DRAINAGE INNOVATION SAVES RESIDENTS FROM TEMPORARY ACCOMMODATION Polypipe Building Services, the UK’s leading manufacturer of commercial drainage systems, has saved dozens of people in West Yorkshire from being moved into temporary accommodation.

The Kent-based business enabled residents at Carr House, in Wakefield, to remain in their homes during a major social housing refurbishment project by recommending the use of its best-in-class component fabrication and live stack replacement service.

Polypipe was approached by housing association Wakefield and District Housing (WDH) to manufacture a solution to replace the 11-storey building’s “aged and blocked” cast iron internal soil stacks.

WDH agreed to Polypipe Building Service’s live stack replacement solution to use 22 stacks of Terrain FUZE, manufactured offsite, as it would be easy-to-install and allowed the residents of Carr House to remain in their homes during the refurbishment work.

Polypipe Building Services worked with Barnsley-based contractor Hughie Construction to ensure there was minimal disruption for residents during the install.

Despite the challenges of replacing the stack in a highrise property, the installation took 10 days to complete.

Mark Wilkinson, Business Development Manager at Polypipe Building Services, said: “The residents were thrilled to be able to remain at home during the work.

Nobody wants to be forced to relocate, which would have been a certainty without our live stack replacement solution. We provided end-to-end support and advice, continually collaborating with the customer, to ensure they not only saved thousands in temporary relocation costs, but we delivered the most suitable solution for the job.”

Rob Findley, Assets Surveyor at Wakefield and District Housing said: “We were incredibly impressed by the professionalism, innovation and expertise of Polypipe. It’s live stack replacement service meant our residents didn’t have to be relocated during the installation, which was very much welcomed by everyone at Carr House. We look forward to working with Polypipe on future projects.”

NEW HMRC REGIONAL CENTRES TO GO ‘DIGITAL FIRST’ HM Revenue and Customs (HMRC) has signed an agreement with 15 companies to deliver some of the most digitally advanced buildings in government, it has been announced.

HMRC’s Estates directorate (who are responsible for building and maintaining all HMRC infrastructure) has signed a Digital Charter, along with both the national and international organisations that make up its supply chain.

The signing of the Digital Charter means that all organisations involved in constructing and maintaining HMRC buildings will focus on maximising the use of

data and implementing the latest digital technology, including smart technology where systems interact with each other. The Charter signing follows extensive development of the HMRC Estates Digital Blueprint strategy, which details how adopting the latest technology when building new infrastructure will benefit everyone involved.

HOUSING ASSOCIATION HELPS RAISE DEMENTIA AWARENESS By sharing a joke, telling a story or demonstrating a skill, residents of a Stafford and Rural Homes (SARH) Independent Living Scheme have been tackling an issue that’s an increasing concern for many older people.

As part of a series of events to mark the recent Dementia Action Week, SARH customers at Jubilee Court in Stafford were invited to a Bring and Share session at the popular ‘extra care’ scheme.

Over coffee and tea, they were able to share some of their life experiences or simply entertain their friends.

Elaine Tomlinson, SARH Extra Care Manager, explained: “In keeping with the theme of Dementia Action Week - ‘Inclusion’ - those taking part also had the opportunity enjoy a range of activities including making crochet flowers and decorating cakes. They were also joined by local Police Community Support Officers who offered advice on

staying safe in the community. There was also plenty of information on hand about support for those living with dementia, which noted the importance of talking about and sharing problems and anxieties, and ways of making the most of life too.

The highlight though was hearing from our customers, who told stories and talked about their lives and experiences.”

Similar events were also held at SARH Independent Living Schemes in Marston Court and Doxey House, Stafford, reflecting the housing association’s commitment to

bringing communities together. They were open to, and attended by, a wide range of customers, not just those living with dementia.

Karen Armitage, SARH Chief Executive, added: “We know the fantastic contribution older people make to our local community and it was wonderful to hear about their skills and experience in such an informal and friendly setting.

More importantly, it gave SARH the opportunity to show them that, by sharing their worries, help is available, and a problem shared is a problem halved!”

RTPI PRESIDENT VISITS TAYLOR WIMPEY’S PROJECT 2020 AT DARGAVEL VILLAGE, BISHOPTON News that the Dargavel Village masterplan was a winner at this year’s UK Royal Town Planning Awards, signalled a visit to the transformational development in Bishopton

by RTPI (Royal Town Planning Institute) President Ian Tant.

Taylor Wimpey West Scotland was delighted to facilitate a tour of two prototype homes that form part of a unique trial construction trial, titled Project 2020.

The prototypes are aimed at addressing changing customer needs, including allowing individuals to adapt their homes to their requirements. The homes are also intended to demonstrate greater build efficiency and a specification which makes substantial advances in reducing energy consumption and tackling climate change.

The new sustainable prototype homes have been developed following a design competition and extensive research from around the world, including Japan, the Netherlands, Finland, France and Germany.

The winning design - the Infinite House - is designed to reflect changing customer lifestyles, expectations and designs, whilst benefiting the environment. In addition to high performance insulation and renewable energy technology, the houses have the potential to suit different demographics, delivering a flexible approach which enables future buyers to customise their home to specific living requirements.

Two ‘Infinite House’ styles which are on show at Dargavel Village, Bishopton have been designed to offer easy expansions in the roofs, larger windows strategically positioned to increase daylight levels, and are constructed using new innovative materials.

One of the homes has been built to be ‘Gold Compliant’, meaning that it is significantly more advanced than the current 2015 building standards, promoting innovation and during the research phase of the project Taylor Wimpey have been gauging customer reaction to the enhanced features that each house offers.

GOVERNMENT MUST ACT AS CONSTRUCTION APPRENTICESHIP STARTS DROP BY ALMOST HALF, SAYS FMB The Government must review its approach to apprenticeships following statistics published today which show that construction apprenticeship starts have plummeted by almost half, according to the Federation of Master Builders (FMB).

In March 2019 there were only 694 Construction, Planning and the Built Environment apprenticeship starts compared with 1,247 in March 2018.

Brian Berry, Chief Executive of the Federation of Master Builders, said: “Construction apprenticeship starts have suffered a serious hit and we now need decisive action from the Government in order to reverse this decline. The Government must accept the recommendation made in the Review of Post-18 Education and Funding, also published today, to make provision for full funding,

at all ages, for first qualifications at Level 2 and 3. The Government is uniquely placed to drive the apprenticeship agenda, and if Ministers want to achieve their target of three million apprenticeship starts by the end of next year, they must review apprenticeship policy, including the Apprenticeship Levy.”

Berry concluded: “Of course the construction industry itself must do more to rally around a shared ambition to promote the industry and all its merits, such as innovation, design and entrepreneurship. The drop in starts by almost half should sound the alarm that we aren’t doing enough to get the message out there. If we don’t address the skills shortage by increasing training and apprenticeships, the construction industry won’t be able to expand and grow. Introducing a mandatory licensing scheme for

UK construction could help create the culture change our industry needs by improving our reputation through increased quality and professionalism and thus make us more attractive to new entrants.”

SIDEY’S SUPPORT FOR SOCIAL ENTERPRISE CHARITY Scotland’s strongest fenestration company, Sidey, has built a wellearned reputation as a passionate champion of the environment, especially when it comes to community projects.

One such project that Sidey is supporting is LAMH Recycle Ltd, a social enterprise scheme in Motherwell that provides training, volunteering and work opportunities for people facing barriers to employment.

ABZORB WINS MAJOR CONTRACT TO DRIVE INTEGRATED SCHOOL SECURITY Telecoms provider Abzorb has won a major new contract to deliver an integrated network cabling system and IP security at a new secondary school development.

This major new campus in Milton Keynes offering 1800 additional school places will create a modern school infrastructure that delivers a model of excellence in education.

Abzorb offers a complete building services package to contractors, removing the need to manage multiple installers. Working with NWP, Abzorb designed a

substantial network cabling system to facilitate the school’s voice and data network, site security, building management and access control, as well as to offer a flexible environment that meets the stateof-the-art IP security needs of the school now and in the future.

The network consists of 2212 category-6 user outlets, providing ample connectivity for each student, fed from four server rooms that are connected by fibre optic cabling and house nine cabling and equipment cabinets. The Abzorb network also controls a 27-camera

PRINCESS ALEXANDRA HOSPITAL FRACTURE CLINIC APPROVED Medical Architecture has secured planning consent for a new Fracture Clinic at the Princess Alexandra Hospital, Harlow, UK. The new facility enables the orthopaedic department to expand the range of services provided locally at the hospital. By carefully inserting the lightweight new building on redundant space between buildings, the new development increases the density and asset value of the hospital infrastructure.

The clinic provides x-ray services, consultation, treatment spaces and plaster setting services, as well as ancillary clinical support and staff relaxation rooms. Medical Architecture co-designed the layout

with clinic consultants who preferred consult and exam rooms laid out in a ‘butterfly’ configuration, with an exam room either side of a single consultation room. This arrangement provides an efficient modern clinical environment to support excellent NHS acute services.

WILLMOTT DIXON RETURNS TO ROMFORD FOR SCHOOL REFURBISHMENT Just over a year after Willmott Dixon handed over the keys to Romford’s Sapphire Ice Rink and Swimming Pool, the company is returning to the town with a £20m project to refurbish and expand Royal Liberty School within the Grade Two* listed Hare Hall on Upper Brentwood Road.

The company has been appointed under the Southern Construction Framework to refurbish Hare Hall and other associated buildings to expand what the school can offer.

This includes providing a new food technology room, extra science

laboratory, further additional classroom space and larger canteen for an increased intake, plus a separate external sports hall.

The project also includes construction of a temporary school facility which will house pupils from Hare Hall while work is carried out.

Work is set to start later this month and be completed by autumn 2021, and the company is working with a team that includes Vincent & Gorbing Associates as architects and ARCADIS Design & Consultancy as project manager.

Hare Hall was originally designed

by James Paine in 1768-69 for John Wallinger, a cork and stone merchant of Colchester. The building has been the Royal Liberty School since 1921.

Romford’s flagship Sapphire Ice Rink and Swimming Pool, which became home for top ice hockey team the London Raiders. The facility is a fulcrum of regeneration and urban renewal in the town centre with an ice rink on top of a suite of leisure facilities that include an eight-lane competition swimming pool and fitness suite. It was named after the sapphire reign of Queen Elizabeth II, the longest-ever serving British monarch and the first to celebrate a sapphire jubilee.

TRANSFORMATIONAL VISION UNVEILED FOR STOCKPORT TOWN CENTRE WEST Stockport Council has today launched a public consultation on a draft regeneration masterplan which sets out plans for up to 3,500 new homes in Stockport Town Centre West.

The consultation will use powers from the new Mayoral Development Corporation for the area that will come into effect in September.

The plan – the first time the Mayoral powers have been used in Greater Manchester and the first in the country focus on a town centre – aims to build homes of all types and tenures across the area, along with a whole host of new features, such as a rediscovered urban riverside, new public spaces and 1,000,000ft2 of mixed employment space.

Cllr Elise Wilson, the Leader of Stockport Council, said: “Stockport Town Centre is undergoing a massive £1bn regeneration programme.

“The Council has already created a track record of delivery through major commercial and leisure projects like Stockport Exchange and Redrock alongside improvements in the Market Place, transport investment to improve

road access into and around the Town Centre, and ambitious plans for the future of the Merseyway shopping centre.

The momentum we’ve already generated provides the ideal platform for the long-term regeneration of Town Centre West as Greater Manchester’s newest, coolest and greenest new urban village. I hope local people, businesses, and stakeholders will be as excited as we are about these proposals and engage with the consultation so that it becomes a collective vision and ambition that we all share The Mayor of Greater Manchester, Andy Burnham, has supported Stockport’s regeneration ambition through his Town Centre Challenge initiative and said: “My commitment to a low carbon future, building on brownfield sites, and ensuring Greater Manchester’s town centres are able to fulfil their potential is very close to my heart.

“I’m very encouraged by

Stockport’s response to the Town Centre Challenge and I’m happy to use my powers to create Greater Manchester’s first Mayoral Development Corporation. This will lead the regeneration of the Town Centre West area in a way which is consistent with my strategy for a truly integrated public transport system, along with enhanced cycling and walking links, that support sustainable urban living.

“This is the first Mayoral Development Corporation in the country to be used to support the regeneration of a town centre, and I’m delighted to be able to support Stockport’s ambitions in this way”.

‘REVOLUTIONARY’ LEEDS HOUSING PROJECT LAUDED BY LORD MAYOR The Lord Mayor of Leeds, Cllr Eileen Taylor, has laid the first stone on a pioneering £9.3 million housing development which will provide more than 60 new homes for people in the north-east of the city.

She joined project partners at the Leopold Park scheme which is a combined venture between BMEled housing association Unity Homes & Enterprise and Chapeltown Cohousing (ChaCo).

The site was owned by Leeds City Council after previously being occupied by a social services office which became vacant prior to demolition. Unity will build 30 one and two bed flats for clients over 55.

ChaCo will construct 29 houses and flats, a ‘common house’ and provide space for four self-build units. The development is due for completion

by March 2021.

Homes England, the Government’s housing agency, has allocated £1.4 million in grant support for the scheme as well as £1.34 million through its Housing Infrastructure Fund.

The remaining monies have been secured by a combination of private finance and savings from ChaCo stakeholders who will live in the properties once they are built.

The Lord Mayor said: “I have followed the progress of this revolutionary initiative very closely. Unity has a long-standing reputation for providing

first-class affordable homes for people across the city. Based in Chapeltown, they know the area and the needs of local residents incredibly well. They do an excellent job.”

She said she was “intrigued” by ChaCo’s role in delivering the area’s first cohousing scheme.

There are currently 19 cohousing communities in the country - including one in Bramley - having first appeared in the late 1990s. According to UK Cohousing, more than 60 cohousing groups are developing new projects with others in the pipeline.

Cohousing is a means of bringing individuals and families together in groups to share common aims and activities whilst enjoying their own selfcontained accommodation.

As well as their own private homes, everyone has the use of shared facilities in the ‘common house’ which includes washing machines, guest rooms for visiting relatives and a large kitchen and dining room where everyone can eat.

The Lord Mayor said: “It is a wonderful and fascinating concept. We live in challenging times. I am all for new ideas which bring people together.

ChaCo deserves great credit for their foresight and I look forward to seeing the final results.”

Bill Phelps, ChaCo Chair, said he was thrilled that construction work was getting underway.

“The seeds for ChaCo’s emergence were sown in 2010 when members of a small housing co-op invited friends living nearby to explore the idea of setting up a local cohousing scheme.

Since then, we have been supported by many other Chapeltown residents who want to create a neighbourhood where co-operation and sharing are built in from the start. It is remarkable that we have now reached the development stage and, in less than two years, people will be living in their new homes. We are delighted to be able to demonstrate that community-led housing schemes are not restricted to wealthy parts of the country.They can be a viable proposition wherever residents come together to enhance their own neighbourhoods. It has been an extremely positive experience working alongside all the partners helping to make this project a reality - particularly Unity, whose expertise, cooperation and encouragement have made all the difference.”

Ali Akbor, Unity Homes & Enterprise Chief Executive, explained that the 30 one and two bed flats the association was building represented one of the most significant investments it had made in recent times. He said: “It is always fulfilling to see new properties come out of the ground after several years of planning. Our joint work with ChaCo has made this scheme all the more interesting and, in common with everyone who has helped us get to this point, I am full of positive expectation for what lies ahead.

Unity is rightly focussed on providing high quality affordable homes. But we are also driven by a desire to regenerate communities, create life opportunities and address inequalities within sustainable neighbourhoods.

This scheme ticks all of those boxes and underscores that we are doing our job well. As an organisation which emanated from the Leeds BME community more than three decades ago, it is hugely appropriate that Cllr Taylor is laying the first stone as the city’s first black Lord Mayor.”

PLANNING PERMISSION GRANTED FOR BOLTON COLLEGE OF MEDICAL SCIENCES Bolton Council’s planning committee has backed plans for the new facility, which will transform how NHS workforces are trained in UK Planning permission has been granted for The Bolton College of Medical Sciences (BCMS). Due to open in 2022, it is expected to transform how NHS workforces are trained in the UK, alleviate staffing pressures and result in an improved level of care.

The granting of the planning permission is a major milestone for the new College, which will train a new generation of health and social care professionals. Once open, it will give people a direct route into health and social care employment, and provide unrivalled training opportunities for existing hospital staff to upskill and further their careers.

BCMS is understood to be the first of its kind in the UK, due to its new model of partnership, a unique teaching and learning environment, and combination of training provision across disciplines, professions and agencies. It is expected BCMS will become a blueprint for other NHS foundation trusts.

The new state-of-the-art vocational and professional skills and training facility in Bolton is a joint venture between the University of Bolton, Bolton NHS Foundation Trust, Bolton Council, and Bolton College. It will focus on learning within a healthcare culture, with practical training within simulated hospital environments. It will be able to teach 3,000 students a year, with around 1,000 apprentices in a range of health and social care roles.

At Thursday’s planning committee in Bolton, Councillors gave the go-ahead for the designs, which include a teaching and learning space, café, an associated staff and service space, and a dedicated multi-story car park. The new facilities will utilise the latest medical technology, with simulation suites and surgical and acute care environments. The 7,600sqm site is located at the Bolton NHS Trust hospital site in Farnworth.

The development will incorporate two separate buildings: a part four/ part five-storey education building for the College, and a three/fourstorey car park to serve the BCMS learners, teaching and support staff, and any visitors to the facility.

The plans also detail an attractive outdoor recreational space with planting, benches and cycle parking.

The overall project cost is £30m.

When open, the facility is expected to bring £150m to the local economy. Greater Manchester Combined Authority has granted £10m through its Skills Capital Fund, supported by the University of Bolton Group, in partnership with Bolton Council and Bolton NHS Foundation Trust.

A tendering process will now begin for contractors and construction partners on the development.

The construction phase of the site is expected to create 150 full-time equivalent jobs. Once open, it is expected to create an additional 25,000 jobs, including apprenticeships, in its first 20 years.

The proposals also include a series of residential pavilions and landscaped lodges bringing automotive enthusiasts closer to their collections.

The built form of the museum will be orientated to maximise for thermal performance along with other passive measures and renewable technologies that minimise energy consumption. The proposal also addresses future flexibility and the ability to anticipate changes in the future.

Smart Buildings – Smarter Governance The digital transformation of buildings is growing as the era of Internet of Things (IoT) ushers in an increasing number of smart buildings. Smart building technology is necessary for economic and environmental change. And for the Public Sector, this leads directly to the rise of smart government. For those operating in the cash-strapped Public Sector, who are under pressure to cut costs and improve services, the benefits of investing in smart buildings include: • Reduced operating costs • Increased responsiveness • Improved sustainability • Higher efficiency • Steady ‘feedback’ from big data and AI • Greater employee and citizen satisfaction Smart buildings create a connected environment. Bringing together people, data, and infrastructure in a truly unique way. Indeed, this new overlaying of traditional bricks and mortar with modern digital technologies will fundamentally change how we inhabit buildings.

At its heart, a smart building is simply one where people and information are brought together – harnessing smart technology such as IoT and AI to automatically control internal operations such as heating, lighting, ventilation, security, etc. What makes a building truly smart, however, is how it uses the hundreds to sensors embedded in multiple different systems throughout the building to collect, analyse, and act in such a way that essentially creates a conversation between itself and its inhabitants.

A smart building, can, for example, detect the presence of people in a room, manage the temperature and air conditioning let others know that the room is in use, monitor the light from outside to adjust the blinds, etc.

This shift to smart buildings could save around 15%-25% on energy costs according to Smart Start for Smart Buildings. And because commercial buildings account for between 10%15% of carbon emissions, reducing energy consumption through the use of smart building technologies would make a significant positive impact on the health of our cities.

The consolidation of monitoring, management, security, IT and communication infrastructure is also a key cost-saving when investing in a smart building. A more uniform infrastructure is one that is easier to scale, has significantly less equipment and lower inter-connect costs.

Moreover, the integration of these systems also allows for a more efficient use of energy, leading to lower energy bills and an improved carbon footprint. Indeed, consolidation and integration of the buildings network infrastructure is the first step toward capitalising on a smart building’s potential.

With the ability to analyse vast amounts of data, a clear picture can be built up over time to create a better view of how a building is actually being used. In some building, it has been reported that space utilisation can be as low as 48%. Through the advent of smart building technology utilisation rates of more than 80% can be achieved, liberating significant amounts of floor space that can either be repurposed for internal use or rented or sold on.

But understanding the benefits of smart buildings is one thing – finding an affordable way to build or convert existing buildings in these times of tight finances is another thing. Smart building technologies might pay for themselves in future cost-savings and efficiencies but building the case to begin the process isn’t always straightforward for developers.

However, the UK Government is being supportive to the construction industry in their efforts to embrace today’s new building technologies and the move toward digital transformation. For example, they have pledged £15m for the development of the Centre for Digital Built Britain, a partnership between

the Department of Business, Energy & Industrial Strategy and the University of Cambridge to understand how the construction and infrastructure sectors could use a digital approach to better design, build, operate, and integrate the built environment.

For Mark Brew, Chairman of PCSG and a strategic consultant for the centre, “It’s about digitising the entire lifecycle of built assets to boost capacity, reduce costs, improve whole-life performance and cut carbon emissions.”

In addition, IoTUK, a national programme designed to promote the UK’s IoT capabilities, has been launched as part of the government’s £40m investment into IoT. The government is also urging local authorities to bid for their share of a £95m full-fibre broadband fund to enable key public buildings and businesses to improve their digital infrastructure.

Margot James, UK Minister for Digital, said: “We recently set out our ambition for a nationwide full-fibre broadband network by 2033, and initiatives like this will be instrumental in achieving that. We want to hear from any local authority interested in taking part, so we can work closely with them on their plans to help them secure funding.”

Despite the huge promises and upside of investing in smart buildings, there are also some key challenges that need to be taken under consideration.

Pressures on public sector buildings means that Finance Managers are struggling to prioritise capital investment for any building conversions. The costs of upgrading and consolidating an existing network, coupled with the need to install new smart technologies can run into the millions of pounds, depending upon the age and condition of a building.

The proliferation of sensors and cameras throughout the buildings means that a highly reliable network infrastructure is needed to ensure that all the smart building technologies work flawlessly together. This also means that that governments must invest in highly reliable network devices along with sufficient broadband to support the increase in data traffic. To operate smoothly, there can be no bottlenecks from either the wired or wireless network.

No gaps in service can exist from WiFi access points through the wired switches and all the way to the broadband internet connection and the data centre.

These connections must be highly available, fault tolerant, and secure to insure an uninterrupted service.

This is the digital overlay on traditional bricks and mortar that will truly deliver the digital transformation that governments today are looking to implement.

PUMPING SOLUTIONS

Moreover, in the midst of the diversity of devices now supporting smart buildings, data security and protection of privacy must be fully maintained. Smart buildings will contain sensitive data, for example, medical and patient information held within strictly controlled environments.

Authorised devices to the network must be seamlessly and effortlessly ‘on-boarded’ while unauthorised devices must be prevented from gaining access to the smart building network. Security is paramount.

And it’s not about 1 single building – government buildings and their networks need to be open and connected to many others in order to fully integrate and communicate to others. Only then will we move toward a truly smart city environment.

Smart buildings are on the rise with the proliferation of low-cost internet connected devices and the convergence of formally disparate network infrastructures, consolidating data, voice, and video traffic down a single fibre cable. Insightful and actionable data from any number of government buildings and agencies can now be delivered in real time, optimising both work space and energy consumption.

Over 13 Schöck product variants at Hendon Waterside Minimising energy use in buildings by improving thermal performance of the building envelope has become increasingly important in the drive for sustainability and energy efficiency. And the prevention of thermal bridging is critical with structural attachments such as balconies. Ineffectual insulation at the connection points means local heat loss, resulting in more energy being required to maintain the internal temperature of the building. And while this is an important aspect of thermal bridging, there are other issues. Low internal surface temperatures in the area of the thermal bridge can cause condensation. This can lead not only to structural integrity problems with absorbent materials such as insulation products or plasterboard, but the potentially serious occurrence of mould growth. So for any large-scale project involving a variety of different balcony types, the prevention of thermal bridging is particularly important.

Challenging variety of balcony types One current project with a challenging variety of balconies is Hendon Waterside in North West London, a mixed tenure housing development. Situated alongside the Brent Reservoir (known locally as the Welsh Harp and named after a public house which used to stand nearby), the scheme involves the regeneration of a 1960s housing estate being built in six phases and scheduled for completion in 2027. The masterplan will deliver around 2100 new homes consisting of social, affordable and private housing. These are being constructed in twenty-three blocks, varying in height from three to twentythree storeys – along with an imposing tower building of twenty-eight storeys – all of which offer attractive

PermaRock External Wall Insulation Systems: Compliance and performance without compromise UK manufacturer PermaRock Products Ltd has supplied one of its thermal external wall insulation (EWI) systems for a new retirement village in Nottingham. The £11m development is part of Nottingham City Homes (NCH) and Nottingham City Council’s Building a Better Nottingham programme. Known collectively as Winwood Heights, the site features two existing 15-storey blocks, which have been extensively refurbished, and a new extra care facility built between them.

The properties are managed by social housing provider Nottingham City Homes (NCH) and the scheme was delivered by Willmott Dixon. The contractor chosen for the installation of the external wall insulation system was Sustainable Building Services (UK) Ltd. NCH required that the EWI system should incorporate non-combustible insulation and that it must be suitable for use on the new build low-rise Fusion SIPS construction and existing non-traditionally built ‘No-Fines’ highrise buildings.

Designed for projects on which the highest levels of fire safety are required, the specified PermaRock Mineral Fibre EWI system incorporates Rockwool Ltd’s non-combustible (EuroClass A1) stone wool insulation and a high-performance nano-quartz self-cleansing decorative render, PermaRock SiliconeULTRA K-Finish. The system is suitable for installation above

DPC level on all building types and heights and is tested and assessed to EN 13501-1:2007 + A1:2009 (A2s1-d0 fire classification) confirming compliance to the latest revisions to the Building Regulations.

The Rockwool stone wool insulation, available in thicknesses from 50 mm to 250 mm, is adhesively bonded and mechanically anchored to the substrate, avoiding the formation of a cavity and reducing the risk of thermal bypass. The reinforced render system is applied directly over the insulation and is additionally anchored through to the substrate to ensure resistance to wind action and stability in the event of fire.

A notable aspect of the scheme was the colourful panellised treatment chosen for certain elevations of the two no-fines concrete towers.

The coloured panels, achieved using PermaRock through-coloured SiliconeULTRA renders, give the highrise blocks a striking appearance and provide design continuity, with similar colours reflected in the smaller, new-build extra-care facility.

This development showcases the design possibilities achievable with PermaRock renders and finishes.

FIRST HOMES RESERVED AT WATERSIDE DEVELOPMENT IN MOIRA

NEARLY a quarter of properties at Swing Bridge Wharf, an exclusive residential development in Moira by developer Wheatcroft Land, have been reserved ahead of completion due to their attractive location and countryside offering.

Located in the heart of the National Forest in Leicestershire, the development has already received strong interest and reservations for two out of its nine properties. Winkhaus have invested extensively in fire and security test evidence to achieve both “Q Mark Fire” and “Q Mark Security” third-party dual certification scheme compliance on the same door. This test evidence in line with the latest SBD and MHCLG guidelines has been collated and housed by Winkhaus within a ‘Field of Application Document’ and a Q Mark third -party certification scheme, meaning that fabricators can use this

evidence to manufacture doors to these standards providing they sign up for the Dual Fire and Security Q Mark Certification schemes.

The Part Q Security requirements of the UK building regulations add considerable pressure on a manufacturing business. The Part Q requirement requires all doors supplied to projects that require planning permission to have achieved the PAS24 security standard.

CE marking regulations for external fire door sets are imminent, (coexistence period until November 2019). The regulation stipulates that all fire doors should comply with the more onerous EN 1634 fire and smoke test requirement, as opposed to the original BS 476-22 compliance.

CE marking also requires that doors are manufactured with third-party audited factory production control or “certification scheme”. As CE marking falls into the responsibility of those placing the product on the market, fabricators could be faced with a long period of costly testing.

The Winkhaus Fire and Security doorset - Dual Fire and Security Q Mark Certification scheme test evidence solution will considerably

reduce both the fabricator’s costs and time spent to achieve compliance.

Winkhaus have introduced FireFrame®, a low maintenance, fully finished frame system (No painting required) for composite doorset solutions designed for FD30 and FD60 Dual Fire and Security Q Mark Certification compliance.

FireFrame® has been tested with the Winkhaus range of AV2 and AV3 auto locking systems, options include FD30 and FD60 composite single doorset assemblies up to 2800mm high with optional fan light glazing.

SARH STRIKES GOLD AGAIN IN HEALTH AND SAFETY AWARDS Stafford and Rural Homes (SARH) is celebrating after securing a prestigious health and safety accolade for its sustained commitment to the wellbeing of employees, customers and contractors.

The housing association is set to receive a RoSPA President’s Award

after securing 11 consecutive Gold Medals for its health and safety practices.

The awards recognise achievement in health and safety management systems, including practices such as leadership and workforce involvement and are the longestrunning of their type in the UK, receiving entries from organisations around the world.

SARH will be presented with the award during a ceremony at ExCeL, London later this month and Lisa McCaulder, Health and Safety Consultant at SARH, said it reflects the organisation’s commitment to put the wellbeing of employees, customers and contractors at the heart of all its operations.

“The ongoing success in the RoSPA Awards reflects the long-term mission SARH has to create great places to live, work and grow and recognises that SARH is constantly striving to build an even safer working environment,” Lisa said.

A-PLANT RAIL ON THE RIGHT TRACK WITH NETWORK RAIL AWARD A-Plant Rail has proved that it is on the right track after receiving a Bronze Award in Network Rail’s Route to Gold scheme.

To receive this award, A-Plant Rail was required to demonstrate an ongoing commitment to Network Rail’s Rail Plant Performance (RPP) system, as well as the provision of safe and compliant machines, attachments and/or operatives to Network Rail projects.

ENERGY EFFICIENT LEICESTERSHIRE STUDENT SCHEME SCOOPS RICS AWARD ONE of Leicester’s high-end student residential schemes has scooped a prestigious RICS award which recognises the very best buildings in the region.

The project team behind the award-winning Princess Road East development includes Stepnell, MAS Architecture Ltd and MDA Consulting.

The team won the RICS East Midlands Commercial category and was commended for its ‘utilisation of high-quality external materials, contemporary glazing, energysaving technology and high-end finishes.’

The student accommodation is located at 73-75 Princess Road East, Leicester and is made up of 110 studios with generous communal facilities. The development includes a secured outdoor area, study rooms, gym, laundry and games area.

LONDON BRIDGE STATION NAMED ON SHORTLIST FOR RIBA STIRLING PRIZE 2019 London Bridge Station was today named in the shortlist for UK architecture’s most prestigious award, the RIBA Stirling Prize 2019.

The RIBA Stirling Prize is given to the architect of the building thought to be the most significant of the year for the evolution of architecture and the built environment. The winner will be announced on 8 October.

Based on a design by Grimshaw, London Bridge station re-opened in May last year following a £1bn transformation as part of the Government sponsored Thameslink Programme, a partnership between the Department for Transport, Network Rail, Govia Thameslink Railway, Southeastern and Siemens.

In a five-year build programme the project created the largest street-level station concourse in the UK, larger than the football pitch at Wembley stadium, preserved many historic features while also making a major contribution to the regeneration of this area of London.

Work included a major track upgrade, a new rail underpass on the approach to the station and platform widenings and extensions, all of which means 30per cent more trains can use the station than before.

London Bridge is the oldest station in central London and the fourth busiest in the UK. The station was originally built as two separate stations. The rebuild means that for the first-time passengers can reach all 15 platforms from one concourse.

Throughout the rebuild the station remained open to ensure rail services were maintained for the 55m customers who use it each year.

The station earned its place among the six strong Stirling Prize shortlist having previously been awarded a RIBA London Award 2019, a RIBA National Award 2019 and being named the RIBA London Building of the Year 2019 John Halsall, Network Rail’s managing director, Southern Region said: “Being named on the shortlist

for the RIBA Stirling Prize is a great honour.

“It recognises that we have created an exciting and vibrant building which not only serves passengers but makes a wider contribution to architecture and the local community.

ACTIS WELCOMES IKEA & SKANSKA’S PLANNED LOW COST HOUSING MOVE TO THE UK A plan by Swedish home décor giant IKEA and construction wizard Skanska to bring their low cost sustainable off site housing model to the UK has been welcomed by insulation specialist Actis.

The Scandi heroes will be championing their revolutionary BoKlok housing initiative at this month’s annual Chartered Institute of Housing Conference in Manchester.

And as official flag wavers for the timber frame industry – for its speed of construction, sustainable credentials, potential to ease the chronic housing shortage and ability to counteract the construction industry skills shortage - the new concept is being lauded by Actis.

It would be an understatement to say that Actis is enthusiastic about off site construction. It is perhaps evangelistic in its passion for such construction methods and works with an increasing number of timber frame specialist in England and Scotland (anywhere else?).

It is also something of an expert when it comes to Scandinavian off site manufacture and is the insulation provider of choice for Swedish timber framer Scandia Hus.

So it has plenty of expertise in the forward thinking ways of the officially acknowledged happiest countries in the world.

BoKlok UK vice-president Henrik Johnnson will stress, when he details the benefits of his company’s concept at the conference, that key factors to the success and sustainability of the future housing market are more housing choice, improved quality and increased efficiency. His aim is to create homes which suit the pockets of those on average incomes.

“Modern methods of construction can deliver on all of these, which is why investments in offsite solutions have increased significantly,” he said.

The company has built 11,000 homes so far in Sweden, Norway and Finland using sustainable offsite manufacturing methods, giving more people the opportunity to own a quality, sustainable home, at a lower price than the current market value.

“BoKlok homes are built using a smart, industrialised and efficient process that produces high-quality, environmentally sensitive housing at a low price,’ he explained.

“BoKlok has nothing to do with “flatpacks”; it is about completed quality homes manufactured off-site.”

Buying materials in large quantities enables the Ikea/Skanska marriage to benefit from economies sof scale and it offers, in true Ikea style, a small selection of clean line designs which reduce upfront costs. Its one to four bedroom apartments and terraced houses are finished in white paint and plain tiles. Its Swedish incarnations all benefit from solar panels.

“In Sweden, our calculations show that a BoKlok multifamily house generates half the carbon emissions compared to the average of a newly produced multi-family house,” said Henrik.

“We will use the same means of production for the UK market and hence it is a reasonable to think that the result would be the same in the UK. Transportation of the modules is a very small part of the total emissions. In a world with finite

resources we do as much as possible to minimise our impact on the environment, which is why we build in wood – the most climate neutral and natural building material.

Building in a factory lowers our environmental impact, especially as we use timber frames. We recycle most of our leftover materials; less than one percent gets thrown away.

And our carbon footprint is less than half that of normal building projects.

All of this makes us more sustainable and more cost effective.

“Our housing areas are relatively small with leafy areas where people can meet in a natural way. They are always close to public transport, shops and other public amenities.

We help our customers live more sustainably, whether that means saving energy and water or how they can find cleaning products without any harmful chemicals.

Perhaps most important of all, we don’t build any unnecessary square metres. We create smart space, not show-off space. Every square meter we don’t build reduces our environmental impact. Our goal is a low price with meaning. That’s something entirely different from building cheaply. We build most of our houses inside, which reduces the risk of weather damage.

“We build with care to show respect for the people who will move in and we build smart using natural and environmentally friendly materials.

HEATHROW REVEALS MASTERPLAN FOR EXPANSION WITH LAUNCH OF ITS LARGEST CONSULTATION Heathrow launches its 12-week statutory consultation on expansion, the latest milestone in delivering this critical national infrastructure project, as the preferred masterplan for the project is unveiled.

The Airport Expansion Consultation runs from 18th June until 13th September 2019 and gives the public the opportunity to provide feedback on Heathrow’s proposals for the future layout of the airport, including the new runway and other airport infrastructure such as terminals and road access.

The public will also be able to have their say on plans to manage the environmental impacts of expansion, including a proposed Heathrow Ultra Low Emissions Zone, Heathrow Vehicle Access Charge and a proposed 6.5-hour ban on scheduled night flights.

The Airport Expansion Consultation also reveals plans for the airport’s growth in phases – from runway opening in approximately 2026, to the end masterplan in approximately 2050. This incremental growth will mirror the forecasted growth in passengers and help airport charges remain close to 2016 levels, delivering more affordable fares for passengers.

In addition, the consultation is seeking feedback on: • Plans to operate the future airport: how the future three runway airport will be operated, including important elements such as night flights, as well as how potential additional flights before the new runway opens could be operated on our existing two runways; • Assessment of impacts of the airport’s growth: Heathrow’s preliminary assessment of the likely impacts of expansion on the environment and local communities; • Plans to manage the impacts of expansion: Heathrow will set out the airport’s plans for mitigating the effects of expansion, including property compensation, Noise Insulation Policy, a Community Fund, and plans to mitigate against environmental effects including new measures to reduce congestion and emissions and a ban on scheduled flights at night.

The plans revealed in this consultation incorporate the extensive feedback gathered from the airport’s first public consultation on expansion, which took place from January to March 2018, and the Airspace and Future Operations

Consultation held from January to March 2019, as well as from continuous engagement with local communities, local authorities, airlines, environmental stakeholders and other interested parties.

Responses to this consultation will inform Heathrow’s application for a Development Consent Order (DCO) – the planning consent required for the project – which is expected to be submitted to the Secretary of State for Transport next year.

The consultation will be Heathrow’s largest and most innovative public consultation to date, with 43 consultation events to be held during the 12-week period. As part of this consultation, a website will also be available with all the information about Heathrow’s proposals, videos to help explain the plans, and an online feedback form to assist as many people as possible to participate and have their say.

Hard copy consultation documents will be available to view in 42 different locations across local communities.

Heathrow has also invested in new technology to bring the plans to life, including a physical model of the future airport which features augmented reality, sound booths to demonstrate the effect of noise insulation on properties overflown by aircraft, and a CGI fly through video.

Emma Gilthorpe, Heathrow’s Executive Director for Expansion, urges local people to participate in the consultation, saying: “Expansion must not come at any cost. That is why we have been working with partners at the airport, in local communities and in Government to ensure our plans show how we can grow sustainably and responsibly – with environmental considerations at the heart of expansion. This consultation is an opportunity for people to have their say on our preferred masterplan, so it’s really important that as many people as possible take part. We look forward to hearing your views.”

LEGAL & GENERAL LAUNCHES RENTAL OFFER AT LATER LIVING COMMUNITIES Legal & General announces that is has launched homes to rent to the later living sector through Inspired Villages, its suburban later living business. Broadening its offer, this new rental offer provides greater choice for residents in order to suit their individual financial circumstances and is part of Legal & General’s commitment to providing housing across the spectrum of all tenures, ages and social groups.

Research by the Centre for Ageing Better has shown that 414,000 older people now rent a property, up 63% from 254,000 people in 2007.

By 2040, more than a third of over 60s will be living in private rented accommodation, according to the study.

Inspired Villages move into the rental sector is part of its ambitious expansion programme, aiming to deliver 50 later living communities over the next 5-10 years to a wider demographic of the UK’s over 65s.
