapter review exercises at the end of the study booklet and bring to the HED skills session, along with legal proof of date of birth. Participants using the blended format must also complete a four-hour skills session that includes a multiple-choice final exam. The skills portion is a hands-on demonstration of skills For individuals participating in the blended format, here is a list of skills sessions coming up in Maries, Pulaski, & Phelps counties: March 12: 5 - 9 p.m., Waynesville Rural Fire Protection District Emergency Services Training Center, 25785 Red Oak Rd., Waynesville (Pulaski County). Sign up for this session and get more information at: https://mdc-event-web.s3licensing.com/Event/EventDetails/182716 March 21: 5 – 9 p.m., East Central Community College – Rolla North Campus, 2303 North Bishop Avenue (Hwy 63), Rolla (Phelps County). Sign up for this session and get more information at: https://mdc-event-web.s3licensing.com/Event/EventDetails/181818 To get a complete list of skills sessions being offered around the state, visit https://mdc-event-web.s3licensing. com (select by entering either Zip Code or County). COVID procedures will be in place for all of the above-mentioned hunter education events. February 25 - March 10, 2022

T

he Osage Nation today shared their vision for a new Lake of the Ozarks entertainment destination with new renderings of their initiative in the Lake of the Ozarks, Missouri. The renderings showcase a casino, hotel, meeting space and food and beverage. “We look forward to collaborative work with the local community and state of Missouri,” said Osage Chief Geoffrey Standing Bear. “We will provide positive economic benefits to the Osage people, as well as those who reside on Osage ancestral lands.” “We are thrilled to release these renderings to Osage Nation members in a time when Chief Standing Bear is conducting monumental cultural efforts in our ancestral lands,” said Byron Bighorse, CEO of Osage Casinos. “Our casino has been nationally recognized for providing world-class gaming, and we are excited to bring this opportunity to Lake of the Ozarks.” The plan is part of a new economic development ini18 VACATION NEWS

tiative in Missouri announced last fall by the Osage Nation. The project is expected to be completed in multiple phases with an estimated $60 million investment in the region, bringing new jobs, tourism and revenue for the Lake of the Ozarks community. Phase 1 includes construction of a casino, sports bar, restaurant, and meeting space. Additionally, it also includes a hotel, which will have general hotel rooms, suites, a fitness and exercise facility, a pool and hot tub, and a pool bar. Phase 1 construction is expected to start upon approval from the United States Department of Interior. The project will dramatically expand the Lake-area’s tourism footprint, generating jobs and economic opportunity, and serving as a new revenue engine for the local and state tax base. On average, 90 percent of the workforce employed at similar facilities operated by Osage Nation are non-tribal members, creating new employment opportunities and growing tax revenue for the local community. February 25 - March 10, 2022

FEATURE According to the Missouri Department of Economic Development Division of Tourism, tourism in Miller County, where the project will be located, currently generates approximately $40.7 million and 682 jobs annually to the overall impact of tourism in the state. In Camden County, tourism is responsible for $187.45 million and 3,958 jobs. Historically, the Osage Nation once thrived in Missouri with a population of as many as 200,000 members of the Osage Tribe at its height. The Osage Tribe’s historical influence in the Lake region is still found today in homages such as City of Osage Beach, Osage County, and School of the Osage. As they have done in similar projects, Osage Nation plans to give back to the surrounding communities through philanthropic contributions to local schools, law enforcement and other first responders, local charities and community improvement projects. The Osage Nation is also committed to leveraging local vendors and local businesses whenever possible to provide products and services for the facilities.

ome is more than just where the heart is. Whether creating an office, a socially distant gathering space or making room for a loved one to move in, people are using their homes in ways they may never have before. Experts predict homeowners will focus on upgrades and home improvements that fit this evolving lifestyle in 2022 and beyond. In fact, the Leading Indicator for Remodeling Activity from Harvard University’s Joint Center for Housing Studies predicts a steady and significant rise in remodeling projects that is projected to reach $401 billion of annual spending by the third quarter of 2022. If you’re looking to make some moves with home renovation projects in the New Year, here are five trending upgrades for 2022 that will have lasting impact.

Refresh the staircase

You probably don’t spend much time using staircases compared to the rest of the house, so staircase design isn’t likely top of mind. However, if you have dated carpet on your stairs, you have a prime opportunity to revamp a central component of your home for a small investment. It could be as simple as installing new treads, selecting new paint for the walls and maybe a new stain on the trim. To go the extra mile, local ironworkers are happy to custom fabricate a handrail. If you have kids in the house or older family members moving in, keep safety in mind on stairs to help them navigate your home with ease. Modernize the bathroom

It’s amazing how the right paint and new continued on page 30

REAL ESTATE SECTION hardware can revitalize a row of sad old cabinets. With no major construction involved, you can transform your bathroom vanity over the course of a weekend. Select new hardware that looks bold and stately (think chrome bars, not little plastic knobs) to match the tones in your countertop, and remove the cabinets and give them a fresh, neutral shade. If you’re over the white-on-white bathroom look, try a dramatic dark finish that will make your new hardware and fixtures really pop. Install new flooring

Flooring is quite literally the foundation of design, so it must strike a blend of fashion and function. Research flooring with a good combination of durability and timeless aesthetics, like the Duravana hybrid resilient flooring, a waterproof and eco-friendly product exclusive to LL Flooring. Duravana’s range of styles are designed to replicate the natural color, grain and texture of real hardwood, with more unique plank patterns than traditional vinyl plank or laminate. Plus, its easy-click installation makes it DIY friendly. Learn more at LLFlooring.com.

Organize the mudroom

A little bit of organization in an entryway can make a huge difference in the functionality and flow of the home. Start with simple shoe and boot storage, like a DIY bench or wall rack, so those items don’t spill out to hallways and bedrooms. Wall hooks are helpful for when guests arrive. And if you don’t have a true mudroom, a bit of wall-mounted storage can make even the slimmest entryway feel intentional and inviting. Define outdoor spaces

Once the snow melts, adding a dedicated lounge to your back or side yard can feel like adding a whole room’s worth of square footage to your house. It could be as easy as a new patio set and a fire pit with some gravel or simple flagstone landscaping. Gabion baskets, framed with good-looking lumber, can be made into a simple divider or group seating. Pergolas with climbing plants continue to be popular. This outdoor space can become a year-round retreat that everyone will love. Story provided by BrandPoint

ince 2020, you’ve likely spent more time at home than ever before. As a result, you’re more conscious of how you use your space and how design can impact your comfort and ease. To give you a bit more variety beyond your home’s walls, consider redesigning your outdoor spaces to create a haven for recreation and relaxation. Best of all, outdoor spaces add value to your home if you plan to sell. If you need ideas on how to revamp your outdoor spaces, consider these top five outdoor design trends for 2022. Get inspired and create your own outdoor oasis. 1. Functionality

Homeowners are prioritizing day-to-day use of their outdoor spaces instead of entertaining, driving a need for functionality. Practical elements like lighting and audio technology can elevate the outdoor space. Other features like shade structures, privacy walls and screens, built-in barbecue grills

and Wi-Fi allow you to use the space for working, relaxing, cooking and more. 2. Defined rooms

Whether it’s an outdoor kitchen, office or living room, homeowners are leaning toward creating more efficient, defined outdoor spaces. Homeowners want to use outdoor living on a day-to-day basis to unwind, connect with nature and take advantage of the health and well-being benefits the outdoors provide. Having an outdoor office can increase your productivity while decreasing stress as you enjoy the greenery and fresh air. Adding an outdoor kitchen may inspire you to make dishes using herbs and veggies you’ve grown in your garden, and an outdoor living room can help you bring the family together at the end of the school and workday.

REAL ESTATE SECTION 3. Monochromatic colors with accents

While lighter, tone-on-tone color palettes remain popular, accent colors and accessories are on the rise. Using cool, monochromatic tones with choice accent colors can create a brighter or contrasting outdoor living space. Jetset, Belgard’s 2022 Color of the Year, is a true blue that is the perfect pop of color to enhance any color palette. “Jetset is a much-needed dose of liveliness and joy,” said Joe Raboine, director of residential hardscapes at Belgard. “It represents the excitement of a new year and the readiness to do more, be more and live more.” 4. Modular design and geometric patterns

Another popular trend is modular, geometric standard patterns composed of clean lines and simple formats. Simple patterns create a modern, uncluttered aesthetic that emphasizes furniture or other focal points in the space. Large format patterns and pavers also lend themselves to this style, allowing for more efficient installation. 5. Entangled design

As people blend their outdoor spaces to serve as extensions of their homes, many are focusing on entangled design, which combines the surrounding landscape with the hardscape design. Fractured edges with no defined break, natural stone transitions and irregular edges blended with boulders, grass and aggregate create a more natural, organic look that enhances design continuity. To increase the depth of greens, grays and other neutral tones associated with entangled, biophilic design, consider using Jetset as the accent color for your outdoor spaces. Feeling inspired but don’t know where to start? Belgard Rooms offers homeowners a templated approach to design outdoor spaces that fit their needs and design style. By visiting Belgard.com/Rooms, you can take a style quiz, define your outdoor room needs, and fast-track the design and installation process so you can enjoy your outdoor space sooner.

Growth of technology makes it even more important to use a REALTOR

REAL ESTATE SECTION

n one sense, technology has made real estate more accessible for both buyers and sellers. And yet, while everyone can see detailed property records on their phones or computer within seconds, not everyone can be a negotiator, price setter or resource. Home buyers and sellers can have difficulty navigating the expanse of information available, leaving many unsure how best to use this data to their respective advantage. “Technology will continue to improve and, in some cases, automate some aspects of the search and transaction,” NAR CEO Bob Goldberg said. “However, the widespread proliferation of real-estate technology, resources and information often leaves consumers feeling overloaded and overwhelmed.” Bringing in an expert with a deep knowledge of the home buying process and marketplace is the most effective way for a homebuyer to ensure, for example, they can win a bidding war without overpaying for a home. In a 2020 study conducted by the National Association of REALTORS® (NAR), more than 50% of buyers said agents helped them collect more valuable information from online listings than buyers could have uncovered on their own - saving time, money and stress. According to NAR, 87% of buyers purchased their home through a real estate agent or broker, a share that has steadily increased from 69% in 2001. Similarly, home sellers can benefit from an agent’s support in effectively pricing and marketing their homes. And while the human element will always be an important part of real estate, that doesn’t mean tech isn’t changing how that relationship works. “Real estate is local and, in most cases, hyperlocal,” Goldberg said. “While buyers and sellers may have some understanding of the market, REALTORS® bring the experience, expertise and market intelligence that cannot be found from online sources.” There’s substantial opportunity to integrate new technology into the buying and selling process, and real estate agents embrace these trends. Sellers and their agents now have the option to give up the traditional office environment and go fully virtual when they meet to discuss marketing strategies and review

paperwork. Drone photography now provides an added glimpse into a home. And virtual tours give prospective buyers from all over the world a chance to view a property. One example of how technology is making the buying and selling process easier is through the use of electronic signatures. For 20 years, NAR has supported efforts to legalize eSignature broadly and in particular for the real estate industry. Today, DocuSign is one of the most well-known eSignature tools and empowers agents to better serve buyers and sellers by getting transactions done quicker and easier. Technology today has provided consumers with access to more information than ever before, and for real estate agents, access to technology products and services enable a higher level of customer service. And in the process, consumers get the best of both worlds: Technology at their fingertips to get them started and real estate agents making sense of all that information and other technology to help people make the right choice about where to start a family, raise their children and build lifelong community. Brining the world of coffee to the Lake

C

offee shops abound these days around the Lake area. There are many outstanding brews available in virtually every town. But one company brings a world view to the steaming cup one warms up and starts the day with. Firefly Valley Farms Coffee Roasters, along the banks of the Little Niangua River in Roach, has made it a mission to partner with those who can benefit. While lifting one’s daily cup, the money spent on that cup can support those beyond our microworld. Most are becoming familiar with the term “fair trade” thanks to import shops specializing in products from third world countries that help stimulate very poor economies. Usually handcrafted, these products are often made by women trying to simply feed their families and put forth intensive labor to profit very little money. Firefly Coffee sources their beans from such countries as Ethiopia, Uganda, Haiti, Honduras, Mexico, Columbia, Sumatra, Guatemala, India, and Tanzania. The poorest countries where fairtrade coffee beans are grown and harvested make the best coffee on which we as Americans spend millions of dollars each. Dax and Stephanie Beaman began Firefly Valley Farms Coffee Roasters by hitting the road at local farmers markets and pop-up cafes around the Lake of the Ozarks last year. The Roach couple soon expanded into a wholesale business offering their fresh locally roasted fair-trade beans to other coffee shops. Firefly Valley Farms Coffee also delivers whole bean or ground bags of the rich product to individual customers through their website at: www.fireflyvalleyfarms.com along with candied chocolate beans, flavoring syrups, and chai and smoothie mixes. Dax purchased a digital coffee bean roaster this summer and demonstrated the cylinder-shaped machine to customers at the Roach Farm Market on Sunday afternoons. The roaster is impressive with a computer screen showing in real time the varying degrees of roasting each batch of beans goes through. The aroma wafting over the market entices customers who quickly lined up to sample a cup. The Beaman’s are small farmers, raising bees for honey, fresh farm eggs, and fruit orchards at their home in Roach. Their minds are always on local and fresh, while supporting a greater good for third world countries; connecting hearts and minds to those doing the very same thing, supporting their families. Things you should know about fair trade beans from Firefly Valley Farms Coffee Roasters: The 2016/2017 harvest saw their first opportunity to source a Women Coffee Producer lot from this group whose 270-farmer membership includes 77 women. Now we are able to buy several containers from the women as well as the mixed group. In addition to the program premiums these women receive for this lot, “Cooperativa RAOS” has many active and educational support programs open to all members through the development of training farms, as well as integrated farm-management programs and organic-farming support to all members, including the female growers. It’s a Honduran farming cooperative that supports the county’s farmers. To learn more: https://www.fireflyvalleyfarms.com. 40 VACATION NEWS
