Company News SENIOR APPOINTMENTS AND DOUBLE TURNOVER FOR MERSEY ARCHITECTS Merseyside architect’s practice Studio RBA is set to more than double its turnover to £400k in just its second year.

T

his comes alongside news of three appointments to the growing firm, with two directors and a technician bringing the team to 10 permanent staff.

Jack Johnson, aged 32, joins as an architect director, having worked previously for A2 Architects; while Kenny McNaughton, also 32, is Studio RBA’s new managing director, joining from Dutch firm Koole to take on a split design and business management role.

The third new recruit is architectural technologist Matthew Johnson, 22, who has gained a reputation as a rising star in the industry, joining from L7 Architects.

Adam Morgan, director of Studio RBA, said: “It’s been a great couple of years for us, one that has seen us carve our niche in the sector, punching above our weight to successfully compete for some huge North West developments. It’s important that a new business grows steadily and doesn’t sit still, so when the chance came to add vital skills and experience to the group, we didn’t hesitate.”

Liverpool-based Studio RBA was formed in July 2017 by founding director Adam Morgan and has since built a strong reputation for original design and efficiency, backed by a young team which has turned around more than 140 projects, across the region, worth over £125m.

RHODAR PROVIDES TECH DONATION FOR YORKSHIRE PRIMARY SCHOOL Leeds-based Rhodar, a leading specialist enabling works provider of asbestos removal, demolition and remediation services, has donated 12 tablets to Farfield Primary School in Bradford to support its students across all key stage development areas.

he tablets were fully refurbished by Rhodar’s IT specialists and will be used to support students in developing their technology, mathematics, and English skills with educational games and apps.

The tablets will also be used at Breakfast Club alongside other activities such as table football and arts and crafts. On Fridays the school offers students half an hour of ‘Golden Time’ where they choose fun activities and games for a reward at the end of the week. The tablets will also be brought into classrooms as a bonus treat for this.

Ewan Clark, business manager at Farfield Primary School, said: “We are so pleased to have been given these tablets because now-a-days you think that everyone at home has a tablet, but that isn’t always the case for our children. This donation gives them the opportunity to become familiar with the technology now in every day use at high school and for workplaces. Everyone was so excited, especially the school council once we were informed.

“Earlier in the year, the children created a wish list of equipment and activities they wanted for the school and tablets were at the very top.

We’d all like to say a big thank you to Rhodar for this generous donation.”

Raj Penaser, IT manager at Rhodar, said: “It’s a privilege to be able to donate these tablets to Farfield Primary School. New technology is constantly being developed but products can often come with an expensive price tag, meaning tablets and similar gadgets aren’t accessible to everyone. With this donation, we hope the children at Farfield are able to engage with their lessons through technology and that it helps prepare them for the future.”

Company News Fisher & Paykel welcomes National Contracts Manager Sam Rogers to UK and Ireland team Fisher & Paykel welcomes Sam Rogers to the role of National Contracts Manager. Sam will be responsible for building F&P’s new Contracts team in the UK as well as strengthening relationships with SME and luxury developers and housebuilders.

Moores Head of Product Development, Andrew Story, appointed Council member of the Furniture Industry Research Association Moores is delighted to announce that Andrew Story, Head of Product Development, has become the latest Council member of the Furniture Industry Research Association (FIRA).

he Research Association is a not-for-profit body and it is the Council’s role to represent the needs of members and govern how funds are allocated, ensuring that projects undertaken are reflective of the furniture sector and will add value to the hundreds of organisations who are members.

Story is Head of Product Development at Moores Furniture Group, who manufacture and install kitchen, bedroom and bathroom furniture and accessories across the contract and retail markets. Moores has a three-brand strategy including the Affinity, Definitive and premium Roux Kitchen range in partnership with Michelin star Chef Michel Roux Jr. Story was also a British Standards Institute (BSI) committee member

It’s only through having a cross-section of Council members that we can ensure that the Research Association delivers across the entire furniture sector, without bias towards one segment. A few months ago, Andy met the Council and both parties were eager for him to get on-board. I look forward to his participation in his first formal Council meeting in June and for the kitchen sector to once again have a stronger voice.”

Adveco Appoints UK Sales Manager Commercial heating and hot water specialist Adveco, has appointed Greg Brushett as UK sales manager, responsible for all Adveco and A.O. Smith Water Heaters product and system sales.

s part of the appointment, Greg has spearheaded a review and restructuring of the UK sales function to drive greater focus on supporting customer engagement.

Greg brings more than a decade of sales and engineering expertise in the commercial heating and hot water industry.

Starting as a regional sales manager at Rinnai, he originally joined A.O. Smith Water Heaters in 2011 as a sales engineer.

FIT FOR A QUEEN – HIQU™ AT HEVER CASTLE Aqualisa’s HiQu™ smart showers have been installed at recently refurbished, Hever Castle, in Kent, once the childhood home of Anne Boleyn. The flexibility of the smart valve, in terms of location, as well as the push fit connections, means the shower has been simple to install and will be straightforward to maintain over time.”

The smart valve can be located up to 10 meters away from the shower controller in places with easy accessibility, such as in a cupboard space or under the existing bath, ideal for the castle where regular checks and servicing are carried out. Furthermore, the remote valve also frees up the showering area itself to optimise the shower design and make the most of whatever space is available.

Sarah Clark concluded, “The feedback has been great across the board, with visitors stating that they especially like the design of the shower and the successful combination of the two different interior styles.”

Awards News SIG Roofing celebrates ‘Local Heroes’ at this year’s UK Roofing Awards Unsung heroes from across the roofing industry were given a chance to shine at this year’s National Federation of Roofing Contractors (NFRC) UK Roofing Awards, sponsored by SIG Roofing.

T

he three shortlisted roofers were invited to London for the annual award ceremony on 10th May, which saw Ben Large, of Bedfordshire’s BPL Roofing Ltd, named as the industry’s ‘Local Hero’ of the year. The recognition follows Ben and his team working against the clock to deliver a high-value project for a family who had been scammed out of £38,000 and left with an unsafe roof by bogus builders.

Ben takes up the story: “I’ve worked in the roofing industry for quite a number of years, but this was one of the worst examples of shoddy workmanship I’ve ever seen. People put a lot of trust in roofers, and it’s horrible to see this trust abused. After the case was brought to our attention via social media, I knew we had to help out. Because of the poor quality work from the previous builders, the entire roof had to be reinforced. Once this was completed, we set to work – ultimately completing the job within two days, free-of-charge. Helping this family out was just the right thing to do, but being named as a ‘Local Hero’ by the UK Roofing Awards means the world to me.”

Also nominated in the category were Sean Davis, of Riverside Roofing in Wigan, who is an active charity fundraiser and has helped vulnerable homeowners who have fallen victim to cowboy builders; and Gold Roofing Cornwall’s Ross Golder, who has raised more than £150,000 for children and young people with life limiting illnesses.

Speaking at the ceremony, Stuart Base, marketing director for SIG Roofing, commented: “The three shortlisted Local Heroes represent the very best of the roofing industry. Each of them were truly deserving of the award, and their commitment to going above-and-beyond the call of duty in the name of first-rate customer service is truly inspiring to behold. I’d like to congratulate all three for being shortlisted, and Ben for triumphing in what was a hugely competitive category!’

The Flower Bowl Wins Again for Sika Liquid Plastics Sika Liquid Plastics is celebrating the continuing success of one of its stand-out projects of 2018 after The Flower Bowl won the Green Roof category in the National Federation of Roofing Contractors (NFRC) Awards.

oofing contractor, W Hughes & Son installed Sika Liquid Plastics’ Decothane Root-Resistant system and Decotherm insulation at The Flower Bowl, a new-build leisure attraction on the outskirts of Preston with a curved green roof designed to echo the local landscape.

The NFRC Award follows the project’s success in being named Liquid Roofing Project of the Year in a Buried Application in the Liquid Roofing & Waterproofing Association (LRWA) Awards late last year. It highlights the collaborative relationship between the client, Sika Liquid Plastics and W Hughes & Son, which has led to a unique roofing installation that creates impact for the development and has created a real talking point for visitors.

Guy Topping from The Flower Bowl comments: “The building has been designed to echo the rolling hills of the Lancashire landscape and, thanks to the roofing system supplied by Sika Liquid Plastics, expertly installed by the W Hughes & Son team, we have successfully achieved that vision. Once

the grass on the roof has matured, we even hope to be able to graze sheep up there, which I’m sure will be a first for a leisure attraction!”

Sika Liquid Plastics’ Decotherm insulation was mechanically fixed to the profiled metal roof deck, following the contours for the hillshaped roof. Sika Liquid Plastics’ Decothane Root-Resistant system was then used to provide a robust waterproof surface, which is compatible with a green roof build-up and provided the ideal solution for The Flower Bowl.

Aluprof Unitised Systems Transforms Existing Belfast Building

ocated at Wellington Place in the heart of Belfast, the Merchant Square Office Development will offer over 200,000 sq.ft. of Grade A office accommodation. The existing seven storey office block was designed by McAlister Armstrong & Partners and completed in 1975. The new £18.5 million redevelopment will add two further floors and will consist of a new Corten steel and aluminium high performance facade.

The external envelope was originally specified in traditional stick construction curtain wall, but Clarke Facades worked with Aluprof to put forward a superior offer using a unitised option. Crucial to this specification change with Like Architects of Belfast and their client, the Oakland Group, is that the proposal had to fall within the original facade budget. This was achieved using Aluprof’s MB-SE75 Capped Unitised Curtain Wall system.

With the rise in use of unitised curtain wall systems in medium sized projects, the option of unitised systems is becoming a real alternative to a traditional curtain wall, especially as costs are becoming much more competitive. It is well known that unitised systems can offer up to a 50% time saving on installation which can offer significant savings on the project programme.

Aluprof’s MB-SE75 Capped Unitised Curtain Wall system was then specified in an anodised finish, which then contrasts in accordance with the architects design, with the external Corten steel used in a vertical column emphasis. Facade installation started

in early March and is expected to be completed in a matter of weeks, ensuring that the building envelope meets the tight installation programme.

The Merchant Square project has been funded by the Northern Ireland Investment Fund and Fairfield Finance.

The owner, Oakland Group is being advised by local firm Radius Corporate Finance. Guy Hollis from the Oakland Group states that the development will have a “transformative impact” on Belfast city centre and goes on to say: “Our project will have a multiplier effect around Wellington Place, Queen Street and College Square, and we are confident the Merchant Square project

will make a major contribution to the redevelopment of Belfast going forward.”

TeknosPro injects new life into beautiful farmhouse

An 18th Century farmhouse based in Chobham, Surrey, has enjoyed a living room space and kitchen revamp with TeknosPro. Nick Sammut, a professional painter and decorator from Surrey based Rushmoor Painting & Decorating, who had previously spruced up the farmhouse’s tired exterior window frames with TeknosPro products, was delighted to return to the beautiful cottage to inject new life into the living room and kitchen.

The work required recoating the walls and ceilings in the living room along with the woodwork in the kitchen. As Nick’s customers had been so impressed by the finish and protection on the exterior of the farmhouse, they were keen for their interiors to reflect the same quality.

TeknosPro 5 was used for the living room ceiling and walls; it is designed for dry indoor spaces and provides a full-matt finish with a low side sheen. The existing paintwork had been used to bridge the gap between the wall and the ceiling.

However, as the original beams moved over time, the paint had become stuck on the beam making it look untidy. Nick fixed this with TeknosPro 5 taking into account the movement of beams, and also applied a coat of Timantti Stop, a primer to prevent any water stains.

The kitchen cupboards needed a bit of TLC along with fresh coats of paint to the room’s ceiling and walls. Futura Aqua 3, a waterborne primer was used on the wooden doors and drawers followed by two coats of Futura Aqua 20, a waterborne paint with a semi-matt finish. maintaining the aesthetics of such a historic building.

The Blue Anchor has called last orders in Fishpool St, St Albans This Grade II Listed Blue Anchor Pub, built in the 17th century, was one of the last remaining public houses in the historic Fishpool Street.

In more recent times it was difficult to let out the pub, despite a substantial refurbishment in 2006; so the Blue Anchor closed its doors for the last time in Spring 2014.

I

n 2017, Osprey Development’s planning application was approved to convert The Blue Anchor into a two-storey four bedroomed home with remodelling and alterations to the single storey rear extensions including changes to the roof. This was dependant on the architectural style, roof form, windows and materials which had to complement its setting.

The conversion of the building was a success; however, it still required a solution for the thermally cold and inefficient single glazed primary windows throughout.

Additionally, the other requirement was noise insulation from the busy thoroughfare. Due to the Listed status of the building, these windows could not be replaced.

Osprey Developments consulted Selectaglaze, the leading specialist of secondary glazing for a solution.

The restoration was designed by local architects, Briffa Phillips and supervised by building surveyors Kirsop and Co. The main pub area has been considerately renovated into an elegant dining room and foyer; still sympathetically retaining the primary windows, wood panelled walls and a stunning heritage fireplace. The conversion of the building was a success; however, it still required a solution for the thermally cold and inefficient single glazed primary windows throughout. Additionally, the other requirement was noise insulation from the busy thoroughfare. Due to the Listed

status of the building, these windows could not be replaced.

A total of 16 units on the first floor, ground floor and study have been treated thus far using a selection of three window styles.

All the units installed are versatile and slimline framing systems, suitable for Heritage properties.

The Series 10 horizontal sliding unit was required to provide easy access to some of the outer windows. The Series 20 was the perfect unit to install mimicking some of the traditional box sash windows. The Series 30 lift-out unit was applied to the smaller windows in the building, offering a practical solution for treating windows which are rarely opened but require occasional access for cleaning or maintenance.

INTERVIEW WITH KUNLE BARKER Refurb Renovation News speaks with Property Expert, Journalist & TV presenter Kunle Barker about renovation projects 1. What determined your passion for renovation and design? Tell us about the moment you decided this was the career for you.

I always loved making things and was fascinated as a young boy by buildings. My father used to work for BT and would take me to the telephone exchanges which were these huge buildings with Victorian facades which hid a raft of electronics connecting us to loved ones through a miles of cables, lights and switches. I loved the fact you could not tell the buildings use just by looking at it. Then whilst studying my master’s degree at the University of Leeds I decided to buy a house, live in one room and rent the other out. I spent the summer painting, fitting doors and even fitting the kitchen. It was hard work but the results were great as I fitted laminate flooring and Ikea furniture which was not what most student landlords where doing at the time.

2. Illustrious Homes have been hugely successful and you have conducted many high profile projects, what has been some of your favourite refurbishments and why?

Due to our reputation for working on period properties we were part of the team that renovated Headley Court, and were brought on to help finish the project in time for the opening by HRH Prince Charles. It was an incredible challenge but a project that I’m really proud of as the team really pulled together to make sure this rehabilitation centre for veterans was open on time.

3. Do you think renovating has become more popular in recent years? If so, what do you think the reasons are for this?

According to the Hiscox Renovations and Extensions Report 2018, the number of homeowners choosing to improve rather than move has risen fivefold since 2013 – up from 3 per cent of households to 15 per cent so the stats suggest that renovating is only increasing. One of the main reasons is the high cost of housing making it increasingly more expensive to move.

When your stamp duty bill is more than the cost of an extension, it makes sense to stay put.

4. In your opinion, what is the most important aspect to consider before starting a renovation project?

How you use the space now and how you think you will use it in the future.

Try to design your renovation with one eye on the future. If you are thinking of starting a family then make sure your renovation takes this into account.

5. With trends coming and going, is it common to get caught in the trap of forever redesigning and renovating and not actually enjoy the home?

Yes, but normally because you didn’t ask the right questions when designing your space, so you probably haven’t identified the problem that you are trying to fix, hence continually renovating…

6. What is your ideal project?

I love period conversations especially ones that mix period restoration with modern architecture. I’m a big fan of glass boxes on Victorian terraces – but only if they are designed and built correctly 7. You have co-hosted and been a part of many TV shows, has this benefited and extended your knowledge of the industry?

Yes, undoubtedly mainly because working on TV has given me a wider exposure to materials, manufacturers, and designers. One of the biggest benefits has been working with Alan Titchmarsh and my appreciation of how important it is to really consider your garden and outside space when you renovate your home.

Yes, I think so. I’ve noticed more ambitious projects and not just in terms of budget but in terms of design ambition also.

12. Could you share with us some of your top tips for making home improvements?

Speak to an architect in the first instance, they will help you to understand what you want to achieve and more importantly how to achieve it. Always take your time and don’t rush into any project – this is how most problems happen

• Clearly set out your brief and articulate what a successful project means - budget/quality/time or a mix of all 3.

10. Do you have a signature design aesthetic or is each project completely unique?

• Take your time • Consider how you use the space and what you want from it

• Set a budget and don’t forget to add a contingency (15%) for unforeseen circumstances • If you use a builder check their references and view a live site they are working on.

Insolvency Practitioner SFP secures future of central Birmingham development When Developments One (Birmingham) Limited entered Administration in May 2018, it followed the liquidation of the main contractor developing St Anne’s Court, a block of 170 apartments in the Digbeth area of Central Birmingham.

N

ot only had work on the site already commenced, and despite a second contractor being appointed it was too late to prevent Developments One from breaching its banking covenants. Also 80 plots had been pre-sold to various purchasers, who had paid substantial deposits. As such, the secured creditor – UE Finco Limited – sought the appointment of administrators, turning to nationwide insolvency firm SFP. SFP immediately instructed a professional team; including insurers, structural engineers and chartered surveyors to review the work completed up to that point

and the future prospects for the scheme, to inform the strategy for the Administrators going forward. The site was initially mothballed and secured until the future of the scheme could be determined.

While completing its review, SFP sought a potential buyer, inviting registrations of interest from parties looking to acquire the site, and working closely with GVA (now Avison Young) on the sale. The efforts of the Administration team was rewarded when the site was acquired by the wellestablished developer, St Modwen Homes, who have engaged positively with all the purchasers.

Behind the corporate story, however, is also a more personal story of those potential purchasers who had put deposits down on an apartment, and risked losing all with the collapse of Developments One. This is

where the diligence and sensitivity of the SFP team came to the fore.

SFP ensured regular communication with all of the plot purchasers to ensure they were updated on progress, explaining the process and possible outcomes. Led by SFP’s David Kemp, the team are now able to share in the relief of the owners whose uncertainty is now over.

Mandy Kaur was one such non-secured creditor who stood to lose her deposit on a one bedroom flat and car park space. She is considering whether to be reimbursed or continue with the purchase of her flat: “The communication from the team at SFP was excellent. I was kept informed whenever the situation changed. If I had any questions they were answered in an honest way and I was given indicative timescales.”

James Smalley, another purchaser, put down a deposit on a one bedroom flat in December 2018 as a buy-to-let property.

Once groundworks began it became clear that much more work would be required to clear the contamination from the heavy brownfield site. Delays and costs put the developer under financial pressure:

This particular instruction was complicated and challenging, given the nature of the development site. The ultimate outcome is extremely pleasing, particularly for those worried consumers – many of whom had committed significant life savings to the off-plan sites,” he said.

For vulnerable occupant groups, the impact of overheating can take effect much sooner with potentially much poorer outcomes.

Low fabric thermal mass leaves buildings more vulnerable to uncomfortably high, and in some instances, dangerously high internal temperatures in summer. This problem of summer overheating has been identified, by the NHBC and others, as a particular problem in buildings vulnerable to excessive heat gain with inadequate ventilation.

Professor Holgate is chair of the Royal College of Physicians (RCP) and Royal College of Paediatrics and Child Health (RCPCH) working party on air pollution and a co-author of the Every Breath we Take and Better homes, better air, better health publications.

Compared with synthetic insulation materials, natural insulation including cellulose and wood fibre insulation has a much higher density. This higher density means that natural insulation makes for a better heat buffer it is the issue of penetrating heat where the thermal mass of natural insulation systems can delay the arrival of this heat energy to the internal surface, a process that can be measured and designed for known as phase shift or decrement delay. This measure can be used to design buildings that resist the transfer of heat, but be aware it is NOT a requirement in the building regulations.

Breathability A breathable structure is one that allows the passage/transfer of moisture.

Natural fibres constantly adjust humidity levels away from extremes of damp and dryness helping maintain air moisture at comfortable levels, reducing the risk of both surface condensation and the negative health risks from moulds, mites and viruses.

Of course, fabric breathability is not an alternative to a good ventilation strategy but should be considered as part of a robust and healthy building strategy.

It is relatively easy to see and to cost the damage done to buildings where moisture imbalance occurs. It is estimated that perhaps 70 to 80% of all building damage is due to excessive or trapped moisture’ With such a large percentage of all building construction problems associated with water in some way, breathability is an essential component in preventing the accumulation of harmful water being trapped within the building’s fabric. This is fundamental in reducing health risks from mould and mites that those suffering from respiratory illnesses such as asthma and chronic obstructive pulmonary disease (COPD) are particularly susceptible to.

Natural fibre insulation is most effective as it suppresses potentially harmful water by binding and releasing moisture which helps regulate humidity levels as the moisture moves.

Creating and maintaining a healthy and comfortable indoor environment is a complex and difficult challenge.

Temperature, humidity and carbon dioxide (CO2) must be maintained at safe and comfortable levels. Moreover, the introduction of pollutants such as particulates and volatile organic compounds (VOCs) greatly influences indoor air quality.

A robust ventilation strategy is clearly critical to CO2 levels, but the building fabric can play an important role in helping to manage temperature, humidity and pollution levels.

Easy-to-fit How insulation is fitted into or onto the building also has an impact on performance, poorly fitted insulation will allow the passage of air through the structure which can quickly strip out the heat from a building. Tests by Paul Jennings from Aldas featured in the documentary The Future of Housing demonstrated that a building with an air change of 9 m3/hour/m2 @ 50 pascals (Building Regs stipulates 10) when subject to a modest 20 miles/hr wind will take just 7 minutes to remove the heat from the building, what this shows is that regulatory compliance is not a good indicator of building efficiency, a guarantee of lower bills or occupant comfort. Minimising air movement through insulation is helped if insulation is designed to help restrict airflow, features such as tongue and groove profiles and dense fibre friction fit batts help to eliminate and reduce air pathways through the building.

Cancelling out the noise for a peaceful night’s sleep The higher density of natural insulations - such as wood fibre makes them ideal for reducing noise.

Sounds external to the building, such as traffic or music, as well as those from within the building, through walls and ceilings are attenuated better by wood fibre than synthetic equivalents. In providing better protection from acoustic pollutants, occupants often report a building as being more restful and relaxing thereby encouraging better mental health.

Project News Canmoor complete phase one of extensive Anchorage refurbishment Leading developer and asset manager, Canmoor, has completed the first phase of its multi- million refurbishment at Anchorage in Salford Quays.

T

he entire ground floor and atrium of Anchorage 2, the largest and central focus of the four office buildings which make up the development, has undergone an extensive refurbishment, resulting in a tenant-friendly, contemporary concourse with collaborative workspace and dedicated facilities to boost tenant wellbeing.

The reconfiguration of the ground floor has also made way for The Quays, a stylish new food and beverage outlet. There are also plans to extend The Quays’ offering in the summer with proposals being considered for an alcohol license available some evenings for tenants to enjoy a relaxing quay-side drink before heading home.

Part of the extensive ground floor refurbishment has seen shower and changing facilities installed, as well as a flexible wellbeing studio which can be used for pop-up yoga classes or personal training sessions. As part of this first phase of renovation, the 8th and 9th floors of Anchorage 2 were also

comprehensively refurbished and are now ready for occupation. The refurbishment programme continues throughout the Anchorage estate, with other vacant floors available for bespoke redesign for potential new tenants.

Ian Murray, director at Canmoor, said: “The transformation of the ground floor of Anchorage 2 was an integral part of our refurbishment plans for the whole development. We envisage that this space will act as a social hub for tenants across the whole Anchorage estate, offering a base for informal meetings and social catch-ups, as well as a place they’re proud to welcome clients and guests to. Since The Quays opened, it has already created a new dynamic in the building, bringing vibrancy and activity to the heart of the scheme.

“Anchorage is in a prominent location, directly opposite the Metrolink tram stop, so our focus is to now turn our attention to the external building so that it better reflects the high

quality, modernised space within. We will be enhancing the public realm, as well as the external appearance of all four buildings during this next phase, whilst continuing with the refurbishment of the vacant floor plates.”

RHODAR PAVES THE WAY FOR CITY CENTRE REGENERATION Rhodar, a leading specialist enabling works provider headquartered in Leeds, has completed demolition on the former ASDA Merchandising Centre of Excellence (MCE) building, which was located on the iconic Tetley Brewery site in Leeds city centre.

he demolition is the first stage of a larger regeneration plan, managed

by Vastint UK, to deliver Leeds City Council’s vision to inject new life into the South Bank area of the city.

Rhodar has demolished the steel portal frame superstructure of the ASDA MCE building, which covered approximately 100,000 square feet, and took 10 weeks to fully strip and

dismantle. The superstructure was razed to ground floor slab level and the fixtures and fittings were stripped with 220 tonnes of general waste removed and disposed of.

A further 1,800 tonnes of brick and mixed metals removed and recycled.

Andrew Cobden of Vastint UK Services Ltd, said: “We’re delighted that the first step in the delivery of Brewery Site Leeds has now been taken. The dismantling of this building makes visible our commitment to the creation of a new neighbourhood for Leeds.

This project has created a new space for the next stage of the development by Vastint which includes a brand-new city park, muchneeded homes, employment spaces and hotels for the South Bank of Leeds.

Project News CELEBRATIONS AS MULTI-MILLION CARE HOME NEARS COMPLETION IN BRISTOL A NEW purpose-built care home and reablement service development in Cadbury Heath, Bristol is one step closer to completion after contractor Stepnell hosted a topping out ceremony earlier this week.

A

ward-winning construction company Stepnell - which opened its Bristol office in October last year - was awarded the £8.5 million scheme by care specialists Brackley Investments and started on site in April 2018.

The topping out ceremony, which traditionally signifies the structure has reached its maximum height, was attended by representatives from Stepnell, Bristol based charity Brunelcare and Cadbury Heath Healthcare.

James Harris, Stepnell project manager, said: “We are really excited to reach this significant milestone in the delivery of this much-needed care scheme, providing high-standard care facilities to support the specialist needs of elderly people in the South Gloucestershire community.

“Health and Care is one of the key sectors for Stepnell and we have a long history of successfully delivering a number of professional care projects across the country. Our team of specialists bring a unique perspective to the pre-construction process to ensure that each development is completed to the highest standard, with key details in mind to meet the resident’s needs. We’re really looking forward to seeing the end result once the development is fully completed.”

Located at Earlstone Crescent, the 64-bed care home - named Little Heath Care Home and Reablement Centre - will also have a 24-bedroom rehabilitation facility, which will offer separate accommodation and posthospital support for people in need of temporary step-down care before returning home.

The fully accessible rehabilitation facility will include a gym, shared lounge and dining facilities, as well as a kitchen to help residents regain confidence and independence.

Due to complete in early 2020, the two and three storey development will be operated by Bristol housing and care provider Brunelcare and will replace the former Heath Resources Centre and the former South Gloucestershire Council Newton House Care Home on the site.

Kevin Fairman, CEO for Brunelcare, said: “It is exciting to see the development reach this milestone. Opening Little Heath means Brunelcare will be able to increase the number of care home places it currently provides, along with expanding our already very successful reablement service, supporting people returning home from hospital. This development will also provide over 100 new jobs, for both our existing employees and new recruits, in order to run this new service.”

The new centre, designed by Roberts Limbrick Architects, has been built to provide the best practice in care, giving residents a secure and safe environment that can support specific individual care needs, including people living with dementia.

The development features separate garden spaces, including fruit and vegetable beds, sensory spaces with tactile, scented and intelligent planting schemes which residents can use and enjoy, as well as photovoltaic solar panels on the roof. Shared community amenities, including communal lounges, a hair and beauty salon, function room and shop also feature as part of the facility.

CHELSEA PHYSIC GARDEN WINS NATIONAL LOTTERY SUPPORT FOR GLASSHOUSE RESTORATION PROJECT Chelsea Physic Garden is delighted to announce it has received initial support and development funding from The National Lottery Heritage Fund for the Chelsea Physic Garden Glasshouses Restoration project.

ade possible by National Lottery players, the project aims to repair and preserve the iconic glass structures within the Garden for at least the next fifty years. Development funding of £172,500 has been awarded by The National Lottery Heritage Fund to help Chelsea Physic Garden progress its plans to apply for a full National Lottery grant of £680,000 at a later date.

The funding from The National Lottery Heritage Fund will contribute towards this extensive restoration project.

Today whilst the glasshouses are home to a range of rare and sub-tropical species, the structures are fragile and in need of significant repair and conservation to restore them to their former glory thus saving them for future generations to enjoy.

When restored, the glasshouses will provide a much better growing environment for the important and diverse collection of plants. The work will include improvements to the paths and glasshouses to make them more accessible for visitors with disabilities. This will enable the Garden’s team to hold activities and workshops for a wide variety of people so they can discover and experience the history and contemporary relevance of the glasshouses plants. A programme of open days and events for local communities and schools will highlight plants from the many cultural backgrounds represented in London and in the Garden’s collections.

The first known heated glasshouse in the UK was erected at Chelsea Physic Garden in 1683. This ‘stove house’ as it was known) is thought to have been the first of its kind in Europe. It was heated using pioneering technology of the period which enabled the gardeners to control the heating and venting to nurture new tender species such as melon and pineapple that had never before been propagated in the UK. The present glasshouses date back to the late Victorian period and are the most complete range of teak and iron houses in the country. Erected in 1902, these buildings house some of the world’s rarest sub-tropical species together with ferns, succulents and carnivorous plants.

Many of these 1200 plants are historically important and some endangered in their natural habitat. Despite being damaged in the 1941 Blitz, these modest but elegant cast iron structures have survived to become an iconic feature within the peaceful surroundings of the historic botanic garden.

M

aintaining and renovating historic buildings is one of the main ways to preserve important parts of our cultural history. These older buildings should be carefully and efficiently renovated to ensure they stay protected and can still be used today. Here, Dave Bigham director of global training initiatives at surface preparation equipment manufacturer, National Flooring Equipment, explains how contractors can prepare for surface preparation work in listed buildings.

Older buildings may need floor renovations to restore a cultural heritage site, to adapt a building for a new purpose or to simply remodel a building that is outdated. No matter the reason, renovation of older buildings takes time and planning.

In most circumstances, older buildings will have had more renovation work done over time. The layout of the room and the materials used on the walls and the floors could have changed many times, impacting the condition of the substrate. Surface preparation may therefore be more time consuming and require more machinery and labour to be completed efficiently.

Preparation The best way to ensure that surface preparation is not a long process when renovating an older building is to assess the site. Before starting the work, contractors should establish the size and scope of the building as well as accessibility. This will help them determine the size of machine that they need.

Contractors should also find out as much as they can about what is underneath the floor. The older the building, the more surface preparation steps required to get the finished result. Each step of the process might require a different piece of equipment, for example to remove coverings or adhesives and to prepare the substrate underneath for a new covering.

Knowing what machines to bring to the job early on can streamline preparation work and reduce downtime and lost productivity.

Logistics The building itself can also determine what equipment is best for the application. Contractors should ask the facilities manager about power accessibility in the building because it can impact equipment choice. Some older buildings keep all generators in the basement, so using a batteryoperated scraper would be better than an electric machine.

Extended exposure to these particles can cause fatal illnesses such as silicosis.

Contractors should ensure that they bring equipment to the worksite that will reduce exposure to silica dust and other harmful contaminants found in dust. Most floor removal equipment attaches to dust collectors to reduce the amount of dust in the atmosphere. National Flooring

Equipment has also released the ION4K to further reduce exposure to dust. The machine electronically charges the particles in the air and knocks them to the ground, making it easier and safer to clear the job site.

Managing expectations Keeping in close contact with the facility manager and building owner is important during any surface preparation job.

Contractors working in older buildings should contact the facility manager before a renovation begins to understand what the expected final result is. Knowing the customer’s expectations and the knowledge of what has happened to the facility in the past can help contractors choose the right equipment.

Contractors should also speak to the facility managers to set their expectations about time frame. Surface preparation in older buildings can take a long time because it is not always clear of how much work lies beneath the top floor covering.

Understanding what the facility manager expects helps the contractor to know what time frame the job can be completed in.

A floor renovation can help bring older buildings back to their former glory, either for historical preservation or to give the building a new purpose. With time, planning and communication, contractors can ensure that surface preparation work helps gives older buildings a longer lifespan.

Floors & Flooring TTA AWARDS SHOWCASE TOP RESTORATION PROJECTS The recent annual Tile Association Awards have showcased a number of top projects, which impressed the judges for their use of tiles.

For example ARDEX UK Ltd won the award for the Best Large Commercial Project for their work at St Andrew Holborn, which has stood as a Catholic Church for over 1,000 years. Throughout its history it has received several major renovations, but it is most famously known for its late 17th century rebuild by the renowned architect Christopher Wren, who later went on to design one of London’s most recognisable and historic landmarks, St. Paul’s Cathedral. The latest large-scale works date back to the 1950s, and six decades on it was deemed in need of repair again.

Meanwhile Craven Dunnill Jackfield Ltd won the Best Heritage Project category for their work on the Harrods Food Hall. The company has been involved in the restoration of the tiling in the Grade II* listed food halls for many years. In 2018 the company was contacted to produce new tiles for both the Roastery & Bake Hall and the Fresh Market Hall.

Completed at the end of 2018, the latest refurbishments spanned the entire internal area of the church, including some 600m2 of flooring in the main church area and its surrounding rooms, as well as its vestibules and tower. Consisting of old vinyl tiling, it was worn and damaged and was replaced with new Hopton Wood

A Rinnai HD50i looked after the hot water demand for 10 years, without missing a beat, but due to expansion at the hospital a new bespoke system was required.

New Aquarea Cascade Control for up to Ten Heat Pumps Panasonic has introduced a new Aquarea Cascade Controller, with a highly integrated interface, to deliver increased energy-efficiency for large applications.

The controller can operate up to 10 Aquarea air-to-water heat pumps (160kW) simultaneously or in cascade mode, helping to meet the heating or cooling demand of commercial buildings more efficiently.

For large projects, efficiency is the key to creating a more sustainable building and reducing heating and cooling costs. Cascade control is increasingly being utilised, making use of parallel-connected heat pumps and switching on the most efficient number of these as demand is increased or decreased.

The new Aquarea Cascade Controller makes it possible to connect up to 10 Aquarea heat pumps in parallel, to suit the needs of large-scale applications such as shops and hotels. Each heat pump within the cascade requires its own Modbus Interface (PAW-AW-MBS-H) to allow it to communicate with the Aquarea Cascade Controller.

The Aquarea Cascade Controller directly integrates with the building’s BEMS by a built-in modbus for a smart way to manage heating, cooling, domestic hot water (DHW) and monitor energy-usage. Photovoltaic solar panel functions, a 3-way external valve for cooling and up to three external heat meters can also be connected to the controller at one time, enabling facilities managers and maintenance professionals to oversee all operations and view essential information in one place.

In addition, the controller includes a touch screen display with information about each of the connected heat pumps - ideal for quick servicing and maintenance tasks.

This scale of cascade control presents a more efficient solution for commercial buildings. It helps to maximise the lifespan of the Aquarea units, which can be intelligently managed to balance the load, and offers a contingency solution if maintenance is required, minimising downtime.

Gilberts Blackpool- the air movement specialist that provided the air distribution outlets for Primark’s first UK store over 20 years ago- has now facilitated a fresh environment for shoppers at the latest Primark to open its doors: the Birmingham megastore, claimed to be the biggest of the chain’s outlets in the world.

It even features three food venues, Disney and Hogwarts zones and a beauty studio.

Gilberts worked with facilities management company Mitie to ensure air supply throughout the public and staff areas of five-storey, 161,000ft2 (14,957m2) new store, on the former Pavilions site in the heart of the UK’s second city.

“The scale of the project made it complex,” explained Gilberts’ Sales Manager Martin Malyon, “. We have an established relationship with Mitie and Primark but this was certainly the biggest we’ve done together.

Gilberts designed and developed a strategy to ensure appropriate air supply throughout the five floors, from basement upwards, addressing air circulation through the sales areas, toilets, staff rooms, training rooms, fitting rooms, cleaners’ stores and even the detention room, taking into account the impact of a two-storey atrium and mezzanines around it, and air flow to the support plant.

Gilberts had to address the variety of open ceilings to create the perception of space on the main sales floors, and suspended ceilings in fitting rooms, staff rooms and WCs, taking into account people movement through the various areas. A combination of GSFA swirl diffusers, DG4 ceiling diffusers, GX extract valves, GSL linear slot diffusers and transfer grilles provide air supply internally, complimented by smoke louvres within the atrium, and WGF38 external louvres on the façade from first floor upwards servicing the plant rooms.

More than 300 diffusers, linear diffusers up to 2.4m long, and some 20no. façade louvres up to 2.5m x 1.5m were manufactured at Gilberts’ Lancashire factory for on-site installation by Mitie.

“Usually with open ceilings we would fit coanda plates to ensure the occupants below did not feel a draught or be subjected to ‘cold dumping’,” elaborated Martin. “The feeling was that in a shop, people tend to browse rather than be static, so, with the high ceiling clearance, fitting of standard swirl diffusers was deemed acceptable to create a comfortable environment. Beyond that, the brief was to create a ventilation strategy that was fully compliant with appropriate Building Regulations in terms of air changes/hour and air quality.”

eferred to as the ‘greatest challenge facing London today’ by the Greater London Authority , the housing shortage in the City and the South East in particular has led to the rise in change of use buildings. Primarily, the increased demand for residential flats, combined with the slowdown of the office market has resulted in many developers looking for opportunities to convert office premises into residential dwellings.

Whilst alleviating the housing crisis, there are considerations around managing fire safety in a change of use building, as requirements for residential buildings are different to other types of building. Some developers, especially smaller operations, may not be aware of this, especially as planning permission is not always required in change of use buildings; which poses a potential risk factor in terms of fire safety.

As an added issue, these redevelopments or refurbishments often happen at a rapid pace which, alongside potential loopholes within the fire safety order and planning process, can pose a potential fire risk for residents.

Generally speaking, planning permission is required when change of use works include what the Government defines as ‘development’, which includes but is not limited to ‘material change of use’. In theory this incorporates change of use buildings, as the transition

from say an office block (deemed a class B building) to a residential unit (deemed a class C building) would constitute a material change of use. A change of use where the before and after use falls within the same class would be permissible without planning permission; for example changing a shop to a café (both within class A). The lines become blurred however as there are certain circumstances that are the exception to this system, where developers may be permitted development rights which allow change of use, without having to make a planning application . The governmentpermitted development rights scheme allows certain change of uses to be carried out without planning permission in these circumstances and an example is change of use from an office to a residential unit. Although it makes the process more straightforward for the developer (notwithstanding that they are still required to submit a Prior Approval application with planning drawings and supporting documentation, as well as seek consent from the local council for change of use), the consideration around adapting and/or installing correct fire safety features adequate for a residential dwelling is paramount.

Fire safety obligations and considerations It is important that both the landlord and any other organisations responsible for managing the refurbishment process in a change of use building are aware of their fire safety

duties and are mindful that these loopholes are not a means to cut corners. Additional legislation is in place to protect occupants of residential dwellings when it comes to fire safety, compared with other types of building use. All building refurbishment work falls under the Regulatory Reform (Fire Safety) Order 2005 , which outlines what is required in order to comply with fire safety law. The Housing Act 2004 was also designed to impose more stringent housing standards to protect occupants of residential dwelling and includes fire as a category hazard to be assessed. There is ample guidance available around fire safety management, including but not limited to the Guidance on fire safety provisions for certain types of existing housing produced by the Local Authorities Coordinators of Regulatory Services (LACORS) .

There are also considerations around the building itself. Older buildings may have outdated fire risk assessments and fire preventative measures in place, which therefore must be revised. Refurbishments will need to follow the same stringent fire safety and fire risk assessment requirement as new builds and in these scenarios it can be more difficult to retrofit a solution that meets fire safety law. There may also be features in a building that were suitable for its original use but are not for residential use. Potentially safetycompromising scenarios to consider include

Use the right equipment Mistakes can happen when you also don’t have the right tools to hand and when you don’t use enough protective gear. Proper work trousers are a good starting point; these can be bought from DIY sheds for £30-50 and are a good investment, as they can stop the common scratches while offering you

things like compartmentation. For example, if an office unit had cables running through walls, the portholes created for this function might compromise fire compartmentalisation in a residential unit, unless this feature was modified.

If you deal with adhesives and sealants, grout, cement etc. without wearing wellfitting gloves and a face mask, you might develop breathing problems or your skin could become irritated from all the dust in the air. Professional builders wear protection as a matter of course, so inexperienced people are even more required to do so. If painting in closed environments, you can get headaches if they aren’t ventilated. To avoid this, consider buying low VOC (volatile organic compound) paints, available in specialist shops. You can also purchase dust-free net sanding discs, which when combined with the right tool and an extractor, will virtually eliminate dust.

Ask for help DIY jobs, although they imply tasks that you can do yourself around the house, can benefit from an extra helping hand. Don’t hesitate to ask when you need someone at the bottom of the ladder to hold on to it, or when you need assistance in lifting something heavy off the ground. You could also benefit from a considerate, calm opinion from someone more objective than you, but be careful who you involve in the process as a lot of people or children around can actually interfere with your focus and do you a disservice.

If alone on a ladder, take your time and make sure it’s at the right angle. When climbing it, don’t overstretch yourself without extending it, as the chances are quite high for an

incident to occur. Better still, if you’re using it constantly, consider investing in a ladder that’s flexible and can adapt to your needs without putting you in danger.

Spatial planning It’s not just about having the right tools – you also need to have the right space to work in, where everything is organised and within easy reach. Especially when working in tight areas such as a bathroom, some people tend to leave everything in there and then struggle to manoeuvre, and this is when things can go wrong. Remove everything that’s unnecessary at the start of a new task – from storage solutions to untangling cords and decluttering tips, you have all the information a click away.

If you set your mind to deal with the basics and allow as much time for this part as you do for watching DIY tutorials, you are a step closer to completing your projects in time and in one piece.

Tips of the trade THE FIRST PRINCIPLES OF EXTENSION PLANNING Property extensions are one of the most common structural improvements undertaken by homeowners, increasing floor space and adding value. To put it into perspective, in 2018, insurer Hiscox identified a significant increase in the trend for ‘improving not moving’ over the last decade.

W

hether extending to the side, rear or both, it’s a decision which requires careful planning and an awareness of the potential disruption and inconvenience to daily life that such a project will cause.

As such, you need to get your thoughts clear from the outset. All too often, I have seen people rush into this type of build gung-ho, without considering all the variables and potential outcomes. In short, this attitude can lead to costly mistakes.

Begin with first principles, questioning the motivation behind the decision to extend: What are you looking to achieve?

Why doesn’t the current layout work? Is an extension the best solution? Sometimes it might be concluded that a small adjustment of the internal layout of the property is all that’s needed, and is certainly more cost effective than an extension.

Next, before you even engage your suppliers, develop a clear brief, and outline your aims and objectives. These will act as guidelines to all those who will subsequently be involved in the construction journey. This document will ensure the project stays on track, in line with the original vision throughout.

Make a list of all the suppliers you might need to consult and identify their potential roles in the process. One mistake, which can have a big impact down the line lies in the misunderstanding of the roles and responsibilities of the different professions within the construction industry. For example, I’ve seen chartered surveyors confused with structural engineers. This resulted in disaster down the line when the homeowner found a major fault in their new extension, something which could have

been avoided had the right professional been consulted in the first place.

Equally, it’s important to check the qualifications of those you employ. Make sure they are accredited with a professional association such as the Federation of Master Builders (FMB), Institution of Structural Engineers (IStructE) and Royal Institute of British Architects (RIBA). In the past, I have come across clients who have engaged an inexperienced, unqualified ‘engineer’ and then found problems during construction, which are either design errors or too complex for such an individual to resolve.

Always ask for their experience and any examples of previous work.

Once everyone is on board, it’s important to work collaboratively. Ongoing dialogue

between client, architect, builder and engineer is crucial to success. For instance, the architectural design drawings should not be completed without an engineer; this avoids the common problem of a scheme which doesn’t work or is physically impractical.

I would advise creating a situation where all parties involved are in constant discussion and ultra-clear on every step of the build process. This will help prevent any avoidable structural complexity and, subsequently, keep costs down. One method to deliver this joined-up approach is to appoint a practice which offers both architectural and structural services, streamlining through a single supplier who is responsible for all outcomes.

Create two budgets, one for costs and another for time. Regarding the former, this will keep your expenditure logged in one place and help to manage everything from builder fees to materials purchased.

The latter will help with organising the construction journey and improve efficiency.

Factor essentials into this activity schedule, such as planning and building regulations through to the estimated completion date.

To put it into perspective, a simple extension which needs planning approval can easily take six months to design and get approved.

Ultimately, the old principle ‘To fail to plan is to plan to fail, rings true. Organise yourself, and you will achieve the peace of mind that you’re working with skilled professionals who understand your vision and are equally aware of budgets and timeframes.

Project News LANDMARK DECISION FOR NOTTINGHAM AS PLANS TO TRANSFORM ISLAND SITE APPROVED NOTTINGHAM is on the cusp of creating “possibly the biggest regeneration scheme in the UK” as outline plans to transform the high-profile 40-acre former Boots Island site have been approved this week by Nottingham City Council planning committee.

onygar Investment Company PLC intends to transform the site, which has laid derelict for many years, into new homes, grade A office space, creative market space, a five-star hotel, retail units, a ‘linear’ park and community space and student accommodation.

The landmark decision, which was overwhelmingly supported, will see hundreds of jobs created, strengthening the local economy and helping to elevate Nottingham as one of the UK’s key regional cities for investors and employers.

s part of plans to regenerate a key area of Halifax in Calderdale, Rhodar was appointed by Together Housing Group, one of the country’s largest social landlords, to demolish the tower blocks, and has now completed the preparation works.

80 Rhodar operatives managed the internal strip out, which began in June 2018 and has taken 40 weeks to complete. Having delivered the first phase of this £6m+ demolition project, Rhodar’s team now embark on the top down deconstruction of the tower blocks, along with a 48-metre super high reach excavator.

The excavator arrived in April and will remove approximately 10 storeys from each block, allowing further high reach kit to demolish the remaining structures.

The regeneration of Beech Hill is part of the Calderdale Together Investment Partnership, a partnership between Together Housing and Calderdale Council, which aims to deliver up to 650 affordable homes over the next five years, including new homes at the Beech Hill site, as well at other sites across the borough.

Fisher & Paykel’s lead designer shares insights on the future of kitchen design Designing outside the triangle

ark Elmore, General Manager, Design at FISHER & PAYKEL on design in the kitchen. Mark has been designing kitchen appliances for decades. He is particularly interested in the physical and architectural changes that have occurred, and in the sociological and psychological ways in which kitchens have changed over the years.

The so-called kitchen triangle is now redundant. Gone are the days when work in the kitchen was seen as a chore to be done as efficiently as possible, usually by only one person. The kitchen has become our studio for creating and socialising – it’s the social hub.

The changing nature of today’s kitchen provides designers with opportunities to innovate and develop multiple right answers — after all, there is not one size that fits all.

In today’s kitchen we create, we experiment: the kitchen is now our metaphorical ‘shed’ where we tinker, perhaps making it up as we go along, perhaps following a recipe. Today’s kitchen is multifunction room and a place used to communicate our social status. It is a place where cooking is a collaborative act.

Distribution Appliances: This means not only that kitchens are growing bigger but also that we have to rethink the concept of the working triangle.

As appliance manufacturers, we have had a look at what we can do to respond to these trends. We have started to separate the components.

The design challenge: flexibility The range of things we cook in the kitchen has changed: sometimes we just want to heat up some leftovers or takeaways; other times we want to create gastronomic feasts to impress others. This range of cooking, from fast food to slow food and back again, affects the way in which we must design kitchens and the appliances that go in them.

There is also a trend towards more freshfood cooking but often this is paradoxical, as the interest in locally grown, organically grown foods increases, so does the interest in international foods. Our palates are much more global; we eat foods from around the world, cooked in authentic utensils with authentic ingredients. This paradoxical situation provides designers with opportunities to be creative in providing bespoke design solutions. We are also eating more healthily—or at least trying to do so.

This will have an impact on how we design spaces for different foodstuffs to take into account their requirements for storage, handling and preparation.

In the professional kitchen it is the chef that is the master, whereas in the home kitchen the technology sometimes has to work harder to make us look good. The amateur at home can have little knowledge and, with more children engaging with food, health and diet, the technology needs to be simple, obvious and suitable for small, large and elderly hands. It’s not just about physical ergonomics but also about cognitive ergonomics; it’s about how appliances make us feel.

Domestic appliances are required to be multidisciplinary, not only performing multiple functions but also working with different people with differing skills. But we still want the same levels of control and precision. The appliances don’t have the rigour or scale of working of the professional items, but they must be intuitive to use and have the capacity to flex and improvise.

Why the triangle is obsolete The concept of the ‘work triangle’ in kitchen design was based on working between the key components of the hob/oven, the fridge and the sink. It came from an efficient timeand-motion study—based on a productionline metaphor. Work in the kitchen was seen as a chore to be done as efficiently as possible, usually by only one person. In today’s kitchen we create, we experiment.

In some countries we understand there are even ‘personal trainers’ who will come in and work with the cooks. And instead of just sitting there and watching the theatre unfold, the visitor is picking up the cooking utensils and joining in. Work in the kitchen is now a team effort.

The North West Transport Hub is an impressive £27 million redevelopment of the Waterside train station in Derry to create a multimodal transport facility, which includes a brand new train terminus, bus stands, park-and-ride facility, passenger waiting area, retail units and community space. The new hub will provide for up to 1100 new local and cross border bus and connecting rail services.

Translink commissioned Farrans Construction to manage the project alongside railway engineers Rhomberg Sersa JV. Specialist roofing contractors D. Harkin & Co. Roofing of Derry was appointed to carry out all roofing works and selected the Roofshield membrane from the A. Proctor Group to ensure the highest level of protection.

Office Transformation Delivers New Twist on Traditional Stone Façade Originally constructed in the 1920s, Axtell House is an office building that boasts both original Art Deco features and a location a stone’s throw from Regent Street.

A

refurbishment delivered by RED Construction has added three new storeys, with Shackerley’s SureClad® Engineered Stone ventilated façade system, specified in a creamy beige colourway to reference the Portland Stone of the original façades. The panels were sandblasted to create a textured finish and some were also detailed using computer numerical control (CNC) engraving, creating vertical linear fluting that replicates classical stone detailing.

The design concept for the additional storeys was to integrate stone and metalwork into a contemporary mansard roof. The weight and strength of the engineered stone panels were key considerations as it was vital to minimise structural loading to avoid any need for strengthening the existing structure.

Fire tested and certified A2/S1 in line with BS EN 13501-1, the SureClad Engineered Stone system is versatile and so robust that panels of just 2cm and 3cm thick could be used, creating the impression of natural stone at a fraction of the weight.

Specialist contractor, Dmitro Facades worked closely with Shackerley to ensure production schedules were aligned to the detailed façade plans and installation programme.

Mustafa Kurtumerov from Dmitro Facades explains: “The design of the new elevations was quite complex with curtain walling and anodised metallic cladding sitting alongside Shackerley’s SureClad® Engineered Stone panels, which meant there were a lot of interfaces between the different materials.

“It was essential that fully-fabricated panels were available on site ready to install on a just-in-time basis, because storage and access were limited. Shackerley helped us to ensure that the whole installation ran like clockwork and the results are stunning.”

All façade elements were custommanufactured at Shackerley’s ISO9001accredited production plant in Lancashire.

This included CNC-engraved 30mm thick engineered stone panels. Each groove was precision cut to create a channel 35mm wide and 15mm deep, creating total uniformity for the decorative finish. A number of complex pre-assembled units were also factoryfabricated by Shackerley to enable faster and easier installation.

In total, more than 100 different types of panel and detail were specified, including

panels of varying sizes, with the largest panels used on this scheme measuring 1732mm x 925mm.

The system was installed using Shackerley’s SureClad® ‘Hang On’ system, which allows the panels to be lifted into position on horizontal rails and provides full support while they are being levelled; a feature of the specially-designed brackets that Shackerley fixed to the reverse side of each SureClad® Engineered Stone panel with stainless steel undercut anchors. Adjustment bolts in these brackets make manoeuvring each panel into the correct position on the façade quick and simple.

Mustafa continues: “Although the cladding installation covered a relatively small area, the complexity of the design, the mansardstyle windows and the interface between different materials made this a potentially challenging installation. However, the close working relationship and technical support we had with Shackerley throughout helped the job to run smoothly.”

2019 marks an exciting year for Sahtas.

Its production processes are unique in the heavy clay and terracotta industry with its raw, excavated clay undergoing ‘clay washing’ before being introduced into its multiple production lines. Clay washing mixes the raw clay with water into a slurry before being sieved to remove coarse particles then forced at high pressure into ‘filter cake’, a malleable soft clay, prior to production. This process removes the coarse particles and deleterious soluble salts present in the clay leaving a pure, fine-grained raw material which, after drying and firing, produces an extremely durable finished product.

The new factory gives Sahtas a fantastic opportunity to significantly increase the output of its traditional hand-made roof tiles and bricks but also to introduce new products to the market including the Southdown handcrafted plain tile and a new clay pantile, both of which will be available this year. The production of the Southdown plain tile will include elements of machine extrusion and hand finishing enabling Sahtas to offer a clay plain tile with the subtle aesthetics of the traditional hand-made tiles but at a lower price, falling between the current ranges of hand-made and machine-

made plain tiles. The Southdown will be available with its own range of fittings and in three colours – Red, Brown and Dark which can also be mixed on site to create unique blends.

2019 also heralds the launch of a redesigned traditional clay pantile from Sahtas. Available in two colours; Red and Weathered, the new pantile will be available from stock across the UK but is particularly suited to those eastern regions where traditional clay pantiles predominate.

Roofing & Cladding MARLEY’S LATEST ACME DOUBLE CAMBER CLAY TILE USED ON HENLEY-ON-THAMES PROJECT When an existing building is extended, a key element of the success of any construction project is often based on whether a seamless match in terms of tiling solutions for the roofing space can be found.

Marley pulled out the stops recently to help a customer overcome this challenge and complete a roofing project, which included the supply of its brand new classic red smooth acme double camber tile before it had even launched.

The customer, based in Henley-on-Thames, was undertaking an extension at his property and wanted to find a suitable roof tile match so the new build roofing space would blend in effortlessly with the older part of his property.

Having enquired with Marley about the feasibility of acquiring some of the previously installed tiles to create the match in style and colour, Marley’s Regional Sales Director, Andrew Rooke, took up the case to assist him to find a satisfactory solution.

Andrew Rooke, comments: “During initial discussions, it became clear that a soon to be launched Marley product – a new classic red smooth acme double camber tile – could well be the perfect answer. The challenge was that the new tile was yet to officially enter the market.

“Undeterred, we were able to supply a sample from the new tile’s trial production run so that it could be evaluated on site in terms of its suitability. The answer came back that it would be ideal in terms of matching the existing roofing

aesthetics, and that the homeowner loved the look of the all-new classic red smooth acme double camber tile.”

Determined to ensure the customer got the very best service, Marley subsequently arranged that the required small quantity of the new product from the trial run was supplied without delay, so the roofing project could be completed on time without waiting for the new product’s formal launch into the marketplace.

EXTENTIA GROUP COMPLETES HOSPITALITY REFURB AT EMERALD HEADINGLEY Built environment specialist Extentia Group has completed the refurbishment of the Directors’ Suite, and fitout of the Executive Boxes and Emerald Suite within the North Stand at Emerald Headingley Stadium.

Extentia Group’s interior design specialist SpaceInvader and design led furniture supplier Ralph Capper also worked on the project.

The firms produced the interior design of the Emerald Suite and executive boxes within the new stand and supplied furniture to the executive boxes and communal areas. The new areas provide panoramic views across both the cricket and rugby grounds, with the ability to reconfigure the space for conferences and events.

In the Directors’ Suite, Styles&Wood acted as Principal Contractor to an extensive programme of works over 20 weeks, refitting the suite’s

main lounge, new toilet facilities, and back of house areas including two kitchens and private dining facilities. This included a full M&E stripout and new installation including air handling units, fire systems, lighting controls, and walkway gantry above the suite’s ceilings for maintenance purposes. It also refurbished the bridge connecting the suite to the North Stand.

The concept design for the suite was undertaken by interiors specialist Nanu Soda, with all elements chosen to deliver a high-quality, luxury finish. All internal fittings and furnishings were bespoke, with carpets, wallpaper, joinery, flooring, trims and bulkheads all individually commissioned and hand-made.

The works form part of the £45 million redevelopment of the stadium, which is home to the Leeds Rhinos rugby league club, Yorkshire Carnegie rugby union club and Yorkshire County Cricket Club.

Since the Grenfell Tower fire the issue of fire safety has dominated the construction sector. Following the Hackitt Review and the subsequent Government Implementation Plan, published in December 2018, four key areas were highlighted for improvement, including “Clearer standards and guidance, and product safety”.

Warrington Fire, now a part of the Element Group, is a UKAS accredited laboratory which specialises in fire resistance testing for passive fire protection products. The riser doors are tested to measure the integrity of the door and frame when subjected to fire. The process involves ensuring that flaming cannot occur on the unexposed face of the door for longer than 10 seconds and that a 25 mm rod cannot be passed through the specimen. The transfer of radiant heat though the surface of the doors is also measured. Limiting the transmission of heat from one side of the door to the other to protect building occupants so they can safely exit the building is paramount.

Amendments have already been made to the Building Regulations Approved Document B (Fire Safety), notably the ban on combustible cladding on all new buildings over 18 metres in height.

Further changes are expected as a result of the call for evidence for the technical review of Approved Document B, which closed in March. Fire alarms and human behaviour Wrightstyle is an international glass and steel glazing company. Jane Embury, the company’s marketing director, looks at human behavior when a fire alarm sounds.

W

e’re sometimes asked why our advanced glazing systems are designed to give protection against fire and toxic gases for up to 120 minutes.

The answer, of course, is that large or complex buildings such as hospitals or tall office blocks can take a long time to evacuate and, then, protected access is needed for fire crews to extinguish the fire.

But it’s not quite as simple as that, because human beings aren’t predictable.

For example, a major UK retailer took part recently in a series of unannounced fire test evacuations.

Interestingly, and contrary to their training, staff didn’t always immediately start to move customers towards the exits.

The majority first sought confirmation that it was a real fire alarm, which therefore delayed the evacuation.

After all, we’ve all been in a building when a fire alarm has sounded. Did you immediately move towards the nearest exit? Probably not. Our first instinct is not to take the alarm too seriously. FIREX SHOWCASE FOR INDUSTRIAL FIRE PROTECTION Industrial fire detection specialist Patol will be returning to the Firex International exhibition, using Stand FX650 to demonstrate its wide ranging capabilities in protecting various sites from the threat of fire.

s a UK company based in Reading, Patol is a designer and manufacturer of systems, as well as a distributor for other leading manufacturers, often working with partners throughout the fire safety industry to deliver a solution-based approach to fire, heat and smoke detection applications.

The focus at this year’s Firex International is the Fire Thermal Infrared (FireTIR) detection system, one of the more recent additions to Patol’s product portfolio. The system features fixed infrared cameras connected to a user-friendly software interface through which the surface temperatures of the area being protected are monitored in real time.

The image from each camera can be divided into zones, allowing specific risk areas to be identified and to also establish nondetection areas. High or low pre-alarm and alarm set temperatures can be programmed for each zone, with outputs to fire alarm and process control systems. FireTIR is suitable for a wide range of applications, including storage and handling plants, manufacturing industries, transport and power generation.

For hazardous areas, camera enclosures are available to IP66 or ATEX certification, with automatic camera lens cleaning ensuring the system is ideally suited to dusty environments.

Stone & Stonework Spacetherm® improves thermal efficiency of Bristol Waterfront apartments The A. Proctor Group’s Spacetherm Aerogel Blanket has been selected for its superior thermal performance, flexibility and suitability for space-critical applications in an impressive £14m development of Bristol Waterfront apartments.

The Brandon Yard project in Bristol’s Harbourside earned client Acorn Property Group, the RESI Award highly commended for Development of the Year in 2018. A mixture of new-build and restoration, the design created by architects AWW Bristol involved the regeneration of a former gasworks site at Brandon Yard, which had remained derelict for almost 40 years, and contains the ruins of two Grade II listed buildings, West Purifier House and Engine House.

A total of 58, one, two and three bedroom apartments will be created, consisting of a new five-

storey apartment block designed in keeping with the historic surroundings, with West Purifier House renovated into a three-storey apartment block, and Engine House converted into two duplex units.

Catherine’s House, built in the late 1960s, was originally an office block that formed part of the wider St Catherine’s Place mixed-use precinct in Bedminster, a residential district south of the River Avon and just 20 minute walk from Bristol city centre.

The redevelopment project included adding two additional storeys to the original six-storey building, in order to provide a total of 54 contemporary one and two bedroom apartments, with views over the city.

Three colleagues win individual RoSPA awards for inspirational safety

ack Gale, Kelly Hansford, and Andy Brierley have won RoSPA Inspiration Awards which recognise the exceptional contribution that individuals make to occupational health and safety.

Three colleagues working for drainage and utility specialist Lanes Group plc have each won national awards for their inspirational dedication to the health and safety of others, including saving the life of a baby.

The Royal Society for the Prevention of Accidents (RoSPA) is one of the UK’s leading health and safety organisations.

Lanes Group Director Andy Brierley has won a RoSPA Distinguished Service Award, which is given to safety professionals or campaigners

Sika’s Rugby Stadium Project Earns Flooring Awards Nomination A project for which Sika’s flooring solutions provided the rapid-apply, seamless solution has been shortlisted for a prized industry award.

chönox FPL Plus used in conjunction with Sika ComfortFloor® Flooring system ensured a hospitality area at Twickenham, the home of English rugby, was supplied with safe, smart flooring as part of a major refurbishment of the stadium’s East Stand.

Incredibly, the system was delivered and serviceable within two days, ensuring its readiness for the facility’s official opening in lieu of some high-profile rugby fixtures. This accomplishment has resulted in the project’s shortlisting for a CFJ/CFA award, run by Contract Flooring Journal and described as ‘the biggest awards on the flooring calendar’.

The Twickenham refurbishment is among three nominated entrants in the ‘Best Use of Flooring in a Sports Venue’ category.

Janice Wells at Sika said: “This awards nomination is wonderful news. The Twickenham project was one we’re particularly proud of. Schönox FPL Plus ensured this very demanding floor installation was carried out on time and ComfortFloor® provided the perfect seamless finish. The refurbishment is a flagship example of a manufacturer and contractor

working collaboratively to produce superb flooring; a fact that has been acknowledged with this excellent award nomination.”

Contractor, MJF Specialist Flooring, installed the Sika flooring system during the East Stand’s refurbishment in autumn 2018.

In total, 3000m2 of Sika Schönox FPL Plus levelling screed was applied across the building’s six new event spaces; its rapidsetting time allowing for foot traffic after just four hours. Sika ComfortFloor® PS-27, with its superior acoustics and seamless floor-towall connections, provided the surface’s soft ergonomic walking and standing finish.

Janice Wells added: “This award nomination is not only testament to the technical innovation which makes Sika a leader in the flooring field; it’s a tribute to the skills and diligence of MJF Flooring’s installation team.”

This year’s CFJ/CFA award winners will be announced during a ceremony held on June 14th at the Hilton Park Lane Hotel, London.

The evening’s host is Eddie ‘the Eagle’ Edwards, who in 1988 earned worldwide fame by becoming the first ski jumper to represent Great Britain and Northern Ireland at the Olympics.

Jack Gale has been awarded the RoSPA Inspiration Pride Award which recognises ‘acts of heroism’ in a life-threatening situation, while campaigning for health and safety, or when selflessly helping others.

The wastewater engineer, aged 22, saved the life of a one-year-old baby boy who had stopped breathing. The lifeless child had been carried into the street by his distraught mother.

Jack, a former British Army battlefield medic, with experience in Afghanistan, took the correct emergency action needed to revive the baby, who made a full recovery.

Kelly Hansford is to receive the Influencer Inspiration Award, which recognises individuals who have made the biggest impact on health and safety in the previous 12 months. She is both a mental health practitioner and a trauma risk practitioner who works on a pioneering Lanes initiative to support the wellbeing of colleagues.

A wellbeing app monitors employee happiness and puts Kelly in touch with individuals who want help with any problems.

At any one time she is supporting around 40 colleagues with issues that include mental illness, personal debt and family disputes. She is also helping to develop a support network of voluntary groups.

Andy Brierley is the lead director of Lanes Utilities, which employs 1,400 people, and carries out 1,400 jobs for Thames Water every day. He is also chair of water company’s health and safety leadership team.

Since Lanes started working with Thames Water in 2012, he has devised, inspired and championed a string of pioneering and awardwinning health and safety initiatives.

This includes the introduction in 2018 of the world’s first 360-degree video training theatre with virtual reality capability, allowing groups to interact together during highly-immersive safety training.
