s this issue of Latest Homes hits the streets, I am already in the final countdown of what I know will be a very special day in my life. Four days from today I will be a married, or should I say civilly partnered man. Yes after many years of being footloose and fancy free I am finally settling down and tying the knot. It will be almost two years to the day since Mr R and I decided that we were having more than just a casual relationship and about six months since we moved in together and decided that we might like to be married. So here I am, a few days before the event, pondering the list of things that have to be done. I’m not sure that I’ve become bridezilla but there is a lot to do and consider and not much time to do it. It’s all booked and arranged, a lovely lunch at our favourite restaurant L’Eglise where we had our first date and then a bit of a do at Latest Musicbar in the form of a picnic with lots of lovely Sussex food and lashings of Brighton best bitter. I can’t wait, it’s going to be a great two days with many more lying ahead. Oh yes, just a note to my lovely nephew Gabriel. The blue velvet page boy suit with white lace was always a joke. We’re sorry to have teased but it was worth it, just to see you try to be nice and go along with the whole silly idea. We’re sorry to have been so mean, forgive us please. If you spot us on the day on Brighton bus company’s glorious red vintage Routemaster then give us a wave.

et’s talk twitter. I’m sure you’ve all heard of it, many of you will be on it. Some of you may be addicted to it. Some of my followers might even be reading this. I’d like to say hi to both of you. (A slight exaggeration, I do have slightly more followers.) The editor of this magazine asked me to go on Twitter. And after a few initial tweets about my life – my first was ‘breathing in’, my second ‘breathing out’ – I forgot all about it. Let me backtrack for anyone who’s not gone on there. People update and communicate with each other via 140-character tweets. These might be significant, mundane, they might be chit-chat, publicity or they might be seeking information. You can choose to ‘follow’ other people, which is basically like eavesdropping on other people’s texts, especially if they don’t follow back. (I think I like it as it makes me feel I’m working for The News Of The World.) It’s the mundane stuff I particularly like, e.g. writers who discuss biscuits or ask each other whether it’s wine o’clock. You can click on themes that are trending, grouped by a #hash tag, although when you click on #kendodd or whatever, most people are just tweeting “why the hell is #kendodd trending?” Sometimes people’s tweets sound like an invisible robot is writing on their behalf; I think this is third-party software. Variations of: “I am delighted to be in Pizza Hut near Charing Cross!” or “I’ve just successfully avoided a snake and been pleasantly surprised by a ladder!!” hint at GPS devices, or someone “Sometimes people’s playing online games. (OK, I made these two examples up, tweets sound like an but you get the gist.) Like all social media, invisible robot is writing everyone plays it differently. OK. I’ve read that paragraph back. I sound old. I probably tweet about topics in the same percentages that I cover them in this column. A pie chart could be drawn to show how much I talk about The Boy, Youngest™ and, er, pies. It would be the same for my twitter account. So if that’s the sort of thing you find interesting, then 1) get yourself checked out by a qualified psychiatrist and 2) log on to twitter.
ave you ever said “I love you” by accident? Hey, who ever really plans to say it? “Today is the day I’ll tell them I love them”. Surely, it’s just one of those things that comes bursting out? When someone does something so blimmin’ adorable that you respond by babbling those three little words. You probably hoped to wait a year into the relationship before moving onto the ‘love’ level, then you notice that they have changed the loo roll without being asked. You trip up over the towel they’ve left on the “If we all start saying floor and y’know what... you think it’s quite cute that they have the complete inability to ‘I love you’ now, where remember to put them on the will it all end?” radiator after a bath. Then you know. You know you like them. But you say nothing. It’s best to wait, see how everything pans out, not make any promises. After all we’re all grown-ups over 30, (well just), and love might not have worked out before. Take it slowly... Thankfully they bug you in other ways, so you can enjoy their amazingness without feeling like an infatuated, vulnerable lovesick puppy at their beck and call. Then one day, while exquisitely devouring roast potatoes with their fingers, dipping them in a pile of salt, you open your mouth to tell them “you’re amazing”. But what comes out of your mouth is “I love you!” And before you’ve even realised what you have said, you see a surprised but ecstatic happy glint in their eye. No-one is more surprised than you. The mind starts rattling with worry. After all, this wasn’t planned! Where did this love come from? And if we all start saying ‘I love you’ now, where will it all end? What is there to work towards? And anyway did I really mean it?? I wasn’t thinking ‘I love you’ at the time, I was thinking: ‘I adore the way you dip cold roast potatoes in salt like it’s caviar’. Why didn’t I damn well say that?! What happened? Did my mind just abbreviate the appreciation and say something habitual that I say to my child all day long? Suddenly my lover, my ‘almost but no contracts signed nearly boyfriend’ thinks I have upped the game a whole ’nother level. It is at, this point, you, (me) probably shouldn’t say: ‘I didn’t mean to say that’. Or: ‘If I loved you I would tell you, but I don’t. I meant to say I think you’re amazing’. This honest counter response doesn’t go down so well... It’s like welcoming a guest to a party, offering a glass of champagne, and then taking it back. Luckily the reason I think he is amazing is his excellent sense of humour... “You lurrrve me, you lurrve me!!” I have the mickey ripped out of me mercilessly and then it is only thrown back at me at hourly intervals on a daily basis. So I think I got away with it...

Buying a leasehold John Healy of Healys LLP gives advice & information on legal matters
L
ike most cities, Brighton and Hove has a large proportion of leasehold properties. Technically as leaseholder you do not actually own the property. You own the space within a building, usually a flat out of a number in a block, while the freeholder owns the land on which the building sits and will be responsible for organising repairs, maintenance and insurance. It used to be the case that buying a leasehold property was much cheaper than buying a freehold home but, over time with continuing upward prices of all housing and changes in the law for leases to be extended, there is now little difference in purchase cost. Finding, choosing, financing and buying a leasehold property are identical to the procedure for buying a freehold property apart from the
additional aspect of signing a lease detailing the responsibilities of freeholder and lessee. There are extra financial aspects of buying a leasehold home, namely regular payments of a service charge and ground rent. The service charge is payable by all leaseholders and is to cover the upkeep of the whole building, such as cleaning and repairs of communal areas and the exterior.
“As a leaseholder you do not actually own the property. You own the space within a building” Ground rent is a fee payable to the landlord/freeholder and is usually paid annually. Details of the amount of both that and the service charges will be detailed in the lease. There may also be financial provision for long-term building work, sometimes known as a sinking fund, to which leaseholders contribute.
These extra financial considerations, as well as potential legal difficulties with the freeholder if there are disputes, mean that using an experienced conveyancing solicitor is essential when buying a leasehold property. A solicitor who specialises in residential property will fully check the two contracts involved, the purchase from the previous owner and the new lease which is issued to the buyer. The purchase contract will be similar to that of buying a freehold while the lease will detail the duties and rights of lessee and landlord. Leaseholders now have a good degree of protection and it is easier for leases to be extended and for leaseholders to buy their freeholds, if they wish to act together and do so, but this is still a specialised part of property law which is complex and requires the services of a solicitor to protect the rights of the residents.
