A LE T TER FROM THE EDITOR
Savor the Flavor of the Seasons
easons have their own distinctive flavors, at least in my mind. While the foods of winter are heavy and comforting, the season’s flavor is peppermint—crisp, icy and clean. Spring is fresh and bright—all tart lemon and crunchy asparagus, one of Nature’s first green offerings. Summer is sweet—ice cold watermelon and ripe peaches that leave juice trailing down your chin. Fall is spicy—nuanced layers of cinnamon, nutmeg and allspice, maybe enrobed in pumpkin or steeped in a bold red to create the perfect mug of mulled wine. As a lifelong Southerner who now lives in the Rockies, I’ve grown to love a late day glass of wine (mulled or not) on our back deck. There is nothing like watching the mountains blaze with the sun’s last rays as the blanket of shadows creeps up for the night. Depending on who you talk with, they’ll either describe me as a health nut, a fitness junkie or an adrenaline queen. If you ask me though, I’ll tell you I just try to keep my body functioning optimally so I can keep doing what I want to do, whether that’s mountain biking, motocross riding, slaloming down the Headwall or hiking through the aspens carrying my sweet baby granddaughter. In my quest to balance fitness and flavor, I’ve discovered Dry Farm Wines. They meet my exacting standards for taste and healthfulness. I’m excited to share the story with you on page 22. Discovering the perfect wine is like discovering the perfect piece of property. You have to search a bit and try a few. You can read about terroir and techniques, but you don’t really know how a wine tastes until you hold the glass in your hand. By the same token, you can look at photos and videos of property to determine what piques your interest, but you’ll never know if it’s a good fit until you put your boots on the ground. To that end, look at the stunning properties in this issue—and then take the next step. Call a broker and put your boots on the ground. And, I bet soon after you’ll be savoring the unmatched flavor of land ownership. Follow me on Instagram @LAURETLAND

Today, only 2 million bee hives exist in the U.S. and, in 2015 alone, a whopping 42 percent of U.S. bee colonies have perished. Nectar has partnered with The Bee Cause, which is an organization dedicated to educating students and repopulating bee colonies around the world. Together, their goal is to produce 1,000 observational bee hives inside schools. These viewing hives help educate children on the importance of bees and allow them to safely investigate thriving bee communities. Nectar is donating a portion of every order to The Bee Cause! the rise of the
NATURAL WINE MOVEMENT
22
If you keep abreast of wine developments in the press, you’ll have noticed the latest trend polarizing opinion in the wine world:
Natural Wine is real wine, made from just healthy grapes and happy yeast. It’s an authentic expression of nature. All natural wines are farmed organically or biodynamically, dry farmed, free of chemical sprays, free of additives, and fermented with native yeast. It’s wine that is naturally grown and naturally made. by LORIE A. WOODWARD LAND.COM • LEGENDARY LIVING
23
SP OTL IGH T BACK TO THE BEGINNING
Today the natural wine scene is exploding with wine growers across the world, from the US and New Zealand to lesser known regions like Slovenia, Georgia and Serbia. Tastemakers in Paris, New York, San Francisco and Tokyo are mad about the movement—and trendsetters in London are now close on their heels. It may seem like natural wine is the new kid on the block. In a sense, that’s true. But, natural wines have existed since people began making wine 8,000 years ago. Early winemakers didn’t have packets of yeasts, vitamins, enzymes, Mega Purple, reverse osmosis, cryoextraction or powdered tannins. They had crushed grapes and native yeast that fermented into wine. The natural wine movement, which is actually a return to the traditional origins of winemaking, is a relatively new phenomenon. It arose with the collective realization that winemaking and viticulture were moving toward industry and away from the land. Although there are proponents of natural wine around the globe, the most vocal advocates of “returning to the vineyard” are located in France and Italy, the Old World bastions of winemaking. While advancements in technology and winemaking science mean we now understand wine in a way in which our ancestors might not have, we seem to have lost perspective. Today, winemakers use science and technology in an attempt to control every step from growing the grapes to fermentation. This may mitigate risk, but it removes the most important component of winemaking out of the equation: nature. Natural growers, on the other hand, embrace the wild cards inherent in the natural world. They’re committed to nurturing biodiversity while embracing and observing nature, rather than fighting to control it. They minimize intervention in the cellar. There is, for example, no rectification of sugars or acidity, no addition of yeasts and no removal of excess dilution in a wet vintage. The wines are an unedited representation of a piece of land in a particular year.
THE MOVEMENT
In the 1980s, a small movement in the vineyards and cellars of central France began gathering force: freshtasting wines low in alcohol, high in acidity E M BR AC E THE and fruitiness, made in W I L D C ARDS small quantities (enough I N H E R EN T IN to fill only a few hundred bottles) were appearing N ATURE in ever greater numbers throughout Parisian restaurants and wine bars. These wines, which defied industry ideals, were referred to as “wild” and “alive” by both producers and drinkers alike. These wines often boasted at least one (by more standard palates, anyway) fault—a telltale barnyard aroma granted by the otherwise maligned brettanomyces (Brett) yeast. Around the 1990s, these bottles slowly began making their way into the United States.
Natural growers
TAKING A STAND ON YEAST AND SULFUR
France’s move toward less manipulated wine “started with rejection of chemical agriculture,” said David Lille, who honed his palate in France during those days and is now a partner in New York’s Chambers Street Wines, a wine shop lauded for its 24
small producer selections. “Most of these people were rejecting inoculated yeast, but they weren’t necessarily anti-sulfur.” Inoculated yeast is the practice of adding (crushed grapes) to start fermentation. Opposing this process went hand in hand with an increased reliance on wild, or ambient, yeasts. These sugarloving airborne organisms are present everywhere. Each location around the world, from Burgundy, France to Burgenland, Austria, has its own profile of wild yeasts that naturally flock to grapes and grape juice initiating fermentation spontaneously. Depending on one’s taste, these “living” wines were a radical turn from more commercial wines. “Some of the producers were not that careful. ‘We don’t care how it tastes,’ was the attitude. If it tasted bad it was a badge of honor; it was funky. The most important thing was that the wine be natural,” Lillie said. Inevitably, the movement expanded stateside in the 1990s. It’s true: many drinkers were put off by Brett-induced offflavors, daringly fruity aromas, and proud displays of what more commercial makers considered faults. But pretty soon, plenty of visitors and expats were hooked on the funky juice, returning home with bottles to share.
”NATURAL” WINE GATHERS FORCE AND MEANING
By the mid-2000s, these curious French bottles were wellknown among a growing crowd of cognoscenti in the U.S. and elsewhere, a success driven mostly by word of mouth. They were also being regularly referred to as “natural” wines. As the movement’s better-known winemakers positioned France’s Loire Valley and Beaujolais as the center of it, their devotees slowly discovered more producers in other parts of France and in corners of Italy and Germany who were working in the same way. When it comes to wines, “natural” is a contested term among winemakers. There’s no official definition, but there are agreed upon guidelines among natural winemakers, sellers, and drinkers, who form a loose community. The grapes must be grown organically or biodynamically, but certification isn’t necessary. The earth is highly irregular when it comes to places that are good for growing vines. For those paying close attention, authenticity and common sense trump labeling. Natural winemakers share an ethos of “hand-off-ness,” too. Along with using native yeasts, natural winemakers avoid chemical manipulations, additives and, very often, fining, filtration, and added sulfur. Decisions vary from producer to producer and often from vintage to vintage. Natural winemakers subscribe to honesty and transparency in their techniques. As a result, wine became a true expression of place, a product of biodiverse vineyards and healthy, yeast-filled wineries. They stand for accessibility, too, and against turning high-quality wine into a commodity. “Natural wines are for the people,” Lillie said.
NATURAL GOES GLOBAL
“I think the same thing that’s going on in the food world, when you have people like Michael Pollan writing about food, people are going to start questioning everything, we’re starting to have that conversation in the same way for wine,” said Lee Campbell, organizer of New York’s The Big Glou natural wine festival. Demand for sustainability and clean agricultural practices, a new focus on both local flavors and discovery of new ones, and steadily increasing wine consumption in many parts of the world
(the U. S. is now the world’s largest wine market), are heralding a second wave of natural winemaking. “I pretty much never drank New World wines before and I’m starting to enjoy certain New World wines, now,” Campbell said. “It’s kind of strange. I’m excited to see things that are going on in California, and from people in Australia.”
THE UNITED STATES, NATURALLY
In the U.S., more attention is being paid to the American Viticultural Areas (AVAs) that correspond roughly to appellation systems like France and Italy’s, but have far fewer requirements. Plus, an insistence on transparency and experimentation is defining a new branch of winemaking. In Oregon, Joe Swick, a winemaker who prior to launching Swick Wines with the 2013 vintage only had experience with conventional winemaking. Self-taught when it comes to natural, he takes pride in doing things AR E FOR TH E PEOPLE differently from his more consistency- or profit-minded neighbors. How Zwick makes —David Lille his wines depends on the characteristics of grapes each year. He sources his fruit from dry farmers who are less than an hour from his winery and handpick the grapes they sell to him so the fruit arrives damage free and suitable for fermenting by native yeasts. “We get plenty of rain here, the only reasons anyone irrigates is to maximize yield, for cash crops,” he said. Swick made his first unsulfured wine in 2014 to such acclaim that his entire 2015 line, which includes a Portuguese-style field blend (grapes grown together in one vineyard) with Oregon-appropriate grapes (half pinot noir and half pinot gris), is 100 percent “naked.” He prefers “naked” to “natural” as a descriptor for the un-manipulated wines.
Natural WINES
NATURALLY GROWN AND MADE
Natural wines are organically or biodynamically grown by small family vintners. This means no added pesticides, herbicides, fungicides or other chemicals. The use of chemicals has grown 2,600 percent in the last 50 years. Monsanto’s Roundup®, which has been linked to numerous cancers worldwide, is the most widely used herbicide in U.S. vineyards today. Organic farms provide sustainability for the soil and biodiversity in the vineyard. Dry-farmed vines are watered with rainfall, while irrigated vines are sustained using drip irrigation and water from aquifers or surface sources. Dry farmed plants have roots that grow up to 50 feet deeper than irrigated plants, making them heartier as they search for a deep water shelf for nourishment. Dry farming also saves 16,000 gallons of water per acre. All natural wines come from sustainable winemakers whose practices return nutrients to, and sustain microorganism in, the soil. These wines reflect nature’s design, and they enrich the natural world instead of destroying it. Sustainable winemaking means lower yields and a longer growing and aging process, but the exquisite end result is worth the investment patience. In addition, the FDA approves 76 different additives for use in winemaking including metals, toxic chemicals, sugar, fish bladders and more. Natural wines contain none of these. SP OTL IGH T DRY FARM WINES
Dry Farm Wines searches the world for the finest natural, organic and biodynamic wines. The family farmers who grow the grapes and the artisans who handcraft these wines are deeply committed to natural farming and winemaking practices. You can taste their passion in every soulful wine they collect. Because they’re fanatical about health and taste, Dry Farm Wines only accepts natural wines that meet strict purity standards: • No sugar or carbs. Some modern wines have more sugar than a liter of cola. All Dry Farm wines have less than 1 g/L (statistically sugar-free). This wine can be a celebrated art of a Paleo or Keto (low carb) lifestyle. • Low alcohol. Alcohol is toxic, but so are water and oxygen in the wrong dose Dosage matters. Even though alcohol content in wine has been rising and is currently around 14 percent on average, Dry Farm Wines only accepts wines with less than 12.5 percent. Lower alcohol wines have a more elegant taste, pair better with food, and let you experience the health benefits of wine such as improved heart health and lower insulin response without the adverse effects of a higher dose. • Low in sulfites. While all wines contain some naturally-occurring sulfites, these wines are all lab tested to ensure levels below 75 ppm (the U.S. standard is 350 ppm). Sulfites kill bacteria to stabilize a wine. The lower the sulfites, the more “alive” a wine remains. The difference is visible under a microscope: lowsulfite wine is vibrant with a diverse spectrum of wild bacteria and yeast. • Curated taste. Some natural wines are “funky.” Because Dry Farm Wines is fanatical about taste, they only accept wines that are clean, elegant, vibrant, and delicious expressions of what natural wine should be. Of all the wines they taste, only about 30 percent pass their taste and lab testing. • Fine wines from around the world. As the world’s largest buyer and reseller of natural, Dry Farm Wines has access to the finest wines from all the diverse winemaking regions across the globe. France, South Africa, Austria, and Greece are just a few. Plus, they are uniquely capable of shipping these wines across the country.

Why are you passionate about “natural” wines?
We are fanatics about healthy living and living a natural path to health. From meditation to living on a ketogenic diet, we are always seeking to optimize the life and health experience. Natural wines fit perfectly in our commitment to high health. I had been drinking conventional wines my entire life. Like most everyone else, I did not know anything about the Natural Wine movement, it’s so small and relatively unknown. In fact, I discovered it by accident, as I was searching for a healthier way to enjoy wine. Standard wines were causing me to feel bad. The reason is simple; conventional wines are filled with additives. There are 76 additives approved by the FDA for the use in winemaking in the U.S. Most people have no idea about these additives because the wine industry has been successful in keeping contents labels off of wine bottles. The wine industry does not want you to know what is really in wine. What I discovered with Natural Wines changed my life and now the lives of people all over the U.S. who drink our wines. Natural, clean, and pure wines that taste better, make you feel better and produce no negative remanent effects like brain fog or hangovers. The more I learned and experienced these very special pure wines, the more my passion ignited to share this amazing experience. They are also better for the planet and the environment. What’s not to like!
You have a unique perspective. You live in Napa, the heart of American wine country, yet you work with mostly European winemakers. What are the philosophical differences between Napa winemakers and the natural winemakers you work with? What are the differences in how they treat the land?
The natural winemakers we work with all share a deep love of their land. Unlike the more commercialized approach in the US (where the farmer, winemaker, and business owner are all most often different people), the small family farms we work with manage the entire process and many of them farm the same vines that have been in their family for generations. While conventional American winemakers typically focus on large scale production and profit, natural winemakers care about making wine that honestly represents the land, and a commitment to natural farming and winemaking. We do not sell or drink any domestic wines, and there are no wines made in the U.S. that meet our strict health criteria.
What excites you most about the future of the Natural Wine Movement?
This wine has the potential to help millions of people live healthier and better lives. There are so many people in the world who drink wine, and the wine they drink is detrimental to their health. Conventional wines are also simply too high in alcohol. Alcohol is toxic, and a dangerous drug and it is important to be conscious of dosage, which is why we only drink lower alcohol wines. Natural wines can help them enjoy the benefits of wine without the sacrifice to their wellbeing. I wish I had known about low alcohol natural wines sooner. It is so exciting for us to be able to share the incredible beauty, art, and health of pure natural wines!
For the casual drinker, are there noticeable differences in taste that they need to be prepared for the first time they encounter natural wines?
Natural wines are really fascinating. As you taste through an assortment of these wines, you may encounter wines that are a little cloudy as they are unfiltered. Filtering removes texture and flavor. Natural wines simply have more soul and character. They are real wines. They taste alive and non-commercial. They taste super clean. This is the adventure of wines made in reverence to natural winemaking - no filtration, coloring agents, or additives. An article in NPR described Natural Wines perfectly: “It’s like people looking at a Picasso and saying, ‘This guy can’t draw!’” When conventional wine drinkers are willing to open their minds to a new honest experience of wine, they quickly fall in love, just as art lovers who open their mind to a new experience of art fall in love with Picasso. When conventional wine drinkers experience natural wines, most simply can’t go back to drinking conventional wines, they can taste the additives and toxins, once they know what real wine taste like. Most people have never tasted pure clean wines. It is life altering, an awaking of beauty that is nature’s logic.

Mason & Morse Ranch Company, the standard is “live it to know it” and no one lives it or knows it like co-founder and broker Robb Van Pelt. “My earliest memories are of horses, cattle, family, neighbors and honest work,” Van Pelt said. “That is the foundation of ranching—and that is the foundation of Mason & Morse Ranch Company.” As a cowboy, outfitter and ranch broker, the Colorado native has seven decades of experience in the saddle and on the land. “Ranching in Colorado—and around the country—has changed over time as ranch lands transition to the next generation,” Bart Miller, Managing Broker and a principal owner said, noting that all of the agents with Mason & Morse Ranch Company carry deep roots in agriculture and know the recreational lifestyle that comes with the land. "In addition to changing ranch production and management practices, the recreational components of land are becoming very important drivers of value.” Miller continued, “Robb continues to live the cowboy life he was born into and has always chosen what’s right over what’s easy. Robb has cultivated lasting relationships with the hardworking people of the land and Aspen’s elite. As a traditional cowboy armed with an iPhone, he’s the intersection where our clients and Mason & Morse Ranch Company Brokerage and Auction Services come together in ranch and recreational land sales." Founded as a division of Mason & Morse Real Estate in 1998, what is now Mason & Morse Ranch Company was based only in Aspen, Colorado, and consisted of three agents. Today it is an independent firm with 16 agents licensed in 15 states. LAND.COM • LEGENDARY LIVING

Land Lifestyle Van Pelt has agriculture in his blood. One grandfather farmed, the other ranched and his father managed several large ranches south of Castle Rock, Colorado.
“We apply what we learned in Colorado, which is the value of outstanding market knowledge, cutting-edge marketing and honest dealings, to our ranch real estate transactions around the country,” Van Pelt said. “Delivering on our promises has made us trusted partners for buyers and sellers and other real estate professionals.” The combination is a winner. Since its inception, Mason & Morse Ranch Company has sold more than $1.5 billion worth of farms, ranches and lifestyle properties across the United States.
L AND LIFESTYLE Van Pelt has agriculture in his blood. One grandfather farmed, the other ranched and his father managed several large ranches south of Castle Rock, Colorado. “People didn’t have a lot of hired hands then because you had family and friends,” Van Pelt said. “Neighbors pitched in to get the job done for one another. There was a sense of camaraderie and community that is rare today.” People looked out for one another because they understood the challenges that came from making a living on the land. It was a beautiful life in a beautiful place but it wasn’t easy. “New yearlings wouldn’t know how to find the feed truck, so my brother and I had to get our horses and push them— sometimes in the dead of winter,” Van Pelt said. “We were just kids in those days—we only had wool socks, leather boots and overshoes. We might as well have been wearing sandals and I still get cold thinking about it!” His father eventually purchased the feedstore in Castle 36
Rock and the family moved closer to town. His background in production agriculture and small business made an agribusiness degree from Colorado State University the next logical step. Van Pelt was 11 hours away from his undergraduate degree when he received a job offer from Colorado National Bank that he couldn’t turn down. For the next three years, he found himself working in agriculture from the banking side with a trust officer managing investments that included agricultural properties. Colorado National Bank was on the frontlines when center pivot irrigation came to Colorado and farmers began quenching their crops’ thirst from the underlying Ogallala Aquifer. One of the properties in the bank’s land portfolio had a newly installed system. A design flaw became obvious when one of the pivots blew off of the standpipe, the pumps ran on natural gas, and the management team discovered that the shut off valve had been installed next to the pump. “Water was blowing out of the pump like Old Faithful at 2,500 gallons per minute and we couldn’t get close enough to the valve to shut it off,” he said. “Eventually we had to cut the gas off to the pump, which entailed shutting down a major gas line that
PROFILE
carried natural gas from South Dakota to Texas for several hours.” “The lessons were obvious: don’t install the cut-off valve next to the pump and listen to people when they advise you not to install the cut-off valve next to the pump.” While Van Pelt was in the banking business he also put the appraisal classes and real estate classes he had taken at Colorado State to use. He bought and sold several properties on behalf of the bank, giving him his first taste of the ranch real estate industry. Then in 1969, he met Bob Starodoj, who was selling real estate for Mason & Morse Real Estate and eventually became owner. Van Pelt and Starodoj then went into the cattle business together near Crested Butte and leased land near Aspen. Both areas were primarily ranching and rural, although recreation was gaining a strong toehold. One spring in the early 1970s, the business partners bought two truckloads of high-horned Hereford cows and calves out of Arizona. It quickly became obvious to the veteran cowboys that those girls were used to being handled on horseback not on foot. The first several days the cattle were content to loll around
in the pastures near Aspen recovering from their journey. Then they decided to go sightseeing. The cows jumped the fences and the calves crawled through. It was a quick, but not necessarily good way to meet a lot of people. Angry phone calls began coming in from all over Pitkin County, including one from the golf course and another from the airport. Airport personnel reported Hereford cows and calves on the runway. The cowboys loaded their horses and dogs, arriving to find six small planes filling the air space because the pilots couldn’t land. The fighting-mad cows had circled up on the runway after “treeing” several deputies and animal control officers in the back of their pickups. The officials had mistakenly tried to herd the cows off the runway on foot. “Several world records for the 100yard dash were set that morning as those cows lined somebody out,” Van Pelt said laughing. “We spent much of that summer trying to keep the cows on our ranch. Our country looked a lot better than our neighbors’ land did because our cows grazed their grass. ” When the cattle market broke as it inevitably does, they got out of the business. Van Pelt looked at his string of horses and decided to diversify (and pay some feed bills) by leasing them to the public. He generally ran 80 to 100 head, the number he maintains today. Eventually, this was the genesis of his own outfitting business, Snowmass Creek Outfitters that is based on the Monastery Ranch, one the largest ranches remaining in the Roaring Fork River Valley. The outfitting business, which includes backcountry guided hunts, trail rides, and overnight camping trips is another bridge between ranch and recreation for Van Pelt. Throughout every venture and adventure, the thought of establishing a ranch real estate brokerage was an idea that kept resurfacing. With Van Pelt’s understanding of the region, agriculture and recreation it made sense. “I love seeing new country and learning about how the people who manage it take care of their business in that part of the world,” Van Pelt said. “Agriculture is not a cookie cutter industry any more than land is a cookie cutter commodity. Ranch real estate just seemed like a natural progression in my career.” LAND.COM • LEGENDARY LIVING

Game Harvest In the classic,
The Old Man and the Boy , Robert Ruark penned, “The old man used to say the best part of hunting and fishing was the thinking about going and the talking about it after you get back.”
Indeed, much of the romance of hunting is the foreplay prior to the excursion and the after-play upon return, and this observation applies to those hunters who are sorting through websites, brochures, and Facebook pages as they consider their next hunting excursion. And, as they say, “A picture is worth a thousand words,” and those commercial hunting operations that understand how to capture and deploy quality harvest photos, will have a marketing advantage. Further, with the viraleffect that is now offered through social media, our hunting community should be diligent to only share harvest photos that maintain a degree of dignity for animal, while also representing hunting in a wholesome manner; these things often only happen with purpose and proper execution.
Creativity, such as approach

THE W ILD SIDE OF BUSINES S Though the general quality of harvest photos has improved in recent years, there remains much slop in what is often seen on social media, as well as in marketing tools that you see in the hunting business. Fortunately, there are some easy steps that make a difference in capturing some quality field photos.
Top: Always use a flash photo when the sun is high to reduce hard
Tools Camera – These days there are endless options for good cameras, many of which are very affordable. Digital SLR cameras provide for more versatility, especially with lens options, but don’t overlook the compact point-and-shoot cameras. Something with at least 12-15 Megapixels and flash capabilities will suffice. 409 Spray Cleaner – This product is magical for removing fresh blood. Use the standard agent with no bleach. Spray bloody areas around the face and neck of the animal, wipe with paper towels, and continue to repeat until much of the blood is removed. Comb – A comb is not only helpful in grooming the hair, but is also the best tool for removing a large portion of dried blood. Before re-hydrating the dried bloody areas with 409, try to fleck out as much of the dry blood and dirt as possible with the comb, and then use the 409 to finish. Taxidermy Eyes – Once big-game animals have set for several hours, their eyes begin to recess. By popping in a set of glass taxidermy eyes, you’ll be able to recapture a much nicer look in the eyes. Modeling Clay – This can be an excellent tool for repairing broken tines. Though larger animals, such as elk and moose, may be too large for this technique, this works wonderfully with repairing tines on mule deer and whitetails. You can purchase modeling clay at most arts/crafts stores. Props – Make sure that the hunter is dressed in an attire that is reflective of appropriate hunting or outdoor wear. Also, taking some shots that incorporate gear, such as gun, empty ammo hulls, binoculars, spotting scope, and day pack, will often provide for interesting photo variety.
Wide Angle Lens – Generally, use a wideangle lens for game harvest photography, and a setting equivalency of 30–35 mm is a good rule of thumb. Many cameras have a zoom lens these days, so avoid zooming in, as this will typically provide for a telephoto lens above 50 mm and anything in the foreground will appear to be smaller than it actually is; this is a great way to shrink your deer antlers! On compact point-and-shoot cameras, typically use the widest lens setting. Shoot Close-Ups – With the wide-angle lens, you need to be relatively close to the animal, typically within 4’–5’. Except for elk, it’s often easier to properly frameup the animal and hunter by shooting vertically oriented photos. But, again, variety is good, so shoots lots of photos with some variation. Technology – Though some camera purists may not agree with this, do not hesitate to use the editing tools that are available on most computers these days. These tools can allow you to remove bloody spots, tongues that hang from the mouth of the game, and will help avoid unsightly images that may be offensive to some folks. These editing tools are also helpful in improving light and tone quality, as well as color content of the images. If our hunting community is going to continue to waive our flag as being the foremost conservationists, we have a duty to practice a conservation ethic that, among other things, broadcasts images that are sensitive to a discerning public. Game harvest photography is a fundamental tool that profoundly speaks to this public relations concern. °
Technique Light – Proper lighting is fundamental to capturing good photos. Unless the sun is low (first and last hour of light), always use a flash, even if you must use a camera setting that over-rides the camera. A flash will help reduce hard shadows, and will also provide much better tone quality on cloudy days. Night time flash photos of antlered and horned game are often very impressive, as the antlers and horns are often silhouetted with the flash against the dark background. Positioning – With big-game animals, a good rule of thumb is to have the animal quartering toward the camera at an approximate 45-degree angle, as opposed to straight-on or horizontal. Animals head should always be positioned in front of the hunter, and with mule deer, whitetails, and pronghorn, the chin of the animal should always be pointed downward to ensure that the antlers/horns are oriented properly in relation to the camera. Also, make sure that there is a clean, natural background, as opposed to buildings or vehicles being within view. Take some photos from a low angle, some where the cameraman is standing and shooting at a slight downward angle, and get a variety of shots with the animal’s head positioned differently, such as straight-on, profiles, and 45’s.
shadows. A flash will also bring out tone quality on cloudy days. Bottom: Appropriate light, either through direct sunlight or by aid of a flash, helps pop the iridescence of gamebird feathers, especially on turkeys.

Coming from the south, the road will be the first left after you pass the Oxbow Bend turnout. There are all sorts of little channels to explore, and lots to see. Moose, river otters, grizzly bears, beaver, and all types of waterfowl thrive here. The fishing is also pretty great. I think a person could spend the whole day on the water there and not get bored.
Autumn really is an especially scenic time of year and there’s no better place to take in the changing of fall leaves than at one of the National Parks. As an added bonus to visiting in the fall, you won’t have to fight the crowds that swarm to the parks all summer. Check out our list, take your pick, and start making your plans for this weekend... the leaves won’t last all year!

VIRGINIA Hike to Bearfence Mountain WORDS & PHOTO BY CHRISTIN HEALEY (
@christinhealey)
This short loop will provide you with 360-degree views of the Blue Ridge Mountains. There is also the option to combine it with a further hike on the AT. This is one of my favorite hikes in Shenandoah National Park for its views, easy access to the trail, and the option to combine it with a much further hike on the AT. There is also a really fun little rock scramble at the top that scares a lot of people away, but makes for a more secluded summit, especially during the week. There are 360 views of the Blue Ridge Mountains from the top, and it’s my favorite place of all time to watch summer storms roll by (with caution, of course!). In the spring and fall it’s especially gorgeous, but a good trail at any time. theoutbound.com/virginia/hiking/hike-to-bearfence-mountain LAND.COM • LEGENDARY LIVING

Explore Otter Point WORDS BY TATE YODER & PHOTO BY SHANNON KALAHAN ( @seeingspotsphoto) Amazing views. Easy parking. Easy mellow trail to nearby iconic places such as Otter Cliffs, Thunder Hole, and Monument Cove. If you only have an hour or so left to your day in Acadia, Otter Point offers some amazing views of the coastline, without being on a crowded beach. An easy mellow trail just inland from the shore allows you easy access to iconic places such as Otter Cliffs, Thunder Hole, and Monument Cove. Hike to these spots, or explore along the rocks and view tidal pools, smashing waves, and 180 degrees of the Atlantic Ocean, a classic scene of Acadia National Park. theoutbound.com/maine/photography/explore-otter-point
Catch the Fall Colors on the West Side of Rocky Mountain National Park WORDS & PHOTO BY KYLE COLBY (
@kcolby87)
A Fall adventure in Rocky Mountain National Park is among the most spectacular experiences Colorado has to offer. The change of the seasons offers an amazing change to the landscape that makes taking a bad picture darn near impossible. The light is perfect, the elk are in rut, and the mountains offer a backdrop that’s beyond description. Most people visit Rocky Mountain National Park via Estes Park and the East Portal and only venture onto the west side driving Trail Ridge Road (a unique adventure all its own). However, in the fall as the aspen turn, Trail Ridge is closed and the only way into the park is the West Portal north of Grand Lake, Colorado. The colors are well worth the drive. Be sure to look in the meadows and on the edges of open areas around dawn and dusk as the elk are in rut and will be lurking around for your camera to capture. While exploring, take Trail Ridge Road through Grand Lake and head north into the park. From there, you can wander Trail Ridge up to where it starts to climb up above 8,000 feet in elevation. Along the road there are numerous picnic areas, parking lots, and trail heads to stop and explore. Pack your camera, a lunch, and plenty of memory cards. Be sure to start early so as to catch the early light and have the longest time to explore. Keep in mind that fall is a rather volatile time in the Rocky Mountains, be sure to plan for all weather conditions as you may see all four seasons make an appearance within an hour’s time span. Make sure you don’t ever approach rutting elk as they may become hostile and dangerous; use your telephoto lens and enjoy from a safe distance. Also, always check in at the local ranger station and ask what’s going on in the area as the staff may be able to direct you to wildlife, scenic, and trail locations based on your abilities and interests. Remember to dress in layers and most importantly, HAVE FUN! theoutbound.com/colorado/photography/catch-the-fall-colors-on-the-west-side-of-rocky-mountain-np

The trail takes you along a ridge for a good majority of the hike starting at about 6,500 feet, peaking around 7,200 feet, and ending at 4,000 feet. Many switchbacks that lead into meadows filled with wildflowers and magnificent views. Around eight miles into the trail I suggest walking the short detour to the Granite Peak Chalet which is a great place to eat your lunch. Keep an eye out for mountain goats and bighorn sheep, they are all over! This hike is mostly exposed so I can’t stress the need for bringing enough water and sun protection. theoutbound.com/montana/hiking/hike-the-highline-trail-glacier-national-park

The view of the Watchman from Canyon Junction Bridge is one of the most highly photographed views in Zion National Park. RANCH MANAGEM ENT WRITTEN BY HALL AND HALL
he perfect world for a ranch owner who does not live on or actively manage his or her ranch is to have an enlightened, hard working ranch manager who is proficient in all aspects of a ranching operation from the livestock to the farming to the wildlife resources as well as being a great communicator, a talented bookkeeper, a whiz at maintaining facilities and terrific at looking after family and guests. I think we all recognize that, even if this person did exist, we
T
110
could not afford him! Or if we did find him or her, Lord Acton’s premise that power corrupts and absolute power corrupts absolutely would come into play because such a person would definitely have a lot of power over our lives. The progression we often see in these perfect world scenarios is that two employees morph into three employees and the work that used to be done by ranch employees is increasingly done by outside contractors. In short power corrupts.
OW NING L A ND
The underlying theme here is that the ranch manager and the ranch owner often have different agendas and are not always on exactly the same page. This relationship is further complicated because they become friends and the boss/employee relationship disappears. It is also important to remember that the one thing that we can count on is that people’s lives change. They age, have health problems, relationship problems with spouses and children and any number of other predictable changes. At the end of the day the perfect ranch manager probably does not exist and if he or she does exist, it will only be for a short moment in time—absent outside intervention. The situation described above defines the role of the ranch management company. Essentially it is their job to represent the owner and do whatever is necessary to, not only create that perfect world, but also to make sure it stays perfect. The first step is to work with the owner to create a practical management plan and hire that enlightened hard working ranch manager. Assuming for the moment that this mythical person exists, the management company would appear to have pretty much worked themselves out of a job. However, there is still a broad oversight role because we know that, over time, that perfect manager is going to change for the reasons we have discussed and the management company’s job will be to provide enough independent oversight to be sure that does not happen. In the more practical real world where perfect managers do not exist, the management company has a more enduring role in which they step in to fill the holes in the manager’s resume. The most obvious ones
often include a lack of financial skills or an inability to communicate well. These are easily taken on by a management company. Some managers are great with livestock but their machinery and farming skills are weak or vice versa. Again, a management company can help in these areas. Sometimes the solution is to hire employees with complementary skills or contract certain tasks to outside service providers. In any event, it is the job of the management company to create and maintain that perfect environment. Sometimes it requires tiny, subtle tweaks and sometimes it requires very heavy involvement. It is always a fine balance to maintain but anyone who has been through a vitriolic change in management will attest that a management company’s fee is a small price to pay to avoid such a situation. It’s never just the transition to a new manager; that is the easy part. It is the years of unpleasantness and hard feelings that lead up to the decision to make a change that poison the atmosphere and it takes years to rebuild that positive feeling about the ranch. In closing we have discussed the role of a management company as it relates to absentee owned ranches. Essentially that role is to fill in the gaps in the on-site management team’s abilities. It is not much of a jump to see where a management company can perform the same function for a resident ranch owner. Management company employees, are not necessarily “rocket scientists” but they bring to the table a broad range of experiences and knowledge of how successful ranches operate. This can be invaluable at many levels for any ranch owner. ° FOR MORE INFORMATION, CALL 406.656.7500

ow picture yourself, your friends and your family living in comfort and safety while enjoying direct access to the “hard to get to” West. This is no longer just a dream. Lifestyles in the remote backcountry of the West have entered a new level of comfort with the benefits of today’s off-grid ranches.
Th e Tru e West ern Hun t Has Evol ve d
Growing up as an outfitter in the West, owning and running backcountry camps from the Wilderness Areas of Colorado to the remote National Parks of Alaska, no matter how hard we worked to provide creature comforts for our guests and ourselves, those goals historically fell far short of real comfort. To a “true” hunter, leaving a warm bed, pulling on socks from a warm floor, and relishing the creature comforts of a warm toilet seat were pleasures one enjoyed after hunting season ended. We addicted types—both men and women—have packed light for the overnight bivi, only to have bad weather slip in and add more to our “true” western hunt than we originally bargained for. Now, as a western ranch broker with M4 Ranch Group, I’ve been fortunate enough to discover that there are real western hunting experiences that allow for the comforts of life for the family and friends of the aggressive hunter. Even if you aren’t just this side of nuts when it comes to curling up under the brows of a pine tree while snow stacks up on your never-warm-enough sleeping bag, you can still find yourself at daylight on a ridge where the perfect bull meandered the day before. I have recently had the privilege of spending some quality time on just such remote western ranches. The kind of place where you fall asleep to the bugling bulls. The kind of place where you wake up just before sun-up, have a hot shower, drink a hot cup of coffee, throw on your newly washed hunting clothes, eat a hot breakfast, grab your rifle and quietly slip out the door ready to hunt, stepping directly into elk country.
Sustaina bl e Roughing It
As the demands upon us grow and our time seems to become more and more limited, as big game tags in quality areas become more and more difficult to attain, and as the West has continued to shrink, these rare, large backcountry ranches not only provide a place to recreate and hunt in comfort, but also a place to escape the increasing bonds of society. A place to build a legacy. A place to find refuge for family and friends. A place where white noise is not the norm. The terms living in the backwoods or living in the outback have taken on a very different meaning in the world of new technologies. For those who have taken advantage, the days of roughing it are long gone. More and more remote ranches are being built and greatly improved with today’s technology, providing the comforts and safety of any home in any city while being miles and miles from the nearest street light. For example, we recently listed just such a world-class, remote Colorado Ranch: Red Hawk Ranch, located in the peaks just above Crested Butte, Colorado. Like many out-of-the-way western ranches, this one was built with the ultimate in creature comforts constructed at
every level. And it sits right in the migratory path of the famed Gunnison Elk Herd, home to some of the West’s biggest mule deer bucks.
Modern En erg y for Seclu de d Living
Electricity has become a worry-free part of these off-grid ranches. The newly increased productivity of solar panels, innovations of the new inverters, and advancements in modern monitoring systems have greatly added to the exceptional storage capacity of today’s lithium-ion and salt water batteries and even the new Tesla Powerwall. Providing reliable, truly deliverable, on-demand electricity to a remote, full-size ranch house is an easily attainable goal. Think of the single innovation of the LED light bulb; this one tool has changed the backcountry ranch house’s power demand challenges forever. The historically tested and true fuel sources of wood and propane provide consistent, reliable heat, allowing the backcountry ranch house to sit comfortably at the tree line even during the coldest mountain nights. Many of these western ranches have road systems that provide summer access to fill buried propane fuel tanks, providing the luxury of on-demand hot water, the cooling needs of a propane refrigerator, and thermostatically controlled forced-air backup heat. One of the remote hunting ranches we worked on recently had an off-grid wood stove heating system with digital controls and forced air vents built in. Three-foot logs in the stove, coupled with the forced air fan that was powered by the electricity gathered from the sun by solar panels and stored tandem batteries, easily delivered on-demand heat to the top-of-the-world, five-bedroom, four-bath hunting lodge.
Techn ol og y Transforms th e Backc ountry Experi enc e
On many of these more remote western ranches, the biggest problem is driving through elk to hunt elk! We are even seeing owners take advantage of the new electric hunting vehicles. When you live in elk country, the last thing you want to do is scare your wildlife neighbors on your way to the distant hunting spot. Many of us yearn for the quiet of the backcountry, the solitude of the private mountain basin, or the unencumbered views of distant peaks—even running at times from the onslaught of new and everchanging technology. We can now safely move to and from our favorite backcountry spots in silence or we can call out to whoever, whenever, from our tiny satellite phones. We can find our trails and blinds in the worst snowstorm with GIS technology. We can talk, move and live safely in the wild through the innovations of the current modern world, all while enjoying what nature has provided. Bottom line: Today’s technology is building a better, safer and more accessible remote backcountry ranch. If you’re looking for comfortable, remote living that can deliver the big game and recreational opportunities you love, give us a call at M4 Ranch Group. ° Have a great hunt, DAN MURPHY, M4 RANCH GROUP LAND.COM • LEGENDARY LIVING

AN AMAZING AND PERHAPS UNANTICIPATED BENEFIT OF AN OFF-GRID CABIN IS THE FEELING OF INDEPENDENCE YOU ENJOY FROM TRULY LIVING OFF THE LAND.
My love
for the woods and camp life began when I was a teenager and I dreamed of someday living and working in the woods. After earning my degree in wildlife management and forestry, I landed several jobs in land acquisitions, forestry and guiding. My first position after college was as a hunting and fishing guide and forester at Bay Pond, the Rockefeller family’s estate in the Adirondacks Mountains. While at Bay Pond, I worked with several old timers and backwoodsmen. My favorite mentor, aptly named “Woody,” taught me some valuable lessons about
back country living, or as he called it, “the ways of the woods.” During this time I learned to plant trees, build structures with logs and fell timber. Woody taught me how to make my own root cellar to store food and cold drinks. I also learned how to collect water in a cistern, instead of building a well, and I mastered the basics of harnessing and storing the sun’s energy for power, instead of relying on man-made electricity. By the time I was 25, I had learned how to truly provide for myself and my family and I dreamed of creating my own place LAND.COM • LEGENDARY LIVING

About the Adirondacks CREATED IN 1892 BY THE STATE OF NEW YORK, THE ADIRONDACK PARK IS A CONSTITUTIONALLY PROTECTED FOREVER WILD AREA. AT 6 MILLION ACRES, IT IS THE LARGEST PUBLICLY PROTECTED AREA IN THE CONTIGUOUS UNITED STATES. NEW YORK STATE OWNS APPROXIMATELY 2.6 MILLION ACRES, WHILE THE REMAINING 3.4 MILLION ACRES IS PRIVATELY OWNED AND DEVOTED TO FORESTRY, AGRICULTURE AND OPEN SPACE RECREATION. THE ADIRONDACK PARK IS NOT A NATIONAL PARK— THERE’S NO FEE TO ENTER AND THE PARK DOES NOT CLOSE AT NIGHT, NOR IS IT A STATE PARK, A COMMON MISCONCEPTION. IT IS, HOWEVER, THE LARGEST NATIONAL HISTORIC LANDMARK, COVERING AN AREA LARGER THAN YELLOWSTONE, YOSEMITE, GRAND CANYON, GLACIER AND THE GREAT SMOKIES NATIONAL PARKS COMBINED. THE ADIRONDACK REGION IS LOCATED IN NORTHERN NEW YORK, APPROXIMATELY FOUR HOURS NORTH OF MANHATTAN AND TWO HOURS SOUTH OF MONTREAL. THE REGION CONTAINS OVER 3,000 LAKES AND PONDS AND MORE THAN 30,000 MILES OF STREAMS FEEDING 6,000 MILES OF RIVERS. THE ADIRONDACKS MOUNTAINS FEATURE 46 “HIGH PEAKS” BOASTING AN ELEVATION OVER 4,000 FEET. THE HIGH PEAKS OFFER OVER 2,000 MILES OF DESIGNATED HIKING TRAILS, PROVIDING ACCESS TO SPECTACULAR MOUNTAIN VIEWS. VISITORS TO THE AREA ENJOY ALMOST EVERY RECREATIONAL ACTIVITY IMAGINABLE—FROM BOATING AND FISHING TO HIKING AND ICE CLIMBING TO HUNTING AND TRAPPING. 164
in the woods. My first Adirondack camp was a simple, 12’x20’ log cabin, located 10 miles from power poles and pavement, along an old logging road in a boreal forest called “Kildare.” At Kildare, I first learned how to install heat, lights, running water and refrigeration in a camp that was way off the grid—something almost unheard of in the early 1980s. Around this time, I also began creating a company that would specialize in helping families, sportsmen and everyday people, just like me, to build their own cabin in the woods. I wanted a land company that would make New York’s beautiful woodlands affordable to middle income people. For me this meant not only finding good quality land for folks, it also meant helping them set up their camps for comfortable back-country living. My land company would be committed to outstanding ethics while maintaining a great work atmosphere. In 1988, I founded Christmas and Associates and began acquiring and selling land to hunters, fishermen and outdoorspeople. We also started building cabins for our land customers and we offered forestry, land use planning and brokerage services throughout New York’s Adirondacks, Tug Hill, and Southern Tier regions. Our philosophy has always been simple: offer the best customer service and the finest quality properties at the lowest prices. We offer a variety of recreational property including waterfront, large acreage tracts, hunting land and land and camp packages—all with our complete customer guarantees and in-house financing. Since the beginning, Christmas and Associates has worked with many customers to set up their own small, self-sufficient camps. Helping people build a remote camp that is completely energy independent and comfortable is easy, affordable and rewarding. Our “land and camps” business model has worked for us in New York, Colorado and Montana—all locales where we have successfully sold land and camps to middle income Americans. Many people want an off-grid camp, not so much for hunting and fishing, but as a retreat where they can unplug and get away from the stress and pressure of modern life. Many land customers also tell us that they appreciate having a place to go to feel fully independent. In America’s cities and suburbs today, people rely primarily on state, county and local governments for their resources—sharing limited services for fuel, heat and water while being tied to an increasingly antiquated electrical power grid system. At an off-grid camp, you rely solely on sunshine, rain and your own ingenuity! Today, there are many ways to equip an off-grid camp. When considering which system will work best for you, the first step is determining your wattage needs. Electric devices require significant wattage and will increase demand, thus dramatically increasing the size of the system you will need. Propane fuel is an alternative option and can also be used to power a cooking stove, hot water heater and a refrigerator rather than electricity. Gas refrigerators, for example, are handy for extended stays and prices run from $800 to $1,000. A propane cooking stove is also nice to have and tabletop models with two or four burners are available. Some even include a small oven. Or you can run electric for some devices and keep others on propane, depending on your needs. People who spend weekends at camp, for example, may only need a basic source for hot and cold running water and a few lights. In this situation, a few solar panels or a mid-sized generator with battery backup, coupled with a mid-sized inverter, is all that’s required. Solar generators are easy to
LIFEST Y LE
set up and are fairly inexpensive. With most off-grid systems, you incur initial set-up fees but then you can use the systems for up to 20 years without ever paying a utility bill! If you decide to set up electric power, you will need three basic items including a source for generating energy, a method to convert energy and a way to store it. For example, solar panels are a common power source for our cabins. In upstate New York, sunny days are limited so we recommend our customers also install a generator to kick on when sunlight is not available and when your power storage is low. Batteries are set up on a meter so that when no electricity is being created, the generator starts automatically. This is our preferred solution but some people bypass the solar panels and simply buy a generator to keep the batteries full. Depending upon where your cabin is located in the U.S., you may also consider wind generators, water turbines or a motorized generator to create power. To convert DC (direct current) power into AC (alternating current) power for regular, householdtype electric use, you will need an inverter that is wall-mounted close to your batteries. The required inverter size depends on what devices you will use at camp and your frequency of use. For example, most seasonal camps operate adequately with an 850 to 1,000 watt generator. Components are wired together and the inverter has a wire that provides 110 household-type power to the camp panel box. For power storage, we recommend using a battery system. We prefer gel batteries over the deep cycle type because they are maintenance-free and do not degrade as much when undercharged. Gel batteries also operate in below-freezing temperatures, which is ideal for weekend or seasonal camps in cold regions. The number of batteries you need is based on your usage and how much you want to hear a generator run or how often you add fuel to your generator. To protect gel batteries in winter, they require insulation and adequate ventilation. And although pricier initially, gel batteries tend to cost less to run per month and per cycle. Once electricity is in place, you can install lights, water pumps
and other electric devices. A water pump and an on-demand water heater are nice to have and will run $250 to $900, depending on the size you need. Also, to conserve energy, we suggest you use low wattage or LED lighting. Another important consideration is heating your cabin. We prefer a woodstove but some folks prefer propane heaters. Propane heaters are also efficient to keep a camp heated when unoccupied to prevent water pipes from freezing. Two 100-pound propane tanks filled each spring should last a small cabin all season. As for inside plumbing we always recommend pex piping, not copper, as it is less likely to freeze and break in frigid winter temperatures. We also build our seasonal camps with a hot and cold drain off the low end of the building. In that way, if you decide not to heat your camp in the winter, you simply shut off the well switch (if you have one) and open the two drain valves to drain the pipes to prevent freezing. Many off-grid customers avoid digging a well and running water pipes. Instead they install rainwater collection systems or simply bring water from home. In many cases, nothing beats the price per gallon of rain water, making a rain barrel catchment system appealing. Rain barrels can only be used when temperatures are above freezing, though, so an alternative system is typically used in cold seasons. Components, sizes and designs for all these systems can be adjusted for any size dwelling— from a simple wilderness camp to a larger, more elaborate cabin. As described above, the camps we build and help equip are completely functional for almost the same cost as two years of utility bills. With an off-grid cabin set-up, we believe you can enjoy all the necessary comforts of home and most of these systems offer a 10 to 20 year life expectancy. Northern New York, where Christmas and Associates now sells land full time, boasts some of the country’s best quality, hunting and fishing land offering both scenic beauty and affordability for people who are willing to look at land off grid. And an amazing and perhaps unanticipated benefit of an off-grid cabin is the feeling of independence you enjoy from truly living off the land. °

WINN RANCH lu xu r y l ak e t r av i s a cr e a g e winnranch.com LAGO VISTA • TRAVIS COUNTY, TEXAS • 514± ACRES • $50,000,000 The 514-acre Winn Ranch is the finest Lake Travis waterfront ranch to come on the market in many years. The land has historically been used for livestock grazing—currently supports a longhorn herd—and has no significant land improvements. However, it has not gone untended, and the majority of the property has been cleared of cedars and other high wateruse trees, producing open areas of grassland with native oaks. The Lake Travis frontage is on the deep main body of the lake and runs about 4,000 feet. This is in addition to waterfront along the cove of about another 3,000 feet. The whole property is relatively level with no significant topographical features other than the lake and cove front cliffs. However, it does include a boat ramp usable at almost all lake levels. The potential for this property is virtually limitless, with options for creating a one-of-a-kind chateau estate, with or without vineyards, which have been and are so very successful in the Lake Travis area. Alternatively, sections of the property might be subdivided as high-end residential developments Conveniently located just 49 minutes from downtown Austin, 42 minutes from The Domain shopping center, 57 minutes from Austin-Bergstrom International Airport and 27 minutes from the heart of Cedar Park, the Winn Ranch retains an unequaled level of privacy and seclusion—the ultimate retreat.
