S I WRITE THIS, I’M ABOUT TO FLIP MY CALENDAR TO NOVEMBER. That simple act marks another milestone as we try to put 2020 in our rearview mirror. Since mid-March, this year has been a steady parade of the rough unexpected. Global pandemic. Protests. Hurricanes. Civil unrest. Wildfires. Massive lay-offs. Tornadoes. Disrupted supply lines. Floods. Shortages. Small business shutterings. And on and on.

With all of the shared challenges, you’d think we might be spared from additional personal challenges. But no. At our house, we dealt with a cancer diagnosis and treatment at a time hospital resources and personnel were stretched to an unprecedented breaking point. (For the record, my wife is one tough, beautiful, strong, resilient cookie—and we’re going to celebrate her healing every chance we get.) I’m not going to lie. Right now it’s tempting to put life on autopilot, hunker down and tell myself that normalcy will make a comeback the moment we welcome 2021. Two months until a new year. Two months until a new start. Two months until a new better new. To focus on the future to the exclusion of the present, though, I think spits on the biggest lesson of 2020, which is: we aren’t in control. A new year doesn’t hold any more guarantees than every one that has come before it. Life has always been a crapshoot. From the time we’re born until we die, we’re just one phone call, one accident, one bad decision, one diagnosis, one something or other away from a dramatic, life-altering event. Life has always happened. This year, though, was the first time it happened to all of us, around the globe, at the same time. 2020 ripped our false security blanket to shreds. In the shredding, though, it revealed those things that we often bury in a blur of busy and take for granted. These things— faith, family and friends—are our monuments that endure. In the midst of chaos, faith, family and friends can be counted on. In the midst of uncertainty, faith, family and friends form the foundation of our strength, our hope and our joy. Our forced slow down allowed me to refocus on my priorities, to reconnect with what is really important and to make time to share my time. For me, the best place to do that is in the outdoors. The land endures, too. In times of uncertainty, it retains its value not only as an investment for your dollars, but for your soul. An East Texas pine forest, a West Texas mountain, a Central Texas prairie, a South Texas brush motte or a Hill Country bluff are cathedrals as surely as Notre Dame and St. Peter’s Basilica are. The sound of the wind in the trees, birds singing or water splashing over rocks lifts your spirits as surely as a hymn sung by a grand choir. In our pages, you can find your cathedral. A place where your family and friends can flourish. A place where your soul sings. As we gather around our respective tables to celebrate the holidays and mark the end of 2020, it is my hope that you and yours savor the here and now. It is my hope that you will find the joy in each moment instead of looking for what may be. My faith exists in the Judeo-Christian tradition. This time of year, Isaiah 9:2 is revisited. It says, “The people walking in darkness have seen a great light; on those living in the land of the shadow of death a light has dawned.” For many, 2020 has been a period of extended darkness. The only light powerful enough to cut through the darkness is love. It is my prayer that the love of family, friends—and even strangers—illuminates every corner of your 2021. If so, it will indeed be a year worth anticipating.

N THE THIRD QUARTER, MOST TEX AS L AND MARKETS L AUNCHED A REMARK ABLE RECOVERY FROM THE DOUBLE BLOWS INFLICTED BY THE COVID VIRUS SHUT-DOWN AND PLUMMETING OIL PRICES. AFTER SUFFERING THROUGH A MORIBUND SECOND QUARTER, THE 2020 THIRD QUARTER PRELIMINARY NUMBER OF SALES DROPPED ONLY 2.9 PERCENT FROM 2019. FINAL NUMBERS MAY MEET OR EXCEED 2019 LEVELS. THE CURRENT TOTAL DECLINE AMOUNTS TO APPROXIMATELY ONE THIRD OF THE DECLINE POSTED IN THE SECOND QUARTER.

Statewide prices at $2,977 per acre inched up 1.95 percent above the 2019 price and 1.64 percent higher than the second quarter price. The number of acres sold dropped 19.32 percent from 2019 levels. That compares to a second quarter retreat of 23.49 percent. Total dollar volume slipped 17.75 percent to $1.2 billion, marking some recovery from the second quarter annualized drop of 22.16 percent. Typical transaction size remained nearly steady with a 1.60 percent decline to 1,183 acres. Overall, the preliminary third quarter results show that Texas statewide land markets posted encouraging results considering the massive negative forces afoot in the second quarter. Panhandle and South Plains: Prices continued to ebb in this market with preliminary third quarter prices retreating 7.38 percent, a larger decline than the second quarter result. Observers suggest that an increase in the number of grassland sales may have contributed to this price drop. However, at $1,117 per acre, this price may have begun to reflect weak fundamentals in agricultural products markets as well as collapsing oil prices. The number of sales dropped 21.86 percent to 336 transactions while total dollar volume also fell 36.17 percent to $60.4 million. The retreat in activity signals weakened market conditions. Size declined 9.28 percent to 376 acres while total acres sold dropped a substantial 31.09 percent to 54,047 acres. These negative indicators continued trends that emerged in the first quarter. Far West Texas: Land markets in this region have reflected the boom in oil prices and petroleum production for the past several years. Development of the Permian Basin drove prices to unprecedented levels. Collapsing oil prices and the COVID virus negative impacts combined to weaken industrial inspired demand for land in the third quarter. The preliminary regional price retreated to $402 per acre dropping 50.92 percent from 2019 prices. In addition, total dollar volume fell 84.85 percent to $13.7 million. The number of sales fell 62.12 percent to a mere

16 transactions while size decreased 10.50 percent to 8,314 acres. Markets appear to be returning to pre-oil boom conditions. West Texas: Buyers from the prosperous Dallas/Fort Worth area migrated into this region searching for recreational and investment opportunities. This increase in demand drove up prices in the eastern counties of the region. At $1,711 per acre, prices rose a strong 12.20 percent. However, the sales volume dropped 12.58 percent to 570 sales. The typical size fell 4.56 percent to 391 acres. Driven by the higher prices, total dollar volume at $116.8 million increased 6.72 percent. At 68,286 acres, total acreage dropped 4.88 percent. Weaker sales activity with rising prices suggests buyers concentrated on higher quality properties. Northeast Texas: Prices rose throughout this region from Fort Worth on the west through the Piney Woods along the Louisiana border. The regional preliminary price rose 4.98 percent to $4,865 per acre. However, the number of sales fell by 10.80 percent and total dollar volume fell 11.53 percent to $266.5 million. The size of transaction grew 4.54 percent to 121 acres. Total acreage sold declined 15.73 percent, falling to 54,783 acres. These market developments reflect a strong performance in the face of the ongoing pandemic. Gulf Coast – Brazos Bottom: Perhaps reflecting the importance of the oil and gas industry to Houston buyers, activity in this region slowed slightly in these preliminary findings. Total dollar volume dropped by 6.63 percent to $212.3 million and the number of sales declined as well, falling 7.07 percent to 684 transactions. Regional price rose 3.89 percent to $6,435 per acre despite the deteriorating activity indicators. The typical size remained little changed at 0.71 percent settling at 148 acres. The magnitude of the negative indicators eased in the third quarter from more sobering results in the second quarter.

South Texas: South Texas market prices continued to improve in the third quarter, settling at $3,836 per acre, up 1.97 percent. Those results mark the third quarterly price increase since the third quarter of 2019. Size also grew, rising by 9.14 percent to 286 acres. However, total dollar volume dropped 17.72 percent to $142.7 million. At 445, the number of sales slipped 27.17 percent. Austin – Waco – Hill Country: In spite of coronavirus developments, central Texas markets continued to prosper in 2020. Although prices rose a meagre 1.53 percent to $4,044 per acre, most market indicators remained positive despite the headwinds imposed by the coronavirus. In addition, total dollar volume remained nearly steady, increasing by 0.82 percent to $356.6 million. The number of sales also expanded to a 5.04 percent increase at 1,688 sales. Size remained virtually

unchanged with a 0.17 increase to 212 acres. Total acres sold dropped 0.70 percent to 88,184 acres. Third quarter developments reflected the turbulence of roiling economies and societies plagued by the coronavirus. The unprecedented cessation of economic activity enacted a toll throughout Texas and the southeast as numbers of transactions contracted as did total dollar volume. In normal times, those negative developments on a broad front would signal emerging weakened conditions. However, the economic environment has radically changed from the first quarter. Currently, market professionals report a noticeable uptick in interest with increased inquiries. In addition, internet views of the rural land area of the Real Estate Center website spiked up 63 percent in the past month. °

The same holds true for land.

Too often, landowners don’t bother to clear brush, replace a faulty septic system or install a new entrance gate—not until they’re ready to put their property on the market. Making improvements now can pay off in two ways. You’ll increase the future value of the property. Plus, you’ll get to enjoy the upgrades yourself.

Key Considerations

Which improvements should you tackle first? That depends how you plan to use the property and where it’s located—a homesite in the Piney Woods or a hunting ranch in the South Texas brush country, for instance. “The most important things are water and power,” says Jeff Bedwell, Brady and San Saba branch manager with Central Texas Farm Credit in the western Hill Country. “That may sound like a nobrainer, but people just don’t understand the lack of available water in some rural areas.” In East Texas, adding a water feature and “cleaning up” treed property will usually pay off at sale time, according to Garrett Cox, appraiser with Heritage Land Bank in Tyler.

Following are a few improvements that may pay off for you, whether financially or in personal satisfaction.

Water

Water features are generally the top choice for improvements. Installing a lake or pond can add significant value to property. And if you have creeks, clean them up to improve water flow. Not only does water add aesthetic appeal, it helps attract wildlife to the property, according to Cox.

“In the middle coast area, water features continue to command a premium with recreational property buyers,” says Wade Kubecka, appraiser with Capital Farm Credit in El Campo. “The majority of buyers want water features that are already in place.” Those features range from waterfront properties that offer access to the saltwater bay systems all the way to waterfowl habitat ponds developed specifically with the waterfowl hunter in mind. Whether you plan to live on the property, raise livestock or nurture a deer herd, a reliable water source is a requirement. But in many areas of Texas, water is not guaranteed. “Just because there’s a water line in front of your property doesn’t mean you can tap into it,” says Bedwell. It may be necessary to drill a well. But to ensure that’s even possible, go online to check the water depth and quality of test wells in your area, he advises.

Structures

Twenty years ago, barndominiums were not common—at least not by that name. Today, a “barndo”—often a metal structure that’s popular on recreational properties—will usually increase a property’s value, according to Cox. He reports that even a small cabin will make a property more attractive to someone looking for a place to hunt.

“A barndominium will at least retain its value, and it costs about the same as a mobile home, which loses value,” Bedwell says. Moreover, a barndo can do double duty as a home—whether full-time or on weekends—as well as a workshop or equipment shed. And if you build a larger home later, the barndo can serve as a bunk house for extra visitors. But don’t overlook other types of functional structures. A barn, shop or well-constructed shed will enhance your property as well, says Cox.

Fencing

Quality fencing is a key consideration if you have a hunting ranch—and it’s a requirement if you raise livestock. For a cattle ranch, regular field fence will cost about $2.50 per foot—$3 a foot if bulldozer work is needed—and that can add up quickly, Bedwell points out. “But if you’re going to have a cow-calf operation, fencing is right behind water and power as an essential property improvement,” he says.

On a recreational property, determine if you truly need a high fence to keep deer in or if a low fence is adequate. Although high fencing will raise the value of the property, only a small percentage of buyers are willing to pay the extra cost of a high fence, according to Bedwell.

Brush Clearance

In East Texas, where the vegetation can be dense, Cox says land buyers are often looking for a view. Thinning out trees and clearing the undergrowth between them can make the property more attractive. On a woodlot that you plan to use for recreation and timber, he recommends making cuts through the timber for hunting lanes and adding roads for movement through the property. It also makes sense to plant a food plot in the center, he says. “For $85 an hour, you can rent a bulldozer and clean up pockets of the property so you can move around,” says Cox. Cox, who previously was an appraiser in Central Texas, notes that clearing brush and cedar can also add to property values in the Hill Country. But don’t “over-clear” the land.

Rainwater Collection

“A rainwater collection system is the way of the future in our part of the world,” says Bedwell. He tells the story of a small rancher who collected enough rainwater off a 40-by-60-foot barn to meet the ranch’s water needs for a year.

“An elaborate rainwater collection system will cost $30,000 to $40,000, versus $125,000 to drill a deep well. So it’s relatively affordable,” he says. Besides, he points out, “collecting rainwater is not only smart, but it’s perceived as a good thing”—and something he believes rural property buyers in the Hill Country will be seeking in the future.

Power

Like water, electricity is something many firsttime landowners take for granted, according to Bedwell. “It’s really important to have power in place, especially for a rural homesite,” he says. “A lack of power is likely to lower your property’s resale value and give potential buyers second thought.”

Your Plan

“Think about it this way,” says Bedwell. “If it’s 10 years in the future, and you’re putting your property on the market, ask yourself what you could have done to make it more usable and enjoyable.” And remember: Improvements often can be financed as part of the mortgage, if they’re planned when you purchase the property. °

HARAON, WHO STARTED HIS CAREER IN advertising in 1997, added photography to his skill set in 2005 and has worked as a professional photographer since 2009. “I’m a visual thinker, so I knew what I wanted in my photographs, but didn’t know how to get it,” Pharaon said. “I was challenged to learn more, so I could actually take the photos I envisioned.” He put his passion into practice and studied with recognized masters such as Lawrence Parent, an Arizona-based photographer who is known for his nature, outdoor sport and landscape photos. Pharaon has trained his lenses on landscapes throughout Texas and the United States as well as the expanses of Kenya. “I love landscapes, especially Texas landscapes,” Pharaon said. “I’m a Texas native and our open spaces are part of my soul. My job as a photographer is to capture images that inspire that feeling in other people.” In addition to still photography, Pharaon mastered videography, both traditional and aerial. He acquired his FAA license to fly drones in 2018. “I fly my drones low and slow, which allows me to shoot cinematically and show the ranch from a completely different vantage point,” said Pharaon, noting he can also take still photos from the air. “I always wonder what kind of westerns John Ford could’ve shot with this technology. I hear movie scores in my head as I fly my drone and envision the finished video,” he said laughing. While neither ranches nor photographers are identical, the basics of a successful photo shoot remain constant. “While there is no magic formula for a successful photo shoot or stellar pictures, there are a lot of seemingly small details that can help ensure that

the photographer and the client both get what they want and need,” Pharaon said.

Selecting a Photographer

Selecting a ranch photographer is just like selecting a wedding photographer. It’s not a decision to be made lightly.

“Do your due diligence,” Pharaon said. The professional’s website is the starting place. “If you like what you see, then ask to see a sample gallery of a ranch to get a true feel for the breadth, depth and quality of the work,” Pharaon said. “A website is a collection of the greatest hits—and it’s easy enough to get one great shot of a property, but it takes a skill set to put together a gallery where every photo shows off a property to its best advantage.” While price is a consideration for most people, it should not be the primary factor in selecting a photographer, especially if the goal is to sell the ranch. “Good photography is an investment that can pay big dividends—and like so many things in life, you get what you pay for,” Pharaon said. “I’d suggest letting quality trump price as long as the photographer can bring the project in within your budget.”

Communicating with a Photographer

Talking through the details of the shoot is the only way for a photographer to understand its size and scope—and give an accurate estimate. “A photo shoot isn’t a cookie cutter process. Each one is individualized, so the cost depends on a lot of factors,” Pharaon said. “Generally, though, photographing larger properties is more expensive because it simply takes more time for shooting and editing and more computer space for long-term storage. With that said, a small acreage property with numerous buildings can be equally time and space intensive.” WINTER 2020

TXLAND: From your perspective, what makes a good shot? JP: I look for scenes and features that I find beautiful. If it looks distinctive and attractive, I’ll stop and shoot

it. The camera sees things differently than a human eye. As a photographer, I understand how something is going to look through the viewfinder and ultimately as an image. It’s that knowledge and skill that makes a photographer a crucial ally in advertising and marketing a ranch. Beauty is all around us. As a landowner, though, sometimes people are attracted to certain spots on their properties not because of beauty but because of memories. In those instances, I put on my advertising hat and ask myself, ‘How will other people see this? Is it captivating enough to make someone want to buy it and make their own memories here?’

To understand the full scope of the project, photographers need to know:

2. location, which will determine mileage charges, and acreage; 3. an overview of special features such as scenic lookouts and water sources such as rivers, streams, ponds; 4. the number of dwellings and outbuildings that need to be photographed, and whether those photographs will be exterior, interior or both; 5. the type of photography desired, photos (traditional and/or aerial), video (aerial and/or traditional), the format (traditional or HDR, a composite of several photos that shows details that the naked eye can’t see) and the deliverables. “People wrongly assume photographers can just ‘lift’ still photos from videos,” Pharaon said. “While it’s technologically possible, it’s not a good option from a quality standpoint, especially if the photos are going to be printed in a magazine. Every different format means more time for shooting and editing.” Sometimes shoots evolve. Landowners change their minds. Photographers run into difficulties. “A good photographer will keep you apprised of changes that affect the bottom line,” Pharaon said. “No one should be expecting a bill for $1,500 and receive one for $4,500.”

Planning the Shoot

To assist with a photographer’s planning, Pharaon suggested that landowners send a property map in advance or have one available when the photographer arrives at the ranch. “In some cases, landowners mark certain areas

“The tour is the equivalent of a production meeting,” Pharaon said. “Often times, I’ll take the map with me during a pre-shoot tour and record the GPS coordinators of views, facilities and other things that I want to photograph.” Knowing he will be on his own during the shoot, Pharaon uses the tour and the map to create a strategy for the shoot whether it’s one day or many. “As a photographer, I have to figure out where the best shots will be and what time of day I need to be there to capture them in their best light,” he said, noting that having access to an ATV is incredibly helpful. “Sometimes it’s a scramble to get it all done.” While early morning and late afternoon light is coveted, not everything can be shot in the golden hours. “For me, I love middle-of-the-day shots as well,” said Pharaon, noting he also schedules interiors for mid-day. “If a ranch looks good in photos shot in the middle of the day, the viewer can be assured that it’s gorgeous all of the time.” Because people are drawn to sunshine and blue skies, Pharaon will reschedule if the weather is gloomy and gray. “People don’t want to be outside on gloomy days, so they aren’t drawn to photos with gray skies and looming clouds,” Pharaon said.

Preparing for the Shoot

Photographers can make the most of their time and the available light, if a property has its “Sunday clothes” on when they arrive. WINTER 2020

TXLAND: What’s your best advice for landowners who want to photograph their property for their

own enjoyment? JP: Go to the places that mean the most to you—the places that hold special memories or

showcase favorite views. Experiment with different lenses, different angles and different lighting conditions. Don’t worry about the technical side, just take the pictures. And most importantly relax because not every shot has to go in an art museum.

“Try to look at your ranch as an outsider would and remove all the obvious eyesores,” Pharaon said. “The effort that landowners and their team put in on the front end saves the photographer time and distraction on the back end.” He continued, “When a photographer is out on the ranch, you want him or her to be taking pictures instead of rolling up water hoses, picking up limbs or washing windows.” To help their ranches look their best, landowners should consider: 1. burning all the brush piles as far in advance as possible because in addition to being unsightly, they often interfere in sight lines and obscure good views; 2. completing any shredding two–three weeks in advance, so the grass has a chance to grow back and fill in the bare spots that are visible in aerial photographs; 3. mowing a path through the grass, which creates a park-like effect in photos; 4. mowing around the perimeter, which makes it easy for the photographer to spot property boundaries from a drone; 5. leaving any wildflower patches standing because people love flowers; 6. removing any trash, debris or equipment from the front and sides of all buildings that will be photographed; 7. trimming any dead limbs in trees near buildings that will be photographed; 8. hiding any extraneous equipment behind the buildings;

9. removing any non-operable equipment such as trucks, tractors or other large objects that detract from the landscape; 10. purging and organizing any outbuilding interiors that will be photographed. When it comes to homes, lodges and other dwellings, the details matter. Pharaon suggested that the owners work with their brokers to edit the contents, but not remove all touches of personality. “People like to see how other people use a space,” Pharaon said. “It helps them envision how they might live there.” It’s also important to clean the windows and walls, especially if the home will be shot in HDR. “HDR picks up everything, including fingerprints,” Pharaon said. And replace all the light bulbs. Photographers turn on every light in the house, including the lamps, to create a warm, illuminated space. “In a photo, a burned out bulb stands out like a missing tooth in a smile,” Pharaon said. “Take the time to make it right, so your interiors are shown to full advantage.” Showing a ranch to its full advantage is the challenge that keeps good photographers’ eyes sharp and their creative juices flowing. “I like the fact that each ranch has a unique story to tell—and my job is to tell that story,” Pharaon said. “Each shot is a word, and I’m looking for the most beautiful, compelling words to compose the story.” ° WINTER 2020

CONTINUING TO BE A RAY OF SUNSHINE THROUGH THIS UNUSUAL YEAR

HE YEAR 2020 will go down in history as one of unrest and struggle for many industries and businesses, large and small alike. The narrative much of the mainstream media has portrayed is one of doom and gloom for Americans; however, the rural land market continues to tell a different story. In an article we submitted in the summer 2020 issue, we discussed the initial indicators we were seeing of rapidly increasing demand in the market and the timely fundamentals of the land investment. In the early stages of the pandemic, the market showed signs that buyers in the market for land are buying it, and those looking to sell land have chosen an excellent time to sell it. As the year rolls on, it’s encouraging to see this trend continue. Just six months later, as the initial dust begins to settle, it’s hard to believe so much has taken place in such a short period.

“Land buyers have been really active this year,” said Jeff Evans, National Sales Manager for Whitetail Properties. “I think part of what we’re seeing is this heightened motivation to get outside of the fray, to be outdoors, in open space pursuing activities that are physically rewarding with family and loved ones. In turn, economic factors have aligned to create a favorable market for sellers as well. It’s created a unique market to really reward both buyers and sellers.” Whitetail Properties’ year-over-year website data also affirms an upswing in buyer activity. The land company’s overall traffic in May 2020 was up 45 percent compared to traffic recorded in May of the previous year. Online referral traffic was up 67 percent in May 2020 compared to the same month last year, and new visitors to the website were up 53 percent. Land.com even reported web traffic up 76 percent year-over-year, with April through August at record levels never seen before.

While web traffic doesn’t always tell the whole story, buyer activity has resulted in similar increases in closed sales nationwide for Whitetail Properties. For example, in April 2020 at the height of the pandemic, sales were up $15 million company-wide compared to April 2019 sales. Additionally, through Q3, our national sales volume has increased over 30 percent year-to-date. Isolating Texas sales, by early September we exceeded the total number of ranches sold from the entire year prior, ultimately forecasting a 40–50 percent total increase over last year. When you stop and take this in, it’s almost irrational to think that in the middle of a global pandemic, a volatile stock market, depressed oil prices, and a heated election year, that the Texas land market is thriving. What could possibly be fueling this increased demand? Well, these results are actually quite logical. Throughout the last six months, several obvious factors are driving this surge in land sales, many linked to the country’s economic roller coaster. A shrinking economy typically suggests people sit on what they’ve got, hunkered down, and delay investment in large purchases. By March 15, the Federal Reserve cut interest rates to historic lows. Next, the fallout and then erratic behaviors of the equity markets have made non-equity, long-term investments like land an appealing and stable alternative.

“Some of the buyers we’ve seen enter the market have long wanted to own a rural property, but they haven’t pulled the trigger up to this point for a number of reasons,” says Dan Perez, Whitetail Properties’ CEO and Owner. “In most cases, it’s related to financing, finding the right opportunity, or a combination of the two. In the current market though, we see a high-volume of increased buyer activity largely due to historically low-interest rates. These rates have created attractive financing opportunities for buyers. In turn, sellers realize land values are holding very steady and, due to increased demand, are able to capitalize on sustained land prices.” It’s also true that many investors see land as a safe and stable alternative to volatile equity markets. And it is. Annual returns on farmland since 1990 (the first year of the index) averaged 11.5 percent. Returns on farmland even edged out average commercial real estate returns by nearly three percent. “While low interest rates and good investment fundamentals are a huge part of the story, there are new chapters in this book being written,” says Joey Bellington, Texas Broker for Whitetail Properties. “We’ve had incredible interest rates for a while now, but due to current outside pandemic events and all that goes with it, there is a material shift in the way buyers are viewing land both as an investment and as a lifestyle.”

Whitetail Properties’ increase in sales numbers and online activity align with a traditional buying cycle that’s influenced by outside “triggers.” The typical buying cycle has three primary stages; first, there’s awareness: a buyer becomes aware of a product and desires to own it. The second stage is the time spent considering a purchase. And, finally, the decision to make the purchase. Outside triggers don’t change the actual buying cycle, but where it gets interesting is the effect these triggers have had on the cycle’s pace. These current triggers and the timely combination of them have quickly nudged many potential land buyers into active land buyers at a much faster rate. The COVID-19 pandemic, government mandates, the volatility of the equity markets, favorable land values, and historically low interest rates all act as outside triggers that shrink the buying cycle’s timing. The amount of time between buyers’ initial interest in a ranch on the market and making the purchase decision has been compressed. Buyers are entering the land market equipped and ready to make decisions. We are witnessing pent up demand playing out unlike anything we’ve experienced. While this year has had its fair share of uncertainty, the fallout from a climate of instability has turned buyers

onto land, the age-old investment universally known for its stability. And, at least in part, it’s those triggers— fueled by outside events—that are prompting buyers to act and drive land sales up. “I think you have a buyer personality type that is very adept at being nimble,” Evans said. “And what I mean by that is, there’s a sensitivity to what’s going on outside of their own lot in life, and they’re willing to adjust plans and the timing of certain purchases when outside influencers become favorable. So, the buzz on our website, the spike in properties sold, that’s a credit to buyers recognizing that a situation like this doesn’t come along very often. Now, it’s ultimately up to those looking to sell land to make their move and test their nimbleness in response to a rural real estate market that’s rewarding sellers of land.” As the year continues to unfold, both buyers’ and sellers’ trend of enjoying a unique and positive rural land market is expanding across the country. With the lingering pandemic and an emotionally charged presidential election, no one can say with absolute certainty, but as things stand, the opportunities rural land offers may be one of the few rays of sunshine through the cloud that has shadowed this unusual year. °

HE TEXAS WILDLIFE ASSOCIATION’S HUNTING HERITAGE PROGRAM is setting its sights on novice adult hunters. “The overall goal of Hunting Heritage is educating Texans about wildlife and the role that hunting plays in conservation through wildlife and habitat management,” said David Brimager, TWA’s Director of Public Relations and a Certified Wildlife Biologist®. “Through our new initiative H2, we’re combining our existing long-term programs with several new ones into one focused, integrated effort to educate Texans across the board and help funnel them into the field through mentored hunting opportunities.” TWA’s Hunting Heritage national reputation for excellence is built on twin pillars: the Texas Big Game Awards (TBGA) and the Texas Youth Hunting Program (TYHP). TBGA celebrates the relationship between voluntary land stewardship and healthy, harvestable wildlife by recognizing hunters and landowners in a free, certificatebased awards program. Celebrating its 30th

Anniversary this hunting season, the TBGA has acknowledged more than 34,000 hunters and landowners. TYHP introduces young people and their adult companions to responsible, safe and ethical hunting through weekend-long mentored hunts. These decades-old programs have been developed and run in conjunction with the Texas Parks and Wildlife Department (TPWD) since their inception. “For decades, we’ve gained knowledge and laid the foundation,” Brimager said. “Now, we’re building on our past success and expanding our efforts to reach and recruit novice adults.”

New Points of Entry

The time appears to be right. According to a 2019 survey conducted by Responsive Management, 80 percent of Americans, a historic high number, approve of legal hunting. While hunting’s rising approval numbers likely can be attributed to a number of things, it

coincides with the rise of the locavore movement, an interest in local, natural, sustainable food including meat. “Food doesn’t get any more natural or sustainable than wild game,” Brimager said. Capitalizing on the growing locavore movement, TWA began hosting Hunt to Table Dinners in 2017. Hosted by restaurateurs in major cities including Austin and San Antonio, the evening events bring both hunters and nonhunters together to enjoy a wild game dinner and a “soft” introduction to the heritage of hunting and voluntary land stewardship. “People share a meal, enjoy camaraderie and discover they stand on common ground when it comes to an interest in wildlife, habitat and conservation,” Brimager said. “Experienced hunters have just stood on that ground a little longer—and are eager to pass along what they’ve learned.” Interest in the outdoors is also burgeoning as participation in non-consumptive activities such

as hiking, photography and birding continues to climb. The pandemic, at least in the short term, has reshaped the way Americans recreate and travel. Since March, parks—national, state and local—have reported attendance surges as people have flocked to the outdoors as a safe, enjoyable leisure destination. According to a survey published in August 2020 by the Outdoor Industry Association, the outdoor activity segment saw the lowest impact due to COVID-19 shutdowns among the five activity segments (team, fitness, outdoor, individual and racquet) it measured. Just 34 percent of respondents said they couldn’t participate in outdoor activities due to pandemic restrictions, while 69 percent said they couldn’t participate in team sports and 55 percent couldn’t participate in racquet sports. The survey also noted that urban participants flocked to outdoor activities. Running, bicycling, day hiking, bird watching and camping participation all rose noticeably among urban respondents since March shutdowns. Even before COVID-19, TWA tapped into the growing interest in outdoor recreation as the official Texas host for the Hunting Film Tour. The Hunting Film Tour, which is a submission-based film festival, features 10–12 conservation-oriented, short adventure films. The film festival rotates through different Texas cities and anchors an evening of newfound friends, food and cocktails. “Again, it’s a chance for newcomers to meet people with whom they share common ground,” Brimager said. “In this case, the common ground is the outdoors. From our own personal experiences, we know hunting can become an outdoor passion of its own.”

Adult Mentored Hunting

Adult Mentored Hunting grew naturally out of the Hunt to Table Dinners. “An interest in game and sustainable food literally brought newcomers to the table,” said Bryan Jones, Field Operations Coordinator for TYHP and Lead Coordinator of TWA’s Adult Mentored Hunting Program. “Offering them an opportunity to experience the age-old tradition of hunting in a safe, mentored environment was a logical next step.” In fact, the first Adult Mentored Hunt took place in 2017 on the heels of the first Hunt to Table Dinner. The hunt, with six participants, was patterned after the successful model pioneered through TYHP, which has hosted 3,300

youth hunts involving 50,000 youth hunters and their significant adults since its inception in 1996. “We’ve hosted thousands of hunts and helped other organizations develop similar programs in their states,” Jones said. “It’s not bragging to say, we’re experts in this type of mentored outdoor experience—and despite the amount of thought we put into modifying the program for adults, our expertise made it a ‘no brainer.’” The hunts, which last from Friday afternoon through Sunday at noon, are hosted on TWA member ranches. “Our hunters have the opportunity to see the results of voluntary stewardship first-hand on private ranches that they might not have access to otherwise,” Jones said. “We can’t thank our members enough for opening their gates to a new set of future hunters.” While each hunt is unique, they follow a basic framework. Friday afternoon is spent on the shooting range where hunters not only hone their skills under the watchful eyes of experienced volunteers, but learn and practice marksmanship, shot placement and safety as well as the principles of ethical hunting and shooting. As the day winds down, the group gathers for an orientation, a welcome and a game dinner. “On our Adult Mentored Hunts, every meal features wild game,” Jones said. “Some of the preparations such as breakfast tacos with wild hog

chorizo are basic while others such as chile verde posole with axis venison are more elaborate. The goal is demonstrating the versatility of wild game as a protein.” Saturday morning the novice hunters and their guides, who are their mentors for the entire weekend, leave for the blinds. “When people are one-on-one, conversation comes more easily,” Jones said. “People ask questions and share stories they might not in a group. Connections are made.” When they return to camp, successful hunters, with assistance, clean and process their game. “The proper processing, storage and preparation of game is a big focus of the weekend because it’s a primary interest of this group of novice hunters,” Jones said. “Most of the novice adults don’t have a problem with the idea of harvesting an animal and are excited to hunt, but the ‘what happens after I pull the trigger’ is a barrier to entry for many people. We remove the barrier by giving them the necessary skills through hands-on experience.” During the afternoon, hunters return to the gun range, spend time enjoying the outdoors and getting to know their fellow hunters. “The schedule for our Adult Mentored Hunts is a lot less regimented than on the youth hunts,” Jones said. “We want everyone to enjoy a great outdoor experience in a fabulous place that makes them want more.” Hunters and guides embark for the blinds on

Saturday afternoon and again Sunday morning. Saturday night, after dinner, is a campfire where participants and guides gather to share stories, experiences and the camaraderie that make hunting such a treasured tradition for so many. “The true heritage of hunting—the relationships, the stewardship, the respect for the land and the wildlife—becomes apparent around the campfire,” Jones said. The response from the novice hunters and the participating landowners has been overwhelmingly positive, so positive in fact that this year Hunting Heritage staff is offering 10 Mentored Adult Hunts. “We’re increasing 10-fold this season—and we’re planning to keep growing,” said Jones. “To extend our reach, we’ve partnered with Texas Parks and Wildlife Foundation’s Stewards of the Wild, Backcountry Hunters & Anglers– Texas Chapter and the Texas Chapter of The Wildlife Society—and trained volunteers in their organizations to host hunts using this model.” While the program is growing, its goals remain clear and personal for the staff and volunteers. “Our goal is using our expertise to provide novice hunters with safe, legal, ethical hunts that involve them and give them fun and exciting first experiences on beautiful ranches,” Jones said. “Through this initial experience, we want to draw them into our proud hunting heritage and hopefully making it a lifelong passion for them just as it is for us.” °

“It all goes hand-in-hand,” said Brandon, who is a fifthgeneration rancher and a third-generation real estate broker based in Utopia. “You can read a book about something and figure out how to do it, but there’s no better way to gain knowledge—and no other way to gain firsthand knowledge— than by living it.”

Ranching, Real Estate and the River

Brandon is a proud Texan. The Kuykendall family, his mother’s people, were part of the Old 300, the original colonists who came to Texas under the leadership of Stephen F. Austin. The first Bownds settled near Utopia on the Sabinal River in 1885. The family’s roots are deep in the rugged hills and rocky soil of Uvalde County. “Except for a very short stint, I’ve always lived in sight of the Sabinal River,” said Bownds, noting that he has a soft spot for live water. “It’s not a stretch to say my life has been shaped by land and water.” And entrepreneurship. . . His grandfather, John Bownds, opened the Bownds Real Estate Business in the early 1960s as a complement to the family’s commercial cattle operation. His father, Ronald Bownds, a geologist by degree, left the oilfields in the mid-1980s and returned to ranching and real estate in the late 1980s. Using a spring on the family ranch as the source, Ron also founded the successful Utopia Water Company.

“Dad started selling bottled water way before it was a thing,” Brandon said. “People looked at him like he was crazy—and now bottled water is just as big as Coca-Cola.” Nestle-Perrier purchased the company in the mid-90s. By the time Brandon graduated from high school in Utopia in 1996, the multi-sport athlete, steer showman and roper was also a seasoned ranch hand. He grew up in the tractor seat assisting with the family’s commercial hay operation and in the saddle helping with the family’s cattle operation that included a small feed lot. “I remember pulling a gooseneck to San Angelo during an ice storm to pick up a bull,” Brandon said. “I just had a learner’s permit, but it needed to be done.” He was also an entrepreneur in his own right. “I started hauling hay for the public when I was 15,” Brandon said. “I found the jobs, hired the crews, collected the checks and paid everybody who worked for me.” He began buying alfalfa hay in New Mexico and hauling it back to sell locally. Brandon negotiated his first bank loan to cover the cost of a portable roping arena. He used it for three years and sold it as he prepared to leave home after graduation. “I got what I paid for it,” said Brandon laughing. “I’ve been closing deals most of my life.” By the time Brandon turned 18, he was officially licensed by the Texas Real Estate Commission to sell real estate.

At that moment, Brandon didn’t have a listing that fit that criteria, but offered to find them one. Then Brandon told the brothers about a 1,200acre ranch on the Sabinal River he did have listed. They wanted to take a look. “They liked what they saw—and they, along with their father, bought it,” he said. “It was the first of my larger ranch deals.” The family kept the ranch until January 2020 when they enlisted Brandon to sell it for them. “I’d had my license less than a year when the family trusted me with their business the first time,” Brandon said. “The fact that they trusted me to sell it for them 23 years later means everything to me.” “I went to real estate school on the weekends during high school,” he said. “I received my license at the youngest age allowed.” In 1996, Brandon headed east to College Station planning to pursue a degree, but opted to put his real estate license to work instead. “The school of life suited me better,” Brandon said. Working with a real estate brokerage in College Station, he noticed that none of the other agents came into the office on the weekends, so he went in—and got all of the leads and listings that came in on Saturdays and Sundays. In short order, he, at 18 the youngest professional at the firm, earned Top Producer. “When they realized they’d been outworked, they started coming in on the weekends,” said Brandon laughing. A few months later, Brandon couldn’t resist the lure of the western Hill Country, wide open spaces and the lifestyle he loved. He returned to Uvalde County. “I started selling ranches and haven’t stopped since,” he said.

The Business of Relationships

Brandon has been at the helm of the Bownds family real estate business since 1996. Soon after he returned to Utopia, he was manning the office late one afternoon when two brothers pulled up. They were looking for a ranch with plenty of native pecan trees.

He continued, “Ranch real estate is a relationship business—and relationships don’t exist without honesty and open communication that inspire trust.” In business, trust must also be paired with successful results. “I’ve never looked for free handouts,” Brandon said. “I’ve always had the fire in my belly and the work ethic to make it happen.” When asked what he does when he’s not selling real estate, Brandon initially drew a blank. After some thought, he said, “Well, I work on my own land with my skid steer and I pay monthly dues to a country club for golf that I don’t ever get to play.” Then he laughed and admitted, “I work a lot for my clients.” Brandon doesn’t consider a day done until he is completely caught up on emails and phone calls. “If I’m not caught up, then I’m behind—and you can never truly get ahead in this world if you’re running behind,” he said. “My clients never have to wonder what is going on because the communication channels stay open. I’m ready when they are.” He prides himself on making things happen. Oftentimes, Brandon and his office manager will have an offer drafted and waiting for clients by the time they make it home from touring the ranch they want to purchase.

“I treat people the way I want to be treated,” Brandon said. From listing to closing, no detail escapes Brandon’s attention. Initially, he tours a ranch to become intimately familiar with it himself, and then carefully plans a route that ends with the best view of the entire property, so the potential buyers leave with a dazzling impression. He shoots the photos only on the days the skies are bright blue and filled with fluffy white clouds, so the images beckon buyers to come take a look. “I do everything—big and small—to market a ranch to its best advantage,” he said. “In my hands, it’ll shine.” When it’s time to show a ranch, he hauls one of his customized UTVs to the property. They’re outfitted with special stands that hold iPads, which among other things, provide clients with a real time view of where they are on a pre-programmed map of the ranch.

Selling or buying, it’s truly my privilege and an honor to represent my clients to the fullest and turn their dreams into a reality.” °

Location

Habitat

The Monarch Ranch is found where multiple ecosystems meet, including elements of the Chihuahuan Desert, Edwards Plateau and Tamaulipan Thornscrub along with deep river basin soils containing towering pecan trees and majestic live oaks along the riverbank. Along the lower lands of the river and canyons, live oaks, pecans and sycamores dominate the landscape. Following Texas’ independence from Mexico in 1836, John Coffee Hays is the first American recorded to visit Val Verde County in an effort to establish a road from San Antonio to El Paso in 1848. During his time tracking the road, he renamed the San Pedro River the Devils River, to fit with the difficult terrain.

Wildlife

The multitude of differing environments on this ranch creates country that has an amazing biodiversity. White-tailed deer are found throughout the ranch, and the occasional mule deer can be found in the highlands. Turkey are plentiful in the bottoms along with a strong population of bobwhite quail. Aoudad sheep are found along the steep cliffs and canyons coming up from the river bottom. Blue quail are common in the highlands, along with strong populations of mourning dove. Bobcats, coyotes, badgers and mountain lions are also very common in the area. The Devils River brings in a host of wildlife that might not be commonly found this far west, including plenty of ducks, amazing migrations of monarch butterflies and raptors such as bald eagles and ospreys that hunt the fish in the river. The Monarch Ranch is managed under an MLD III plan (currently referred to as an MLD Conservation Plan), allowing for extended seasons for deer hunting and professional management of the wildlife. The fishing in the Devils River on the Monarch is truly lights out. Perhaps the best smallmouth bass fishery in the State of Texas exists in the cool clear waters of the river here with many fish exceeding six pounds. Largemouth bass are also abundant along with bream and catfish.

Water

The Devils River is considered the purest water in the State of Texas and is used by the state as the index for clean water. The river’s headwater springs are on the neighboring ranch upriver from the Monarch. The ranch has over five miles of frontage on the river, including over a mile and a half of both sides of the river.

There are multiple springs on the ranch, including a large spring (Phillips Spring) that feeds pristine water into the river. Further, many seeps can be found in the canyons, particularly during wet periods. Groundwater is available in this region that is of excellent quality. There are 25 water wells on the property (electric pump, solar and windmills) as well as miles of water pipelines distributing the water throughout the property.

Improvements

Housing on the Monarch is modest and not too extensive. On the west side of the river, there is a mobile home used for the ranch foreman and a “pilot’s cabin” near the airport that is relatively new and very comfortable. On the east side there are several modular homes and the main lodge that sits along the river bottom.

The airport on the west side of the ranch has a newly paved 6,000-foot runway with stripes and lights and includes a large hangar and fuel tanks. There are over 13 miles of paved roads on the ranch that are in excellent condition and make getting around the extensive ranch very easy.
