DLA APPOINTED BY LINKCITY FOR BURNT OAK HOUSING DEVELOPMENT Linkcity has appointed DLA Architecture to design a new housing scheme and supporting community spaces in Burnt Oak, NorthWest London. The appointment follow’s Linkcity being selected as preferred bidder by the London Borough of Barnet to deliver the new development which is to provide around 300 much needed new homes, of which 50% will be affordable housing. Linkcity is the UK property development arm for global firm Bouygues Construction. It’s current development portfolio includes around 20 exciting projects across all sectors including residential and community, commercial, retail and leisure and student housing. It focuses heavily on regeneration to deliver sustainable places to improve wellbeing and quality of life for all. DLA and Linkcity are working closely with London Borough of Barnet to develop a

scheme on the former Watling Avenue car park site. It seeks to address a current shortage of quality housing in the area. The project will be delivered in partnership with the Council using an income strip deal structure to secure institutional funding. It will incorporate community uses, a new public car park, as well as significant public realm enhancements including a landscaped area alongside Silk Stream. The scheme will be delivered by Bouygues UK, which is expected to start on site next year.

Alejandro Carrajo, Senior Architect at DLA Architecture and project lead, said, “We are delighted that Linkcity has been selected by Barnet on this important project and that we are appointed to help design the scheme. We have strong expertise in designing sustainable new living and community spaces that integrate well with the local environment and provide seamless connectivity to the surrounding neighbourhoods. We look forward to working closely with Linkcity the council and local stakeholders to provide an exemplary scheme.”

complete with a dedicated yoga space. It feels pruned and pristine…” Teresa Hazelwood, Landscape Design Director from Pegasus Group’s Cirencester office, said: “To hear that the project had won was such exciting news and we are absolutely thrilled to be part of the award-winning team. This was one of those dream projects that don’t come along too often, working with a wonderful client with high design aspirations. As such, we were able to create a scheme that not only fulfilled the brief, but hopefully surpassed it.” Promega UK is pharmaceutical business based on Southampton Science Park.

Judges concluded: “Promega UK is a good building and is a credit to a client that is evidently passionate and forward thinking about the workplace. “This building looks and feels like a very high end, well-crafted office that will be an enjoyable space to occupy whilst offering the flexibility that the client requires. We hope that this project will encourage other businesses to aim equally high and elevate the standard of architecture within a business park context.” Pegasus Group has more than 350 skilled and experienced staff operating from 15 locations throughout the UK.

COMPANY NEWS Twinview is revolutionising the management of property. It connects Internet of Things (IoT) devices, facilities management software, operational and management information to a Building Information Model (BIM), all of which can be accessed in a web browser from anywhere, at any time. Twinview, part of Space Group, helps reduce carbon outputs and operational costs including energy, whilst creating a golden thread of information throughout the life of the building, recording maintenance decisions and changes through occupation - all in one place. This golden thread is a critical element of the UK Government’s draft Building Safety Bill published in July 2020 in response to the Grenfell Tower disaster, currently progressing through parliament.

NEWCASTLE TECHNOLOGY COMPANY TWINVIEW SUPPORTS WORLD-FIRST SMARTSCORE ‘PLATINUM’ BUILDING Technology developed by Newcastle headquartered Twinview has supported the first building in the world to achieve the coveted SmartScore Platinum standard - the international benchmark for best-in-class smart, sustainable, carbon-neutral buildings. The Hickman, a recently refurbished building in Whitechapel, London, is part of a property portfolio owned by Great Portland Estates plc. SmartScore Platinum status is awarded only to those properties that use the latest

technologies to create energy-efficient, future-focused spaces, offering a world-class environment for those who live and work in them, as well as demonstrating their long-term viability through leading-edge innovations. No other building in the world has ever met the standard. In their ambition to secure SmartScore Platinum status, Great Portland Estates were early adopters of Twinview technology, integrating it into the fabric of the building. The first commercial platform of its kind,

James Pellatt, Director of Workplace and Innovation at Great Portland Estates commented: “For us, the exciting thing about the (Twinview) digital twin is to really understand how a building is used and how to predict energy – not just in this building (The Hickman) but for others in our development pipeline. “The more we learn, the more we measure, the more we can improve and we’re always looking to improve. “Since integrating with Twinview, we have seen some initial benefits. By just allowing engineers to understand the building before they arrive, they are able to look around (using Twinview) and understand what is there, and that’s really important – it’s underestimated. “We have some really strong ambitions of achieving Net Zero and what we learn at The Hickman will help us get there.”

THE HEDGEHOGS MOVE IN: G F TOMLINSON CONTINUES TO PROTECT LOCAL WILDLIFE

“Hedgehogs have declined by a third in urban areas since the turn of the century” says Fay Vass, Chief Executive at the British Hedgehog Preservation Society.

Midlands based contractor G F Tomlinson continues its quest to protect local wildlife as part of their day-to-day construction activities and have recently installed by way of example hedgehog highways and houses in locations close to their existing projects.

“We all need to play our part in bringing them back from the brink - so we are delighted that G F Tomlinson are doing their bit to improve these valuable habitats for hedgehogs.”

Four hedgehog friendly homes were installed and bespoke fencing was developed to ensure they can nest safely and move freely through domestic gardens after their presence in a woodland adjacent to their Staffordshire site was confirmed by a specialist ecologist survey. Skilled tradesmen crafted two of the houses from recycled timber on site.

Andy Sewards, managing director of G F Tomlinson, commented: “We partnered with The British Hedgehog Preservation Society

“We are hoping to roll out hedgehog houses and highways across more sites in the coming months alongside other ongoing environmental initiatives. “In Staffordshire, leaflets were distributed to local businesses, offering a guide to helping hedgehogs in the area along with a brief case study identifying the local woods nearby and their significance to the hedgehogs. The G F Tomlinson site team will also soon be seeding indigenous wild flowers within the adjacent meadow to our site to improve biodiversity and encourage bees and insects to populate these important areas of natural beauty.

For further information and advice on building your own hog house – visit www. britishhedgehogs.org.uk.

“They are also creating greater awareness to the general public of the hedgehogs by placing ‘slow down hedgehog’ signs on the bespoke fences near to site.”

With guidance from The British Hedgehog Preservation Society, this caring initiative has been rolled out across two key sites located in Staffordshire and Nottinghamshire in the hope their actions will help to preserve their habitat, to protect, nurture and encourage the presence of hedgehogs within the local area.

back in September 2020 and their advice has been invaluable to help us to protect these vulnerable animals.

The hedgehog population has sadly seen a deep decline in Britain in recent years, with the animal now included in the ‘red list’ of endangered species.

Marsk Tower - BIRD’S-EYE VIEW OF DENMARK’S TREASURED LANDSCAPE COMES WITH RISING OBSERVATION HELIX

10

PROJECT Marsk Tower, a new sculptural landmark and lookout point in Southern Jutland, Denmark, is now officially open to the public, providing a new gathering place in the UNESCO World Heritage site of Wadden Sea National Park. The 25-meter-high Marsk Tower – translated as “Marsh Tower” due to its location in the marshlands of Denmark’s popular National Park, Wadden Sea – offers expansive views of the natural environment. Appearing as a sculptural art object rising out of the landscape, Marsk Tower will function as an observation lookout that facilitates community as a key tourist landmark. A wheelchairaccessible tower, an elevator located in the core of the tower provides access via the ground level ramp. The tower’s simple design, defined by Corten steel materiality, exudes a natural aesthetic that blends with the surrounding environment while simultaneously becoming a new, visible destination in Denmark. “Marsk tower is a testament to our two decades-long friendship and collaboration with the blacksmiths of Schacks Trapper,” says Bjarke Ingels, Founder and Creative Director, BIG – Bjarke Ingels Group. “The double helix provides two stairs and an elevator with a single stack of rotating steel steps, allowing visitors to ascend and descend in a single

spiraling loop from the sand to the sky – connecting the marsh land to the Wadden Sea.” BIG worked on the design for the observation tower as part of a local partnership with Marsk Camp Group to create an experiential destination that presents the unique landscape from a new perspective, to tourists all over the world. Wadden Sea National Park is one of the last remaining large-scale intertidal ecosystems in the world and is widely known for its unique natural environment of sea, dune, woods, heaths, fauna, and wildlife. “Our ambition is to elevate Southern Jutland’s tourism experience to a new level and present this unique landscape from a new perspective to tourists from all over the world. Marsk Tower affirms this goal, celebrating the contextuality of Wadden Sea National Park’s unique landscape and the Wadden Sea as a UNESCO World Heritage Site to be enjoyed by locals and tourists alike,” explains Jørgen Hansen, Marsk Camp. Observation Tower provides 360-degree views “Because of the earth curvature, visitors will gradually expand their view of the horizon while walking to the top of the tower. On the foot of the tower, you will be able to see 4 km into the distance, but from the top of the tower the view is expanded to an 18 km view into the horizon,” says Jakob Lange, Architect and Partner, BIG – Bjarke Ingels Group. “The stairs widen at the top of the tower, creating a 110 meter-squared lookout spot with views stretching to city of Esbjerg, the Islands Rømø and Sylt, and beyond the Wadden Sea to the North Sea.”

Together with the nearby wind turbines, the tower’s height of 36-meters above sea level will make it a visual landmark in the region. The 12-hectare area around Southern Jutland’s new landmark, in addition to the 25-meter-high lookout tower, will comprise Marsk Camp, a tourist destination that includes restaurants, a mini golf course, glamping tents, an icehouse, and accommodations for up to 126 motorhomes, with room to expand. Marsk Tower is just one of BIG’s many recent Denmark-based projects that allow architecture to facilitate a relationship between visitors and the natural world. On the west coast, 90 kilometers north of Marsk Tower, is Tirpitz - a museum in the sand that acts as a gentle counterbalance to the dramatic war history of the site in Blåvand. Nestled in dunes at the coastline of the island Fanø, BIG is also working on the Lycium – a museum dedicated to the nature of Fanø and the Wadden Sea. Continued >>>

BDP HELPS DELIVER CHANGING SHAPE OF RETAIL AS PART OF NEW MIXED USE DESTINATION 10 Design reveals scheme for a large-scale masterplan located in Downtown South Raleigh, North Carolina for Kane Realty Corporation. The mixed-use development comprises offices and residential areas in addition to hospitality, retail and leisure space. The proposal includes the design of a 20,000-capacity football stadium and a VR centre designed to further enhance the urban development of the south end of Downtown Raleigh.

Architect Projects

Connectivity is at the core of the scheme. The design team has ensured seamless accessibility from Downtown Raleigh through the creation of a bridge loop that encloses the entire development, providing efficient circulation from in and out of the site and with the rest of the city.

14

to develop a new borough complementing the city’s culture of technology and sports through the creation of new residences, public spaces and job opportunities for the wider community. The masterplan’s series of mid-rise buildings are positioned across a central pedestrian walkway and pocket parks, creating a vibrant retail and F&B street that creates a small-scale neighbourhood within the development. The project has been developed by 10 Design’s Miami studio and led by Design Partner, Ted Givens, and Managing Director, Alejandro Hoch. Ted commented: “Raleigh represents an important milestone for 10 Design, as it is our first major project in North America. “It is particularly special to me, as it allowed me to transfer a lot of the learnings I gathered from many years working abroad in Asia and around the world, to my hometown in North Carolina. “The design for Raleigh provides a mix of simple buildings that merge with the natural landscape and iconic pieces that activate the masterplan.”

The scheme will be a positive connection to Raleigh’s extensive greenways system and local historic neighbourhoods.

Alejandro said: “Working alongside Kane Realty in developing Downtown South has been a key factor for a successful delivery.

Situated in Raleigh, the ‘City of Oaks’, the masterplan mirrors the organic patterns of the trees and retains most of the vegetation on site, supporting the city’s large network of parks. 10 Design’s vision is

“We are happy to see our collaborative efforts come to fruition in the design of a masterplan that will contribute to the reactivation of the southern district of Raleigh.”

NHS ENGLAND AND NHS IMPROVEMENT, REGATTA HOUSE In a post-Covid environment, NHS England and NHS Improvement decided to rethink the anatomy of the workplace interior. The brief was to create Digital Workspaces for Regatta House in Liverpool to support staff and give them space to complete tasks in ways that suited them best. ENCOURAGING NEW WAYS OF WORKING Digital Workspaces, a principle created by NHS England and NHS Improvement, aims to create spaces that capture the spectrum of the four Cs: Concentration, Contemplation, Connection and Collaboration.

PROJECT NEWS

These values remove the rigidity of traditional workspaces. Digital Workspaces instead encourage versatility and give staff the option to choose the surroundings that match their current workload. With this in mind, Southernsbroadstock designed an interior to balance these four space types and deliver a complete solution to meet client and staff requirements. CREATING SEPARATE ENVIRONMENTS Intelligent choice of furniture was key to the Regatta House fit-out. We furnished areas with two-seater and single-seater pods to give staff a quiet place to focus, or to collaborate as a duo without disturbance. Spaces for collaboration were created by combining our Bowcliffe Sit chairs and Bowcliffe tables in multiple configurations to suit smaller or larger teams. While the majority of furniture was styled with NHS colours, we also added bolder accents to provide a vibrant and motivating interior. ACCESSIBILITY FOR ALL A key requirement laid out by the client was to make all areas as accessible as possible. This included the addition of adjustable height desks to allow every workspace to be tailored to the individual. The added benefit of this desk type is that it gives staff the option of working whilst sitting or standing, so they can keep themselves energised throughout the day. Wheelchair accessible meeting pods were also installed to ensure that all members of staff would have access to private spaces for teamwork. FORWARD-THINKING INTERIOR DESIGN From the very beginning of the project, we kept in close contact with the NHS England team to ensure they were happy with every decision. Southernsbroadstock liaised with the client regularly so that all parties were on the same page and the end result was one that fully reflected the spirit of Digital Workspaces.

BDP has helped complete the delivery of phase one of the new St James Quarter, Edinburgh, working with client Nuveen Real Estate to create a new destination in the heart of the capital. A new and modern 1.7 million sq ft masterplan in urban placemaking, it is one of the UK’s largest inner-city regeneration projects. BDP’s Glasgow studio, which worked alongside Allan Murray Architects in the design stage, saw its role develop from co-designer to lead consultant and technical architect for the design of the scheme, and delivered the master plan as part of the Laing O’Rourke construction team for the £1billion development. Works started on site with the demolition of the existing shopping centre, office block, hotel, and car park, in 2016 with the retailled development seeing shoppers flock to its curved four-storey galleria since its opening in June. Designed with movement of people in mind, St James Quarter is a highly accessible, permeable development with multiple entry points situated at different levels. The brief from the outset was to create a step change from typical retail developments and to incorporate various uses on the site that would deliver a sustainable model for development in the historic town centre. The design makes use of the surrounding inner-city topography, integrating with Edinburgh’s busy shopping areas and encouraging visitors to weave their way through the city. The commercial benefits to creating this organic flow of people through St James Quarter is a boosted footfall that is presented with unexpected

opportunities to shop, or to dine, resulting in increased dwell time helping businesses to thrive. Oliver Wilson, BDP Architect Director, said, “St James Quarter is Edinburgh’s largest development in a generation and creates a distinct area in the Scottish capital. Incorporating new and existing development, it transforms Edinburgh’s retail offering delivering an enriched social experience and creating a lifestyle destination which people will repeatedly revisit.” “Consumers are faced with a myriad of options when it comes to their leisure time and they want to spend it in a well designed, engaging and accessible place that offers them everything they want, and not simply a place to shop. Destinations need to make more efficient use of the space and work harder to meet consumers’ needs and St James Quarter does this by presenting a truly unique offer.” The BDP team is now working to complete the shell and core works to the remaining phases of the development in advance of them being fitted out, which include a cinema, hotel and aparthotel, and a high profile residential element occupying the upper level of the galleria. The apartments offer a truly special place to live in the heart of the city with an extensive roof garden and take advantage of the spectacular views across the city and out towards the Firth of Forth.

Architect Projects

The Regatta House project makes up one of many high-concept projects we have delivered for the NHS. The pandemic has created challenging conditions for business. However, our team ensured the smooth running of the project at all stages, achieving the exemplary standards of quality Southernsbroadstock is known for.

BDP HELPS DELIVER CHANGING SHAPE OF RETAIL AS PART OF NEW MIXED USE DESTINATION

Work on further phases will see the completion of entertainment, residential, and hotel accommodation as part of the £1bn scheme.

DESIGNING CURTAIN WALL FAÇADES TO ACCOMMODATE BUILDING MOVEMENT BY GARY LEDGER, TECHNICAL DIRECTOR AT KAWNEER UK LTD INTRODUCTION The interaction between a building’s façade and its structure is frequently ignored in the design phase. Analysis of the structural movements, architectural intent and specified glazing system are required during the early stages of a project design. Glazing and cladding systems need to be designed to allow for building movement without compromising the performance or safety of the system - failure to provide sufficient allowance for in-service building movement in the connections between façade and structure may result in leaks, cracks, failure of connections, buckling of mullions and breakage of glass.

Architect Projects

Due to the extension of structural spans seen in today’s building designs, slab deflection is increasing, placing additional demands on the façade design team to accommodate this differential movement between slab and façade.

16

EARLY ENGAGEMENT WITH SYSTEM SPECIALISTS IS THE SOLUTION Analysis of the structural movements, architectural intent and specified glazing system is usually carried out by the specialist façade contractor or system supplier. It is imperative that main contractors and building designers engage with the system specialists during the early planning stage of a project to ensure that the proposed façade system can accommodate the associated building movements, and is in line with the proposed site installation methodology. If the specified glazing system is not aligned with the building structure and installation plan at the early stage of a project, it can cause unforeseen delays and additional costs when it is aligned at a later stage. FACTORS INFLUENCING FAÇADE AND BUILDING MOVEMENT

Accommodating building movement and the resultant interaction between the façade and structure is complex and specifiers should consider many different factors, including: Temperature, Moisture, Floor Loading, Wind Loading, Snow Loading, Live Loads, Dead Loads, Settlement, Creep, Seismic sway. Selecting the most appropriate glazing system at the early stages of a project is very important and can have a major impact on the intended appearance and lifetime performance of the façade. For example, wider framing members can accommodate more building movement, and in some instances double transom details are required at floor slabs for the accommodation of differential building movement. DIFFERENTIAL SLAB DEFLECTION One of the main complexities is designing the façade to accommodate differential slab deflection.

EVALUATING THE VARIOUS CURTAIN WALLING OPTIONS Conventional stick curtain wall is widely specified in the UK and can offer a costeffective façade solution. However, compared to unitised curtain wall, it is very limited in terms of accommodating differential slab deflections.

These movements, caused by post installation dead and live loads, are commonly found in the structural engineer’s report, and are typically defined by a ‘span ratio’. Due to a desire to extend structural spans in modern structures, slab deflection figures based on the span ratio are increasing significantly, making façade design and movement accommodation even more challenging. Arguably, floor slabs exposed to realistic conditions don’t deflect anywhere near to the figures being documented but it is essential to design façades as if they will experience high deflection levels - including an allowance for manufacturing tolerances and thermal movement. Determining the limitations of a particular system or offered solution must be understood before complete alignment can take place. Failure to provide sufficient allowance within the system (or to design/specify a system with serious limitations), and failure to correctly design/detail the critical connections between the façade and structure may result in leaks, cracks, failure of connections, buckling of mullions and breakage of glass.

Kawneer – with its great experience of dealing with and solving building movement - has recognised this and the recent launch of the capped expansion joint for the company’s AA®110 curtain wall system has now been followed by the SSG (Structurally Silicone Sealed) variant, which offers a movement joint capable of +/- 5mm differential movement. Both movement joints are market leading enhancements. While a conventional SSG system would be very limited in its movement capabilities due to the hidden clamping nature of the glass and toggle engagement requirements, the Kawneer solution has re-designed glass clamping rails and a re-designed toggle system to allow for both greater slab deflection and differential movement. The new joint locates at each slab level and is therefore concealed by spandrel glass or panels. Its specialised engineered seals expand and contract with the movement of the structure.

standards, it has been rigorously tested during development to ensure performance in all UK climates and conditions. In consultation with the CWCT, an enhanced version of the ‘Standard for Systemised Building Envelope: Sequence B’ programme was developed. This included a series of performance tests while the SSG expansion joint was in its compression, extension and neutral positions. It can be noted that Kawneer’s ‘SSG Parallel Opening Concealed Vent’ was also incorporated into the Sequence B test, which enables the company to continue to offer customers a full façade solution that can meet multiple standards and requirements.

The joy of a daring and bold paint shade is that it can be used in full to dramatic effect or in small doses as a welcome contrast to quieter tones – a perfect way to transform our homes and uplift our mood.

Andrea Childs explains: “This is our edit of modern feature colours. Many of them are bold statement-makers, but they all have a softness that makes them easy on the eye and easy to coordinate.” In this new collection dusky undertones soften even the brightest hues, to create a highly versatile palette that’s at home in any modern country interior. Colours range from versatile pastels, through easy going mid-tones, to the deepest shades including Nutkin, Puddling and Yew Maze. DOORS FIT FOR A NEW WORLD! Residents deserve unquestionable comfort and safety in the post pandemic era, as do the professionals responsible for providing it. Many things have changed over the past eighteen or more months since our world was turned upside down. However, perhaps its also true to say that some things such as expectations and fundamental living principles have just been re-evaluated and prioritised into what’s important for personal well-being. For tenants and residents living in affordable homes; whether rented or part owned, that can often be distilled into a not unreasonable must have list, which includes: fire safety and security, comfortable and durable surroundings, which demonstrate contemporary design and all of which has real environmental credentials. As a key product in every home, interior timber doors should always exemplify these criteria, without short-cuts, compromise, or half-measures. Being a leading manufacturer and supplier to Housing Associations, Local Authorities, social landlords and affordable homes developers, Vicaima door and doorset solutions ensure buyers and specifiers can meet not only tenant expectations, but also to satisfy their many regulatory and practical concerns at the same time.

and frame), which not only speed up the installation time; but also ensure compliance with appropriate regulations, insuring much of the uncertainty is removed. Vicaima have always been at the forefront of regulatory and performance measures, with complete tested and certified product solutions, offering transparency and peace of mind for all. These include Q-Mark authenticated dual scope FD30S/FD60S fire and SBD security doorsets; combining fire and acoustic rated solutions with durability and testing to PAS 24: 2016/BS 6375-2 + 3; all with a 10-year guarantee. What’s more, given that all Vicaima products are manufactured to ISO 14001 standards and are FSC certified, you can be sure that the need to protect our planet is as important as the need to provide doors that are fit for affordable living today. Among the many challenges presented in the social housing market and indeed elsewhere, is a lack of skilled labour and for that matter resources in general, when it comes to the installation of doors on site. This is often compounded by the reluctance of many to move beyond the somewhat antiquated 20th century practice of face finishing doors in situ, with its inherent lack of continuity, added expense and drain on time. Fortunately, Vicaima’s extensive range of cost effective, designer led, fully finished products alleviate this concern. However, it does not stop there. With the supply of complete doorsets (door

CASE STUDY

“ESTO PERPETUA” – PERFECT WINDOWS FOR A “FOREVER HOME”

It was a dream that was 10 years in the making for Julia and Mano Nadarajah. Located on the outskirts of Grantham and in the heart of Lincolnshire, you will find a beautiful extended Gatehouse. Steeped in history, restored with love and surrounded by rolling hills and open countryside, the property is built using local stone from the nearby Ancaster Stone quarry. Built in 1871 on behalf of Frederick William Allix as part of the Willoughby Hall estate, the original gatehouse was used to keep watch for approaching coaches through the small arrow slits that remain a feature to this day. The estate was divided up and sold to several different buyers over the years before the gate lodge landed in the hands of Mano in 1985. Not wanting to rush the project that was set to become their “forever home together” Julia and Mano carefully thought out every decision they made regarding their gatehouse home. Wanting to keep as many of the original features as possible they decided to convert their 3 car garage into a temporary home while the process began in 2010. Planning for the home was a relatively quick process for the couple, but their commitment to sourcing local trades and businesses with a great reputation took more time. Over the next two years a phrase would become very important, ‘vigila et ora’ meaning – keep watch and pray, a motto Julia held close to her heart from her days at Bourne Grammar School.

Staying true to those words, Julia and Mano watched as their dreams came to life. Taking time to walk through the space and carefully consider every decision they made, from how to efficiently heat their house through to the windows that would best compliment their home. When starting the process of looking into the windows and doors to add to their vision they knew it had to be a Lincolnshire business that would deliver the finishing touch to their dream. Reputation was crucial to the couple and George Barnsdale answered the door. ‘I knew as soon as I walked into the factory that George Barnsdale was going to be our supplier. Seeing how well presented the factory was and how the team listened to our requests, everything just felt right.’ Julia commented. After long discussions with the George Barnsdale technical team, Julia and Mano decided to opt for 8 bespoke timber flush casement windows, adding classic black monkey tail handles together with 4 sets of French doors, all finished to match Farrow and Ball Savage Ground. ‘We debated it and chose not to have trickle vents added to the windows to help with heat retention, settling for a heat recovery ventilation system. That being said, we’ve noticed there is less dust accumulating which makes cleaning a lot easier.’ Mano, an engineer and project

manager by profession, was conscious of every decision that was made for their home renovation, down to the precise details of the windows. Adding black spacer bars so as not to draw attention to the double glazing, the slim profile of the casement windows, the beautiful views from the bedroom window and you have a picture perfect frame to wake up to in the morning. The doors of the property were also carefully debated so they were in keeping with the overall theme of the house, fitted with Kirkpatrick hardware and finished with paint to match Farrow and Ball ‘French Grey’ the end result is elegant and understated chic. Having been part of the property since its completion, the windows and doors are now 10 years old, still in great condition showing no signs of requiring redecoration. While being low maintenance the owners still take great care of them cleaning them on a regular basis with deionized water and no chemicals. ‘One thing we have definitely noticed is how well the windows keep the noise of the main road out!’ Julia laughed. Being a stone’s throw from the A153 means that often there can be a high volume of traffic, sometimes including lorries, during busy times of day. The added benefit of noise being reduced inside adds to the serenity of this beautiful Lincolnshire home. Julia and Mano were able to move into their home on Christmas Eve 2012, completing the values that Mano lives by ‘Esto perpetua’ meaning be thou forever, his old school motto that stayed with him from his St Thomas’ College days in Ceylon. When asked to sum up their experience with George Barnsdale the couple said, ‘the windows and doors are just perfection. Countryside perfection! There isn’t another word to describe them.’

GEZE DOORS HIT THE RIGHT NOTE GEZE’s automatic doors have hit just the right note in the development of a London building which is the new home of Universal Music. Two automatic circular sliding doors create a chart-topping entrance to 4 Pancras Square one of a cluster of new buildings that have led to the emergence of Kings Cross as a creative hub. They are a statement piece to the 11-storey angular building which reflects the area’s lineage as a former goods yard to King’s Cross railway. With an exposed weathered steel frame, Eric Parry Architects’ building echoes the industrial revolution which enabled the expansion of London. Positioned side by side, the two Slimdrive SCRs provide a 360° drive solution combining high performance with unobtrusive operation – the drives are just 7 cm in height and very discreet – and as pass doors are not needed, they maintain the clean aesthetics of the glazed facade.

Architect Projects

Focchi undertook the installation of the façade: glazing, entrance and building envelop and worked with GEZE UK to identify the right solution – moving away from an original design

24

featuring revolving doors which would have prompted requirements for pass doors. There are also environmental benefits to the Slimdrive SCR selection – having only one set of doors open at a time, reduces heat loss and air pollution. Emergency buttons on reception were also added to immediately close the doors and prohibit the building being surged by fans in the wake of a visiting celebrity! There is also bespoke lettering in the canopy of the Slimdrive SCR which was laser cut by GEZE UK and bespoke bronze lettering was added. Other GEZE products used around the building include a Slimdrive SL NT automatic sliding door with access control. This allows workers to access a cycle ramp, meaning that they can ride straight up to a cycle store – an ideal solution for city commutes. The Slimdrive SL NT is a good solution for buildings with high levels of footfall and a continuous flow of people moving in various directions. Almost invisible, it is virtually silent in operation and can move leaf weights of up to 125kg. In addition, there are eight pairs of TS 550 floor springs fitted to retails units within the

building. This provides an option to automate the entrances in the future– effectively ‘future proofing’ them. Extensive rooftop gardens were added to the office block, which were intended to evoke a ‘windswept moorland’ and provide a peaceful oasis in the midst of the city with panoramic views across London. Said GEZE UK sales and marketing director Andy Howland: “Music is so important to our cultural landscape, so we are delighted to be opening doors for Universal Music which will no doubt benefit from its move to such an exhilarating part of the capital and present an inspiring environment from which to work.” The relocation puts Universal amongst a vibrant set of neighbours, including Google, global media company Havas, Louis Vuitton and PRS, as well as Central Saint Martins, the world’s leading fashion college. PROJECT

TR Studio RENOVATE AND EXTEND FOUR-STOREY WEST LONDON TOWNHOUSE TO CREATE A CALM AND SERENE FIVE-BEDROOM FAMILY HOME London-based architecture and interior practice TR Studio have recently completed the extension and extensive refurbishment of a West London terrace house.

Known as TI House, TR Studio were briefed by the private residential client to structurally overhaul the internal layout of the property and undertake a contemporary refurbishment to create a functional and inviting family home.

a sense of symmetry which opens to a new main kitchen, dining and living space on the raised ground floor level. Continued >>>

The four-storey townhouse located in Chelsea is surrounded by a mix of mid-19th century terrace are grade II listed houses, sharing a similar local vernacular and architectural language including mansard roofs and lower ground floor levels. As such, TR Studio wanted to create an interior with equal character for its client. With conservation area restrictions in place and limited external changes permitted, TR Studio stripped the property back to its external shell. A tall, narrow terrace, TR Studio began the build by completely reconfiguring the vertical circulation between floors to create a more connected interior for the family of four to interact. Architect Projects

The studio relocated and reconfigured the main staircase to create a better flow and maximise space. Moving its footprint allowed for a double-height main stairwell, successfully opening up the space and creating a dramatic interior. Located centrally, the staircase creates

27

PROJECT Here the studio removed several walls and extended the property into the garden with a double height infill extension. Utilising floor to ceiling sliding doors and a glazed roof created a light and airy interior and a new heart to the properties spatial design alongside providing a better connection to the garden. A tonal palette of chalky, earthy hues are employed throughout the property. In the main living space, a mix of fluted joinery, mid-century furniture pieces, natural materials, textiles and rustic accessories create a texturally rich environment. Original large sash windows add a complimentary sense of tradition to the modern feel of the open plan floor. The bespoke kitchen crafted is a contemporary delight, crafted from cross sawn oak veneer, marble and touches of satin brass, it effortlessly evokes an understated luxury. TR Studio explored textured clay walls for the first time in all key rooms alongside the main stairwell to help connect the spaces vertically. Oak flooring was also chosen for cohesion, whilst a continuous timber handrail playfully runs all through the house uniting each room. On the lower ground floor is a casual family room and snug, with an open fireplace providing a warm and inviting environment and a bespoke cocktail bar for entertaining cleverly nestled into an alcove under the stairwell. Leading to the upper floors, TR Studio created a double height space in the main stairwell with curved walls and a skylight. Curved corners to stair raisers feature here, a signature of the studio. A linear pendant combined with the soft textured walls creates an atmospheric space.

Architect Projects

Upper floors house a master bedroom with ensuite, two children’s bedrooms, two guest bedrooms and a family bathroom. Echoing the design details of lower floors, fluted timber, brass and marble create a cosy and relaxed but undeniably chic bathroom complete with a free-standing bath, a Crittall-style glazed shower room door crafted from a variety of textured panels and handmade Moroccan zellige tiles cladding walls with subtle colour and character.

PROJECT TI House is unique family home that is both beautiful and functional. Showcasing modern luxury it uses space, light, natural materials and neutral tones to achieve a calm and serene interior, with a timeless contemporary appeal. Commenting on the project, founder and lead architect Tom Rutt says: “This house was really about creating a refuge balancing being in an urban environment with the need for calm, connections to nature, and a softness that is often lacking in London interiors. “The owners had returned from living in the US where they had balanced life in New York with a small lake house in the Hamptons. Here, in Chelsea this house had to provide both the urban hub and the retreat in one property. We used texture and some finely crafted details quite a lot in this house. Not in an old-fashioned stuffy.” “Chelsea way, but in a very clean, modern way. There is stimulation, both visually and to the touch, but it is subtle. Ultimately it is a house that flows well now for a lively family with the kitchen as the absolute heart of the house - one of the requests from day one.”

ENSURING ACCESS FOR ALL GEZE UK’s popular RIBA-approved CPD Removing Barriers to Access has been completely revised and updated and includes new visuals and updates to regulations all in GEZE’s new branding. The CPD looks at why door controls are needed, explains the various standards and regulations that apply, where and when to use a manual door control or an automatic operator. It looks at self-closing devices for fire door applications and the benefits of electro hold-open devices. The seminar also explains the benefit of automatic doors, the different types and their suitability, as well as their potential danger points. Offering architects and specifiers invaluable advice and guidance, which contributes to their continuing professional development, this updated training seminar gives a better understanding of the requirements of specifying door control devices to make buildings accessible to everyone. The 40 minute seminar covers all the relevant standards and regulations and is included in RIBA’s core curriculum: Access for all, Compliance, and Designing and building it. It can be presented in person or virtually via a variety of online platforms and at a time to suit, usually lunchtime but breakfast seminars or afternoon sessions can be accommodated. To find out more or to book a CPD seminar, email cpd@geze.com or visit https://www.geze.co.uk/en/services/trainings-and-seminars-cpd.

STRATEGIC PARTNERSHIPS: PRECAST & PREFORMED TROUGHS & FIBRELITE’S ‘MADE TO MEASURE’ GRP COVERS Composite access cover manufacturer Fibrelite has formed strategic partnerships with a number of major manufacturers of precast and preformed troughs (also known as trenches, channels and ducts) in Europe and the USA (including Fibex and Trenwa) to create new collaborative product offerings integrating Fibrelite covers and precast and preformed troughs, combining the strength and longevity of precast and preformed troughs with the easy, safe manual removal and durability of Fibrelite’s lightweight composite covers. Health and safety issues surrounding manual handling are of paramount importance to site managers. Without the necessary provision of dedicated lifting apparatus and training for operatives, traditional concrete and steel trough access covers can be a concern due to their sheer weight. Concrete slab covers can weigh as much as five times the weight of an equivalent size Fibrelite GRP composite trough cover. Fibrelite covers have an industry leading strength-to-weight ratio and are designed to be safely and easily removed by two people, using the Fibrelite FL7 ergonomically designed lifting handles. Driven by focusses on health and safety, weight, durability (no corrosion) and reduced installation time, GRP composite access covers have moved from being a niche product used on petrol station forecourts to being specified at the outset of new build and retrofit projects for some of the world’s most prestigious brands in technology, data centres, ports, airports, high-tech manufacturing facilities, utilities, infrastructure and many more.

Custom Fibrelite covers installed in precast concrete manufacturer Trenwa’s troughs at major US sub-station

“In recent years, the demand for highly customisable, high-tech access covering solutions has grown exponentially, and we’re proud of the part we’ve played in their adoption over the 40 years since we invented the world’s first. Since then, we’ve continually innovated, focussing on creating solutions to industry and customer challenges.” Commented Jo Stott, Fibrelite’s Marketing Director “Partnering with precast and preformed trough/trench manufacturers was a logical next step, and I’m proud to say that, since we created our first partnership offering with Trenwa in 2014 we now have over 50 kilometres of our covers installed in precast and preformed troughs across the globe” David Holmes, Fibrelite’s Technical Director added “We work closely with architects, contractors, and end users from tender stage right the way through to delivery and even installation where required. This collaborative process ensures that the supplied product fulfils both product quality demands and strict project completion deadlines. Fibrelite covers can be custom designed and manufactured with dimensions matched precisely to specified trough opening/rebate dimensions (Fibrelite’s adjustable tooling allows covers to be manufactured within millimetres of a clients requirement)” Recent Installation: New Build Data Centre, Northern Europe Some clients favour a complete GRP solution for both troughs and covers. Where appropriate,

this can further reduce installation costs and time due to their reduced weight for transit and installation. Earlier this year, Fibrelite engineered and manufactured 550 metres of custom trough covers for a new build data centre in Northern Europe. These GRP preformed troughs were supplied with custom fit Fibrelite bolt-down covers, for added security. Recent Installation: Cruise Ship Terminal, UK Fibrelite custom engineered and manufactured 500 metres of F900 (90-tonne) load rated GRP trough covers to fit precast concrete troughs at a UK cruise ship terminal. The stepped covers were supplied in a number of customised sizes to fit the trough configuration. The F900 load rated covers were stepped to reduce the unit weight in compliance with the customer’s specified manual handling limit.

PANIC BAR FROM CARL F GROUPCO SUITS SCOTTISH REGULATIONS Carl F Groupco, leading manufacturer of door and window hardware, including panic and emergency exit components, expands their range to include the CISA FAST Touch Panic Exit Push Bar. Compatible with FUHR panic exit door locks, the panic bar features fast touch operation and a special mortice panic function that works

alongside the eurogroove fit FUHR multipoint panic lock range. The stainless-steel satin PVD finish provides a clean and crisp appearance. Technical Manager John Mitchell comments on the addition to the range: “We are always looking to source hardware components which can offer our fabricator partners enhanced functionality and the ability to comply with the latest standards and regulations.

“The CISA solution will be of particular interest to our Scottish fabricator partners. Scottish regulations stipulate that hardware on panic exit doors should protrude no further than 150mm for Category 1 doors and 100mm for Category 2 doors: the CISA Fast Touch Panic Bar is well under this regulation, protruding only 75mm from the door. “The regulation in Scotland is in place to ensure safe exit in a panic situation… the less the hardware protrudes from the door, the less likely that clothing will get caught on the door when using the exit.” Certified in accordance with EN 1125 and CE marked the CISA panic bar has been tested beyond the expected parameters requested by regulators. Combined with approved hardware, including the CES free movement cylinder, the set complies with BS EN 1125 for panic exit hardware, and is approved for use in public buildings and premises where individuals may not be trained in escape hardware including schools, flats, and office blocks.

GILBERTS BLURS THE LINES AT NEW YORK-INSPIRED REGENERATION Lexington Liverpool is taking linear development to new levels- through to its ventilation. At 34 storeys high, the Moda Living residential development will be the tallest residential landmark in the £5.5bn Liverpool Waters regeneration of the city’s Docks area. It draws its inspiration from the city’s maritime historical links across the Atlantic. Throughout its public areas, and the six penthouses on the 33rd floor, Gilberts’ new JSL “jumbo” linear slot diffuser provides “floating” separate air supply and extract. JSL units up to 3000mm long have been incorporated in amenity zones including the entrance lobby, café bar, lounge and screening room which contribute towards the Lexington’s 8500 sq ft of dedicated amenity space for residents. The JSL configuration at Lexington provides to 187l/s/m of fresh air supply, with an air throw up to 8m through slots either 60mm or 80mm wide, although the unit can deliver up to 250/l/s/m depending on specification. Once installed, the control vane can be adjusted to provide vertical or horizontal discharge and varied in each diffuser length if needed. The JSL can provide supply air for all ventilation and air conditioning systems including fan coil and VAV.

In addition to the jumbo slot diffusers, Gilberts has supplied its standard GSLS slot diffusers, AP0921052 Gilberts HP.indd 1

Ryan Spencer of Briggs & Forrester Living, “Linear slot diffusers were specified from the outset for the public areas and penthouses. We work closely with Gilberts, knowing we can rely on product quality. Gilberts launched its high capacity option as we were finalising the design for Lexington: it was therefore a perfect opportunity to utilise the new jumbo version, especially as the shadowline aesthetic would so perfectly compliment the project’s linear architectural aesthetics.” The diffuser utilises a unique twin adjustable blade system to modulate airflow between 20-250l//s. The blades are designed and configured to provide a continuous slot unbroken by fixing plates, giving a seamless ‘shadowgap’ appearance. JSL is available in 30, 40, 50, 60 and 80mm widths, and 2000mm lengths as standard. The design allows for continuous runs of any length to be seamlessly fitted with an unbroken appearance whether flanged or plastered in. Because Gilberts manufactured entirely in-house, it can ensure the aesthetics and function follow the design requirements without any impact on airflow distribution. Founded 60 years ago, Gilberts is Britain’s leading independent air movement specialist, and is unique in its ability to develop components. Be it ‘mainstream’ or bespoke – entirely in-house, from

initial design through tooling, production, testing and supply, at its 85,000 ft2 manufacturing facility. Its state-of-the-art test centre, designed and built in-house, is one of the most technically advanced in the country. JSL reinforces Gilberts’ heritage of pioneering innovative answers to changing trends in building services, which has continued despite the business interruptions of COVID-19. In the past year, Gilberts has launched additional REVIT designs for its BIM portfolio, a new CE and CA marked smoke evacuation damper, a new slimline version of its core linear grille, and a new and improved range of kitform external louvres. Full details of Gilberts’ range of diffusers, grilles and louvres, including the new JDSL high capacity slot, can be found on the company’s website www.gilbertsblackpool.com. The JSL’s matt black finish specified by building services specialist Briggs & Forrester Living emphasises the shadowgap aesthetic that is a key feature of the diffuser. Plastered into the ceiling and secured with hidden fixings and side entry plenums, JSL thus provides dramatic horizontal lines complimenting Lexington’s linear design.

DGA four-way louvre face diffusers and GECA eggcrate grilles for back-of-house areas including the maintenance room and staff kitchen. Gilberts’ WHF38 small format high performance weather louvres delivering Class A performance complete the project, screening plant around the Ground, Mezzanine and L2 levels.

PROJECT NEWS The development involves three interconnecting buildings, incorporating a shopping mall, retail, cultural and office spaces along with a boutique hotel.

NANJING DAJIAOCHANG AIRPORT

With two underground railway stations embedded into the site, connectivity is one of the key design drivers. The design includes a central glass box corridor with key entrances positioned directly on top of one of the railway tracks, providing a feature passageway for commuters to navigate through different levels of the scheme. All three buildings are connected via an underground retail spine and street-level pedestrian walkways: the pedestrian bridges provide further connectivity between the two shopping malls.

Jointly led by Design Partners, Chin Yong Ng and Lukasz Wawrzenczyk, the design team has released new plans for one of the largest transport-oriented retail landmarks in Nanjing.

10 Design won an international design competition to transform China Fortune’s 243,768sqm site into a contemporary mixed-use project in 2020. Recently, the Nanjing Planning Bureau granted planning consent for the project, which is part of the wider redevelopment of the historic Nanjing Dajiaochang military airbase in China. The scheme envisions the integration of retail while preserving the 2.6km airport runway which has been kept in its original form as a historic feature. The runway will be reimagined as a multifunctional cultural boulevard that doubles as a green pedestrian axis.

ECOLOGICAL LANDSCAPE PLANS MOVE FORWARD AT PACE FOR LUTTERWORTH’S MAGNA PARK Landscape architect Grant Associates is leading on the delivery of the ecological landscape design and environmental planning for Magna Park, Lutterworth, one of Europe’s largest distribution locations. The landscape design of the expanded 550 acre Leicestershire site will feature a clear focus on biodiversity, habitat enhancement and close integration and accessibility to the wider community.

Architect Projects

The latest phase for Magna Park will provide a strong fusion of interwoven infrastructure,

38

landscape, ecology and community facilities, designed to enhance the first phase of planting and large wetland areas that are already starting to become established. The vision is to create a truly green logistics park with spaces for wildlife, people, agriculture, innovation, education, recreation and play spaces - as well as open spaces for people to engage with the wider countryside and become immersed in nature. Grant Associates has played a central role in the development of Magna Park since 2014, supporting developer GLP’s aspiration for the development of a high quality, sustainable site which responds positively to the geographical, political and economic context of the site. The practice is working alongside architects Chetwoods and Stephen George Partnership for Magna North and Magna South respectively, as well as Bath-based environmental consultants Nicholas

The underground ‘retail spine’ is designed to become an attractive destination. A series of sunken plazas extend out to the street level, punctuating the ground level and bringing natural light into the subterranean areas. The basement retail area is an impressive double height space of up to 9m – a unique underground space with natural light that would normally only be achieved at ground level. This scheme is an evolution in design of transport-oriented developments to create a high-quality retail environment that fully integrates with the rail network and the extensive public realm.

Pearson Associates, who have overseen the landscape and virtual impact assessment for the site. To date, over 1 million square metres of total habitat has been created at the Magna Park site, including 619,540 square metres of woodland area and 266,000 square metres of wildflower meadow area. Over half a million hedging plants, shrubs and transplants have been planted, alongside 138,000 wetland, marginal and aquatic plants. The landscape framework consists of three primary interconnected strategies: a centralised ecology park focused on ecological enhancement (including SuDS wetlands, waterbodies woodlands and wildflower grasslands), a retained agricultural heart (facilitating the continued integration of grazing for arable use) and an extensive network of green corridors which connect the park with the landscape to the north, south and east of the development parcels.

PROJECT NEWS

LEISURE MEETS LEARNING IN NEW DESIGNS FOR MORPETH COMMUNITY HUB Inspiring designs for a new £21 million Northumberland leisure centre and library – which puts inclusivity, community pride, and connectivity at its heart – have been revealed by sports and leisure experts GT3 Architects as work gets underway on site.

that figuratively and literally integrate and connect to the town centre ensuring inclusivity and accessibility. The town also has a strong identity, so we wanted to capture that pride and nod to the town’s ‘living amongst woods and streams’ motto.

The design places the residents of Morpeth first, with the practice consulting key groups through workshops and VR sessions to reach a design solution that truly meets their needs. The key themes – connecting the high street, creating local pride for the centre, and offering a diverse range of uses – were developed and incorporated into the design to create a hub where leisure meets learning.

“The result was an accessible and communityfocused design, with people at its heart, and we can’t wait to see the finished development. The facility is set to include a new two-storey library, customer services and adult learning classrooms as well as a six-lane 25m swimming pool with spectator gallery, a learner pool, spa facilities, a four-court sports hall, a new 100 station fitness suite, a dedicated spinning studio, a soft play area and a café that is open to the public.”

The state-of-the-art scheme combines leisure facilities with a comprehensive library and learning suite to suit Morpeth’s diverse community. Paul Reed, associate director at GT3 Architects, said: “Inclusivity is at the heart of this project and it was so important to us that the leisure centre’s new facilities were designed to be integrated and connected to the town centre. We really enjoyed hosting workshops, presentations, and VR sessions with stakeholders from the library, adult learning, and community groups to really get to know the people of Morpeth to deliver exactly what they need. “During these workshops we discovered the importance of the three key themes of inclusivity, community pride, and connectivity. The design therefore extends to the high street through a series of stepping-stones

The scheme is funded by Northumberland County Council. Jeff Watson, Northumberland county councillor and cabinet member for healthy lifestyles, said: “The new centre will be a real asset for the town and a wonderful place with great facilities for residents and visitors to enjoy for many years to come.” The scheme will provide 550m² of library space, including a group room, poetry corner, and children’s library, as well as 450m2 of learning space with five flexible classrooms, offices, and tutorial spaces. The centre will be located at Gas House Lane with a new library garden addressing the river from its north bank sat amongst the existing mature trees.

INSULATION FEATURE

HOW TO AVOID CAVITY WALL INSULATION ISSUES BY SIMON BLACKHAM, TECHNICAL MANAGER UK & IRELAND AT RECTICEL INSULATION AT RECTICEL Poorly fitted insulation in wall cavities can lead to a whole host of problems which prove time consuming and costly to correct. Cold spots are a common outcome caused by the errant practice, which in-turn can lead to damp and moisture seeping into the building’s fabric. When this occurs, the occupiers’ comfort and wellbeing could be compromised by instances of mould and bacterial growth, whilst the property’s thermal performance risks being debilitated to create a less than ideal indoors environment. So how can such issues be avoided? No matter the quality of insulation, if it is not installed correctly or suitable for the job in hand, its effectiveness will be nullified. This could also be the outcome if the material is damaged, ancillary items such as wall ties penetrate the insulation, or if the ties are sloping incorrectly towards the inner leaf. An easy issue to avoid at the installation stage is cavity ties becoming blocked with mortar ‘snots’ and bridging the residual clear cavity. Ties, when sloping outwards, will ordinarily return moisture to the building’s exterior leaf via cavity trays which have weep vents to facilitate the moisture’s escape. However, when the trays themselves are also blocked by debris such as brick ends, trapped moisture may then seep back onto the inner wall, eventually leading to damp spots and damage to the internal fabric. Another link between poor installation practice and performance is forged with bad detailing at vital junctions, weep vents and cavity trays. Equally, good care should be taken to provide

a thermal seal for cavity wall openings within the construction, such as flues and ventilation outlets, and around window and door reveals. Large gaps between insulation are also to be avoided to optimise protection against damp and heat loss. In terms of specification, issues are likely to occur if partial-fill insulation is used as a full-fill insulation without the necessary residual cavity (conventionally, 50mm with partial fill). If this occurs, the reduced clear cavity and the insulation board’s straight edge risks allowing moisture to more readily track the cavity and result in wind-driven reaching the inner leaf. Tackling the issues The obvious solution to ensuring insulation is installed correctly in order to obtain optimal long-term performance is to engage the services of a competent and experienced builder. Good practice should include operatives familiarising themselves with the installation requirements of each product, and obtaining installation instructions from the insulation manufacturer. It’s also advised to refer to third-party guidance and certification such as the BBA certificate, best practice guides from bodies of the likes of the NHBC, and any building regulation documentation e.g. Approved Document C (England). During the installation’s initial stage, consideration should be given to material tolerances to ensure the required residual cavity width can be maintained. This may mean slightly increasing the building footprint during the preparation and “setting-out” process. The site’s surrounding environment should also be taken into account, as the insulant’s suitability can depend on a site’s exposure to wind-driven rain. This will also help decide requirements such as mortar jointing and detailing and any additional waterproofing of the external leaf, as well as minimum residual cavity thickness. Installations issues aside, good management is a precursor to successful project completion. This includes avoiding damage to insulation materials by ensuring they are protected and stored correctly at all times on site. Additionally, ensuring that walls are protected from the elements during operational downtimes will prevent a work programme being delayed due to issues with damp or frost.

Quality must not be lost with desire to ‘build, build, build’ Through its development of thermallyefficient insulation products and its continued membership of the National Home Improvement Council (NHIC) which promotes the benefits of safe, sustainable homes, Recticel has demonstrated a commitment to improving the energy performance of the nation’s housing stock. Last year, Boris Johnson urged the country to ‘build, build, build’ its way out of a projected recession in the wake of the coronavirus pandemic. Building for build’s sake, however, could lead us to constructing ourselves a retrofit nightmare further down the line. Quality must not be dispensed in favour of quality, lest we forget that the reason the NHIC was set up nearly 50 years ago was to improve living standards and reduce fuel poverty amongst cash-strapped households. To our shame it’s a problem that’s as prevalent today, with far too many residents struggling to pay fuel bills that have been inflated by their property’s poor energy performance. Therefore, for the sake of occupants’ quality of life, the environment, and the government’s net-zero ambitions for 2050, the construction industry must support the NHIC in its continued call to improve building standards in order to provide better social and private housing throughout the UK. With the clock already ticking on that mid-century deadline, the time for sharpening up all aspects of building delivery is now. Recticel’s quality polyisocyanurate (PIR) range Recticel has a range of full and partial-fill PIR solutions to suit a variety of application requirements. Experts in innovation, Eurowall+, offers a fine example of how we’ve been able to develop a system that benefits the installer and end user. The rigid full-fill insulation board was the first of its kind to feature a tongueand-groove joint on all four edges, thus making it capable of achieving a U-value of 0.18 W/m2K in a traditional 100mm masonry cavity wall. Its beneficial size, coupled with its improved airtightness from the tongue and groove joint, extracts more performance compared to typical partial-fill solutions, without widening the footprint of the external wall. Our 90mm Eurowall+, when installed within a 100mm masonry cavity wall, means the 10mm clear cavity is maintained and traditional bricklaying methods can be followed. This leads to reduced labour times and a costeffective installation. Due to its ingenious composition, Eurowall+ eliminates many of the potential issues associated with installing insulation. It makes lighter work of an extremely important process, whilst delivering a quality product with reliable long-term performance.

AFTER A YEAR IN WHICH EVERYTHING HAS CHANGED AND WILL PROBABLY NEVER BE THE SAME AGAIN, IS IT NOT TIME TO THINK INSIDE THE BOX? The recent massive changes, from home working and education to ‘Zoom’ pub nights, have proven that new innovation can be rapidly introduced when the need is there. The water industry is no exception and the work of Water UK in producing ‘Net Zero 2030 Routemap’1 has highlighted, amongst other objectives, the need for savings in water and energy use. Christine McGourty, CEO, Water UK recently predicted that, with climate change and population growth, England could be short of 3.4 billion litres of water each day by 2050.2 Waste of water and energy, due to leaks and over consumption, will be a significant contribution to the industries carbon footprint and water shortfall. To achieve the required transformation, we must let go systems which, although have been useful in the past, are now holding back long overdue revisions of the water supply network.

The use of the Groundbreaker Water Management System has been proved successful in the UK and have a track record of installations over 20 years.

Before COVID and lockdowns work had begun to achieve the target of providing 300,000 new homes a year and mitigate resource demand in water stressed areas. Even now, every day another 1000 water connections are made, everyone placing pressure on the network. New applications and technologies need to be developed urgently, allowing for future networks to utilise “live” smart metering. However, systems that can providing secure connections for the next 50-100 years, and lay the foundations smart meters are already available

DESIGN OUT JOINTS ON PIPES AND PREPARE FOR SMARTER METERS For over 15 years Portsmouth Water have applied a no joint policy to water supply pipes coupled with an above ground meter enclosure which probably explains their primary place at the top of the leakage charts and contributes to their high placing in the D-MeX and C-MeX 2019-20 league tables. Bob Taylor, CEO Portsmouth Water explained their philosophy, ‘In the context of the Water UK Public Interest Commitment on leakage, our recent industry level reviews and our desire to build ‘leak free’ new networks have highlighted further evidence of the need to improve quality standards at the the point of installation of new networks, with poor quality pipe joints often the source of future leakage.’ ‘Portsmouth Water’s policy of having a single joint free service pipe from mains connection right the way through to the

wall mounted boundary box has certainly improved confidence around the longer-term quality of these new assets from a leakage perspective. This policy is also helpful in the context of reducing customer side leakage and emerging knowledge in this area is showing that this is a bigger challenge than our previous understanding indicated.’ Portsmouth’s policies on above ground meter chambers also leave the door open for ultrasmart (5G) two-way metering and ‘internet of things’ (IOT) technologies due to the stronger communications signal strength relative to underground meter installation. Such systems have been proven to be able to be read from over 2 miles away from a single pick-up point and worldwide if linked to the internet.

MANAGEMENT OF WATER PRESSURE AND FLOW RATES Whilst Water Regulations have always specified minimum flow and pressures for water supplies, there are no defined upper limits. In some areas, due to operational requirements this can result in ‘excessive’ supply which inevitably leads to higher wastage. Flow restriction devices can be used to modulate flows to individual properties especially in water stressed areas. Reducing excessive wastage from running taps and managing network demand at peak times, and wastage resulting from leaking pipes.

BACKFLOW PROTECTION The potential of backflow causing major network contamination is relatively low, but it does cause issues with ‘smart’ water meters. Adoption of joint free installation coupled with surface mounted meter housings incorporating fully accredited backflow protection and flow restriction solves all these issue in one. Integrating a simple “plug in” 3 in 1 device, which is located under a water meter, will not only provide whole site protection to back flow up to fluid category 2, but also flow and pressure modulation. The use of the Groundbreaker Water Management System has been proved successful in the UK and have a track record of installations over 20 years.

RHS CHELSEA FLOWER SHOW PREVIEW

RHS CHELSEA FLOWER SHOW EXHIBITORS LOOKING FORWARD TO A SEPTEMBER EVENT For the first time in its 108-year history, the greatest flower show on earth will be held in autumn. Nurseries and garden designers have said they are relishing the unique opportunity to exhibit their work at a one-off autumnal RHS Chelsea Flower Show. For the first time in its 108-year history, the show will be held on 21 – 26 September rather than its usual May slot because of the ongoing uncertainty surrounding the coronavirus pandemic. Many of those working in the horticultural world welcomed the decision to move the world’s greatest flower show to a later date.

Architect Projects

Helena Pettit, RHS Director Gardens and Shows said: “Following the announcement we have been busy liaising with our show exhibitors and other stakeholders to see who is able to commit to the new autumn date and have been delighted by the initial response and willingness of those within the industry, ready and willing to rise to the challenge and adapt their plans to be part of the historic show. “It was a difficult decision to make but the positive reaction we have had by so many has demonstrated that it was the right decision to make, we are lucky to work within such a supportive industry and want to take this opportunity to thank everyone who is working to ensure the world’s most famous flower show can return this autumn. We look forward to sharing more details soon.”

46

The change in season for the show will alter the look and feel of many of our exhibits, with designers adapting their plans for the time of year. Sarah Eberle is one of the most decorated female RHS Chelsea designers and won gold for her Resilience Garden, above, at the show in 2019. She is hoping to bring The Bible Society: Psalm 23 Garden originally planned for the May show to the upcoming 2021 event. “The later show dates give us the rare opportunity to work with plants for a different season. This will be a historic event for many reasons and that is something to celebrate. “September is my favourite month and it has a rich tapestry of plant interest. September light is also very special and I think will make the gardens memorable. I am lucky, as the plants within The Bible Society: Psalm 23 Garden will probably look even better in September, I will of course have to change some flower accents but little else. “There is such an appetite for gardens and nature at the moment and we will all want to celebrate this at RHS Chelsea.” Robert Myers, designer of The Florence Nightingale Garden; A Celebration of Modern Day Nursing, said he will need to work with his suppliers to adapt his design for the later timing of the show. But he said he was looking forward to seeing what the specialist growers will bring to the event.

“I’m also itching to see how my fellow designers will make use of the autumn plant palette in their show gardens. It is really exciting to be part of what is likely to be a rather unique and memorable ‘autumn Chelsea’ in the Show’s history. The whole atmosphere will be different, and I am thrilled that we’ll be contributing to that.” Rob Evans, from Pheasant Acre Plants, welcomed the change and said the timing was the perfect opportunity to show off dahlias and gladioli during their natural flowering period. Winner of 30 RHS Chelsea gold medals Raymond Evison, pictured, from Raymond Evison Clematis is also excited by the chance to show off his plants at a different time of year. “I won one of my first RHS Gold medals for an exhibit of clematis cultivars at the old Great Autumn Flower Show on 23 September 1969. “It was a great event for everyone and showed people a different range of plants that were either autumn flowering or had amazing autumn coloured foliage – so this year’s RHS Chelsea will be rather nostalgic.” Website: www.rhs.org.uk

The new Ultimate 2

In hindsight we wouldn’t have called it the Ultimate. Because we just made it better.

High Heat Output ‘Screed heat diffuser’ improves contact with the pipe, which has a higher heat output and faster warm up than typical low build-up castellated screed systems, as well as minimising thermal striping.

Ultimate 2 High Performance Panel

Impressively thin 18mm highcompressive strength insulation provides an excellent substrate for the 9mm thin levelling screed, giving an overall system height of just 27mm – including insulation. One panel Unique pattern minimises hand-routing and eliminates the need for separate ‘straight’ and ‘loop’ panels.

Generic Low Build Up Screeded Panel

Peel & Stick 50% faster to install with our self adhesive panel. Simply peel and stick to the subfloor and pour the levelling screed over.

SIKA LAUNCHES TOTAL GREEN ROOFING PACKAGE

Market leading roofing manufacturer, Sika, has launched a complete Green Roof package, supplying both the high performance roof waterproofing system and the green roof system, all backed by its trusted technical and application support. Specifiers can now go to Sika’s roofing experts for the full spectrum of roofing technologies, from hot melt structural waterproofing and reinforced bituminous membranes to single ply and cold-applied liquid membranes, depending on what is best for the project in question, all

of which can now be laid with a Sika Green Roof system on top. The new systems are manufactured in the UK and are available in three of the most common green roof types — extensive, intensive and biodiverse. Sika not only supplies all the materials required for the whole green roofing project, it also lends its invaluable expertise and support throughout. The Sika Roofing team are on hand to aid with initial design, technical calculations and specification through to installation, site inspections and final sign off. Further peace of mind is achieved thanks to Sika’s UK-wide network of Certified Roofing Contractors, all fully trained to deliver high quality results. With sustainable development a key focus in construction, backed by the government and local authorities, the benefits of a Sika Green Roof cannot be overstated. Multiple studies have shown that green roofing systems can improve air quality, reduce the urban heat island effect, maintain or even increase biodiversity, improve a building’s thermal performance and manage stormwater throughout the year — particularly important in areas of flooding or where Sustainable Drainage Systems (SuDS) are a design consideration.

In addition, green roofs can also reduce noise penetrating through the roof, energy use and building running costs, all while extending the life of the waterproofing underneath. It has been suggested that in some cases that a building with a green roof installed may never need a new roof (Aldred 2019) — a significant consideration when calculating the whole life cycle sustainability of building materials. Sarah Peake, Sika’s Sustainability Manager, said: “The construction of new buildings can play a huge role in contributing to the world’s sustainability targets and green roofs are part of the solution. The fact that the green roof market is growing by approximately 17 percent per year speaks for itself. “Thanks to its numerous eco-benefits, a Sika Green Roof can help architects hit sustainable development targets and achieve an improved rating from schemes such as BREEAM and WELL, which are instrumental in helping us build for a better future.” As a global company, Sika’s dedication to the environment is of utmost importance. The company’s robust Sustainability Strategy is focused on the principle of ‘More value, less impact’ and as members of the United Nations Global Compact, Sika has aligned its activities to the UN Sustainable Development Goals. As well as offering a whole host of sustainable solutions for the construction industry, of which green roofing is just one example, it also implements a holistic approach with targets covering climate performance, local communities, reduced resource consumption and occupational safety.

LATEST NEWS

SCOTLAND MUST SEIZE THE OPPORTUNITY TO RAPIDLY INCREASE PLANTING OF PRODUCTIVE FORESTRY TO OFFSET THE FULL IMPACT OF FUTURE TIMBER SUPPLY SHOCKS Forestry and Land Scotland says that the UK as a whole – which currently imports 80% of its annual timber requirement – is far too vulnerable to fluctuations in the global market. But it also says that Scotland is well placed to mitigate that risk by stepping up its commercial forestry sector. Home-grown grown timber makes up only around 33% of the UK market and while we are largely self-sufficient in fencing, there is significant, unmet domestic demand for more structural timber and also pallet wood. Mick Bottomley, FLS Head of Marketing and Sales, said: “Scottish-based timber manufacturers could potentially triple production to meet current and anticipated future demand and produce a greater share of the remaining 67% of the market which is currently imported, predominantly from Scandinavia, Latvia and Germany. There is also significant potential to expand Scotland’s one fifth of forested land area so that we can be more self-reliant in our requirements for timber.” Sawmills in Scotland and UK produce high quantities of pallet and fencing products but mainly produce construction timber - kiln dried carcassing that is used for roof battens, floor joists and studwork for partitioned walls. Already this year prices have risen 30%, as house builders and related industries struggle to secure supplies due to a huge increase in building activity, post lockdown. This is even noticeable in the DIY stores when trying to get timber for home projects. Pointing out that the timber market is set to become increasingly competitive in years to come – and with long lead time of 25-40 years in productive forestry Mick Bottomley suggested that the opportunity needs to be seized now: “Transport and energy costs will increase; emerging economies around the world will demand more timber and timber producing countries may be required to use more of their own timber at home as they seek to meet stricter climate protocols and net zero targets. “Sweden is recording the lowest stock levels in 20 years and this trend is likely to be further exacerbated as current issues like wildfires, tree diseases and pests, exert additional worldwide pressures on the supply of timber. “The UK can attempt to compete for diminishing supplies on the world market against growing economies such as China and India or do something to mitigate its exposure to these forces, by planting more commercial forestry now so that we are more selfsufficient in the future.”

Architect Projects

FLS’ sustainable management of existing productive forests aims to bring 3 million tonnes of timber to market every year. This year, FLS is planting 25 million trees and is further contributing to meeting the Scottish Government targets by acquiring land for new productive and native woodland creation.

NORTH EAST AGENCIES TEAMING UP TO BATTLE WORSENING MATERIALS SHORTAGES Construction Alliance North East is working with the North East Procurement Organisation (NEPO) and CECA to address the worsening materials shortages crisis that has blighted the construction sector in 2021. Throughout the last 12 months the industry has been faced with price hikes and unavailability of products. Supplies like timber, steel, cement, and roof tiles have diminished over this time and with this shortage expected to continue into next year, the impact could worsen if action is not taken. CAN, formed in 2015 to better represent regional SME contractors in the North East, recently attended a meeting of the heads of procurement of the 12 Local Authorities in the North East and NEPO with the Builders Merchants Federation and Civil Engineering Contractors Association to discuss price inflation and shortages. The BMF provided valuable national insight, background and data to raise awareness of the scale of this issue. The presentations were very well received by the Councils and further engagement is planned. CAN chair Ken Parkin said: “I don’t think there is a business in our region that has not been hit hard by the COVID-19 pandemic. The closure of sites during the various periods of lockdown, staff issues and now ongoing materials shortages in our industry, means many firms are still battling the financial impact of the pandemic. The industry has never been in this situation before so It is important that CAN understands national issues which affect us here in

the North East so we can learn from this in future and explain it to our regional membership. CAN strongly believes that planning ahead and working collaboratively with suppliers and clients is the only way to minimise the impact of this global issue on North East contractors.” The meeting was led by BMF chief executive John Newcomb, who outlined the depth the crisis which is gripping the UK’s four nations. He explained that driver shortages and shipping costs, which have risen 525% in the last year, are two key areas that need to be understood on a wider level to alleviate the issues. CAN feels this issue needs all parties working together is the only way to tackle this issue and the first step towards this is to raise awareness across the entire industry. Laura Kyle, Procurement Specialist at NEPO, said that the organisation is committed to coordinating a united approach to this pressing issue. She said: “Every year the 12 North East local authorities and wider public sector spend millions on construction projects such as schools, highways and infrastructure; by working together we can fully understand the impact of the ongoing building materials shortage, as well as sharing insight from the supply base to help mitigate the issue.” CAN are keen to support North East businesses through the crisis, and plan to hold a more in-depth summit later in the year to further discuss the materials issue.

PROJECT

INSPIRED BY SCIENCE – Edmond and Lily Safra Center for Brain Sciences IN JERUSALEM Situated in the heart of the Hebrew University of Jerusalem, the Edmond and Lily Safra Center for Brain Sciences is a pioneering research facility for the scientific exploration of the brain. It has been carefully sited amid the natural rugged setting of the campus. Once the new tram link to the city center is opened, the building will act as a gateway to the university – its dynamic social spaces and laboratory facilities are designed to attract exceptional scientists, as well as to foster an interest in the center’s research activities within the wider community. Spencer de Grey, Head of Design, Foster + Partners, said: “Understanding the enigma of the brain is the most challenging endeavor of the 21st century and research in this area is vital to the quality of life for millions of people.

Architect Projects

“This is one of the most innovative projects of its kind at an Israeli university, with several laboratory complexes that are highly flexible to anticipate and accommodate future change, arranged around an open central courtyard that is at the heart of the scheme.”

52

The building is arranged as two parallel wings around this central courtyard. The upper levels house twenty-eight highly flexible laboratories linked by social hubs, which are conceived to encourage informal interaction and the exchange of ideas between students and staff. At ground floor, there are teaching facilities, a 200-seat auditorium, a library, café and a publicly accessible gallery for the display of art related to the brain. The courtyard at the heart of the scheme unites these different functions, establishes new circulation routes through the campus and draws the greenery of the surrounding landscape into the building. Planted with citrus trees and a man-made stream along its length, the courtyard forms a quiet, reflective space and a cool microclimate, which can be further mediated by a retractable ETFE roof.

PROJECT Darron Haylock, Partner, Foster + Partners, commented: “The project has a progressive social agenda that has been applied at an urban scale, creating a center for research and learning that is truly inclusive. The new building is located just off the main pedestrian spine of the University and its façade invites exploration, drawing people inside to learn about the research activities.” In the context of the ongoing Covid-19 pandemic, the building anticipated the importance of health and wellbeing with a design that is underpinned by the principles of biophilia. The central courtyard, open balconies and circulation all contribute towards a healthy research campus. The center’s progressive environmental strategy makes use of passive techniques to naturally reduce energy use. Local materials, such as Jerusalem stone, are used where possible, and the building is orientated east-west to reduce solar gain. The upper three levels are shaded by a cast aluminum screen, with a non-repetitive representation of the early twentieth century drawings by Spanish neuroscientist, Santiago Ramon y Cajal, illustrating the neurological brain structure. Further passive cooling of the building is provided by translucent ETFE canopies to the west and east, which form distinctive markers for the main entrances.

FEATURE It’s perhaps too early to tell whether the changes implemented have been successful – as the true test will be in how sustainable they are.

centres across the UK, as well as a scheme with Open City, to get children engaged in the built environment. It’s quite ironic how buildings and infrastructure are used and accessed by the western world every day, however the craftsmanship of architecture has little to no exposure to children in schools. Subjects like architecture are often neglected in favour of science and history, for example, that lend themselves to traditional career paths. The result is that children or families without this exposure to the design industry can easily forget the route as a profession.

DIVERSITY IN ARCHITECTURE

By Emil Day, architectural assistant, Assael Architecture It has been over a year since the death of George Floyd – an event that could be described as the catalyst for the modernday racial revolution. Since then, we’ve seen the battleground of political debate on race permeate almost every aspect of our lives. Amid an international civil rights movement that highlighted several injustices, many industries that pride themselves on being inclusive and forward-thinking have discovered their own shameful lack of diversity. A year on, it’s important to ask ourselves – has there been any meaningful change? Emil Day

Architecture has traditionally been a whitedominated, male, middle-class profession. Despite being an industry with a purpose to design buildings and places that promote movement and inclusion, the people within this industry are not representative of the general population. There is still a huge amount of work to be done in making sure Black, Asian and minority ethnic (BAME) people are represented. Together at Assael, we’ve been thinking about how we can address some of the issues on the topic of racial diversity and inclusion, and what initiatives we can put in place to promote greater diversity within the profession. One of the first steps to creating a long-lasting diversity change is promoting the profession to a wider network of young people, and this education process has been a key focus for us at Assael over the past year. Through a diversity group initiative, we began reaching out to local youth groups and schools, creating programmes to introduce and inspire people with architecture. This included a partnership with IntoUniversity, a network of local learning

56

Something that is unique about this profession is the ability to mark a space out and leave a visible footprint that benefits our communities and daily lives. We are surely only enriching the dialogue by providing a broader talent pool with ranging experiences and viewpoints. Raising the bar of diversity and inclusion will not only be instrumental in shaping the built environment around us, but will lead to more inclusive spaces for us all. While the Black Lives Matter (BLM) movement has been fundamental in creating an empowering shift in mentality to help achieve real diversity and inclusion, the architectural profession is still in need of change. It’s perhaps too early to tell whether the changes implemented have been successful – as the true test will be in how sustainable they are. What we must also remember is that buildings are the creations of people, and what we build must reflect the diversity of our cities. This isn’t simply centered on race or gender, but encompasses all underrepresented groups. For architecture practices, this means implementing measurable progress into their business model, and embedding inclusion into their leadership. Businesses that ensure engagement and nurture professional growth for their employees, and future employees or architects, will create and retain a diverse workforce, and in turn, produce designers that are equipped to design spaces for all.
