ONFUCIUS MAY HAVE SAID IT, but my sassy, funny, southern-lady (and all that’s cracked up to be) mother-in-law, Ruth Houston Baker, lived it. On November 11, five weeks before her 96th birthday, Ruth passed into the life eternal—and left behind a legacy of love, laughter and infectious optimism.

My husband called his mother every single night, and he opened with, “Hey there, Good Lookin’!” They were incredibly close. And while he was indeed the light of her life, she never spoiled him to the point of rotten. Instead, Ruth capably managed to be both a parent and a friend, and in the process raised an exceptionally good man. I’m grateful she shared him with me all of these years. Before Ruth died, I promised that I’d take extra good care of Bobby now that she’s not here to lend a hand. I’ve got big shoes to fill because she was—and I say this as her daughter-in-law—the coolest chick ever. Ruth was born in Memphis, Tennessee, in 1924. She came of age during the Great Depression. She was flexible steel. She didn’t flinch in the face of a challenge, but instead grinned and winked as she strode through it in her inimitable style never losing an ounce of optimism. A close friend described her as “spunky.” People were drawn to her as if she was a human magnet. Ruth was the one you wanted sitting at your table, whether it was a fundraising luncheon, a dinner party or a bridge game. (If you were lucky, she would send you her bridge winnings of $1 or even more.) She was “that lady” who gave candy to small children in the grocery store, but was so genuine and disarming that mothers gladly allowed their kids to take candy from a stranger. Even in brief encounters, Ruth made a lasting impression. On the memory wall that accompanied her digital obituary, one well-wisher shared a story about a package delivery that turned into an afternoon tea party. (Ruth kept cookies on hand for just such occasions.) This single encounter was the only one-on-one encounter this woman ever had with Ruth, and yet, years later, remembered it so vividly she was compelled to share it with family. Ruth cultivated relationships. She broke the ice with a warm smile. Her sense of humor and quick wit engendered laughter. Her interest was genuine. Her concern heartfelt. And she was authentic. She never tried to be someone she wasn’t. Wherever Ruth was, she was there with her whole heart. Living whole-heartedly was her superpower. Living whole-heartedly was her gift. Now it’s her legacy—and I’m sharing it with you. As I write this, time is marching on toward 2021. The calendar turning marks a new year and ostensibly a fresh start, but a new year brings no promise of predictability. It never has really, but after 2020 we know that there are no guarantees. Reflecting on the many lessons of 2020, one stands clear to me. The only thing we can count on, outside our faith, is our people. What really matters is the relationships we cultivate with them—and the joy that comes from living our lives whole-heartedly. In our pages, you’ll encounter people like Aaron Wightman, a Cornell researcher whose passion for maple syrup can be traced back to the arrival of his ancestors in Rhode Island in 1648. Today, he devotes his career to developing more products for maple syrup so the hallowed northeastern tradition will not only continue but thrive. You’ll meet Allan Treadwell and the rest of the Hayden Outdoors crew who share their love of the land and rural life through their RFD-TV series, “Life on the Land.” Then, there is Greg Simons, co-owner of Texas-based Wildlife Systems, who provides his tips for keeping hunters and other guests safe during COVID-19 so they can continue to follow their hearts into the outdoors. In addition to people, you’ll find stunning places like the Double Nickel on the Niobara in the Sandhills of northwestern Nebraska (and hundreds of others) where you’ll be happy to go with all of your heart. In fact, I expect that once you find your place with your people, you’ll leave a piece of your heart there. In 2020, there was a social media phenomenon simply known as Karen. Karen became short-hand for whiny, selfish, angry, bad behavior. As we stand on the cusp of 2021, the temptation and the opportunity looms large to be a Karen, but it is my wish that we’ll all choose to be a Ruth. If we do, I promise our hearts will overflow—and our life will be full and rich in all the ways that matter most.

Allen Treadwell was born and raised in southern Missouri on a cattle and poultry farm. At an early age, it was evident he had a talent for shooting a shotgun, and that talent took him to competitions in nearly every state in the U.S. and then around the world competing on six continents. Allen has won multiple State, National and World Championships, was an Olympic alternate with the U.S.A. Shooting Skeet team for the 2004 games and a holder of multiple national records. The diversity and quality of outdoor recreation that Colorado’s four seasons have to offer is some of the best I have found anywhere in the United States. What are the three most important tools in a ranch broker’s kit? Clean Truck, Cell Phone, Laptop Computer If you could call anywhere on the planet home, where would it be? Why? Windsor, Colorado, because of the climate and strong real estate market. There is no better place on earth to sell real estate. What’s the most profound lesson you’ve learned from the land or its people? There is no substitute for hard work, and as long as you take care of your land, it will take care of you. Listener or talker? Listener 100% If you had one extra hour of time per day, how would you use it? Time with my family and friends Would you rather be without Internet for a week or your phone? Internet If you could give one sentence advice about how to live life, what would that be? Start early with 30 minutes of exercise, and win the day by 11:00. Describe your perfect work day. In the office early, tackle my list of daily minimum standards first thing. Spend the remainder of the day being of service to my clients and helping with the day to day operations of the brokerage. What is your most memorable deal to date? There are many; every deal is special in its own way. My most memorable is actually a current listing, the Sitting Bull Monument and Sitting Bull’s remains.

THE VOICE OF LAND My mentor in the real estate business was, and still is, a rancher by the name of Ralph Walchle. Ralph is a tall, skinny cowboy with a thin mustache, wearing a 30X Stetson and Justin Boots. Ralph earned a degree in Animal Husbandry from Colorado State University. The only thing he loves more than God, family, and land, is cattle. He loves the science of cattle breeding and spent his life developing a Simmental cross that dropped small calves, but then grew big on Colorado grass. Ralph loves Simmental cattle so much, he once went to Switzerland to visit the homeland where the breed originated and came back with a pile of cowbells. I remember sitting on his porch, drinking coffee, and listening to the soothing chimes of cattle through the crisp mountain air. Ralph spent time educating me on the history of cow bells. I learned that it is not the size and construction of the bell, but the unique sound that is important. You see, Swiss ranchers cannot always see the cattle on the hill, but they are comforted when they hear the distinctive unique “voice” of their cowbells. The mission of the Realtors Land Institute (RLI) is to be “The Voice of Land.” This voice provides the expertise, camaraderie, and resources necessary for real estate professionals to become the best in the business. As the President of the Realtors Land Institute Colorado Chapter, I have seen firsthand how this national organization, working tirelessly at its mission, can provide the necessary tools, education, and resources to brokers. In turn, these land professionals provide counsel and comfort to their clientele as they care for their greatest resource: land. In short, we are the go-to voice for all things related to the real-estate. This expertise began in 1944 when soon after World War II, the Agricultural Institute was formed. This organization is now 75 years old, 1,400 members strong, with committees focused on education and leadership to governmental affairs: The Education team provides relevant courses, webinars, and programs related to current land, tax, and estate issues. As a result of intense education, a prestigious yet rigorous designation was created, The Accredited Land Consultant (ALC). The ALC is a designation earned not only with extensive educational requirements, but a proven transactional track record,

unquestionable integrity, a depth of experience, and stringent production requirements. The Future Leaders Committee suggests and oversees current technology and trends for members and land professionals and suggests programs and events to build future leaders by anticipating generational needs and directions. The Government Affairs Committee oversees the development of position papers, calls to action, and related activities. We know as an organization we must provide data relevant to the Institute membership with timely responses and action when appropriate. You know, you cannot be the “Voice of Land” if you are not educated and engaged in land issues, whether at a local or national level. You cannot be the “Voice of Land” if you are not utilizing the latest marketing tools, technologies, and resources to best assist your clientele. You cannot be the “Voice of Land” if you do not have access to resources of professionals with countless years of experience in complex land transactions. Could you ever see yourself transacting a farm or ranch without utilizing a Realtors Land Institute professional, a true “Voice of Land?” Me neither. Ol’ Ralph is a great mentor and cherished friend. He was the man who introduced me to the Realtors Land Institute almost 30 years ago, so when I think of the “Voice of Land,” I think of Ralph. His voice is big, distinctive, and deep. It is a voice easily recognizable, and when that voice counseled clients it never failed to bring them comfort. It is a trusted voice, educated, with the clients’ interest in mind over his own. He is now retired but a real-life example of the “Voice of Land,” a lifetime honorary member of the RLI Colorado Chapter. Buy Land!

ROWING UP ON A SMALL FAMILY FARM IN RURAL SOUTHWEST MISSOURI, living off the land was the way of life. My family raised poultry and cattle. My “Granny” raised a large vegetable garden and preserved food for the winter. I spent countless days fishing the nearby lakes with my “Pa.” Then in the fall, my Dad and I would spend time in the woods hunting. From a young age I loved hunting and shooting, and it wasn’t long before it became evident, I had a talent for shooting a shotgun. My shooting career took me to competitions in nearly every state in the U.S. and then around the world competing on six continents. Eventually, that talent combined with my upbringing provided the opportunity to work in the outdoor industry for the past 20 years. During those travels, about 15 years ago, I was asked to attend a charity pheasant hunt in Eastern, Colorado. It was there that I met Dax Hayden; he worked in real estate with his dad, Leo, and a small team of agents at Hayden Outdoors. They specialized in knowledge of farm, ranch and recreational properties mostly in Kansas and Colorado. It didn’t take long for us to find commonalities. We both came from small rural communities, liked hunting, fishing, and spending time in the outdoors and grew up with strong family values. Shortly after that initial meeting, I met many of his family and many of the team members at Hayden Outdoors. It didn’t take long to understand that the Hayden’s are a tight-knit group, and shortly after meeting them they make you feel like family and treat you like lifelong friends. For many years, my relationship with the Haydens was solely based on friendship, and respect as mentors. For 20 years I have had a background in outdoor industry, television and entertainment, and when I was asked to be the host of their new television show, Life On The Land, it was a perfect opportunity to merge my upbringing and career with Hayden Outdoors. Not only would I be working on the television show airing on RFD-TV, I would also become an agent and help grow the company in my home state of Missouri, as they expand further into the Midwest and Southeast. This is why the Hayden Outdoors’ Life On The Land TV show is one of the most important projects I have ever worked on. This program gives Hayden Outdoors and me the opportunity to showcase amazing properties across the country allowing the viewer to dream, and even act on the dream, to own a piece of heaven on earth; a chance to show those that tune in a variety of experiences, landscapes and activities with family and friends outside the city limits. Additionally, one of my goals of the Life On The Land show is to also showcase the hard work, loyalty, humility and honesty of our team. Even though in the last 10 years Hayden Outdoors has grown from a small family company to now over 135 brokers in soon to be over 20 states, the same core values that established the company still exist and are even more prevalent today. In January 2021, Season 2 of Life On The Land will still feature fantastic properties, but with the addition of lifestyle features, we hope to provide a more in-depth look into living on the land. You’ll find the Hayden Outdoors team venturing from Alaska to Florida and many places in between. We travel to the famous Kodiak Island, where we chase a variety of fish, from silver salmon in three feet of water in a spawning stream, to giant halibut 200 feet deep in the Pacific Ocean. In Wyoming, we showcase a generational legacy ranch and we harvest free range buffalo, taking that meat from field to table. Move over pancakes. Maple syrup may start wow’ing beer lovers. That’s the hope of maple syrup researcher Aaron Wightman. In a recent interview with LAND, Wightman revealed the latest discoveries made by his Cornell Maple Program team. WINTER 2020

LAND: Did you grow up farming or sugaring? AW: I grew up on my family’s maple farm in western New York, just outside of Wellsville. It’s a 65-acre property, very remote, and surrounded by farms and forests. We still tap about 500 trees.

LAND: How did you learn tapping? AW: We also own a nearby farm, where my father grew up. He

learned maple sugaring from his father and I learned from my father. Tapping is when you use a hammer to tap a spile into a hole that you already drilled into the trunk of a maple tree. Tubes are hung from each spile and all the sap drips through the tubing system down into our sugarhouse.

LAND: It sounds like you come from a long line of maple sugarers. AW: It’s in my blood! My ninth great grandfather, George

Wightman, arrived in the U.S. in 1648 and owned 2,000 acres near Quidnessett, Rhode Island. I have heard that there is still a Wightman family homestead there. My ancestors interacted extensively with Native Americans in the area, and supposedly, they learned maple sugaring directly from them.

The first Wightman, named Valentine, bought the Wightman family homestead land from Sir Humphrey Atherton, an early settler of Massachusetts Bay Colony and real estate mogul. Valentine communicated with The Narragansett Indian Tribe that farmed, hunted and fished in the area.

LAND: Define maple sugaring. AW: It is a catchall term for anyone who collects sap in the woods and turns it into a product. Sugaring and maple sugaring are interchangeable terms that mean maple syrup production.

LAND: What exactly is sap? AW: Sap is inside a maple tree. Sap is the only ingredient in maple syrup.

LAND: Explain the process of collecting sap. AW: We use a vacuum tubing system. We have 7,000 trees tapped

at our Arnot Teaching and Research Forest facility near Ithaca, New York, and another 7,000 at our Uihlein Maple Research Forest in Lake Placid, New York. They are connected with approximately 50 miles of tubing that connect to highcapacity vacuum pumps. The sap in maple trees is under pressure during sap runs. However, that sap has to push against atmospheric pressure to run out of the tap hole. The best analogy is to imagine that the atmosphere is a weighted blanket that is being pulled down by gravity. The vacuum pump removes most of the atmosphere. So, then, the sap has less to push against and can flow out of the tap hole more easily—and we get more sap!

LAND: What exactly is a sap run? AW: A sap run occurs when the sugar bush has undergone a

freeze-thaw cycle (the temperature has gone below freezing for a period of time, followed by a rise in temperature to above freezing), and the tree develops pressure. Under these conditions, maples trees will produce sap, or what we call “run.”

LAND: How do you monitor all this? It sounds like a lot of walking in the forest. AW: We have a network of remote sensors in the forest that relay

real-time vacuum and temperature data to our smartphones. That helps us quickly detect things, like vacuum leaks in the system.

LAND: How do you make sap into maple syrup? AW: Maple syrup is made by concentrating and cooking maple sap.

The sap starts out at two percent sugar. It is concentrated to 66 to 68.9 percent sugar through the processes of reverse osmosis (filtering out contaminants, etc.) and boiling, leaving the concentrated syrup. Cooking also causes chemical reactions, such as the caramelization that gives maple syrup its distinct flavor.

LAND: Why develop products containing maple syrup? AW: Maple syrup has a great flavor. A flavor everyone loves!

Other sugars don’t have the magnesium and vitamin B that maple syrup has. Also, maple syrup has chemical compounds. Researchers at the University of Rhode Island found that maple syrup may have anti-inflammatory qualities.

LAND: What sparked you to make it an ingredient in beer? AW: My mission was, and is, to find new products to make maple

syrup. The maple industry is growing experientially! In 2000, New York made 200,000 gallons of maple syrup. The USDA statistics estimated 820,000 gallons in 2019. The average American only uses a few ounces a year of maple syrup. Yes, to put on pancakes! But, the average American uses large amounts of beer, wine, and alcohol. It came together for me: maple is a sugar; sugar can be used in alcohol. If maplestyle beers gain mass appeal, the sales implications for maple producers could be considerable.

LAND: What did you discover in your first study? AW: Our first trial was on beer. We had to find the right time to do fermentation in the maple syrup process. We found, if maple syrup is added in with the malt, that the fermentation is too robust, and the maple syrup flavors don’t survive. Instead, we found if the malt is fermented and we do a slower second fermentation, the maple syrup flavors survive.

LAND: Talk about your progress with winemaking. AW: We are doing secondary fermentations to make a buttery, high-quality chardonnay with maple syrup. We have also made some pretty good dry maple wines that have really low sugar.

Secondary fermentation is the process of transferring the finished wine to another container for a period of aging.

LAND: Are you experimenting with distilled spirits? AW: Yes, we’re working with sap from the end of the season

that takes on some negative flavors, because the chemistry changes— and because the trees are trying to grow leaves. The flavor is a cross between cabbage and a Tootsie Roll! We’re concentrating it, then fermenting it into a wine and distilling it into a cream spirit.

PROTECTION PLAN FOR CAMPS AND LODGES

THE ENTERPRISE ASPECTS OF WILDLIFEBASED RECREATION TAKING PLACE ON PRIVATE LAND ACROSS THE COUNTRY


W

HEN COVID-19 SHOWED UP in earnest last March here in the U.S., who would have envisioned that our world would still be so encumbered by this dreadful virus? About the time that it seemed as though our society was beginning to move in a direction of getting back to our normal daily routines and practices, prevalence rates of COVID-19 spiked in many areas of the country, reminding us that it’s still too early to let our guard down regarding safety measures that address disease transmission. For those business proprietors who are running hunting, fishing and other nature-based operations with lodging, there are several steps you can take to help mitigate concerns associated with COVID-19. The basics that are listed below are NOT intended to serve as a bullet-proof list of safety measures that can be implemented, but these suggestions may help guide you in a direction that mitigates some amount of risk.

Sit It Out

It should be a no-brainer that anyone who has been exposed to someone who has tested positive, or anyone who is symptomatic, should not participate in the excursion. This goes for clients and support staff. Consider notifying your clients prior to their trip what your expectations are of them, as well as what they may expect regarding protocols that you have in camp. You might also require that they sign a disclosure form, like the document found through the Centers for Disease Control and Prevention (CDC), such as the CDC COVID-19 Screening questionnaire. Requiring that everyone have their temperature taken when they arrive at the lodge is

becoming a more common practice, and this can possibly allow people to head-off possible problems at the pass before people in camp begin interacting.

Handshakes, Hugs and Social Distancing

Though it is counter to our American customs, foregoing handshakes and hugs should be the norm for now. Replacing these practices with fist or elbows bumps allow you to still show affection during your normal hellos, goodbyes or during celebratory occasions. Similarly, social distancing should be practiced as much as is possible while in camp, in vehicles and even in hunting blinds when possible. Scattering out during mealtime should be considered, even if that means some people dining in the bedrooms, outdoors and/or locations that prevent crowding.

Hand sanitizers should be scattered about the facilities with a minimum of at least one dispenser in each room (above). Though wearing of face masks have represented a polarizing consideration, personnel who are involved with food service should adorn these protective tools while performing their tasks (previous page).

Wipe Down Surfaces

As I tell our camp staff, “Wipe everything down like there is no tomorrow.” Using a disinfectant, wipe down all surfaces where people are likely to make contact. Highuse locations such as dining room tables, countertops, doorknobs, bathroom surfaces and inside vehicles are all locations that should be wiped down regularly, perhaps three times daily. Consider using an aromatic cleaning solution so that your clients can sense that these locations are clean and fresh.

Handwashing and Hand-Sanitizing

Encourage everyone, including clients and staff, to regularly wash hands. Make sure that hand-sanitizing containers are visibly present in every room and encourage everyone to use them. Always have plenty of extra supplies.

Mask-Up

No other safety measure has stirred more controversy than facemasks. In some states, in some public settings, masks are mandatory, but in other locations they are optional. Consider requiring clients and staff to wear masks in common areas, while giving them the option to forego wearing them in other settings. Have a box of throw-away masks on-hand for everyone’s convenience. Remind everyone to either cough or sneeze into the crook of their elbow or to walk outside of the room if they feel the need to cough or sneeze.

Food Service

From my perspective, there should be particular attention paid to applying risk-management protocols in the kitchen and dining areas, as activities associated with meals are the most central to the entire group. Should a buffet-style arrangement be in-place, consider requiring that everyone hand-sanitize at the front of the line and that everyone be masked while serving themselves. Another option is for the chef to be masked-up and to serve everyone’s plate for them. The chef should wear throwaway gloves throughout the meal prep, during the serving period and during the clean-up process. Have everyone drop their serving ware into a bucket with hot water that contains a disinfectant and consider doing the same with plates and bowls. You may also want to utilize some paper and plastic ware to minimize the amount of cross-handling of items. To reduce cross-handling of items even more, consider having condiments provided in throw-away containers. And, as previously mentioned, encourage groups to scatter out instead of having a large group dining at the same table.

Have a Plan and Use Your Head

Importantly, it is paramount that your entire support team have a good understanding of the game plan. Personally, I prefer providing some degree of latitude on what our internal protocols look like, but I largely expect for our entire team to be on the same page, marching in-step with confidence and elimination of confusion or uncertainty. It is important that your clients and your support team have a degree of comfort in knowing that everyone’s health is the number one priority and that there is structure in-place that helps ensure everyone’s well-being. And never forget that the strongest safety tool is your brain, so use it wisely. As business owners, it important that we work within reasonable parameters that allow us to continue to maintain a viable business, while also incorporating some safety features that allow us all to do our part at trying to beat COVID-19. Markets are currently elevated for the hunting, fishing and outdoor recreation industries, so we now have a great opportunity to prove our abilities to accommodate these whetted appetites and for proprietors to work through these trying times with favorable outcomes. °
