The Power of the Pause ““Summertime is always the best of what might be.”

W

e Americans are frenetic. Buzzing about from place to place, activity to activity, chore to chore with our to-do list in one hand and our phones in the other, we resemble oversized bees facing down an outsized flower field and an imminent thunderstorm. Urgency permeates everything we do.

We blast our horns when a car hesitates at a light. We drum our fingers, roll our eyes and grumble under our breath when our fast-food drive-through lanes are clogged with our convenience seekers. We wonder why online shops can't get our purchases here sooner than overnight.

These days when someone asks, "How are you?", we are likely to answer, "Busy." Let's face it, we're proud of our chaotic lives and stressed existence. We wear our busyness as if it's a well-deserved Medal of Honor for valor in combat.

For a long time, I ignored my DNA and listened to the voices of the world. These days, though, thanks to my grandloves and my husband, Bobby, who despite his tremendous business success never lost sight of the power of the pause, I hit the brakes often and go live in the outdoors. I'm an unapologetic dirtbiking, mountain biking, downhill skiing, snowbiking, fly fishing, big game hunting, cloud watching gal. And I believe…no, I know… my life is better for it. Summer is the perfect season for putting the brakes on, so to speak, and rediscovering the power of the pause. And as always, you'll find the best rural spaces and places in America in our pages. Pause. Peruse. Discover the place where you and yours can recharge for generations to come.

Somewhere along the way, to our detriment, we confused frantic motion with productivity and rest with laziness. As a result, we're living our lives bassackwards and missing out on some of the best parts. How do I know this? We're blessed with granddaughters, two precious bundles of energy and curiosity outfitted with curls, little girl giggles and spontaneous snuggles. Camden will soon be 5 and one day later Calli will turn 3. From the time their pudgy feet hit the floor in the morning until their knees hit the floor for their night-night prayers, they are on go…until something stops them in their tracks. Usually it's something in nature that causes them to slam on the brakes. An iridescent beetle scurrying across the path. A bright yellow aspen leaf in the mountains around my house in Crested Butte or an unfolding dogwood in the woody hills around theirs in Tennessee. Or everyone's favorite, a puddle to splash in. Then there are the parades of clouds in shapes of dragons, ice cream cones and angels. Of course, the best way to watch a cloud parade is flat of your back lying on a blanket of sunwarmed grass. Each of these tiny moments, brief pauses in their busy days, recharges them. Their energy never wanes because they're not afraid to stop. Instinctively, they know that life is best lived in the pauses. I know that, too, in my DNA. You see I grew up in Mississippi. Memories of my childhood summers are like long, slow sips of sweet tea. Front porch visits. Homemade ice cream. Sprinklers. Sparklers on the 4th of July. Lightning bugs captured in Mason jars. Long afternoons spent reading in the branches of a sprawling oak tree.

Knowing the Ranch Market One of the single most important aspects of buying a ranch is communication. One of the best ways to foster such communication and accomplish your goals is to find a quality ranch broker. This quality ranch broker will understand your goals, lifelong aspirations, and vision, then take that knowledge to connect you to the right ranch. In your search for this ranch broker or brokerage team, you are searching for the right drive, set of strengths, knowledge, and depth to not only get you on the right property but help you navigate any issues along the way to a successful closing. Dedicated ranch brokers strive to be knowledgeable, working every day to know the next landowner and what opportunities are on the market. In today’s very popular ranch buying market, they are concentrated on what might be coming on the market. Success for a ranch broker is defined by the phrase “you eat what you kill.” Thus, making each and every transaction extremely and equally important. I grew up in the outfitting business with my wife and I owning outdoor adventure companies in Alaska, Montana, Colorado, and Texas. The mantra of our company was no matter how tired you are, to this client, this is always their big day. The ranch company is very similar, no matter the size of the deal, to that particular ranch buyer; many times it is the culmination of a lifetime’s efforts. That ranch acquisition, big or small, is a lifetime of effort, a lifetime of goals, a chance to build a family legacy, and the investment they have strived to afford. It comes back to the saying “never judge a book by the cover,” and for a land broker, truer words have never been spoken. When you take on the responsibility to work with clients who often become friends, that effort to pursue selling a family legacy or helping the person trying to establish one, each transaction, marketing effort, and every tour is a chance to make an indelible impact on a life, a dream, a reality.

One of the biggest laughs we have in this business is the line “I have a guy.” If one thing is a standout of a dedicated ranch broker, it is the fact that broker is the source of the source. No ranch broker has ALL the knowledge, and a good one will let you know when they do not have that knowledge; that is when the line “I know a guy” comes to life. Having a broker who is smart enough to tell you “I don’t know” is more important than the broker who thinks they have every answer. As I was writing this article and looking at what characteristics really build a good-to-great land broker, I realized how tied this language, this thought process, this determination is to RLI (Realtor Land Institute). RLI is built on producing better brokers, better people, and better results. As owner of M4 Ranch Group and the current president of Colorado RLI, I am so fortunate to not only see my agents, my partners and even my son strive to be great in this business, but I get to see truly dedicated men and women who care deeply about this business. omething about land lives deep in the American psyche. Since the early 20th century, most Americans have resided in urban areas, yet the allure of an agrarian life makes the family farm or ranch a touchstone of American culture and politics. Cowboys, the rugged knights of the American West, have remained an icon of American culture. Disagreements between owners and preservationists over land use have become battles over the meaning and destiny of America itself. America grew and defined itself by growing into its abundant lands. Land inspired American independence and spawned American democracy while securing its rise as a world power. Land symbolized opportunity to generations of Americans, starting with colonists who never had the chance of owning property in Europe as the huge country gleamed in their eyes and its frontier drew them out west. Being a landowner means being a fundamentally important instrument of the American foundation while providing a stewardship of natural resources and a part of national culture alike. Today, being a landowner also comes with the seemingly relentless drumbeat of outside pressures and squabbles from individuals and organizations serving agendas of their own.

In the United States, property owners are protected under what is known as a “Legal Bundle of Rights,” basic rights afforded to any owner of real state. The bundle consists of: The right of possession The right of control The right of exclusion The right to derive income The right of disposition In the American West, home to vast private land holdings, landowners have spent decades protecting their rights to privacy, access and management of the natural resources native to their land. Ongoing disputes with outside organizations over public access to roads on private land, management of wildlife,

compensation for wildlife damages in the form landowner hunting permits, water rights and the introduction of predatory species are all too familiar points of contention over which endless amounts of hours and dollars are spent. By nature, rural landowners tend to be people who dedicate their time maximizing the productivity, health and enjoyment of their land. It’s a community who will lend a helping hand to a neighbor when needed but also respects their neighbor’s privacy, hoping for the same in return. Energies are focused on the task of protecting and improving their valued investment through responsible stewardship and hard work. These private lands are managed and cared for with a sanctity often times lost on lands with public access. Conversely, organizations advocating for issues of public land access, hunting or wildlife management and other conservationminded groups are well organized and funded. They are in a constant stage of research, planning and execution of their agendas, as that is their primary mission and full-time job. This particular dynamic tends to put the private landowner into a reactive and defensive position when these groups press for legislation or legal decisions that will adversely affect the landowner since his or her time and energy is usually focused on the management and enjoyment of their property. We have witnessed this firsthand in New Mexico, where recent efforts to change legislation that could have impacted landowner hunting rights were aggressively pursued by non-profit conservation groups and local politicians. When our brokerage, Beaverhead Outdoors Ranch Group, spearheaded a campaign to inform landowners of the proposed changes, we found that an alarming number of constituents weren’t aware of the proposed changes. Fortunately, through our efforts and the efforts of several other stakeholders, enough awareness was raised in time to mount an effective defensive and prevent the legislation from moving forward. As landowners, cowboys, hands, outfitters, real estate brokers and suppliers, we are all stakeholders in the steeped American tradition of ranching, farming and recreational land use. It’s easy for us to go about our daily tasks forgetting there are groups at work effecting change that could impact our investments and way of life. We would be well served by becoming more aware and more organized ourselves, refuting disinformation, controlling the message and being more engaged in the process. The resources needed in these efforts are already at our fingertips. By participating in Fish and Wildlife meetings, becoming active members of cattle and farming associations, paying attention to proposed legislation and communicating with our peers, landowners and stakeholders have the opportunity to take a proactive position and get in front of these issues before it’s too late. Find the legislators in your area who share your values and let them know who you are; their advocacy is critical and there is great power in numbers. Let’s enjoy our private lands while protecting our investments and lifestyles. Together, we can work to ensure the next generations can reap the same rewards. °

hether one is looking to purchase land for the first time, already the owner of a legacy property that has been passed down for generations, or somewhere in between, there is a broad spectrum of ownership opportunities in land real estate. It is important for a landowner to understand the value that their property holds as well as their role in bringing their investment to its maximum potential.

Highest and best use is just that, discovering the maximum value one’s property can provide them and working to realize this value. By definition, highest and best use for any property is the use which is legally permissible, physically possible, financially feasible, as well as the most profitable. When it comes time to determine highest and best use, a landowner can view their property as vacant, whether or not buildings and improvements exist, and decide the highest valuation of the land with its full potential. They could also choose to evaluate the property with its existing structures and improvements, if any, and decide whether these should be retained, modified, or demolished depending on the future highest and best use of the property. It can be difficult to determine what is legally permissible when dealing with crops, land development, water rights, or an improvement of value. Due diligence must be done to determine the validity of the possible improvements and the likelihood of their approval from city, county, or state governments. A landowner must make sure the improvements are physically possible within the constraints of available equipment, location of improvements, soil types, and structure in general. Clearly, the improvements must be financially feasible so the landowner is able to finance the operation through the improvement process. Obviously, for an income producing parcel, a landowner should also insure profitability in the present and long-term. Determining highest and best use for farm, ranch, and recreational properties is highly critical for a landowner in order to maximize the income producing potential of the property or the subjective overall benefits for the landowner. The owner must take into consideration the market in the area for agricultural and rural properties to determine if the current use brings the highest economic return to the parcel. After looking into income producing uses, it must be considered that the return should be high enough to cover operating expenses and include other improvements necessary to reach its potential. Tools and technology aid in determining highest and best use. These tools include drones, soil monitors and GPS on equipment. For example, using a chart to plot the most productive and least productive parts of a farm field with technology and yield monitoring systems, farmers can determine which soil types are most suitable for high yields and which soil types simply lose money and would be much better out of production and in habitat. In an advancing world, markets continue to change and adapt with new technology. Emerging markets like organics, regenerative farming, carbon sequestration, and even specialty crops like hemp continue to alter the highest and best use of any particular property.

When considering the economic return of a parcel, it is imperative for landowners to maintain good knowledge of the markets both locally and regionally. Many times, in farmland, highest and best use can differ greatly by things as simple as crop selection and trends in value with commodities. We have seen a huge push in recreational value being the highest and best use for what used to be only a commodity driven market. Usually, it is a combination of utilizing the land for multiple facets, such as leaving habitat for hunting and maintaining good cropland. If it is determined there is not an income producing use, the landowner can analyze other opportunities that create either personal value or a benefit equal to the amount needed to bring the property to its potential value. The merit of a property for hunting, fishing, or other recreational opportunities may be more valuable to the owner for personal use than its overall income producing potential. This should be considered for offsetting a lack of income or cost for any improvement or development. While many landowners may want a piece of land solely to produce a profit, not all will achieve a return. Aside from converting to a

solely recreational use, a combination of uses could prove even more beneficial. An example of this would be an income producing cattle operation that also provides world class hunting. Overall, it stands up to the landowner to determine what worth a piece of property provides them considering housing, income, and unlimited recreational opportunities. Gourmet-capable cooking capabilities on a large scale would be an understatement. On the third floor, there are two large, luxurious master bedroom suites, one on each end of the building. In-between the rooms is one large sitting room area that completes the two bedroom suites. Also on the third floor is a raised sleeping loft. Carriage House

Stable & Pavilion

The beautiful two-story, 3,240-square-foot stable building is one of a kind and perfect for the equestrian enthusiasts.
