PUBLISHER

I

N THE MAGAZINE BUSINESS, we work ahead. I’m writing this Fall issue of the Publisher’s Letter on July 15.

Normally, my crystal ball is pretty clear. Sitting in my office in July, I usually can look to September and October with confidence, knowing that my kids will be back in school, dove season and the large shooting parties it inspires will be in full swing, and that, in Texas at least, Friday night lights will be shining brightly.

This, though, is 2020—and as of this date, 2020 has been anything but normal. In fact since mid-March, it’s been chaotically abnormal. Global pandemic. Check. Oil and gas carnage. Check. Stock market peaks, plummets and volatility. Check. Protests. Check. Riots. Check. Violence. Check. Anger and arguments—about everything. Check. And noise, so much deafening noise. Endless whispers, chatter and shouts. Rumors. Innuendo. Accusations. Counter claims. Self-righteous, self-justifying exclamations and condemnations. It’s just been too much of too much.

ld Ty Alexander & John Bloomfie kes sna tle rat as with two big South Tex

Just as biology dictates, our response tends to be fight or flight. Either we want to bow up and make our point or just run from the confrontation and plant our heads in the sand to drown out the noise.

I’d like to suggest a third option. It’s not particularly revolutionary. In fact, it’s downright simple. Engage. Do something nice for someone else. It doesn’t have to be a big gesture just something that puts a “them” before you. Mow an elderly neighbor’s grass. Bake a loaf of bread and leave it as a surprise. Send a thinking of you note. Or call someone who has been alone. Leave a gift card for groceries for a family that is struggling. Leave an extra big tip if you can. Remember socially distancing doesn’t mean socially isolated. Have a conversation where your goal is to learn something new. Read something that stretches your thinking and then share it with somebody else. Attend a Zoom conference and master a new skill. Get outside and take your family with you. Mother Nature’s silence and grandeur quiets the chatter. Enjoy some elbow room. Pay attention to the beauty that exists despite the chaos. (Of course, within our pages, you can find the best ranches that Texas has to offer, so you can stake your own claim on peace. Some things don’t change. Some things won’t change.) Wherever and however and with whomever, we have to find ways to connect. We humans, even the introverts and shy folks, are social animals and we need each other. I’ve already proven that I can’t predict the future because I certainly didn’t see 2020 coming, but I know this for certain. The future will be brighter if we’re in it together working side by side to make America better, to make Americans better and to raise one another up.

Unity is the way through this. Unity is the way forward. In fact, unity is our foundation as surely as freedom. United we stand, divided we fall. Let’s stand tall. Let’s stand forever. TOM ALEXANDER PUBLISHER TALEXANDER@LAND.COM

On the ground, Texas is a vast patchwork of natural and human landscapes—wide open spaces contrasting with sprawling cities; the watery worlds of rivers, lakes and coastlines giving way to the arid vistas of plains and deserts. From the air, though, Texas takes on a wholeness that unites the landscapes that people manufacture with the land that nature still sculpts. This is the Texas that Jay B. Sauceda portrays in A Mile above Texas, a book of stunning aerial photographs that document the entire perimeter of the state. BarnesandNoble.com

The work ethic they pride themselves in today began generations ago with artisan and founder Miles' grandparents, Moody and Thelma Taylor. They both served their country during World War II and continued to serve America by dedicating their lives to working for the government and raising cattle. After the war, many farmers and ranchers needed guidance, and Miles' grandad was there to lend his expertise and a helping hand. Intentional in their designs, meticulous in their work and obsessive over what makes it to their customers, Moody's still does business the same way they did—with a handshake guarantee. ASSOCIA ASSOCIATION

TEXAS WILDLIFE ASSOCIATION

BY DAVID YEATES, CHIEF EXECUTIVE OFFICER

Because of what early Fall represents, it is a favorite part of the year. It marks the beginning of so much that is important to us at TWA, most notably hunting season and school. Our education programs are again ramping up as the school year begins, and the Texas Youth Hunting Program is getting back into the field. All of our programs are designed to create awareness of the rich natural world around us here in Texas and the critical role that private landowners play in its diversity and continuation. We are looking forward to providing that connection to more Texans—young and old— this year. Of course, this Fall will look different than last, but we have been working hard to ensure our programs will continue at the highest level possible while addressing safety and health concerns. Each July, TWA holds its annual convention and this year was no different, even if WildLife 2020 was unlike any of its predecessors. This year we carved a new path to deliver seminars, engaging content, our famous auction, and even a live broadcast all online. We learned a lot and hope the membership enjoyed the offerings. It is impossible to quantify the amount of effort and generosity poured into and heaped onto this event. I cannot thank staff and volunteers enough for their hard work to make everything happen. We would have no convention without the generous support of our sponsors, auction donors, buyers, and participants. So, thanks to all of you as well. If you have not already seen the content, you can find everything at our dedicated convention website, Widlife2020.com. Please check it out. As always, we pulled together top shelf speakers to present at the Seventh Annual

Private Lands Summit and to deliver educational seminars on many different topics ranging from Texas horned lizards and renewable energy leases to wild game cooking. We hope these programs provide value to our members and once again prove that TWA will continue to pursue its mission regardless of headwinds. Along the way, we managed to raise a considerable amount of money to help bolster everything that TWA does for land, water, and wildlife. Again, the generosity of so many makes a difference for Texas wildlife. I especially want to thank the many elected officials who made time to participate in our virtual Convention. Gov. Greg Abbott, Lt. Gov. Dan Patrick, Comptroller Glenn Hegar, Sen. Lois Kolkhorst, Sen. Charles Perry, Rep. Trent Ashby, Rep. John Cyrier, Rep. Barbara Gervin-Hawkins, Rep. Mary Gonzalez, Rep. Ryan Guillen, Rep. Kyle Kacal, Rep. Tracy King, Rep. Geanie Morrison, Rep. Dade Phelan, and Rep. Four Price all kindly sent in recorded comments of support and congratulations to the TWA membership for our 35th anniversary. It was an honor to have each participate in WildLife 2020. Texas is absolutely a better place because of their collective service. In the thick of all the chaos and despite the ever-moving goalposts of public health management in the pandemic, TWA got settled into its new headquarters in New Braunfels. We are excited to have a world-class facility where staff and volunteers can work, and where we can host workshops and meetings with partners and other likeminded organizations. If you find yourself in the area, please come to see us. If you are a TWA member, thank you for your support. If you are not a member, please consider joining the leading voice for wildlife in our great state. Happy hunting and stay safe!

TLBN Meetings Have Been a Challenge with COVID Needless to say, with the Governor’s crackdown on restaurants and other business being curtailed on occupancy, TLBN meetings have been impacted with concern for gatherings as well. It was hard to hold a productive meeting while also safe distancing. Things got back to normal in June as we were treated by sponsor Capital Farm Credit at the City Hall Café in Huntsville where speaker Wayne Pluger with Lone Star Forestry LLC discussed opportunities to help landowner clients meet their land management goals and objectives through proper forest, wildlife and land management techniques. In July, Home Land Title sponsored the meeting at the Kenney Store where Catherine Lee Clarke shared information about Opportunity Zones. She discussed that under new tax laws, investors can get tax breaks for investing in real estate and private operating

business in economically disadvantaged areas which have been designated as opportunity zones. It was surprising, actually, to see an area that you would not consider an “economically-disadvantaged” area but that was at one time and continues to be, even though it has been improved for years! The decision was recently made to hold off on hosting the annual skeet shoot. With the COVID situation and for the health of others, we decided to wait until next year to have the event when it can be bigger, better and when the environment is right. Hard to believe TLBN is celebrating its 7th year anniversary this month! A quick shout out to Chris George for all her work behind the scenes for keeping the website going, taking care of the membership, getting the meetings arranged and taking care of TLBN in general all these years. Thanks also to the Board of Directors. We appreciate all that you do!

TEXAS LAND MARKETS STRUGGLING THROUGH THE PANDEMIC! Second Quarter 2020 STORY BY CHARLES E. GILLILAND, PH.D. RESEARCH ECONOMIST | REAL ESTATE CENTER | TEXAS A&M UNIVERSITY

Texas Rural Land Prices 2010–2020

Preliminary

Changes in Texas Rural Land Prices 2010–2020

Preliminary

SOURCE→ REAL ESTATE CENTER, TEXAS A&M UNIVERSITY

HE COVID VIRUS ECONOMIC SHUTDOWN combined with plummeting oil prices enacted a toll on Texas land markets in the second quarter of 2020 according to preliminary results reported to the Real Estate Center at Texas A&M University. Evidencing the negative impact of the shelter-in-place orders, the number of closed sales dropped 13.0 percent while prices barely inched up 2.0 percent over 2019 second quarter prices. The activity drop resulted in a -25.6 percent decline in the number of acres sold. That decline caused the total dollar volume to fall -24.1 percent to $1.1 billion down from $1.4 billion in the first quarter. Typical transaction size fell -2.5 percent to 1,306 acres pointing to a trend toward the sale of smaller properties. Overall, Texas statewide land markets posted encouraging results considering the negative forces battering the Texas and world economies. Results varied across the state with some regions posting starkly negative results while others reported more mild experiences. The Panhandle and South Plains saw prices retreat -5.8 percent while activity plunged -19.7 percent as measured by the number of transactions or -24.1 percent in total dollar volume. As oil-patch industrial buyers abandoned Far West Texas markets, the reported number of sales collapsed -62.0 percent with price falling -43.2 percent and dollar volume plunging -79.3 percent. Observers report a large inventory of property for sale in Far West Texas. Contrasting with these regions, West Texas and Northeast Texas markets saw increasing prices (+13.0 and 5.4 percent respectively). However, the two regions saw the number of sales change by -16.3 and +16.6 percent. Northeast Texas also saw dollar volume drop -17.0 percent while West Texas dollar volume actually expanded +4.5 percent. Prices grew in the Gulf Coast—Brazos Bottom (+3.9 percent), South Texas (+2.3 percent), and Austin—Waco— Hill Country (1.5 percent) with the number of transactions changing -8.8, -30.0, and 0.0 percent respectively. Total dollar volume changes were -7.8, -19.4, and -4.4 percent respectively. Although the numbers are preliminary, some of the deeply negative results are unlikely to become positive as the final reports reach the Center. The aenemic price growth and decidedly negative dollar volume result statewide points to a challenging market through the second quarter as transactions fell in many areas. The path forward remains clouded in murky uncertainty. Many had anticipated that the COVID19 pandemic would abate by Summer, leading to an expanded opening of the economy. However, the continuing surge in cases threatens to derail the nascent economic recovery. As we head into the Fall, quarantine-weary individuals look to the future with concern. The day of returning to “normal” appears to be receding further into the future. Despite these troubling trends, interest in rural properties appears to be increasing with brokers reporting a noticeable increase in phone calls and inquiries. A growing number of potential buyers appear to be motivated to escape cities with their political problems piled on the pandemic. Despite the challenges, the next quarter may see conditions improve in many rural land markets. ° FALL 2020

WILDLIFE PARTNERS LLC:

THE BUSINESS OF CONSERVATION STORY BY LORIE A. WOODWARD

T

HROUGH HIS SAN ANTONIO-BASED COMPANY WILDLIFE PARTNERS LLC, BRIAN GILROY IS IN THE BUSINESS OF NON-NATIVE WILDLIFE CONSERVATION.

“Wildlife Partners is an innovative wildlife conservation company,” said Gilroy, who lives in San Antonio and owns ranches in Kerr, Goliad and Frio counties. “Our business model marries the desire to do good for the world with economic incentives.” Beginning in 2016, Gilroy, who spent two decades in oil and gas financial services prior to opening Wildlife Partners, started offering access to more than 50 species of non-native or exotic wildlife. The species range from addax and axis deer to warthogs, waterbuck and white bearded wildebeest. “I’ve long been a student of taxation and through personal experience came to understand the taxrelated issues of the ranching industry,” Gilroy said. “That, combined with my experience in structuring deals and raising money for alternative investment, allowed me to approach the exotic wildlife industry in a way that it hadn’t been previously.” Under the umbrella of Wildlife Partners, landowners can purchase non-native wildlife for their ranches and non-landowners can invest in non-native wildlife and house it on one of the Wildlife Partners’ properties. In both cases, the investments are 100 percent tax-deductible in the first year. To date, Wildlife Partners has generated about $50 million in sales, $30 million of which is from non-landowners utilizing land owned by Wildlife Partners.

“After careful analysis, we were able to take what had been historically a ‘fly-by-the-seat-of-yourpants business’ and solve the problems of the marketplace and commerce chain while removing a lot of the risk,” Gilroy said. “Our model makes owning exotic wildlife a lot more fun and a lot more lucrative for everyone involved.” In addition to investment opportunities, Wildlife Partners offers trap-and-transport services as well as ranch consulting and construction services. Wildlife Partners also employs a fulltime veterinarian from Africa who specializes in exotic wildlife. In recent months, the company has developed an investment package that is available through select brokers specializing in alternative investments. Since its inception, in the midst of emerging COVID-19, the firm has raised several million dollars. “Day after day, we’re proving that effective wildlife conservation doesn’t have to be centered around donation-funded altruism,” said Gilroy, noting that Wildlife Partners is working with 400 private landowners in Texas and more than 50 conservation-minded investors throughout the U.S. “When doing the right thing for the planet is further enhanced by for-profit motives, people who might not otherwise participate in conservation join the fight to save species from extinction.”

History of Exotic Wildlife in Texas

Throughout history, owning non-native wildlife has signified status and power because it’s a rare and limited opportunity. About 3,500 years ago, kings and other rulers often created menageries

of exotic animals to showcase their wealth and dominance. “While circumstances have changed, human nature hasn’t,” Gilroy said. “In 2020, people with wealth and influence enjoy owning and conserving exotic wildlife. It’s a tangible symbol of their success, their commitment— and it’s just cool to be able to show family and friends beautiful, rare wildlife at home on their ranches.” Texas landowners began stocking their ranches with exotic wildlife in the 1960s. The majority of the animals came from zoos that bred the animals to perpetuate the species and found themselves with excess offspring and no room to house the surplus. “There were no clear channels of commerce nor a lot of guidance on how to manage the wildlife,” Gilroy said. “Despite that, the people who could afford it would just keep investing in exotic wildlife, much in the same way that some people keep putting money into wildcatting ventures or gambling trips to Las Vegas.” With the wide diversity of ecosystems between its borders, Texas can provide suitable habitat for animals from around the world. “The combination of our climate and vast holdings of private land where the animals can graze and reproduce make Texas a good destination for exotic wildlife,” Gilroy said. “Our state laws related to non-native wildlife are favorable; the animals are designated as livestock, which means they can be owned by private individuals just like cows or horses instead of being owned by the public as is the case with native wildlife.”

WILDLIFE

As Gilroy began researching the exotic industry in Texas, he discovered two widely held misconceptions. First, most people, including lifelong Texans and hunters, wrongly believed that non-native wildlife in Texas existed here primarily as trophies for canned hunts.

“The limited numbers also mean that there is a limited supply of any given species available at any given time,” Gilroy said. “As zoos’ populations expand, they still only contribute a few thousand new animals, covering more than 100 species, each year.”

“Canned hunting operations represent a tiny sliver of the exotic wildlife industry in Texas,” Gilroy said. “Most people buy, own and manage exotic wildlife because they love the majesty of the species and enjoy having them be part of their ranching experience.”

Using greater kudu as an example, he noted that originally 30 head were imported into the United States. Today the American population numbers about 3,000. According to the African Wildlife Foundation, there are only 118,000 greater kudu remaining in the African wild.

Second, most people misunderstand the source of exotic wildlife. It, as explained earlier, consists primarily of excess animals from zoos, not direct importation from foreign countries. Importing wildlife from abroad is banned for several reasons including the transmission of diseases such as hoof-and-mouth disease. “The last major importation of foreign animals into the United States occurred in the 1990s when a small group was brought in from Africa,” Gilroy said. For most species, fewer than 30 individuals formed the original seedstock that was brought to America to populate its zoos. Inbreeding has precipitated genetic challenges for some species.

LEGENDARY LIVING

From Personal to Business

After spending 20 years in the oil and gas financial services industry running his own investment firm, Gilroy was ready for a change of pace. “In 2012, I began buying exotic wildlife for myself,” Gilroy said. “I saw the potential tax benefits and soon bought a ranch.” Soon after, he “quit going to work and started spending every day at the ranch.” “I jumped in with both feet and began amassing industry data and exotic wildlife,” Gilroy said. “From the beginning, I approached exotic wildlife

as a business and not a hobby. On my ranch, I soon realized the gains from the power of appreciation in the wildlife’s value and the tax benefits.” When he got into the industry, it was a common practice for landowners who were selling their properties to include their herds of exotics with the ranches they sold without additional charge. Realizing that exotic wildlife were assets just like cattle, Gilroy began to create and claim the value of those assets. In 2014, he ran an ad in a ranch real estate magazine featuring a bongo antelope. The headline read: “Free Livestock.” The verbiage challenged: “You’d never leave cattle behind, why would you leave millions of dollars’ worth of exotics behind?” He educated his first target audience, landowners who were selling their properties. He taught them they could liquidate animals, but leave just enough to add appeal. He also expanded his inventory of wildlife as others liquidated their herds. After three years of enjoying financial success and personal satisfaction, Gilroy began working to build a business beyond his own fence lines.

“In 2016, I began the task of scaling Wildlife Partners, so it could be sustainable and possibly have a dramatic impact on the exotic wildlife business,” Gilroy said. As a rancher himself, he came to understand his initial customer base. They were people who had succeeded in their chosen careers, amassing disposable income that they invested in recreational ranches that they shared with family, friends and business associates. Many were hunters. All enjoyed wildlife and the satisfaction of conservation. “While these people are very successful, ranching is very expensive,” Gilroy said. “Everyone needs—or at least wants—the land to generate revenue to help pay for itself.” Knowing that many people were already interested in exotic wildlife, Gilroy began considering how to structure a deal that encouraged participants to invest $500,000 in an exotic wildlife purchase instead of $15,000 in a one-off purchase. Gilroy developed two offerings: one for people who own land and a second for people who don’t. The landowner package allows landowners to choose the exotic hoofstock they want from the Wildlife Partners’ inventory. The purchase comes with free consulting services, access to expert veterinary advice and all of the equipment and expertise necessary for capture and relocation of animals. The non-landowner package allows investors to purchase and own exotic wildlife that is housed on one of Gilroy’s ranches. The owners lease Gilroy’s property. Gilroy and his staff care for the animals and market their progeny. The owners and their guests can see the wildlife whenever they choose and play a role in the management. Each investment opportunity is offered in a $5 million block and averages 15 participants.

“For the landowners, Wildlife Partners makes it easier to own and manage exotic wildlife with less risk,” Gilroy said. “For the non-landowners, we’ve given them access to land and exotic wildlife without responsibility and with reduced risk, so they enjoy all of the benefits with none of the work or worry.” His approach resonated. In 2016, Gilroy ran his first “experimental” offering. Wildlife Partners raised its first $5 million in just a few weeks.

How (and Why) it Works

Both investment packages capture the tax advantage that exists because exotic wildlife are classified as livestock in Section 179 of the Federal Tax Code. As such, they are tax deductible as business equipment. On the depreciation schedule, breeding livestock, which includes breeding exotic wildlife, can be completely written off after the first year. Unlike other equipment such as farm trucks, the value of exotic wildlife is not reduced, so it maintains its full value without accruing tax. All of the labor, feed, equipment and other inputs necessary for the wildlife’s care is also considered a business expense and is tax deductible. By using a ranch to raise exotic wildlife, the operation becomes a tax-deductible revenue generator instead of a recreational property that is not allowed any deductions. When the progeny are sold, the income produced from those sales is taxed at 15 percent as a long-term capital gain, which is another substantial benefit. In application, according to Gilroy, the process works like this: “If I own a ranch in Texas and own greater kudu for instance, all of the expenses I accrue in taking care of my kudu—feed, labor, equipment, health care, etc.—is tax deductible. When I sell the offspring, I get the check.”

WILDLIFE

If a non-landowning investor places $500,000 with Wildlife Partners, it essentially works the same way. “When investors entrust us with $500,000, they get a mix of exotic wildlife valued at about $320,000. The remaining $180,000 is a service fee paid to Wildlife Partners for feed, labor, equipment, medical care, land lease, etc. When the offspring is sold, the investor gets the proceeds from the sale.” Landowners within the Wildlife Partner network don’t have to worry about divesting their exotic wildlife if they ever decide to sell their ranch or get out of the exotic wildlife business. Wildlife Partners will purchase the wildlife. And if the landowners don’t have the manpower or expertise to capture and transport the animals Wildlife Partners will handle it for them. “We will purchase the animal for 70 percent of its retail value. Our margin is an average of about 30 percent,” Gilroy said. “If, in the rare instance, something happens to the animal during the capture or transport and it is injured or dies, Wildlife Partners will pay for it.” When it comes to the exotic wildlife industry, the forces of supply and demand are apparent. “The exotic wildlife population can’t increase faster than its rate of reproduction,” Gilroy said. Supplies are limited. For instance, there are about 3,000 sable antelope in the U.S. with each sex representing roughly half of the population. “In any given month, there are only 20–30 Sable females being sold with countless investors vying to acquire them,” Gilroy said. “Those who own, manage and conserve exotic wildlife are reluctant to sell them, so the supply is self-limiting.

44

І

LEGENDARY LIVING

He continued, “Plus, the majority of use is non-consumptive. In fact, Mother Nature, through natural death loss, is the only consumer.” In many cases, the bidding for the limited supply of any given species becomes competitive as customers who are used to getting their way in the marketplace go head-to-head with one another in an effort to add to their personal herds. Between 2014 and 2020, Gilroy has seen prices climb. For instance, six years ago a sable antelope female cost $9,000, and today a sable antelope female costs $27,000. A dama gazelle female was valued at $3,500 then and $13,000 now. A bongo antelope female was $20,000 in 2014 and $45,000 today. In 2014, a female giraffe cost $50,000–$60,000, and today a female giraffe is valued at about $190,000. And demand continues to escalate. “By approaching the exotic wildlife industry as a business, I came to fully understand the powerful combination of the tax incentives, the appreciation rate and revenue generating capacity,” Gilroy said. “When it’s done correctly, it is almost impossible to lose money, which is a powerful financial incentive.” He continued, “On top of the economic opportunity, the model offers a chance for people to become active conservationists who are contributing to the survival of rare species and doing something completely unique and good for the planet. It’s worth bragging about. “By any definition, it’s a win.”

Monolith R ANCH

1,375± Acres in Llano County

Monolith Ranch is located in southern Llano County, Texas, and is two gates down from Enchanted Rock State Natural Area, one of the state’s most visited parks. With stunning views, dramatic granite outcrops, over a mile of Crabapple Creek and a beautiful custom lodge overlooking a seven-acre lake, this ranch is one of the most unique ranches on the market today.

A large portion of the ranch is fertile sandy loam or a variety of it. The granite outcrops and areas around them are naturally shallow, rocky soil. The creek has bottomland-type fine sandy loam. There are several habitats that are conducive to supporting both a variety of plant life as well as animals. The ranch is approximately 90-percent high fenced with a short portion on the east side remaining low fenced. The owners report having seen sika deer, fallow, aoudad, hogs, turkey, whitetail deer, dove, ducks and various varmints common of the area.

Water The ranch has a little over a mile of both sides of Crabapple Creek. It would be best described as perennial live water. According to the seller, over the five years that he has owned the property to the best of his knowledge from his eyewitness observations, Crabapple Creek has continuously flowed (except during 2015). Broker has visited the property often between December 2019 and June 2020 and broker observed water flowing in the creek each time. The Texas Commission of Environmental Quality (TCEQ) is the regulatory authority for all surface water streams in Texas. They are a possible source for further information about the flow in Crabapple Creek. The Texas Water Development Board may also have information about the creek. The USGS Real Time water data site has flow data on many creeks in Texas but does not show a flow monitoring station covering Crabapple Creek nor apparently has any historical data available about the creek. Seller and broker make no representations as to the current or future condition or water level or flow of Crabapple Creek. A stunning sevenÂą acre lake sits just outside the back porch of the ranch house and is chock full of largemouth bass and sunfish. Another pond in the north portion of the ranch is approximately one-and-a-half acres. There are two water wells on the ranch, one that serves the house (according to drillers log, it is 25 gallons per minute) and is pumped to a storage tank near the home via an electric submersible pump. Another water well is in the northeast portion of the ranch (unknown flow rate) near an abandoned homesite that has been cleaned up (all that remains is a slab for possible future building).

Improvements The house is a custom designed, 4,990-square-foot (air-conditioned) industrial ranch-style home with an additional 2,700Âą square feet of non-air-conditioned space. Furman+Keil Architects designed the home, and the construction was performed by Dagleish Construction in 2009. The house is LEED Silver certified and oriented toward the southeast, not only to take in the surrounding views, but also to minimize solar heat gain and capture the abundant breezes from that direction. The design features reclaimed interior siding, passive ventilation and a HERS rating of 54. The main portion of the home has a master bedroom, roomy walk-in closet along with two additional bedrooms, each with their own full bathroom. This part of the home has a large open-air kitchen and dining area, living area, screened-in porch, office, utility, room, gunroom and grill. Walking a couple steps across the dog run, there is another section of the home that has two guest quarters. These are each made up of two bedrooms and a bathroom. The whole compound is made for entertaining and enjoying the surrounding scenery of this beautiful and majestic ranch. The improvements are first-class and serve their purpose very well.

OWNING

S

MALL ACREAGE LANDOWNERS CAN STILL HAVE A BIG IMPACT FOR TEXAS WILDLIFE. “As large ranches get smaller throughout Texas, the only way we can get anything done for wildlife on a landscape scale is to engage small acreage landowners alongside those with larger holdings,” said Tim Siegmund, Texas Parks and Wildlife Private Lands Program Leader who is based in College Station.

According to the American Farmland Trust, Texas is losing productive, open space land faster than any other state in the nation. Fragmentation, the breaking up of larger parcels into smaller ones, is occurring across the state, but is most evident along the I-35, I-45 and I-10 corridors. “Based on our own surveys and work done by the TAMU Natural Resources Institute, the driving force behind rural real estate sales is recreation not production agriculture,” said Siegmund, noting that wildlife was a component of recreation for many people. Generally, Texas Parks and Wildlife Department defines small acreage as holdings of 100 acres or less. The notable exception is the Trans Pecos, where the desert environment limits the land’s carrying capacity, so it takes more acreage to support the same number of animals; in Far West Texas, small acreage is 500 acres or less. “From the agency’s perspective, size doesn’t matter when it comes to technical guidance or cost-share programs,” Siegmund said. “All landowners receive our best information for managing their properties, and cost-share money is awarded on the merit of the project, not on the size of the acreage.”

Small Acreage vs. Large Acreage

While the actual land management techniques such as prescribed burns, mechanical brush control or individual plant treatments are applied to the land identically regardless of the amount of acreage involved, small acreage managers must contend with some unique challenges. By its nature, small acreage is more heavily influenced by its neighbors than larger tracts.

“Small acreage landowners can do everything exactly right, but may not see the desired results if their neighbors are not managing the resources in a similar manner,” Siegmund said. “For instance, your 100 acres of prime, restored quail habitat is not going to attract quail if it’s surrounded by 10,000 acres of poor habitat, or your 100 acres isn’t going to produce big bucks if your neighbors aren’t managing for mature deer in their harvest and good habitat on the land.” In areas with a preponderance of small acreage, TPWD personnel recommend that neighbors create wildlife cooperatives. “Wildlife cooperatives are groups of like-minded neighbors who get together, set goals, and all manage their properties to achieve those goals,” Siegmund said. “It creates habitat and shapes meaningful change at the landscape level.”

The groups, which usually meet twice a year, are self-governing. They work with a local TPWD biologist. Currently, there are more than 140 registered wildlife cooperatives in Texas. The highest concentration of wildlife cooperatives occurs in District 7, an area in the southern post oak savannah and coastal prairie ecoregion that stretches from Beaumont west to Bastrop and from Lockhart through Victoria to Refugio going south and up along the coast back to the Sabine River. “Cooperation is critical to conservation success in many parts of the state,” Siegmund said. “For instance, the agency needs about 10,000 acres of suitable habitat to conduct an Eastern turkey re-stocking project. In the eastern portion of the state, that’s usually a lot of individual landowners.” Land management on any scale costs money, but the expenses are borne differently on small acreage. “Obviously, a small tract of land requires a smaller quantity of any given service such as chemical brush treatment, but the cost per unit of service may be higher,” Siegmund said. For instance, owners of a 100-acre property may need to treat brush encroachment on their prairie land. In this example they may need to treat 50 acres with herbicide. Purchasing the herbicide in 2.5 gallon containers and paying a contractor to spray the 50 acres with a ground broadcast application will run about $50 per acre in this example. This equals a total of $2,500 for the project. A 10,000-acre property may be able to buy the herbicide at a bulk discount in 250 gallon totes with plans to treat 250 acres in one pasture. The bulk cost of the herbicide and the use of a helicopter for aerial application reduces application costs to $34 per acre. This saves the large project almost $16 per acre over the smaller project due to economies of scale. Total cost for the large project is $8,500. The larger project would be able to treat five times the acreage for brush encroachment and only spend 3.5 times as much money. Often times, small acreage landowners don’t own equipment, such as tractors, necessary for some land management techniques such as disking firebreaks for prescribed burning. As a result, there can be added expense as they have to hire service providers. In the case of prescribed burns, scheduling a service provider can add another variable to an already time and weather sensitive process due to their commitments with other customers, Siegmund said. In the land management tool box, some tools are better suited to different size properties. Using deer surveys as an example, Siegmund said it is generally more feasible to use camera surveys on small property because the number of cameras and the number of photographs that have to be analyzed is more manageable on a small scale in order to get an accurate count. Spotlight surveys work well for mid-sized and larger properties, while aerial surveys are best suited to large properties. FALL 2020

OWNING

Another difference due to scale is that small acreage landowners often have the ability to focus on a greater level of management detail across their properties. “People’s attention and actions can be micro-focused over 10 acres rather than 100 acres,” Siegmund said. “As acreage increases, the effort gets spread more thinly to where people spend less time and money on each acre as they go from 100 to 1,000 to 10,000 acres—it’s a function of scale.” Generally, small acreage landowners are primarily focused on wildlife and recreation, while many larger landowners are also managing and balancing agricultural production. For many small acreage landowners, their property represents a lifelong dream of owning a piece of Texas and they’ve financed their dream with outside income, so there is less pressure to make the land generate money. “Many small acreage landowners find themselves with an opportunity to live out what they’ve been dreaming about for so long, so they bring a great deal of excitement and enthusiasm to the process,” Siegmund said. “Most are eager to learn because they may have limited to no experience with the aspects of managing land.”

TPWD Cost-Share Programs The Texas Parks and Wildlife Department offers several cost-share programs to help private landowners improve the natural resources on the land in their care regardless of the holding size. The cost-share reimbursement is based on a set rate per acre for specific practices performed in the different ecoregions across the state. The programs, accessed through the local TPWD biologist or Private Lands staff at TPWD’s Austin headquarters include: GRASSLAND RESTORATION INCENTIVE PROGRAM (GRIP): provides direct payment funding for conducting approved grassland bird habitat improvement practices on private property in focus areas throughout Texas administered by various Joint Ventures focused on bird conservation. LANDOWNER INCENTIVE PROGRAM (LIP): designed to support good conservation practices that benefit healthy terrestrial and aquatic ecosystems with a focus on Federal Trust Species benefit. PASTURES FOR UPLAND BIRDS PROGRAM (PUB): provides cost-share incentives and technical guidance to private landowners to restore native grass and forb vegetation on pastures and hayfields dominated by exotic grasses such as Bermudagrass, bahiagrass, Johnson grass and Old World bluestems. For more information, go to the Private Lands page at TPWD.Texas.gov, contact your local TPWD biologist or call Tim Siegmund at (903) 426-1834.

Managing the Dream

A lack of landowning experience isn’t a handicap unless people begin making major management decisions and implementing strategies without fully understanding the implications. For instance in some counties, it is possible to run a cow to three acres on fertilized improved pasture. If someone attempts to run a cow to three acres without the inputs on native rangeland and also wants wildlife habitat, the landscape and their habitat expectations could suffer quickly. “It is a lot easier to run down 100 acres in the short term than thousands of acres,” Siegmund said. “Education of possible impacts and proper management, on the front end, is important.” Landowners, regardless of experience level or acreage, have access to free, technical guidance information from several agencies including Texas Parks and Wildlife, Texas A&M University Texas AgriLife Extension and USDA’s Natural Resources Conservation Service. “Talk to one or talk to them all,” Siegmund said. “This is a free service available to you as a citizen of this state and nation.” By working with agency professionals, landowners can establish realistic goals and realistic timelines for achieving those goals. “The professionals will bring their own ideas of what is best suited to the land in the areas in which they work, but our job is to find out the landowner goals and what they hope to achieve and then establish realistic goals, management actions and timelines,” Siegmund said. For instance, Siegmund once worked with a landowner who had 75 acres that he hoped to restore to its pre-European settlement state in hopes of re-establishing a quail population. Siegmund had to explain that quail hadn’t been seen in that county in several decades and that they would not traverse all of the unsuitable habitat between the closest population and his 75 acres, no matter how beautifully restored it was. They also talked through the impossibility, proven through decades of failed attempts, of re-establishing populations using pen-raised birds. They, too, discussed the myriad of benefits to water quality, soil health, pollinators and other songbirds that could be accomplished, but if quail alone were the measure of success, the landowner may have been disappointed with the final outcome. “You don’t know what you don’t know until you start asking questions,” Siegmund said. “If the original goals and timelines are realistic, the chance for disillusionment and disappointment are greatly reduced—and the chance for success is greatly enhanced.” He continued, “When small landowners succeed, Texas is better for it.”

ATES ARE AS MUCH A PART OF TEXAS’ RURAL LANDSCAPE AS BLUEBONNETS AND WIDE-OPEN SPACES. BUT WHEN IT COMES TO DESIGN, TASTES IN THE LONE STAR STATE ARE AS VARIED AS THE TERRAIN.

In the rocky Hill Country, entrances include a mix of stone, cedar and metal— the combination of which makes the entrance as dramatic or understated as the landowner desires. Arches rule the day in West Texas and the Panhandle. South Texas entrances often feature rugged native plants. And the farms, ranches and timberland of East Texas frequently boast brick columns and board or pipe fencing.

STORY BY FARM CREDIT BANK OF TEXAS FINDFARMCREDIT.COM

“The geographical area typically dictates the type of a gate someone installs,” says Jeri Langehennig, senior relationship manager at Capital Farm Credit in Mason. “Kerrville and the Garner State Park areas are ranch country. So, there you’ll see gates with dried stack rock. Likely, you’ll want the gate to mirror the look and feel of the area.” FALL 2020

Get Started

With gates, you can pay as much or as little as you want. Property owners might spend $3,000 for a basic gate with an automatic opener. Others may spend $100,000 or more for custom masonry and metalwork. Culverts and other improvements add to the price.

There are several ways to finance an entrance. You can finance it with: • The land purchase • Improvements such as fencing and land clearing • An operating line of credit “Being able to spread the cost over a term is an advantage,” says Kenneth Hooper, senior vice president at Plains Land Bank’s branch office in Plainview. “You can have manageable debt rather than burning all of your liquidity making capital improvements.”

Design for Form and Function

Whether simple or ornate, gates provide security and give entrances personality. Many owners display how they use their property like a badge of honor. Gates and arches commonly feature metal silhouettes of livestock, cattle brands, tractors or wildlife.

“The plasma cutter has made a huge difference in entrances. If you can dream it, they can cut it,” says Hooper. “Whether it’s Rancher Jones or Dr. Jones, the owners put their signature on a piece of land in some fashion to communicate with their workers and peers.”

Enhance with Technology

While the materials and designs vary from region to region, gates share a common duty: to keep animals in and unwanted visitors out. New technology makes it simpler. One way to enhance an entrance is to add an automatic gate opener. It can be hard-wired or solar-powered, and operated by remote or keypad. And you can customize your entrance with a variety of security features. There are even mobile-friendly options that allow you to observe and control your gate through an app. “Technology lets owners monitor who’s accessing the property and when by using different codes or taking pictures of people passing through,” says Jolene Curtis, chief operating officer for Texas Farm Credit, who is based in Brenham. “Land with oil and gas leases will have multiple people coming in and out, for example.”

Keep Safety in Mind

mind. Most rural driveways adjoin high-speed roads. So, think about visibility and room to maneuver, brake and accelerate. “Practically speaking, engaging the transportation agency that maintains the road is important. And the sooner the better,” says Bill Eisele, a Texas A&M Transportation Institute senior research engineer. “They work with landowners and are knowledgeable about driveway safety and any driveway placement and design requirements.”

Choose a Contractor Carefully

For a safe, functional and attractive entrance, choose the right business partner. • Look for a local contractor with the experience and equipment to make rural property improvements. • Get bids and warranties in writing, and make sure they’re in line for your area. • Check references. • Make sure the contractor obtains necessary permits and inspections.

“There can be a big price discrepancy between builders,” Curtis says. “My main recommendation is to get referrals, interview the contractors’ clients and look at some of their work.” Landowners can choose from an array of gate designs to reflect their style, operation and interests. Whether simple or ornate, gates provide security and give entrances personality. With financing and a reputable contractor, all you need to make your dramatic entrance is a little imagination. °

10 TIPS FOR BUILDING RUR AL ENTR ANCES 1

Contact the appropriate state, county or municipal agency about driveway design, placement, rights of way and permits.

6

Add a turn lane so driveway users can slow down without blocking traffic.

2

Locate driveways away from curves and hills, and avoid blocking visibility with masonry, fencing, vegetation and mailboxes.

7

Install gate openers, intercoms, driveway sensors or cameras for security and convenience.

3

Consider installing separate entrances for different functions, such as a residence, ag operation, or oil and gas activity.

8

Use reflectors or lighting to improve visibility.

4

Make sure the entrance is wide and tall enough for the vehicles and equipment you use.

9

Ensure good drainage with proper placement, slope and culverts.

5

Set the gate far enough from the road to accommodate trailers and right of way requirements.

10

Check your county soil survey to verify the soil can support traffic.

Water Pulliam Creek makes up the ranch’s easterly boundary for about 1.25 miles with both deep holes and flowing rapids providing endless recreational opportunities. Spring Creek enters the ranch on its southern perimeter and travels through the ranch for about a half-mile with the lower reaches providing year-round flows and a beautiful small lake behind a concrete dam. There are also two constant-level stock ponds that provide exceptional fishing opportunities for kids and adults alike. These two ponds are kept full with nearby electric submersible wells, and both have fish feeders. A third small pond is being developed as well that is supplied by a solar well. There are four operational water wells: three with electric submersibles and one solar. There is an old windmill as well. Topography, Rangeland and Habitat This western Hill Country ranch is mostly bottomland with one major mountain in the northwest quadrant creating 400 feet of topographical relief that provides incredible views of the Nueces River Valley and surrounding hill country. The fertile bottomlands offer incredible trophy specimens of revered Texas native trees, including live oaks, native pecans, cedar elms, Spanish oaks and several of the most incredible mulberry trees we have ever seen. The bottomlands include several wet-weather creek drainages and elevation variations as the country transitions toward the river, adding to the diversity of the wildlife habitat. Juniper management, with both native and exotic wildlife in mind, has been in place on the ranch for years, allowing native rangelands to establish while at the same time maintaining significant cover acting as a wildlife sanctuary.

T

HE OPPORTUNITY TO OWN premier Brazos River frontage is becoming increasingly rare, but the chance to own over 2.75 miles of frontage on the pristine banks of the Brazos River land in Palo Pinto County is something that must be recognized for its uniqueness. The Brazos River Ranch is a special offering that combines the incredible fertile land of the Brazos river valley with the breathtaking country of the Palo Pinto mountain ranges that so many have come to love. Located just minutes from Mineral Wells, Texas, and easily accessible from Interstate 20, this ranch is a true live-water showplace.

Location

The Brazos River Ranch is located on Pleasant Valley Road, one hour and 45 minutes from Dallas and one hour and 15 minutes from Fort Worth. The property has frontage on both sides of Pleasant Valley Road and across from the eastern end of Village Bend just south of Mineral Wells and Oaks Crossing.

Land

The ranch is 1,423Âą acres per a survey completed in 2008Âą. Seeing as the property has a large amount of river frontage, the total acreage is subject to change depending on the level and flow of the river at that specific time. The ranch features an excellent mixture of improved pasture and native pasture, a heavily wooded area consisting of various oaks, elms, cedar and some mesquite, as well as some rockier high ground on Barber Mountain. There is a wide variety of soil types on the ranch, however the majority of the soils are variations of some type of sandy loam. The property is currently being used for agricultural and recreational purposes; the sellers are currently running cattle on the ranch. There is an agricultural exemption in place on the property.

Improvements

The property has perimeter fencing and cross fencing. There are two residences on the property. The main residence is an old rock house that has been completely remodeled featuring three bedrooms with beautiful views over the pastures and stock tanks. Near the main house are two barns that are primarily used for livestock, tractor and implement storage. There is a set of working pens on the property located next to the barns. Several traps and stalls are attached to the pens and barns as well. All of the improvements have water to them.

Water

The water on this property is exceptional. The most impressive water feature on the property is the 2.75+ miles of frontage on the banks of the Brazos River. Some of the frontage is a high bank and some of the property is low bank with easy access to the beachfront along the river. There are a total of 11 stock tanks or ponds on the south side of the property (south side of Pleasant Valley Road) and four stock tanks or ponds on the north side of Pleasant Valley Road. In addition to the stock tanks, there are three larger ponds or lakes on the property varying in size from approximately 1.85 acres, two acres and 6.3 acres. There are several small tributary draws that flow toward the Brazos River along the banks. In addition to the surface water and frontage on the river, Palo Pinto WSC services the area and has a water line running from Pleasant Valley Road to the main residence. The property also features two water wells.

superlative. Nestled in an ecological transition zone, Two Creeks offers the beautiful live water and legacy

oaks and native pecans of the Hill Country and the varied brush and bull mesquite that marks superlative wildlife habitat in South Texas.

Year-round Verde Creek runs through the ranch for about one-half mile on the east, providing

private access to both banks. Hondo Creek runs along the south border for more than half a mile. The seven-acre lake, stocked with bass for angling fun, is also a prized swimming hole. Two Creeks Ranch has four water wells: one is an Edwards Aquifer irrigation well; one is a highflow domestic well that can support irrigation; and the other two are domestic wells. Rights to 60 acre-feet of Edwards Aquifer water transfers with sale of the ranch.

Two center pivots cover between 50 and 60 acres each, currently producing horse-quality hay and sunflowers; the crops could be easily switched.

Two Creeks has been managed primarily for doves, but whitetail deer, feral hogs, free-ranging exotics and many non-game species call the low-fenced ranch home.

Guests can sharpen their shooting skills at the five-stand skeet range outfitted with six movable trap houses and then congregate at the 945Âą square-foot Gun Room with a wet bar and gun lockers. A nearby 1,850Âą square-foot covered porch area allows the party to move outside.

camaraderie & privacy.

Jim Hogg & Starr Counties With its combination of rugged South Texas brush and grassland savannahs, the Rancho Estrella, located 42 miles southwest of Hebbronville, is like two ranches in one. Encompassing approximately 8,100 acres in Jim Hogg and Starr Counties, the ranch provides incredible hunting and superlative privacy for its owners and their guests. Water for wildlife and livestock is plentiful. The Rancho Estrella has nine water wells, two of which are run on solar pumps and the remainder on electric submersible pumps. There are also four stock tanks, three of which are supplemented by water from the wells; the other relies on rainwater. Plus, there are more than 30 wildlife waterers scattered throughout the property. Managed for wildlife for almost three decades, the Rancho Estrella is home to white-tailed deer, bobwhite and scaled quail, Rio Grande turkeys, javelina, dove and feral hogs. While quail hunting occurs regularly on the ranch, the native population has been supplemented with pen-raised birds to keep the numbers stable. In addition to healthy populations of native game, the ranch has a full complement of desirable exotics: sable antelope, scimitarhorned oryx, axis and zebras, blackbuck, aoudad, eland, buffalo, addax, gemsbok, blesbok and warthogs. In addition to wildlife, the ranch is well-suited for cattle. Rancho Estrella is designed to entertain large numbers of family, friends, colleagues or clients, providing opportunities for both camaraderie and privacy. There are two separate compounds to house guests, one in the Brush Pasture and one in the House Pasture. At each location, there is a combination of a main lodge as well as apartments and casitas. The ranch’s infrastructure is also designed to support ranch work and entertaining. The ranch has been both a hunting destination and a corporate retreat. If the new owner chooses, Rancho Estrella could easily be transformed into a commercial hunting operation. Brush country. Grassland savannahs. Camaraderie. Privacy. Rancho Estrella provides an opportunity for the best of all worlds.

The centerpiece of the north headquarters is the customdesigned home, built in 1998–99, and located on a ridge to take full advantage of the views of Enchanted Rock. At the southern headquarters, the five-bedroom, threebath main house is built on the limestone bones of a circa-1900 German farmhouse and nestled into a grove of oak trees. For the past nine years, hunting has been limited to family and friends. Prior to that, the ranch was a commercial hunting operation and could be easily transitioned back. The southern section, which encompasses 208 acres, is home to axis deer, rare white elk, trophy whitetail deer, a small goat herd as well as many acres of lovely hay fields.

388 Acres — $6,750,000 Propert y# 4684998 The Lucky A Ranch, located six miles east of Navasota in the rolling hills of Grimes County, is 388 acres of thoughtfully customized perfection. The property is fronted by a mile of CR 446 on its eastern border and a half-mile of CR 407 on it southern border, making access easy. This quiet, beautiful getaway is about 72 miles from the big city amenities of Houston and about 25 miles from the small city amenities of College Station. As you roll through the Lucky A’s notable rock and iron work entrance and drive to the main compound along a live oak-lined lane reminiscent of the plantation entrances of the Deep South, you know you are somewhere special where no detail has been left to chance. The four-bar pipe fences that are prominent throughout the ranch create the impression of solidity, while allowing you to view the manicured, improved pastures with their productive mix of bahiagrass and coastal Bermuda. Majestic trees including oaks, pecan, ash, elm and pine dot the landscape. The current owners have planted at least 50 live oaks, including two that are grafts from Texas A&M’s beloved Century Oak. About 30 percent of the ranch is wooded, creating a wildlife oasis that provides habitat for white-tailed deer, squirrels, foxes, coyotes, rabbits and other native small game. Dove are plentiful. Feral hogs are also abundant in the area, so the ranch’s inner fences are StayTite wire to help protect the pastures and hay meadows from destruction. Water is plentiful. In fact, every pasture has either a lake, stock tank or water trough to provide for livestock and wildlife. Like the cathedrals of old, the 5,000-square-foot house, built from Oklahoma doeskin stone, is a testament to fine craftsmanship. The turnkey ranch was designed to accommodate a purebred cow-calf operation, but the improvements and infrastructure make it ideal for a horse farm or a self-sufficient country getaway.

D O U BL E B R A N C H A real “Rancher’s Ranch,” the Double B Ranch in north-central Edwards County is on the market for the first time in almost 100 years. This is easily one of the best combination livestock and hunting ranches ever offered for sale in the Western Hill Country, with good fences (none deer proof ), two water wells and multi-generational rancher neighbors. The f lat to gently-rolling topography allows livestock and hunters easy access to every part of the ranch. All the cedar and mesquite have been removed, and grazing is further enhanced by numerous big meadows cleared of most trees and brush, leaving wide borders of mature live oak mottes and other native trees. The ranch is divided into four pastures of similar size. No residential improvements. Easy pasture roads. Whitetail, axis, blackbuck. Property taxes less than $1 per acre in 2019 under Ag Use.
