WORK OFFICIALLY STARTS AT NOTTINGHAM’S UNITY SQUARE DESCRIBED as: ‘the most transformational office scheme to happen in the East Midlands in more than a decade’, Unity Square has now officially broken ground in Nottingham.

H

MRC has entered into a 25-year lease on the development, which is being forward funded by Legal & General, placing its 13th regional hub – and 4,000 full time employees - in the heart of the city. Developers Sladen Estates and Peveril Securities believe that this will ‘help to put the city on the occupier map, securing Nottingham’s place as a Core City’. Nick Sladen, chief executive of Sladen Estates said: “Today marks the important first step in what is an incredibly significant development – both for HMRC and for the East Midlands. We’re incredibly proud to be developing Grade A office space in Nottingham, as this is something the city has been lacking for some time. The Southside of the city is undergoing a huge transformation and the offices here will complement this next phase of Nottingham’s evolving skyline.”

This latest project will have a meaningful impact, creating new local jobs and driving economic growth. MEPC REVEALS PLANS FOR LATEST OFFICE DEVELOPMENT AT NOMA MEPC has unveiled plans for its latest office project at NOMA, as they seek to capitalise on soaring demand for high quality office space in Manchester.

amed 4 Angel Square, the new 11-storey office building will sit on the corner of Corporation Street and Miller Street and is NOMA’s first speculative new build office development. The city broke a new record for office take-up in 2018 according to the Manchester Office Agents Forum, which predicts another strong year of occupier demand in 2019 as major employers look to tap into the growing pool of talent. Designed by Manchester-based architects SimpsonHaugh, the new Grade-A office building will bring over 2,000 new workers into the 20-acre neighbourhood, joining the community of businesses, residents and creatives who have already made NOMA their home. In addition to providing 200,000 sq. ft. of premium office space, shops or restaurants will be provided on the ground floor and new public realm as part of a much-improved link to One Angel Square, which will be crucial to unlocking the other new-build development opportunities. Paul Pavia, head of development at MEPC, said: “Off the back of significant investment in the listed estate, NOMA continues to go from strength to strength and we are excited to bring forward these proposals for a high quality commercial development on such a prominent site, which we intend to develop speculatively, underlining our continued confidence in Manchester as a city. As part of 4 Angel Square, we will be creating an extensive area of new high quality public realm

Meanwhile global tech giant Amazon announced last year it would be opening the company’s first UK headquarters outside of London at Hanover, another recently renovated listed building at NOMA. In total, NOMA will provide 2.5 million sq. ft. of both new-build and renovated office space situated alongside housing, public realm as well as retail and leisure opportunities. NOMA has been tipped as one of the UK’s first ‘innovation districts’ by the Brookings Institute, a leading US think-tank, thanks to the scheme’s mix of high-quality office space and housing, both seen as crucial to helping drive Manchester’s future growth.

The new space includes a multi-purpose studio, library and community entrance with accessible WC and storage. “Working with Ann Griffin of Architects Collaborative has proven how, when it comes to education projects that have forward-thinking clients such as Camden Council, collaboration produces astonishing results. Architects Collaborative, acting for LB Camden, was instrumental in initiating the project, developing the brief and a site widebmasterplan while the SWA team designed the buildings and managed the process of delivery.We are all proud of the result, which offers a wonderful new learning environment for the pupils and staff at Kingsgate” says Sarah Wigglesworth.

The extension is designed to enhance the school’s relationship with the adjacent Kilburn Grange Park. The new frontage to the park provides opportunities for community access with a possible future entrance from the park side.

The London Borough of Camden, one of the city’s councils most committed to education and design excellence, selected Kingsgate Primary School for expansion to help meet the need for more pupil places in this relatively deprived part of the borough. The existing school site on Kingsgate Road did not offer sufficient space for the required expansion and so a second site was developed to accommodate the infants (key stage 1), freeing up the Kingsgate Road site for the juniors (Key Stage 2) children aged 8 to 11 years old. Considerable adaptation of the existing site was required to create a superb learning environment to meet the needs of these older children. The extension takes advantage of this unusual opportunity, to create an exemplar learning

A palette of treated timber cladding and simple zinc roofs addresses the natural setting of the park and establishes the distinctive character of the extension. The internal spaces offer views through the building towards the mature trees beyond, creating a stimulating learning environment as well as a view through the building. Key features of the original school building, with its pop-up dormer windows, smaller scale roof elements and gable elevations, have been reinterpreted in the form and scale of the extension, enabling it to sit comfortably in the wider school site. The new internal spaces draw on the daylight qualities and proportions of the existing space. Generous pitched ceiling heights create a feeling of spaciousness and daylight enters from multiple directions.

riginally extended in the 1980s, the property was in need of modernisation that would embrace the Victorian character, whilst introducing a contemporary aspect that sets the property apart. Project News Saracen Interiors on site with major fit-out for Global Technology Company, Carl Zeiss The interiors company is transforming c. 43,000 sq. ft. of office space plus undertaking a range of external works at a site in Cambridgeshire to create a world-class lean manufacturing facility, including a clean room, where Carl Zeiss will make electron microscopes for sale and distribution worldwide.

T

he fit-out of Building 1030 at Cambourne Business Park covers three floors, and the complexity and specialised nature of the work has just been documented in a new video. Clive Longden, Saracen’s Site Manager, said: “It’s a complex project with some significant challenges, but working closely with our client, the team has successfully met these challenges, and we are now on track for completion and handover on time.” Saracen won the project in a competitive tender against strong competition, further

cementing the groups presence in the industry. The team is managing a full fit-out of office space on floors one and two, as well as installing all-new kitchens and breakout areas. The first floor also includes a technical area for research and development that has required particularly careful design. But the toughest challenges have been on the ground floor where building a clean room for the production of the electron microscopes threw up significant mechanical and electrical hurdles as well as issues of coordination that the Saracen team has had to overcome. As well as the advanced M and E work, the project has required the installation of a range of specialised equipment, including cranes.

Saracen has also installed an external goods lift as part of the project scope of works. The project came about as a result of significant local business growth together with increased global demand for the products and services of the two Cambridge based subsidiaries of the Global Carl Zeiss group. Carl Zeiss Microscopy Ltd and Carl Zeiss Ltd, wanted to combine operations and move from their two current premises in Cambridge, to a single facility and as a result have signed a longterm lease at Cambourne Business Park Saracen is managing the project so that staff will be able to easily transfer into the newlyrevamped premises and to provide Carl Zeiss with room for further future expansion.

MARTIN-BROOKS BEGINS LANDMARK CASTLE PROJECT Sheffield roofing specialists, Martin-Brooks, are playing a pivotal role in one of the UK’s most significant heritage regeneration projects of recent years.

he firm has secured a contract to undertake the largescale refurbishment of Nottingham Castle’s roof, as part of a £30 million scheme to regenerate the entire site.

Working with main contractors, G F Tomlinson, Martin-Brooks will be replacing all roof coverings on a series of buildings to preserve the Grade I Listed monument, including extensive areas of slates, patent glazing and guttering.

The main body of Martin-Brooks’ work will take place on the Ducal Palace, the principal part of the castle, which is undergoing a complete refurbishment. The historic building has been shrouded in scaffolding and covered, to enable the roof to be stripped back and its structure overhauled, before reclaimed Burlington slates and new rainwater goods are fitted. The firm has teams of expert heritage joiners and slaters on site and anticipates the project lasting until the end of the year.

Martin-Brooks director, Nick Brooks, said: “Following in-depth discussions about the scope of roofing works required, we are excited to be finally embarking on this momentous heritage project. Great care is being taken to ensure the materials we use are sympathetic to the castle’s age and character and we are looking forward to discovering its hidden secrets.” Nottingham Castle’s transformation will be completed in 2020. The multifaceted regeneration scheme includes the construction of a new visitor centre and extensive landscaping to improve the setting of its Listed buildings. Andy Boam, senior contracts manager at G F Tomlinson, added: “Having worked with Martin-Brooks on heritage projects, we know they have the knowledge and experience to carry out the delicate, yet significant, repairs required at Nottingham Castle. The firm’s skilled teams are taking great care to preserve the site’s integrity and we have every confidence the finish achieved will be of the highest quality.”


Project News RIBA Stage One Design Team Announced For York Castle Museum Major Redevelopment York Museums Trust have appointed the team that will work on the initial design phase of a major multi-million pound redevelopment at York Castle Museum.

he RIBA stage one phase of the project will see the creation of masterplan and concept designs for the reimagined museum in preparation for the funding campaign. The proposed development will be a significant part of the City of York Council’s plans for the regeneration of the Castle Gateway area. ISG appoints REL for multi-millionpound M&E contract ISG has awarded REL Building Services the M&E contract for a £34 million project at Richmond upon Thames College (RuTC).

he contract follows extensive design work carried out by REL during the pre-construction stage of the scheme. It will see the M&E contractor install an extensive range of services throughout a new five-storey teaching block, which spans around 161,000 sq ft and is targeted to achieve a ‘BREEAM excellent’ rating. A raft of facilities will be incorporated into the space including business incubation space, a 160-seat theatre, art gallery, restaurant, spa and wellness centre as well as advanced learning environments, featuring TV studios, a 3D prototyping fabrication laboratory and a digital golf studio. Located at the college’s Twickenham campus, the scheme is the latest to be awarded via the Pagabo framework, which drives efficiencies and best value across public sector procurement. Toby Buckley, managing director of REL said: “This is a flagship building for RuTC which requires a vast range of building services that have to drive efficiencies, not only in terms of cost but environmental performance. Our early engagement in the scheme, including extensive BIM modelling, was crucial as it enabled us to work closely with the project team to design an M&E solution which could

meet all aspects of the brief. Being an ISG supply chain partner we have worked on several other large prestigious projects, we’re delighted to be working with the team again to deliver this high-profile, state-of-the-art scheme.” Richard White – Project Director at ISG said: “REL has forged a strong reputation for the design and installation of building services for the education sector. Their input and technical expertise throughout the pre-construction stage has resulted in an M&E solution which will deliver significant benefits to the project.” The new learning environment will open in early 2020 and will accommodate 3,000 students. Project News Historic Halifax building completes £1m refurb with opening of roof-top garden A Halifax-based building, built in the 1900’s, welcomed the mayor and mayoress of Calderdale to open its newly renovated roof-top garden on 12th March 2019.

usiness partners, Vicky and Brian Nolan began the £1m refurbishment of Croft Myl in 2015 and have since provided 40 local businesses with vibrant office space. The Mayor, Marcus Thompson and Mayoress, Nicky Chance-Thompson cut the red ribbon to officially mark the regeneration of what was once an unusable and derelict building. The roof-top garden and penthouse suite, which has taken 12-months to build, features glass pods and a unique slide, offering tenants an alternative way to reach the penthouses offices below. Project News CURTAIN RISES ON ‘STUNNING’ CONGRESS THEATRE The multi-million pound renovation of the Congress Theatre has opened with a superb reopening concert by the London Philharmonic Orchestra.

I

t was the first public performance to be held at the Grade II* listed theatre in two years since it was closed for an extensive renovation project to be carried out.

There was much acclaim at the reopening for the attention to detail in bringing the building back to the glory of its first opening in 1963, while visitors also enjoyed modern enhancements such as new heating and air conditioning systems, toilets, flooring, seats, ceilings and lifts. Other behind-the-scenes improvements include a new state-of-the-art lighting bridge and replacement of old electrical equipment. Councillor David Tutt, Leader of Eastbourne Borough Council, said: “It was wonderful to see a packed house at the reopening with everyone enjoying a fantastic concert in stunning surroundings. It was the perfect way to celebrate the successful completion of this major renovation project and we are now looking forward to the opening of Devonshire Quarter’s new Welcome Building, which will offer premier conferencing facilities.” The theatre refurbishment is part of Eastbourne Borough Council’s £54 million project to create Devonshire Quarter, a first-class cultural, conferencing and sporting complex. The Welcome Building will provide conference halls, break out and hospitality areas and the site’s central box office. Tennis facilities both on and off court have seen considerable

improvements including the building of a new players’ village, and work is well underway on new practice courts. An elegant new plaza provides an attractive gateway into the theatres, conference facilities and Towner Art Gallery and ensures that Devonshire Quarter is fully accessible to all visitors. Awards News MAGNIFICENT WYNDHAM PARK PROJECT WINS HERITAGE AWARD SOUTH KESTEVEN District Council’s Heritage Lottery-funded project to restore Wyndham Park to its former glory has won in a prestigious awards scheme.

T

he £1m-plus project has been named Heritage Project of the Year in the Greater Lincolnshire Construction and Property Awards 2019.

Tom Woodhead, director of the Woodhead Group said: “Volunteer and community involvement has been at the heart of the project.

With so many layers to the park’s history, it was essential that the project preserved historic features for future generations to enjoy and provided a sustainable opportunity for visitors to learn about the history of the site.

“As public parks are recreational space provided for the wellbeing and good of the community, engagement and collaboration has been a major success of the project.”

South Kesteven District Council (SKDC) embarked on an ambitious and engaging heritage restoration project to symbolise the dawn of a new era for the World War One memorial park. Hosted by Homes Under the Hammer star Martin Roberts at Double Tree by Hilton in Lincoln on 5 February, representatives from the council’s main contractor, Woodhead Group, and architect, Hugh Massey, collected the award. This project was supported with funding from the Heritage Lottery Fund, which contributed £818,000 towards the works, community events and building a body of volunteers who will steward the park to secure its long-term future. SKDC’s cabinet member for retail and visitor economy, Cllr Nick Robins, said: “The restoration of Wyndham Park was a very significant project and the results of all the hard work that went into it have surpassed expectations. All those involved deserve sincere congratulations, and to be among the winners of these prestigious awards is a great achievement.”

Whilst the construction works are now complete, volunteer support continues to play a vital part in the day to day running of the site and we are very encouraged by the number of new volunteers coming forward to help. Hugh Massey, of Hugh Massey Architects, said: “Speaking for the whole design team, we have been immensely gratified to work with an enthusiastic client and construction team, bringing back to life and community use existing facilities and introducing a new multiuse park visitor centre where previously there were only run-down buildings.”

A key driver of the scheme was to complete the work in time for the 100-year anniversary of the end of World War One. Men of the Machine Gun Corps would regularly march through the park on their way to training at Belton Park.

eading engineering consultancy Pell Frischmann, local contractors CR Reynolds, and East Riding of Yorkshire Council have won the Institution of Civil Engineers Certificate of Excellence award for its work on Phase Two of the Brough Relief Road in East Riding, Yorkshire. The award – for projects worth £5m and over – was presented at the Institution of Civil Engineers Annual Yorkshire & Humber Awards on Friday 15 March, held at Sheffield City Hall. Pell Frischmann was the designer for all multidisciplinary aspects of the project including highway and drainage design, bridge design and environmental mitigation. The ICE annual awards recognise achievement, excellence or innovation in civil engineering projects in the past two years. Criteria for the awards include the value and impact on society, sustainability, health and safety, quality of design, best practice, difficulty and response, and collaboration. The project is key in helping deliver the £200m Brough South development – a mixed-use residential, retail, leisure and commercial scheme – on the south of the railway line. The project extended the existing relief road and provides a link to the 125-acre site. It also cleared the way for design work to start on Phase Three of the project, linking Brough Relief Road to the Humber Enterprise Park, removing traffic from Skillings Lane, and easing congestion in the centre of Brough. Once completed, Brough South is expected to include 750 new homes, new healthcare facilities and care facilities for the elderly, a new primary school, natural play environments, supermarket and retail units and an ecological zone adjacent to the Humber. Brough South will also create more than 700 new jobs once completed. Damian Kilburn, Transport and Infrastructure Director, Pell Frischmann, said: “We are delighted to have won this prestigious award which continues our long-term, successful relationship with East Riding of Yorkshire Council.

Pell Frischmann has also designed other projects in the East Yorkshire area including the Beverley Southern Relief Road, Willerby and Derringham Flood Alleviation Scheme (WaDFAS) and the A164 Improvements scheme.

Self-cleansing systems eliminate the need for periodical maintenance as surfaces stay looking clean and healthy far longer than traditional coatings. The environment gains from the technology, too. Buildings adorned with self-cleaning materials do not require chemicallyinfused agents to maintain a dirt-free surface. A fact worth remembering as the government struggles to make good its pledge to reduce UK emissions by a minimum 80% from 1990 levels by 2050.

The power of light The two main self-cleaning topcoat systems currently available require different climatic conditions to trigger the cleansing process. One uses direct rain or water contact, allowing dirt contained within a droplet to simply roll of the surface. This system is fine in principle, but slightly flawed in practice. The electrostatic properties of the molecules contained within the topcoat means if a hand or other object such as a ball comes into contact with the surface, a dirty print will be left behind. Nanopor is different… Nanopor systems require nothing more than sunlight, humidity and wind to provide a uniform, dirt-free surface. A special photocatalyst additive, which has been developed by Baumit, uses the power of light to activate the selfcleaning effect in its Nanopor range of renders and paints. The ‘Nanoporeffect’ is produced when sunlight

activates the photocatalysis additive in the render or paint, affecting the upper-hydrophilic nano layer within the product whilst it dries. During the process, dirt is decomposed and lifted from the surface by air movement. Any remaining particles are removed by rain and evaporation of absorbed dampness. For a simpler explanation of the ‘Nanopor-effect’; when a drop of water falls on a normal hydrophobic render surface, it will appear as a ‘ball’ of water. A drop of water when dropped onto Baumit NanoporTop loses its surface tension. During evaporation the moisture releases dirt particles, resulting in a dry, clean and beautiful façade. Innovative Because Nanopor doesn’t depend on direct contact with water to trigger the self-cleaning process, areas of a building not exposed to rain - such


as those beneath the eaves – are also thoroughly cleansed. External steel windows can be amalgamated into kitchen extensions as a replacement for exterior walls. This is a perfect way to bring light into the home and create the illusion of a larger room, blending the indoors with the outside. Designed to Inspire: Apartment Façade Showcases Range of Reynaers Products The new A3 Advanced Architecture Apartments in Sophia, Bulgaria showcase an impressive façade design using sustainable aluminium and glazing systems manufactured by Reynaers.

S

tanding out from the landscape, the building boasts an impressive design of glass, concrete, aluminium and steel. The expansive glazing system and fitting of the custom fritted panels was made possible by Reynaers Aluminium curtain wall systems. Inspired by the surrounding mountains and architecture, A3 Architecture Apartments were designed by STARH Architects, a leading architectural firm based in Sophia. It is a collaborative project from client through to manufacturer; and throughout the design process, there was a clear vision to create clean orthogonal spaces and spacious rooms.

The A3 Apartment façade was made possible by a range of Reynaers solutions, including the CW 50, a curtain wall and roof façade system developed to offer unlimited design freedom and allow maximum natural light entry. The project also features the CS 77, a highly insulated aluminium window that is thermally stable and secure. The result is a building that sits harmoniously in the urban landscape and the impressive façade showcases an architectural project with strong aesthetic and functional design. The building is 100 metres in length, houses 158 apartments and rises 17 storeys. Taking inspiration from the surrounding landscape, the A3 building is divided into five distinctive blocks, designed to reflect the five mountain peaks, or the silhouette of a family with three children. Each building has its own entrance and independent vertical circulation and the blocks are outlined with soft and elegant forms to counter the rugged mountains that tower over the capital. The residents are at the very heart of the buildings design - each apartment block has been cleverly positioned to take advantage of the building’s geographical location. For example, each living room is oriented to take in east and southeast light, offering residents a spectacular view of the sunrise. The extensive glazing made possible by Reynaers’ curtain walling range also gives residents incredible views of the surrounding city and beyond towards the Vitosha Mountains.

It is a £20 million refurbishment of an existing 13-storey office building and development of 11 four-storey student townhouses, providing living spaces for 423 students. Deceuninck fabricator, Dempsey Dyer manufactured and supplied over 1,300 Deceuninck windows for the development.

Deceuninck’s 2500 Tilt & Turn window more than met the spec with outstanding performance: U-Value of

1.3 W/m2K, 0.34 G-Value, Class 4 air permeability, Class 8A water tightness, and Class A5 2000Pa exposure. The Tilt & Turn window is ideal for student and high-rise developments as it gives various ventilation options, ensures residents’ personal safety and can be easily cleaned in the side position. Its smooth, contemporary look closely mimics the appearance of aluminium. In Smooth Matt Grey on Grey Substrate, the installed windows look like aluminium inside and out, even when open. The repurposing of Capital House, incorporating ribbon windows and horizontal concrete blocks, led to a complex window specification. On the one hand, low U-Values were required for thermal efficiency, while on the other hand the specification called for low solar gain to prevent the building overheating – increasingly important in a period of climate change. Due to the high-rise nature of the office building design, particular care was needed to calculate wind loading. The project also demanded good ventilation and restricted access for students’ personal safety.

A-Hoy matey – is that secondary glazing we see? The Historic Dockyard at Chatham in Kent, was one of the Royal Navy’s main facilities for four hundred years until it closed in 1984. The Chatham Historic Dockyard Trust repurposed the site as a visitor attraction, as well as including places where people can live and learn.

electaglaze has worked with the Historic Dockyard Chatham for 11 years, having first started work on the Grade II Listed Joiner’s Shop back in 2008. The most renowned structure on the plot is the Maritime Museum, which has historic buildings, museum galleries, historic warships, learning activities and events celebrating the many eras of the Dockyard’s naval history as far back as the 15th century, plus three historical warships in dry docks - HMS Cavalier (1944), HM Submarine Ocelot (1962), and HMS Gannet (1878). Selectaglaze has worked with the Historic Dockyard Chatham for a number of years, having first started work at the maritime museum on the Grade II Listed Joiner’s Shop back in 2008.

In 2010 Selectaglaze worked with the Historic Dockyard Chatham when a number of units including the Series 10 3-pane horizontal slider and the Series 30 Lift-out units were installed at the Grade II* Listed Armour Plate Shop. Selectaglaze installed a total of 25 secondary glazed units to the first floor of the Sail and Colour Loft, again for the purpose of improved thermal retention. The Grade II Listed Engineering workshop, also part of the University of Kent, underwent a refurbishment in 2013.

Recently another building belonging to the Historic Dockyard Chatham; the Grade I Listed Fitted Rigging House built in 1793, received a £4.8 million cash injection from the National Lottery Heritage Fund for its refurbishment and conversion. In the first phase of works, 133 units were installed, the majority of which were the Series 20 vertical sliding units. Established in 1966 and a Royal Warrant Holder since 2004, Selectaglaze is at the forefront of the product development and design of secondary glazing.

100 Queen Street, formerly known as Royal Exchange House, occupies a prominent corner site across the road from Glasgow’s neo-classical Gallery of Modern Art. The topic sucking the life out of all of us in these first few months of 2019. Deal or No Deal headlines aside however homeowners planning renovation works to their homes for 2019 and 2020 should to be aware of the need to plan ahead for their transformations. As the political landscape changes, so too will our ability to tap into readily available builders.

he statistics we have access to through the Federation of Master Builders speak volumes about how skills shortages in the building industry will hamper housing delivery. This is getting in the way of small or medium sized house builders creating more properties. The struggle is further increased by the fact that the sector has been utilising high numbers of EU workers which will likely be impacted negatively by Brexit. We need to actively encourage more people to join the workforce and we also need to train more apprentices. I’m currently travelling across the UK project managing 15 ambitious home renovations for a new BBC2 property show called ‘Your Home, Made Perfect’ and have noticed that it’s becoming more than challenging to book good & reputable builders anything less than 4-6 months in advance. Homeowners often fall into the misguided trap of thinking their new bathroom or kitchen extension will be such an attractive job that builders will be falling over themselves to start works. Not so. And

Local builders have their pick of the jobs so if you’re planning a fabulous renovation, think about the following. Plan carefully and know exactly what you want to do. In the last decade those once super competitive Eastern European builders have raised their prices. They now have families here, bills to pay, and can’t, or won’t work for £60 a day. Quite right too. But unfortunately we as a nation allowed those same incoming workers to drive down prices and put long standing local builders out of business. Couple that with the dearth of any fresh faced apprentices coming through and the likelihood of Brexit meaning no more EU travelling trades in search of cash work… My advice? Let’s face it, no-one’s moving house at the moment and everyone is renovating. Local builders have their pick of the jobs so if you’re

planning a fabulous renovation, think about the following. Plan carefully and know exactly what you want to do. Draw a plan or appoint an architect to draw one for you. Make a list of all the items which you see as part of the job. Be clear on specifications, the items you want, such as which shower, what flooring or the heating system. Have these things written down, or on a spreadsheet, so a builder knows you are serious about what you expect. Appoint an interior designer to help pull all this together with you if you’re struggling to make choices. Research local trades through contacts, family and friends, mentioning what works you want doing. Above all, be friendly and polite - remember that builders can pick and choose their jobs at the moment ;) And maybe let’s all pressure our politicians to listen to the FMB and other organisations loudly banging the apprenticeship drum. Great jobs, with great prospects, in a great industry - what’s not to support?!

People on the move RICHARD HILL BECOMES NEW PRESIDENT AT BPF PIPES GROUP Richard Hill of ACO Technologies plc has been appointed BPF Pipes Group President, taking over from retiring President Derek Muckle of Radius Systems.

Schöck Isokorb for largest UK Passivhaus development Claimed to be the largest Passivhaus development to date in the UK and Camden Council’s largest community investment project, Agar Grove Estate, in North West London, is undergoing a sixphase major regeneration, due for completion in 2025.

his is a community-oriented project that will deliver 493 new high-quality homes for existing residents through a mix of one, two, three and four bedroom homes. With maisonettes and gardens on the ground floor and those on the higher floors with full width balconies. As the project is to Passivhaus standard, the development meets the highest levels of sustainability and energy efficiency. High levels of insulation to the thermal envelope result in exceptional levels of airtightness and allow the use of whole house mechanical ventilation. A critical element on the project is the avoidance of thermal bridging, a frequent cause of increased heat and energy loss, condensation leading to damp walls; and the likelihood of mould formation and its consequent health implications.

Totally verifiable performance The Schöck product types used at Agar Grove are primarily for concrete-to-concrete connectivity and for wrapped parapets. But the comprehensive Isokorb range also offers solutions for concrete-to-steel and steel-to-steel situations. When any Isokorb product type is incorporated into residential buildings, the required fRsi value – the temperature factor used to indicate condensation risk that must be equal to or greater than 0.75 – is always comfortably met. The range also complies with the Government Standard Assessment Procedure, SAP 2012, concerning CO2 emissions from buildings and respectively heat losses through non-repeating thermal bridges. Products meet full compliance with the relevant UK building regulations, have NHBC approval and offer LABC Registration. There is also the security of independent BBA Certification.

With parapets, the conventional insulation method is to wrap the perimeter of the wall with an insulation barrier. However, with the Schöck Isokorb type designed for parapets, there is no wrapping required. It offers a more cost-effective and more thermally efficient solution than conventional wrapping and its 120 mm insulation dramatically reduces heat loss. There is greater freedom of design too, no risk of any additional thermal bridging through balustrade fixings – and other key benefits are durability and water impermeability. Building regulations – health is too low down A healthy building is what it says on the tin – healthy for both its occupants and, the ultimate health-check, the environment. Yet UK building regulations only set the benchmark for the minimum standards ie levels well below what would be considered healthy. U-Values Building regulations use U-Values as a ‘pass target’ for the thermal efficiency of walls, floors, roofs, windows and doors. They are measured in W/m²K (Watts per square metre per Kelvin) – with the resulting figure telling you how much energy is lost for every 1°C difference between both sides of the material.

In general, it’s accepted that the better – ie the lower – the U-Value of a building’s fabric, the less energy is needed to maintain a comfortable temperature inside. Buildings with a high (ie poor) U-Value can usually be improved with insulation. Before 1976, the standard cavity wall had changed little since the end of the 19th Century. The initial focus for U-Values was on walls and ceilings, followed by floors and windows. When double glazing came into the picture, the required U-Value for windows came down from 4.8 to 3.1 W/m2K (now currently set at 1.6 W/m2K). Although building regulations and standards are continually reviewed, there is evidence to suggest that buildings – which are being designed to pass thermal performance standards – are, in some cases, consuming up to 70-100% more energy than predicted.

The performance gap for heating any space can be affected by both air leakages and fabric heat loss. If the thermal efficiency of a building material is poor, then much heat could be lost that would otherwise be secure if the building was better insulated.

Whilst air-tightness reduces the energy lost to air leakage, a lack of a little healthy ventilation is associated with respiratory problems – encouraging dust mites, condensation, mould growth and, ultimately, in extreme cases, rot. Airtight Air leakage is the uncontrollable movement of air through unintended gaps or cracks in a building. Airtightness – a building’s resistance to air leakage – is key. Even modest air leakage can be an expensive and uncomfortable problem. Draughty rooms lose heat in an uncontrollable way and compromise the efficiency of the whole building. A heating system can struggle to reach comfortable temperatures and will send energy bills off the scale in its attempts. Weather proofing – protecting against heavy rain or strong winds – means the outside of buildings helps to prevent bad weather from penetrating the building fabric and therefore hindering the insulation’s performance to cause air leakage. On the other hand, the circulation of fresh air in the building not only helps maintain good indoor air quality – which is essential – but also aids a building’s fabric. High-quality indoor air is important for occupants. If air pollutants build up – from stale air, fumes from cleaning products and offgassing from plastics in our furniture – there is no breeze to take them away. These can impact on occupants’ health in general but particularly respiratory health. Whilst air-tightness reduces the energy lost to air leakage, a lack of a little healthy ventilation is associated with respiratory problems – encouraging dust mites, condensation, mould growth and, ultimately, in extreme cases, rot. The elimination of the leaks therefore must take into careful consideration the ability for controlled ventilation. Current building regulations set the maximum air leakage rate at no more than 10m3/(hr/m2) – although ventilation matters, this is essentially the equivalent of a gaping hole in the building. However, ensuring buildings are airtight and having a controlled ventilation system allows for air circulation without losing heat or money.

It is likely that air leakage is a bigger cost for occupants than heat loss through fabric, suggesting regulatory bodies should look to re-evaluate and improve standards on air leakages.

This was caused by the decay of internal timbers and movement of the surrounding brickwork. T Gunning delivers major refurbishment project at Stewart House When the University of London was looking to refurbish Stewart House, in the heart of Bloomsbury, it needed a specialist contractor it could trust. As such, it turned to Chartered Building Company T Gunning to deliver a range of internal refurbishment and lighting upgrade work that has helped transform a tired office space into a bright and vibrant working environment.

esponsibility for the refurbishment fell to Bart Michalski, Space Projects Manager at the University of London. The contract was tendered, and after careful evaluation and interview, including reference to each company’s environmental and recycling credentials, T Gunning was selected. The task was to refurbish four floors of the building, on the corner of Russell Square in London, virtually from top to bottom. T Gunning approached the project by dividing the work into eight phases, appointing

an experienced contract manager – Nick Watson – to work directly with the client in prioritising which areas to tackle first. Floors were laid with new carpet tiles, walls and ceilings redecorated, and windows, internal glazing and radiators cleaned. For the walls, a Dulux Diamond Matt paint was chosen for its durability and environmental qualities, and being water based, it is also easier to clean and wipe down. Doors, which were in an unintentionally distressed condition, were stripped back to bare wood, primed and each given two coats of paint to appear factory finished. Non-slip floors As well as the offices, all of the toilets were also to be refurbished, with new non-slip floors from Altro and a combination of tiles and Whiterock, a wall cladding favoured for its hygienic qualities. It is also quicker and easier to fit than traditional tiles on larger wall areas, and considerably easier to clean. The lift lobby areas were also redecorated and new lighting installed to make them more welcoming for visitors and staff. Energy saving LED lights replaced halogen lights, creating a much brighter space while consuming significantly less energy.

Historic buildings use no more energy than more recently constructed buildings, research has revealed . Hywel Davies from CIBSE summarises the content of some of the presentations at the recent Chartered Institution of Building Services Engineers (CIBSE) Build2Perform event.

t is a widely held view that older buildings are not energy-efficient and must be radically upgraded in order to improve their performance. In reality, assumptions about poor energy performance are not always justified and many historic buildings use no more energy than more recently constructed buildings. The findings were revealed at the recent Chartered Institution of Building Services Engineers (CIBSE) Build2Perform event. The research was carried out for Historic England, the public body that helps people and organisations to care for historic buildings. Speaking at the event, Caroline Cattini, senior engineer and energy manager at Historic England, outlined how the organisation is working with Professor Ian Knight at Cardiff University’s Welsh School of Architecture to benchmark the energy use of buildings for which it is responsible. Improving the energy and carbon performance of historic buildings helps them remain viable and useful, both now and in the future. And, by understanding where energy is used Historic

England will know where to focus its spend to most cost effectively reduce its energy use. Professor Knight said that any building built pre1919 is classed as historic. Many will have been constructed and operating during an era before electrical power and central heating were in use. “If we take the physical science theory, historic buildings should use more energy than more recently constructed buildings,” he said. However, data obtained by Knight from his work with Historic England shows that this is not necessarily true for historic buildings in operation. He said: “I can show that, as measured, historic buildings use no more energy than more recently constructed buildings if you are looking at their energy consumption in in terms of kWh/m2”. Using the example of a historic building with tall windows, Professor Knight explained why it was that some historic buildings can have a better energy performance than would be expected. The tall windows allow daylight to penetrate deep into the building, which reduces the need for artificial

Professor Knight explained that the implications of the findings were that energy used for ventilation, impact of exposed thermal mass, occupancy density, internal conditions and the efficient control of building services were all much more important in defining the energy use of a historic building than the energy efficiency of its building’s fabric. He said his findings have big implications for how we address the role of building fabric in moving the whole of the built environment towards a low or zero emissions in the future. “There is no doubt that more [energy] efficient fabric should produce better buildings but right now we are a long way from the fabric having an impact on energy consumption with everything else we are doing in a building,” he said.

As an aside, Knight said that he’d found a similar energy trait in school buildings. He said the Welsh School of Architecture was currently monitoring 250 school buildings. “Brand new schools currently use 50% - 100% more energy per square metre for heating than Victorian schools,” he said. Speaking at the same event, Chris Twinn, principal of Twinn Sustainability Innovation, said that technological advances in lighting and IT meant that electrical power loads coupled with modern working practices meant that many historic buildings were now suitable for use as workplaces “without the need for additional mechanical cooling”.

He pointed out that some improvement measures originally promoted by the Government’s Green Deal could have had potentially harmful implications for older buildings, particularly where retrofits had led to wide scale damp problems because the focus had been on insulation at the expense of ventilation. “We’ve seen that with the Green Deal, which is leading to mould and rot problems in older buildings that have been brought up to energy efficiency standards,” he said. There was general agreement that getting the balance right (and avoiding unintended consequences) is best done with a holistic approach that uses an understanding of a building as a system, its context, its significance, and all the factors affecting its energy use as the starting point for devising an energy-efficiency strategy.

One shot at surface preparation ~ How to excel in surface preparation ~ There is no room for errors when cooking or baking. You can’t un-toast toast, you can’t un-fry bacon and you can’t un-bake a cake. Similarly, contractors cannot afford to make errors in surface preparation, because they can be extremely expensive and time consuming to fix.

ere, Dave Bigham, director of global training at surface preparation equipment supplier National Flooring Equipment, explains how to get surface preparation right first time. Working quickly and at an affordable rate is not enough in the construction industry. Surface preparation contractors commonly take shortcuts to get a job done quickly or cheaply, but this often results in poor quality work. Effective surface preparation is essential for ensuring the high-quality finish and longevity of a floor covering. When done incorrectly, the covering may not bond sufficiently with the concrete underneath, resulting in loose flooring and bubbles. As well as looking visually unappealing, this creates a safety hazard and can impede the path of machines and equipment in an industrial environment. Fixing ineffective surface preparation can cost more than the initial job, take more time and prevent you from taking on other work, not to mention the damage it will do to your reputation. Therefore, it is essential you hit the nail on the head on the first attempt, starting with the right equipment. Equipment checklist Every surface preparation contractor should have access to a scraper for floor removal, a grinder and shot blaster for smoothing and polishing surfaces and a dust collector to keep the air on site clean. But there are other tools that are crucial for a job to be done well. Make sure you have a set of concrete surface profile (CSP) chips, ranging from the smoothest CSP (1) to the heaviest profile (9). CSP chips were developed by the International Concrete Repair Institute (ICRI) and will provide you with a national industry-accepted standard that can be written into customer contracts, helping you manage customer expectations. It is important to match the profile to the product being installed, especially with thin coverings like epoxy. Every product has a specification provided by the manufacturer, which tells you what profile it needs. If you over-profile a floor, it can be seen through the covering and will require extensive work to resolve.

you can’t deliver. For example, if a surface is highly damaged, polishing it is unlikely to give the quality of finish the customer expects — you would be better off laying a new covering and polishing that instead. The only way to know if this is the case is to visit the site in advance.

You should also have a concrete hardness tester to measure a surface’s compression strength. These testers comprise a hammer that impacts the surface at a given force and the measurement is taken from the amount of rebound.

As well as assessing the site, consider how the floor will be used to pre-empt the surface preparation requirements. Floors in industrial buildings are subject to large amounts of wear and tear due to heavy machinery and frequent traffic, so may require aggressive surface preparation. Light machinery may be suitable for residential sites where traffic is much lower.

Moisture in concrete is something contractors often fail to test for, but it is an important factor to get right because excess moisture can damage the floor covering. A simple way to measure the amount of moisture in concrete is to tightly tape a plastic sheet to it and, after 72 hours, take a humidity reading underneath the sheet. This can be achieved using a high specification dew point hygrometer. The job site dictates There is no one way to approach a surface preparation job. A good contractor visits a job site before deciding which equipment and techniques to use and adapts to the requirements of the site. For example, if the surface is in poor condition, or if you are going to lay down a thick covering, use a powerful machine to achieve heavy profiling. If the site is outdoors or there is no power supply, make sure you have access to batterypowered machines. It’s important to make these decisions before you write the customer’s contract, to avoid promising something

When working on outdoor sites, contractors must think about the impact of the climate. In cold weather, cracks can appear in concrete and rubber sealants are used to fill them. You must make sure the concrete is prepared such that the sealants can bond with it effectively. Fixing a bad surface preparation job takes much more effort than scraping the burnt bits off a slice of toast. Make sure you get it right first time, to save you time and money later. The type of machines used to profile a surface should match the desired CSP. For a CSP of 1-3, grinding is usually the appropriate technique. In the mid-ranges, shot blasting may be the most appropriate approach as this is a cost-effective, labour and time saving method that cleans and profiles in one. To achieve a heavier profile of around 7-9, a scarifier may be the most sensible choice.

St George’s Hall in Bradford re-opens after transformational renovation The first acts appeared on stage at Bradford’s Grade II listed St George’s Hall this weekend as it reopened following a major refurbishment, which has been made possible by funding from Bradford Council and the Heritage Lottery Fund.

he extensive refurbishment of this much loved building has included a wide-range of work both to its exterior and interior. As well as major works to the roof, windows, electrics and stonework, the front-of-house areas have been increased, where possible, and have been decorated sympathetically to suit the heritage of the building. Specialist consultants have also advised on much needed changes to the seating in the auditorium. The aim is to improve sight lines and comfort in the auditorium, whilst ensuring the world class acoustics are unaffected. This means that there is brand new seating and configuration in the venue. Adam Renton, General Manager Bradford Theatres, comments: “The restoration is truly first rate and it really does bring the facilities and the venue right up to date. It has taken over 125,000 staff hours from the main contractor to bring us to this point; with 1,000 stones replaced on the exterior of the building; and over 200 archive items, tickets and signed posters have been displayed in front of house areas. We are so looking forward to welcoming artists, performers and the public to our newly refurbished venue throughout the year.” Multi-million selling recording artist Barbara Dickson OBE was the first artist to perform at the newly refurbished historic hall, on Friday 15 February. The following evening, Saturday 16 February, Britain’s Got Talent Finalist Robert White took his Tank Top Tour to the venue. On Tuesday 19 February, the international smash hit Spirit of the Dance burst onto stage with a powerful show of Irish Dance to celebrate its record-breaking 20 year anniversary.

St George’s Hall has a rich and fascinating past, and unique displays that weave along all four levels of the venue have been created to showcase key events from the official opening in 1853 to the big rock and roll band concerts of the 1970s and 1980s.

Some fascinating objects were found during the refurbishment which will form part of this permanent archive display. These include a handbill from 1871 promoting a programme of Saturday Night Entertainment, the front page of the Daily Express newspaper from 10 January 1928, sweet wrappers and an array of cigarette packets. This heritage project will make archive materials about the history of St George’s Hall more accessible and develop stronger links with the local community through an outreach and access programme. The Box Office counter at St George’s Hall opens Monday to Saturday 10am to 6pm. The Café, located on the ground floor of the venue, is open on Monday to Saturday 10am - 3pm, with hot food available 11am - 2pm. On selected days, the Café will be open to serve light meals before an evening show – please check the show listings on the website for details or ask at the Box Office. Visitors can gain access to St George’s Hall via the new glass foyer on Bridge Street; or on Hall Ings through three new entrance doors; or on show nights, via the ramp on Bridge Street. There are also improved facilities for customers with disabilities including the installation of a lift (inside the venue from the main bar to stalls level), more wheelchair positions and easy access toilet facilities. RINNAI DELIVERS HOT WATER ON DEMAND AT TY CORYTON SITE FOR ORBIS EDUCATION & CARE IN SOUTH WALES Rinnai continuous flow water heaters have been installed on site at the Ty Coryton site of Orbis Education & Care, an organisation dedicated to providing specialist care for children, young people and adults.

rbis offers specialist schools, community homes, respite care and community-based work-skills services. This application of the Rinnai continuous flow hot water heating products and systems was at an accommodation/care home facility containing 27 rooms with an extraordinary demand of hot water, primarily due to the frequency, timing and longevity of the use of showers, baths and basins. Heating, Ventilation & Insulation GILBERTS HELPS ACHIEVE SYNERGY BETWEEN CONTEMPORARY AND HERITAGE The ability to refine state of the art technology has enabled Gilberts to play a key role in helping take a Grade II listed building into the 21st century. The 98,000 sq ft Arkwright House has undergone a £16m upgrade by Catalyst Capital, to create seven floors and a basement of premium quality open office space. One of the major issues being faced at the Manchester city centre building of national interest has been how to deliver adequate quantities of fresh air throughout the building without draughts-

bearing in mind that the finished soffits are over 3m high. Gilberts, the UK’s leading air movement specialist, solved the problem, using over 700 of its patented GZL linear diffusers. Catalyst and its M&E consultant Crookes Walker Consulting worked with Gilberts to prove the design using Computational Fluid Dynamics (CFD) modelling, before specifying the diffusers. The collaborative approach was instrumental in winning the order. “The aim at Arkwright House has been to deliver

Grade A office space in the heart of Manchester,” explained Gilberts’ Sales Director Ian Rogers. “One of the main architectural features is the inclusion of a rafted ceiling system, to expose the original beams yet conceal the building services- including the ventilation ducting- and give a sense of space that a conventional suspended ceiling would not be able to match. “The GZL could deliver the high air volumes required. With our technical expertise and in-house R&D and engineering capabilities, we were able to further refine our technologically-advanced design to ensure it could be seamlessly integrated into a non-standard ceiling system.” Gilberts’ GZL high induction (Zipp Air) diffuser uses a unique cross-flow high induction jet to create semicircular air distribution. This accelerates mixing with the room air, whilst causing rapid deceleration in air discharge. As a result high air change rates - up to 25/hour- can be achieved, without detrimental impact on the normal comfort conditions: the standard two-slot GZL delivers a minimum 60l/s with only 15NC (based on a room absorption rate of 8db). The Painted Hall, Old Royal Naval College, Greenwich The Painted Hall in the Old Royal Naval College is part of the great assembly of buildings designed for Greenwich Hospital by Sir Christopher Wren in 1696 with significant parts executed by Nicholas Hawksmoor and Sir John Vanbrugh. The Grade I Listed Painted Hall, decorated by Sir James Thornhill, comprises one of the most important Baroque painted interiors in Europe. Although the paintings were conserved in the 1950s, bright sunlight and fluctuations in temperature and humidity had caused damage.

he project, which is part-funded by the National Lottery Heritage Fund, delivers innovative measures to stabilise the environment in the Painted Hall, including a new entrance off College Way leading into the vaulted King William Undercroft, fully revealed for the first time in 100 years. This provides a new welcome area, shop and café supported by refurbished kitchens. The revitalised space is characterised by high-quality craftsmanship. It includes a stone floor, extended leather banquettes, bespoke joinery and a refined bronze, framed glazed screen, which provides a buffer to reduce environmental impact in the Painted Hall. The Sackler Gallery beyond provides an interpretation space and includes the exposed remains of the palace built by Henry VII, uncovered during the project and now displayed behind an oval glass and bronze balustrade.

A fully accessible scaffold constructed during the project allowed 80,000 visitors to witness the conservation work at close quarters.

Environmental measures, including draught proofing, solar shading and specially controlled conservation heating system, have been designed using cutting-edge monitoring and modelling processes to optimise the environment for protection of the paintings in perpetuity, whilst maximising visitor comfort and enjoyment of the remarkable sequence of paintings. Following an enabling phase, which improved means of escape and created inclusive access to the hall, the project has allowed the removal of clutter, concealment of visible services, and installation of discreet lighting and new seating.

PAC keeps Gloucester City Homes’ residents as safe as houses Gloucester City Homes is an independent registered housing association that owns and manages rented homes, leasehold properties, shared ownership properties, commercial units and homeless units. It recently upgraded access control within a number of its dwellings with pioneering technology from PAC by STANLEY Products & Solutions.

It owns and manages around 4,450 rented homes, 500 sheltered housing properties, 270 leasehold properties, 30 commercial units and 52 homeless units, all of which meet the requirements of the government’s Decent Homes Standard.

Plan of action The organisation has a 30-year financial business plan to deliver around £100m of investment in new homes in the region. It is also working to improve its existing portfolio and support the economic wellbeing of the area through housing regeneration and the creation of new jobs.

Gloucester City Homes provides the highest standards of security and safety in its dwellings and David Wainwright, its IT operations manager, comments, ‘We aim to respond to the changing needs and expectations of our tenants and this means that we must keep up with the technology that is available to help us achieve that objective. It was obvious to me that innovations in access control had moved on apace in the 20 years since the previous PAC system had been installed in 236 of our buildings across the city. Although the system had served us well I decided to invite in PAC’s area manager, Lloyd Palmer, to look at what we could do to upgrade it.’ Great minds think alike The previous access control system was based on Global System for Mobile Communications (GSM) dial up modem technology. This used a standard phone line to manage a portfolio of over 4,500 key fobs, which often proved a slow and laborious process

that also meant that the key fob database was not as accurate as David Wainwright wanted it to be. After taking a comprehensive brief that took into account Gloucester City Homes’ long-term objectives, Lloyd Palmer put together a proposal that involved the installation of PAC 512 controllers and modems to create a highly innovative remote monitoring platform that could be accessed via a PC, tablet or smartphone. He explains, ‘PAC 512 devices utilise the general packet radio service (GPRS) platform, which is a faster and cost effective means of connecting remote sites via a mobile network. It provides an enhanced service over traditional mobile/landline telephone connections and makes administration of the system more flexible.’ The proposal was then put out to tender, with Birmingham based Harrold-Jones Services emerging victorious. The company’s sales manager, Phil Povey, states, ‘With significant experience in installing security and access control equipment in the residential sector for almost 20 years, we were delighted to have the opportunity to work with Gloucester City Homes and PAC, whose products have high levels of innovation, reliability and ease of use.’ Compare and contrast Over a three-month period HJS engineers installed the new system to an agreed programme. Each site remained operational in order to ensure consistency of service until the new system was installed, commissioned and tested and a successful switchover completed. During that time representatives from Gloucester City Homes familiarised themselves with the operation of the system at PAC’s training centre in Stockport. The new system has been fully integrated with the PAC Residential Cloud, which allows designated personnel to access information remotely. David Wainwright

says, ‘The previous system’s limitations meant that any problems and issues had to be dealt with by two or three centrally located individuals. This was obviously restrictive and meant a delayed response. By contrast, the new technology allows remote diagnostics, technical issues, servicing and key fob management to be carried out by a team of over 25 people. It’s also possible to remotely view status, unlock a door and access an event log. It has made a massive difference to response times and using the cloud also means that a dedicated technical team can address connection issues, manage the system and be proactive by highlighting problems and putting contingencies in place.’ The PAC Residential Cloud uses a virtual private network (VPN) to keep data safe and is General Data Protection Regulation (GDPR) compliant. Information is stored with The Bunker, a trusted PAC partner for highly secure, compliant and high availability outsourced infrastructure. The Bunker’s fully owned UK data centres are secure by their design and certified to the ISO 27001 standard for information security management. Key features Not surprisingly, from time to time residents lose their key fobs. David Wainwright comments, ‘If this happens, we can quickly access their information, carry out an authorisation check, let them into their block and, if necessary, deactivate the missing fob. Instantly deleting key fobs that are lost makes our buildings more secure. We have also configured key fobs to activate barriers to allocated parking spaces in car parks, equipment stores and communal facilities.’ Above and beyond The new PAC access control system surpassed all of David Wainwright’s initial expectations and he concludes, ‘The improvements to our responsiveness, flexibility and overall efficiency have been significant. This has positive implications for tenant satisfaction and means that we now have a future proof system that keeps residents as safe as possible. Working in true partnership with PAC by STANLEY Products & Solutions and Harrold-Jones Services was a pleasure and the entire installation process was seamless.’

he ex-English Rugby Union and Northampton Saints star, who currently plays scrumhalf for Bedford Blues, attended the recently refurbished roofing supplier located on Millbrook Close to keep the customers’ spirits up as they braved the freezing temperatures experienced across Northampton last week. Lee commented: “The fans in Northampton have always been so supportive of me and the club. The day was a great opportunity to get out and meet those that have cheered me on from the

I’m no stranger to working outside but I don’t envy these guys day in day out working outdoors in these freezing temperatures and they still had a smile on their faces when they came through the door.” During the event, Lee met with local roofers and signed their beloved Saints shirts and memorabilia. Roofing & Cladding ICONIC IBIZA NIGHTCLUB TRANSFORMS ITS WASHROOMS WITH ISLAND IMAGERY The world-famous Ibizan nightclub Pacha, that has seen the likes of legendary DJs such as Carl Cox and Erick Morillo take the decks, has been renovated to coincide with the brand’s 50th anniversary. The project was completed by the Capella García Arquitectura studio and incorporates the application of Younique® by Formica Group. Founded in Ibiza in 1973 by Ricardo Urgell, Pacha is a household name in the nightlife industry. The club established itself by reinventing the concept of ‘disco’ and has remained a constant reference point ever since. Starting in a traditional farmhouse it conquered the hearts of the dancing public with its cosy simplicity. The brand now incorporates more than 80 venues worldwide. The renovation, which covers more than 2,100m2, had a double objective: on the one hand, to update and improve the building to meet current regulations and standards in acoustic insulation and facilities. On the other, it was crucial to revive the original spirit of Pacha, recovering the spatial power of the place and maintaining its initial magic. The new design is sympathetic to the rural iconography of the island, and echoes the typical architecture of rustic houses; there are no angles, no straight lines or stark geometry. Instead all shapes are curves, vaults, sloping walls or niches. The predominant colour is the familiar off-white of limewash, and the surfaces are uneven, showing their character in the light. Another distinctive element of the renovation can be found in the washrooms; 64 panels of Younique® by Formica Group have been installed on the cubicle walls in a compact grade, reproducing digitally printed images of the island and the sea. www.formica.com

FIRE PROTECTION IN REFURBISHED BUILDINGS Chris Hall – Commercial Development Officer, SIDERISE

Buildings change and evolve over time, adapting to the changing needs and requirements of tenants. But when buildings change due to refurbishment, compartmentation can be comprised impacting the fire safety of a building.

C

ontractors creating holes in smoke-rated walls or floors due to modifications in building services can leave buildings vulnerable to fire which can potentially take hold and spread more quickly. With fire protection paramount in any new layout, the role of fire stop systems must be made a priority with breaches repaired before occupancy. It’s important to first understand the role of fire stops, which are principally to provide continuation to a fire resistant compartment wall/floor where gaps have occurred due to an imperfection, fit or design tolerance between elements or components and are crucial to preventing the passage of flames and noxious gases travelling from one compartment floor or room to the next. A fire in large high-rise building, for example, can generate large quantities of smoke that tends to spread vertically throughout the building, even if the fire is contained to one room. In high-rise buildings, when the gap/ cavity at the perimeter edge between the floor and curtain wall is not properly sealed, flames and smoke can spread vertically to higher floors, and horizontally from one room to the next. Addressing these gaps/cavities by properly installing firestops maintains the floors’ fire compartmentation of the building. This delays vertical smoke-spread and reduces the risk of smoke-related injury in the upper floors of the building, and adjacent rooms.

While a building’s original design may have been certified fire safe, refurbishments, retrofits and alterations can create challenges for firestops and cavity barrier systems which in turn will have an impact on fire safety.

Compression and recovery The perimeter barrier firestops seal the gap between the edge of the compartment wall or floor slab and external façade. Due to project designs and site tolerances, this linear gap can be variable, so the firestop system used needs to have a degree of ‘dynamic’ movement capability – compression and recovery – in order to accommodate serviceability movement, and more significant movement under fire load.

It’s critical the firestop system does this in combination with the primary functional requirement, which is to maintain continuity of fire resistance between the compartment floor and the external wall. The installed firestop system needs to match the same period of fire resistance as the compartment floor. The most effective fire-stopping products combine a number of material features – density, thickness, resin content, fibre structure and controlled compression – which together determine the resistance properties.

Many buildings are divided into compartments to restrict fire spread. Where an external wall abuts a compartment wall or floor, fire stops are required between the external wall and the compartment wall or floor to restrict fire spread through the junction.

Change of use While a building’s original design may have been certified fire safe, refurbishments, retrofits and alterations can create challenges for firestops and cavity barrier systems which in turn will have an impact on fire safety. This issue can be compounded if there is a low understanding on building sites of the requirements for fire stopping and cavity barriers in terms of where and what is needed, and how they are installed. A contractor will be an expert in plumbing or electrical installations but may not have the expertise or experience in fire stopping or cavity barriers. They may have to cut through these products without knowing the implications, whilst the people who do understand the implications may be completely unaware.


Manufacturers of fire, acoustic and thermal insulation products can make recommendations on how to tackle these challenges on site. Whilst in the past, they may well have received only a small number of enquiries about this, there were probably another 10 or more scenarios where this didn’t happen because either someone didn’t realise it was an issue or were completely unaware it had happened. This is starting to change across the industry which is why manufacturers are receiving more enquiries.

Manufacturers need to provide solutions that work and be able to advise customers on their installation. It’s not about throwing a product data sheet at a contractor, manufacturers need to guide them in the particular application or scenario and

In terms of re-cladding buildings or for works being done after completion, introducing further cavity barriers or upgrading existing provision will need to be compliant with Building Regulations. Manufacturers can provide different cavity barriers to suit these different cladding systems. A skilled-up workforce Another challenge when it comes to refurbished buildings is workmanship. The correct fire barrier might be used, but it may not have been installed correctly with the correct spacing or specification listed in the product datasheet. There is an onus on product manufacturers to support contractors and ensure good workmanship. Installation guidance videos offer a visual alternative to the datasheet and bring the product to life. It’s something that’s very useful and important at site level. Each building will have a fire risk assessment and a fire strategy about how a building reacts in a fire, how it controls a fire and how it provides routes for occupants to escape. This relies on the provision and maintenance of fire protection systems. From a site point-of-view, the project manager will be overseeing a huge scope of works using a broad knowledge of products and systems. They may well lack specialist knowledge on fire stops and cavity barriers which is where from a site point-of-view it can go wrong. The correct installation of products is a shared responsibility – it is the responsibility of the manufacture

to ensure that suitable training and guidance information on how the products should be installed is available and it’s the responsibility of the contractor to follow this guidance, or ask if they are unsure about something. SIDERISE has long recognised the value of encouraging quality installation of its products and has invested considerably to provide contractors with a range of information to aid them on site. This is driven by the Site Services team who provide toolbox talks to contractors to provide practical training on how to install products. Further, they can carry out benchmark installations to give practical examples on how to fit cavity barriers and fire stopping on live projects. Once a fire safety strategy has been implemented, it needs to be managed and maintained through the life of the building, a crucial consideration when you consider a building occupier might change the building fabric or materials. Unless the strategy has ongoing review, every change to the building can potentially increase risk and jeopardise life safety. It’s very important that manufacturers of building products are able to technically support their products with a great deal of knowledge and a comprehensive database supported by appropriate and current test data. The key to passive fire protection is knowing that it really is the invisible solution. Unlike active fire protection such as fire doors and extinguishers, passive protection lives behind the scenes within a building, helping provide barriers to fire and cutting it off before it can spread. The problem with this is that it’s easy to forget the things we can’t see, which could cause unintentional damage to the fire safety arrangements of a building.

Penetrating fire and smoke-resistant walls In refurbishments, the contractor could be installing a service or a selection of cables through the existing fire stop or cavity barrier such as a rainwater pipe. It’s critical that they know how to put this right, ‘make good’, and find out if there is any test data to support it. The challenge for a manufacturer is to recommend a suitable product and if they haven’t got a suitable product, suggest a route the contractor can explore. It’s also about suggesting a product that’s going to be compatible with what’s already there as well. It might be pipe collars to go around drainage pipes which have penetrated cavity barriers. When there is a change of use of a building into apartments for example, there is a greater demand for a domestic water supply and as such, there is a greater need to penetrate those barriers with services.

They may well need a firestop between the wall and the existing façade. Alternatively, they may have created a raised access floor and a suspended ceiling but there is still a void above and below. The new wall may be designed to resist a fire for two hours but if voids remain, a fire event has a very easy path to get past the wall. Manufacturers have products and solutions to suit these scenarios.

The team set about restoring the four floors of the historic landmark, creating a multilevel hospitality experience, with a cocktail bar, restaurant and member’s lounge, and simultaneously developing a bold and original identity for the iconic building.

From the beginning, the brief of the design was focused on returning the property to its original open and industrial format, which included adding a new feature staircase and providing a seamless and engaging client experience.

On the ground floor, the site had been divided into smaller rooms and spaces over the years, which was not reflective of the building’s original layout. This resulted in the challenge of finding a solution that would marry together several different floor finishes that had been introduced during prior refurbishments.

Gemma Allen, Senior Design Manager at Quadrant, explained: “The introduction of a very bold selection of coloured tiles seemed like the creative solution that would stitch the old with the new and tie the original turn of the century finishes with the newer palette being introduced. The team chose three shades from Solus’ Travertine 1 tile range to form a bespoke pattern to inject vibrancy and colour, influenced by the décor and upholstery specifications.” The bespoke design was fabricated using full-sized 300x600mm tiles, that were later cut down to 150x600mm strips by Solus’ tile fabrication department at their HQ in Birmingham.

Latest News Daylighting takes off at Heathrow Curtainwall Engineers and Kalwall distributor Structura has recently completed a challenging but fascinating ‘replace and refurbishment’ project at Heathrow’s T4.

T

his in conjunction with Structural Engineers Webb Yates for a scheme designed by Pascall+Watson architects. The project proved so successful that main contractor Balfour Beatty named Structura as their ‘Most Promising New Supplier 2018’. Replacing ageing glass rooflights originally installed in the 1980’s, 1750 square metres of Kalwall Skyroof cladding is being used above the Terminal’s International Departure Lounge and check-in desks. Fully ASAID compliant with regards to blast performance, Kalwall improves the solar control and insulation to the space below. In this project, its inherent strength in a lightweight frame means the existing substrate could be adapted and reused - saving £7m in project costs and more than a year from the build programme. The whole retrofit was completed externally in ‘engineering hours’

using a bespoke moving scaffold, meaning there was no disruption to the inside of the building. Kalwall offers complete line-of-sight protection, maintaining privacy for the security screening area and departure lounges while bathing the interior with diffused daylighting, regardless of the weather. Apart from providing the visual protection, its inherent strength and heavyduty impact resistance make it ideal for secure locations such as this. It offers the highest

protection in terms of wind-borne debris and resistance to impact, abrasion and point loads. Not only is it also safe to walk on but Kalwall achieves S:AA (BS 476 part 3) and Broof(t4) to EN 13501 part 5 for external fire performance. The exterior face is colour stable and includes a UV resistant, self-cleaning surface. This means that normal rainfall helps to keep the surface free of dust and dirt while at the same time retaining its original colour during the weathering process.

Record number of apprentices for regional homebuilder A Westcountry homebuilder has welcomed its highest number of apprentices to date as part of the firm’s commitment to nurturing up-and-coming talent in the construction industry.

en apprentices aged between 16 and 23 years of age have joined Cavanna Homes as paid full-time apprentices, the largest intake in the homebuilder’s 95year history. Aaron Jones, Jesse Acutt, Matt Churchill, Max Dorothy, Jack Walker, Sam Perkins, Joe Darlow, Cameron Quinn, Lewis Duce and Owen Musk are based at Cavanna Homes’ head office in Torquay gaining experience both on-site and in the office. The apprentices will be completing qualifications in a range of specialist sectors including; carpentry, land, technical, commercial, build, electrical, painting and decorating, and plastering.

Cavanna Homes’ Managing Director Keith Miller said: “Apprentices are the future of the industry and we believe we should be doing everything we can to encourage young people to consider job-based training as a sound start to their careers. We’re major supporters of apprentices and help subcontractors by funding apprentices so they can pass on their knowledge, which in turn helps us to be confident that the skills we’ll need in the future for housebuilding will be available locally”. Sam Perkins, Land Apprentice at Cavanna Homes, said: “I am forever grateful to Cavanna Homes for providing me with such an

amazing opportunity. They support me day in and day out, which has fuelled my drive even more. I’m surrounded by considerate colleges who I now call friends and I can honestly say that there is no looking back, only looking forward. “My one regret is not signing up to an apprenticeship scheme sooner – it’s the best decision I have ever made and I’m truly lucky!” The apprenticeships will be completed over four years which, depending on the scheme, will combine on-site work experience with skilled sub-contractors and attendance at college to gain an NVQ. Keith Miller added: “We’re increasing the number of apprentices that we support year on year, and we hope to see this number continue to grow in 2019. We strongly believe that providing open career paths within the construction industry will encourage young adults to explore the opportunities available to them”.

Glass Goes BIG at FIT Show 2019 Visit Glass, the dedicated flat glass showcase set to debut at FIT Show 2019, has seen a number of high profile brands sign up to exhibit at the NEC this May (21st to 23rd).

he lineup has grown considerably in recent months to include the likes of Lisec, GGR Group, Flat Glass Solutions, Edgetech and Saint-Gobain. Visitors can expect an impressive display of the latest processing machinery, products and equipment. Experts from a number of Visit Glass’ exhibiting brands are scheduled to deliver key notes as part of the main FIT Show learning programme. Topics that will be covered include ‘the evolution of glass’, ‘flat glass technology’, ‘automation’, ‘pushing the boundaries of glass design to meet creative trends in large scale commercial architecture’, as well as ‘the comfort and health benefits of glass’. Flat Glass Solutions will be showcasing a water treatment centrifuge, a new and innovative eco-friendly polishing wheel for processors, a rotary table and snip saw for IG manufacturing, along with a vacuum lifter for glass. Speaking about their decision to exhibit, Managing Director David Cahill said: “As a brand that is still in its infancy we want to expose our new products and ideas to the industry.
