hanksgiving is upon us. The Alexander clan has a few traditions we like to practice on Thanksgiving Day. First, invite a stranger to the dinner table.

Obviously, Covid put the kibosh on this one last year, but I highly recommend the tradition. A stranger at the table keeps everyone on their best behavior. Second, practice gratitude. Like many families, we go around the table and everyone has to come up with at least one thing they are thankful for. Again, gratitude!

I have to confess, I’m a podcast junky. Recently, I was listening to a podcast featuring Stanford Professor and Neuroscientist Dr. Andrew Huberman. Dr. Huberman works with highperformance athletes, CEOs and other professionals in critically complex fields. Regardless of their pursuits, his clients all share one vital daily practice: gratitude.

According to Dr. Huberman, research has found that when we express gratitude, the brain releases a surge of serotonin.

Serotonin is the key hormone that stabilizes our mood, feelings of well-being and happiness. In addition, serotonin improves immunity and positively affects other brain systems including spilling over to the dopamine system.

Dopamine is a neurotransmitter that plays a role in how we experience pleasure.

Serotonin's spillover to the dopamine system restores our optimism and sense of what is possible out there in the world. And all it takes to enjoy the benefits of this serotonin surge is to commit to being consciously grateful for 10 to 60 seconds a day. Just imagine the impact one minute (or less) of gratitude could have on us as individuals and collectively as a society.

Unfortunately, many of us will choose to keep our heads down and immerse ourselves in ever-changing, overly stimulating social media. What we consider a harmless distraction neurologically throws our body into a fight or flight reaction. Instead of experiencing the optimistic, joyinducing effects of serotonin, we fall prey to cortisol, our primary stress hormone that triggers feelings of anger, fear, hopelessness and despair.

Sometimes you just have to break away. My wife and I recently took our RV to a secluded spot on South Padre Island for a few days of R&R. We disconnected from social media and strengthened our connection with each other.

My friend, who is not afraid to enjoy himself, often reminds me that the purpose of rest and recreation is to "re-create" yourself and to reconnect to God and the people around us.

We have to break out of the mental and physical ruts we habitually fall into before they break us.

Because of my job, I get to claim home on the range periodically and get out where the deer and antelope play.

Not long ago, I toured a large ranch in West Texas. The wide open spaces, rugged mountains, fresh air and sunlight delivered a dose of optimism and reinforced a sense of possibility and opportunity.

At the end of the day, we were dirty, dusty and dog tired, but spiritually cleansed and mentally renewed. We were grateful for the real possibility of building a legacy ranch for a family to enjoy for generations.

he Mount Ord Ranch, named after the highest peak of the Del Norte Mountain Range, is a true legacy ranch and the epitome of a Far West Texas gem. Springs, sky islands, deep canyons, productive grasslands, a prime location, the Mount Ord Basin and extraordinary diversity are some of the many attributes that set this ranch apart from others.

At 6,803 feet above sea level, Mount Ord provides a 360-degree view of arguably some of the most revered landscapes in Far West Texas. On a crystal-clear day, the vistas to the south consist of mesas and peaks such as Elephant Mountain, Santiago Peak, Nine Point Mesa and even the Chisos Mountains in Big Bend National Park. The viewshed to the west is equally as impressive and possesses iconic landscapes including Cathedral Mountain and the Chinati Mountains on the far horizon.

Location

The entrance to the ranch is located just 12.8 miles south of Alpine, Texas, on HWY 118 South. The Alpine-Casparis Municipal Airport is just a short 20-minute drive from the ranch’s main gate.

Topography, Rangeland & Habitat

About half of the Mount Ord Ranch is mountainous and foothill terrain, while the remainder is rolling and varied terrain with numerous spectacular canyons and water-cut rock features, including the magnificent Panther Hole.

The mountainous portion of the ranch includes the highest peak of the Del Norte Mountains known as Mount Ord. This peak was named after the great General Edward O.C. Ord (1818–1883) who led large numbers of troops stationed out of San Antonio and patrolled as far as the Trans-Pecos region. The Mount Ord summit is 6,803 feet above sea level and towers approximately 2,000 feet over the floor of the entire ranch. Mount Ord is considered a “cuesta” peak because of its gentle slope on its south-facing side and its extremely steep slope (or cuesta) on the north and east sides.

One thousand feet below, to the south of the summit, is Mount Ord Basin. The basin is a stunning hidden valley teeming with native wildlife and a concentration of oak, madrone and pinyon pine woodlands.

In addition to Mount Ord Basin, much of the other mountainous portions of the ranch have areas associated with the most desirable types of vegetation found in the Trans-Pecos region: high desert grasslands, oak-juniper-pinyon woodlands and riparian woodlands.

Traversing through the south-central portion of the property, in the rolling desert grasslands at the base of the foothills, is Ash Creek. This riparian area is studded with large Emory oaks, cottonwoods, Arizona ash trees, desert willows and other riparian vegetation.

Wildlife

The big game and upland bird populations on the ranch are exceptional. This is in part due to the diverse habitat with many springs, dense riparian areas, mountains, canyons, valleys, boulders and overall thermal cover. Game and other huntable species found on the ranch include mule deer, trophy elk, white-tailed deer, Rio Grande turkey, javelina, feral hogs, mourning dove, blue quail and mountain lion. Non-game species include black bear and Montezuma quail. In fact, word of mouth has it there are upwards of 13 different mature black bears calling the Del Norte Mountains home.

Over the years, the owners have taken 350-inch to 400+ inch bull elk and have reported resident populations of elk to be exceptional. . . as seen firsthand on our visits! The ranch uses supplemental feed to support wildlife populations, with protein feeders strategically located across the ranch (all within feeder pens). Seasonal migrations of mourning and white-winged dove and waterfowl also provide wing shooting opportunities.

Improvements

The Mount Ord Ranch has several homes and barns all within the headquarters located centrally on the ranch.

• Main Home: The 4,420-square-foot main home is a 1950s vintage home with four bedrooms, three-and-a-half baths plus separate guest quarters. Our favorite feature of the home is the sweeping covered porch with spectacular views.

• Foreman’s Home: The 1,736-square-foot home has two bedrooms and two baths and is centrally located in the headquarters area.

• Bunkhouse: This house is 1,128 square feet and can be used for ranch hands or as a hunter’s cabin.

• Horse Barn: 4,000 square feet with eight indoor stalls, two tack rooms, round pen and outdoor stalls and turnouts.

• Equipment Barn: This 6,750± square-foot equipment barn provides open equipment storage with a portion closed in, originally built for a helicopter hanger.

• Shipping Pens: All pipe constructed, loading chute and annually certified livestock scales.

Outside of the headquarters area, there are three additional sets of working pens. The ranch’s road system allows good access throughout the ranch.

Water

The ranch is extremely well watered by way of over a dozen water wells, significant water storage, distribution and delivery points. In addition, there is an abundance of springs (some developed), seasonal Ash Creek, stock tanks and header dams, all providing life-sustaining water for livestock and wildlife alike, not to mention for folks enjoying the headquarters! The southern end of Ash Creek has water pockets even during the dry months and is a great feature to count on. The vast majority of the ranch sits above the Igneous Aquifer.

hen it comes to recruiting young people into the ranks of educated, safe and responsible hunters who value private land stewardship, the Texas Youth Hunting Program (TYHP) is the nation’s gold standard—and has been for 25 years.

“Our goal was to create a program that gets kids involved in hunting while emphasizing wildlife management and land stewardship,” said Dr. Wallace Klussmann, professor emeritus at Texas A&M University, who has been dubbed “the founder” of TYHP. “Obviously, engaging young people in the outdoors is important because they are the leaders of tomorrow.”

By all objective measures, the founding visionaries and successive generations of volunteer leadership have hit their initial targets. Since its creation in 1996 through October of this year, the program has impacted more than 76,000 hunters, parents and volunteers through the 3,518 hunts it has hosted.

During that time, 27,250 young hunters have been introduced to safe, ethical hunting and come to understand the value of private land stewardship as more than 700 ranches have opened their gates and shared their wildlife resources. Many ranches hold youth hunts year after year.

“Texas has distinct advantages—lengthy seasons, liberal bag limits and passionate volunteers and landowners,” TYHP Executive Director Chris Mitchell said. “Even though most of the land is privately owned, generous landowners let strangers come hunt on their farms and ranches because they care about the future of wildlife and hunting.”

A typical hunt begins Friday evening when the youth hunters and their significant adults arrive. (Each hunter is accompanied by one family member or guardian.) In short order, the participants undergo a safety and hunt orientation, a game laws, wildlife management and wildlife identification review, and firearm/ammo inspection.

The landowner also shares ranch rules and ranch history before the participants are dismissed to the shooting range where leaders ensure everyone can handle firearms proficiently and safely. While

there, the leaders deliver some hands-on hunter education and wildlife activities.

The youth, their significant adult and a volunteer hunting guide take to the field Saturday morning and evening and again Sunday morning. Youth who successfully harvest game learn how to properly process the meat. On Saturday night, stories and experiences are swapped around a campfire, further initiating the novices into the hunting community. After Sunday morning’s hunt, the participants clean up all evidence of their stay, pack their bags and take their meat and memories home.

“Our success is built on our large volunteer base and the support of the hunting community,” said Mitchell, noting no upstart program can hope to operate on TYHP’s scale just relying on paid agency or organization staff from a single organization. “Hunters are keen to pass along the knowledge they’ve acquired about the species they like to pursue and bring new people into the tradition to share their passion.”

While the majority of TYHP hunts center on whitetails, landowners across the state have made it possible for the young hunters to pursue a wide variety of wildlife in a wide variety of styles ranging from archery and spot-and-stalk to hunting from stationary blinds. In addition to “everyday” species such as waterfowl, dove, feral hogs and turkeys, TYHP participants can claim coveted spots for “exclusive” species such as javelinas, alligators and pronghorns.

One of Mitchell’s favorite TYHP stories centers on the first pronghorn hunt in the Panhandle. Unlike most hunts such as those for whitetails where all of the hunters have the opportunity to bag their game on a single ranch, the first pronghorn hunt required 10 landowners to donate a permit to take one pronghorn per ranch. As conceived, TYHP hunters would be granted a doe permit, but at the organizational meeting conversations took an unexpected turn.

“As we were discussing logistics, one landowner said, ‘Ah heck, let the kid shoot a buck’,” Mitchell recalled.

“Before it was over, we had nine buck permits and one doe permit. On the hunt, we converted on nine of 10 permits—and would have been 100 percent but one hunter passed on a buck.”

He continued, “Our landowners are exceptionally generous. If they weren’t, we wouldn’t have a program.”

Over time, TYHP’s reach has extended beyond the Lone Star State as program leaders have shared the TYHP model with interested agencies and organizations in other states. To date, TYHP has inspired similar education and recruitment programs in Oklahoma, Florida and most recently Tennessee. Initial conversations have also taken place with leaders in Mexico.

“When we started TYHP, we knew it was an idea that’s time had come,” Klussmann said.

IN THE BEGINNING TYHP was a natural outgrowth of the Texas Wildlife Association’s (TWA) interest in all things hunting; the association, which now serves as an advocate for not only hunting and wildlife but natural resources such as water and open space as well as landowner rights and conservation education, was founded to defend deer management and hunting.

“TYHP arose out of our campfire discussions about getting people involved in the things TWA was interested in,” said David K. Langford, TWA Executive Vice President Emeritus. “I don’t ever recall a time when the notion of recruitment wasn’t part of the discussion; it quickly turned to youth recruitment.”

TWA leaders wanted to help bolster declining hunting license sales. License sales, along with taxes on sporting goods, pay for the lion’s share of conservation at the Texas Parks and Wildlife Department, the state agency charged with managing Texas’ fish, fowl and game resources.

When TWA pioneers began investigating existing youth hunting programs, they were surprised.

“We couldn’t find anything that fit the educationand-mentor centric model that we had in mind,” Langford said.

Once they realized that there was not a model worthy of replication, Klussmann along with other volunteers, including Steve Lewis of San Antonio, cast a wider net and looked at successful youth programs in different disciplines. They identified many key elements, such as hands-on education and motivated adult volunteers, that became cornerstones of the TYHP model within the programs of 4-H. “When we talked with county agents, they overwhelmingly supported the idea of youth hunting, but made it clear that their hands were full with existing programs,” Klussmann said. “We knew we needed to create a standalone program that was education based and diverse but didn’t take a lot of time from a single group of people.”

One piece at a time, TYHP began taking shape. It was designed as a partnership between TWA and the Texas Parks and Wildlife Department.

Like many programs, TYHP suffered some growing pains in the beginning. Several TYHP executive directors came and went. TWA leadership was in the midst of a talent search when Langford got a scratchy phone call in which a disembodied voice introduced himself as Jerry Warden, a retiring Army Colonel, who was returning to San Antonio. He was en route to Fort Sam Houston from Hawaii and wanted to interview for the job while he was in Texas.

“The rest, as they say, is history,” Langford said.

“Jerry took it and ran with it, creating the education and mentoring framework, volunteer base, the training materials and everything else that became the foundation of the program.”

The proverbial they also say, “The best laid plans of mice and men often go awry,” especially holds true as a team is learning as it goes. Brothers Louis Schreiner and Walter Schreiner were early supporters and hosted one of the first TYHP hunts on the famed YO Ranch near Kerrville. By the brothers’ estimate, they could accommodate 30 young people, and agreed to provide all the food, lodging, guides and other necessities. (This was before an adult was required to attend with their youth.)

When the Greyhound bus rolled into the ranch around 11 P.M., a blue norther had dropped Hill Country temperatures to 9° F. The students, who were from balmy Houston, got off the bus wearing shorts and t-shirts. There was not a coat or a pair of long pants in the bunch.

Charly McTee, legendary Texas outdoor writer who served as TWA General Manager at the time, called Ray Murski, a stalwart TWA supporter from Dallas, and woke him up. Between 11 P.M. and midnight, Murski acquired 30 sets of insulated boots, coveralls, gloves, as well as hats and sleeping bags—and had them delivered late the next morning, thereby saving the weekend.

“This story just shows how much we didn’t know what the hell we were doing,” said Langford, laughing. “We just knew what we didn’t want to be. . . . We wanted to do something that embraced TWA’s philosophy. . . something that left kids, and later adults, better for the experience.”

Early on, the TWA team realized that the parents and guardians were as inexperienced and illinformed about hunting and the outdoors as the young people were. They quickly made it a requirement that an adult must accompany each young hunter, thus doubling the program’s educational impact.

“We wanted to create a safe, educational, mentored outdoor education program that kids could ‘oh by the way’ bring their guns and significant adults to,” Langford said.

Over time, the TYHP team of staffers and volunteers worked out the kinks. When Warden retired in 2014 and handed the reins to Mitchell, who had been serving as the Operations Coordinator in preparation for taking on the Executive Director role, the model was strong and functional; Mitchell and his team have continued to tweak it so that it is more efficient.

Gone are days of registering over the phone. Paper spreadsheets have been replaced by websites, online forms and digital paperwork. While still hands-on, Huntmaster Training no longer requires an entire weekend of travel for volunteers. Manuals that used to take days and big dollars to prepare have been streamlined and digitized.

Recently, TYHP has expanded its offerings to include adult mentored hunting. These hunts are targeted to people who, unlike youth, are at a stage in life where they can immediately join the ranks of the hunting community.

“Youth have so much more competing for their time these days, so we have to be there when they find us,” Mitchell said. “If they miss us when they’re 9–17, we need to be there when they get interested and are able to go independently.”

While TYHP has touched lives and changed perspectives for 25 years, it is still as vital today as it was back in 1998. Hunting license sales are still creeping downward. Groups still actively seek to stop hunting. Thanks to technology and urbanization, people continue to be more removed from the natural world.

“If we don’t get young people engaged in conservation, wildlife will have no stewards and no defenders,” Klussmann said. “TYHP is going to be important forever if we want to have wildlife on the land forever. °

What drew you to ranch and recreational real estate? After graduating college in 2009, I went to work with my father at Turner Appraisal Company.

I obtained my Certified General Appraiser License in 2015 and was primarily appraising farm, ranch and recreational properties. Over time, I grew a passion for land. Shortly after, I obtained my Sales Agent license and began selling land.

What makes the corner of the world where you work special? The quality and diversity of land still at reasonable prices.

What are the three most important tools in a ranch broker’s kit? A side by side or UTV to be able to efficiently tour properties; MapRight, a high-quality mapping software with endless features; being a creative problem solver.

If you could call anywhere on the planet home, where would it be?

Wichita Falls, Texas; it’s where I was born and raised. It’s where I live and am raising my family.

What’s the most profound lesson you’ve learned from the land or its people? Never judge a book by its cover. There are all different types of land and land owners.

Listener or talker? Definitely a listener.

If you had one extra hour of time per day, how would you use it? I would spend more time with my wife and three kids.

Would you rather be without Internet for a week or your phone? I could live without internet; my phone is a crucial part of my business.

If you could give one sentence advice about how to live life, what would that be? Be honest; don’t tell people what they want to hear.

Describe your perfect work day. Spending all day touring ranches for the first time, whether they’re new listings or if I am showing to a client.

What is your most memorable deal to date? The large sales always stand out. A few years ago, I had a Reverse 1031 Tax Deferred Exchange client with a strict deadline of February 14th. I listed their ranch and had very little interest.

We finally were able to get the property into contract the first part of February and closed it on February 14th. Every Valentine’s day I remember this deal.

Technology’s Impact on Rural Real Estate

en years ago, I was taking a ranch tour with a ranch buyer client of ours on a 1,000± acre ranch in Central Texas and will never forget my experience. Anyone who has been in the business for any length of time will always have great stories to share, but this one particularly stuck with me. The listing broker was one of the nicest, downto-earth brokers I had met up to that point, and he naturally had a knack for a ranch tour full of good stories. While we were touring the ranch in his UTV on a hot, dusty day in August, I brought up a question about a boundary line and asked if he had an aerial map handy that may be different than the one I had brought. His next move is what stuck with me. . . . He proceeded to stop the mule and to draw the approximate boundaries of the ranch with his finger in the dust that had settled on the seat between he and the client. While effective to get his point across, we all had a good laugh as I took a picture of the high-quality aerial map with my cell phone!

For anyone that has bought or sold land more than a couple of years ago, it’s humorous to reflect on the lack of resources and access to information that we all had then compared to what we can get quickly today. Gone are the days of limited information related to a specific property or the land markets in general. All aspects of the industry have seen technological impacts including researching land rights and records, land values, mapping, photography, social media, drones. . . . The list is continually growing and new companies are being formed regularly to change the way we have access to this information.

Interactive aerial mapping technology with seemingly endless data layers, aerial drone photos/video, and many robust websites dedicated to rural land values have all fundamentally

changed the way we view, evaluate, and make decisions regarding rural land. What used to require a property tour and hours of research, now can take place in an instant from the comfort of the home office.

The meteoric rise of technology has certainly reached rural real estate markets in a big way and has become even more relevant in the last two years. Alex Gyllstrom, Whitetail Properties’ marketing director, noted that the rural land industry is seeing a massive influx of buyer interest over the last two-plus years. “The digital traffic to these listing websites, as well as our own, has increased greatly with no signs of slowing down anytime soon,” he said.

The Texas rural land market continues to show strength, driven in large part by buyers seeking a weekend getaway in the countryside and those who see land as an attractive investment. That’s the consensus from land experts with Whitetail Properties Real Estate, which specializes in recreational, ranch and farm properties.

Whitetail Properties Land Specialist Aaron Ablondi, who serves northeast Texas, says many of his clients from the Dallas area are buying a rural tract of land for family recreation, such as hunting and ATV riding, or for hobby farming. “We’re starting to see more sellers because prices have gotten so high,” Ablondi said. “Inventory is starting to build because people are hearing about the premiums being paid for land and are willing to offer their property for sale. Right now is an incredible time for land owners to get a great financial return on their property.

It’s worth more now than it’s ever been.” Ablondi said many of

his clients see investing in land as a hedge against inflation and more volatile types of investments, such as stocks. “It’s not only a more stable alternative, but land is also something they can use and enjoy while they are holding the investment.”

Similar trends are being seen by Joey Bellington, broker for Whitetail Properties in Texas. “It’s still very much a seller’s market and values are continuing to go up,” he said. “I’m seeing a huge market for recreational land, especially for smaller acreage tracts with homes.”

The opportunity for good appreciation is also a factor. “In some of the hotter markets, clients feel their property value has doubled in the last twoand-a-half to three years,” Bellington said. “What they love is not only land as a financial investment,

but also the time spent with their family and getting out of the big cities. People have seen what land values have done and want to buy a second place. They see it as one of the best things they can put their money in.”

The Technology Challenge

With overall demand for Texas land higher than it’s ever been and land sales websites experiencing massive web traffic increases within the last two years, the real challenge today becomes how to disseminate such a vast amount of information into a format that is easy to understand for the land buyer and seller. Brought on in-part by the early stages of the pandemic with social distancing and stay-at-home requests, buyers and sellers of land have become more comfortable and knowledgeable about the seemingly endless

amounts of information, options and tools at their fingertips. The understanding and awareness of clients is increasing constantly with the webbased tools and resources. If a brokerage is running their business service focused, this is a positive shift. For those that have not evolved with technology, the day of reckoning is much closer than it once was.

“We welcome and encourage more information for everyone involved,” said Alex Gyllstrom, Whitetail Properties marketing director. “We have a responsibility to provide the best viewing and searching experience to accommodate this continually increasing interest in the properties we represent. We want every person involved to have a clear, comfortable understanding of the process and expectations. With more information about

the transaction process, listings that are available for sale and land value information, the education curve has been shortened and everyone should benefit. The challenge is what to do with all the tech advances and giving it all life in an easily digestible format for the land seller and buyer. All that’s left is for companies like ours to provide buyers and sellers with best experience and service possible.”

In a response to this critical demand in the industry, Whitetail Properties recently launched a new website with enhanced features for buyers and sellers of rural land. The site offers interactive property viewing with high resolution, detailed photography and engaging video, as well as informative videos and direct, personal contact with agents specializing in different regions. One of the completely new sections in the recent

renovation is the new Knowledge Center. It provides an entire platform of educational and entertaining content, including engaging video, articles and blogs, about land values, habitat improvement, strategies and much more.

The new website is part of a larger initiative to help potential buyers find exactly what they’re looking for more quickly, said Gyllstrom. “Our new website is built in a way that connects with the most popular land listing websites, such as Lands of Texas, Landwatch and Lands of America, in a highly visual and interactive way,” he said. “Our goal is to work with these industry leading sites to provide the best experience possible for anyone looking to buy land, as well as offer the best marketing exposure for our clients listing their property for sale.”

While the days of limited access to land information are far behind us, we can be thankful that so much technology exists at our fingertips to make far more educated and strategic investment decisions than in years past. As the land market and the technology associated with it continues to rapidly evolve, getting connected with a trusted professional in the industry is still as critical as it was 50 years ago to help you navigate the process and sort through the information. Even though the days are long gone of drawing aerial maps in the dust, the simplicity of that is something I will miss. I still plan to take a page from that playbook from time to time to get a laugh or a blank stare. . . but I’ll be sure and quickly follow it up with an iPad displaying the interactive aerial map. °

reliminary third quarter reports indicate continued growth in sales volume up 31.99 percent to a total of 8,789 sales. However, quarter-to-quarter comparisons suggest that growth slowed from the second quarter 2021 levels, suggesting a deceleration in the feverish pitch of the market. That slowing of the rate of growth may signal some push back on high asking prices, however it may also reflect a shortage of listings. Prices soared an amazing 25.21 percent to $3,725 per acre statewide.

All regions experienced double digit price increases with most regions posting substantial increases in the total acres transferred.

Market participants reported an abundance of investmentmotivated buyers competing with recreational buyers and urban dwellers seeking a countryside retreat. In addition, farmers and ranchers have enjoyed increases in commodity prices, fueling demand for cropland. This strong base for demand propelled Texas markets to a new record in total dollar volume at $2.77 billion, a 104.55 percent increase over 2020 third quarter totals. At 743,425 acres, total land transfers increased 63.37 percent. This continues to be one of the most active periods in Texas land market history.

The typical size dropped 0.78 percent to 1,236 acres.

Panhandle and South Plains: Activity moved up only 9.24 percent, moving prices 12.13 percent higher to $1,257 per acre. This increasing trend resulted from 127.25 percent increase in total acres sold, a total of 137,447 acres. Dollar volume increased 154.82 percent to $179.3 million.

Far West Texas: Although activity in the oil patch has picked up, it still has not inspired buyers in this market where total acreage dropped 44.03 percent to 25,068 acres. However, prices continued at unprecedented high levels at $1,608 per acre up 171.62 percent.

The number of sales dropped 14.38 percent to 21 sales. The few sales at very high prices makes it difficult to establish reliable pricing information.

West Texas: Sales activity increased 52.16 percent with a 12.26 percent price increase to $1,886 per acre. Total acreage sold exploded up 110.05 percent to 196,661 acres, driving a 135.08

percent increase in total dollar volume to $370.9 million. Extremely strong demand is driving prices higher.

Northeast Texas: Volume of sales expanded 21.47 percent, pushing prices up to $6,245 per acre, a 26.88 percent increase.

Total acreage increased 26.09 percent to 93,099 acres. Rising prices and increasing acreage drove total dollar volume up 59.99 percent to $581.4 million. Markets reflect continued strong demand throughout the entire region.

Gulf Coast – Brazos Bottom: The volume of sales ramped up 46.64 percent from 2020 with total acres sold increasing 28.24 percent. Prices increased a remarkable 19.25 percent to $7,906 per acre. The high price and expanded total acreage produced a 52.92 percent increase in total dollar volume to $365.7 million.

South Texas: Sales activity increased substantially in the region south of San Antonio, rising 57.12 percent to 806 sales. Prices grew 20.03 percent to $4,627 per acre while total acreage expanded by 102.53 percent to 86,926 acres. This activity drove total dollar volume up 143.09 percent to $402.2 million.

Austin – Waco – Hill Country: Prices in central Texas soared 29.25 percent to $5,259 per acre. In addition, sales volume increased 28.95 percent. Strong demand expanded total acres sold by 51.17 percent to 152,745 acres. This activity drove total dollar volume up 95.38 percent to $803.3 million.

The Future: The stampede to the countryside continued in the third quarter. Investors joined the throng of buyers motivated by the desire to escape cities. In addition to those buyers, farmers and ranchers also have entered the markets. Many observers fear that market activity at these levels cannot last and some brokers report some reluctance to pay asking prices. Nevertheless, brokers also report multiple offers at prices that exceed asking prices for many properties. Thus, nothing on the horizon points to a diminution in demand for land in the countryside. The coming months will likely see a continuing scramble for land with increasing upward pressure on prices. At some point, this feverish demand may wane, but that time has not yet arrived. °

PUT YOUR LAND TO GOOD USE From raising longhorns to growing grapes to producing olive oil, three Texas landowners find different ways to enjoy and profit from their land.

o you find yourself scanning the property listings on Land.com? Maybe you’re eying the stunning ranches in the Texas LAND ads. Or perhaps you already own your perfect piece of Texas.

Whether it’s your land—or the land of your dreams—consider how to use your property to your advantage and enjoyment.

Putting the land into agricultural production or following an approved wildlife management plan can significantly lower property taxes. In many cases, it also can support the ecology of the region. With a special use valuation, the land is appraised based on its productive agricultural value, rather than its market value. While many new landowners lease their land for livestock or hay production, others opt to launch an agricultural enterprise themselves.

Following are stories of three Texas families who are putting their land to agricultural use in innovative ways they hadn’t considered until just a few years ago.

Trading the Suburbs for Longhorn Cattle & Rural Living Dean Whitlock used to commute two hours from the Dallas suburbs to his stone business in Erath County west of Fort Worth.

Not anymore.

Now he and his wife, Sandra, raise longhorn cattle on a ranch they purchased near the quarry. And they don’t miss big-city conveniences one bit.

“We’ve even decided we don’t need to travel,” Dean says.

“Our place is pure paradise to us.”

The couple made the move after becoming empty nesters in 2016. Following a long search, they found 250 acres that featured grassy pastures and stunning views. It also included two houses, two barns and a swimming pool.

AG LENDING SPECIALIST At first, they considered a traditional bank loan. Then they heard about a lender that specializes in agrelated financing.

“A commissioner here recommended Lone Star Ag Credit,” Dean says. “We closed on the land in March 2017. The next year, when we built our new modern ranch-style home, Lone Star was there for us.”

The Whitlocks returned to the rural lending cooperative again in 2020, when they bought 50 adjoining acres.

“Everyone at Lone Star Ag Credit is so welcoming and enthusiastic,” he says. “They’re genuine folks who want to help people accomplish their dreams.”

SUPERIOR LONGHORN HERD To keep their land in agricultural use and retain their ag-use property tax valuation, the Whitlocks decided to raise longhorn cattle. The Texas icons are prized for their extremely long horns, which can measure 90 inches or more from tip to tip. They’re docile, tough cattle, too.

In June 2017, the Whitlocks bought six registered Texas longhorns.

Intent on developing a superior herd, they researched the longhorn cattle business and hired a consultant.

Today their herd of 60 longhorns boasts high-quality genetics. The Whitlocks have already earned a reputation as outstanding breeders, having won the Texas Longhorn Breeders Association Grand Champion Female Award in 2020 and other awards.

“Longhorns are seeing a huge renaissance in activity and prices,” Dean says. “It’s exciting to be a part of that. We also love the camaraderie in this business.”

A MAGNET FOR FAMILY Slower-paced days and wide-open spaces on the couple’s ranch convinced family members to leave the suburbs, as well. Today, two of their children, Sandra’s parents and two of Dean’s siblings either have homes on the ranch or live nearby.

“As a big family, we get together three or four times a week to share a meal or play games,” Dean says. “The country lifestyle is so powerful, real and enriching. It makes all the difference in the world. Sometimes I can’t believe we ever lived in the city.”

Growing Grapes and Making Wine in Ranch Country The Roper family of Muenster, Texas, proves what one can accomplish with the right land and the right vision. In their case, they’re intent on adding their 4R Ranch Vineyards & Winery to the list of popular U.S. winery destinations.

Located 90 minutes from downtown Dallas, 4R Ranch is set on nearly 1,200 acres that offer perfect grape-growing conditions and scenic vistas overlooking the southern Red River Valley.

Waco dentist W.C. Roper and his wife, Suzanne, purchased the property in 1992, along with sons Walt and Chris, who today run 4R with their wives, Nicole and Nan. REPURPOSED RANCHLAND For 18 years, the family leased the rolling land for cattle ranching. Then, in 2010, they decided to put the property to greater use.

They converted three acres to a vineyard, planting two acres of cabernet sauvignon and an acre of viognier grapes. Despite droughts, the ranch’s irrigation system and North Texas location have kept the vineyard thriving. And the Ropers plan to add more grape production.

says. “But to build a winery and tasting room would obviously require a large outlay of cash.”

FINANCING FOR A WINERY While attending a Texas Wine and Grape Growers Association conference, Walt and Chris met lenders from Texas Farm Credit. That chance meeting led to a loan to construct the winery’s buildings.

“The Texas Farm Credit loan officer working the booth was very knowledgeable about vineyard and winery finance,” Walt says.

The winery, which opened in 2016, features a tasting room with a deck overlooking the river valley. Inside is the Vineyard Flea Boutique. The Ropers restored a historic hay barn, turning it into a wine production building and special-events center. They also converted an existing home on the property into a guesthouse for weekend stays.

Each family member plays a role in the business. Walt oversees daily operations, while Nicole manages the tasting room, store and events. Chris designs the wine labels and builds lighting, signage and retail fixtures. Suzanne—“the grape boss”—keeps vigil on the vineyard so the younger generation can focus on their Dallas careers.

EXTRA REVENUE SOURCES Today, 4R Ranch is a diversified agribusiness that includes cattle ranching and deer-hunting leases.

In addition, seven wind turbines generate royalties from an energy company. Mountain biking and outdoor concerts bring extra income, as well.

Ultimately, though, it’s about the grapes.

“We are blessed with really good topography, and we have put a lot of money and thought into our architecture,” says Walt. “And having hired an experienced winemaker, we are producing some great wine.”

Producing a New Kind of Oil in South Texas The South Texas brush country is a hotbed for oil and natural gas production.

What excites the family most, though, is the property’s potential to become a vineyard destination for weddings and special events.

Now Stephen Coffman and his sister, Mary Rose, and her husband, Michael Paz, are producing another type of oil on their former cattle ranch— Texana Brands olive oil.

“We knew we could be a more commercially viable operation if we sold the wines and hosted events such as weddings,” Chris

“We wanted to do something to put the land back into production and have something to pass on to my daughter and my brother-in-law’s kids,” Michael says.

“But we didn’t want to do anything typical.”

LARGEST TEXAS GROWER AND BOTTLER In 2012, they planted 7,000 olive trees on the 128-year-old ranch between San Antonio and Laredo. But that wasn’t sufficient.

“We did our research and traveled to California and Australia, both major players in the olive oil industry,” Michael says. “We quickly found that those 7,000 trees weren’t a big enough operation to compete, so we planted an additional 23,000 trees the next year.”

They now manage more than 100,000 olive trees on the 150 acres known as Texana Olive Ranch, and they are the largest grower, buyer and bottler of Texas olive oil. Their extra virgin and infused olive oils are marketed under the Texana Brands label.

“We didn’t plant everything at one time,” Michael says. “We planted some in the spring, some in fall, some this year, some that year—we even skipped a year. We’re always going to have something to harvest.”

The ranch’s location is a major advantage, offering cool winters while avoiding extreme weather.

GROCERY, ONLINE AND RESTAURANT SALES To harvest a crop each fall, the family uses an adapted grape harvester that shakes the olives off the tree and sends them to a mobile olive mill. The mill presses and pulverizes the whole olive—flesh, skin and pits—into a paste.

Next, water and oil are removed from the paste. The oil is then transported to the family’s production facility in Kyle, where sediment is removed. Some of the product is infused at this stage, creating flavored oils such as roasted garlic, smokey mesquite and fresh jalapeño.

Texana Brands olive oil is sold online, through Brookshire Grocery Company stores and in numerous restaurants and boutiques.

TEXAS OLIVES VERSUS MEDITERRANEAN Michael, vice president of the Texas Association of Olive Oil, also promotes and sells the oil at fairs, trade shows and stock shows.

“It’s our hope that Texana’s crop will show the industry that commercial tonnage can be grown outside of a Mediterranean climate,” Stephen says. “The extra virgin olive oil produced here can hold Texas a spot on the top shelf with the best olive oils.”

Capital Farm Credit, which finances the ranch’s operating expenses, applauds the leadership shown by Texana Olive Ranch—one of about 150 olive growers in the state.

More than 5,000 acres of upland pastures feature high-protein grasses including black grama, bluestem and Buffalo grass, mainstays of productive, native shortgrass prairies. As the elevation rises, the grassland transitions to stands of juniper, Ponderosa pines and piñon pines that provide shelter for wildlife and stunning seasonal color.

Miles of all-weather roads and three bridges rated at 70-tons cross the Mora River, making the headquarters and all corners of the ranch easily accessible year-round.

WILDLIFE Abundant food, water and shelter/habitat equals abundant wildlife. Black Willow Ranch, located on a historic wildlife corridor, is home to an elk herd that at times numbers up to 800. The herd regularly produces bulls in the 320-inch to 360-inch class, and 400-inch bulls are not unheard of.

As just one example of the attention paid to wildlife, Black Willow’s fences include pipe elk crossings, sited at critical points on their path. The crossings allow the elk calves, which are often born on Black Willow’s meadows, to crawl under the ranch’s fences.

Because the calves can travel freely, the adults jump the fences at the intermittent crossings instead of pushing their way through them, saving both money and maintenance headaches and keeping animals safe from injury.

Other game species include mule deer, white-tailed deer, upland game birds such as wild turkey as well as migrating waterfowl. Beavers, badgers, bobcats and the occasional black bear or mountain lion are just a few of the ranch’s other wild denizens.

CATTLE & HORSES Throughout history, Black Willow Ranch has been known as a source of outstanding cattle and athletic horses, even serving as an offseason turnout and layover for international polo horses.

Today, heritage practices blend seamlessly with modern, convenient, practical and wellplanned livestock handling facilities including pipe shipping pens, corrals with scales and a loading chute. Historically, the ranch has been used as a cow operation, but today, the land benefits from a seasonal yearling operation that utilizes a planned grazing system to maintain and reinvigorate the rangelands.
