The number of sales increased 7.55 percent while prices grew 22.64 percent higher to $1,338 per acre. Total acres sold grew 28.14 percent to 146,696 acres while dollar volume increased 57.15 percent to $196.3 million.

Preliminary fourth-quarter reports indicate continued explosive growth throughout the Texas market. Total acreage shot up 49.47 percent to 826,127 acres. Final reports will further expand that total making 2021 a record-breaking year with dollar volume reaching $3.27 billion, a 92.89 percent increase over 2020 levels. That total will expand further when the final reports add sales. The statewide price soared an amazing 29.05 percent to $3,954 per acre. All regions experienced double-digit price and total acreage percentage increases. Market participants reported an abundance of investment motivated buyers competing with recreational buyers and urban dwellers seeking a countryside retreat. In addition, farmers and ranchers have enjoyed increases in commodity prices fueling demand for cropland. This continues to be one of the most active periods in Texas land market history. The typical size increased 14.58 percent to 1,305 acres.

Far West Texas Although rising oil prices have inspired an uptick in the oil-related operations, the expansion has not prompted buyers to flood into this market where only 21 total sales represented an 18.61 percent drop from 2020 levels. However, total acreage expanded by 10.95 percent to 39,091 acres. Buyers concentrated on highly desirable properties driving prices up 96.34 percent to $1,826 per acre. Few sales at very high prices make it difficult to establish reliable marketwide pricing information.

West Texas Sales activity increased 23.21 percent to 1,009 sales and a 17.14 percent price increase to $1,941 per acre. Total acreage sold exploded up 86.22 percent to 227,090 acres. At $440.8 million total dollar volume soared 117.85 percent over 2020 levels. Strong demand fueled higher prices.

South Texas Sales activity increased remarkably in the region south of San Antonio where 95,673 acres comprised a 90.54 percent increase over 2020 totals. Prices grew 19.11 percent to $4,668 per acre. The number of sales expanded by 29.46 percent to 791. This activity drove total dollar volume up 126.95 percent to $446.6 million.

Austin-Waco-Hill Country Prices in central Texas topped 2020 prices by 37.80 percent, rising to $5,738 per acre. In addition, dollar volume mushroomed up 97.57 percent to $936.1 million. The strong demand fueled a 43.37 percent expansion in total acres sold to 163,136 acres.

Gulf Coast–Brazos Bottom The volume of sales ramped up 16.37 percent from 2020 with total acres sold increasing 45.86 percent. Prices increased a substantial 23.75 percent to $8,523 per acre. The high price and expanded total acreage produced an 80.50 percent increase in total dollar volume to $446.4 million.

Northeast Texas Volume of sales rose 12.15 percent while prices increased 31.97 percent to $6,646 per acre. Total acreage increased 25.79 percent to 102,064 acres. Rising prices and increasing acreage drove total dollar volume up 66.01 percent to $678.3 million. Markets reflect continued strong demand throughout the entire region.

The Future The insatiable demand for rural property continued in the fourth quarter. Investors, a throng of buyers motivated by the desire to own rural retreats, and farmers and ranchers continue to compete for available properties. Many observers fear that market activity at these levels cannot last. Nevertheless, brokers continue to report multiple offers at prices that exceed asking prices for many properties. Thus, nothing on the horizon points to a diminution in demand for land in the countryside. The coming months will likely see a continuing scramble for land with increasing upward pressure on prices. At some point, this feverish demand may wane, but that time has not appeared on the horizon. °

gua grande means “big water.” Fed by more than 30 springs, year-round Live Oak Creek, which bisects the 17,132± acres Rancho Agua Grande for about seven miles is indeed big water especially in the arid landscape of Kinney and Uvalde counties. Located about 25 miles northwest of Uvalde and just two hours west of San Antonio, Rancho Agua Grande is one of the largest live water ranches for sale in Texas today.
The creek’s flow is slowed and pooled by 10 dams strategically placed along its route. Numerous lakes, some large enough for jet skiing, dot the landscape. Both banks of Live Oak Creek lie within the ranch’s borders ensuring complete, private access. The crystalline waters beckon waders, swimmers, splashers, tubers, kayakers and paddle boarders. Largemouth and hybrid-striped bass, as well as rainbow trout, tilapia, catfish and bream thrive in the clear water, offering an angling challenge to while away the hours. In dry regions, water has long been the land’s most valued asset. As evidenced by the numerous undisturbed Indian mounds and middens located near the creek, Native Americans relied on the

life-giving water. Arrowheads and other artifacts abound. Lumbering dinosaurs left tracks in the once soft mud that have hardened into a unique historic record. While the surface water is spectacular, the groundwater is equally abundant. Water wells have been punched throughout the ranch to serve the needs of wildlife. Both Boiling Mountain, the highest peak in Uvalde County, and Salmon Peak, the highest point in Kinney County, are located on Rancho Agua Grande, adding craggy grandeur. The rugged hills and deep canyons that characterize this transitional landscape contrast with the shady pecan bottom along the creek, offering the best of all worlds. The limestone hills are pitted by caves, five of which have been explored at different degrees. Spelunking is just one of many activities offered by the unique landscape. Hikers and 4x4 offroaders can test their skills against the everchanging terrain. The velvety night skies, unpolluted by light, beckon amateur astronomers to gaze at the heavens through night-vision goggles or the
ranch’s Celestron telescope. With a bit of patience, bird watchers can add to their life lists and nature photographers can capture images worthy of magazine covers. And shotgunners can hone their skills on the eight-station range that can accommodate skeet shooting, fivestand, trap shooting and wobble trap.

South Texas, West Texas and the Hill Country meet at Rancho Agua Grande. Because three ecoregions converge on the ranch, the vegetation is diverse ranging from piñon pines to live oaks and mesquites, huisache, guajillo and black brush. The textures draw the human eye and the natural nutrition attracts the wildlife. Between 2007 and 2010, more than 10,000 acres of cedar were cleared to open up the ranch to further improve the habitat. Kangaroos, camels, zebras, gemsbok, sable, water buffalo, white bison, Iranian red sheep, scimitar-horned oryx, waterbucks and a herd of 10 giraffes are just a few of the more than 60 species that call Rancho Agua Grande home. The ranch boasts some of the largest herds of axis deer, blackbuck antelope, and scimitar-horned oryx in the state. Whitetails, turkey, dove and a limited population of quail are native to the ranch. More than 50 miles of high-fence encircle the perimeter keeping desirable wildlife inside and freeranging game out. Rancho Agua Grande, one of the nation’s premier hunting destinations, currently is run primarily as an exclusive hunting operation and has been the site of numerous high-profile hunting shows. Bowhunters have scored numerous Safari Club International Records including the number one blesbok taken with a crossbow and a top-five four-horned sheep. The ranch is managed under an MLDP Level three permit and features 30+ feeders and hunting blinds located to make the most of the extended hunting season. One blind, dubbed as the Big Blind, can hold up to 10 hunters simultaneously. With a live camera feed, fully stocked bar and poker table, it is the ultimate “man cave.” SPRING 2022 | TEXAS LAND

Lodging & Living The ranch’s main residence, an expansive custom-designed, two-story rock house, is sited near the geographic center of the ranch. Secluded and private, it overlooks Live Oak Creek. Nothing has been left to chance. The home is resplendent with high-end finishes and incorporates glass to help bring the light and beauty of the outdoors inside. This luxurious retreat has to be seen to be fully appreciated. Designed with entertainment in mind, the 6,000± square-foot lodge, featuring an antique bar, dance floor and bandstand, is the perfect place to celebrate the day’s adventures or special events such as weddings, retreats or reunions. The lodge easily accommodates 250 people. With an additional 2,300± square feet of covered porches, the guest list can swell. The lodge’s sprawling main room is bookended by massive fireplaces that stretch from the floor to the vaulted log ceiling that soars 34 feet above. A game loft offers another level of fun. Eight mid-19 th century cabins, transplanted from the mountains of Kentucky, have been restored and updated to meet the most discriminating standards for modern convenience and rustic elegance. Most include a Jacuzzi tub, a kitchenette and a spacious living room with a fireplace. The cabins can

sleep three to six guests depending on the cabin’s size and arrangement. The majority of the cabins are located lakeside, so lapping water lulls guests to sleep. The exception? The Summit Cabin is perched on the top of a secluded mountain, providing a birdseye view of the rugged countryside that is best enjoyed from the private pool or hot tub. A blacktop road runs from the main entrance to the main compound. When it comes to property taxes, actively managing wildlife can qualify your property for a wildlife tax valuation, which can lower the overall tax bill. Since 1995, landowners have had the opportunity to earn this reduced valuation by developing and implementing an approved wildlife management plan year-round.
Livestock & Ag Production Aldo Leopold, known as the father of wildlife management, named the cow as one of his five tools for successful habitat management. When management properly, cattle and other livestock can generate income, provide food, and reinvigorate the land through targeted grazing and rotating strategies. Depending on the topography and the climate, other livestock, such as sheep, goats and horses, may be better suited to the area or your needs. For folks not interested in managing large livestock, there are other options such as haying, beekeeping or maintaining orchards that deliver an agricultural lifestyle. Depending on your desires, find land that is relatively open or can be strategically cleared. The most productive agricultural land combines fertile soil and flat or gently rolling topography. Tight soils such as clay lend themselves to water retention more than porous soils such as sand. In some rocky areas, pond liners may be needed. Talk to neighbors about how the area responded to the last drought and what happens in large rainfall events. These can give you great insight into your property’s potential during extreme circumstances. The professionals at USDA's Natural Resources Conservation Service are also an outstanding source of information. Texas is known for its great sport fishing with monster bass topping the list of freshwater prizes. With proper management and design, both large and small ponds are capable of producing exceptional fishing. Look for properties with existing lakes and ponds, but don’t let the lack of impoundments deter you. With proper drainage, soil and weather conditions, building a new pond or lake may not be as daunting as it seems. Ask questions about current or future water impoundments. These could include: •

Will I have undesirable fish species like carp, gar once it is stocked?

Is there enough runoff and rainfall?

Sports & Recreation Outdoor recreation, ranging from dirt bikes and ATVs to horseback riding and sport shooting, is another facet of the true multi-use property. While it's easy to see the recreational potential of rugged terrain, trails and other adventure-enhancing attributes, don't forget to determine what exactly is allowed on the property. Check the title commitment for deed restrictions, restrictive covenants, HOAs, and any other pertinent documents. Obviously, unrestricted properties offer the most options and are preferred by most people.
A Place to Call Home Sitting on the back porch overlooking your property may be your dream. The ultimate do-itall property has a great spot (or two) for your home and other improvements. Whether you want to build a mansion, a tiny home, or something in between, be sure to identify suitable building sites as you search for properties. Pay special attention to flood plain maps. Be sure to have builders, inspectors and utility company representatives look at a property before purchasing to make sure the property offers a viable building site and utilities are accessible. Again, review any restrictions that could limit home type, location, or size. For those wanting to live even closer to the land, explore living off grid, collecting rainwater, solar panel energy and sustenance farming/ gardening. There is no right or wrong way to enjoy country living.

When looking to manage a pond there are plenty of professionals that can help as well. Locate an experienced fisheries biologist or look to programs like the Texas A&M AgriLife Extension Service offices. Surveying ponds using past fishing data or current fishing data is a great place to start. Professional electroshocking surveys give you the most up-to-date data on what fish may already be there and what steps can be taken to make improve the pond.

“Y
eah, but nothing’s ever gonna top that crazy mule deer of David’s back in 2001,” one hunter tells the others gathered around the post-hunt campfire, vainly attempting to use his fingers and some broken twigs to describe the non typical antlers.
The young hunters in the flickering shadows marvel at such an accomplishment and try to imagine the crown on that fabled beast, while the old veterans of many seasons nod their heads and smile, remembering their own “one that got away.” Those dreams of old bucks aren’t just the stuff of antler scoring, big numbers and bigger trophies. Those dreams also sit with us in a hunting stand at dawn, as the first rays illuminate the day and nearby birds burst into song, untroubled by their silent human visitors. The setting of those dreams is a land that has been blessed by nature and guided by our better instincts to preserve that blessing. The hunt, it seems, is not just a story of hunter versus animal, not by a long shot. The rewards run deep for those who join in, and deeper yet for Texas conservation.

In 1991, the Texas Parks and Wildlife Department and the Texas Wildlife Association partnered to create a new program to honor the season’s remarkable harvest. Much more than just a contest, the program would promote conservation education and celebrate the habitat management that helps foster quality wildlife. Thirty years later, the Texas Big Game Awards continue to spotlight the state’s thriving wildlife population and hunting heritage. Most of Texas—97 percent—is privately owned, so it’s vital that landowners actively work to manage the lands under their care, both for the general health of surrounding ecosystems and for the wildlife that inhabit them. Through proper habitat management, landowners can ensure that species will remain part of native Texas for generations to come. For three decades, the awards program has set itself apart from “big buck contests” by showcasing the essential relationship between hunting and habitat. As the name suggests, the Texas Big Game Awards focus on our
grandest species: white-tailed deer, mule deer, pronghorns and bighorn sheep. Texas’ landowners often include hunting as part of their habitat and wildlife management plans, focusing conservation efforts on how everything on the land works together. The more deer on a property, the more plants they need to browse (eat) on. With heavy browsing, plant populations begin to dwindle. As plants decline, not only do the deer populations suffer, but so do the other wildlife species that rely on them. The land itself declines, as lack of herbaceous ground cover allows increasing and detrimental runoff. Ultimately, “Hunting equals habitat” (the program motto) is the message we pass along to a younger generation to continue Texas’ hunting heritage. “TBGA is unique because it acknowledges that a quality big game animal is much more than what is hanging on a wall,” says David Brimager, public relations director at the Texas Wildlife Association. “It’s a complete process that begins with a landowner’s decision to do the right things for
habitat and ends with a hunter’s well-placed shot. Somewhere along the way, that hunter made a conscious decision to embrace our hunting heritage and become a responsible sportsman.” When the awards first started, many hunters thought that the most impressive white-tailed deer were found only in South Texas. In 1991, the year the awards were conceived, Stephen Wayne O’Carroll’s white-tailed deer from Shackelford County in northwest Texas changed that perception. The buck’s score of 190-2/8 net Boone and Crockett points had everyone talking. Who knew there were huge bucks in the Rolling Plains? Texans were beginning to realize that landowners throughout the state who were practicing sound habitat management techniques were also seeing higher-quality white-tailed deer. The healthier the deer, the healthier the other wildlife and ecosystems. “Trophy-quality animals are not accidents,” Brimager says. “They are the results of someone’s planning, hard work and sacrifice. High-quality habitat that can produce TBGA-qualifying animals is good habitat for all wildlife species.”
How it All Began The awards were started via a note from David Synatzske, former manager of the Chapparal Wildlife Management Area, to Horace Gore, former Big Game Program director at TPWD. They were seeking a way to recognize quality animals that were a result of developing
management practices, as well as a method to track management progress statewide. With support from the Texas Parks and Wildlife Commission, particularly then-Chairman Chuck Nash, the awards started to come together, with organizers determining which species would be recognized and how landowners would be lauded, factoring in those Boone and Crockett scoring systems. The state was divided into eight regions; the top three scores from each region would be recognized at the yearly Texas Wildlife Association banquet. “When the TBGA got its start, concerted wildlife management was just becoming an established practice in Texas,” Brimager says. “We needed to learn more about where the big deer live and what it takes to grow them.”
Starting Young, Forming Partnerships It wasn’t enough just to learn from the data the program would amass. The goal was to spread the education throughout the state—to inspire new hunters and to encourage conservation measures. Focus was added to honoring youth and first-time hunters. Regional awards ceremonies garnered involvement from local 4-H clubs and multiple university chapters of The Wildlife Society. With the participation of budding conservationists, former TPWD biologist Bryan Richards cultivated both the youth and “first harvest” categories. The first harvest category honors a first-time hunter’s harvest, regardless of the hunter’s age
and the animal’s score. Possibly one of the most memorable entrants was during the early years when a 79-year-old gentleman who had harvested his first big-game animal was elated to take home the title. Eventually, the TBGA provided scholarships to high school and college students seeking a degree in an agriculture or natural resourcesrelated major. Nine scholarships are presented annually, eight for $1,500 each and awarded per TBGA region: Trans-Pecos, Panhandle, Cross Timbers, Edwards Plateau, Post Oak Savannah, Pineywoods, Coastal Prairies and South Texas. A $3,000 scholarship is awarded to one statewide winner. As displayed by the partnership between TPWD and TWA, the awards also foster cooperation among stakeholders and agencies to ensure Texas’ wildlife habitat is conserved forever. From biologists to educators, each plays a role in assisting landowners to create management plans and teaching the next generation of outdoors people about safe and ethical hunting. “By bringing attention to the positive impacts of hunting, whether they’re ecological or economic, the Texas Big Game Awards strengthens our hunting community, encourages ethics, recruits new participants both young and old, makes business better for those enterprises connected to hunting and champions natural resources education,” Brimager says. “It is a win for hunting, hunters and habitat.”

Success Breeds Success TPWD and TWA followed the success of the Texas Big Game Awards with new programs to honor conservation and encourage youth hunting. The Lone Star Land Steward Awards, established in 1996, recognize and honor private landowners for their accomplishments in habitat management and wildlife conservation. In A Sand County Almanac, Aldo Leopold calls for an ethical relationship between people and the land they own and manage, which he called “an evolutionary possibility and an ecological necessity.” The awards celebrate landowners in Texas ecological regions each year, while also recognizing one statewide Leopold Conservation Award Winner. The Leopold award recognizes farmers, ranchers and forestland owners who inspire others with their dedication to the land, water and wildlife habitat resources in their care.
a TYHP hunt is a learning opportunity and adventure for the entire family. Some TYHP hunts offer a chance for youth to tent camp or enjoy indoor accommodations depending upon the host property, providing a true hunt camp experience. TYHP participants don’t need to own their own gear, or spend a lot of money, to join in the fun as firearms, bows, optics and some camping gear are available.
The TBGA is open to any hunter who has a valid Texas hunting license and lawfully harvests a white-tailed deer, mule deer, pronghorn antelope, javelina or bighorn sheep in Texas during the current year’s hunting season. The animal harvested must be native to the state of Texas and must have been wild raised. Low- and high-fence categories are available for whitetailed deer entries.

The Texas Slam is an award given to any hunter who harvests a TBGA-qualifying whitetailed deer, mule deer, pronghorn antelope and javelina in one season. Hunters who meet those requirements receive special recognition at the TWA banquet, held each year in San Antonio.
Brimager says that since the TBGA’s inception, the awards have garnered more than 40,000 entries, not counting landowners. On average, he says, there are 1,200 entries each year. In the next 30 years, Brimager hopes to see more first-time hunters and youth become involved, not just in the TBGA, but in the tradition of hunting. Brimager wants to make it easier for hunters
The Texas Youth Hunting Program, also established in 1996, seeks to provide opportunities for youth to participate in hunting activities safely, legally and ethically, while learning about the valuable role landowners and hunters play in wildlife conservation. TYHP sponsors introductory, instructive hunts for deer, turkey, hogs, javelina, exotics, dove, small game, waterfowl, varmints and other species. The program offers both firearm and archery hunts and hosts more than 200 hunts each year, mostly on private properties to which owners donate access. Parents or guardians are required to attend TYHP hunts and regardless of whether or not they’ve hunted themselves,

to enter their harvests in the coming years by working with partners like the Boone and Crockett Club. He hopes that technology and digital entries can become more of the norm over the coming years. Currently, hunters entering the “scored entry” category must find a certified scorer across the state and meet with the scorer after the harvest. Certified TBGA scorers are unpaid volunteers and serve at the discretion of the TBGA Scoring Committee. All scorers are trained and certified by the TBGA Scoring Committee. Scoring follows all Boone and Crockett Club guidelines. A list of scorers can be found on the TBGA website, along with official entry forms, program rules and scholarship information.
Attendees celebrated the 30th anniversary at the annual TWA conference, and continue to reminisce through social media and 30th anniversary merchandise. RECREATION & HUNTING The fishing is outstanding on Lake Tawakoni. Over the years, the lake has held records for bass, crappie and catfish, and striper. One of the little-known secrets about Lake Tawakoni is that it is a wonderful lake for waterskiing and boating.
IMPROVEMENTS The three-story main house/lodge is well-maintained and constructed of primarily stone with wood siding and a metal roof. On one end is the wood-burning fireplace and projector for videos. On the other end is the prep kitchen and two large dressing areas including a long counter and mirrors for at least six women to put on makeup and dress and a separate bathroom. A shared hairstylist room is complete with an antique barber’s chair and a men’s bathroom. There are large outdoor patios on either side of the great hall that lead down a path to the ceremony area by the lake. The main barn totals 4,000 square feet and is used to store and work on various equipment. There are working pens for livestock, dog kennels, an aviary with flight pens, a wooden fishing pier and a crude fishing cabin. A concrete boat ramp and an additional wood pier provide easy access to the boats on the lake. The horse barn has seven stalls—two being doublewide mare stalls. Stalls have auto water, auto fly mister, concrete floors with drains and good turnouts. They also have an office, tack room and feed room. There is also a large round pen and a six-horse electric walker. Adjacent to the horse barn is an equipment barn/shop and dog kennel. Additionally, there is a 40' by 120' shop/storage building with three roll-up doors accessed by a separate entrance from the highway.
