By my estimation, Spring comes late to the Rockies. It may be the end of May or early June before the last pockets of snow melt in the back country. Don’t get me wrong, I love skiing and snow biking until it’s almost time to put on my swimsuit, but there’s a part of this southern girl who misses the blush of azaleas and burst of dogwoods. In my childhood, those flowers heralded the change of season as surely as frilly Easter dresses and patent leather shoes. (And as a side note, I’m a little sad that my baby granddaughter won’t be hunting for Easter eggs under the dappled shade of a newly leafed oak on a rolling green lawn as I watch from the porch swing….) Granted, the alpine meadows here will put on a dazzling display, but I’m impatient for the obvious renewal. Bernard Williams must’ve been reading my mind when he wrote, “The day the Lord created hope was probably the same day He created Spring.”

There are many considerations to make when dealing in land, like the property’s soil type, highest and best use, environmental factors, legal limitations, investment viability, eligibility for a 1031 Exchange, and much more. Using an Accredited Land Consultant (ALC) ensures that as an investor, buyer, or seller you are represented by the most qualified agent in your area to conduct this type of transaction. The REALTORS® Land Institute (RLI) makes it easy for landowners to recognize the highest achieving, most trustworthy and most educated land real estate agents in the industry by conferring them with the elite ALC Designation. In 2017, twenty-one agents successfully completed RLI’s LANDU Education requirements to prove their expertise. This was the opening slide of Dr. Mark Dotzour, renowned economist from College Station, Texas, as he began his presentation for brokers attending the 2018 National Land Conference in Nashville, Tennessee. Unemployment is at a record low, our economy is on fire and the newly approved tax bill is like pouring gasoline on an open flame. Dr. Dotzour was quick witted, entertaining and admittedly a pessimist at heart. In my opinion, his forecast of the US economic condition was worth the entire trip to Nashville. His best advice, stop watching the news!! There is so much hype, propaganda and unfounded opinion wrapped up into what we are allowed to see, the fantastic economic condition of our country is incorrectly colored with negativity and fear. Our economic forecast looks great and this is good news for ranch sales. The National Land Conference had many highlights. First, Nashville is incredible. They took great care of us. The food was top shelf, hospitality was around every corner and the musical talent was off the chart. Thank you, Nashville!! Second, the Apex awards were presented to outstanding broker sales nationwide. Team Murphy of our own Colorado chapter was this year’s big winner in nationwide total volume and recreational ranch sales. Congratulations guys!! Third, the introduction of the newly formed Broker COOP stole the show. This broker-owned, broker-run, nationwide cooperative garnered great attention. The idea of a ranch marketing site, which

acts as a multiple listing service for brokers to track sales nationwide and is a powerful marketing tool for the public, resonated throughout the room. Brokers will be in control of their data with the client’s best interest first and foremost in mind as they aggressively claim a footprint on the World Wide Web. Exciting times!! My take away: This is the 5th National Land Conference I’ve attended but my first as the President of Colorado RLI. It was amazing to me to sit in round table meetings with other chapter leaders who continually recognize the Colorado Chapter as a template of how a chapter can run. The combination of effective marketing meetings combined with educational classes that continually build knowledge and sharpen skills has built our chapter. These skills give us the tools we need to be effective counselors for our clients and provide the insight they demand. In addition, our yearly ranch tour along with our multi state agricultural meeting are treasures that our chapter exclusively provides. What a privilege it is to be recognized as the Colorado president knowing full well the hard work that has gone before me to build such a great organization. Recently I was asked if ranch values are back up to the same level prior to the 2008 crash. In Western Colorado, we’re not even close! The stage is set for an economic explosion with values well below their all-time highs. There are also 1,054 acres of level dryland in this tract located on upland around the center pasture. A Rare Opportunity So what are the real benefits of this ranch? Why does operating a cattle ranch in this part of America make so much sense? Who might buy this as their next ranching operation? For starters, the sheer size of quality low-input rotational grazing with an extraordinary biodiversity of range grass supports the operation. Cattle Canyon Ranch offers tremendous variety of native species grasses. From warm season tall grasses to short hard grass species, the multitudes of grass pack the pounds on the cattle. Moving herds from one pasture to another after a clean graze stimulates quick regeneration and offers consistent feed for increased poundage. It’s a modern way to graze cattle that simulates a historic pattern, when Bison once plowed through the Great Plains, devouring grass while on the move, then leaving, allowing for it to generate back. “On the East block of grass we’ve had for 10 years, we’ve improved 13, 20 and 30 foot bottomless tanks with stock dams and windmills. We’ve added 7 miles of new cross fence to manage rotational grazing. Our West tract has been operated as a grazing unit for 3 years, and we’re adding water and infrastructure to sustain the full 1,400 AUM for the future.” Convenience plays a major role in the day-to-day life of the rancher, but also affects the bottom line. With tracts so close together, it’s easy to figure a lower cost of travel and overhead to manage the ranch. Roads intertwined through the tracts, county access to almost all pastures and close proximity to sale barns and feed lots all make managing and moving cattle easier. Three cooperatives compete in this region; making for lowers costs of overhead. Reduction of expenses, time and effort to get cattle to market can yield 10-12% higher net income from cattle sales. Versatility of the wildlife and terrain are also contributing factors to this rare opportunity. “We’ve got mule deer and whitetail. Pheasants, quail and turkey. We even have elk and are close to being recognized in a special elk unit with the Nebraska Game and Parks.” It’s easy to imagine driving through the ranch and seeing the hills come alive, especially at dawn and dusk when the wildlife come out among the ridges and valleys. Hunting in the Frenchman Unit of Nebraska requires standard hunting permits and special licenses for drawing for elk or deer permits. Private hunting opportunities are obvious, but leasing of the hunting rights can also increase the revenue stream for the owners.

An 1890s Dairy Barn

When JLF Architects Principal Paul Bertelli spotted an 1890s stone barn on a defunct Montana dairy farm, he knew just the client who’d appreciate its Old World resilience and charm. He called an antiqueloving couple looking to build in Wyoming, and convinced them to add the barn to their collection as “the ultimate antique.”

With great care, the original structure was dismantled and moved stone by stone from Montana to a former cattle ranch on the outskirts of Jackson surrounded by marshy waters, mountain views and sweeping Western skies. The restored limestone was paired with reclaimed timber and log walls, timber trusses, fir floors and steel windows for an organic timeworn look with modern livability. To celebrate the home’s origins, JLF intentionally echoed the 19th-century barn’s form when designing the new 7,900-square-foot home, dubbed The Creamery. “This building in its existing form, with its scale and proportion, was much purer than any contemporary architectural solution we could have applied,” Bertelli says. “Ultimately doing nothing at all was the genius of the architecture in this project.”

It impacts Griffin & Howe—the fabled American gunmaker started in 1923 by Seymour Griffin and James Howe in lower Manhattan, purchased by Abercrombie & Fitch in 1930, and over time developed a blue-ribbon client list of Ernest Hemingway, Clark Gable, Gary Cooper and Jack O’Connor who all demanded rugged, beautiful rifles for their African safaris. It impacts the Wall Street visionary who owns Griffin & Howe and the Hudson Farm Club. It impacts members of the Hudson Farm Club. And it impacts Mr. Bignell and Mr. Polanish. Next stop is the 6,000-square foot state-of-the art gunsmithing and gunmaking operation. Housed in a recently completed 15,000-square-foot barn-type structure, the builder performed extensive testing and computer modeling to maximize construction material efficiencies, including a solar-panel array. Two farm buildings were demolished to make way for it. An old, decaying silo was rescued and modernized. Mr. Polanish speculated that the unique space may be converted into an employee lounge area. From there you can see the new dog kennels for Hudson Farm members and guests. In designing the gunsmith’s benches, Mr. Polanish said he adopted a German methodology that formulates the amount of natural light to balance energy efficiency, eye comfort and ultimately product quality. He also designed the benches to be ergonomically efficient for right- and left-handed technicians. For Mr. Polanish the gunmaking shop drives Griffin & Howe’s new axiom “How a Legacy is Crafted.” Known for traditional shotguns and bolt-action rifles, Griffin & Howe took a radical departure in 2015 when the first proprietary long-range rifle emerged called the “Long Range Precision Rifle.” Resembling a militaryQW sniper rifle more than the dangerous game guns that made Griffin & Howe famous, that in-house piece of modern technology proved the viability for similar, military-grade, high-powered firearms bearing the Griffin & Howe name. The new hand-crafted, Highlander Rifle is built on that stainless-steel architecture with light-weight carbon-fiber barrel and stock in Gore Optifade patterns with a starting price of about $5,500. Need to sight-in the rifle? Up the hill is the 850-yard rifle range. But the rifle range also serves The Griffin & Howe Rifle Marksmanship School. The sprawling parcel is equipped with realistic animal size targets, both stationary and moving, in addition to metal reactive targets and electronic Oakwood Control targets. TOP TEN TIPS

for building a customer service platform that are applicable to wildlife-based recreational businesses.

1)

People If you do not have the right people (staff support) on the bus, the bus will not perform at it’s highest capacity, plain and simple.

2)

Safety First Business practices that involve hunting, fishing, hiking, and similar activities, provide huge opportunities for liability exposure. Risk management training should always be embedded in the business culture of these industries, as there are many potential perils that exist in these business environs, some which could cost a person their life.

3)

Marching in Step If you take note when staying at a nice resort, you’ll likely find that the assembly of staff are performing tasks with effortless coordination; this does not happen by accident. Make sure that all staffers are provided the appropriate training and necessary tools that they need to function together as a team, creating efficiencies and synergies that ensure great performance.

4)

Attitude is Everything I often remind our staff, “The most important thing that you can do where you work is the expression on your face.” A friendly, “can-do” disposition is the royal flush in the game of customer service.

5) There are few industries that offer as much of an opportunity to profoundly impact client satisfaction through basic customer service strategies as what you find in wildlife-based recreational enterprises. These types of businesses are often characterized by an intimate interface between staff and clients, where staff assumes many important roles including guardian, counselor, instructor, friend, confidant, guide, nature interpreter, provider of food and nourishment, administer of first aid, among other things. Hunting, fishing, and wildlife-watching trips that are multi-day programs are especially unique in that you have a relatively protracted interaction with the client, which provides an excellent platform for the proprietor’s staff to convert this opportunity into a high level of client satisfaction and client retention. Successful businesses generally develop certain business cultures that are reflective of who they are, what they do, and how they do it. Such businesses cultures are typically a product of best management practices (BMPs) that are reasonably replicable, many of which are often tied to customer service strategies.

Pleasure vs Recreation In the outdoor recreation business, it is important that staff enjoy their work, as this projects in a positive way to the client, but it’s paramount that the staff know where to draw the line between enjoying their work versus having a recreational experience themselves during work hours. So, have fun, but always maintain a professional mindset.

Teachable Moments The outdoor world is an open book for learning. Hunting, fishing, and outdoor guides are in a unique position to help interpret features of the landscape that may be foreign to those who are new to the out-of-doors and these revelations can provide an added entertainment feature to the client’s overall experience. Guides are also in a great position to bring visibility onto other important societal cornerstones, such as the importance of natural resource conservation; respect for the land and landowners; spiritual and emotional significance of wild things and wild places; the virtues of relying on and utilizing God-given senses, such as sight, sound, smell, touch, self-awareness, selfconfidence, and intuition; and the importance of wise-use of our wildlife resources, among many other platforms for outdoor education. Stay in Touch Customer service strategy always involves good communication, not just during the hunting or fishing excursion, but before and after the event, as well. Prep packets, booking agreements, newsletters, “thank you” cards, birthday cards, and occasional impromptu phone calls are all good tools of the trade that allow communication to be a bridge for success.

Appetite for Success Food and food service in these industries should not simply be an act of providing a meal, but this part of the service-package should be viewed as a huge opportunity to provide a delightfully positive experience. Do not cut too many corners when it comes to the culinary side of the service package. Gourmet food is nice, but tastiness, presentation, and portions are often more vital. A simple sack lunch in the field can be a big hit if the setting is stunning, the food is fresh, and there is some focus on little things, such as a slice of pie, or a thermos with hot coffee or tea. Go the extra step, whether in the kitchen or beneath a big live oak.

Know your Customer Ideally, the staff should already have some personal information on each client before they arrive, when possible. The chef having a heads-up on special dietary needs; the guides already knowing if certain clients have heart conditions or specific physical limitations; as well as staff anticipating age and gender composition of the group, will all provide helpful knowledge so that the staff may be best prepared to service the unique needs of the clients.

Staff Empowerment If you have the right staff on the bus, and if they have been properly trained, then stay out of their way and let them do their job. Place confidence in your people and let them know of your faith and trust in their abilities. Proprietors in these industries are welladvised to focus on bigger picture affairs, while relying on guides, cooks, wranglers, and interpreters to shoulder the tasks that take place in camp, at the lodge, or in the field.

And the bonus point; remember the client’s name from the get-go. A person’s most prized position is their name, so remember it and address them by it. It’s often the little things that make a big difference in customer service strategies. °
