C

all me mad but the Christmas tree has been up since December the first. Oh, I know it’s early, well fairly early, but there are reasons. For my entire childhood my parents would buy a real Christmas tree and we would decorate it in the week running up to the main event and take it down on the twelfth night. We always had a real tree too, which also meant pine needles everywhere for months. Come to that, it still does; I have never had a no-drop Christmas tree that has lived up to that promise. My parents scorned fake Christmas trees, deriding them and declaring them common. They then complained about finding pine needles in inappropriate places. For years I went along with their thinking, real trees are best, I thought. Then I had a road to Damascus experience: I saw a white fake tree that I liked and simply bought it. It’s six foot tall, plain white, no tinselly bits, and very lush. And I love it. But there is a down side and that is why it is up so early.You see, a real tree gets carted away after the festive season but, like a puppy, a fake tree is not just for Christmas. No, a fake tree needs to be stored and it’s no mean size I tell you. So, by the end of November with all my Christmas shopping done, space was becoming something of an issue. As well as the box for the

tree there was also a huge mountain of gifts ready for wrapping. A little rational thinking was required. I am pretty good at pretending to be good at that. I worked out that if I were to move some books, put the tree up in their place, put the presents under the tree and then put the books in the tree’s box, I could get things sorted.

“I have never had a no-drop Christmas tree that has lived up to that promise” I explained my thinking to Mr R who grudgingly agreed that it might work. He sat and watched as I assembled the tree. It’s no mean feat; the instructions are more complex than an Ikea flatpack. Eventually though, the job was done and I could start to decorate. Mr R asked if I had a method for doing this and what it was. I explained that it was lights first, then baubles. He nodded in agreement and I started. Of course, new home, new baubles – this year black, white, and silver. It looks rather grown up, if not a touch sophisticated and I love it, sitting there glowing with yuletide cheer as it does. And of course my space issues are now resolved. Oh okay, I know I am fooling no one, I am just so excited I simply wanted to get the season underway.

Most of us will be entertaining, or being entertained, at some point this Christmas. And what will the best hosts and hostesses be giving – and receiving – this year? Seasonal spread If you’re planning a sumptuous feast this yuletide then, assuming you have all the basics (good sized table; ample, comfortable seating), you could do worse than opt for a big serving of festive luxury. And try forfeits and dares instead of jokes; that usually livens things up.

Virgin Media are watching you Virgin have signed a deal with Detica to use deep-packet inspection (DPI) technology to identify illegal traffic on its network. Virgin insists the technology won't be used to identify individuals, but to monitor the degree of illegal file-sharing that's taking place. Although Virgin says it isn't planning to identify individual file-sharers, Alexander Hanff of Privacy International and the man behind the anti-Phorm campaign, says Virgin's use of such technology is illegal. DPI could be used to hunt down individual filesharers though Virgin say that is not possible with the current technology provided by Detica. The company intercepts peer-to-peer traffic packets and inspects the data to see if it matches a database of copyrighted material. Detica then keeps a tally of the overall level of illegal content on Virgin's network.

Apple music purchase Apple have bought the music streaming company Lala. iTunes is currently the leading music service in the US, with more than 70 per cent of all digital music sales, however streaming services from companies such as MySpace and Spotify have begun to win over music fans in the past year. Rumour control has it that Apple are exploring new ways to expand iTunes to move it beyond being a predominantly download service for songs and that streaming is next on the menu. The iTunes store offers more than 11 million songs. Apple has sold billions of tracks through iTunes since its launch in 2003. The Lala service allows users to stream any tune in its catalogue of more than 8 million tracks once for free, and then sells unlimited streams per track and MP3 downloads. Lala isn't currently available to users outside of the US. Lala has also partnered with Facebook to offer music through the social-networking site.

Swine flu spam A spam email that purports to be from the Centre for Disease Control (CDC) has hit the internet this week spreading Trojan malware. The emails contain subject lines such as 'Governmental registration program on the H1N1 virus' or 'Create your personal vaccination profile', in an attempt to capitalise on the public’s concern over the disease. Users are then directed to a web site which displays the CDC logo and are invited to download an 'H1N1 Vaccine Profile Archive'. Clicking the download in fact installs a key-logger which can then access personal information.

iPhone apps The analyst firm IDC has predicted that there will be more than 300,000 iPhone apps by the end of next year, compared to 75,000 Android (Google’s mobile operating system) apps.

Software piracy up A Microsoft executive has described piracy’s effect on the reseller channel as “catastrophic”, after the firm found that consumer reports of counterfeit software had risen by 600 per cent. Microsoft UK received 423 individual reports of pirated software in September this year – the most recent figures available – representing a 600 per cent rise on September 2008. As well as the blow to honest resellers, pirated software presents the added risk of carrying malware – a problem many consumers have complained of to Microsoft. The proportion of online retailers selling counterfeit versions of Microsoft packages such as Office, compared to bricks and mortar stores, was about 70/30. Microsoft also announced several settlements with UK resellers that have been caught selling illegal software in the last six months. Clarion Computers in Swansea and the Custom PC Shop in Telford, among others, have all agreed to work with Microsoft to ensure they understand the company’s licensing policies.

Redressing the balance Q Lets’ Jim Quintana explains estate agent regulation In recent editions of Latest Homes, one of the larger agents in the city has printed articles warning local landlords of rogue lettings agents, and the dangers of not having client money protection when renting your property out. While bringing to light this important argument for the regulation of letting agents, they have very much suggested that the only way a Landlord or a Tenant’s money is safe is by choosing an agent who is a member of the professional organisations ARLA, RICS or the NAEA. One article went on from this point to state that “90 per cent of letting agents in the city are not affiliated to either ARLA or the NAEA”. To an uninformed reader this would suggest that only 10 per cent of agents in the city are regulated and capable of providing a service with secure client money protection. However, this is not the case, because what the articles have not acknowledged are those agents in the city, and indeed country wide, who are affiliated to The National Approved Letting Scheme (NALS). The NALS ensures agents comply with defined service standards, have in place a customer complaints procedure underpinned by an arbitration scheme, Professional Indemnity Insurance and importantly, Client Money Protection cover. As well as all of these standards, any agent applying for accreditation also has to become a member of the Property Ombudsman Scheme. The articles also attempt to justify higher management fees as a benchmark for the standard

of service you will receive from your letting agent. It is definitely true that there is a huge amount of work that goes in to not only letting a property, but managing that property professionally all the way through to the return of the deposit. However, landlords should not believe that higher fees automatically translate to a better service. When a landlord is choosing their letting agent, they should consider many things: does the agent have the ability to get the best rental amount for your property? Does the agency take seriously and comply with all deposit and safety regulations? Do the people responsible for making decisions on your behalf have the experience and know-how to make the correct decisions for the benefit of you and your property? Take time to meet the agents and discuss which regulatory bodies they are affiliated to, and what protection and benefits this will bring you. There are many good letting agencies in Brighton and Hove, and yes, without mandatory nationwide regulation there are bound to be some bad ones as well. The purpose of this article is to highlight that for those looking for a responsible and capable agent, there is a far larger percentage than previously suggested. Furthermore, the strength of these agents is certainly not governed by who is willing to charge you the most money.
