e careful of what you say, only a week ago I mentioned my mother and her warning that things will come back to ‘bite you on the bum’. Never was that more true. Before the ink on the page was dry I received a text informing me that my parents had been in a major road accident. Talk about being bitten on the bum! There I am, mocking my mother and her wobbly status, when I discover that on an outing to the seaside with friends, the driver had blacked out at the wheel, crossed two lanes of oncoming traffic, run up a grass verge, hit a holly hedge, overturned the vehicle and then gone a further 100 metres on the roof. “Dangling from the Mum and Dad were both onboard and, vigilant as ever, roof Dad released his saved by the fact that they belt and crawled out were strapped in and made of strong stuff. to help the others” Dangling from the roof Dad released his belt and crawled out to help the others. Neither of them have sustained anything more than a small cut and bruising, a miracle for which I am so grateful. Mum is worse for wear and a week on is still aching badly, but it could have been so much worse. And you have to feel sorry for the driver friend who, through no controllable fault of his own, drove them to this. How he must feel, injuries and no doubt a sense of guilt, it must be horrid. Of course mum continues to deny that there is much wrong, even though for the present she can only sleep sat up in her motorised armchair and for the time being has to suffer dad’s rather limited skills in the kitchen. I would have thought that, what must have been a near death experience might have mellowed her stoicism, but it seems not. When I questioned her about what happened she was rather excited that she had been airlifted by air ambulance to the nearest hospital. “What was that like?” I asked. “How would I know” she replied, “I was strapped to a spinal board and staring at the ceiling, I might has well have been on the ground.” Bless her, as ever, for taking things in her stride and playing down the drama. The lesson is– belt up – in both ways!

Leaders were delighted to present a cheque for £250 to their property manager, Yanushka Bagiolo, who successfully completed the Brighton Marathon – her first marathon ever – in 4 hours and 33 minutes.

had a big birthday party at the weekend, jointly with my friend Mr P who is exactly one day older than me. Although it was a big party, it was not a big birthday, that is looming three years hence. I don’t know how we’re going to top the party on Saturday though, as we had two DJs and it was the most fun I’ve ever had in Landlady Towers – that’s saying something... I did warn my Korean lodger that I was going to have a party and I have no idea what she imagined as she’s quite a quiet, studious little thing. I certainly don’t think she expected the ‘Sodom and Gomorrah’ that actually took place, nor the total devastation that was Landlady Towers the following day. The party didn’t end until 5.17am – well that’s the time my phone said as I switched it off and went to bed. “It is now Wednesday and When I got up on the following morning at 11.30am, The Big Son (who I’m still suffering slightly” hadn’t been at the party) was in the living room, DJing, with one very lonesome and drunk guy dancing in front of him. There was also someone asleep in The Big Son’s bed. The only sense that I could extract from them was that they’d been at Coalition until Lord only knows what time. I couldn’t criticise them as I’ve done the same myself on several occasions, so myself and five other leftover friends (those who were well enough to stand), left them to it and took ourselves off to The Lion And Lobster for some much needed Bloody Marys and a roast dinner. It is now Wednesday and I am still suffering slightly, but at least Landlady Towers is back to its usual, orderly self and my lodger is no longer too terrified to leave her room. My other lodger – who was away on holiday, returned back at just the point when I was winding up the Hoover cord, having finished cleaning up, so was none the wiser. Since I left home at the age of 17, I’ve always favoured the house party and have held them in just about every house I’ve ever lived in, sometimes resulting in my being made homeless because of the ensuing chaos. At least now I’ve grown up a little. My friends and acquaintances are a little more trustworthy than some of the ones I had in South London, who would make off with the family silver as soon as your back was turned. It says something, doesn’t it, when you’re at an age when your friends no longer ‘halfinch’ your laptop when you have a party...

lthough the town was not of strategic importance during the Second World War, Brighton was an ideal spot for German planes to drop their unused bombs. Precautions against air-raids were certainly made. Blackouts were enforced at night, shelters were dug, and children (and treasures from the museums) were sent to the countryside for safekeeping. Despite the preparations, around 200 people were killed in over 50 bombing raids. I have been aware for some time that 24-26 Park Crescent were destroyed during one such raid in 1942 and were not in fact rebuilt until 1983. I had no idea though that nine large bombs were dropped on two roads that I have often walked along, Rowan Avenue and Elm Drive in Hangleton, during the raid of 26th “Nine large bombs August 1940. One person was killed and two others were injured. were dropped on Two buildings were destroyed on Rowan Avenue, Nos. 62 and 64, yet the two roads I have replacement structures which stand in often walked along” their place today look just like their neighbours. But there are some clues as to their past and these were pointed out to me by one observant estate agent. Simon Francis from Fox & Sons in Hangleton is currently marketing No. 62 on behalf of the family of the original owner – who purchased it for £620 brand new in 1946. Braybon, a well-known local building firm that usually operated in the Withdean area, was responsible for its construction. The two replacement houses form the northern end of a terrace of six buildings. The older neighbours feature wooden decorative beams yet their counterparts on the new buildings are made of sand and cement, rather than wood. On the ground floor, the bricks are a different colour and above, on the first floor, a small triangular bay window is missing. Vents are located in slightly different positions. None of these are noticeable though. Although the interior is somewhat dated, there are two features that I really like. The first is a variety of Bakelite switches and handles that are most attractive. The second is a solid fitted 1950s kitchen that most people would turn their noses up at, which I find infinitely preferable to the chipboard equivalents of today. Behind is a generously-proportioned garden with a concrete coal bunker that comes complete with asbestos lid. ’m letting out my old flat. This means I must clean it like it has never been cleaned before; have the boiler checked and get the damp sorted. The damp in the bedroom is so bad my electrician tells me pools of water have collected inside plug sockets! I suspected this when I pulled out the TV plug and noticed rusty limescale on the prongs! Last thing I need is to be sued by my first tenant. I’d like my first landlady experience to be a pleasant experience, not one involving electrocution and solicitors. Estate agents are definitely worth every penny! I don’t want to deal with finding tenants and referencing. I’m too nice. I’d end up agreeing to doing their washing up for them as part of the contract. Well, maybe not the washing up as that’s the one thing I can't do. It gives me sore ‘rashy’ hands. Honestly! In the new flat we don’t have a dishwasher. Yet. We will get one. We must. Are we allowed to plumb in a dishwasher? I'm too scared to ask in case the landlady says no. I can live without wooden floors, a garden and a power shower, but a dishwasher? No. I’d start using paper plates. The new flat is amazing. It’s more of an ‘apartment’ it’s so light and bright, I pinch myself that I’m allowed to live there. My daughter’s eyes have never looked so sparkling, she’s exuding glee at her new room and even the size of the hallway! The hallway is probably bigger than the whole of my old flat. It’s so big we can swing cows, never mind cats. I love it. I love my new home (not swinging animals in small spaces – don’t call the RSPCA!). It’s worth the huge rent every month, it’s a place to grow in, a place to develop ourselves and a place to collapse after working the extra 90 hours a week needed to pay the rent. But mostly it is a place to enjoy swinging cows in.

’m thinking of touring the country with Youngest™. We’d be a circus act where Youngest™, aged two and a half, would answer questions from the audience. “What is one plus one? How many Everly brothers are there? What would you say is the perfect number of people you need to tango?” Youngest™ would answer correctly each time. Yes, you’ve guessed it. We’ve planted those questions. And two, or “doo” as he says, is always the answer. This is my roundabout way of saying that Youngest™ is obsessed with the number two. All number questions are answered with “doo”. Often he will excitedly rush over to tell you that he’s just seen “doo” of something. For added emphasis, he will often do a V sign as well. We recently went around the Isle of Wight, with him V signing like a miniature Paul McCartney (‘Ticket to Ryde’ anyone?) or Winston Churchill, “which World War were you involved in again, Winston?” “Doo”. His obsession with the number doesn’t always work in his favour. “Would you like a biscuit?” "Doo." But, “would you like three biscuits?” “Doo.” It feels like negotiation, of sorts, although I always know the point he's aiming for. And no we’re not misunderstanding what he’s saying and ‘doo’ is actually his word for yes, or something. Without getting too mathematical, it’s not the amount of something that’s important, it’s the number of units. To give you an example, he might sometimes get very upset by having a single chunk of banana. Divide this single piece into two – and there’s no trickery, it’s done in front of “There’s no trickery, it’s him – and he’s happy. Which Godfather was Robert done in front of him” De Niro in? How many players feature in the Wimbledon Men’s Singles Final? How many ears do most people have? Doo. This new obsession, combined with his love of animals (previously mentioned in this column), makes his ideal job that of Noah. He could stand by the ramp and count each species of animal in. I’m not sure the job comes up that often, but I’m going to scour Latest 7’s Situations Vacant from now on. Or maybe he could be in a team of roadies who test microphones before big concerts. He could stand by the microphone and say “doo” a lot. We just need to find someone who’s as keen on saying “one”. At breakfast this morning, The Boy suddenly asked Youngest™ “How old are you?” I thought; this one’s obvious. Absolutely nailed, he’ll get this one right... “Eight” said Youngest™.

favourite place is the Lake District. Before I went to Florida I spent a week in the Lake District when we had all those gales and I don’t think there’s any better time than when you’re nearly getting blown off a mountain, you’ve got your waterproofs up and you can barely see out. That’s perfect.”
TV presenter & property expert Jonnie Irwin talks to Zara Baker about his new TV show Make My Home Bigger Tell us about your new show, Make My Home Bigger... “It’s a show that really covers a slight sea change in what’s going on at the moment. It’s illustrating people that want to stay put. They don’t want to move and maybe the cost could instead go towards a decent loft extension or basement. It’s about people deciding not to move, but to improve their home.” The first episode is set here in Brighton. What was that property like? “Well, this is the funny thing, the property was wonderful just the way it was. It’s a really beautiful loft-style apartment in a converted power station opposite Preston Park. I went in there and thought, ‘well, they don’t need to do anything with this place’. The lady who lives there, she’d doggedly been after the landlord trying to buy the roof space, and she’d been after it for four years! After meeting this lady I quickly realised she was a determined one, she let nothing

stand in her way, and after all that time she managed to get consent to buy the loft space above. So they went upstairs into this loft space and they’ve doubled the size of their apartment. It’s gone from a really nice loft-style apartment to a beautiful penthouse.” How long did it take to transform the property? “It took them four years to negotiate the purchase of the loft space and I think they did the renovation in less than eight weeks – it’s almost ironic really! But that’s my favourite episode because of what they’ve done there and because of the personal journey they went on. They literally went through hell and back. “They had a great master plan, and that was to disappear on honeymoon for a couple of weeks, come back, and you’ve missed out on two weeks of living on a building site. Sounds ideal, doesn’t it? Not if you go on honeymoon and get severe acute pancreatitis and have
to get airlifted on a drip and have emergency health attention. She very nearly died. She came back convalescing into a building site, but after all that, they got this great place. She’s happy to be alive and also they’ve got this amazing home. That’s what this whole series is about, it’s about making people’s homes last. This isn’t a house programme, it’s a home programme.” What’s one of the most memorable properties you’ve visited? “Genuinely some of the properties I’ve seen on this series like the loft, is amazing, but for me it’s all about the setting it’s in, and I like old properties. I’ve just come back from six weeks filming in Florida, but memorable properties for me have been on things like Escape To The Country when I’ve been out in the middle of rural bliss and I’ve seen a house sat in a nice acre plot with proximity to the seaside or some hills to walk on. Anything old for me rocks my boat.”

We were looking round properties that were 3,000 square foot and £150,000, but, in all honesty, they’re amazing spaces, but they don’t have the character or quirks of a property here in Britain. We’ve got some really good period properties, really cool designs that anybody can come and live in, and that’s what I love about the UK property market.” Where is home for you? “Maida Vale in London.” If you could live anywhere, where would it be? “Certainly, at the moment, I’d choose to live in the UK, but I think my

Funnily enough, we’re filming a new series at the moment, hence the six weeks in Florida, so we’re mixing it up a bit this year. Having said that, I often prefer to do the home leg because it takes less time and I get to go home at the weekend. I’m very lucky to work in this industry, but I like to keep it as ‘sometimes’ abroad, and not all the time.” How long did it take to film an episode of Make My Home Bigger? “It was a very linear way of filming, so we’d go back months later for a day here, a day there. It was always exciting for me because I’d turn up and think, ‘right, how far away are they?’ Sometimes I’d think ‘God, is this as far as they’ve got?’ So that’s a very different way of filming, but on things like Escape To The Country it will take us three to four days, for A Place In The Sun, the home leg will take again three to four days, and The Renovation Game that I’m working on at the moment takes just three days.” Lastly, how did your much talkedabout toilet racing come about?! “I did that once for A Place In The Sun. I can guarantee you that was a one off, I don’t think I’m going to be racing toilets again, unless I get sponsored. If Armitage Shanks wants to put an engine on the bottom of my bog at home, I'm happy to give it a go!” You could take it to the Olympics... “You know what, if they didn’t have any tickets, that might be a way of me getting in, ‘The Toilet 200’!” Make My Home Bigger is on Sky Channel ‘Home’, weeknights at 10pm from Monday 7 May.

This week I thought I’d share with you an eco-renovation in a typical Victorian property in Hanover. The owner, Paul, wanted to reduce his energy and water consumption, making the house more comfortable and healthy to live in, together with using local natural materials wherever possible. Paul said: “I have always been interested in eco issues. It’s just a natural extension of that.” So, what did we help him to achieve? Well, like many properties of this type, Paul’s home was constructed from a solid wall construction, brick with cement render, which can allow heat to escape. External insulation, behind the lime render to front and rear walls, dramatically reduces this heat loss without affecting the size and space of the inside of the property. Paul also used high levels of insulation, made of recycled newspaper in the floor and sheeps wool in the roof.
An eco success Have a look at this thermal image below, it shows the reduction in heat lost from Paul’s finished property compared to the house next door. New timber windows and doors, with highspec double glazing, were fitted to replace the existing, poor quality uPVC windows. Paul also wanted to convert the loft. Understandably, he didn’t want all the upheaval of two projects so it was important that the room in the roof and eco-renovation were completed at the same time. We designed a dormer, clad in locally produced sweet chestnut, with solar panels on the roof and a Cabrio Velux window looking out on to the city below. So what is the return on Paul’s investment of approximately £35,000? As well as gaining an additional room, by using low-energy appliances and generating his own energy through solar panels, Paul estimates that he has reduced his gas and electricity bills by around 50%. The house has a more consistent temperature and whereas before was prone to damp patches and drafts, these are a thing of the past. Not only that, but Paul’s efforts were recognised when he was awarded the greenest household in Sussex at the 2008 Argus Eco-Awards. s a property solicitor, I dream of straightforward transactions, but all too often they remain exactly that, a dream! Below, I have produced a short and simple guide to preparing for the sale of your property, which I hope will save you time and expense when it comes to dealing with the actual transaction. If you are thinking of selling your home, then please spend a little time preparing. You wouldn’t turn up to the dentist without brushing your teeth! Here are a few simple guidelines which are guaranteed to save time: 1. If you have carried out any works to your property that required planning permission or building regulation consent, then you should check whether you have copies of
this consent. If not, apply for copies from the local council for a small fee. 2. If you live in a leasehold property and have carried out works, then check your lease and title deeds to see whether the landlord’s consent or the consent of any third party was required for the works. If yes and you do not have consent, then you can apply for retrospective consent.
“File documents somewhere safe” 3. Purchasers’ solicitors often request copies of maintenance agreements and safety certificates for such things as the central heating and the electrics. It is therefore advisable to get these checked. 4. When works to your property have been carried out by a contractor and guarantees have been issued, try to make sure that the original guarantees, including any reports carried out by the contractor, are forwarded to your solicitor. 5. If your property is leasehold, then check the number of years
remaining on your lease. It may be that a lease extension will be required. Once you have accepted an offer on your property and instructed a solicitor (hopefully Healys) to act on your behalf, your solicitor will provide you with a pack of documentation to complete and you will be well on your way. Don’t forget to negotiate, a voucher worth £100 might only cost you £90, the employee can spend face value, you only pay ‘tax’ on the cost to you and employees who earn less than £817 per week can save up to 12% NI. Avoid vouchers that can be converted into cash as HMRC will regard these as salary not salary sacrifices. Voucher service companies can offer your employees access to lots of national shops and online retailers but check the charges. Most vouchers will need to be reported on P11D’s as a BiK and Class 1A NI paid by the employer. VAT on relocation To attract the right employee you might have to cast a wide net. Offering relocation expenses can be an attractive incentive. Subject to conditions and limits these
expenses are free from income tax and NI but what about the VAT? First principle is that you can only reclaim VAT on a cost when you have the paperwork and it’s in the company’s name. However, with relocation expenses the VAT-man is ‘happy’ to see this as a supply to you and accept the invoices where you reimburse your new employee. Don’t pay round sums but exact amounts for specific invoices and remember that a relocation of just a few miles is a personal cost and not a cost to the business.
This is not Company cars The future of company cars as a tax break is not as orange as it used to be. Budget announcements indicated substantial further ‘hits’ to the system. The new CO2 rates up to April 2016 are now public but they’re not easy to follow. Drivers look set to lose out and company car providers (buyers) look set to lose some of their tax breaks. Leasing companies also look set to lose out as the 85% rule moves down to cars with 130g/km or less. There are still incentives to be had but the car you might have to drive might not be. However, let’s hope HMRC didn’t forget to tell our inter-stellar friends that the long-standing concession of not issuing penalties for submissions up to 26 May has been rescinded. That’s another badly notified penalty then.
